Three things to watch in Canadian real estate in 2015 B Y WAY N E K A R L

y all accounts, 2014 was a good year in Canadian real estate – and in some areas a great year. Here are five things to watch in Canadian real estate in 2015.

‘Overheating’ in the housing market Bank of Canada Governor Stephen Poloz spooked many Canadians in December when, in releasing the Bank’s semiannual Financial System Review, he said that home prices could be overvalued by as much as 30 per cent.

Only weeks before, the chief economist for Canada Mortgage and Housing Corp. reassured Canadians that overheating wasn’t a serious concern. “The housing market does have a fairly bright outlook,” Bob Dugan said.

“We don’t see overheating as being a problem in any of the markets across Canada,” he said. “Some markets are stronger than others, particularly in western Canada.”

We also sought insight and reaction from a leading mortgage broker, Calum Ross.

“Respectfully, the Bank of Canada is no more qualified to talk about the specifics of the housing markets than the Canadian Real Estate Association is qualified to comment on monetary policy,” he said.

“Saying there is a Canadian housing market is not that dissimilar from saying there is a Canadian temperature – the term itself is irrelevant.”

Mortgage rates In its most recent interest rate announcement, the Bank of Canada once again held its influential overnight target rate at one per cent – where it has sat since September 2010.

Most economists don’t expect any notable rate increase in 2015, including BMO’s chief economist Douglas Porter. But if rates do begin to inch up, the impact will be interesting to watch.

“The chances of a two percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter said. “We do believe that at long last rates will begin to creep higher, but we are only looking at a quarter-point hike by the Bank of Canada.”

Calgary, Toronto and Vancouver – which have seen significant price gains in the last few years – are among the markets most vulnerable, he says.

Oil and gas Canadians are loving the cheap gas at the pumps these days – freeing up coin for us to spend on other consumer goods – but falling oil prices could cause a farther reaching economic shake-up.

Is it a short-term blip or a more prolonged development that could lead to dramatic change? TD Economics, for one, forecasts downgrades in economic growth in the oil-rich economies of Alberta, Newfoundland and Labrador, and Saskatchewan.

In its latest Provincial Economic Forecast in December, TD said real GDP growth in Alberta is expected to fall from its recent trend rate of more than four per cent to 2.3 per cent in 2015-16. Accordingly, after topping the 2014 growth charts by a wide margin, Alberta is expected to trail Ontario (2.5 per cent) and BC (2.4 per cent), where activity is expected to gain a step relative to 2014.

A prolonged oil and gas slump could also affect the real estate markets in Alberta – but experts say any slowdown will only bring the province more in line with growth in the rest of Canada.

What can we expect from mortgages in 2015?

ost of us see the end of one year and the start of a new one as a time to reflect on all we’ve accomplished. In the mortgage industry, the Canadian Association of Accredited Mortgage Professionals (CAAMP) uses this time to reflect on all that’s happened in the residential mortgage market. The annual report the organization releases at the end of each year includes data from various sources, including a survey of more than 2,000 Canadians. Here are some of the most interesting facts we pulled from the latest report: More Canadians are becoming comfortable with variable-rate mortgages. In fact, 20 per cent of those who bought homes in 2014 opted for a variable rate, which was up 11 per cent from the nine per cent who did so in 2013. We suspect this increase comes from more than four years of watching the prime rate sit at three per cent, which makes variable rates seem less “risky.”

It’s not surprising that the average mortgage rate on all home purchases in 2014 dropped to 2.89 per cent (from 3.23 per cent in 2013). Both fixed and variable rates have been low all year, but those who chose a variable rate got some of the best mortgage rates that the residential market has ever seen.

Some more good news: the average down payment on the 10 million homes purchased in 2014 was 21 per cent of the purchase price! When asked why they bought homes, CAAMP found 70 per cent of Canadians saw homes as a place to live, and 30 per cent as an investment. For that reason, it’s not surprising that 91 per cent of the new buyers reported being happy they became homeowners, and many felt mortgages were “good debt” to take on.

While mortgage debt climbed this year (from $1.19 trillion to $1.3 trillion), so did the number of Canadians who are now 100 per cent mortgage debt-free. According to the report, 3.98 million homeowners have paid off their mortgages. That’s 41 per cent of all homeowners.

Of course, that leaves 59 per cent of Canadian homeowners with some amount of mortgage debt on their plates – and pulling out equity from a home counts as part of that. In total in 2014, $63 billion of equity was taken out of homes and used for debt consolidation, home renovations, investments, education and other purchases.

As for 2015, while no one has a crystal ball, most economists agree there’s not likely to be any notable increase in mortgage rates next year. Since Sept. 2010, the Bank of Canada has held its overnight rate at one per cent, citing Canada’s economy as showing signs of a broadening recovery.

