We are simply providing you with information which we feel will be helpful to you in order to make a prudent decision to assist in your due diligence with respect to the long term life safety, comfort and protection of the occupants and assist you in your cost-benefit analysis when reviewing the exterior wall finish system options available to you prior to making any decisions.

Exterior Wall Assemblies - New and Existing Construction.

When considering new construction, replacement, upgrading, covering of existing walls (e.g. over masonry) or new installation of exterior wall systems there are many factors that you must consider. With new building construction you must follow the requirements of the prevailing Ontario Building Code (OBC). With existing repairs or replacement due to damage, life cycle or market improvements owners must follow the requirements of the local municipality, building department and the OBC. Fire - We are all aware of recent major high rise residential buildings where there have been building envelope failures and loss of life due to fire. You must consider the ‘control of fire’ as the single most important issue to influence your decision on the material to be used. We recommend that you refer to CAN/ULC-S134, “Fire Test of Exterior Wall Assemblies” and CAN/ULC-S101, “Fire Endurance Tests of Building Construction and Materials.” when specifying an Exterior Wall Assembly, in order to ensure conformance with prevailing codes and standards.

We recommend that as part of your due diligence that you ensure that the new product meets or exceeds the requirements of the Ontario Building Code.

Colliers GTA office market report Q4 2017 Overall vacancy rates decrease, rental rates increase

T

he last quarter of 2017 saw a tight office vacancy rate in the GTA, decreasing by -10 basis points quarter-over-quarter to 4.6 per cent, with the central and suburban markets contributing to the decline. This was driven primarily by AAA-class buildings in downtown, and A-class buildings in the GTA east and north markets. Availability rates reached a 17-year low of 7.0 per cent, as demand for Class A and B product in the downtown core continues to grow.

Tenant demand in the GTA market continued to be strong with a total of 62 active tenants in the size range of 10,000 to 400,000 sq. ft. spread across the market.

INVESTMENT MARKET The GTA investment market had a phenomenal year, with a total sale transaction volume of $4.4 billion. The downtown and GTA west markets had the largest sale volumes of $2.4 billion and $1.2 billion, respectively. As a result, the average price per sq. ft. in 2017 was $493.98 compared to $395.07 in 2016, translating to a 25 per cent increase. Of all the purchaser profiles, private investors had the largest share of sale transactions volume in the GTA ($3.1 billion). On the other hand, office condo sales also increased substantially, a total of 61 office condo sale transactions (totalling $122 million) completed in 2017, compared to 33 sale transactions (totalling $55.4 million) completed in 2016.

OCCUPIER DEMAND Tenant demand in the GTA market continued to be strong with a total of 62 active tenants in the size range of 10,000 to 400,000 sq. ft. spread across the market. Financial services took up the largest portion of that demand (20 per cent), followed by insurance (18 per cent) and tech (16 per cent). Twenty-five per cent of the demand is spread between many industries such as engineering, consulting and management services.

Overall, the downtown and GTA west markets continue to be the most favoured by tenants.

DOWNTOWN

Across the GTA, year-over-year net rental rates grew the fastest in B-class buildings (+6.5 per cent) when compared to AAA-class (+1.9 per cent). The downtown markets were responsible for this increase as large tenants moved into AAAclass buildings and their spaces quickly backfilled, creating a shortage of availabilities for medium to large tenants whose leases will expire.

In the GTA, 40 million sq. ft. of new office developments are being planned or are currently under construction, 28.5 million sq. ft. (71 per cent) of which is in downtown Toronto, representing nearly 40 per cent of its existing inventory. A total of 3.1 million sq. ft. is currently under construction downtown.

Absorption continues to slow in the downtown west, largely in part caused by a lack of available product for current and prospective tenants.

The downtown market continued its feverish pace as vacancy rates declined to match its lowest levels this millennium (2.12 per cent equal to Q4 2015 and Q1 2016). The downtown west submarket (1.4 per cent vacancy rate, -140 bps year-overyear) continues to see a large proportion of its available space (+840,576 sq. ft.) in the sub-lease market (+671,399 sq. ft.) as availability rates continue to contract (-330 bps year-over-year).

