Just for fun, here are a few intriguing transit factoids. According to a study by the City of Vancouver’s Engineering Services, if you combine the Expo Line, Millennium Line, and Canada Line it makes the longest automated, driverless transit network in the world. TransLink predicts annual transit ridership will increase by 10 per cent (over 40 million boardings) between

2012 and 2021. This increase in transit services is forecast to reduce greenhouse gas emissions from roadway and passenger transportation by two per cent between 2011 and 2014 and to remain approximately four per cent below 2011 levels through 2021. The Canadian Automobile Association (CAA) estimates that if you drive 18,000 kilometres per year, the annual cost of driving a small sedan is $8,524, a minivan is $11,590, and a hybrid is $8,808. That’s a lot of money you could be putting towards a mortgage. And if you ride a bike instead, you’ll not only save money, you’ll get fit as well. Inside the Lines

The Expo Line

Still exceptional after 25 years // by Susan M Boyce // PHOTO courtesy of Translink

i

t’s the one that started it all: the trendsetting Expo Line connecting King George Hwy. in Surrey with downtown Vancouver. Launched just prior to the famous Expo’86 celebration, today this transit route remains a mainstay for moving people between Vancouver and BC’s fastest growing community. But if you think the Expo Line is just Surrey-Vancouver, think again. Here’s only a sample of the many other delights awaiting discovery when you ride the rails of the Expo Line. First stop, New Westminster. Perhaps lunch at the newly revamped New Westminster Quay followed by a leisurely stroll down the riverside boardwalk. This is also a great neighbourhood to shop for antiques and wedding gowns — although why this combination exists is a mystery. Passing through Burnaby, you’ll want to stop one of the Metrotown stations where you can indulge in shopping, step out for a visit to Central Park, or take in a movie at Metropolis. Onward to Vancouver, The Drive is a neighbourhood that’s more than intriguing, it’s unique. This is a foodie, coffee, artsy haven. Locals lay claim to having one of Canada’s lowest rates of car ownership — most prefer two wheels, two legs, roller blades and skateboards, or transit to get around. Festivals and events are frequent and range from the Trout Lake Farmer’s Market, the cultural

celebration of Italian Days, and the avante garde artistry of the East Side Cultural Crawl to some downright edgy (some might say strange) events including the Parade of Lost Souls and a Mad Hatter’s Tea Party. Be sure to make time for a latté and pastry or pasta and wine — it’s tough to go wrong when it comes to food in “Little Italy.” Just before you arrive in downtown Vancouver, the Expo Line’s stop at Main Street puts you steps from the ethnic wonderland of Chinatown (don’t miss the worldfamous Dr. Sun Yat-Sen classical Chinese gardens) and Science World where you can experience 3-D OmniMax movies and interactive displays of cutting edge technology. And if you’ve always wanted to check out the Olympic Village (now officially known as The Village on False Creek), this is your opportunity —it’s less than a five-minute, casual stroll from this station. And while by now you’re probably eager to get going with your downtown experience, you might want to hop off early at Rogers Area — yes that’s the Canuck’s home ice — for easy access to Gastown. If you’re hungry from your travels, Chambar is a perpetual favourite for outstanding food, wine, and service. Oh, and in case you’re wondering, this is also the neighbourhood where you’ll find the visionary Woodward’s redevelopment. All this, and your travel time is less than 45 minutes… discounting exploration times. Transit life is good. metro vancouver new Condo Guide / connections 7

