It’s great news if you’re in the market for a new home and mortgage, but how long can this last? Experts predict interest rates will stay put until later this year, but don’t take their word for it. If you’re considering buying a home, get pre-approved for a mortgage while rates are still low. This locks you in at the current low rate for up to 120 days while you shop without the worry of rate increases in the short term. Aside from that peace of mind, do your due diligence and get the financial facts before you sign on the dotted line. Canada Mortgage and Housing Corp. offers some tips to help you manage your mortgage: » Calculate what you can afford. Your monthly housing costs (mortgage principal and interest, taxes and utilities) shouldn’t exceed 32 per cent of your gross monthly income. Your entire monthly debt load (including housing costs, car loans, credit card payments, etc.) shouldn’t exceed 40 per cent of your gross monthly income. » Don’t spend the maximum you can afford. Set aside some savings for a rainy day. » Choose the shortest amortization period possible. This will increase your monthly payment amount, but can also save thousands in interest payments over the life of your mortgage. » Stress-test your mortgage at a higher rate. If you can still afford to make all your payments if your interest rate was two, three or four per cent higher, you’re sitting pretty when rates do finally rise.

Packing tips

to make your move a little easier ❏ Gather boxes in all sizes.

❏ Label boxes containing fragile items with large red lettering.

❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding.

❏ Place china in plastic bags and stack plates upright on their sides, not flat. ❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home.

❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Reinforce the bottom of boxes with extra tape for added strength. ❏ Label each box with the name of the room in your new home where it should be placed.

❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline, and ammunition.

❏ List the contents of the box on the side of it.

❏ Pack a bag of personal items you’ll need during the move (change of clothes, toiletries, medicine, maps, food and drinks). Keep it in an easy-to-find place when you pack.

Spring sees growth

in new listings, prices and sales B y H e at H e r r ya n

algary’s real estate experienced growth in new listings, prices and sales with the arrival of the spring market, according to recent figures released by the Calgary Real Estate Board (CREB). “We are well into a spring market with good activity both with sales and listings,” says CREB president Bill Kirk. “We’re seeing signals that our spring market will be a bit more robust in the single-family sector and we’re hoping to see more sales in single-family, especially in the $280,000 to $410,000 range that would allow our market to serve more people in any price range and any lifestyle.” The total combined single-family and condo sales in the city of Calgary in April were 2,545, a 7.1-per-cent jump over the 2,377 tallied in April 2013, and a 2.4-per-cent increase over the 2,485 sales in March. Single-family home sales in the city of Calgary in April were 1,736, an 8.1-per-cent hike over April 2013’s 1,606, and up 2.1 per cent from March’s 1,699. Meanwhile, condo apartment sales tallied 449 in April, up 4.7 per cent from the 429 recorded in April 2013, and a fraction higher than the 445 sales tallied in March. Condo townhouse sales totalled 360 in April, a 5.3-per-cent hike over 342 sales in April 2013, and 5.3 per cent over 341 sales in March. “Sales growth in the single-family market actually was ahead of condo sales for the first time since the start of the year, and people are seeing more choice in the singlefamily [sector] with the rise in new listings,” Kirk says. “Although the single-family market continues to record declining listings for product priced below $400,000, and especially in the $200,000 to $300,000 range, people are virtually looking at condos now,” he says. “The good news in April was the 7.4-per-cent increase in new listings in the singlefamily market because it reverses the trend we’ve seen since the start of the year, which had been a general decline in the number of single-family listings. “It could be because of the spring market, which typically sees more people put their 20 • ResaleHome&CondoGuide | Volume14 Issue05 

