he new year is shaping up to be a busy one in the real estate market. Before you head out to shop for your new home, there’s some initial groundwork you’ll want to do.

Take the time before you start your search to get pre-approved for a mortgage.

Shopping with a pre-approval in hand not only helps define what you can afford, but it also locks you into today’s ultra-low rates for up to 120 days. In the event that you want to put a firm offer on a home, the sale won’t be conditional on financing since you already have it. This may also be helpful to have if there are multiple offers on the home. Every little bit helps.

Since the price of a home affects location and so many other factors, the more educated you are on what you can afford, the more peace of mind you will have. Once you have an idea of what your budget is, compare what you’ll get in different locations.

Don’t forget, if you’re looking at a much older home, you may have to factor in some reno costs as well.

Once you’ve found the perfect home, ensure that a real estate lawyer reviews the offer before it becomes final. This is usually a condition that is readily agreed upon by all parties, but it isn’t always the case. Make sure this is agreed upon before you proceed. It can be a costly mistake to skip.

Have a buffer zone. » Choose a mortgage with the shortest amortization period possible. Yes, this will increase your monthly payments, but you’ll also save a bundle on interest over the life of your mortgage.

f there’s any month when you’re most likely to wonder if all the bills will get paid, it’s January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt budgets will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices, and you’ll be looking for ways to trim back.

Welcome to “Make Do” month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, don’t rush out and buy new clothes. You get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do, is spend money!

When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do!

January is also a good month to experiment with a new routine as you make do.

regularly go out for lunch, brown-bag it four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt too.

But what if you have family or friends whose birthday falls in January? You’ll have to buy something, right? No, you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra-busy workdays, or create a coupon for three nights of free babysitting service. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money.

After the buzz of the holidays, you’ll be happy to stay home for the first couple of weeks. Then you may start feeling itchy.

You can see the walls closing in on you. It’s time to hit that new restaurant that just opened. Wait – this is “Make Do” month!

Instead, call a couple of friends and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights, and rotate from one friend’s home to another. No one says you can’t have fun during “Make Do” month. You just can’t spend lots of money.

“Make Do” month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious can save you money. I’ll bet you’re pleasantly surprised!

packing tips TO MAKE YOUR MOVE A LITTLE EASIER ❏ Gather boxes in all sizes.

❏ Label boxes containing fragile items with large red lettering.

❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home. ❏ Reinforce the bottom of boxes with extra tape for added strength. ❏ Label each box with the name of the room in your new home where it should be placed. ❏ List the contents of the box on the side of it. ❏ Number the boxes and keep a list of which boxes go in which room in your new home.

uch like the weather outside, sales and new listings in Calgary’s real estate market cooled off in November compared to the previous month, according to figures released by the Calgary Real Estate Board (CREB).

Total combined residential sales in November in the city of Calgary were 1,782, a 3.4-per-cent gain over November 2013’s 1,724, but a 17-per-cent drop from October’s 2,147. New listings added reached 2,091 in November, up 14.6 per cent from November 2013, but a 28.4-per-cent decline from October’s 2,919 listings added.

While sales in the condo markets chalked up another month of strong year-overyear growth, single-family sales slowed in November.

Single-family home sales in the city of Calgary in November were 1,181, down one per cent from the 1,193 sales tallied in November 2013, but a 19.2-per-cent decrease from October’s 1,462.

Meanwhile, condo apartment sales in the city of Calgary in November were 324 – up 6.9 per cent from the 303 tallied in November 2013, although down 15.8 per cent from October’s 385. Condo townhouse sales totalled 277 in November, a strong 21.5-per-cent hike over the 228 in sales that occurred in November 2013, but down 7.7 per cent from October’s 300.

“The month-to-month numbers are not surprising because we typically have a reduction in November going towards the end of the year,” says CREB president Bill Kirk. “That is due to several reasons including the colder weather, and the fact that if people buy in November with a typical possession date three months out, they’re still moving in the middle of winter, which is often a deterrent.”

Despite cooling off, “we still had good activity in November, especially in the condo market,” Kirk says, noting that due to a lack of listings in the single-family market under $400,000, “many people are turning to townhomes and condos.”

The number of new listings added in November in the single-family segment were 1,319, up seven per cent from the 1,233 in November 2013, but a 29.5-per-cent drop from October’s 1,871.

was 467 – up a huge 32.3 per cent over the 353 in November 2013, but down 24.2 per cent from October’s 616.