SOLO District

Redefining the Burnaby Skyline by Susan M Boyce

P

icture this: a lively streetscape filled with trees and flowers, park benches for enjoying the summer sunshine, boutique shops and engaging coffee bistros, plus dramatic public art displays and a brand new Whole Foods just waiting to fulfill your every culinary desire. Now picture this right outside your front door. Oh and just half a block away, add in a SkyTrain station ready to effortlessly whisk you to downtown Vancouver. Impossible? Not at all. Say hello to SOLO District. Dynamic, Walkable, Accessible Brought to you by Jim Bosa’s Appia Development, this self-contained, urban village will ultimately bring more than 1,400 new residences in four iconic buildings to Burnaby’s Brentwood neighbourhood. The second residential tower will also lay claim to being the city’s tallest building — a gleaming, glass and concrete highrise soaring 55-storeys skyward. “SOLO District will really be a community within a community and one of the most accessible, walkable neighbourhoods in this area,” says Lisa Murrell, sales manager. “Not only do you have excellent access to SkyTrain and cycle route, but because we’ve partnered with Modo car co-op, many people won’t even need to own a car if they choose not to.” Local amenities, she adds, are definitely high on the OWL — that’s the Oh Wow List. Access to BCIT, SFU, and even Douglas College and VCC is a snap, a diverse array of parks and rec centres are minutes away, and the local restaurant scene is sure to keep your taste buds tingling. Mind you, there’s going to be plenty to keep you fit, fed, and entertained right 8 metro vancouver new Condo Guide / connections

at home. In addition to the onsite, 42,000-sq.-ft. Whole Foods, SOLO District’s first phase will include 10,700 sq. ft. of new retail. Phase two is expected to see a 12,500-sq.-ft. pharmacy, major bank, and almost a quarter of a million sq. ft. of office space. And you can be sure the third and fourth phases are going to be just as exciting. Inspired Lifestyle Inside, SOLO District homes are unabashedly upscale. Hint: air conditioning, open floor plans to maximize natural light, generous outdoor spaces for enjoying the surrounding views, and gourmet kitchens with integrated appliances. “We’re also introducing some very cool innovations like our twostorey SkyGardens,” Lisa says. “But you’re going to have to come for a visit to find out more.” SOLO District is now accepting priority registration with sales anticipated to begin soon. Station Square A Distinctive Place by Susan M Boyce

D

ynamic, innovative, and sustainable, Station Square is coming to Metrotown. And make no mistake, this ambitious project has one clear aim: to redefine the best of urban living and design in this popular Burnaby neighbourhood. The Partnership Advantage A partnership between two well-known Vancouver companies, Anthem Properties and Beedie Living, Station Square will transform an aging, strip mall at Kingsway and McKay Ave. into a stunning, 12-acre master planned community. “This is going to be Metrotown like it’s never been seen before,” says Greg Zayadi, Anthem’s sales and marketing director. “It will truly become the epi-centre of the area — 1,800 new homes in five towers plus 300,000 sq. ft. of new retail and 150,000 10 metro vancouver new Condo Guide / connections

sq. ft. of office space.” He adds Station Square will also incorporate an astonishing 2,000 parking spots for bicycles in addition to the 3,000 vehicle parking stalls.

Station Square is envisioned as a model of sustainability in the truest sense. Greg Zayadi Urban and Sustainable “Station Square is envisioned as a model of sustainability in the truest sense,” Greg says. “The connectivity to everywhere via SkyTrain, Kingsway, and walking is going to be outstanding. You’re right across the street from Metropolis and the Crystal Mall, Central Park is just around the corner, plus you’ve got easy access to several community centres, libraries, and you could probably eat out every night of the week for months without running out of new restaurants to try.” But it’s the community plan itself that Greg, like everyone

involved, is most enthusiastic about. “Station Square will incorporate 10 significant urban design principles that focus on creating a pedestrian-friendly, walkable community with many vibrant gathering spaces, a fantastic mix of amenities and shops, and an active, dynamic streetscape.” At the heart of this engaging neighbourhood will be Silver Ave. Here neighbours and passers-by alike can experience the many pleasures of city living — sipping lattés at an outdoor café, admiring the sheer diversity of public art installations, or simply relaxing on a park bench while watching the world go by. “The public realm of any great city has many memorable spots where residents can connect,” Greg says. “They’re often places where celebrations and high energy events occur. Station Square will provide a wide array of pocket parks, seating areas, and mini, outdoor living rooms with clusters of street furniture — all designed to encourage people to linger and connect.” Dazzling Homes “This is going to be the largest project ever seen in this neighbourhood,” Greg says, adding it’s anticipated to take between six and eight years to complete. “We like to say Station Square will become the ‘heart of the hub’ in Metrotown.” It will also be home to some of Burnaby’s tallest residential towers — elegant glass and concrete structures soaring up to 57 storeys into the sky. The first tower will consist of 35 storeys, offering green roofs, a full-service grocery store, a bank, coffee shop and much more. Sales start Fall 2012. Station Square is brought to you by Anthem Properties and Beedie Living, and will be located at McKay Ave. and Kingsway in the heart of Metrotown. To be sure you’re among the first to receive more information as it becomes available, visit stationsquare.ca or call 604.438.1113 11

