insideradvice
Investors, take the road most travelled By Yan Gurevich
S
o you’re getting cracking on your “nest egg,” ready to put it to good use before your financial planner gets wind of your intentions and tries to reel you back in. Your friends are filling your head with all their success stories of flips, renovations and long-term rental conversions, and some of their ideas are starting to appeal to you. You have a real estate agent sending you listings, optimistic local market reports, and newspaper clippings prognosticating a tight rental market. You are ready to jump into investment properties. Now what?
There are proven steps investors can take that will save a lot of money and help avoid disastrous consequences. When starting out, try to take the road most travelled. IT’S NOT A TV SHOW
Television shows are for entertainment. Segments are edited to make even the protracted, tedious renovations and sale process appealing. We forget how some of the homeowners got on these shows in the first place. How many properties did they lose money on? How long did it take to find the one property that may turn a profit? How long did they have to rent out a property instead of flipping it, before they recovered their initial investment? We are told about, but never observe, the great screw-ups with a contractor, or lack of a quality inspection that landed them on the show in the first place. Surround yourself with experienced professionals who are knowledgeable in the area and type of home you are considering investing in, before you start shopping. If renovating the property, allow for longer time periods at each stage of acquisition, planning, permitting and completion. Budget at least 15 per cent for overages. Get your financing options locked in.
COMPARATIVELY SPEAKING...
Investors use ratios like “cap rates” to compare and contrast one investment opportunity with another. Cap rates are an attempt to compare similar and dissimilar properties based on their income potential versus purchase price. On occasion, it is an attempt to compare apples to oranges. Beware – comparing a condominium with a six-plex may yield similar cap rates, but capital investment and management efforts are very different. Try to use these calculations on similar types of properties. Cap rates will vary greatly from one city and region to another. Owners are willing to pay more for a similar property in a larger metropolitan area where prices are stable and security of the investment is more assured. If your investment is easily comparable to others that sold in the same area, then a straight price-to-price comparison may be very useful. In a large, very developed pocket, compare builders, home styles, size of lot and home, and types of finishes. COOLER HEADS PREVAIL
Before purchasing any investment property, get it professionally appraised. If you are planning to resell within a year or so, get the appraiser to estimate the resale value, taking into consideration the improvements you are planning to make. Even if you believe that your property will sell for more than the appraised value, ask yourself if the appraised value is enough to make a profit. If you can’t make money with the appraiser’s evaluation, rethink the improvements, or the purchase altogether. WHERE THE BIG KIDS PLAY
Which would you prefer: to be the nicest, biggest house on the block, or a nice but “typical” home in the community? As an investor, you rarely want to be the one to try to buck the trend in a community. The adjective “typical” should be your most trusted term. If major developers are putting up new 3,000-sq.ft. homes in this pocket, look for the “typical” underachiever, do a “typical” renovation or upgrade for the area, and expect typical rents. Benefits of this effort are that you will not be waiting for the market you enter to catch up. However, in contrast to the bigger players, your home will appear to be a good deal to the next buyer and they may pay a premium for it at a later date. Tenants may pay a premium for a unit that is in an up-andcoming neighbourhood. BE A SCROOGE, EVEN ON CHRISTMAS
Investment properties are all about realistic numbers. The more costs you shave off the acquisition, renovation and maintenance of the property, the more you’ll profit. In a flip (a quick resale after acquisition), study your potential resale price very carefully. The word “typical” comes up again. Expect a typical sale price but hope for a higher one. If you can profit from “typical,” you will live long enough to do this again.
THE DRIVE
Investment properties should be within easy driving distance from you. Few individuals can afford an investment property that generates so much income that they can hire a management company to maintain that investment for them. But even if a manager is involved, be prepared to make the midnight dash to your property – or at least have a trusted handyman on speed dial – in case a bathroom floods, or a washing machine stops working mid-cycle. ABSENTEE LANDOWNER
If you spend all your time in Canada but your investment condos are in Arizona or Florida, you must have faith in a management company to handle your properties at least as carefully and cost-effectively as you would yourself. Beware guaranteed returns, maintenance costs and sale prices. If your property is abroad, the laws of that land may not protect you from local suppliers guaranteeing or promising you certain things they cannot deliver. If I had a dime for every story of a vacant condo in Turks and Caicos or Jamaica where certain promises from now-bankrupt developers left investors with overpriced vacation homes… HOME OF THE BRAVE
Tenants can behave well – but they can also surprise you – and not in a good way. Most landlords are just happy to get a bad tenant out after months of non-payment of rent and hundreds of dollars in damage never to be recovered. You can spend days checking the background of potential tenants, only to face a very different person down the road. Be brave. Do your homework, but have a reserve fund for unexpected loss of rent or renovations. For long-term investments, you must factor in larger upgrade expenditures and set up a larger reserve. Winning strategies of Canada’s top entrepreneurs:
BDC study
H
ow do Canada’s topperforming entrepreneurs achieve their success? The answer may help other companies improve their results. Leading businesses focus intently on productivity and innovation, invest in equipment such as information and communication technologies, offer competitive wages, expand internationally and control debt, according to a new study by the Business Development Bank of Canada (BDC).
