The new year is upon us, and it’s shaping up to be a busy one in the real estate market. Before you head out to shop, there’s some initial groundwork you’ll want to do.

Take the time before you begin your search to get pre-approved for a mortgage. Shopping with a pre-approved mortgage not only helps define what you can afford, but it also locks you into today’s low rates for up to 90 days or more. Every little bit helps.

Since the price of a home affects location and so many other factors, the more educated you are on what you can afford, the more peace of mind you will have. Once you have an idea of what your budget will be, compare what you’ll get in different locations. Consider up and coming communities.

This is a great way to get your foot in the door, and in a few years when the property appreciates in value – especially if you buy a pre-construction condo – you can then make your move to your dream location.

Once you’ve found the perfect home, ensure that a real estate lawyer reviews the agreement of purchase and sale within the allotted time frame.

It can be a costly step to skip!

Many of us will be making financially focused New Year’s resolutions, whether the goal is to pay off a debt, save for retirement, or get into the housing market.

Predicting the financial future is tricky, and if you’re planning to buy a new condo, it’s not a good time for guessing games. When it comes to money matters, your best bet is to be prepared for whatever lies ahead with a little advance planning.

While the Bank of Canada says interest rates are staying put for the time being, ensure you’re not caught off guard if (and when) they do rise. Here are some things to keep in mind when shopping for your new condo: » Have a realistic view of how much home you can afford by determining your down payment, household income, debt payments, monthly bills, and the lifestyle you expect to lead. » Don’t spend the maximum that you’re approved for. Just because you get approved for $700,000 doesn’t necessarily mean you should spend that much. As they say, life happens – a new baby, a change in jobs, or any number of other unexpected circumstances can come up. It’s wise to have some savings set aside, just in case. » Choose a mortgage with the shortest amortization period possible. Yes, this will increase your monthly payments, but you’ll also save a bundle on interest over the life of your mortgage.

Careful planning, often with the help of a financial adviser, can help ensure you’re well-equipped to deal with any surprises with confidence.

oliday preparations such as tree trimming, present wrapping and hanging lights can help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year can keep the fun in what is, for some, a stressful time.

In other words, it pays to plan, even 12 months ahead.

Careful packing and organization prevents damage and breakage, and ensures you can find everything next year.

Here are some tips to keep in mind while packing away holiday decorations: Delicate items > Wrap breakables in tissue or packing paper, or use bubble wrap. Do not use newspaper – the print may wear off on ornaments. And instead of throwing away used paper or

Lights > To prevent tangles, wrap lights around empty gift-wrap paper tubes. > Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year, you can quickly test the lights before unwinding them. > Store coloured lights in a dark place to prevent fading – especially blue, green and purple.

Wrapping paper > Hanging garment bags provide good storage for wrapping-paper rolls.

Use outside pockets for gift tags, cards and tissue paper. > To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. > Ribbons and bows can be saved and reused. Pack these loosely so they keep their shape.

Some other considerations > Wrap holiday candles individually in cellophane and store in a cool place so they don’t melt together. > Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords. > Use a “wardrobe box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. > Take special care if you are storing your items in a damp area. Don’t store boxes near sources of heat and moisture. > Label every box. The more detailed the description, the easier it will be to find things next year. > Take a digital photo of special-care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.

It’s hard to imagine that in our prosperous region, 120,000 people are affected by poverty, including 37,000 children.

Poverty is very complex and can affect anyone. Numerous factors contribute to families or individuals falling into poverty, including job loss, change in family circumstances, injury or other unforeseen circumstances. And once someone experiences a descent into poverty, it’s a daily struggle to emerge. In addition to the social impact on our community, poverty costs Alberta billions of dollars to manage.

It’s time for a change. We can’t just focus on managing poverty. Together, we must help lift people out of it. After several years of work and listening to our community, United Way launched a new direction, “Creating Pathways Out of Poverty,” in June 2013. This new direction includes the vision of a poverty-free region where all children can reach their full potential, all families have financial stability and all communities are safe and inclusive.

packing tips to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores.

❏ Collect cushioning material such as bubble wrap, foam

pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it.

❏ Clearly label boxes containing fragile items. ❏ Place china in plastic bags and stack plates upright on their sides, not flat.

Welcome to “Make Do” Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, don’t rush out and buy new clothes. You get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do, is spend money!

After the buzz of the holidays, you’ll be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You can feel the walls closing in. Time to hit that new restaurant that just opened, or head out to the clubs. Wait a minute – this is Make Do Month!

