he decision to sell a property is a major one and should be done in a responsible and strategic manor. The purchase and eventual sale of a home is for most of us the largest single investment we make. When we choose one house over another when searching for a home it is always an emotional decision. We have walked through each room and imagined living there, perhaps starting a family or envisioning the renovations you would like to do to make it your own. The process of selling needs to become the complete opposite.

Having an emotional attachment to the property can make the selling a very difficult step to make. This is an analogy I frequently use when meeting a reluctant seller: when we decide it is time to trade in or sell a vehicle we take all the “stuff ” out. The tissue box from the back window (how do we get at that when we need it anyways?), the snow brush from the back seat that is still there in July (you never know!) and the empty water bottles that are stuck under the seat. Then we clean all of the surfaces and vacuum and maybe even shampoo the carpets. Now the vehicle is ready so we can get as much money as possible. This exact same process needs to occur in order to get a home ready to sell.

We begin by removing all items that are considered personal. These include family photos, certificates and diplomas and collections, especially if they have value whether it is intrinsic or sentimental. This is the first step that can help a seller become less emotionally invested in the property. When a potential buyer comes into your home they should leave there knowing nothing about you or your family.

The next part of this journey is eliminating excess stuff. Each space needs to be looked at objectively. When selling a house you are selling square footage so the floor and walls need to be seen. If there is too much furniture or artwork in a room it can be overwhelming. The buyers need to be able to see the floor in every room including closets and pantries. Pack away all seasonal clothing and footwear. If you have a friend or family member with a little space you can borrow to store excess items until you sell that is ideal. Many sellers fi ll up the basement or the garage with this stuff creating the same problem in a different space. If this is not an option use boxes or bins that are the same and stack in a neat and orderly way. This is a great opportunity to also decide with every item you pack if it is necessary. Perhaps it can be donated to charity, sold at consignment or given to a friend. Every single item we have in our homes should be there because we love it. If we are not able to say that it should probably go to someone that would value it. I have been in many homes where the homeowner tells me they have a piece of furniture that they do not care for but are keeping it because it came from Aunt Martha. I suggest if this is your dilemma perhaps offering it to another family member so it can remain in the family. If no one in the family wants it either there is also the choice of selling it to someone that will love it and using the proceeds to purchase something you do like.

So, now all the personal and excess stuff is gone and now it is time to clean. It is so much easier with less of everything in every room.

Lastly, paint. Paint is a relatively inexpensive way to make a huge impact.

Everyone has watched the television programs where the professionals neutralize everything, everywhere. Sometimes this is necessary and sometimes not. I love it when a powder room or a bedroom is painted a fabulous colour because it can

Packing tips

to make your move a little easier Gather boxes in all sizes from friends, neighbours and stores.

Collect cushioning materials like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper and newspapers to use as padding inside boxes.

Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors.

Reinforce the bottom of boxes with extra tape for added strength.

Label each box with the name of the room in your new home where it should be placed and unpacked.

List the contents of the box on its side.

Number the boxes and keep a list of which boxes go in which room in your new home.

Label boxes containing fragile items with largered lettering.

Place china in plastic bags and stack plates upright on their sides, not flat.

Pack your TV, stereo and computer in their original boxes whenever possible.

Keep boxes to 50 pounds or less.

Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition.

Pack a bag of personal items, including toiletries, medicine and a change of clothes. Keep it with you.

This involves a locksmith taking out the cylinder of your lock, changing the key pins and cutting new keys for the family.

Calgary Named best place to live in Canada

F

or the first time, Calgary has earned the top spot in the large city category in MoneySense magazine’s annual “Best Places to Live in Canada”, a ranking based on such factors as housing, employment, crime, and household income.

High incomes and an abundance of jobs fuelled by the boom in the energy sector are among the reasons for its big jump to the number one spot, which was previously held by Ottawa.

And not only is Calgary the number-one large city, it takes the top spot overall among all 200 small, mid-sized and large cities on the list, knocking off three-time champ, Ottawa, which dropped to number six.

“Calgary’s climb to the top of Best Places to Live highlights how well the West did overall in the rankings,” says Jonathan Chevreau, MoneySense editor. “This year, with the addition of the separate rankings in categories for small, medium and large cities, MoneySense is able to provide Canadians with even more comparative information they can use to make a smart decision about where to live, raise children and retire.”

Among other Canadian cities: Toronto jumped from 47th spot last year overall to number 28 this year, largely due to the city’s healthy population growth. Fredericton, NB dropped to number 78 from number seven because of slipping incomes and higher home prices. Kelowna, BC moved up to number 76 from number, in large part to the improved unemployment rate.

First-time buyers expect to spend $300,000, with average down payment of $48,000: BMO Home Buying Report

ccording to the BMO First-Time Home Buyer’s Report, the average amount Canadians planning to buy their first home in the next five years plan to spend is approximately $300,000, with an average down payment amount of $48,000 (16 per cent).

The report also revealed: › On average, first-time homebuyers expect to be mortgage free in 20 years, with 20 per cent estimating it will take between 10 and 19 years › Those planning to enter the real estate market for the first time are twice as likely to choose a fixed rate over a variable rate mortgage (46 per cent versus 20 per cent) › Furthermore, first-timers who expect interest rates to stay the same or decrease over the next five years, still prefer fixed rate over variable rate mortgages (39 per cent versus 23 per cent)

“Buying a home is one of the most important financial decisions

one can make,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “It’s crucial that those planning to enter the market are well prepared – not only to manage their costs, but also to pay off their mortgage as soon as possible. Determining what your mortgage payments and overall costs of home ownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.”