Silver

Modern Yet Familiar By SUSAN M BOYCE

Q

uick: think spectacular views, modernist condominium homes, and visionary design. Now add sophisticated architecture with elegant façades, dramatic front lobby, and an inviting, urban landscape. The result? Silver — 38 storeys of exceptional city living ideally located directly between the vibe of Metrotown and the tranquility of Central Park in Burnaby. Make an Impression Stepping into Silver’s display home is a celebration of myriad small details — quartz counters, roller blinds, sophisticated white on dark colour palette — all combined to convey an immediate sense of quality. Immediately I spot one couple checking out the Armoy Cucine kitchen cabinets. The woman’s enthusiastic commentary and gestures transcend all language barriers, and she grins at me as she runs her fingers over the flat-top range and a hood fan so slim I can barely see it’s even there. Dad, more reserved and quiet, is carefully inspecting under the sink — which I later learn is because all sink cabinets have aluminum lining to prevent moisture and chemical damage. Brilliant. And if you’re impressed with Silver’s good looks, here’s something else to get excited about. These homes are smart too. “Every one includes a Control4 home automation system,” explains sales manager Mae Lai pointing to a discrete wall panel. Within seconds, she’s changed the kitchen lighting and adjusted the roller blinds — just two of the many things owners can control with nothing more than a touch. “And anything you can do here, you can also do anywhere using an iPad or even a cell phone,”

12 metro vancouver new Condo Guide / connections

she says already anticipating my next question. “It’s really a home with a brain.” Urban Lifestyle No question Silver’s lively, pedestrian-oriented streetscape is also proving a hit with homebuyers. “Everything is so convenient with local shops and cafés right outside your front door,” Mae says. Plus there’s going to be a community plaza with outdoor seating and some amazing public art installations starting with Shed, an intriguing interweaving of the Chinese mythology with abstract minimalism. Even better, Silver puts you just steps from Central Park, bike routes, and the SkyTrain. “I was actually chatting with one of our buyers who told me the 20-minute SkyTrain to Vancouver is so short she often can’t finish reading her newspaper by the time she arrives,” Mae says with a laugh. The Silver presentation centre and display home are open every day, noon to 5 p.m. at 6039 McKay St. in Burnaby. Priced from $349,900. Evergreen

Excellence in Every Detail BY SUSAN M BOYCE

I

t’s one of the Lower Mainland’s hottest new neighbourhoods. The new downtown Coquitlam. Transit, shopping, restaurants, arts and culture, plus easy access to a diverse array of recreation, it all combines to attract growing number of savvy homebuyers looking for a great home at ultra-affordable prices. And Evergreen connects you to this outstanding lifestyle, plus gives you some extras you’ll be proud to call part of your home. FINAL OPPORTUNITY “Evergreen is literally steps from the new SkyTrain station and the Coquitlam Shopping Centre,” says sales manager Madonna Avitan. “Being able to walk to stores like T&T Market, The Bay, Chapters, and Best Buy is a real treat — very similar to the transit accessibility and destination shopping of Metrotown. And now the Evergreen Line is underway, proximity to rapid transit has become one of the top attractions of this master planned community.”

