Canada Mortgage and Housing Corp. has a comprehensive website, found at cmhc-schl.gc.ca, which can help guide you. Not only will you find an extensive list of tips and mortgage insurance information in the online step-by-step resource guide, the site also outlines Government of Canada incentives that can help make your home-ownership dream a reality.

As an example, first-time buyers can still take advantage of the Home Buyers’ Plan to withdraw up to $25,000 from their Registered Retirement Savings Plan (RRSP), tax-free, to add to their down payment and for other purchase-related costs. A spouse or partner can also do this, giving you up to a total of $50,000 toward your new home. To avoid tax liability on the withdrawn funds, you will be required to repay the money to your RRSP account within 15 years.

MARKET SHIFT

f you’re shopping for your next home this fall, you’re probably keeping a close eye on the headlines. According to a recent report from the Calgary Real Estate Board, July’s growth in new listings outpaced growth in sales. What does this mean? Could there be a shift on the horizon from a seller’s market to a balanced one?

In a seller’s market, the race is among buyers with a “get it while you can” attitude, putting upward pressure on home prices and terms of purchase. Under these circumstances, if you find a home you love, time is not on your side. You’ll have to move fast, and keep your conditions to a minimum to get your pick. It’s up to you to decide if you’re comfortable purchasing a home without those home inspection and financing clauses.

In a buyer’s market, the opposite is true. Purchasers are in prime positioning for a good deal. With plenty of pickings and lots of competition among sellers, there’s room to negotiate when it comes to cost and terms. Perhaps you can haggle a lower purchase price, a longer or shorter closing, or some renovations to bring the home up to par.

Regardless of what those headlines are screaming at you, buy when you’re ready for the market, not when the market is ready for you. Do your due diligence, and get pre-approved for a mortgage before you start the home hunt. You’ll know how much you can spend, and you’ll be locked at today’s great rate for 120 days, or more. How can you curb those “I wish I never...” and “What if...” thoughts? Here are three ways to stop buyer’s remorse dead in its tracks: STOP LOOKING. You’ve had your eyes glued to the real estate listings for months. Now that you’ve purchased a home, it’s tough to go cold turkey. Trust me – if you keep looking, you’ll find something in a more convenient location, or at a cheaper price, or better in some way. Why are you torturing yourself? If you were happy with your decision to buy when you made it, then stop looking for the bigger, better deal.

here are many questions that will run through your head in the weeks leading up to closing on your new home. Did I choose the right location? Did I pay too much? Should I have waited out this hot market?

We’ve all heard of buyer’s remorse. Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter.

Maybe it’s, dare I say it, the home you just purchased.

When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is quite normal.

Having just bought a new house – our second – my husband and I have been swept up in a whirlwind of excitement, anxiety, and stress bordering on distress. First of all, our new home is more expensive compared to our first.

Second, it’s further away. Third, it’s a new community. (Well, not new new, but new to us.) While we were well aware of these factors when we bought the place – and we still consider it worth the trade-off – we can’t help but feel pangs of fear as we prepare for the big move.

HOMEBUYERS WEIGH IN ON CITY VERSUS SUBURBS THE CITY VERSUS SUBURBS DEBATE is in the forefront for many homebuyers. It’s also an exploration that can lead to decisions about the type of home you will ultimately buy. Here are some key considerations: Condos deliver choice “From the post-war era to the early 1980s, the detached home was the leading choice for homeowners across the country,” says Corinne Lyall, owner of Royal LePage Benchmark in Calgary, Alberta. “Then came the so-called ‘condo boom,’ which was largely fuelled by lifestyle changes and efforts to curb urban sprawl.

The availability of condominiums as a form of home ownership has resulted in new options for those looking to live closer to the downtown core in urban centres.”

Census figures released in February 2012 showed that multi-unit dwellings, a category that includes condominiums, makes up roughly half of all new housing stock, truncating the lead traditionally held by detached homes. Homebuyers are continuing to flock to urban centres as a whole, choosing to live both in the core and the outlying suburbs in both detached homes and condos.

While today, there is an abundance of home types in both the core and the suburbs, still the place where you choose to live usually comes down to two considerations: the number and age of those who will occupy the home, plus the lifestyle choices of the occupants.

