f you’re planning to buy a home this spring, spend these last few weeks of winter doing some research to figure out the where, the what and the how of your purchase. How close do you want to be to your work, family and friends? Visit these areas at different times of the day and ask yourself, “Will I feel comfortable jogging early in the morning, or walking the dog alone after sunset?” Once you know how much you can spend, and have narrowed down your locations of choice, you can zero in on the “what” of your new home. Create a list of “must-haves” and “nice-to-haves.” If you’re purchasing a home with someone, you’ll have to take their wants and needs into consideration as well, which can make shopping a little more complicated. Getting your ducks in a row now will allow you to shop with confidence, and actually enjoy this exciting time.

How to deduct mortgage interest by george e . du be

O

ne of the largest expenses we have tends to be the mortgage on our home. Following traditional rules, we are limited to deducting, at best, a small percentage of the interest where we use a home office for business purposes. However, using non-traditional planning, we are able to deduct potentially 100 per cent of the interest costs. Your tax savings will vary based on where you live in Canada, your income level and the amount of interest you pay. As a quick example, though, with a mortgage of $200,000 at 4.5 per cent, your tax savings could be approximately $3,000 per year. While this may not by itself create financial freedom, imagine receiving these savings year after year – with minimal effort required. Imagine the impact of a higher interest rate or larger mortgage. A popular nickname for describing some of the possible techniques is the “Smith Manoeuvre,” coined by Frasor Smith. A variety of versions of the plan exist, and vary in aggressiveness and implementation to suit your needs and comfort. With a Supreme Court decision related in part to questions surrounding the appropriateness of interest deduction plans, tax advisers have largely been given the green light to help clients restructure their affairs in an optimal fashion.

In its simplest form, these interest deductibility techniques allow homeowners the ability to convert the non-deductible portion of the interest on their mortgage to fully deductible over a period of time. The period is typically several years, however, your financial situation and aggressiveness may dramatically decrease this time. A variety of mortgage products provide the ability to divide your mortgage into at least two segments, which allows you to track the interest expense on these segments separately. Your total mortgage will typically be set at 75 to 80 per cent of the value of your home. If you are permitted a total mortgage of $200,000 on your home, you may start with the “bad” portion (non-deductible) of the mortgage at this $200,000 and the “good” portion (deductible) of the mortgage at zero. As you make payments on the mortgage, your principal on the bad mortgage will decrease, leaving you additional room to borrow on the good debt. In other words, your total mortgage may still be $200,000, however, it is divided between good and bad debt. So, what do you do with this good debt? You invest. very homeowner has been told that renovations pay off in the long run. But it is hard to know which ones are worth the trouble, and investment, and how much. In recent years real estate giants have been crunching the numbers and working out formulas to help property owners wrap their heads around what they’re getting out of their renovation investments. Amongst such smart reno investments as kitchens, bathrooms, fresh paint and flooring is the installation of a fireplace. According to the Remax Return on Reno Index, the installation of a fireplace generates an estimated 11 per cent return on investment. Advancements in flame technology and auxiliary heating have made incorporating a fireplace into any dwelling an easily viable option. Dimplex, an innovative leader in this field, tells us that electric units offer realistic flame technology to give your home a quick update. Strong sales continue

algary’s real estate market continued its pattern of strong sales growth that was recorded last year with a flurry of activity in all sectors in January, according to recent figures released by the Calgary Real Estate Board (CREB). The total combined single-family and condo sales in the city of Calgary in January was 1,440, a 17.2-per-cent jump over the 1,229 recorded in January 2013, and an 18.6-per-cent increase over December 2013’s 1,172. In January, single-family home sales in the city of Calgary were 974, a 10.9-per-cent hike over January 2013’s 878, and 20.7 per cent above December 2013’s 772. Condo apartment sales were 260 in January, up 27.5 per cent from the 204 recorded in January 2013, and a 15-per-cent jump over the 221 sales in December 2013. Meanwhile, condo townhouse sales totalled 206 in January, a whopping 40.1-percent hike over the 147 sales in January 2013, and 13.1 per cent over December’s 179 sales. “Some people think January is a slow month for sales, but it can actually be a good month and a builder towards the spring market,” says CREB president Bill Kirk, and in fact, January’s sales levels were the highest posted since 2008. “We saw good activity in all markets in January, especially in the condo sector,” he says, noting that as the availability of lower-priced single-family homes continues to diminish, “more people are deciding to go to the condo market, which typically is more affordable.” In January, 29 per cent of the single-family sales activity occurred in the $400,000 to $499,999 price range, making it the category with the highest share of sales. In previous years, the majority of single-family transactions occurred in the $300,000 to $399,000 range. “We saw the condo market come on in 2013 and into January this year because of that affordability factor and it also

