ords like stylish, modern & even a little bit sexy come to mind as you enter the Secord Corners Townhomes. Gleaming granite countertops, large windows and a glass tile backsplash in the kitchen give the space a sleek, urban feeling while features like the large rear deck & oversize double attached garage are exactly what suburban buyers are looking for. Innovative finishes like glass walls instead of the usual spindle stair railings allow light to flow throughout the home. Thoughtfully positioned in the west end of Edmonton, Secord Corners townhomes are located in the gorgeous community of 12 NEW CONDO GUIDE | VOLUME 22 ISSUE 01 | NewCondoGuide.com

Secord. This family oriented community is just off past Lewis Estates and provides easy access to West Edmonton Mall plus the Whitemud and Anthony Henday freeways. Just a stone’s throw away from grocery stores and the established community of Parkland, Secord Corners offers spectacular value for residents. Easily accessible and close to many amenities, these townhomes are the exactly what northwest Edmonton has been waiting for. Perfectly sized at 1536 square feet, these homes have been specifically designed to maximize the floor space. The open concept design allows one room to flow into another, giving the overall impression of a much larger home. A spacious gourmet style kitchen with a convenient eating bar is ideal for active families or professional couples with hectic lifestyles while the dining nook is the perfect spot for family meals or a party. The great room features plenty of room

for a luxurious flat screen TV, an oversize window and has lots of room for entertaining. A well-placed half bath is very convenient for both residents and guests. Upstairs, three generous bedrooms offer fantastic space for children or make excellent offices or hobby rooms. The master suite is a great size and comes with a large walk in closet and four-piece ensuite. Another four-piece bathroom completes this level. The lower level of the home contains the laundry room, storage room and oversize double garage. Many valuable upgraded features of these homes include five appliances, an oversized deck and full landscaping of both front and back yards. The extra deep double attached rear garage has additional storage for the kids stuff or recreational equipment. Secord Corners Townhomes have been planned and are being constructed by Footprint Developments. This company specializes in creating greater Edmonton’s most value rich townhome communities. Very popular with today’s buyers, their first development, Terwillegar Corners, sold out in just months. Secord Corners Townhomes are master crafted and come complete with valuable, upgraded features and finishes. Only 48 townhomes in Phase 1 are available in this private community, so do not wait to reserve yours! Priced from the $280’s these homes are definitely west Edmonton’s most impressive new home opportunity. For more information about Secord Corners Townhomes, please call 780.966.6524 or visit their show home in Secord at 217 St, just off of Secord Blvd. To get to Secord, turn off the Whitemud onto Secord, turn left on Secord Blvd & follow the signs. A NEW YEAR, A NEW HOME

SUSAN LEGGE

EDITOR-IN-CHIEF

The new year is upon us, and it’s shaping up to be a busy one in the real estate market. Before you head out to shop, there’s some initial groundwork you’ll want to do. Take the time before you begin your search to get pre-approved for a mortgage. Shopping with a pre-approved mortgage not only helps define what you can afford, but it also locks you into today’s low rates for up to 90 days or more. Every little bit helps. Since the price of a home affects location and so many other factors, the more educated you are on what you can afford, the more peace of mind you will have. Once you have an idea of what your budget will be, compare what you’ll get in different locations. Consider up and coming communities. This is a great way to get your foot in the door, and in a few years when the property appreciates in value – especially if you buy a pre-construction condo – you can then make your move to your dream location. Once you’ve found the perfect home, ensure that a real estate lawyer reviews the agreement of purchase and sale within the allotted time frame. It can be a costly step to skip! Happy New Year, and best of luck in the home hunt.

FINANCIAL FUTURE

Many of us will be making financially focused New Year’s resolutions, whether the goal is to pay off a debt, save for retirement, or get into the housing market. Predicting the financial future is tricky, and if you’re planning to buy a new condo, it’s not a good time for guessing games. When it comes to money matters, your best bet is to be prepared for whatever lies ahead with a little advance planning. While the Bank of Canada says interest rates are staying put for the time being, ensure you’re not caught off guard if (and when) they do rise. Here are some things to keep in mind when shopping for your new condo: » Have a realistic view of how much home you can afford by determining your down payment, household income, debt payments, monthly bills, and the lifestyle you expect to lead. » Don’t spend the maximum that you’re approved for. Just because you get approved for $700,000 doesn’t necessarily mean you should spend that much. As they say, life happens – a new baby, a change in jobs, or any number of other unexpected circumstances can come up. It’s wise to have some savings set aside, just in case. » Choose a mortgage with the shortest amortization period possible. Yes, this will increase your monthly payments, but you’ll also save a bundle on interest over the life of your mortgage. Careful planning, often with the help of a financial adviser, can help ensure you’re well-equipped to deal with any surprises with confidence.