Easy commute versus room to grow The decision of urban versus suburban is often focused on the time saved in commuting compared to the benefits of space to grow with a young family. While urban dwellers can benefit from shorter distances to work and the luxury of walking to cultural attractions and restaurants, on the flip side, many families genuinely prefer living outside the city core. As suburban communities continue to grow, walks to local amenities such as coffee shops or bakeries become feasible, as does working close to home with many businesses now basing their locations in the suburbs.

Baby boomers were expected to downsize in droves from their large suburban homes over the past decade.

That largely hasn’t happened, for a couple of reasons.

Young adults are leaving the nest later, compared to the postwar period when people in their late teens and 20s were inclined to strike out on their own. Economic challenges for today’s ‘echo’ boomers are causing baby boomer parents to hang on to their larger homes in the suburbs longer and to shrug off the expected move to downsize closer to the core. And there’s another consideration.

“Baby boomers are the wealthiest generation in Canadian history. They live in large homes with ample space for their many possessions. They love their garages and their yards,” reports Phil Soper, chief executive officer of Royal LePage Real Estate, in a news release about a survey of house preferences which was conducted in 2013.

Financial considerations “For many of our clients, the choice of urban versus suburban is a very personal one, and there are definitely benefits for each,” says Lyall. “We generally advise clients making such decisions to look beyond lifestyle and commuting. They need to work out detailed budgets to consider the costs and savings of both alternatives. For example, although a detached home in the suburbs could be less expensive than a similar home in the core, a close examination of commuting costs and property taxes can be the deciding factors for many people.”

Install flame-retardant, Duck brand Socket Sealers behind socket and switch covers to keep cold air out. » CHECK YOUR OUTDOORS: Don’t forget to make sure your backyard is also prepared. Cover patio furniture to prevent rust, store the grill in the garage if you can, and make sure you have plenty of shovels and salt for when the snow falls.

ortgage interest rates, still at historical lows and expected to remain so into 2015, represent a window of opportunity for those looking to buy

a home.

The Bank of Canada is holding its influential overnight target rate at one per cent – where it has been since September 2010.

Indeed, the mortgage industry remains ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers.

If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage.

Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities.

Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.

The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and selecting interior finishings.

But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. It will prove to be time well spent.

to make your move a little easier ❏ Gather boxes in all sizes.

❏ Label boxes containing fragile items with large red lettering.

❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home. ❏ Reinforce the bottom of boxes with extra tape for added strength. ❏ Label each box with the name of the room in your new home where it should be placed. ❏ List the contents of the box on the side of it. ❏ Number the boxes and keep a list of which boxes go in which room in your new home.

❏ Pack your TV, stereo and computer in their original boxes whenever possible. ❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes.

(Hint: Don’t pack all your books into one box!) ❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline, and ammunition. ❏ Pack a bag of personal items you’ll need during the move (change of clothes, toiletries, medicine, maps, food and drinks). First-time buyers increase budgets, while rising prices cause delays: BMO Home Buying Report

irst-time homebuyers have increased their budget to an average of $316,100 – up from $300,000 in 2013 – according to the BMO 2014 First-Time Home Buyers Report. However, the average down payment has remained unchanged from last year, at 16 per cent ($50,576).

“To help ensure first-time buyers don’t spend beyond their means, they need to be prepared to purchase the right home, at the right price. Getting pre-approved gives buyers the opportunity to consider multiple options, during a time-sensitive decision period.”

“Among the many considerations for those trying to get a foot in the door of the real estate market for the first time, the most important of all is building a substantial down payment,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Buying a home is one of the most important financial decisions one can make, and typically represents the largest form of savings for Canadian households. It’s crucial that those planning to buy are well prepared and have considered all options available to them.”

Parsons adds that it isn’t surprising to see real estate prices causing delays in this demographic’s buying time line. “In a real estate market such as Canada’s, where prices have been consistently rising, those who put off their purchase need to ensure that the rate at which they are saving outpaces price gains. Otherwise, they may find themselves further behind in the long run.”

According to BMO Economics, rising prices in urban markets are causing many first-time buyers to adjust their buying plans.