16 METRO VANCOUVER NEW CONDO GUIDE / CONNECTIONS

Madonna adds that with Douglas College close by, there’s a growing community of young, upwardly mobile professionals already here. “Plus, there’s a terrific recreation centre just down the road, several golf courses are just a few minutes away by car, and if you want to go for a spontaneous picnic at dinnertime, it’s tough to beat Lafarge Lake.”

EVERGREEN IS A GREAT ALTERNATIVE TO THE HIGH PRICES IN VANCOUVER OR BURNABY. MADONNA AVITAN

PRICED TO PLEASE Need another reason to consider Evergreen? How about prices starting at $209,900 for a one-bedroom? “We haven’t seen prices like this in a long time,” Madonna says. “And these are generously sized homes — all at least 550 sq. ft. and many over 600 sq. ft.” Buyers, she adds, come from an eclectic range of backgrounds — young professionals, savvy downsizers, and lots of first time homeowners. “I’ve talked to so many mums and dad who see the value here and are deciding to help their kids get started in the real estate market. And at this price point, Evergreen is a great alternative to the high prices in Vancouver or Burnaby.”

UPSCALE CONTEMPORARY Inside, Evergreen is poised to satisfy the most city-savvy homebuyer. “Like our previous phases, these homes will have sophisticated finishings and incredibly livable floor plans,” Madonna explains. With more and more people choosing gourmet cooking as one of their favourite leisure activities, it’s no surprise Evergreen’s kitchen have proved a hit. “They have a very sleek, European design with Italian cabinetry, Hansgrohe faucets, and KitchenAid appliances, so everything you need is right at your fingertips.” The Evergreen sales centre opens June 16th at Pinetree Way and Glen Dr. in downtown Coquitlam. Be sure to register today for the latest updates. Brought to you by Bosa Properties, these homes start at $209,900 with floor plans ranging from one-bedroom to the spectacular two-bedroom and two-bedroom and den homes that make up the Evergreen Estate Collection. i

t’s hip, fast, and eco-savvy. More importantly, it’s underway. After a protracted wait, the Evergreen Line linking the Tri-Cities to downtown Vancouver via Lougheed is finally becoming a reality. For homebuyers, this state-of-the-art addition to Metro Vancouver’s transit system introduces a new level of connectivity. And as a surprisingly diverse homebuyer demographic responds with enthusiasm, savvy developers are designing communities focused around transit stations along the way. Steadily evolving over the past decade, the new downtown Coquitlam and Port Moody centres are models of planned, high-density living. These neighbourhoods favour high-rise towers with contemporary luxury finishings at prices unheard of in municipalities closer to Vancouver. Coquitlam’s proximity to Douglas College, a diverse array of recreational opportunities, and one of the Lower Mainland’s largest concentrations of retail have helped transform this neighbourhood for “huh, where?” to “oh yeah.” Just west, Port Moody’s Newport Village has become a destination in its own right, a destination that blends funky boutiques with a natural setting at the end of the Burrard Inlet. Arguably, however, the most talked about stop along the Evergreen Line is the Burquitlam neighbourhood just north of Lougheed Mall. Multiple developers, all with longstanding reputations for excellence, are building innovative, multi-family developments with an emphasis on upscale design at affordable 18 metro vancouver new Condo Guide / connections

price points. Now rebranded as West Coquitlam, this neighbourhood also offers excellent access to SFU, BCIT, and two campuses of Douglas College. Add in proximity to Lougheed Town Centre, the freeway, and great outdoor recreation, and it’s no wonder this area is as attractive to first time buyers as it is to downsizing snowbirds and upwardly mobile professionals. And who can forget the launch of the Canada Line linking Richmond and the Vancouver International Airport with downtown Vancouver? The dazzling result of creative business partnering and vision, this line exceeded all ridership expectations from Day One — a trend that shows no sign of changing. Not to be missed highlights found on or near this line include the River Rock Casino, Langara College, Oakridge Mall, Queen Elizabeth Park, and easy access to the Olympic Village/ Southeast False Creek neighbourhood where it’s just a short stroll along the Seawall to Granville Island. First stop on the downtown side of False Creek is the ultra-urban Yaletown district, home of the Roundhouse Community Centre where you never quite know what type of new art form you’ll discover. For the Vancouver Art Gallery, VAG as it’s know to locals, as well as the arts and entertainment district, hop off at Georgia Street. To connect with the SeaBus to North Vancouver or if you want to check out the cruise ship terminal and new convention centre, just stay on board till the final station at Waterfront.