homes on the market, or it could be that sellers didn’t see sufficient price gains until now to encourage them to sell.” The number of new listings added in the single-family market in April was 2,584, up 7.4 per cent from April 2013’s 2,406 listings, and a 14.9-per-cent increase over 2,052 listing in March. The number of new listings of condo apartments in April was 684, up 11.2 per cent from the 615 new listings in April 2013, and up 2.9 per cent over the 664 in March. In the condo townhomes market, the number of new listings in April was 486, up 7.1 per cent over 454 in April 2013, and a 6.4-per-cent increase from 455 in March. “April was the first time we saw single-family listings rise, but they are still relatively low,” Kirk says. “Listings in our condo markets continue to increase, with more coming on, and we hope to see the same happen in the single-family market.” He notes the growth in single-family listings in April was mostly due to gains in the $500,000 to $999,999 range, “which we’re glad to see because we certainly have demand for homes in that price range.” Price gains continued across all market segments in April. The singlefamily benchmark price in April was $496,700, a 9.7-per-cent increase over April 2013’s $452,900 and up 1.2 per cent over March’s $446,500. Condo apartments benchmark price in April was $291,700, an 11.6-per-cent hike over April 2013’s $261,300, and up 1.5 per cent from March’s $287,200, while condo townhomes benchmark price hit $316,700 in April, a 5.3-per-cent increase over April 2013’s $288,900, and up 1.1 per cent over March’s $313,100.

moving horror story

W

hen buying a home, you likely will consult with a team of trusted professionals – a mortgage broker, lawyer, a realtor, and a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. The following example is an experience that is all too common. So is the lesson learned – unfortunately, the hard way. A while back I contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, well-known companies and smaller, independent ones – I selected a moving company based in the area where the pick-up was to take place. We agreed on price ($350) and time, and I was very clear that the move would involve an out-of-town destination. All details were confirmed in a

“contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately they began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. Here are tHe lowligHts of wHat Happened next:

1 The harsh winter did not dampen housing activity 2 low inventory and immigration are fueling the red-hot sellers’ market Calgary experienced a red-hot seller’s market in the first two months of the year, with listings 30 per cent lower than where they would be in a balanced market. A total of 2,393 new listings were posted in January, down four per cent year over year, but February and March saw a slight uptick in inventory. New listings increased 1.5 per cent year over year in February to 2,711, while 3,319 new listings were recorded in March. Despite inventory increases, Calgary is expected to remain in a seller’s market. There were 3,233 active listings at the end of March, which is 19 per cent lower than the same time last year. Low listings and high demand resulted in Calgary listings taking an average of 34 days to sell in March. Multiple offers are commonplace and tight inventory has also created a domino effect for sellers trying to find a new property before listing their own. Many are finding this challenging, which has further delayed new inventory from entering the market. With a population of over 1.1 million and more than 30,000 new immigrants every year, current inventory levels are not keeping up with buyer appetite. Calgary’s rental market remains very tight and is doing little to satisfy demand for housing. Rental vacancies are hovering around one per cent, motivating people to buy rather than hold off from entering the market. The average Calgary home price was $484,918 at the end of March, an increase of five per cent year over year. Upward price pressure continues to be driven by inventory, low interest rates and a robust job market. Economic optimism is high, thanks to demand for skilled labour and prospects surrounding key pipeline projects. Skilled workers are flocking to Calgary from countries around the world, with many new residents looking to purchase property.

Does money buy happiness?

f it’s such common sense to only spend what you can afford, why do so many people spend money they don’t have – use credit, in other words – to buy things they want? Think about it for a minute. Why did you whip out your credit card and pay for that meal in a restaurant? Why did you buy that big-screen TV on a buy-now-pay-later program? Why did you use your line of credit to pay off your credit card? People want to maintain lifestyles they can’t afford. Whether it is the social pressure to conform, our own sense of entitlement, or a disregard for the potential risk we place ourselves in when we use credit to buy stuff, we’re delusional. There are actually people who believe that using credit is “normal.” Their parents did it, their brother’s doing it, so is their best friend. In fact, most of the people they know are doing it. People have to drive the right car, go on a cruise, have new leather furniture, watch a high-definition big-screen television, dine out three or four times a week, or consume store-bought coffee every day. And they’re willing to exchange hours, days, months, years of peace of mind for the momentary high that comes with the new acquisition. Whazzup with that? Social pressure to conform isn’t in your imagination. It’s real. But if you submit to the pressure, then you need to accept that you’re creating a miserable life for yourself. It’s only a matter of time before the piper comes a’knocking. One way to gain some perspective is to ask yourself what it is you really want in life. If you only had six months left on this sweet earth, what would you want to be doing? Would you be shopping for new furniture? Would the kind of car you drive really make a difference? How about the handbag you have slung over your shoulder?