When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do!

ur taste in homes is changing along with the times, and nowhere is the trend clearer than in the steady ascent of duplexes and townhomes as popular choices for homebuyers.

The single-family home still leads the pack among homebuyers, but medium-density options represent a large and growing segment of Edmonton’s housing market.

An analysis of home sales by our staff economist Richard Goatcher shows that in the late 1990s about 85 per cent of new homes built in the province were the traditional low-density choice of families – a single home on a separate lot – with semi-detached and row units making up the 15-per-cent balance.

Today the share of mediumdensity homes has climbed to 30 per cent of the combined low- and medium-density market across Alberta, and Edmonton.

High-density developments such as lowrise and highrise apartments have also gained in popularity, but construction tends to be more cyclical so the trend is less-clearly defined, plus many of the units end up on the rental market.

Changing demographics and lifestyles are no doubt part of the reason the ratio is changing. Price is another explanation. With land representing a major portion of the cost of a home, it’s no surprise that denser developments offer significant savings. Sharing one or more wall also helps to hold down costs.

Data from Canada Mortgage and Housing Corp. (CMHC) shows that the median price of a new single-detached home in Alberta’s major cities was close to $450,000 in 2013. While market conditions and pricing vary among cities, a new semi-detached unit will typically cost about three-quarters as much as a similarly appointed new single-detached home. Medium-density duplexes and townhomes provide a more-affordable choice but still offer the lifestyle options many young families cannot find in an apartment dwelling.

The opportunity to downsize may also help retirees with their financial needs.

Regardless of the reasons, the trend is borne out by Edmonton’s new-home market where the pace of multi-family home construction has accelerated. In the first nine months of 2013, builders started work on more than 6,500 duplexes, townhomes and apartments – that’s up 35 per cent from the previous year.

Buyers who want a single-family residence will still find plenty of choices because basements were poured for almost 4,500 homes in the same nine months – also up a healthy five per cent on the year.

Of course, what’s driving construction is Edmonton’s strong economy, which is drawing job-seeking newcomers to the area and boosting the confidence of current residents to invest in new and better homes.

Those trends are expected to continue, with forecasts that the Edmonton region will possibly reach 1.3 million people by the end of 2014. The province as whole is growing in population at a 3.5-per-cent rate – triple the national pace – and faster than the boom years in the middle of the last decade.

With more people moving here, demand will tend to push prices higher.

That’s certainly the trend in Edmonton, where prices for existing homes are expected to rise two per cent in 2014.

with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home, even in the most modernist schemes. They look excellent paired with traditional furnishings or contrasted against sleek minimal forms. The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste.

› For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during get-togethers. › Miniature chairs in particular are a trend – even beyond the usual 18-inch seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.

› For a living area, choose a rug large enough to tuck under all the furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-inch border around the room). › The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour. You can roll the rug away or move it to a new room between seasons for a little change-up.

Tufting Button-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard or anything upholstered) help keep stuffing in place by creating square or diamond-shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect.

Origami People have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces have been missing in years past. how to Do it

› Table bases are an easily overlooked detail that can benefit from a more fun form. I recently found this chunky golden nugget of a side table to make a simple statement in a client’s home. › Origami also makes for great art, brought to a large scale and in new materials, like the simple but intriguing Fold sculpture I recently spied at Avenue Road.

› For a quick addition, a few floating shelves (such as the Shellfish series pictured below, by Kartell and available through Elte) can brighten up a wall. You might not even want to bother finding anything to put on them. › To really make a synthetic statement, try a transparent coffee table or night stand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.

Plastic For the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around.

Alberta Government Introduces Mandatory Home Warranty Protection Owner-builders, who meet certain criteria, are eligible for an exemption from the mandatory coverage and can apply for an owner builder authorization. If it is sold within the warranty period time frame, the owner-builder will be required to provide the remaining warranty to the new home buyer.

“It is expected that the new home warranty would cost about $1,700 to $2,000 for an average home, or less than one per cent of the cost of the average house.”

Effective February 1, 2014 all builders are required to provide new home warranty coverage for all new homes built in Alberta.

Alberta now has one of the strongest coverage in Canada as mandated under the new Act. Under the Alberta government legislation the New Home Buyer Protection Act, all new detached homes and condominiums would, at minimum, include a warranty for: • One year labour and materials; • Two years for defects in labour and materials related to delivery and distribution systems; • Five years building envelope protection, with a requirement for the warranty provider to offer the consumer the option to purchase additional years of coverage; and, • 10 years coverage for major structural components.