In the financial core, asking gross rates of $64.43 and asking net rents of $34.40 continued to climb +280 bps year-over-year and +190 bps year-over-year, respectively, whereas the overall downtown market experienced contracting asking gross rents (-100 bps year-over-year) and asking net rents (-50 bps).

In attempts to meet demand in the financial core, landlords have started construction on 16 York St. and 81 Bay St., which will likely be the next batch of new supply. Until then, vacancy should continue compressing with asking net and gross rates climbing as demand outstrips supply. ‌continued on page 36

Building value on a rental property…

It’s all about the NOI. essentially represents the percentage return on an all cash purchase (not taking mortgage debt into account).

Simply refer to the Cap Rate as being the return on the investment, and note that the Cap Rate will be determined by the current market sales in the area of the subject property.

For example, let’s assume you purchased a 20 unit apartment building which generates an annual NOI of $100,000.00, and the purchase price of this property was $1,000,000.00.

Therefore based on this purchase price, you are receiving a 10% return on the investment; or in other words, the Cap Rate on this purchase was 10%.

Combined with the Cap Rate, the NOI will be instrumental in establishing the investment property’s value. Therefore if you want to increase the value of your tenant occupied property, you must improve your NOI. There are three major ways to increase the NOI: 1. Find ways to increase rents without affecting the vacancy.

2. Reduce property expenses without neglecting the property.

3. Do not rent the equipment… own them.

1. INCREASING RENTS: We will demonstrate the tremendous impact on value from rent increases, with this real life example. The ownership of a recently purchased 21 unit apartment building, created a business plan to renovate all units that became vacant and attempt to maximize their rents. They knew the great potential of increasing the NOI, which in turn would escalate the value of their property.

The plan was to renovate and increase each unit by an average of $100.00 per month ($1,200.00 per year).

Assuming that the current market Cap Rate is 7%, the value of the property would escalate by $17,000.00 by just increasing rent on one unit ($1,200.00 divided by 7% cap rate). In the course of one year they were able to maximize rents to ten apartment units for a total annual increase to the NOI by $14,000.00. This amount translated to an increase in value by $200,000.00.

Before an investor undertakes this task, they should ask themselves; • Is it worthwhile to spend money for renovations if the rents can be increased as a result of the renovations?

• Do the increased rents justify the expense?

• Will the increase in value as a result of the renovations justify the expense?

First let’s establish how long will it take to recoup the renovation costs? The answer comes down to doing the math.

he real estate market is divided into many submarkets, such as commercial, industrial, vacant land and residential. The sub market for residential can be separated into two categories; the owner occupied and tenant occupied properties. The value of the owner occupied property is mostly determined by supply and demand.

This demand is significantly influenced by disposable income, interest rates, consumer confidence and political and economical climate. Although the tenant occupied property value is influenced by the same factors, in addition it is affected more importantly by the income it generates. With this type of residential property you are not just buying the bricks and mortar, you are also buying the income that is being produced from the rent. Therefore a tenant occupied property is also classified as an investment property.

Since the value of an investment property is largely determined by the income it produces, we should relate this to running a business where the goal is to end up with money in our pocket at the end of the month. After collecting the rent and paying all the bills, the amount of money left over, (before making the mortgage payments), is called the Net Operating Income (NOI).

To determine an accurate NOI, the expenses must include property taxes, insurance, maintenance, vacancy reserve, utilities, garbage removal, lawn service, plowing, wages and management fees if any.

The NOI is directly tied into the Capitalization Rate (also referred to as the Cap Rate). The Cap Rate

2. REDUCING EXPENSES: Reducing property expenses is often the most cost effective way to improve the NOI and increase value.

Utilities: Assess how much you are paying for heat, water and hydro and then establish how you can reduce these charges.

• Water: Conduct routine checks for water leaks and running toilets in each unit • Heat: Check for loss of heat from windows, dirty radiators, old boiler system • Hydro: If you are paying for the unit hydro, remember that old fridges consume more; charge extra for the use of A/C window units and check the timer to the common area and exterior lights. Educate your tenants on the benefits of energy conservation.

Realty Taxes: Are you paying too much realty tax? Let’s face it, paying too much realty tax on investment properties could significantly impact the NOI and dramatically reduce value.