I often talk to my daughter, Alex, about how important it is to live a worthwhile life – a life that brings challenge and love, that allows you to share, to laugh, and to be happy. What are the things that make your life worthwhile? And what are you doing to put more of that into your life? Want a great book to read on happiness? Read The Happiness Hypothesis: Finding Modern Truth in Ancient Wisdom by Jonathan Haidt, associate professor of Psychology University of Virginia. Terrific book. Lots of great ideas on what makes us happy and what you can do to be happier. If you love your life (as opposed to your stuff), relish the time you spend working, look forward to seeing the people you love, and feel as if you’re making a difference, I don’t think the kind of car you drive, whether you have a big-screen TV, or how often you eat in a fancy restaurant will mean much. If you can focus on creating the life you want, taking small steps to achieve your goals and finding a way to laugh while you’re doing it, I’m willing to bet you won’t even miss your credit cards. As Haidt says, “Happiness is not the shallow state of feeling pleased and chipper all the time. Happiness is the state of a human being that has achieved cross-level coherence within herself, and between herself and the people, challenges and institutions around her. Happiness comes from between.”

oday’s home inspector is the Sherlock Holmes of real estate. Like Sherlock, an inspector will look for clues. This sleuth’s primary purpose is to assess the quality of the build, find problems with it, share their observations with you – the client – and offer you some direction (a maintenance schedule, if not repairs). Their report will provide you with a valuable and essential education about the home you are about to purchase, and may dissuade you from making an offer, or leave you with peace of mind.

WHO DUNNIT?

Home inspections are most often ordered and paid for by the homebuyer. A satisfactory inspection is a common condition in an offer to purchase. The buyer can choose to proceed with the deal or cancel it, based on what they learned from the report. Such clauses are only there for the buyer’s own benefit, and only they can decide if they like the results of the report or not. On occasion, a buyer will order an inspection before an offer has been tendered. This may occur in a situation where all offers are being held off until a certain date – and in these cases, there is time before that date for the buyer to get a home inspection and report. An offer without a condition for an inspection may be more appealing to a seller than one with the inspection clause. RED HERRING!

Some sellers opt to order their own inspection report before putting the home up for sale. In this case, potential buyers can review the seller’s copy and opt not to order their own. This practice tends to promote offers without the condition for an inspection, which is one less way for a buyer to walk away from making a deal. Make sure that this inspection is done by a reputable firm, and do background checks to make sure the conclusions were not falsified. 40 • ResaleHome&CondoGuide | Volume14 Issue05 

There is no story without mystery. Some issues are quite obvious to most casual observers – an odd smell, or water stains on the carpet, ceiling or drywall. Others are mere invisible crumbs to a naked, untrained eye. A traditional home inspection takes around three hours. Unlike Conan Doyle’s novels, there is no surprise ending. At each stage of the investigation, your inspector will point out their observations to the buyer – positive or negative. All findings are summarized and documented in the report. The inspection report serves as a great reference for any maintenance a buyer budgets for each year. An inspection may be the deciding factor in what price a buyer will ultimately settle on, or a key reason to walk away from a deal.

These can identify everything from minor heat loss, to major moisture issues behind perfectly painted walls and fancy new hardwood f looring.

I

n my 10 years as an editor of real estate publications, I have picked up a few things. Get pre-approved for a mortgage. Don’t buy beyond your means. Choose your location wisely. I’ve read this same advice time and time again, reiterated by various columnists and experts. I’ve even written a few articles myself on these subjects. But when it comes to learning, nothing beats first-hand experience. Having recently bought and sold a home, one thing I’ve discovered is that it’s always better to learn from someone else’s mistakes rather than your own.

In our hunt for a home, my husband and I came across some interesting scenarios worth sharing. With a whole year of open houses under our belts before putting our own house on the market, we quickly learned how not to attract buyers. In the “dog house.” My family’s beloved yellow Lab, Fred, holds a special place in our hearts, but I know not everyone feels the same way about house pets. Some people have allergies, some have phobias, and others just don’t care for them. My husband and I visited an open house with a pretty living room, a renovated and updated kitchen, and a large garage – perfect! But wait, what’s that noise? A pair of howling dogs crated in the garage were making their presence known to everyone who walked through that front door, and probably to everyone within a five-mile radius! After enduring 10 minutes of incessant barking, we couldn’t get out of there fast enough. Lesson learned Before opening your home to potential buyers, neutralize it of anything questionable. This includes the lingering aroma of last night’s fish fry, the remnants of that do-it-yourself cheese-making experiment and every indication of pets. Even seemingly insignificant things can be enough to influence a prospective homebuyer’s decision – consciously or subconsciously. When in doubt, take it out.