Stronger exports are leading to increased business investment and employment, which suggests the rebuilding that will lead to balanced and self-sustaining growth may finally have begun, BoC says.

ongratulations! You’ve decided to begin your search for a new home, or perhaps you’ve already found the home of your dreams and are ready to make an offer. It’s now time to consider your mortgage options. But with so many different choices available, how can you select the right kind of mortgage for your needs? Canada Mortgage and Housing Corp. (CMHC) offers the answers to some common questions: WHAT IS THE DIFFERENCE BETWEEN CONVENTIONAL AND HIGH-RATIO MORTGAGES?

A conventional mortgage is a mortgage loan up to a maximum of 80 per cent of the lending value of the property. This means that the homebuyer has made a down payment of at least 20 per cent of the purchase price or market value of the home. If your down payment is less than 20 per cent, you will typically need a highratio mortgage. High-ratio mortgages normally have to be insured (by CMHC, for example) against payment default.

WHAT ARE FIXED, VARIABLE OR ADJUSTABLE INTEREST RATES?

When you choose a mortgage, you have to decide whether you want the interest rate to be fixed, variable or adjustable. A fixed rate is locked-in for the entire term of the mortgage. With a variable rate, the payments remain the same each month, but the interest rate fluctuates based on market conditions. For adjustable-rate mortgages, both the interest rate and the mortgage payments vary based on market conditions. Talk to your mortgage professional to find out which option is right for you, and be sure to evaluate the impact of an increasing interest rate on your monthly payment.

SHOULD I CHOOSE AN OPEN OR CLOSED MORTGAGE?

With a closed mortgage, you pay the same amount each month for the entire term of the mortgage. Some flexibility to repay principal through lump-sum payments is allowed. Closed mortgages can be a good choice if you want a fixed payment schedule, and you don’t plan on moving or refinancing before the end of the term. An open mortgage allows you to make a lump-sum payment at any time.

This type of mortgage can be paid off prior to maturity without penalty. An open mortgage can be a good choice if you’re planning to sell your home in the near future, or if you want the flexibility to make large lump-sum payments. An open mortgage generally carries a higher interest rate.

WHAT ABOUT THE TERM, AMORTIZATION AND PAYMENT SCHEDULE?

The term is the length of time (usually from six months to 10 years) that the interest rate and other conditions of your mortgage will be in effect. Amortization is the period of time (most first-time homebuyers choose the 25-year amortization) over which your entire mortgage will be repaid. Lastly, the payment schedule sets out how frequently you will make payments on your mortgage – usually either monthly, bi-weekly or weekly.

Accelerated payments are also an option. These are available for weekly and bi-weekly payment schedules and are generally equivalent to one extra monthly payment per year. With accelerated payments the homeowner is able to pay off his/her mortgage faster while decreasing the overall interest cost.

MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types.

Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

This is a good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Snowbirds: Flee the deep freeze, not the tax squeeze B Y WAY N E K A R L

he holidays are over, the deep freeze is on and Reading Week and March Break are on the not-too-distant horizon. These are the times when many Canadians dream of heading to sunnier climates to escape the chill of winter, many of them looking to buy a vacation home.

Over the last few years, increasing numbers of Canadian snowbirds have taken advantage of a strong dollar and affordable housing in Florida, Arizona and other popular areas.

But Canadians who spend time on both sides of the border should be aware of new border crossing rules announced last year by the federal government – plus a strengthening U.S. dollar.

“Now, with the American economy and employment gaining strength, home sales should gather some momentum,” Sal Guatieri, senior economist, BMO Capital Markets, said in a recent report. “We expect prices to rise over time alongside growing family incomes.

“We also expect the U.S. greenback to rise moderately further against the Canadian dollar, boosting capital gains appreciation for Canadians who purchase U.S. property.”

So, as you’re sipping margaritas on the beach, remember that the Tax Man wants a little taste.

Canadians that owning foreign property doesn’t mean it’s beyond the reach of Canadian tax authorities.

“Many Canadians who own U.S. vacation homes are unaware that certain events may trigger taxes,” says Golombek. “If you earn rental income on the property, sell or gift the property, or own the property upon death, taxes may need to be paid in both the U.S. and Canada.”

Golombek offers the following tax tips for Canadians who own a U.S. vacation home: » Although income and capital gains may be taxed in both the U.S. and Canada, you can generally claim a foreign tax credit to reduce Canadian tax. » When selling your U.S. vacation home, consider claiming the principal residence exemption to reduce or eliminate your taxable capital gain in Canada. » Gifting a U.S. vacation property is generally not recommended, since it could result in a significant tax bill in both the U.S. and Canada. » Consider whether to implement strategies to reduce or eliminate U.S. estate tax that may apply if you own your U.S. vacation home upon death. Common strategies include holding the property in a trust, taking out nonrecourse debt, joint ownership as tenants in common, or using life insurance to cover the tax liability. » Consult with Canadian and U.S. tax advisors – preferably prior to purchasing U.S. real estate.