offers a varied product,” Kirk says, adding it was also the only sector to record growth in new listings in January. The number of new listings added to condo apartments in January was 485, a 7.5-per-cent increase over 451 listings in January 2013, while the number of new listings added to condo townhomes in January was 324, a 4.5-per-cent increase over the 310 listings in January 2013. Inventory levels remain low in the single-family market with 1,584 new listings added in January, an 8.6-per-cent drop from the 1,732 added in January 2013. Overall, the market conditions continue to remain tight with the months of supply remaining below two months. “According to our forecast in mid-January, we expect additional new homes and condos to come on the market. That, coupled with the fact that prices for single-family homes are approaching the peak of 2007, will make it possible for homeowners to recover their equity and allow them to have the flexibility to move within their desired market niches. This should help increase our inventory levels in the coming months,” Kirk says. The lower inventory levels continue to put upward pressure on home prices. The single-family benchmark price in January was $476,700, a 9.1-per-cent rise over January 2013’s $436,900 price tag, and up slightly from December’s $472,200. The benchmark price for condo apartments in January was $280,600, an 11.7-per-cent hike over $251,300 in January 2013, and up a notch from $278,600 in December, while condo townhomes benchmark price hit $308,100 in January, an 8.7-per-cent increase over January 2013’s $283,400 and up a fraction over December’s $307,100. “It’s definitely a sellers market, particularly in single-family [homes], but with the robust spring market around the corner and the potential for a small increase in inventory levels, we hope to trend back to balance,” Kirk says.

tax tips for the homebuyer Tax credits to ease the pain of this big-ticket purchase

B

uying a home is a big investment and a financial commitment – especially for first-time homebuyers. Many first-time buyers are generally recovering from the first year of moving into their dream home and all the associated fees, unanticipated closing costs and maintenance expenses. There are a couple of tax credits that homeowners should be aware of when filing their 2013 tax returns. The Home Buyers’ Plan (HBP) is a program that allows homebuyers to withdraw up to $25,000 from their Registered Retirement Savings Plan (RRSP) to buy a qualifying home for themselves or for a related person with a disability. This plan lets first-time homebuyers access their retirement savings – tax-free! – to increase their down payment and decrease their mortgage amount, along with the interest paid. The HBP withdrawal limit is $25,000 for each you and your spouse, for a combined total of up to $50,000. In order to take advantage of this plan, your RRSP contributions must remain in the RRSP for at least 90 days before you can withdraw them under the HBP. Generally, you will be required to repay all the withdrawals to your RRSPs within a period of 15 years to avoid paying tax on that sum. You will have to repay an amount to your RRSP each year until your HBP balance is zero. If you do not repay the amount that is due for a year, that amount will have to be included in your income for that year, and you will be taxed.

The Homebuyer’s Tax Credit (HBTC) is a federal tax credit of up to $750 available to qualified first-time buyers or homeowners who have not owned a home in the previous four years. This tax credit was introduced in 2009 to ease the burden of closing costs for first-time buyers. Do you qualify for the HBTC? » Neither you, your spouse or common-law partner may have lived in a house that either of you owned in the year of purchase or any of the four preceding years. » If you are a person with a disability or are buying a house for a relative with a disability, you don’t have to be a firsttime homebuyer to qualify. However, the home must be purchased to allow the person with a disability to live in a more accessible dwelling or in an environment better suited to their needs and care. » A qualifying home is a housing unit located in Canada that already exists or is being built. » A share in a co-operative housing corporation that entitles you to possess, and that gives you an equity interest in a housing unit located in Canada, also qualifies. Bryan Baeumler’s tips to hiring