St Edmonton’s best downtown location At 33 stories, Fox Two occupies the centre of Edmonton’s most sought-after downtown neighbourhood — the 104 Street Promenade — and is the last major tower to be built on this popular street. Fox Two represents the final phase of Langham Developments’ Fox Towers project. The first phase — Fox One — is currently under construction and almost sold out. Edmonton’s 104 Street Promenade was one of 4 finalists on the 2013 list of Great Streets in Canada, and is home to eclectic shops, restaurants and a summertime street-wide farmers’ market. Boasting a walk score of 98/100*, residents also enjoy unparalleled walkable and LRT access to the best of Edmonton, including the highly anticipated downtown arena. Another Langham development, Icon Towers completed in 2010, was instrumental in hastening the rejuvenation of this popular neighbourhood, and the Fox Towers project will further cement its popularity. *www.walkscore.com

junk mail, run it through a paper shredder – it makes great packing filler. > Boxes with dividers are best to pack ornaments in. H

oliday preparations such as tree trimming, present wrapping and hanging lights can help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year can keep the fun in what is, for some, a stressful time. In other words, it pays to plan, even 12 months ahead. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. Here are some tips to keep in mind while packing away holiday decorations: Delicate items > Wrap breakables in tissue or packing paper, or use bubble wrap. Do not use newspaper – the print may wear off on ornaments. And instead of throwing away used paper or

Lights > To prevent tangles, wrap lights around empty gift-wrap paper tubes. > Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year, you can quickly test the lights before unwinding them. > Store coloured lights in a dark place to prevent fading – especially blue, green and purple. Wrapping paper > Hanging garment bags provide good storage for wrapping-paper rolls. Use outside pockets for gift tags, cards and tissue paper. > To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. > Ribbons and bows can be saved and reused. Pack these loosely so they keep their shape. Some other considerations > Wrap holiday candles individually in cellophane and store in a cool place so they don’t melt together. > Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords. > Use a “wardrobe box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. > Take special care if you are storing your items in a damp area. Don’t store boxes near sources of heat and moisture. > Label every box. The more detailed the description, the easier it will be to find things next year. > Take a digital photo of special-care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.

INSECURE… LEFT OUT… hungry…under-valued… hopeless… embarrassed. Poverty hurts. It’s hard to imagine that in our prosperous region, 120,000 people are affected by poverty, including 37,000 children. Poverty is very complex and can affect anyone. Numerous factors contribute to families or individuals falling into poverty, including job loss, change in family circumstances, injury or other unforeseen circumstances. And once someone experiences a descent into poverty, it’s a daily struggle to emerge. In addition to the social impact on our community, poverty costs Alberta billions of dollars to manage. It’s time for a change. We can’t just focus on managing poverty. Together, we must help lift people out of it. After several years of work and listening to our community, United Way launched a new direction, “Creating Pathways Out of Poverty,” in June 2013. This new direction includes the vision of a poverty-free region where all children can reach their full potential, all families have financial stability and all communities are safe and inclusive. United Way’s new direction, “Creating Pathways Out of Poverty,” focuses on three areas that provide the best opportunities for lasting change in our community – education, income and wellness.

f

or buyers seeking a truly distinctive condo in Edmonton, it doesn’t get any better than the exclusive Bentley – the only multi-family condo project that has ever been approved in the prestigious Windsor Park area, in Edmonton’s University District. The approval process took six years, but the end result is a beautiful 38-unit building that embodies the historic charm of Windsor Park.

“The objective was to create a landmark. to enhance the beauty that is Windsor Park.”