If you’re still determined to buy that little piece of paradise, BMO offers the following tips: » Consider how many months of the year you’ll be living there so that your purchase reflects your lifestyle. As of June 30, 2014, if you exceed 183 days in the U.S. in a year, you become subject to U.S. tax laws. » Since you are responsible for property maintenance, consider how easily you can access your property (and at what costs) from your Canadian home throughout the purchasing process and after acquisition. » Research the differences in mortgage financing and how interest is charged in the U.S., and understand the impact of penalties and withholding taxes if and when you decide to sell your home in the U.S. » Understand the terms of the property: Is it labeled a short-sale or on foreclosure?

The status of the property can have a variety of implications.

» “If you’re a Canadian resident with a U.S. vacation home, taxation can become quite complex, with both Canadian and U.S. taxes to consider,” says Golombek. “With good planning, however, you can minimize the impact of taxes on your dream U.S. vacation home so that you and your family can enjoy it for years to come.”

» Is your purchase for investment or lifestyle purposes? This will affect where you buy and how you hold the property. If your purchase is for income purposes, renting your property means added responsibility. Research the possibilities of increased utility usage, property management needs and the vacancy rate in the area.

uxury homes are selling like hotcakes in Canada’s major markets, according to Sotheby’s International Realty Canada‘s latest Top-Tier Real Estate Report.

That upward trend is expected to continue well into 2015, with historically low mortgage lending rates, a solid Canadian economy and an ongoing flow of immigration, migration and foreign investment into Calgary, Vancouver, the Greater Toronto Area and Montreal.

The report examined properties sold in the $1-million-plus range between Jan. 1 and Dec. 31, 2014, analyzing sales volume, the number of days on market, and the percentage of homes that sold over asking price.

Canada’s big four all saw double-digit gains in the sale of luxury homes. The GTA led the pack with a 38-per-cent increase over 2013 – head and shoulders above Canada’s priciest market of Vancouver, which saw gains of 25 per cent, and Montreal’s 21 per cent. Calgary’s more modest increase of 16 per cent is attributed to fluctuations in the oil market, which introduced uncertainty to the luxury market.

With demand up and inventory down, luxury homes favored sellers in 2014, showing a drop in days on market and a rise in the number of homes sold over asking price in the GTA and Vancouver. The steady rise in the benchmark price of a typical, detached single-family home (now well beyond the $1 million mark in what are considered “conventional” neighbourhoods) has propelled the price of luxury homes upward in these cities as well.

According to Sotheby’s International Realty Canada president and CEO Ross McCredie, “2014 was another benchmark year for high-end real estate in Canada, as demand continued to be fueled by historically low lending rates, a strong economy and steady immigration and migration into Canada’s major cities. We expect the market to remain strong in the GTA and Vancouver well into 2015, and for demand to outweigh available inventory – especially when it comes to detached single-family homes. The outlook for Calgary and Montreal is positive, but more conservative – both cities are heading into the year positioned to maintain balance.”

Do I really need to STAGE MY PROPERTY? B Y L AU R A L E

f you’re planning to sell your home, then the answer to the staging question is “do it!” and not just because it is what I do for a living (okay, a little because of what I do) but because making the sale is all about putting your best foot forward.

I was at the hair salon today and it was as busy as ever, because most of us do what we can to look our best. It does not matter that the price of oil is falling at an alarming rate; our hair, nails and feet must be pretty. We all recognize the importance of looking our best. This same principal applies when marketing a property.

The curb appeal of a property is as important as its interior.

Ensure sidewalks and driveways are clear of snow and ice.

Remove the faded silk plants from the flower pots on the front step, and the holiday decorations should be packed up till next year. As I drive around this lovely city of ours, I see deflated, colourful masses on many front yards, giant candy canes leading guests to the front door, and festive wreaths adorning doors. Please put all of this away - the holidays are over!

Inside, create warm and inviting spaces that inspire potential buyers to want to curl up and read a book or binge watch their favourite TV program. Do this by adding cushions and throws to the sofa, and don’t forget the bedrooms. Cover beds with duvets and pillows that make the buyer want to get into them. Linens in bedrooms and towels in bathrooms should be laundered frequently, so everything smells fresh and clean.

Now to shed a little light on another staging essential ensure rooms are property lit so they don’t look dark and dingy.

If the lighting is poor, the buyer may think the seller is trying to hide something. Or worse, that the lighting or electrical needs to be fixed. Table and floor lamps are in keeping with the warm, cosy feeling you’re working toward - especially with the lack of natural light in the evening hours, when many potential buyers are out looking at properties.