In the condo townhomes market, the number of new listings added in November was 305, a 28.2-per-cent hike over November 2013’s 238, but down 29.4 per cent from October’s 432.

“Again, we tend to see the number of new listings drop at this time of year,” Kirk says, “With the holidays approaching, people who don’t have to sell on a deadline, may delay putting their homes on the market.

“What’s interesting is, the number of days a property is on the market has fallen in all market categories, which indicates that when one comes on the market, it’s moving quicker.”

Meanwhile, prices in all markets continue to grow in year-over-year comparisons.

The single-family benchmark price in November was $511,300, an 8.7-per-cent jump over November 2013’s $470,600, but down a fraction from October’s $513,500.

The condo apartments benchmark price in November was $300,700, a 7.6-per-cent hike over November 2013’s $279,600, and up a notch from October’s $299,800. Meanwhile, the benchmark price of condo townhomes was $338,600 in November, a 9.7-per-cent gain over last November’s $308,700 and up slightly from October’s $337,800.

“I don’t see the price drop in singlefamily as being significant,” Kirk says.

“What is news is that in every market we have now gone above and beyond the peak pricing we saw in 2006/2007, so we’ve fully recovered from the downturn. We’re also in a balanced market, with the exception being the single-family market priced under $400,000 and, generally speaking, that’s a positive market condition.”

This is a good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Packing up the holiday cheer

oliday preparations like tree trimming, present wrapping and decking the halls help get us in the holiday spirit. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year can keep the fun in what is, for some, a stressful time. It pays to plan, even a year in advance.

Here are some tips to consider when packing holiday décor: DELICATE ITEMS

» Wrap breakables in packing paper or bubble wrap. Do not use newspaper, as the ink may wear off on ornaments. And instead of throwing away used paper or junk mail, run it through a paper shredder – it makes great packing filler. » Boxes with dividers are great for packing delicate ornaments. » Keep extra hangers, hooks and ornament parts in a labeled bag.

LIGHTS

» To prevent tangles, wrap lights around empty gift-wrap paper tubes. » Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year, you can quickly test the lights before unwinding them. » Store coloured lights in a dark place to prevent fading – especially blue, green and purple.

» To protect used rolls of paper, cut an empty wrapping paper tube from end to end, and slide it over the roll. » Ribbons and bows can be saved and reused. Pack these loosely so they keep their shape.

SOME OTHER CONSIDERATIONS

» Wrap holiday candles individually in cellophane and store in a cool place so they don’t melt together. » Pack an “open first” box with the decorations you use first, along with essentials such as extension cords. » Use a “wardrobe box” to hang and store seasonal clothing, like that special snowman sweater from your mother-in-law or that flashing Rudolf tie. This way you can find it, wear it, and store it away on a hanger easily. » Don’t store boxes near sources of heat and moisture. » Label every box. The more detailed the description, the easier it will be to find things next year. » Take a digital photo of special-care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.

» Hanging garment bags provide good storage for wrapping-paper rolls. Use outside pockets for gift tags, cards and tissue paper.

etting organized is a big New Year’s resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Start by trying out these tactics:

Keep your New Year’s resolutions. If you’ve resolved to get organized in 2015 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. If it took 10 years for the clutter to accumulate, you can’t expect yourself to clear it all in a few days. Do what you can, but do it consistently. Just 15 minutes a day organizing adds up to seven hours a month and 84 hours a year!

Do it now! For tasks that can be done in under five minutes, resist putting them off until the due date. This ensures they won’t be forgotten, and frees up the mental energy that unfinished business consumes.

Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter.

Get into the habit of returning them where they belong every time to leave the room. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort.

Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go.

ave you made your New Year’s resolutions? If you’re planning to buy or sell a home in 2015, here are a few promises to keep for a smooth transaction.

To preempt the likelihood of unpleasant surprises, astute homebuyers should begin the financial education, preparation and assessment process the moment they start contemplating a purchase.

TIPS FOR BUYERS 1 | Have Equifax, TransUnion or another credit reporting agency pull your credit report. If necessary, you can commit to improving a poor credit rating by paying off creditors and loans before applying for your mortgage.

2 | Crunch the numbers! Can you afford it? Is this the right decision for you? Canada Mortgage and Housing Corp. offers tools at cmhc.ca to help you calculate your net worth, current household budget, monthly debt payments, and how much you can afford to spend on a home.

