The issues noted in this report are just a few simple examples of items which compromise the integrity of a fire separation and the fire resistance rating of closers. EXAMPLE ONE
Problem: 1960’s style of apartments often contained mail slots in the suite entrance doors. These openings allow for smoke and fire penetration through the solid core wood door. Solution: A simple solution is to fill the mail slot cavity with an
approved fire stopping material or cement grout leaving the brass plates in place for cosmetics.
EXAMPLE TWO Problem: 1960’s style of apartments often contained milk boxes in the fire separation wall between the public corridor and the apartment suite. The inside of the box may be either metal or wood. Solution: There are several ways to solve this problem the most obvious simply removing the milk box and providing fire rated drywall over the opening. Another solution would be to leave the milk box metal cover for aesthetics reasons and provide a

small one hour fire rated wall assembly inside the box opening with metal studs and fire rated drywall taking care to seal all edges with an approved fire rated caulking.

he Business Development Bank of Canada (BDC) recently launched a free e-learning class in basic financial management for Canadian entrepreneurs to address a “deep financial literacy gap that exists among Canadian entrepreneurs” according to a survey by Intuit Canada. The 2014 Intuit Canada report surveyed more than 600 SMEs, with 39 per cent of small business owners receiving a failing grade by answering zero to four of the 10 questions correctly. Seven per cent answered nine or 10 questions correctly out of 10. The online course, named Financial Fundamentals, uses gamification and simulations to bring small and mediumsized business owners through a number of concepts such as cash flow management, financial statements, understanding profitability, performance monitoring and raising external capital. 18

And yet, sadly, many entrepreneurs do not feel comfortable when it comes to discussing financial concepts,” says Bill Ciprick, senior vice-president, BDC advisory services. “This online training is a must for business owners who are curious to learn more about financial management. It offers the right mix of flexibility and development to help them take their business to the next level by improving their skills and knowledge.” A second phase of the course, to be released in the spring of 2019, will take an in-depth look at financial management and teach business owners how to prepare themselves before meeting with their banker. The markeT ouTlook The United States-Mexico-Canada Agreement (USMCA) negotiated on Sept. 30, 2018 conveys a positive market outlook as it lifted the veil of uncertainty off businesses and investors. In 2018, the majority of forecasts painted various scenarios and were unable to provide definitive answers. Now that the dust is beginning to settle, what can Canadian real estate investors expect for the foreseeable future? Firstly, there is the possibility of three more interest rate hikes in 2019, following the most recent hike of 25 basis points on Oct. 24 to 1.75 per cent. Although there were high inflation rates this past summer, peaking at three per cent in July, the Bank of Canada opted not to increase interest rates as NAFTA negotiations were not making progress. As a result of the stability brought back to the economy, the BoC will now feel comfortable with the prospect of multiple interest rate hikes. Moving in line with rising interest rate expectations, bond yields have been on a consistent increase this past quarter, reaching 2.32 per cent for the five-year bond yield and 2.42 per cent for the 10-year bond yield by the end of the quarter. Since the beginning of the year, these represent respective increases of more than 40 and 30 basis points, implying a higher cost of borrowing. For the foreseeable future, real estate investors should only be expecting that interest rates keep going up. FoCusing on The gTa Three quarters into 2018, the GTA’s total property sale volume reached $15.5B, a 4.85 per cent decrease in capital flows from the same period last year. Residential land took a surprising turn when sales activity dipped to $579M, lowering residential investment for Q1 - Q3 2018 by 27 per cent when compared to the same period last year. This, however, was balanced by significant increases in investment for both the apartment and ICI land sectors, which represented respective increases of 95 per cent and 19 per cent year-over-year. With the exception of the hotel sector, the remaining sectors of retail, office and industrial showed little to no changes in its year-over-year dollar volumes. gTa indusTrial

Investment in the GTA’s industrial market reached $2.4B within the first three quarters of 2018 – a 6.2 per cent decline in capital flows from the same period in 2017. The year-over-year decrease in investment remains a likely product of the market’s limited supply and accelerated price growth, with investment likely to still exceed the previous year’s annual benchmark. Due to the heightened demand for industrial space, the GTA’s availability rate keeps falling to historic lows, dropping 30 basis points from the previous quarter to 1.4 per cent in Q3 2018. The average net rental asking rate reached $6.34, representing an increase of 3.8 per cent from the previous quarter and 11.4 per cent from the same quarter the previous year. gTa oFFiCe Investment in the GTA office sector between Q1 - Q3 2018 matched 99 per cent of the total dollar volume recorded during the same period in 2017, with capital flows reaching $3.3B. During the course of Q3 2018, Ontario’s unemployment rate hit an 18-year low of 5.4 per cent, an indicator that GTA office space will continue to be in hot demand. The GTA total availability rate dipped 40 basis points from the previous quarter to 6.3 per cent and the downtown Toronto availability rate fell by 50 basis points to 3.2 per cent. Price growth continued to rapidly accelerate for the downtown market, with the average asking net rental rate reaching $32.95 in Q3 2018, representing increases of 7.4 per cent from the previous quarter and 14.4 per cent from the same quarter last year.