“The findings are a roadmap for success based on proven lessons from top entrepreneurs,” says Pierre Cléroux, vice-president, Research and chief economist at BDC. “This study offers entrepreneurs an amazing list of tips and information they can use to improve their bottom line. If Canadian businesses adopt the strategies of the top performers, our economy will benefit and the living standards of all Canadians will improve.” The BDC study, titled “Built for performance – Discover strategies used by Canada’s leading SMEs”, identifies specific strategies businesses should adopt to improve their performance. For example: • Top-performing smaller businesses (those with under $2 million in annual sales) should focus chiefly on growth, allowing them to achieve economies of scale and productivity gains that will help improve profits. Those profits can be reinvested, leading to a virtuous cycle of improvement and competitiveness gains. • Successful mid-sized businesses ($2 million to $10 million in sales) should invest more in machinery and equipment, particularly information and communications technology, as well as intangible assets such as patents and employee training. The investments will help these businesses become more competitive and innovative. • Leading larger businesses ($10 million to $100 million in sales) should expand even more internationally, which diversifies their revenue sources, reducing risks and leads them to become more competitive.
OTHER THINGS TOP-PERFORMING BUSINESSES DO WELL: • Greater productivity, efficiency and profitability. Based on measures such as sales per employee and operating expenses for sales, they are more productive than their peers and manage their costs more effectively, thereby allowing them to be more profitable. • They invest more. They invest more in machinery and equipment, regardless of their size. Furthermore, those with sales of more than $2 million a year invest more than other companies in computer hardware and software. • More intensive innovation. They invest more in intangible assets such as R&D, patents and training, allowing them to be more innovative. • Better wages. They offer their employees higher levels of compensation. Businesses with annual sales of $2 million or more pay salaries that are higher than the average for their sector. • They develop leadership and management skills. This can happen via coaching and adoption of management systems, such as strategic and financial planning and performance indicators.“Managerial skills are clearly behind the strong performance of these businesses,” the study says. • Among sectors, those with the highest share of top SMEs include wholesale trade, manufacturing and retail trade. Canadian manufacturing SMEs rank behind their U.S. counterparts in terms of managerial skills, but they outperform those in Germany, the UK, France, Mexico and China. • Lower indebtedness. They have less debt, which gives them greater latitude to pursue growth projects. Source: Business Development Bank of Canada

Why it can make sense for a small business owner to
Buy versus Lease
A
By Ingrid Till
lthough new rent controls were put into place last April to further protect residential tenants in Ontario, commercial tenants have not been given the same protection.
Typically, a commercial tenant signs a lease for a fixed period of time, most often with a renewal clause for another set period. After the renewal term is over, the landlord has the option of discontinuing the lease and/or significantly raising the rate, depending on the current market demand. Throughout the duration of the lease, the tenant often invests their own funds to improve the property. The commercial tenant is most often responsible for utility costs, property tax costs, as well as maintenance and insurance fees for the property as well. Finally, if the tenant is as little as 16 days late on the rent, the landlord has the right to change the locks. As an investor, commercial properties make a lot of sense – with higher CAP rates and more control as a landlord. While many of the rules in place benefit the commercial landlord, one can wonder why many small business owners continue to lease. With creative solutions and financing options, the potential for many business owners to own their own space should be considered, especially if the business has an established revenue stream and has been in business for a minimum of two years or longer. Special financing options, including initiatives from the Business Development Bank of Canada (BDC) are designed for the small- and medium-sized business owner. The BDC works with entrepreneurs to develop a financing strategy for owners to invest in their own buildings. Based on the needs and situation of each unique business, they can offer loan amortizations for up to 25 years, postpone capital payments for up to 36 months, assist with financing for leasehold improvements that can be built into the amortization terms and replenish working capital depleted by real estate costs. Visit bdc.ca for further information. Here are some benefits as to why it might be worthwhile for a small business owner to explore buying their own location: 1. Built In Pension Plan: Small business owners often don’t have the luxury of a pension plan once they retire. However, if they own their building, and choose to rent out the space they once occupied, the monthly cash flow from the rent can generate a steady stream of income for the former
business owner, while also building equity and benefitting from potential appreciation and tax deductions. 2. Predictable Cost: Often the lease is one of the largest expenses for a small business owner. However, once their lease and renewal term expires, depending on market demand, the landlord could significantly increase the price. If the property is owned, the cost for the space is predictable, and each payment builds equity for the owner in the location. 3. Possibility for Lower Monthly Cost: Depending on the property, there is potential for the small business owner to find space that could actually be less expensive to own than to lease. If it’s a retail space, a neighbourhood location with multi-family units above often provides an income stream from residential tenants that offset the costs of the retail space, generating greater overall profitability for the owner. Alternately, if the owner operates in an industrial or office space, a multi-tenanted building can provide an income stream from other tenants, as well as offset costs for tax, maintenance and insurance expenses. 4. Increase in Value: Small business owners invest plenty of their own capital to renovate the space to provide a unique look/feel for their business. As a tenant, once the lease/ renewal expires, the cost for the renovations become a lost expense. However, if the small business owner owns the property, often the leasehold improvements made increase the value of the property and build equity for the owner. 5. Control: Small business owners who own their space have the benefit of creating their own operating hours, investing in leasehold improvements as they choose without landlord approvals and continuing to remain at a consistent location for as long as they desire. Tenants normally don’t have this level of flexibility. Before deciding to go this route, it is critical for an owner to work with professionals who specialize in this area – an accountant, lawyer, mortgage lender and commercial realtor – to be aware of the options available as well as to fully understand all of the financial and legal implications of owning. It might surprise some owners to realize that ownership is not only feasible, but potentially more profitable – and certainly an idea worth exploring! The Importance of Capital Budgeting by Scott Fleet, Capital Planning Solutions
W hen embarking upon major capital expenditure projects at your multi-residential and commercial properties, it is imperative to complete proper due diligence and implement a capital plan to assist in prioritiz ing your capital projects. At Capital Planning Solutions, we recommend customizing five-year capital budgets for each building. This can be done by a project manager, management company or building ownership. It is recommended that these five-year capital budgets be updated annually and reviewed amongst all members of your building ownership group in order to get all hands-on board and make informed decisions on whether your upcoming capital projects should be undertaken, or if certain projects can be deferred. Five-year capital budgets and cash flow pro ections should be reviewed annually by ownership groups in the fall months. At this time, it is imperative that the ownership make a collaborative decision regarding which pro ects will be completed throughout the upcoming year. The benefit of making this decision in the fall months is two-fold: 1.