Our home is your home? It’s not mandatory that the sellers vacate the home for an open house, but it’s a good idea. You’ve heard that prospective buyers can have difficulties picturing themselves living in your house if they see your family photos on display. Well, that goes double for seeing you in the flesh. We went to an open house and there were the homeowners, drinking coffee with their feet up in their living room – not ours. We felt like intruders. Lesson learned Typically an open house lasts for only about two hours. Go for a walk, go out for lunch, go to the grocery store. Just go! Dumping ground I actually went to an open house where I found a filthy toilet brush, dirty rags and a slop bucket stashed in the shower. Unfortunately for the sellers, this shower was enclosed in glass and thus, made a poor hiding place. “Gross,” I thought. I didn’t need to see any more. Speaking of “dumps,” there’s a house in my area that has been on the market for more than a year. It’s not a bad looking house, so what’s the problem? Maybe it’s the slightly high asking price, or perhaps its lack of saleability has something to do with the totalled car parked in the driveway, dripping oil, its bumper dangling by a thread.

urb appeal� is what realtors and stagers refer to when describing the exterior of a property. In order to achieve this type of appeal, there are several very practical but often overlooked chores that must be completed. Stand at the front of the property, best from the other side of the street because from there you can see the entire frontage. Look at each section of the yard objectively. Perhaps invite a friend who will give you an honest opinion, then be prepared for their honesty because sometimes it can be hard to hear.

Begin at the edge of the yard and work your way in. Is everything clean and neat? Does the grass need to be edged? Are there dead patches of grass that need re-seeding? Is the sidewalk in great shape with minimal cracks, heaving or broken bits? All of these issues should be addressed if possible. How do the flower beds look? In the summer, they need to be neat and weed-free. In the spring and fall, they need to look tidy and free of dead and dry plants. Flower pots are fantastic as long as they are thriving and the pots are a good size. Having one large-scale pot is preferable to several small pots that often just look cluttered and busy. The large pots provide a big impact, and often it just takes one to do the job. In the winter, please don’t put silk or plastic plants on the front door step. If the real plant would not actually make it through an hour of below zero

temperatures, this just look ridiculous. The plastic cedar trees look fabulous but adding silk ivy around the bottom does not make sense. And, don’t leave silk trees out on the deck because you don’t want them inside anymore either. You’re not fooling anyone. Limit the seasonal decorations as well if you are selling your home. I know the kids love the giant inflatable snow globes in the front yard, but it can be too much if there are five or six of these colourful, glowing contraptions. The same principal applies to the Christmas lights. Remove the lights

the first warm day in early spring. There is nothing more depressing than driving by a house in June that has those dangling icicles hanging there. We have now made it to the front door. Many people like to have a wreath hanging on the door. Often these wreathes are lovely, but just be careful that they are the right size for the door. Too small just doesn’t look right, and the seasonal advice from above also applies here. If Easter is over, so is the pastel-coloured egg wreath.

Having a little seating area near the front door is very nice as long as it doesn’t crowd the doorstep. This is where the tiny pots and the frogs in various leisurely positions can also be a problem, as they are a tripping hazard and create visual clutter. Let’s visit the backyard now. This area needs to invite the potential buyer to imagine themselves having a relaxing evening with friends and a beverage or two. The flower beds and grass back here need to be well-tended, just like in the front yard. If there is snow on the ground, it needs to be cleared so the potential buyer can wander the yard and visit the garage. The backyard can be as important as the interior of the property as far as encouraging the interested buyer to linger. Staging both the inside and the outside of a property is all about creating a “feeling.” A professional stager’s job is all about getting the potential buyer to wish to remain in your property – maybe sit down in a deck chair and enjoy a moment in the sun.