Spotlight

Spotlight on NORTH SURREY:

From adventures in dining to Lion encounters, Surrey’s new epicentre is on its way up // by janine mackie

s

urrey’s growth is unprecedented, growing three times faster than the national average, and becoming a healthy mix of singles, professionals, active families and seniors. Transforming before our eyes into a community with real civic heart, many real estate experts have their eyes on Whalley and the new City Center District as the next real estate hot spots, becoming “in demand” places to live due to their affordability and proximity to the Surrey SkyTrain. The Whalley District is located in the north west corner of Surrey along the Fraser River. The Fraser River its northern boundary, Scott Rd. its western boundary, 144th St. its eastern boundary and extends south to 88th Ave. The City Center District of Surrey is also what you would perceive as Whalley’s city center. King George Hwy. runs right through the middle, its south boundary 92nd Ave. and north boundary 112th Ave.

NEW CIVIC CENTRE A transit hub with easy access to Skytrain and bus

In recent years, Surrey City Centre has been the focus of significant residential and commercial development, many of which are just steps from Surrey’s SkyTrain stations. The Expo and Millennium lines provide fast and stress free travel to downtown Vancouver, Burnaby, and New Westminster. Switch trains to Canada Line and get to Richmond or Vancouver International Airport (YVR) in the time it takes many of us to find our keys in the morning! Much of Surrey’s new residential developments are focussed around the Gateway and Surrey Central (Bus Depot Center) Stations. Whether you’re looking for a new home, or just want to get off and discover a new restaurant or park, here’s a few cool finds just steps from these stations: GATEWAY 108 Ave. @ 134 St. GOOD EATS Want to take your taste buds on an

Rooibos Tea at Waves, located on the ground floor of Citypoint’s new twin residential towers. Looking for a dining adventure? Take foodie and blogger Sherman Chan’s advice and head to Pho Tam (103 Ave & 135 St.) for what he describes as “the best Pho in the Lower Mainland,” or Tokachi Sushi. Whether you crave burritos or breakfast, authentic Mexican food is served at Taqueria Jalisco at the corner of King George & 108 Ave. WORK OUT Chuck Bailey Rec Centre (107A & 134) is located in Tom Binnie Park. This 20,000 sq.ft. facility is the newest addition to the area and offers a gym, youth lounge, skate and bike park. LION ENCOUNTER Tucked in beside the Whalley Athletic Park is the BC Lions Practice Facility. This is about as close as you get to the 2011

Grey Cup Champions! ABCs Within a 3-block radius there’s over a dozen schools and career colleges specializing in hairdressing, tourism and medicine. Youngsters attend Forsyth Rd. Elementary or KB Woodward (SD #36) and then move up to Kwantlen Park Secondary. GROCERIES Safeway and Buy Rite Foods, as well as family-owned markets like Surrey Natural Foods. Source out everything from bee pollen to organic gluten free breads. SURREY CENTRAL STATION 35 St. and 102 Ave. CIVIC PRIDE No longer overshadowed by its

