HOW LOW can you go?

he Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage.

There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a preapproval in hand, you’re protected if rates rise. If they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place.

So, when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. What are you waiting for?

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Sales, new listings, prices grow year over year

ales, new listings and prices in Calgary’s real estate market grew by double digits in almost all sectors in June compared to the same month last year, according to recently released figures from the Calgary Real Estate Board (CREB).

“We had a strong June compared to last year, but it is difficult to compare them because last June was not normal because of the flooding,” says CREB president Bill Kirk. “Only 1,900 homes were directly impacted by the flood – that’s not a significant number when compared to how many homes there are in the city – but it did affect the June market.”

The total combined single-family and condo sales in the city of Calgary for June totalled 2,670, a 15.8-per-cent increase over June 2013’s 2,306 sales, however it was down 9.4 per cent from May’s 2,948 sales.

Single-family home sales in Calgary in June were 1,769, an 8.5-per-cent jump over the 1,630 sales recorded during June last year, but a 12.7-per-cent decline from May’s 2,027 sales.

Meanwhile, condo apartment sales in Calgary reached 474 in June, up 32.4 per cent from the 358 tallied in June 2013, but a 7.2-per-cent decrease over May’s 511. Condo townhouse sales in the city of Calgary totalled 427 in June, a 34.3-per-cent hike over the 318 sales that occurred in June 2013, and up four per cent over May’s 410 sales.

“Typically our market slows slightly in the summer so it’s not surprising to see a drop in sales from May to June,” Kirk says. “But it will be interesting to see what will happen in July and August, which tends to be slower, because our increased levels of sales indicate there is still pent up demand for homes.”

New single-family listings in June were 2,597, up 21 per cent from 2,146 in June 2013, but down 11.9 per cent from May’s 2,947.

Meanwhile, the number of new listings in the condo apartments market in June was 712 – up a whopping 45.3 per cent over the 490 recorded in June 2013, but down 11.4 per cent from the 804 new listings in May. In the condo townhome market, the new listings added in June hit 505, a huge 39.5-per-cent jump over June 2013’s 362, but a 12.3-per-cent drop from May’s 576.

“There is still a tight single-family market, and there has been all year,” he says. “We saw a jump in new listings added in June compared to June last year, but there were more listings in the $500,000-plus price range; the $300,000 to $500,000 range remains tight so it’s fairly competitive.”

And, with a lack of single-family listings in the lower price range, more people are turning to the condo market.

“About 33 per cent of the sales in June were in the condo market; that’s a large chunk of our real estate sales, so I’d say the condo market has really matured,” Kirk says.

The big news in condos is the apartment-style benchmark price reached a new high in June, and the townhouse-style benchmark price is inching closer to its previous records.

The single-family benchmark price in June was $509,700, a 10.9-per-cent jump over June 2013’s $459,700 and up 1.1 per cent over May’s $504,300.

The condo apartment’s benchmark price in June was $299,700, a 13.5-per-cent increase over the $264,000 posted in June 2013, and up 1.4 per cent from May’s $295,400.

Meanwhile, condo townhomes benchmark price hit $326,000 in June, a 10.5-per-cent gain over last June’s $295,000 figure, and a 1.4-per-cent jump over the $321,400 tallied in May. “We’re still, as a major city, an affordable city, but our prices are moving upward because of the demand,” Kirk says.

Moving made easy Tips to save time and trouble

M

oving comes with a mix of emotions that can be overwhelming. You may feel excited to live in a new home, but getting all your possessions moved can be stressful. The key to a smooth move is staying organized. Follow this simple time line and heed a little valuable advice to make your move quick, easy, organized and stress-free!

THREE TO FOUR WEEKS PRIOR TO MOVING DAY

1. Estimate how large a rental truck you’ll need. In general, allow 150 cubic feet of truck space for each fully furnished room. For example, a 12-ft . truck offers 450 cubic feet while a 26-ft . truck offers 1,400 cubic feet for your items.

2. Get the packing supplies you need. Save time by ordering your moving supplies like boxes, labels, bubble wrap and packing tape online well in advance. Sometimes you can collect boxes at work or ask your local grocery store if they have any you may have.

3. Start packing. Begin with out-ofseason and non-essential items.

DIRECTIONS:

In large skillet over medium heat, sauté onions in oil until caramelized, about four minutes. Add mushrooms and sauté until tender, about two minutes. Let cool.

As an appetizer, snack or main course, sliders are a fun twist to the traditional hamburger. Easy to hold and dunk in condiments, sliders in their many variations make great party food. Try this mouth-watering recipe:

Why mortgage rates vary from lender to lender B Y A LY S S A R I C H A R D

O

ver the past few months, we’ve seen mortgage rate wars continue in Canada as different lenders all tried to get a bigger piece of the spring real estate pie. First, Investors Group offered a three-year variable rate of just 1.99 per cent. Then Scotiabank dropped its five-year fixed rate down to 2.97 per cent, which was the lowest among the big banks. Finally, on ratehub.ca, we saw five-year fixed rates vary from 2.99 per cent in Quebec to 2.84 per cent in British Columbia.