Greater Toronto Area
2.
W hen dealing with large concrete restoration projects and other weather sensitive pro ects, there is a ma or benefit to tendering and awarding pro ects early in the year. Contractors are generally very eager to fill up their construction schedules for the rest of the year. Therefore, the contractors who have voids in their schedules are more likely to offer their best competitive pricing to secure the project. The manufacturing of certain equipment and materials such as elevators, balcony railings, balcony doors, windows, boilers, etc. can become backlogged and may have extensive lead times. By commencing your capital pro ects early in the year, you will often benefit from shorter lead times as you will be first in queue with the manufacturers. If you wait until the summer to begin your capital pro ects, you are oining the herd which leads to longer lead times ( in addition to higher contractor pricing) and you may end up rushing to finish weather sensitive pro ects before the winter months.
The Five-Year Capital Budget There are some great software programs available to assist with the creation of capital budgets. However, creating your own customized five-year capital budget unique to each building can yield great benefits. A capital planning consultant can provide assistance in the creation of a capital plan. The process begins by creating a spreadsheet for each building within your portfolio. Populate the spreadsheet with a list of categories for various building components within your building, i.e. balconies, boilers, windows, asphalt, sidewalks, elevators, etc. The spreadsheet should also contain a heading for the next five years, i.e. 2017, 2018, 2019, 2020, 2021. As pro ects approach, populate the spreadsheet with budget estimates for each category under the appropriate year in which it should be completed.
Populating your Five-Year Capital Budget The main source for populating your customized five-year capital plan for each building should be information extrapolated from your most recent Property Condition Assessment ( PCA) . As a diligent building owner, it is recommended that you update your PCA approximately every eight years and the report should include recommendations for priority repairs and budget figures for the next 10 years. Listed below are additional ways to identify capital projects to include in your five-year capital budget: •
Legislative changes including building code/fire code/ TSSA requirements •
Visual assessment and regular building walkthroughs •
Monitoring equipment age versus expected useful life •
Identifying pro ects that provide energy savings/paybacks Undertaking Capital Projects versus Deferring Capital Projects Now that you have a five-year capital budget in place for each building, you can refer to the budget as a detailed overview of the upcoming capital pro ects at your buildings. Reviewing your capital budgets in con unction with your cash flow projections will allow you make a more informed decision regarding whether specific pro ects should be undertaken or deferred. Should you consider deferring a particular project beyond the set out or recommended repair timeline, it may be a good idea to have an engineer/consultant re-inspect that specific building component to clarify the impact of this decision on building safety and project cost. If pro ects are deferred too long, you can quickly find yourself taking a reactive approach to building maintenance. This can lead to an increase in the scope of pro ects/repair costs, growing aggravation amongst tenants, and additional unexpected repair pro ects. Alternatively, preventative maintenance approaches allow you to control repair quantities, and eliminate a source of aggravation amongst your tenants while completing your capital pro ects with cost efficiency at the forefront. In conclusion, updating and reviewing your capital budgets annually in the fall months is imperative and taking a preventative, rather than reactive, building maintenance approach can save you valuable dollars over the lifespan of your buildings. Retirees drive Canada’s
recreational property market forms of retirement, choosing to maintain physical fitness and emotional fulfillment by pursuing passion projects and leading lifestyles that involve farming, hiking and maintaining vineyards. This is particularly the case in regions such as South Okanagan, Wasaga Beach and Rideau Lakes. Due to the strong U.S. dollar, retirees in the Sylvan Lake and Lake Winnipeg regions are selling their snowbird properties south of the border and purchasing recreational homes for use as retirement properties as well. In a separate survey conducted by Leger, six in 10 Canadians (58 per cent) enjoy recreational properties as places where they can relax and spend time with friends and family. However, the majority of Canadians (84 per cent) do not actually own recreational properties.