cosmopolitan sister city of Vancouver, Surrey’s new downtown is right on her heels with a $2.8 billion progression of new developments, including the $36-million, 75,000-sq.ft. library flanked in 2013 by a new City Hall, expansions to Surrey Memorial Hospital and a new performing arts centre capable of handling a crowd of 16,000 people. SHOPPING & HIGHER LEARNING Central City is a world-class facility which includes over 130 retail stores and restaurants, and is anchored by T & T Supermarket and Winners, linked to Surrey’s tallest office tower and the impressive new Simon Fraser (SFU) campus and its School of Interactive Arts + Technology. FARMERS MARKET Fresh from the farm to your table, Surrey’s Urban Farmer’s Market is on every Wednesday from 1-6 pm (June – October) in the plaza of the North Surrey Recreation Centre, across from Central City Shopping Centre on 102 Ave. and City Parkway. It’s right where the Surrey Central Skytrain exits, and adjacent to the bus loop. GOOD EATS Locals love New Town Bakery with their menu of Chinese and Filipino dishes. Be sure to try their famous Apple Tarts and Dai Bao – literally “big bun!” When it comes to takeout, Top King’s is a quick pick, and great value for the mound of food you get. Of course there’s also the Central City Brewing Company for après-work drinks. PARKS Holland Park is located right beside Central City and includes art shows, water fountains and amazing trails. It hosts a variety of events year-round including its annual Fusion Festival and Movies under the Stars. The future is here. You’ll love being part of a revitalized Surrey that’s on a continuing path of upwards and onwards. metro vancouver new Condo Guide / connections 23

Verve

More for Your Money by Susan M Boyce

C

oming this June to Surrey’s dynamic City Central neighbourhood, Verve is tackling the old question “are you tired of renting?” head on. Brought to you by Porte, Verve features the city style interiors you crave, an amazing location near everything you need, and prices that will have you jumping for joy. Great Value “At Verve, you simply get more for your money — period,” says director of sales and marketing Jeanette Chaput. “For example, we’ve got junior one-bedrooms priced from just $154,900 that include a pantry and built-in work station, ample 24 metro vancouver new Condo Guide / connections

closet space in the bedroom area, and a stacked washer/dryer. Our one and dens have some exciting extras like a built-in wine rack and large kitchen with eating bar.” And since the interior design is by the award-winning team at BYU, you know your new home will have a great vibe and down right sexy finishings. Here’s just a hint: laminate floors, quartz counters, stainless steel appliances, and soft close cabinetry. Homeownership Made Easy “Verve is an excellent opportunity to get rid of your rent payment and take that first step into homeownership,” Jeanette says. “With today’s low rates, a one-bedroom will cost you approximately $750 a month — which is about the same or even less than renting, so why not buy? Plus, with completions in June 2014, you’ve got lots of extra time to save.” The Place to Be When you want to talk about convenience, Verve’s got you covered too. “You’re a six-minute walk from King George SkyTrain Station so you can be shopping at Surrey Central in two minutes or in downtown Vancouver in 35,” Jeanette says. “The new Holland Park is easy walking distance, and if you haven’t checked out their free concerts, you’re missing out on a treat. Plus you’re surrounded by shopping and services, but it’s really a quiet, established residential neighborhood — meaning it’s the best of all worlds.” Verve will be located at 13931 Fraser Hwy. The sales centre and two fully furnished display homes open noon sharp on June 23rd at 10119 Whalley Boulevard. TRANSIT SOLUTIONS

SURREY’S VISIONARY OUTLOOK

embracing transit connectivity

i

// BY SUSAN M BOYCE

t began with a vision, a commitment to reshape Surrey. And since being elected the city’s first female mayor in 2005, Dianne Watts has never waivered in her dedication to keep BC’s fastest growing community high on the radar as a leader in innovative, sustainable living where transit is an integral component of daily life. Mayor Watts is quick to acknowledge it’s a significant “paradigm shift” to move from our current reliance on cars to more environmentally friendly use of public transit and other alternative forms of transportation like bicycle, walking, and car co-ops. But it’s a shift she says is fundamentally necessary to ensure the health of our cities and our population.