“The objective was to create a landmark, to enhance the beauty that is Windsor Park,” says Reg Liyanage of Yorkton Group. “We wanted to create a building befitting the area.” The brick-and-stone exterior, for example, reflects Windsor Park’s conservative elegance. “We wanted to make sure it had a superior building envelope,” Liyanage says. “We are the only new condo [in Edmonton] that is made entirely of brick and stone.” Bentley boasts additional

While the onebedroom units have sold out, two-bedroom units are still available, though selling quickly. All in all, the stunning building fits right into a neighbourhood known for its beautiful scenery and stately, multi-million-dollar homes. “We make sure that our building maintains that character,” says Liyanage. “We actually went beyond what was specified.” But Bentley is more than just a pretty package – it offers quality and substance from the inside-out. Its concreteand-steel construction, for example, provides durability and longevity. “We wanted to create a solid building that would withstand the test of time,” says Liyanage. And its attractive glass corner walls are not window walls but rather curtain walls, which provide greater structural integrity along with the spectacular views. While the one-bedroom units have sold out, twobedroom units are still available though selling quickly. Inside, buyers can expect state-of-the-art contemporary design and luxury finishes at every turn. “The kitchen cabinetry is walnut and teak, and we have quartz countertops,” says Liyanage. “The bathrooms have floating vanities with LED lighting underneath.” Steam showers are also standard in the two-bedroom units, 34 new condo Guide | Volume 22 issue 01 | NewCondoGuide.com

and the southeast and southwest corner units offer two glassencased walls – with triple-glazed, insulating glass for superior energy efficiency. And residents enjoy secure, heated underground parking as well. The two-bedroom units can go up to 1,479 sq. ft., and some offer an additional 300 sq. ft. in patio and balcony space. Prices range from $469,000 to $799,900, numbers that go a long way when you consider the location. “They’re not only buying a place to live but an area that can enhance lifestyle,” says Liyanage. For example, fitness buffs will appreciate the 110,868-sq.-ft. Physical Activity and Wellness Centre which is currently under construction at the University of Alberta, as well as existing university fitness facilities. Nearby, residents can also access

William Hawrelak Park, The Mayfair Golf and Country Club, Emily Murphy Park, and Victoria Golf Course. And let’s not forget Canada’s largest urban park system – the “Ribbon of Green” along the North Saskatchewan River Valley, comprising countless trails and ravines. The Northern Alberta Jubilee Auditorium, a world-class performing arts facility, is adjacent to the university. Plus restaurants, boutiques, and health and professional services are all nearby.

From the downsizing buyer who still desires a high-class lifestyle, to the urban professional who wants luxury along with convenience, Bentley provides it all – not to mention a condo that will always retain its value. “It’s not only a great place to live, but it’s a great investment,” says Liyanage. “It’s only one block from the university, so the value will always be there.” With no further land supply available in Windsor Park, nor any sign that it will become available in the future, Bentley distinguishes itself as a rare and unique gem in one of the city’s most exclusive neighbourhoods. Bentley is located at 11710 87 Ave. The sales centre is located off-site at 6930 109 St. You can also visit bentleycondos.ca or call 780.907.5263 for more information. Tips & Tricks

packing tips to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores.

❏ Collect cushioning material such as bubble wrap, foam

pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it.

❏ Clearly label boxes containing fragile items. ❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place

lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Don’t move flammable, combustible, corrosive or

explosive items such as paint, gasoline and ammunition.

❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place.

Here’s what you can do to Recycle, Renew and Reuse • Keep your car in good working order. Tune-ups and filter changes cut down on exhaust emissions, and you’ll get better gas mileage. When you change your oil, take your used motor oil to a recycling centre. • Use available transit alternatives. • Separate your garbage. Glass, aluminum, paper and even plastic can be recycled. If a recycling program is not directly available to you, contact your municipal sanitation department. • Donate reusable clothing and linens to charity. Most pick-up regularly in your area. • Become environmentally active in your community. You can make the world a better place to live... now and for future generations.

reAl estAte resolutions for 2014 // KArA KurYllowicZ HAVe You MAde Your new YeAr’s

If you’re planning to buy or sell a home in 2014, here are a few key resolutions that will help with a smooth transaction. To preempt the likelihood of unpleasant surprises, astute homebuyers should begin the financial education, preparation and assessment process the moment they start contemplating a purchase. resolutions?

tips for BuYers

| Have Equifax, TransUnion or another credit reporting agency pull your credit report. If necessary, you

2 | Crunch the numbers! Can you afford it? Is this the right decision for you? Canada Mortgage and Housing Corp. (CMHC) offers tools at cmhc.ca to help you calculate your net worth, current household budget, monthly debt payments, and how much you can afford to spend on a home purchase. Plan on a down payment of at least five per cent. However, your affordability assessment may indicate you need a larger down payment or need to reduce the price range you were considering for your purchase. 3 | Get your mortgage and financing documentation in order. At the very least, lenders and mortgage brokers will require documentation that proves your personal information, your net worth, income, employment, the amount/source of your down payment, and your ability to pay the closing costs. Closing costs generally range from 1.5 to four per cent of the purchase price and your lender may provide a loan to cover those.