Unfortunately most investors take this large expense for granted and assume that the assessment on their investment property is correct and never bother to investigate it.

The reality is that many landlords

are paying too much realty tax without being aware of it. As an owner, you should make a point to investigate if you are paying too much realty tax on all your properties.

I would like to share another real life experience of how an owner reduced his property tax by over $10,000.00 per year.

In a transaction about 4 years ago, I noted that the property tax on my client’s new acquisition (a 20 unit apartment building in Hamilton On) appeared to be extremely high, based on my many comparables. Doing a quick check I calculated that the realty tax was about $12,000.00 too high. The first step was to ask MPAC to review the assessment through a simple on line application called Request for Reconsideration (RfR)” Do your homework by obtaining the assessments on similar properties.

If you are convinced your property is over assessed, then simply go to the MPAC website and follow the instructions; download, and fully complete the (RfR) form. A local assessment officer will be appointed to review your application. Once the officer completes his investigation you will be notified on their decision.

Should you not agree with the results from the reconsideration process, you still have the option for an appeal. The appeal process is more involved and will not be covered in this article.

In reference to the application for the Request for Reconsideration by my client I am pleased to say it was a huge success. The owner received a revised tax assessment and a refund cheque for over $11,000.00. It was not just the refund that was gratifying, the increase in the NOI as a result of the realty tax reduction translated to a huge rise in value. By taking the revised net income and using a market cap rate of 7%, this equated to about a $150,000.00 increase in value!

3. RENTAL EQUIPMENT: Another relatively easy way to reduce your expenses and increase the NOI is to eliminate rental equipment. Make a plan to owning them instead.

We continue another real life example of how the property value was increased for a 21 unit apartment building. The hot water tank rental was approximately $300 per month (including taxes) which equated to $3,600 per year. The cost to purchase and install the equipment was approximately $4,000.00. The purchase of this hot water tank was a great investment simply because of the approximate one year payback!

But more importantly, this change also increased the property value by simply reducing of the operating expenses (or increasing the NOI) by $3,600.00 per year.

How much would the property value increase after this relatively low investment? To assess the impact of the $3,600.00 of extra income that was generated by reducing the annual hot water rental expense, we need to divide this amount by the market Cap Rate. Let’s assume the current market Cap Rate is 7.0%, therefore by dividing by this Cap Rate the value had increased by $51,000.00, just by improving the NOI. ($3,600/7.0% = $51,000.00).

The above scenarios demonstrate how simple investment undertakings produced a tremendous return rate and helped generate a huge increase in property value. One can now clearly see that increasing rents and or lowering expenses, (even if it requires expenditure to do so), is a wise decision.

On the first real life scenario, the property was just sold for a $300,000.00 profit, after only one year of ownership.

REMEMBER, IT IS ALL ABOUT THE NOI.

In the above example the renovation cost was approximately $3,000.00 per unit. After the renovation was complete the rents were increased by an average of $100.00 per month or $1,200.00 annually. It will take 30 months to recoup the expense or in other words the payback on the investment is 2.5 years. That equates to an approximate 40% annual return on the renovation investment, ($1200/$3000 = 40%).

But most importantly the total value of the property based on a 7% cap rate had increased by $200,000.00. In this example, it’s clear that the renovations at a cost of $3,000.00 per unit ($30,000 for all 10 units) was a prudent investment

A Strong Start in 2018

Demand for commercial real estate remains at peak highs as investors search for yield

C

anadian commercial real estate activity was off to a strong start in 2018 as demand continues to outstrip supply, according to a new report issued by Morguard Corp.

“The appetite for commercial real estate investment remains at peak highs, with the flow of capital only being limited by the supply of assets available,” says Keith Reading, director of research at Morguard.“Investors are seeing commercial real estate in Canada, with its strong track record of performance, as a safe bet for investment.”

Unbalanced demand was noted across all asset classes in the first quarter, with the office sector again leading the way. Multi-suite residential and industrial sales also remained brisk, with the shortfall in supply forcing

investors to look to smaller markets and second-tier assets.

Despite heightened risk due to increased vacancies, retail property values also remained fairly stable.