“High prices in a few major cities, and the fact that prices are outrunning incomes in Toronto, are turning off some first-time buyers, while forcing others to go deeper into debt, tap their parents for hefty down payments, and opt for a condo rather than a detached house,” says Sal Guatieri, senior economist, BMO Capital Markets.

The report also reveals that 60 per cent of first-time buyers plan to set a fixed budget with a maximum amount, and will not deviate from their plan.

However, one third of respondents are willing to break their set budget for the right home. Parsons notes that first timers would be wise to establish price boundaries before setting out on the home-buying journey.

s you put away the Muskoka chairs and store memories of long, sunny days, it’s important to make sure you don’t have any unwanted surprises when you return to your summer home next season.

“The two most common insurance claims are due to damage caused by water and wind during the winter and early spring,” says Ryan Michel, senior vice-president and chief risk officer for Allstate Canada. “Taking a few extra precautions now could save you unnecessary grief when you’re ready to open your property for another summer.”

HERE’S A HANDY SUMMER HOME CHECKLIST:

• Turn off the water and drain your pipes to prevent freezing. Frozen pipes could burst during the winter, and damage the home when you’re not there.

• Inspect the roof for any damaged shingles and have them replaced before the cold weather hits. Clean out eaves troughs to allow melting snow to drain well in the springtime. And while you’re at it, trim overhanging tree branches that may dump ice and snow onto your roof in the winter.

• Ensure all boats, furniture and appliances that are outside are all stored in a dry, weatherproof area and cover anything that may rust with a coat of oil. If you have a barbecue, disconnect the propane tank, store it safely and cover your grill with a tarp to keep it protected from the elements.

• Close your fireplace damper and place a wooden cover over the chimney so birds or bats don’t enter. This also stops any heavy rain or snow from entering.

• Turn off the power supply to any space heaters as they can be a fire hazard, even at a low setting. Also, unplug and remove fuses from your electrical appliances and store them safely.

• When storing boat motors, don’t drain gasoline but use a fuel stabilizer.

• Make sure your smoke and carbon monoxide detectors are working properly and have fresh batteries.

• Cover mattresses, couches and furniture with plastic sheets to prevent mildew and mice from taking hold.

• Take a look around your recreation home and block small holes that little critters might wiggle into.

• Take photos of your property before you leave for the season in case of a fire, theft or weather damage.

Record-setting July

for Calgary real estate sales

algary’s real estate market set a July record for combined residential sales activity, according to the Calgary Real Estate Board (CREB).

Total residential sales in July in the city of Calgary were 2,336, a 3.2-per-cent hike over July 2013’s 2,264, and nearly 19 per cent above long-term averages for the month, CREB reports. However, despite a July record in sales, the city saw a 12.5-per-cent drop from June’s 2,670 sales.

Single-family home sales in the city of Calgary in July were 1,553, down 1.3 per cent from 1,573 recorded in July 2013, and a 12.2-per-cent decline from June’s 1,769.

Meanwhile, sales in the condo market led the way, as condo apartment sales reached 444 in July, up 11.8 per cent from the 397 tallied in July 2013, but down 6.7 per cent over June’s 474 sales. Condo townhouse sales totalled 339 in July, a 15.3-per-cent hike over the 294 sales that occurred in July 2013, but down 20.6 per cent from June’s 427 sales.

“July was a strong month compared to previous Julys on record, but compared to June, I’d say we hit the summer doldrums,” says CREB president Bill Kirk. “Typically our market slows down in the summer for a number of reasons – people go on holidays and there are plenty of activities to enjoy – so it’s not surprising to see a drop in sales from June to July.

“But because there is still pent-up demand for homes, we expect briskness will return to the market and it looks like we could see a good September,” Kirk adds.

Kirk says the slower sales growth and rise in new listings year over year is welcome news for purchasers, as it indicates a move toward a balanced market. “But we’re definitely not there yet, as inventory is still low and we saw a decline from June to July.”

The number of new listings added in July in single-family were 2,134, up 9.1 per cent from the 1,956 in July 2013, but down 17.8 per cent from June’s 2,597.

The number of new listings in the condo apartments market in July was 653 – up a whopping 40.1 per cent over the 466 in July 2013, but down 8.3 per cent from 712 in June.