1

can commit to improving a poor credit rating by paying off creditors and loans before applying for your mortgage.

| Get pre-approved for a mortgage to determine the amount you can afford based on the lender’s review of your finances. This will also provide written confirmation of the interest rate that will hold for around 90 days.

4

5 | Search ads for homes in your desired location and price range with your preferred features. (You’ve already got a copy of New Condo Guide, so consider yourself a step ahead!) Visit presentation centres, and explore new communities in person to get a feel for what living there will be like. 6 | Find a reputable home builder. Ask friends and family for referrals, visit presentation centres, do some research online, and check with your local home builders’ association for a list of builders and reviews.

Astute homebuyers should begin the financial education, preparation and assessment process the moment they start contemplating a purchase. 44

As if buying a new home wasn’t complicated enough, if you already own a home, you’ll need to add a sale to your to-do list

The more you give away, sell and donate to charity, the less you’ll have to pack, ship and unpack. Recycle or re-purpose anything that hasn’t been used in the last 12 months. If necessary, hire an organizational expert to keep you focused and ruthless.

As if buying a new home wasn’t complicated enough, if you already own a home, you’ll need to add a sale to your to-do list. tips for sellers

| Review your mortgage agreement with your financial institution and/or a mortgage professional. If you’re in the first year of a five-year term, the payout penalty might be so high that you decide to wait until at least the mid-point, if not the end of that term, to make your move.

1

2 | Assess the selling costs, which may include repairs, home appraisals and inspections, legal and Realtors’ fees so that you can budget and save for them.

5 | Identify items that are worn, outdated or don’t work, then repair or replace them. Ask friends or family to help you identify what needs to be done, but be aware that they may be uncomfortable with the level of honesty required. In this case, a professional home stager, organizer or even your real estate agent would be better suited to the task. Some common fixes include replacing stained switch plates, repairing old caulking and dingy grout in the bathrooms, and applying a fresh coat of paint. If things such as leaky roofs and basements aren’t repaired, buyers will expect a reduction in price. 6 | Assess comparable homes in your neighbourhood no more than

three months prior to putting your home on the market because the conditions can change relatively quickly.

| Source and interview selling agents at any time, but ask them to

7

3

| Crunch the numbers and look ahead. Will your home’s proceeds cover your next home purchase? Do you plan to invest part of the proceeds?

evaluate your home no more than six to eight weeks before you plan to put it on the market.

| Purge and de-clutter six or more months in advance, because when staging your home for the sale, over-stuffed storage areas suggest a lack of space rather than reflecting on the homeowners’ organizational skills and hoarding tendencies. In addition, if you’re moving from a larger house into a smaller condo, you’ll likely need to edit down your movables anyway, so consider this resolution two-for-one.

Making and sticking to these real estate resolutions can reduce the stress associated with buying and selling a home, and expedite matters once you officially launch the process.

“MAKE DO” MONTH

f there’s any month when you’re most likely to wonder if all the bills will get paid, it’s January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt budgets will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices, and you’ll be looking for ways to trim back. Welcome to “Make Do” Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, don’t rush out and buy new clothes. You get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do, is spend money!

January is a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save. CONTINUED ON PAGE 50…

instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra-busy workdays, or create a coupon for three nights of free baby-sitting service. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays, you’ll be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You can feel the walls closing in. Time to hit that new restaurant that just opened, or head out to the clubs. Wait a minute – this is Make Do Month! When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do! January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt too. But what if you have family or friends whose birthday falls in January? You’ll have to buy something, right? No you don’t. You can give something of yourself

Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun during “Make Do” Month. You just can’t spend gobs of money. Call up a couple of friends and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun during Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious save you money. I’ll bet you’re pleasantly surprised.