“Demand is really remarkable across all the asset classes, even those with increasing headwinds,” says Reading.“The number of notable sales already closed and in the pipeline is signifying another record year for investment, provided the supply of assets for sale remains available.”

Lingering uncertainty over North American Free Trade Agreement negotiations contributed to a slowdown in economic activity, with most global equity markets down to start the year. This uncertainty, paired with rising consumer debt, has the Bank of Canada expected to exercise caution on future interest rate hikes.

“With global volatility in the equity markets, investors are searching for consistent yields,” says Reading.“When combined with the Bank of Canada’s prudent approach to interest rates, this creates favourable conditions for real estate investment in Canada.”

MIDTOWN The Q4 2017 vacancy rate in the Yonge/Bloor node currently stands at 1.9 per cent, representing declines of -100 bps both compared to the previous quarter and the same period a year ago. This also represents a new six-quarter low in terms of vacancy for the Yonge/Bloor area. This low vacancy rate drove up the weighted average net asking rental rate, which reached $25.16 per sq. ft. in Q4 2017, representing an increase of $0.64 (+260 bps) year-over-year. The most notable lease transaction in the three-month period was completed by Regus, which leased 17,855 sq. ft. at 99 Yorkville Avenue, contributing to the overall positive absorption this quarter. The midtown market also had a strong investment quarter to close out the year as $746 million in total investments was reached across all asset classes. Nearly 55 per cent, or $408 million, was strictly intensification based, and focused on future residential developments.

CENTRAL NORTH The central north’s vacancy rate climbed +240 bps year-overyear and +140 bps quarter-over-quarter, driven this quarter primarily by KPMG and Economical Mutual Insurance, who vacated 410 Yonge St. and 90 Sheppard Ave. E. respectively.

The central north market experienced a +100 bps increase in its asking net rents ($18.85) and +160 bps ($38.51) in its asking gross rents. The North - Yonge corridor continued to drive gross ($38.96, +$0.45 quarter-over-quarter) and net ($19.04, $0.19 quarter-over-quarter) rents, up +2.5 per cent and +2.6 per cent quarter-over-quarter despite a +20 bps increase in its vacancy quarter-over-quarter.

GTA NORTH The GTA north’s investment market had a very strong quarter, with the total amount of sq. ft. and total dollar figures transacted being the second highest in the entire GTA. Long seen as mainly an industrial market, Vaughan is looking to take advantage of the growth potential offered by the Vaughan Metro Centre. By 2031, the city will be looking to add a minimum of 1.5 million sq. ft. of office space and an additional 750,000 sq. ft. of retail space.

TRENDS >> Absorption in the GTA north was positive for the fifth straight quarter, with the Vaughan and Markham Town Centre submarkets being the chief contributors. >> This positive absorption has led to the GTA north’s vacancy rate decreasing five quarters in a row and is at an all-time low of 4.4 per cent.

CENTRAL EAST The central east’s vacancy rate decreased both quarter-overquarter from Q3 to Q4 and year-over-year since Q4 2016. At 4.7 per cent, the vacancy rate is at a near two-year low. The GTA’s largest investment transaction from both a size and dollar amount perspective took place in the central east.

GTA EAST In Q1 2017, the average asking net rental rate was at all-time high of $13.12. Since then, the rate decreased three quarters in a row. Now at $12.50, the figure is the lowest it has been in a year and a half.

TRENDS >> The vacancy and availability rates for the GTA east have been trending lower over the course of 2017. At 3.5 per cent, the vacancy rate is at two-year low, while at 6.0 per cent, the availability rate is at a three-year low.

GTA WEST The GTA west market currently has the highest vacancy rate (9.3 per cent) in comparison to all other markets across the GTA. Etobicoke and Meadowvale are the largest contributors to this vacancy. Construction activities continue in Oakville and Hwy. 401-Hurontario submarkets, with 434,035 sq. ft. of new office inventory coming soon. On the investment side, Canpro Investments Ltd. purchased 610 Chartwell Rd. for $38.35 million, resulting in $373 per sq. ft., making it the highest sale transaction this quarter in GTA West.