“With this new program, Albertans buying new homes will have some of the strongest warranty coverage in the country. This is important, given that a home is the largest purchase most people will ever make,” said Heather Kaszuba, spokesperson for Alberta Municipal Affairs.

The new legislation will expand the current coverage to two years on the various systems, such as electrical and plumbing, ten years on major structural and five years on the building envelope. Building envelope refers to the exterior shell of the home, including the roof and walls.

The mandatory warranty will offer a greater protection and comprehensive coverage for home buyers.

This extension of time is important as many defects, such as improperly installed windows, vapour barrier, or insulation to name a few, can take some time to appear.

Currently about 80% of all new homes only have a one year warranty covering the building envelope, fit and finish, delivery and distribution system and major structural covered for five years.

Potential buyers will be able to go onto the registry and see how much warranty is available on the home of their interest. The registry will not cover homes that predate the new mandated warranty legislation. Anyone can go online, type in the address, find out if the home has coverage and what remains. Even if the home has had previous owners the coverage transfers to the new buyer as the warranty resides with the home. The public registry will also show current status and who the warranty provider is so you can find out who to contact to make a claim. The Public Registry will be in place Feb 1st.

The Act’s additional warranty coverage for new homes will ease home owner’s minds and make their home owning experience one of enjoyment, not of worry.

When it’s time to renew your mortgage, a little review could help put thousands of dollars in your pocket and bring you a step closer to being mortgage free.

Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience of this route. By doing your homework, you can bring yourself one step closer to mortgage freedom.

Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in job or family situation, mortgage renewal time is a great opportunity to re-evaluate your needs and the mortgage that works best for you. In most cases, when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up.

Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, no questions asked, or will you take the time to meet with your lender face-to-face? If you make the wrong choice it could be a costly mistake. Since most lenders want to keep your business, meeting with them could help you secure a reduced interest rate and better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position. If your lender is not willing to do this, you are not obliged to renew your mortgage with them.

8 Tips to review before you renew 01 Pay down as much as you can afford on the existing mortgage before signing the new deal. This can save you a lot of interest over the life of the mortgage.

02 Banks are often willing to negotiate rates and terms, but are restricted by the products they have. On the other hand, mortgage brokers deal directly with the mortgage underwriting department from most financial institutions and can look for the lowest interest rate on your behalf.

Making more money? Try shortening the term of the mortgage by paying bigger lump sums each month. This strategy not only cuts the repayment period, it also saves you interest in the long term and pays down your mortgage faster.

03 The new mortgage should be tailored to your specific needs and not to the latest headline news. Interest rates can rise and fall like a roller-coaster and are hard to predict over long terms.

04 If the renewal rate is lower than your previous rate and you are still comfortable with making these payments, keep the payments the same at the lower rate. By doing this, you will reduce the amortization period of your mortgage.

05 There is a variety of mortgage types available for homeowners and choosing the right one can be confusing. Lenders will offer you terms ranging from short-term open to longer-term closed and locked-in rates. If you plan to sell your home soon, a short-term mortgage or one with flexible terms will help you avoid penalty charges if you plan to get out before the mortgage comes to an end. tip ›› Making more money? Although it increases your monthly mortgage payment and raises your monthly expenses, it’s a great option for those who are financially sound, planning an extended leave or working toward early retirement. ›› Apart from making larger payments, you can also change the frequency of your mortgage payment from monthly to biweekly or weekly installments, which will save you a bundle in the long run. ›› If your budget is tight, choosing a long-term mortgage with a lower, fixed-interest rate may be a better option. A three-, four- or five-year term is considered a long-term mortgage. And even though the rates are higher than a short-term mortgage, it can help you manage your budget accordingly.

08 Refinancing your mortgage is something you may want to consider during mortgage renewal time. Refinancing frees up cash you may need for the unexpected. If you choose to refinance, you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. However, you will be expected to pay extra fees such as appraisal, legal and other costs, as it is considered a brand-new mortgage.

Becoming mortgage-free requires some planning. Taking a fresh look at your future and staying on top of your renewals will not only help you get the best deal, it will also help you enjoy the benefits of home ownership sooner.

06 You can increase or decrease the amortization period of your mortgage, which can range up to 25 years. If you are looking to minimize your monthly payment, a longer repayment period is perfect. If you are looking to pay off your mortgage faster, a shorter amortization period is the way to go.

07 Renovations are a great way to increase the value of your home, but these projects are usually expensive. You can make this type of project affordable by adding a line of credit to your mortgage, using existing equity or keeping your mortgage payments low.