A
recent survey of RE/MAX brokers and agents found that in 91 per cent of popular Canadian recreational property markets examined, retirees were the key factor driving activity. This includes established recreational regions such as Prince Edward County and Comox Valley. This is in stark contrast to last year’s findings when retirees were a dominant driving force in only 55 per cent of markets. The survey found that in British Columbia, Ontario and Atlantic Canada, more retirees and soon-to-be retirees are purchasing recreational properties outside of urban centres for use as retirement homes, increasingly blurring the line between recreational and residential properties. “Last year, we found that Baby Boomers and retirees were increasingly selling their homes in urban centres like Toronto and Vancouver,” says Elton Ash, regional executive vice-president, RE/MAX of Western Canada.“It’s clear that many put the equity they received from those sales into the purchase of a recreational property with the intention to retire in comfort and away from the city.” Many of these individuals are engaging in more active
“Many Canadians want to live out the ‘Canadian Dream’ and spend time at the cottage or cabin but today, that doesn’t necessarily mean owning a recreational property outright,” says Christopher Alexander, executive vicepresident and regional director, RE/MAX INTEGRA Ontario-Atlantic Canada Region.“Many are choosing to rent recreational properties, often by pooling resources with friends and family, which speaks to recreational properties still being in high demand.” In fact, one in three Canadians (33 per cent) say that they own or would want to own a recreational property for investment purposes. In Toronto specifically, the survey of RE/MAX brokers and agents found that in regions such as North Bay-Sunridge, Bancroft and the Bruce Peninsula, many owners of recreational properties actually rent their principal residences in Toronto, where they live most of the year. Using their recreational properties every so often while renting them out for the rest of the year, these individuals are renting a principal residence where they live while buying where they play. In Leger’s survey, more than half of Canadians (54 per cent) who own a recreational property, or are considering buying one, identify savings as their source of funding. Twenty per cent would use a loan, 20 per cent would rely on home equity and only 11 per cent would rely on an inheritance. The survey also found that other than affordable purchase price, Canadians who own or would consider owning a recreational property named waterfront access (55 per cent), reasonable maintenance costs (53 per cent) and proximity to town (43 per cent) as the most important factors when purchasing. The survey of RE/MAX brokers and agents showed waterfront access was considered the most indemand amenity in most regions, overall.

A privacy toolkit for businesses rotecting privacy just makes good business sense.
A survey conducted last year by the Privacy Commissioner of Canada found that seven in 10 Canadians would choose to do business with a company because it has good privacy practices. Additionally, one in two respondents say they would walk away if they were not satisfied with a company’s response to their privacy concerns.
“Privacy is not just a matter of compliance,” says Daniel Therrien, Canadian privacy commissioner. “It is good for consumer trust and, therefore, good for business.” The Office of the Privacy Commissioner of Canada has a free privacy toolkit to help businesses improve privacy practices and meet their obligations under Canada’s federal private sector privacy law, the Personal Information Protection and Electronic Documents Act (PIPEDA). This legislation sets the ground rules for the handling of personal information in the course of commercial activities.
PIPEDA is based on fair information principles that apply to the collection, use and sharing of personal information. The privacy commissioner’s toolkit is a blueprint to help businesses follow through on those principles. It provides detailed descriptions of privacy obligations and quick tips to help with follow-through. Whether a business has five or 500 employees, its overall privacy obligations are generally the same. It must obtain consent to collect, use and disclose personal information, and is legally bound to only use personal information for the same purpose for which it was collected. It is also responsible for safeguarding personal information from unauthorized access, loss or theft. Find more information online at priv.gc.ca.

LED lights on construction sites can save money, energy
M
ost consumers are familiar with the benefits of LED lighting: the lower total cost of ownership, energy efficiency, longer lifespan and they are safer for the environment than traditional bulb-based lights. These benefits are not only for residential needs; they can also be used on a construction site where temporary lighting is typically run 24-hours a day over many months. Using LED lights not only saves money, it provides a great benefit to the environment by reducing the carbon footprint. And with LED, fewer lights are needed to illuminate the same area. “We are excited to be contributing to the energy savings in the construction industry,” says Brian Astl, president of Lind Equipment, a provider of portable LED lighting for construction companies. “With LED Jobsite lights, the energy savings alone can pay back the cost of the lights on the first project they are used on.” Through revolutionary monitoring of jobsite energy usage and costs, real-time data can show how savings occur on active jobsites. In an example of actual savings, LED Jobsite construction lighting was used during the construction of a 600,000-sq.-ft., 27-storey office tower. When compared to traditional based bulbs, LED Jobsite construction lighting reduced energy usage by almost 11 million kWh, which is equal to powering more than 1,130 homes for a year. The CO2 emissions were reduced by almost 7,800 metric tons, equivalent to removing 1,630 cars from the road. As well, waste was reduced by reusing lights from project to project. Having tracked in real-time the energy savings of its client’s projects, Lind Equipment’s state-of-the-art LED Jobsite lighting solutions have just reached 100 million kWh of energy savings. This is the equivalent of removing 16,000 cars off the road for one year, or powering 11,000 homes on an annual basis. The milestone was reached in two years, with the savings growing exponentially as adoption rates increase. If you monetize the savings using an average of 10 cents/kWh (national average), it adds up to $10 million of savings in electricity costs.