In the condo townhomes market, the number of new listings added in July was 432, a huge 42.6-per-cent hike over July 2013’s 303, but a 14.5-per-cent drop from June’s 505.

“We saw a jump in new listings added in the single-family market in July compared to July last year, but the lions’ share of the new listings are in the $400,000 price range and above,” Kirk says. “The diminished availability in single-family product has allowed those with the ability to embrace several lifestyle choices to consider condos and out-of-town product.

“Thirty per cent of our market is condos because they have developed to the point that they offer the variety, lifestyle and affordability that people want.”

As for prices, the single-family benchmark price in July was $511,600, a 10.8-per-cent jump over July 2013’s $461,600 and up slightly over June’s $509,700.

Condo apartments’ benchmark price in July was $298,100, an 11.4-per-cent jump over July 2013’s $267,600, but down a fraction from June’s $299,700. Meanwhile, condo townhomes’ benchmark price was $327,000 in July, an 11-per-cent gain over last July’s $294,500 and up a notch over June’s $326,000.

“We’ve seen two years of price gains and it’s still marching forward, although slowly,” Kirk says. “A lot of that has to do with our net migration, higher incomes and a strong economy, but despite the gains, when you consider Calgary as a major city, we’re still one of the most affordable head-office cities in Canada.”

reparing a property for the resale market is extremely important, and sometimes it can be a daunting task. There are the obvious starting points: editing excess furniture, artwork and accessories; rearranging the furniture to highlight the architectural features; and general cleaning so everything looks shiny and new.

The less thought of and more difficult to discuss issues (or perhaps even difficult to notice) are the odours that are part of every single property I have ever been in – some good, and some not-so-good. Let’s start with the cooking conversation. I understand it is necessary to continue to cook when selling a home, but consideration must me given to the type of food prepared. Stay away from foods with strong odours like fish, seafood and deep frying.

Dishes with pungent odours should also be avoided, as they can permeate the home and take longer to dissipate.

Barbecuing is a great alternative to cooking inside, and if you are like me, your husband does it so it is one less thing for you to do.

My suggestion to sellers is to invite a friend or family member over and ask them to be completely honest, and go room by room for a “sniff test� before placing your home on the market

Smoking is the most difficult odour situation to deal with.

Often, the smoker living in the household has been indulging in most rooms and the smell has been absorbed into every single surface in the property. Unfortunately, the only way to get eliminate this problem is to replace carpet, paint the walls and ceilings, and move out. My aunt was a smoker; I remember once painting a dresser she had in her bedroom.

We cleaned it thoroughly, primed it and then painted it with a semi-gloss white paint. Within two days the yellow nicotine had bled through the primer and the two coats of white paint.

The smell left behind a smoker is impossible to get rid of with simple cleaning. Everything needs to be painted and replaced if you are serious about selling a property where smokers have lived.

Then we come to the odours emanating from some sporting equipment stored in laundry rooms and sometimes in children’s bedrooms. This stuff can often make your eyes water and strangely, the offending odour is not even apparent to the child. It is amazing they can even be in the room, let alone sleep in there! If sporting equipment is part of your life,

please keep it in the garage where it can have a better chance of airing out.

There is also the issue of the “boy (or girl, for that matter) smell” as my friend’s daughter refers to her brother’s room. Try to keep the children’s laundry and bedding laundered and smelling fresh so no complaints can be found.

The same principal applies to the linen closet as well as all closets. Sometimes, seldom-used areas can have a stale smell. This is a good time to edit closets and remove the stuff that has not been used in a while. Tidy closets that smell great are important.

Lastly on the odour list are pets. I am a huge pet lover, but the smells pets create can be very problematic. Keep all litter boxes and cages odour-free by cleaning them daily and using the deodorizing products available for your specific pet. The same goes for the yard. Pick up the “land mines” as soon a possible to avoid both the odour as well as an unpleasant accident the potential buyer will not enjoy stepping in while checking out the yard. Some buyers will not even look at a property if there are pets sharing the space, so keep their presence to a minimum. If possible, remove them and all traces of them from the property before viewings. I understand that is not always going to happen. If your pets are snakes, lizards or spiders, I strongly suggest they are relocated to a friend’s house because they have a tendency to make some buyers uncomfortable.