TRENDS >> The GTA west market vacancy rate decreased by -70 bps year-over-year, driving both asking net and additional rents to increase by +260 bps and +210 bps year-over-year, respectively. >> New office developments in the GTA west market under construction and planned total 5.6 million sq. ft.

Business barometer: Downshift in mood in April

A

pril was a bad month for small business sentiment in Canada.

Optimism nationwide fell for the thirdconsecutive time, with CFIB’s Business Barometer index dropping more than four points to 56.6. This is the lowest reading since early 2016. The only times the index has been lower in the past 10 years was during the 2015-16 energy price crunch and the 2008-09 financial crisis.

The downshift in mood among business owners is widespread, with sentiment falling in all 10 provinces and 11 of 13 sectors.

Optimism remains highest in Quebec and Nova Scotia, keeping with previous patterns, but those index levels have eased back to 68.7 and 67.9, respectively. British Columbia’s index (61.4) dropped below that of PEI (65.3), while New Brunswick (60.9) and Manitoba (59.9) had mid-level results. Sentiment in Ontario, Alberta and Saskatchewan remains weak, with index levels in the mid-50s, and Newfoundland & Labrador continues to trail all other provinces with a reading of 50.8.

The industry picture is almost universally more negative with only agriculture and transportation showing improved optimism over March. There is not a great deal of spread among index scores of the other industries. Wholesalers and natural resources companies are at the top of the list with scores of 66.2 and 64.3 respectively, while owners of agriculture, retail and hospitality businesses are the least upbeat—in the mid-to-low 50s.

On a scale between 0 and 100, an index above 50 means owners expecting their business’ performance to be stronger in the next year outnumber those expecting weaker performance. One normally sees an index level of between 65 and 70 when the economy is growing at its potential.

The other major themes covered in the April survey show little change. Twenty per cent of owners expect to add full-time staff in the next few months, versus 14 per cent who expect to cut back—net positive, but still weak for what we normally see this time of year. Wage and pricing plans show an expected 2.2 per cent gain in the next year, but little change is seen in the metrics for general business health, investment plans or new orders.

Commercial real estate market figures for Q1 2018 Average sale price up for industrial and commercial/retail, down for office segment

im Syrianos, president of the Toronto Real Estate Board, last month released commercial leasing and sales transactions for the first quarter of 2018 as reported through TREB’s MLS system.

TREB commercial network members reported 6.27 million sq. ft. of combined industrial, commercial/retail and office space leased through its MLS system, representing a 13.5 per cent increase from Q1 2017, when 5.53 million sq. ft. of space was leased.

More than 70 per cent of total space leased was in the industrial market segment, with deals reached on more than 4.5 million sq. ft. This result was up from approximately 3.9 million sq. ft. reported during Q1 2017.

Average lease rates reported on a per sq. ft. net basis for transactions with pricing disclosed were up for all major market segments. Some of these increases were likely reflective of a robust regional economy in the Greater Toronto Area. However, it is also important to note that average lease rates are also affected by changes in the composition of deals from one year to the next, in terms of property type, size and location.

“The current economic climate for the GTA is one filled with robust employment opportunities, which foster immigration-based population growth. Companies continue to seek out talented professionals across a number of different sectors, and this is reflected in the leasing activity,” says Syrianos.“It follows that if companies are hiring, many are also looking to take on more space. Despite some traderelated uncertainty south of the border, the strong start for leasing activity could be a leading indicator of continued strength in the local economy in 2018.”

There were 187 combined industrial, commercial/retail and office sales in Q1 2018. Average sale prices on a per sq. ft. basis for transactions with pricing disclosed were up for the industrial and commercial/retail segments and down for the office segment. Year-over-year changes in selling prices were due to both market conditions and changes in the mix of properties sold.

ew ground-breaking research reveals that Green buildings do more than reduce energy and increase real-estate value, they also have a positive impact on the employees working in them. The findings are the result of collaboration between the National Research Council of Canada (NRC) and the Royal Bank of Canada (RBC).

RBC and the NRC were able to determine the human resources benefits of a Green building by analyzing anonymous data on more than 40,000 RBC employees against information on more than 70 RBC office buildings. The results show that overall, Green buildings have statistically higher employee job satisfaction, higher employee engagement and organizational commitment, and higher management-assessed performance.