LEED-EB Gold Certification for 340 Laurier Ave. West, Ottawa
Eastern Ontario
T
rue North Commercial Real Estate Investment Trust’s (REIT) 279,100 sq. ft. building at 340 Laurier Ave. West was recently awarded LEED-EB gold certification. For the last two years, REIT worked to upgrade the HVAC, water efficiency, electrical and mechanical systems in the building. Specific initiatives included: HVAC recommissioning including the chilled water plant, heating plant, air handling units, compartmental units, exhaust systems and terminal zones; lighting retrofits including low-voltage lighting control with local overrides and zoning; and a revised operational plan to maximize energy efficiency. LEED (Leadership in Energy and Environmental Design) is a global rating system and rigorous certification program designated under the Existing Buildings: Operations and Maintenance program presented by the Canada Green Building Council. It is an internationally
accepted benchmark for the design, construction and operation of high performance green buildings. In addition to the environmental and economic benefits that result from the certification, LEED buildings provide increased tenant comfort and satisfaction through healthier buildings that feature better air quality, improved temperature control, amongst other benefits. “At True North Commercial REIT, we believe reducing the carbon footprint of our buildings is beneficial for both the environment and our tenants,” says Daniel Drimmer, REIT’s president and CEO. The certification represents the culmination of the REIT’s efforts to improve tenant experience with an environmental focus. The certification was overseen by LEED consultant, WSP Canada Inc., who through a Retro-Commissioning Plan, identified opportunities to improve operational practices, energy performance, tenant comfort and to establish a methodology for these improvements to ensure 340 Laurier remains a bestin-class, comfortable and energy-efficient commercial building in Ottawa’s central business district.

Colliers GTA 2018 Q1 office market report GTA has lost 45 per cent of available office space in the last 10 years
T
he GTA market has 45 per cent less available office space than in Q1 2008. In the last decade, net and gross rents have climbed +12.7 per cent and +17.6 per cent (currently $19.69 and $37.73) while at the same time, the vacancy rate has halved (from 8.6 per cent to 4.3 per cent). The downtown market has been the fundamental driver of this trend, accounting for 2.4 times the absorption the suburban market has experienced over the same 10-year period.
OVERVIEW The downtown market’s first quarter absorption (+205,078 sq. ft.) has typically been slower than the suburban market (+153,971 sq. ft.), however, the robust demand beginning in Q1 2017 in the downtown market has persisted. The downtown market has also out-performed the suburban market based on the number of lease transactions and the total area (48 per cent versus 42.7 per cent, 858,816 sq. ft. versus 747,281 sq. ft.). However, the average tenant in the suburban market is consuming more space than their downtown peer (11,801 sq. ft. versus 11,437 sq. ft.). The suburban market continues to attract strong covenants like General Electric and Scotiabank that look to consume large blocks of available space. Access to transportation appears to be a large demand driver in the suburban market and in the downtown market, with the largest lease transactions occurring in buildings that are minutes away from the GTA’s transportation arteries. Technological users who have traditionally occupied space in
the downtown market, have also begun expanding their real estate portfolios to the suburban markets. While the midtown market experienced net-neutral absorption during this quarter, transaction activity remained active, representing 9.3 per cent of all GTA lease transactions in Q1, slightly behind the number of lease transactions in Q1 2017 (10.3 per cent). DOWNTOWN The downtown market continues to point toward growing demand and shrinking availabilities. Since the beginning of the post-recession era, the downtown market has shed 43 per cent of its total available space. Given a 10-year historical absorption average of 1.3 million sq. ft. and if only committed development is substantially completed by Q1 2020, the downtown market will reach 1.4 per cent vacancy. However, given that more than 5.3 million sq. ft. of development is planned and awaiting an anchor tenant in the downtown market, and the average construction time for substantial-completion is approximately 30 months, vacancy is anticipated to fall between 1.4 per cent and 4.8 per cent by 2024. Landlords have become more aggressive as both asking net and gross rents rose +4.7 per cent and +11 per cent yearover-year. A notable announcement to the downtown skyline was The Hub (30 Bay St.), offering 1.4 million sq. ft. of commercial space. Anticipated delivery of the development is slated for Q3 2023. Another notable development started in the downtown market is Kevric’s 99 Atlantic Ave., which will offer the Liberty Village node in the downtown west submarket much needed availability. Technology continues to be the largest industry driver this quarter, representing 33 per cent of all leasing activity in the downtown market. The average technology transaction was 14,000 sq. ft., an increase from 5,000 sq. ft. in Q1 2017. SAP elected to relocate its head office from 4120 Yonge St. to the heart of the financial core at 222 Bay St., which appears to be an intensified strategy to attract and retain talent by being closer to Union Station. Bank of Montreal has announced its intentions to relocate a portion of its real estate portfolio into 290 Yonge St., a four-storey, 346,000-sq.-ft.“urban campus”for 3,500 of its employees. Of the 3.3 million sq. ft. of available space, 77 per cent is in the financial core. Transaction activity was the strongest among A- and B-class product, where 79 per cent of all transactions transpired in these asset classes (61.2 per cent and 17.3 per cent, respectively). At the end of Q1 2018, there was a handful of vacant contiguous blocks in existing inventory that could accommodate tenants larger than 50,000 sq. ft. It is expected that these spaces will decrease in the short-term as large tenants begin contemplating their real estate strategy. MIDTOWN The midtown vacancy rate currently sits at 1.6 per cent, representing declines by -30 bps and -160 bps quarter-