Average Spend on First Home $300,000

Parsons adds that it is encouraging to see that buyers say they are in a position to pay down their mortgage in 20 years or fewer. “Homebuyers can shorten that timeline further by choosing a shorter amortization and taking advantage of accelerated payment options.”

According to the report, two-thirds of first-time buyers (66 per cent) say the latest changes to mortgage regulations – which included reducing the maximum amortization for governmentinsured mortgages to 25 years from 30 years – have not affected their buying timeline, while one-in-five (19 per cent) say they will have to wait longer before buying as a result.

“A shorter amortization is the most responsible approach to home financing; it’s something BMO has been encouraging their customers to consider for years, as it means becoming debt-free sooner,” says Parsons.

Additional findings include: › Six-in-10 (63 per cent) first-time buyers have made cutbacks to their lifestyle to save for their first home, with just one-in-four (27 per cent) expecting their parents or other family members to help them pay for their first home › The majority (59 per cent) of first-time buyers have had to hold off buying their first home because of increasing housing prices › The same number (59 per cent) wish they had bought their first home five years ago.

Calgary’s single-family benchmark

algary’s real estate market rebounded from slow sales growth in March to bloom in April, according to the latest figures release by the Calgary Real Estate Board (CREB).

Sales of single-family homes in the city of Calgary in April were 1,611, an 8.1 per cent jump over the 1,480 sales recorded in March and two per cent higher than the 1,580 sales in April 2012.

Condo sales shot up in the city of Calgary in April in both month-to-month and year-to-year comparisons.

Condo apartment sales were 429 in April a 19.1 per cent hike over March’s 347 and up 22.2 per cent over April 2012’s 351, while condo townhouse sales totalled 341 in April, a 17 per cent jump over March’s 283 and up a whopping 27.2 per cent over the 268 recorded in April 2012.

“There was really good activity in April in all areas,” says CREB president Becky Walters. “In the single-family market we’re really seeing it move to a sellers market as inventory levels remain lower than average and benchmark prices reach a new high of $452,900, higher than the peak that was reached in 2007,” she says.

“We’re looking at a more expensive single-family market so people who are looking to purchase are choosing other options such as the condo market, which saw a greater increase in sales, and surrounding towns because of the affordability factor.”

With a sellers market, Walters says, “if a buyers finds something they like, they should move on it. I don’t think we’ll see a repeat of the pent up demand we saw in 2006 and 2007, but I suggest to buyers to be prepared when they go out house hunting. Have a preapproved mortgage, because chances are if you like it someone else will and you might get it if you can move forward faster.”

While the number of new listings increased in year-to-year and month-to-month comparisons in all markets in April, the

number of total active listings saw double digit decreases.

In the single-family market the number of new listings added in April in the city of Calgary were 2,408 a 5.4 per cent gain over April 2012’s 2,284 and seven per cent higher than March’s 2,239. However, the total active listings in April were 2,977 down 15 per cent from the 3,501 in April 2012.

The number of new condo apartment listings added in April was 614, up 3.2 per cent from April 2012’s 595 and an 8.8 per cent jump from March’s 560, but the total active listings in April were 871, down a huge 24.7 per cent from April 2012’s 1,157.

Meanwhile, the condo townhouse new listings added in April was 454, up 26.1 per cent from April 2012’s 360, and a 13 per cent boost over March’s 395, however, the total active listings in April was 518, a 15.4 per cent drop from April 2012’s 612.

“The increase in inventory in April is pretty seasonable, we typically see more homes come on the market as people try to target moving into a new home by the end of the school year,” Walters says. “But we usually see that increase a month or two earlier and we didn’t get that this year.”

The lack of inventory is also putting more pressure on housing prices. The single-family benchmark price in April was $452,900, a 7.3 per cent jump over April 2012’s price of $422,000, and a 1.4 per cent gain over March’s $446,500.

Condo apartments benchmark price in April was $261,300, a 7.4 per cent jump over April 2012’s $243,400, and a 1.4 per cent gain over March’s $257,700, while condo townhomes benchmark price hit $288,900, a 4.5 per cent hike over the $276,400 recorded in April 2012, and up slightly from March’s $286,800.

“We are seeing more gains in housing prices and Calgary is leading the marketplace in Canada in comparison to other major cities,” Walters says, “so it’s great to see that our market remains strong.”

ost Albertans who decide to renovate their homes this spring will forget an important step: they won’t consider the insurance implications of their renovations. According to research from TD Insurance, only 5 per cent of homeowners in Alberta checked their policy to ensure they were covered during their latest renovation and just 13 per cent asked their insurer if their policy needed an update after their upgrades.

“Whether you’re installing water-efficient plumbing or simply new cabinetry, before you pick up a hammer or drill, it’s important to understand and learn more about the insurance implications of upgrading your home,” says Dave Minor, a vice president at TD Insurance. “For example, while being handy around the home is convenient for upgrades such as painting or installing crown molding, more challenging projects like tackling the electrical work yourself