Mayor Dianne Watts

STRATEGY FOR THE FUTURE In order to create a transportation system encompassing all mobility needs, Surrey developed an ambitious plan to design a model that provides a balanced choice in the way people travel to, from, and within Surrey. It’s an approach many believe is a

holistic, environmentally savvy, and most importantly, a practical alternative to the single car culture currently predominate throughout North America. And it’s an approach that appeals to an eclectic demographic. Surrey’s new City Hall and Civic Centre appear to have morphed naturally around Expo Line SkyTrain stations. The RCMP chose the Surrey Central neighbourhood for their new provincial headquarters, and SFU’s satellite campus continues to attract a diverse student, professorial, and researcher population. Savvy developers continue to respond with ever more innovative design — from iconic architecture to suites featuring sliding doors that allow reconfiguration of interior spaces and onsite amenities including bowling alleys, community garden plots, or concierge service. LOOK TO THE FUTURE Always with an eye to the future, the City of Surrey is now looking to create several trend-setting Light Rail Transit (LRT) networks linking communities south of the Fraser River with other Metro Vancouver municipalities. “Seventy per cent of Metro Van’s future growth is predicted to occur south of the Fraser,” says Mayor Watts. “We must all raise our voice to ensure change. We must be willing to change. And we must put politics aside.”

NOW YOU KNOW Surrey’s population grows at approximately 1,000 people per month. Over the next 30 years, the city’s population is expected to increase 50 per cent to approximately 750,000 people by 2041. Surrey’s LRT vision includes three lines: City Centre to Guildford, City Centre to Newton, and City Centre to Langley. Surrey has almost 200 kilometres of dedicated bicycle routes with more planned for the future. There are more than 400 parks within Surrey’s municipal boundaries. Surrey is the only municipality i in Canada to host two hydrogen fuelling stations. The city also operates three zero-emission hydrogen fuel cell vehicles and four full-size pickup trucks running on a hydrogen powered internal combustion engines.

Wave Like No other by Susan M Boyce

T

here’s something new coming to the Surrey skyline. And if you think you’ve heard it all before, get set to be surprised, because Wave is going to be one of a kind… truly one of a kind. Wave’s façade is a series of undulating curves, each floor slightly different than the one immediately above or below giving the impression of water lapping gently across an expanse of beach. Balconies are spacious — most more than 150 sq. ft. and some as large as 325 sq. ft. “You simply don’t see balconies this generously sized in many condominiums,” says William Lin, president of Rize Alliance Properties, adding these outdoor living spaces are also meticulously designed so there are areas of both sun and shade throughout the day. Love Your Life Inside too, Wave is designed with an innovative outlook: sliding walls that allow you to reconfigure your entire suite whenever you choose, zero hallways so every square inch of space is usable space, and ultra-modern finishing sure to make you the envy of your friends. But this great lifestyle also extends far beyond your own home. “Wave’s amenities are amazing,” Will says. “We’ve got a state-of-theart fitness centre, a bike maintenance room, meeting rooms, an arts and crafts room, and a multi-media room. There’s also a car wash and a separate place for washing the four-footed members of your family.” Plus there’s the rooftop terrace, a sprawling mini-park with barbecue area, outdoor lounge, and community gardens for people who have a greener thumb than I ever will. Instead, you’ll most often find me sitting on one of the benches 28 metro vancouver new Condo Guide / connections

enjoying a private view of the summer sunsets — that would be when I’m not admiring the public art found on the street-level plaza. Get Where You Want to Go Located in Surrey’s trend-setting Central City neighbourhood, Wave makes getting everywhere a breeze. SkyTrain connects you to downtown Vancouver in less than half an hour, and now you’ve tuned up your bike, why not check out some of the many nearby parks — starting with one of my favourites, Green Timbers Urban Park. Then, maybe later, a latté break followed by a movie or live performance at the Surrey Arts Centre. So many choices. Life is good. Wave will offer 500 condominium homes plus 18 townhomes priced from just $179,900 for a one-and-den or from just $209,900 for a two-and-den. Presentation centre and two showhomes open noon to 5 p.m. daily except Fridays at 10375 – 133rd St. in Surrey. Martin Knowles relies on transit and two high-performance bikes to get around. (photo by Valerie Stride)