industry update

Demographics, lifestyle and price bolstering

// by Jim Rivait

The growing Townhome trend

Jim Rivait is Executive Officer of CHBA Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

O

ur taste in homes is changing along with the times, and nowhere is the trend clearer than in the steady ascent of duplexes and townhomes as popular choices for homebuyers. The single-family home still leads the pack among homebuyers, but medium-density options represent a large and growing segment of Edmonton’s housing market. An analysis of home sales by our staff economist Richard Goatcher shows that in the late 1990s about 85 per cent of new homes built in the province were the traditional low-density choice of families – a single home on a separate lot – with semi-detached and row units making up the 15-per-cent balance. Today the share of mediumdensity homes has climbed to 30 per cent of the combined low- and medium-density market across Alberta, and Edmonton.

High-density developments such as lowrise and highrise apartments have also gained in popularity, but construction tends to be more cyclical so the trend is less-clearly defined, plus many of the units end up on the rental market. Changing demographics and lifestyles are no doubt part of the reason the ratio is changing. Price is another explanation. With land representing a major portion of the cost of a home, it’s no surprise that denser developments offer significant savings. Sharing one or more wall also helps to hold down costs. Data from Canada Mortgage and Housing Corp. (CMHC) shows that the median price of a new single-detached home in Alberta’s major cities was close to $450,000 in 2013. While market conditions and pricing vary among cities, a new semi-detached unit will typically cost about three-quarters as much as a similarly appointed new single-detached home. Medium-density duplexes and townhomes provide a more-affordable choice but still offer the lifestyle options many young families cannot find in an apartment dwelling. The opportunity to downsize may also help retirees with their financial needs. Regardless of the reasons, the trend is borne out by Edmonton’s new-home market where the pace of multi-family home construction has accelerated. In the first nine months of 2013, builders started work on more than 6,500 duplexes, townhomes and apartments – that’s up 35 per cent from the previous year. Buyers who want a single-family residence will still find plenty of choices because basements were poured for almost 4,500 homes in the same nine months – also up a healthy five per cent on the year. Of course, what’s driving construction is Edmonton’s strong economy, which is drawing job-seeking newcomers to the area and boosting the confidence of current residents to invest in new and better homes. Those trends are expected to continue, with forecasts that the Edmonton region will possibly reach 1.3 million people by the end of 2014. The province as whole is growing in population at a 3.5-per-cent rate – triple the national pace – and faster than the boom years in the middle of the last decade. With more people moving here, demand will tend to push prices higher. That’s certainly the trend in Edmonton, where prices for existing homes are expected to rise two per cent in 2014. Home builders are responding to increased demand with a range of housing choices that meet the differing needs of buyers. Our members are active in all sectors of the market and have a commitment to innovation, value and quality that’s unmatched in the industry. Start by checking out the directory of members on our website at chbaedmonton.ca, including more than 35 companies that are building multi-family homes in Edmonton. The CHBA – Alberta represents more than 1,500 business members including new home builders, renovators, developers, trade and supply companies, and professional services.

our home is one of the most exciting and important investments you’ll ever make. Don’t let concerns over mortgage interest rates get in the way of your home purchase. Instead, put your mind at ease with the security of a fi xed-rate mortgage.

Security that’s locked in As the name implies, a fi xed-rate mortgage offers a specific interest rate that is fi xed or locked in for the term of the mortgage. Michelle Oranchuk is a Mortgage Specialist with RBC Royal Bank, serving Edmonton and the surrounding area. She specializes in helping you select a mortgage that suits your lifestyle and makes your home ownership goals happen. An open mortgage can be paid off in part or in full, without breakage costs. But because of the extra prepayment flexibility, interest rates are often higher.

54 NEW CONDO GUIDE | VOLUME 22 ISSUE 01 | NewCondoGuide.com

It means you’ll know exactly what to expect, including: ›› The interest rate of your mortgage ›› The amount of your regular mortgage payments ›› The portion of your payment that goes toward principal and interest ›› The amortization of your mortgage ›› And the longer you are locked in, the more you’ll be protected from potential interest rate increases over the term of your mortgage Choose what works best for you With closed, open and convertible fi xed-rate mortgages, you can choose the term that provides the level of security (and interest rate) that is right for you. For example: ›› If you don’t anticipate paying off your mortgage before the end of the term by making a prepayment, a closed mortgage provides the lowest fi xed rates available. However, if you change your mind, you’ll probably have to pay breakage costs. ›› An open mortgage can be paid off in part or in full, without breakage costs. But because of the extra prepayment flexibility, interest rates are often higher.