3 | Get your mortgage and financing documentation in order. At the very least, lenders and mortgage brokers will require documentation that proves your personal information, your net worth, income, employment, the amount/ source of your down payment, and your ability to pay the closing costs. Closing costs generally range from 1.5 to four per cent of the purchase price and your lender may provide a loan to cover those.

4 | Get pre-approved for a mortgage to determine the amount you can afford based on the lender’s review of your finances. This will also provide written confirmation of the interest rate that will hold for around 90 days.

5 | Search ads for homes in your desired location and price range with your preferred features. (You’ve already got your copy of Home Guide, so consider yourself a step ahead!)

6 | Find a reputable real estate agent.

Ask friends and family for referrals, do some research online, and drive around the neighbourhood looking for lawn signs.

As if buying a home wasn’t complicated enough, if you already own a home, you’ll need to add selling to your lengthy to-do list.

Assess comparable homes in your neighbourhood no more than three months prior to putting your home on the market because the conditions can change relatively quickly TIPS FOR SELLERS 1 | Review your mortgage agreement with your financial institution and/or a mortgage professional. If you’re in the first year of a five-year term, the payout penalty might be so high that you decide to wait until at least the mid-point, if not the end of that term, to make your move.

4 | Purge and de-clutter six or more months in advance, because when staging your home for the sale, over-stuffed storage areas suggest a lack of space rather than reflecting on the homeowners’ organizational skills and hoarding tendencies. In addition, if you’re moving from a larger house into a smaller one, you’ll likely need to edit down your movables anyway, so consider this resolution a two-for-one.

The more you give away, sell and donate to charity, the less you’ll have to pack, ship and unpack. Recycle or re-purpose anything that hasn’t been used in the last 12 months. If necessary, hire a professional organizer to keep you focused and ruthless.

5 | Identify items that are worn, outdated or don’t work, then repair or replace them. Ask friends or family to help you identify what needs to be done, but be aware that they may be uncomfortable with the level of honesty required. In this case, a professional home stager, organizer or even your real estate agent would be better suited to the task. Some common fixes include replacing stained switch plates, repairing old caulking and dingy grout in the bathrooms, and applying a fresh coat of paint. If things such as leaky roofs and basements aren’t repaired, buyers will expect a reduction in price.

6 | Assess comparable homes in your area no more than three months prior to putting your home on the market because the conditions can change relatively quickly.

7 | Source and interview selling agents at any time, but ask them to evaluate your home no more than six to eight weeks before you plan to put it on the market.

Making and sticking to these real estate resolutions can reduce the stress associated with buying and selling a home, and expedite matters once you officially launch the process.

Reputable tradespeople can be hard to find, and ones that are available exactly when you need them are an even rarer breed. If you’re considering hiring someone to handle a renovation,

do it with lots of time to spare. The old adage “if they are good, they are busy” is accurate when it comes to construction.

I work with a contractor who has six jobs lined up for him right now. Les Popovics of Mountview Ltd. is honest with potential clients, telling them he will get to their job as soon as he is able, and does not ever rush one job to get to another.

Here’s a bit of professional advice: Les says to make sure any contractor you are considering carries liability insurance as well as a business license. Do not be afraid to ask for proof of these documents. Better Business Bureau accreditation is also a must.

Your contract should include the details and scope of work to be completed, and itemized with a finishing schedule that specifies all work done and materials installed. The contract should quote the total cost of the work and the pay schedule as well.

completion and any deficiencies are dealt with. All changes and corrections should be handled in writing to protect both the homeowner and contractor.

If there are other trades involved and there are concerns, you can request a statutory declaration from each trade stating they have been paid by your contractor in order to release final payment, or that they were paid at each stage. This could prevent the contractor from not paying the outside trades after the homeowner has paid the contractor.

This also prevents an outside trade from placing a lien on the property or suing the homeowner for payment.

A second option when looking for a contractor is hiring an interior design professional. Many designers work with contractors who can be recommended to a homeowner. Having a designer and a contractor work together on a project can create a smoother, more cohesive end result, whether it’s the paint colour, lighting, plumbing fixtures or furniture.

Here’s a piece of advice that is perhaps the most important thing to be said about renovating: it usually takes longer and costs more than the initial quote. This is usually not because the contractor is trying to squeeze more money out of you. Their job is full of unknowns, and they don’t know what is behind the walls until they tear out the drywall. The renovation business has so many variables, and contractors and clients alike are at the mercy of outside suppliers.