a good contractor B Y S I R K K A VA N D E R G A A F

S

pring is on its way, and with it comes renovation season! Attempting a DIY reno can quickly become a nightmare, so hiring a qualified contractor is a good idea for the novice. We asked Bryan Baeumler, Canada’s contractor extraordinaire and host of HGTV’s hit shows like Disaster DIY and Canada’s Handyman Challenge, for some foundational thoughts for those seeking a contractor they can lean on. Baeumler’s first tip: “Take the time to do your research. The key to a successful renovation is a great relationship between homeowners and their contractor.” A contractor must be many things to many people – organizational guru, budget specialist, communications expert, designer visionary and finally, maintain an encyclopedic knowledge of construction. An experienced and reliable contractor will ease the stress of renovating and provide quality results. What should you look for once you’ve decided to spend your hardearned cash and bring your renovation dreams to life? Ask friends and family members who have renovated for some contractor names. Word-of-mouth is the most honest representation of a contractor’s work. Once you have a list of contractors, narrow it down to three to five front runners. Look for those who have extended experience in the area you plan to renovate. During your interview process, ask multiple questions, aside from how much it will cost. “Asking all the right questions limits your personal liability and protects your home,” Baeumler says. Remember to provide all the same information

to all the contractors regarding the renovation plan to receive the best quotes possible without significant discrepancies. Be respectfully bold – it’s your home and your money, so be responsible to yourself and do your homework. Not just anyone can be trusted to be allowed into your home, tear it apart and artfully put it back together again. Once hired, maintaining a healthy homeowner/contractor relationship requires excellent communication and mutual trust. “Assumptions are deadly,” Baeumler says. “Every detail needs to be discussed so there is little discrepancy,” he advises. Baeumler also recommends the following blueprint for homeowners and contractors: make decisions quickly, delays lengthen the process; be available; set up a time once a week to meet with your contractor; don’t micro-manage; be up-front about your budget and have a contingency fund for unexpected surprises. “Renovating is like an archeological dig. You never know what you’re going to find, so a contingency fund is always necessary.” No one knows better than Baeumler how frequently people try to renovate their own home and end up creating a money-pit disaster. “Many people don’t realize the knowledge and skill required or the true cost of renovating,” Baeumler says. Hiring a professional to do a complete and quality job will increase the equity of the home and its purchase appeal. “Gone are the days of slapping on a coat of paint and expecting to get increased equity out of the house. Ours is a knowledgeable population and people know what to look for,” Baeumler notes. A quality job



will result in homeowner satisfaction and enjoyment, as well as financial payoffs when you choose to sell. Although a renovation on TV can happen within a half-hour show, a real reno will take much longer, and the stress is real. When hiring a contractor, expect the best – professionalism, courtesy, quality workmanship, and an end result that takes you over the moon.

W

hen it comes to staging for the sale, the decision of whether or not to furnish an empty property can be difficult. Houses without furniture, artwork and accessories may leave a potential buyer wondering what to do with an awkward space, or contemplating if their furniture will even fit into the room. Unfurnished rooms always look smaller than they actually are, and having a suggestion of furniture layout can be extremely beneficial to both the seller and the buyer. A property that is empty can feel lonely, unloved, and there is usually an echo as you walk through. Soft furnishing such as sofas, chairs and area carpets assist in absorbing the echo and warming up the space. This same furniture gives the buyer somewhere to sit down and imagine themselves living in the space. A potential buyer will linger much longer in a house that is furnished than in an empty one. Also important, having a table and chairs allows the buyer and their real estate professional a place to sit down to write up an offer! Another positive advantage to staging a vacant property is that a professional stager will highlight the architectural features and downplay things that may not be so fabulous. If a property is empty, all of these undesirable elements seem to stand out. As a stager, I will not hide defects, like covering up stains on the floor with area rugs. Staging is not meant to deceive; its purpose is to enhance a property.

Also important to setting the stage when selling a property is knowing the demographic of buyers who are purchasing in the area. A condo downtown in Mission is going to have different buyers than a single-family home in Aspen. The selections that are made as far as furniture and dĂŠcor goes must meet the needs and preferences of the buyer, while being appropriate to the actual property in appearance and size. If the scale if the furniture is wrong, the buyer may not be able to figure out what the problem is. They will simply move on to the next property on their list. It is impossible to stress how important the photographs are when putting a property up for sale. Every potential buyer is sitting in front of some kind of device, viewing properties online before they actually get in the car to visit the house. If the photographs are not fabulous, they will not venture

out to your listing. Photographs of empty houses are often distorted because they are taken with a wide-angle lens or they have not shown the actual transition between rooms. As I mentioned earlier, the problem areas may be glaringly obvious in a photo. Show the photographs to someone who is perhaps not too familiar with your home, and see if they can get a general feel for the property and ask for their honest feedback. Scale and balance are very important in staging. The right furniture, artwork and accessories in the right places will make a huge difference in the length of time your property is on the market and the amount if money you are offered. Remember, staging a vacant property will cost less money than the first price reduction you make when it has been on the market a while.