The longer you are locked in, the more you’ll be protected from potential interest rate increases over the term of your mortgage ›› A convertible mortgage gives you the security of a closed mortgage, but can be converted to a longer term, closed mortgage any time, without breakage costs. If you think interest rates may drop, this allows you to pick your moment to lock in your rate. But this is only beneficial if you convert and lock in at the right time. Save interest costs by prepaying Prepayments are optional, additional payments that go directly toward paying down your mortgage principal – the amount you initially borrowed for your mortgage. That means they help you pay off your mortgage faster and, over time, that can save you a bundle in interest costs. NewCondoGuide.com | VOLUME 22 ISSUE 01 | NEW CONDO GUIDE 55

Designer Advice

Trend watch

2014 // by Yanic Simard

photography by Brandon Barre 62

It’s already time to look ahead to 2014, and take fresh

A tufted leather sofa is a must-have investment piece, for a look that speaks to luxury but is also practical. The material will hold up to wear and be easy to maintain.

Miniature vs. oversized

with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home, even in the most modernist schemes. They look excellent paired with traditional furnishings or contrasted against sleek minimal forms. The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste.

inspiration from the new trends it brings. Although it never pays to cling to trends too closely, they can be a great source of ideas that will add a little life when you find your space suffering from the wintertime blahs. Here’s my suggestion of five furniture trends to watch, that you can count on sticking around longer than a year.

Small space aficionados know that “condo-sized” furniture is no new invention. I’ve often said “go big or go home!” or maybe “go big and go home!” But lately people are also going the opposite route, and choosing a size extra small. Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floor plan, choose statement pieces – big or small – that will bring full satisfaction. How to do it

› For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during get-togethers. › Miniature chairs in particular are a trend – even beyond the usual 18-inch seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.

Rugs Over the past few seasons we’ve really seen the return of the area rug, and now the magic carpet has officially landed. In a condo space

How to do it

› For a living area, choose a rug large enough to tuck under all the furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-inch border around the room). › The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour. You can roll the rug away or move it to a new room between seasons for a little change-up.

Tufting Button-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard or anything upholstered) help keep stuffing in place by creating square or diamond-shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect. How to do it

› A tufted leather sofa is a must-have investment piece, for a look that speaks to luxury but is also practical. The material will hold up to wear and be easy to maintain. › Quilting isn’t just for pieces you sit on. It can also dress a cabinet front for a private club appeal. NewCondoGuide.com | Volume 22 issue 01 | new condo Guide 63

Origami People have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces have been missing in years past. how to Do it

› Table bases are an easily overlooked detail that can benefit from a more fun form. I recently found this chunky golden nugget of a side table to make a simple statement in a client’s home. › Origami also makes for great art, brought to a large scale and in new materials, like the simple but intriguing Fold sculpture I recently spied at Avenue Road.

how to Do it

› For a quick addition, a few floating shelves (such as the Shellfish series pictured below, by Kartell and available through Elte) can brighten up a wall. You might not even want to bother finding anything to put on them. › To really make a synthetic statement, try a transparent coffee table or night stand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.

Plastic For the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around.

Alberta Government Introduces Mandatory Home Warranty Protection Owner-builders, who meet certain criteria, are eligible for an exemption from the mandatory coverage and can apply for an owner builder authorization. If it is sold within the warranty period time frame, the owner-builder will be required to provide the remaining warranty to the new home buyer. “It is expected that the new home warranty would cost about $1,700 to $2,000 for an average home, or less than one per cent of the cost of the average house.”

Effective February 1, 2014 all builders are required to provide new home warranty coverage for all new homes built in Alberta. Alberta now has one of the strongest coverage in Canada as mandated under the new Act. Under the Alberta government legislation the New Home Buyer Protection Act, all new detached homes and condominiums would, at minimum, include a warranty for: • One year labour and materials; • Two years for defects in labour and materials related to delivery and distribution systems; • Five years building envelope protection, with a requirement for the warranty provider to offer the consumer the option to purchase additional years of coverage; and, • 10 years coverage for major structural components. “With this new program, Albertans buying new homes will have some of the strongest warranty coverage in the country. This is important, given that a home is the largest purchase most people will ever make,” said Heather Kaszuba, spokesperson for Alberta Municipal Affairs.