Record-low vacancy and availability rates, coupled with the lack of office developments, will continue driving rents up and force tenants to look for alternatives, either in the North Yonge corridor or the downtown market. over- quarter and year-over-year, respectively. This decline is primarily driven by the Yonge-Bloor node, where it witnessed 24,208 sq. ft. of positive absorption this quarter, bringing its current vacancy rate to 1.4 per cent. As a result, the weighted average asking net rents grew by one per cent year-over-year in the Yonge-Bloor node and currently sit at $24.62 per sq. ft. Overall, the midtown market recorded moderate leasing activity this quarter and the demand is expected to remain strong as tenants continue to seek a central location. The midtown market continues to tighten up as availability drops to 3.6 per cent (-190 bps year-over-year) with no large blocks (20,000 sq. ft.+) available on the market. Record-low vacancy and availability rates, coupled with the lack of office developments, will continue driving rents up and force tenants to look for alternatives, either in the North Yonge corridor or the downtown market. SUBURBAN The suburban market continues its rebound on the heels of a strong 2017 (+843,366 sq. ft.) with +153,971 sq. ft. of positive absorption, primarily driven by the GTA west market (+237,794 sq. ft.). Both the central east (-68,432 sq. ft.) and suburban north (-48,594 sq. ft.) markets experienced negative absorption this quarter, representing a reversal of demand over the previous six quarters. Notable lease transactions were General Electric’s 96,000 sq. ft. deal at 1919 Minnesota Court and Cognizant’s 49,000 sq. ft. deal at 7100 West Credit Ave. Of all office lease transactions that took place in the suburban market in Q1 2018, 61 per cent were less than 5,000 sq. ft. and only 11 per cent were more than 20,000 sq. ft. Major banks and technology industries continue to lead in the take-up of office space this quarter, representing 30 per cent of all office transactions on a sq. ft. basis. Similar to the downtown market, large block availabilities are beginning to dwindle in the suburban market. Twentyeight per cent of the available space in the suburban market is greater than 20,000 sq. ft., with only a handful of options available with more than 50,000 sq. ft. The GTA north is the tightest market for larger block availabilities. Currently, the suburban market has 595,535 sq. ft. of office space under development, heavily focused in the GTA west market. The suburban market’s vacancy rate currently sits at 6.7 per cent, a decline of -120 bps year-over-year.

The Pro Fund’s Client Experience: Flipping Properties with Zero Down Pro Funds Mortgages is happy to announce a new article series, The Pro Funds’ Client Experience. These articles will feature a variety of clients sharing their knowledge and experience in dealing with Pro Funds to accomplish their real estate focused endeavours. Here is Andrew Hines, a Mortgage Agent and borrower with Pro Funds who shares how he has utilized private funding to acquire and build and income property. Rewind to May 1st 2015. Closing day. It was finally coming together. The results of 2 months of planning, due diligen e and a whole lot of waiting were finally paying off nd ean literally, y lawyer actually called me to let me know that I was getting a cheque for $73 upon closing of my purchase of a beat up old rental. Wow, just when I thought buying real estate couldn’t be any more rewarding. The deal looks something like this: I buy a property with zero down, receive funds which are held in trust to pay for my renovations and expenses, and then I sell the property and get paid. Not a bad deal…? “How is this possible”, you might ask? Well real estate is a business. And like any good business, flipping requires a good business plan. From the beginning I made sure that I knew my numbers. When I found the property, I knew what it was worth, I knew what it could be worth and I knew what I would have to put into it to get that value. So what did I do? With the help of Pro Funds, I found a few private lenders to lend me the entire purchase price and renovation cost, in addition to my interest payments for the 6-month period I allotted myself to do the work.

As anyone thinking about flipping a property knows… you don’t get paid until you sell. So paying things like mortgage payments and property taxes during the process can become a burden. For me, being able to borrow the money to cover those items made it that much easier to get through the process and prevent any new grey hairs from forming just above the sideburns. There was some heavy lifting along the way and a few not-so-helpful ontra tors ut think the e ory of taking a chimney down piece-by-piece using a sledge hammer will always stick with me. That was fun.