In a documentary collection, your bank deals with a foreign bank and sends payment instructions. A documentary credit means you are entitled to receive payment once the shipping and commercial documents have been presented to the foreign bank. A draft/clean collection is similar to a cheque. The buyer sends a draft while waiting for the shipment to arrive, and the exporter transfers the product when the draft clears. A draft carries a risk similar to that of a cheque, as it may be not honoured. open accounts This is the riskiest payment option, as the risk falls entirely on the exporter. Buyers and sellers will typically negotiate a payment deadline of 30 to 90 days or even longer, depending on the relationship and transaction. Another element the co-ordinator handles is connecting with the appropriate commercial/ office management company in order to find out about, and adhere to, rules and guidelines for elevator usage, truck parking, etc. If the move calls for equipment or specialized expertise, the co-ordinator should arrange for it. An example would be tearing down cubicles, disconnecting computers and electronics at the destination site and reassembling them. Space-planners are needed to accomplish this part of the move, especially when it comes to the cubicle set-up.
W
hen it comes to commercial and office moves, we understand that business-to-business clients value three major things: That the job is completed on time as promised, on budget and with no disruption to their ‘business as usual.’ This may involve professional offices, retail stores, educational facilities or any other type of organization. The focus on budget and timing is understandable, and a good mover will work toward a seamless transition from point A to point B. The first thing to establish is a chain of communication. Usually, this means interacting with a move co-ordinator for the client. Oftentimes that’s a role we will play. On the mover’s side, someone should be set up as a consultant dedicated to the move. This professional works with the client co-ordinator to shepherd the logistics. Each business-to-business move is different, and it’s up to the mover to determine what equipment is necessary. For example, the mover may need to use library carts, computer 40

Interestingly, office moves are usually done with totes rather than boxes. There are a number of things that will need to be provided such as labels and security ties for the totes. Each person’s office items are transferred to the appropriate office at the destination. Good labelling helps to achieve successful residential moves, and with a business-to-business move, it takes on even greater importance. Another big help is to have floorplans of the offices at both ends of the move, which of course aids in labelling what goes where, as well as the order in which items are packed and taken off the truck. All this is organized and orchestrated by the co-ordinators, and often a mover will do these moves after-hours and on weekends to minimize disruption during usual work hours. If the move has to be completed during work hours, it is best to limit employee participation as much as possible. The goal is to make things as easy as possible on employees and customers. In the end, the key to a successful business-to-business move is developing a plan with clear and well-defined goals and having someone on each end who is responsible and accountable for the event. Those booking a commercial or office move will want to check into the moving company’s track record and look at any testimonials reflecting the work. In any kind of move, everyone should be happy when the last box is put into place. The best way to ensure this level of satisfaction is to plan ahead, be organized and keep the lines of communication open.

orguard Corp. released its 2019 Canadian Economic Outlook and Market Fundamentals Report in November 2018. Activity levels and consumer demand for quality Canadian real estate assets increased in 2018, with strong indications for a positive outlook for 2019.
“Canadian commercial real estate has proven to be an attractive asset class for various investment groups recently, a trend that will continue into 2019,” says Keith Reading, director of research, Morguard. The multi-suite residential asset class posted a record-high flow of capital in 2018, a trend that is expected to carry over into 2019. The national vacancy rate is expected to hold at
or near the cycle low, resulting in modest upward pressure on monthly rent averages. Demographic shifts, housing conditions and migration patterns will continue to boost rental demand, while low levels of new construction activity will provide little relief from the shortage of vacant units. Healthy fundamentals will make the multi-suite residential asset class very attractive for investors in 2019. For the office asset class, the mature phase of the cycle was extended, resulting in a record high pace of investment during much of 2018. Industrial property investment trends were also generally bullish, as the asset class placed first in terms of market performance. Morguard’s 2019 outlook is positive, with demand outstripping supply in most of Canada’s urban centres. Retail investment property sales also hit a record high in 2018, despite heightened risk in the broader industry and fairly mixed leasing performance. While retail sales growth continues to moderate, properties with development or repositioning potential are expected to generate strong interest among the investment community looking ahead to 2019.