It seems odd that lenders can all offer such different rates, right? I mean, if five-year fixed mortgage rates are driven by five-year government bond yields, how is it possible for mortgage rates to vary from lender to lender – especially from province to province? As it turns out, the answer is fairly simple.

Individual lending institutions set their rates based on what their profit objectives are, how much competition they have, and what their marketing strategy is. We’ve seen how this works on a national level, when one of the big banks launches a new low rate before the other big banks, so they can get some press and gain a little more of the market share.

On a provincial level, though, we often forget how many credit unions and small lenders exist in only one province.

And if a small lender in one province sets a new low rate, there’s no reason for small lenders in other provinces to follow suit because they are not direct competitors.

Finally, on a city level, it can also become a classic case of supply and demand. For example, in a city such as Calgary, where there’s a greater demand for housing and thus mortgages, there’s a need for lenders to supply the lowest mortgage rates so they can compete for a portion of the market share. However, in comparison to somewhere like Yellowknife, where there are significantly fewer people, homes and real estate transactions, and buyers have fewer lenders to choose from, so lenders can charge higher interest rates.

On top of the role lenders play, you also need to consider what the mortgage brokers who work with each individual lender choose to do with their commission. Some brokers keep the full commission, and others decide to split it with clients in the form of a lower rate.

What does all this mean for you? If you’re thinking of buying a home, don’t just walk into your bank and immediately accept the rate offered. Consult a mortgage broker, who can find the best mortgage rate and product for you.

f you’ve ever considered doing a renovation project in your home, you’ll not want to miss the opportunity to hear from one of Canada’s top reno and construction experts when he comes to Calgary this fall.

Bryan Baeumler, host of HGTV’s hit show, Leave it to Bryan, will be a guest speaker at the Calgary Home + Design Show, which runs Sept. 18 to 21 at the BMO Centre.

We caught up with Bryan and got the scoop on renovations, his show and more.

"I wish more people would start seeing the value in a well built, efficient and healthy home over a well decorated home. To me, that’s way more valuable."

Q: On your show, Leave it to Bryan, you have to choose between three different reno projects the homeowners want. What criteria do you use to help you make your final decision?

A: I always have to balance the wants of the family with the needs of the house itself (i.e. structural, mechanical, etc.), how long they plan to stay in the house, what the neighbourhood/ area trends are, and of course, their budget!

Q: What are the most requested renovation projects on the show and why?

A: Usually it’s kitchens, bathrooms and basements . I think most people assume that these renovations will add the most value.

Q: Do you see any new style trends that people want for their home reno projects?

A: The beach house theme seems to come up a lot. People want light and airy finishes. The days of the dark floors and heavy furniture may be numbered.

Q: What are the most popular reno projects to tackle during the summer?

A: The summer always opens the door to exterior renovations, but nothing is off limits.

Q: You’ve done a ton of renovation projects. Which one do you think gives you the best return on investment?

A: That’s a tough one to answer. I think it’s really specific to each house. But, I wish more people would start seeing the value in a well built, efficient and healthy home over a well decorated home. To me, that’s way more valuable.

Q: You’re a guest speaker at the Calgary Home + Design Show. What are you speaking about?

A: I’ll be talking about some of my experiences working

both on and off the show, how I got started in the business (both construction and television), how to avoid getting yourself in over your head when tackling a renovation at home, and taking a lot of questions. My topics often vary depending on the crowd!

Q: Have you filmed a Leave it to Bryan show in Calgary or done any renovation projects in Calgary?

A: I haven’t yet, but I’d love to one day! The truth is, it’s hard to travel around too much with my tool belt, my wife Sarah, my four kids and a film crew!

ational recreational property sales and listings have rebounded from a slow start to the season caused by the late spring and cold winter experienced in many markets throughout the country, according to the Re/Max Recreational Property Report. While there are nuances and specific attractions that define local markets across the country, a number of broad national trends have been observed:

BUYER PROFILES Two groups of buyers are driving the majority of recreational property sales in Canada – families with younger children, who have built up equity in their primary residence and are using that money to purchase a vacation property; and near or recent retirees who have purchased a recreational property with a plan to use it as a primary summer residence and launching pad for winter travel.

RESIDENTIAL SPILLOVER Canada’s hot residential real estate market in urban centres has had a spillover effect on recreational property sales. This is particularly true in markets within a two-hour drive of large urban centres, where price appreciation has allowed homeowners to use equity gains in their primary residence to purchase a second home for recreation.

EVOLVING USE In the past, properties were largely used for weekend getaways and a week or two of summer vacationing. Today many are buying a property from which they can work throughout the summer, and a majority now see their recreational property as a four-season vacation option, rather than just a summer retreat.