So how can you structure your very own “zero down flip”? 1. Know your numbers - See a lot of properties, find out what they are selling for, both before and after the proposed renovations, and build yourself a buffer of 20% over and above what you think it will cost. Talk to contractors, get estimates and be ready to play hardball if needed. 2. Back it up – Start the process with comparable sales (your realtor can help with this) this is how you’re going to convince your lender that you can actually get the property sold for what you think you can sell it for at the end of the day. If they’re going to lend you money they need to know you have an “exit strategy”. Be sure that you’re very clear on what yours is. Good mortgage brokers will require an appraisal because they have an interest in making sure everyone is protected. You should expect to provide an appraisal for the property “as is” and “upon completion” of the proposed renovations. 3. Work with a broker that focuses on creative financing – I’ve worked for, and used Pro Funds Mortgages for financing for 5 years now. Knowing I can get real estate financed has allowed me to be a lot more aggressive with my real estate acquisitions. 4. Be willing to give up other collateral – my portfolio is an open book when it comes to getting new money. I put up one of my other properties to avoid putting any money down on this deal and I would do it again in a heartbeat. The ease and speed of operating this way allows me to do more than I ever could with a bank. If you’re thinking about doing a flip of your own or are wondering how you can leverage your existing properties to purchase a property with little or zero down, contact Pro Funds Mortgages at 1-888-330-3866 or info@profunds.ca

CIBC poll finds owning an income property is
‘Worth the headache’
B
eing a landlord is not for everyone, but according to a new CIBC poll of Canadian homeowners, those who are landlords seem to benefit financially. Respondents who own a separate rental property say they earn on average $2,189 a month - 50 per cent more than their monthly costs. Further, those who earn income by renting out space in their home say they reduce their housing costs by as much as 70 per cent. The online surveys, conducted in two parts, questioned randomly chosen Canadian adults as well as Canadian adults who own at least one property and use at least a portion of it for rental income.
12G COM
“
FIVE TIPS IF CONSIDERING BECOMING A LANDLORD: 1. Be clear about your income expectations – you’ll have to pay tax on rental income and expect to spend one to two months of rental income on property maintenance and repairs 2. Invest in the location and quality of your space to attract quality tenants 3. Understand your legal obligations as a landlord as well as zoning and insurance issues for renting out your space 4. Be prepared to spend time and energy addressing tenant concerns promptly 5. Stay organized and keep records of all rental expenses
“High housing costs and the growing appetite for additional revenue streams make renting out space a popular choice, especially among younger Canadians,”says Jamie Golombek, managing director, Tax and Estate Planning, CIBC Financial Planning and Advice.“While most homeowners believe the tax benefits alone make an income property a worthwhile investment, it’s critical to understand how it fits into your overall financial plan and be mindful of all of the tax implications of going this route so you can make the most of the venture.” MILLENNIALS MORE APT TO BE LANDLORDS The poll findings reveal that Canadians aged 18-34 are more inclined to be landlords than any other age group. Almost half of millennial homeowners are already landlords (30 per cent) or plan to be (17 per cent), compared to only 29 per cent of homeowners aged 35-54 and 12 per cent of those aged 55+. Moreover, if buying a home today, twice as many millennial homeowners than boomers say they’d opt for a home with a source of rental income, at 54 per cent and 25 per cent, respectively.
More than half (55 per cent) of millennial landlords own a property exclusively for rental purposes, while 40 per cent rent out a portion of their home for extended stays of a year or more (30 per cent) or short stays (10 per cent). Among those who rent out a portion of their home, an almost equal number cite additional or surplus income for spending on non-essentials (29 per cent) and to offset mortgage or housing costs (26 per cent) as the top reasons for sharing their space. “Younger Canadians are more open to sharing their space because they see it as financially advantageous,”says Scott McGillivray, renowned real estate investor, contractor and television personality.“There’s definitely a shift in attitudes and a growing interest in income properties, in part driven by a desire to offset high housing costs, but also because it can be a smart way to create extra income and build wealth.” ‘WORTH THE HEADACHE’ The survey finds that the majority (80 per cent) of homeowners agree that renting out space in their home makes financial sense but value their time and privacy too much to pursue it. Further, 30 per cent of landlords say their top concern is dealing with unexpected costs for maintenance and repairs. Despite this, more than half of landlords (52 per cent) believe it’s ‘worth the headache.’Among those who own a separate rental property, half say their top reason to invest is to generate passive income now (22 per cent) or in retirement (28 per cent). Another 20 per cent have invested for longterm property appreciation, and only 14 per cent cite future occupancy by themselves or their children as their main reason to invest. Further, 74 per cent of landlords believe that even with a negative cash flow, the benefits of tax deductions alone make owning an income property a good investment, but Golombek warns that if expenses exceed income on a consistent basis, landlords may not be able to claim those deductions. “Being a landlord can be financially rewarding, but it’s not easy money, and would-be landlords often underestimate the taxes they’ll pay on rental income and may overestimate what deductions they can claim,”says Golombek.“It’s important to be clear on what can and can’t lower your overall tax bill.” While landlords who own a separate income property can deduct both capital expenses (e.g. renovations, real estate commissions) over time, and current expenses (e.g. insurance, interest) immediately, those who share their primary residence with a tenant can deduct only a portion of their expenses that relate specifically to the rental area. “It’s well worth your time up front to consult with a team of experts, including your financial advisor, lawyer and realtor to be clear about the perks and perils before jumping in,” adds Golombek.

Spring market report notes main drivers in evolution of
industrial sector
S
ome of the key trends noted in Avison Young’s Spring 2018 North America and Europe Industrial Market Report, released in May, include sound fundamentals, the logistics requirements of e-commerce, and innovations in building design and utilization that continue to drive the rapid evolution of the industrial property sector across North America and Europe.
14G COM
An undersupply of available space remains a central issue in most markets, and developers have responded with notable new construction to anticipate occupiers’ growing needs. Major online players are altering the supply chain, and new technologies and innovations are determining how, where and what type of industrial product is being built. Meanwhile, the needs of big data and the cannabis industry (in some markets) are adding to an already crowded playing field. Unknown factors potentially impacting the sector – and the global economy in general – include geopolitical changes such as the renegotiation of NAFTA and the U.K.’s exit from the European Union.