66 NEW CONDO GUIDE | VOLUME 22 ISSUE 01 | NewCondoGuide.com

The new legislation will expand the current coverage to two years on the various systems, such as electrical and plumbing, ten years on major structural and five years on the building envelope. Building envelope refers to the exterior shell of the home, including the roof and walls. The mandatory warranty will offer a greater protection and comprehensive coverage for home buyers. This extension of time is important as many defects, such as improperly installed windows, vapour barrier, or insulation to name a few, can take some time to appear. Currently about 80% of all new homes only have a one year warranty covering the building envelope, fit and finish, delivery and distribution system and major structural covered for five years. Potential buyers will be able to go onto the registry and see how much warranty is available on the home of their interest. The registry will not cover homes that predate the new mandated warranty legislation. Anyone can go online, type in the address, find out if the home has coverage and what remains. Even if the home has had previous owners the coverage transfers to the new buyer as the warranty resides with the home. The public registry will also show current status and who the warranty provider is so you can find out who to contact to make a claim. The Public Registry will be in place Feb 1st. The Act’s additional warranty coverage for new homes will ease home owner’s minds and make their home owning experience one of enjoyment, not of worry. For additional information call Toll Free 310-0000 or visit HomeWarranty.Alberta.ca

Better warranty standards. Built for your new condo.

Starting February 1 For the first time ever, all new condos built in Alberta will be covered under one of Canada’s best warranty programs. This ensures even higher quality standards—and better protection for new home buyers like you. Get to know your role at HomeWarranty.Alberta.ca

Mortgage options

8 tips to review before you renew // Michelle Malcolm-Francis

When it’s time to renew your mortgage, a little review could help put thousands of dollars in your pocket and bring you a step closer to being mortgage free. Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience of this route. By doing your homework, you can bring yourself one step closer to mortgage freedom.

82 new condo Guide | Volume 22 issue 01 | NewCondoGuide.com

Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in job or family situation, mortgage renewal time is a great opportunity to re-evaluate your needs and the mortgage that works best for you. In most cases, when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up. Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, no questions asked, or will you take the time to meet with your lender face-to-face? If you make the wrong choice it could be a costly mistake. Since most lenders want to keep your business, meeting with them could help you secure a reduced interest rate and better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position. If your lender is not willing to do this, you are not obliged to renew your mortgage with them. 8 Tips to review before you renew 01 Pay down as much as you can afford on the existing mortgage before signing the new deal. This can save you a lot of interest over the life of the mortgage. 02 Banks are often willing to negotiate rates and terms, but are restricted by the products they have. On the other hand, mortgage brokers deal directly with the mortgage underwriting department from most financial institutions and can look for the lowest interest rate on your behalf.

Making more money? Try shortening the term of the mortgage by paying bigger lump sums each month. This strategy not only cuts the repayment period, it also saves you interest in the long term and pays down your mortgage faster. 03 The new mortgage should be tailored to your specific needs and not to the latest headline news. Interest rates can rise and fall like a roller-coaster and are hard to predict over long terms. 04 If the renewal rate is lower than your previous rate and you are still comfortable with making these payments, keep the payments the same at the lower rate. By doing this, you will reduce the amortization period of your mortgage. 05 There is a variety of mortgage types available for homeowners and choosing the right one can be confusing. Lenders will offer you terms ranging from short-term open to longer-term closed and locked-in rates. If you plan to sell your home soon, a short-term mortgage or one with flexible terms will help you avoid penalty charges if you plan to get out before the mortgage comes to an end. tip ›› Making more money? Try shortening the term of the mortgage by paying bigger lump sums each month. This strategy not only cuts the repayment period, it also saves you interest in the long term and pays down your mortgage faster. Although it increases your monthly mortgage payment and raises your monthly expenses, it’s a great option for those who are financially sound, planning an extended leave or working toward early retirement. ›› Apart from making larger payments, you can also change the frequency of your mortgage payment from monthly to biweekly or weekly installments, which will save you a bundle in the long run. ›› If your budget is tight, choosing a long-term mortgage with a lower, fixed-interest rate may be a better option. A three-, four- or five-year term is considered a long-term mortgage. And even though the rates are higher than a short-term mortgage, it can help you manage your budget accordingly.