CMHC INSURANCE CHANGES While some potential recreational buyers may have

been discouraged by the Canada Mortgage and Housing Corp.’s decision to eliminate insurance on second mortgages, little to no material impact has been witnessed from this change. There are many options available for financing and insuring mortgages on a second property.

Recreational property markets across Western Canada have been experiencing healthy activity. Consumer confidence is high and motivated buyers are seeking out their dream vacation homes, with some markets reporting the most activity seen since the recession.

A weaker Canadian dollar has also prompted buyers to remain in Canada rather than buying south of the border.

“We see momentum in recreational property sales, especially near urban centres where local residents have experienced several years of economic growth,” says Elton Ash, regional executive vice-president, Re/Max of Western Canada. “This year we are 46 • ResaleHome&CondoGuide | Volume14 Issue08

seeing the effects of buyer confidence in some regions thanks to built-up equity gains and strong job markets across the West.”

In Alberta, both Canmore and Sylvan Lake have remained popular with affluent cottage buyers looking for four-season use of properties located in close proximity to national parks and world-class ski hills. Demand in Canmore has led to limited inventory for threebedroom single-family properties for less than $1 million. Current typical buyers are comprised of professionals working as geologists, engineers and executives in the oil industry. This is a new trend building on the existing demographic of retiree buyers.

Recreational property markets in British Columbia saw renewed confidence stemming from last year’s modest price increases. This followed a period where recreational property in some B.C. markets witnessed price depreciation following the 2010 Olympics.

British Columbia’s mild climate, culture and active lifestyle activities continue to be a significant draw for potential buyers, who are attracted to areas such as Salt Spring Island and Shuswap, which are known as rich cultural hubs with vibrant artistic communities and music festivals.

The Okanagan Valley, known for its internationally renowned wineries, is also seeing an increase in buyers from Alberta with new direct flights from Fort McMurray.

Tips for

taging a property in preparation for the current real estate market is more important than ever. Potential buyers are very savvy and have high expectations when they are purchasing a home. They can research any property from anywhere, whether they’re sitting in the comfort of their living room or taking public transportation home from the office. Recently, I was out for dinner with my husband at the local dinner theatre and the couple sitting in the booth beside us was actually looking at and discussing properties while having their dinner.

We need to take special care in how we present our homes to potential purchasers.

Let’s begin with surrounding yourself only with the things you love. This rule should apply whether you are selling or staying in your home. I visit so many homes in

which one or another of its occupants does not like a particular piece of furniture in their home. Often it is painfully obvious to an objective outsider like me, because it is the one thing that looks nothing like all the other things in the space. Sometimes it is a dining room suite complete with a china cabinet that came from Grandma Gertrude, or a futon the husband had when he was a bachelor and can’t let go of. Often the client is so accustomed to having the offending furniture that they no longer “see” it anymore. They just never go into that room.

The best way to eliminate these hated pieces of furniture is to offer them to another family member who may actually like the piece, and if you can’t find someone who likes it, donate to charity. There are a couple of charities that will actually pick up large furniture, like Habitat for Humanity and Women in Need, though they need some notice. Value Village will pick up smaller household items, and all will take clothing. Aside from clearing out clutter, it feels great to donate to charity.

Having a professional stager come in for an hour-long consultation can give you a starting point to the selling process. We offer suggestions about editing and eliminating excess furniture, artwork and accessories from each room, allowing the property to show at its best.

Beginning with the exterior, stand at the curb and look at your home and yard. Are the flower beds weeded? Do you see dead branches on the bushes and trees? Are the Christmas lights still up? Does the house need to be pressure washed, or the trim painted? Remove the mat at the front door if it says “Welcome to Our Home” or has the family name on it. I even went to a property whose front door mat said “Go Away,” I thought it was hilarious, but I was not there to purchase the property.

Okay, so now we are inside the front door. It is imperative that the house smells great with no offending odours from cooking, smoking or pets that assault the buyer when they enter. Having too many fruity-smelling room fresheners is also not ideal, as they often just cover up bad odours but do not eliminate them.

There is an awesome product available called “Air Sponge” that comes in a small plastic container. You simply remove the lid and hide it, and it will absorb odours instead of masking them. It may take several, but these are amazing. The property must smell clean and fresh because we really want the buyer to linger, maybe have a seat in the dining room and imagine themselves living there. If they are offended by the smell they will never offer to purchase the property.

Paint is the next step. Touching up any paint chips and minor cracks is very important. If these imperfections are left untouched, it gives the house a feeling of neglect. Walk around each room with post-it notes or painter’s tape and

mark the walls, trim and ceilings. Bathrooms sometimes need the ceiling painted, as they discolour easily from steam and moisture.

A dark-painted powder room on the main floor adds a small dose of drama and will give the buyer something to remember about your property, and if they don’t actually like it, it’s an easy fix.

Selling a home is an emotionally charged venture. Hiring a professional stager will help with the transition of letting go. Packing up and editing “stuff” is very helpful to begin this process, and don’t forget to involve the kids. Most of the time they want to help too.