“
“I am pleased to share Avison Young’s insights into the robust FIRST-QUARTER 2018 CANADIAN INDUSTRIAL industrial market – the commercial real estate sector’s hottest MARKET HIGHLIGHTS: asset class,”says Mark E. Rose, chair and CEO of Avison Young. “The push to find cost-effective solutions for same-day or next- • Despite an improving U.S. market, Canadian markets are faring well on the North American scene. Among larger day delivery to consumers is continuously challenging the markets, Toronto (1.7 per cent) and Vancouver (1.8 per cent) retail sector – and, by association, the industrial sector, which boasted the lowest vacancy rates; Vancouver and Regina frankly are becoming more intermingled than ever before. claimed two of the 10 highest average asking net rental rates Although e-commerce sales make up only a small, but rapidly (with Ottawa falling just short of the top 10). growing, fraction of overall retail sales, stakeholders looking to service the retail sector are thinking long-term. Strong • Ten of 11 Canadian markets displayed single-digit vacancy demand is reflected in declining vacancy rates which, by the rates with four markets posting rates below the national way, are at or approaching historic lows in many markets and average. Vacancy declined in eight of 11 markets year-overcountries, leading to rising rental rates for industrial space. year, while Halifax recorded the greatest annual change (-180 This situation has increased asset values – a fact that has made bps). industrial assets hot commodities among investors and users • Collectively, Western markets registered no change in as well as occupiers.” average vacancy (4.7 per cent) during the past year, compared According to the report, vacancy declined in 38 markets, with a decrease (-50 bps to 2.8 per cent) in Eastern markets – remained unchanged in three, and increased in 18 during the widening the West-East spread to 190 bps from 140 bps one 12-month period ending March 31, 2018. year earlier. The analysis also revealed that, with demand in most markets outpacing new supply, the development of new product has escalated. Nearly 235 million sq. ft. was completed across all markets surveyed by Avison Young in the 12 months ending with the first quarter of 2018 – an increase of more than five million sq. ft. compared with the prior 12-month period. Meanwhile, the amount of space under construction increased more sharply, jumping more than 13 million sq. ft. year-overyear to nearly 234 million sq. ft. CANADA Survey results of 11 Canadian industrial markets, which comprise more than two billion sq. ft., revealed a record-low national industrial vacancy rate of 3.3 per cent in the first quarter of 2018 – down 40 basis points (bps) year-over-year. Trends from 2017 prevailed in the first quarter of 2018 with insatiable demand outpacing new supply and driving rents higher. Consequently, industrial assets are highly sought-after by investors. “Canada’s industrial market is performing well beyond expectations, and although absorption levels vary from city to city, the industrial market’s increasingly strong link to the retail sector – specifically e-commerce – remains a key catalyst for growth,”says Bill Argeropoulos, principal and practice leader, Research (Canada) for Avison Young.“As a result, large-format distribution/fulfilment centre space is desirable, but scarce. Meanwhile, the overall industrial sector remains challenged by rising land costs, including soaring development charges, and dwindling supply of developable land in some markets.” Argeropoulos continues:“The sector’s encroachment on urban centres – to shorten last-mile delivery – and associated high costs may prompt landlords in Canada to follow the trend seen elsewhere and build multi-storey facilities that better fit into tighter infill markets. Innovative developers will ultimately transform the supply chain by thinking outside of the traditional warehouse box as stakeholders aim to futureproof their assets.”
• Robust demand, largely from e-commerce, is underscoring the market’s strong performance. Twelve-month absorption totalled 16 million sq. ft. – almost double the previous 12-month period. This growth was attributed to a strong showing by Toronto, Vancouver and Montreal, with Calgary making significant year-over-year gains. • Surprisingly, despite historically low vacancy and strong demand, new industrial real estate product deliveries slowed considerably in the 12-month period ending in the first quarter of 2018 as only 8.1 million sq. ft. – half of the new supply completed in the previous 12 months – came to market. Vancouver edged out Toronto for top spot as the two collectively accounted for 71 per cent of the total annual new supply additions. • With developers trying to stay ahead of demand, the amount of space under construction almost doubled year-over-year to 16.2 million sq. ft. (53 per cent preleased) – equating to only 0.8 per cent of the existing inventory. Through the first quarter of 2018, Toronto led Vancouver by a slim margin and, together, these markets accounted for more than half of the total industrial area under construction across Canada. • Rents are on the rise, pushing asset values higher. Canada’s average industrial net asking rental rate increased $0.25 per sq. ft (psf) year-over-year to finish the opening quarter of 2018 at $8.30 psf. Annually, rents grew in eight of 11 markets, with five markets recording rents greater than the national average. Rents were highest in Vancouver ($10.91 psf) in the west and Ottawa ($10.10 psf) in the east, while western markets maintained a healthy $2-psf-plus spread above eastern markets. “The U.S. administration’s desire to revamp NAFTA and introduce protectionist trade policies has the potential to create headwinds for Canada’s industrial market and the economy in general. For now, the industrial market is expected to operate at or near capacity until new supply catches up with demand,”adds Argeropoulos.