The use of mirrors when staging is important. Hanging on the wall, propped on the floor, or leaning on the mantel, Just be careful with the leaning mirrors. Look at what they are reflecting and if it is not pretty, hang it on the wall. If the mirror is large enough, it is an excellent way to enhance any room by creating the illusion of space and enhancing natural sunlight. They can also be used to highlight beautiful architectural features like a fireplace, or a great view out a window. I also believe that using mirrors when staging a property helps buyers envision themselves living in the home, since they physically see their reflection in it.

Area carpets can also cosy-up a space and eliminate that echo resulting from too many hard surfaces in a home. Rugs assist in defining a space but they must be an appropriate size. I have seen many five-by-seven-ft. rugs in a formal living room that are much too small and look like a bath mat in front of the sofa! The front legs of all furniture in the room should be on the rug. In a dining room, the chairs must all be able to be pulled back while diners are seated, and still be entirely on the carpet.

A common problem I see in both occupied and vacant properties for sale is the temperature. When showing a property, please, please leave the heat on. Putting the thermostat on a timer is environmentally friendly, but you never know when a real estate agent is going to show your property and frosty windows don’t make potential buyers want to stay and explore.

It is important that the buyers linger in the home you’re showing, and want to sit and talk about the things they like and perhaps the things they would change.

Make them feel welcome, and they just might decide they want to stay forever!

Calgary housing market enjoys

algary’s real estate market enjoyed a record-setting year despite a slowdown in activity in December, according to figures released by the Calgary Real Estate Board (CREB).

CREB reports that sales reached new annual highs in Calgary’s condominium apartment and townhouse sectors, while the average price hit record highs in both the single-family and condo markets.

Total combined residential sales for 2014 in the city of Calgary were 25,664 – a 9.3-per-cent jump over 2013’s total of 23,474. The average price was $483,079, up 5.8 per cent over 2013’s $456,595.

Total sales on the year were up despite the drop-off in activity in December, which saw the combined residential sales in the city of Calgary reach 1,083, a 7.5-per-cent decrease from December 2013’s total of 1,171 sales, and a huge 39.2-per-cent decline from November’s 1,782.

Both the single-family and condo markets fell off the pace in December, but had positive gains in year-over-year comparisons.

Single-family sales in December were 708, down 8.3-per-cent from the 772 sales tallied in December 2013, and a 40-per-cent decrease from November’s 1,181.

For 2014, however, single-family sales totalled 17,185, up 5.5 per cent over the 16,293 sales recorded in 2013.

Condo apartment sales in December were 218, down a fraction from the 220 in December 2013, but a 32.7-per-cent drop from November’s 324. However, total condo apartment sales for 2014 were 4,742, up 18.4 per cent over 2013’s 4,005.

Condo townhouse sales reached 157 in December, a 12.3-per-cent decline from 179 in December 2013, and down 43.3 per cent from November’s 277. For 2014, condo townhouse sales totalled 3,737, a 17.7-per-cent hike over the 3,176 in 2013.

“It’s fairly typical to see slower activity in December because of the holiday season, and sales this past December were consistent with activity we’ve seen over the past several years,” says CREB president Bill Kirk. “But overall, 2014 was a very, very good year, with sales actually increasing by 9.3 per cent over the previous year, which was above our forecast.

“The story of 2014 was the condo market, which really lead the way,” he says.

“Thirty per cent of our market is condos, so to see an almost 20-per-cent increase in both the apartment and townhouse sectors was pretty phenomenal.”

Kirk attributes the rise in condo sales activity to, in part, “the lack of inventory in the single-family market under the $400,000 mark, so many people turned to townhomes and condos to meet their housing needs.”

Along with sales, prices in all markets were up in 2014. “Every market we have went above and beyond the peak pricing we saw in 2006-2007,” he says, “and two to three per cent above what was anticipated.”

The single-family average price in December was $550,115 – a 4.3-percent increase over December 2013’s $527,634. The average price for all of 2014 was $553,147, up 6.9 per cent from $517,560 in 2013.

The average price of condo apartments in December was $318,539 – a 7.5-per-cent hike over the $296,207 in December 2013. The average price for 2014 was $342,122, up 8.2 per cent over 2013’s $299,536.

Meanwhile, the average price of condo townhomes in December was $353,766 – a 6.3-per-cent hike over December 2013’s $332,893. For 2014, the average price was $362,571, up 6.1 per cent over 2013’s $341,900.

As for 2015, Kirk expects the lower price of oil could have an effect on the market and anticipates a less dramatic year, although he notes that’s not surprising, considering 2014 exceeded expectations.

“We still have strength in our market,” he says. “We’re not in a situation of oversupply, yet there is a good variety of product in almost all sectors.”