Mix It Up

Martin estimates his personal transportation mix is probably equally split between biking, walking, transit, and car co-op. “If it’s going to take longer than 10 to 15 minutes to walk, I’ll usually ride my bike. If the weather’s really bad, I’ll take transit.” He’s also a fan of his local car co-op. “The bus is great if I’m just carrying a laptop and maybe some small camera gear. But sometimes I’m hauling around furniture, lighting, and ladders. The car co-op gives me as much vehicle as I need, when I need it, and it’s a whole lot easier for my accountant too.” And here’s a hot tip from Martin’s bag of transit knowhow tricks. “When I need to be at a photo shoot for a very specific time but don’t really care when I get home, I’ll take a co-op car to get there and sign it back in as soon as I arrive. Once I’m done the shoot, if the car’s still there, great — I can sign it back out. If not, I just jump on transit. Either way, I’m not paying for a car to sit there.” Hardhat on Board

Recently, Martin gave himself a transit challenge. “I was working on a project in Maple Ridge that I knew would take me an hour to drive to. I also had a whole pile of other work to do, so for the fun of it, I thought I’d try getting // by Susan M Boyce to the site solely by transit.” He grabbed his hardhat, computer, and ou’ll need sharp eyesight if you’re going to spot Martin Knowles when camera. Two transfers and 90 minutes he’s in a hurry. After all, this is a man who’s elevated combining transit, later he arrived relaxed, ready to go, car co-op, and cycling into an art form of efficiency. and with paperwork under control. Owner of Martin Knowles Photo/Media, the architectural “Rather than losing two hours in travel photographer says he feels no need or desire to own a private vehicle. “When you time, I gained three hours of solid live in the downtown core, a car becomes more of a liability chiefly because of work time. It was a great experience.” the high cost of parking.” His grin has a slightly mischievous sparkle. “Besides, Martin is based in downtown once you get used to passing traffic during rush hour, you realize cycling is a Vancouver and found at much more efficient way of getting around.” mkphotomedia.com.

Jihad shares a love of biking as an alternative method of transportation with his two daughters Maya and Milad

Jihad Celebrates: The community of transit riding // by Susan M Boyce

t

here’s no hesitation when you ask Jihad Faris about his favourite transit memory. “Four or five years ago I was riding home during a big snowfall. Everyone around us was getting stuck. At times we all got out to push the bus, sometimes we stopped to help others who were stuck in cars in front of us. But we were all determined to get home.” Perhaps most amazing of all, he describes the ambiance aboard as “celebratory. Many of us rode that same bus every day, so we knew each other. We were laughing and cheering to keep ourselves going. Afterwards, people said ‘oh what a terrible thing that it took you five hours to get home.’ But we always felt safe and always knew we’d get there in the end. A lot of people who were driving cars didn’t get home at all that night — we did and we had fun along the way.” Commitment From Necessity

Like many things in life, Jihad’s nine years as a full-time transit rider was born from necessity, evolved into a convenience, and ultimately became a commitment. Returning to Canada after a work contract in Texas, Jihad and his wife first made their home on the North Shore. “We had one vehicle that my wife took to work,” he explains. “But honestly, it was just easier for me to take transit to my office in downtown Vancouver than it would have been to drive — and no parking hassles.” After a few years, the couple moved to SFU’s UniverCity neighbourhood where they immediately reaped the benefits of an innovative, pilot program that allowed residents to purchase a three-zone pass for $40 — less than a third of the $140 regular price. “Again, it just made good sense, because driving downtown through

traffic would have taken me longer than the 45 minutes it took on transit.” As a bonus to the shorter commute, Jihad says he consistently arrived more relaxed. “And it felt good because I was doing the right thing environmentally.” Transit By Choice

Over the years, Jihad fine-tuned his ability to coordinate transit connections. “If I had a meeting in one part of town, I’d plan so there would be someone there who I could car pool with to my next meeting.” And as a bonus, Jihad says he’s enjoyed getting to know other regular riders. “I’m a sociable person, and the bus became like a mini community.” Jihad recently opened his own property management company, Maya Property Services, and now drives from site to site, but says he still misses the camaraderie of public transit. metro vancouver new Condo Guide / connections 31