08 Refinancing your mortgage is something you may want to consider during mortgage renewal time. Refinancing frees up cash you may need for the unexpected. If you choose to refinance, you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. However, you will be expected to pay extra fees such as appraisal, legal and other costs, as it is considered a brand-new mortgage. Becoming mortgage-free requires some planning. Taking a fresh look at your future and staying on top of your renewals will not only help you get the best deal, it will also help you enjoy the benefits of home ownership sooner.

06 You can increase or decrease the amortization period of your mortgage, which can range up to 25 years. If you are looking to minimize your monthly payment, a longer repayment period is perfect. If you are looking to pay off your mortgage faster, a shorter amortization period is the way to go. 07 Renovations are a great way to increase the value of your home, but these projects are usually expensive. You can make this type of project affordable by adding a line of credit to your mortgage, using existing equity or keeping your mortgage payments low.

here has been a lot of discussion recently surrounding small spaces – from micro lofts to laneway housing, many of us are choosing to live in smaller homes. When MAC works with our developerclients to design floor plans and furnish display suites, we’re always looking at ways to make the spaces as functional as possible. From custom built-in furniture with hidden compartments to easy decorating ideas, here are a few easy tips to help you make the most of your space in 2014:

modern feeling. Use accent colours sparingly to add just a punch of colour. ›› Mirrors can be a great way to make a space feel larger. Not only do mirrors reflect light, making a space feel brighter, but a great mirror can also add a classy touch to your home. ››  Extend the height of your cabinetry as much as possible. Not only will this give you extra storage space, but it will create the illusion of extra height. Custom wardrobes and shelving are the best bang for your buck in a small home. There are do-it-yourself options at stores like IKEA, but many other companies, such as California Closets, will build and install them for you.   ››  A consistent floor material throughout your condo will create a more seamless flow. We prefer a laminate or engineered hardwood that you can carry right through your kitchen and bedroom areas. ››  Look for furniture that has multiple functions or can be easily stowed, like beds that transform into sofas, and kitchen islands that double as dining tables for eight! Whether your home comes included with these innovative features or you invest in them after the fact, they are amazing ways to make your home adaptable to any occasion.

›› Choose neutral colours. From paint to furnishings, you can make a room appear larger while giving it a warm and

Small spaces can be practical, functional and comfortable. With the right décor, choice in furniture and use of space, we hope your New Year’s resolution will make you feel organized and clutter-free in your home for 2014.

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash. These cash deals can mean a lot of risk for you. Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss. You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done. While serious, these risks are easy to avoid. Before you agree to let anyone work on your home, take these three simple steps: know who you’re dealing with, make sure you’re protected from risks, and always Get in in Writing! ™

How to find

a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes. • Contact your local Home Builders’ Association or other trade association for a list of professional contractors in your community. • Ask your local building materials store if it has a list of recommended contractors. • Ask your utility company if it has a list of recommended contractors. • Check with your local Better Business Bureau to find out if a contractor is a member.

For more advice, including detailed information about contracts plus worksheets you can use when interviewing contractors, visit HiringAContractor.com For a listing of builder and renovator members, contact the Canadian Home Builder’s Association - Edmonton Region. Call 425-1020 or visit their website at chbaedmonton.ca Get it in Writing! provides information to help you make informed choices when you build, renovate, or repair your home. This program is managed by the Canadian Home Builders’ Association with support from the Government of Canada.

Calculate your mortgage payments interest rate

chart figure

mortgage amount ÷ 1,000

monthly payment

example: 5%

25 years

5.82

125 (mortgage amount $125,000)

$

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

88 new condo Guide | Volume 22 issue 01 | NewCondoGuide.com

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Better warranty standards start February 1.

Alberta’s New Home Buyer Protection Act sets out minimum warranty coverage for all new homes built in our province.

Coverage is as easy as 1, 2, 5, 10. At minimum, your new home’s warranty will cover:

Labour & Materials This takes care of defects with the way your home was built or the materials it was built with, such as flooring and trim.

Delivery & Distribution This primarily covers defects in labour and materials related to heating, plumbing and electrical systems.

Building Envelope Building envelope means the outside shell of the home, including the roof, insulation and exterior walls. Two additional years of coverage will also be available.

Structural Components This covers the major structural components of your home, including its frame and foundation.