“Organizations inhabiting or owning buildings that are looking

to meet Green certification standards, such as LEED (Leadership in Energy and Environmental Design), usually use the environmental impact and energy cost savings benefits to make the case for certification,” says Richard Tremblay, general manager of the NRC’s Construction portfolio.“Now, the NRC and RBC have developed objective methods to support the case that Green buildings enhance job satisfaction and enhance indicators related to productivity as well.”

This project is one of many ways the NRC is working toward a cleaner, Greener future for Canadians through innovation. The NRC was uniquely placed for this collaboration not only because of its technical knowledge of high performance buildings, but also because it provided impartial analysis of more than 120 million records from RBC. “We are delighted to have partnered with the NRC on this ground-breaking study,” says Robert Carlyle, RBC’s senior director of strategic workforce management.“We look forward to uncovering new insights with the NRC to assist in developing physical spaces that help keep employees engaged.”

Diverse seller motives Last year was positive for sellers who benefitted from robust pricing and an eager buyer pool. Sell-side activity was split nearly evenly between private and institutional groups.

Solid economic and financing conditions, an all-time high in tourist arrivals, and favourable hotel supply/demand dynamics supported strong operating performance and near-record transaction volume in 2017.

• Private investors were the largest sellers by transaction volume with a 34 per cent share of sell-side activity ($668 million).

Investment activity in Canadian hotels totalled $3.5 billion, well above the current cycle average of $2.3 billion. A growing buyer universe and heightened competition for hotel assets drove valuation growth across all segments with a new average price per room record of $161,400. Strategic transactions, which included landmark single asset and M&A activity, were a major component of the overall market, with 29 trades representing nearly half of the year’s total volume ($1.5 billion). Cross-border capital also remained a prominent theme, with foreign buyers investing more than $1.35 billion into Canadian lodging real estate with a focus on major markets and national portfolios.

• In 2017, there was a resurgence of institutional sellers with diverse motivations, from shredding non-core assets to exiting the hotel real estate space. Public and institutional groups together sold 23 assets for $980 million (50 per cent of sell-side volume).

Traditional market highlights Traditional hotel real estate sales saw tremendous momentum in the current cycle, which continued in 2017 as a new record was set with volume of $2.0 billion, up 29 per cent from 2016, and average price key metrics up 40 per cent to $138,200. This compares with traditional volume and price per key metrics that have averaged $1.3 billion and $87,400, respectively, over the past five years.

Balanced buyer pool A more balanced mix of capital sources was active in 2017 with most buyer groups accounting for an approximate 20 – 30 per cent share of acquisition activity. A variety of private capital sources drove the lion’s share of traditional buy-side demand with investment of $1.6 billion or 80 per cent of the traditional total.

• Hotel Investment Companies (HIC) were the most active buyer group by volume.

• Private investors were the second most active group, acquiring 75 per cent of limited and focused service product sold with smaller average deal size of $6.3 million.

• Real Estate Companies (REC) focused on major metro

• HICs primarily sold non-core assets in secondary markets with select dispositions in major markets garnering robust valuations, together accounting for 14 per cent of sell-side volume ($275 million).

Regional analysis Transaction volume was heavily weighted to Eastern Canada (east of Manitoba), accounting for a 74 per cent share of national sales activity. Uncertainty in the energy markets muted trading in Western Canada over the past two years; however, valuations in the western region remained robust with average price per key growing nine per cent year-over-year to $121,700.

Ontario remained the top province for hotel investment with 53 transactions exceeding $1.2 billion in value, representing 61 per cent of traditional transaction volume.

Healthy activity in Quebec and a handful of deals in Atlantic Canada comprised the remaining 13 per cent for the Eastern region.

New supply It is estimated that new room night supply growth (net of closures) in Canada’s 17 major markets grew by 0.4 per cent in 2017, well below the 1.0 per cent and 0.8 per cent seen in 2016 and 2015, respectively. Despite significant new supply (particularly in Western Canada), the annual average was impacted by the closure of several large hotels for redevelopment, temporary closures for major renovations and delayed openings for many developments to 2018. Stronger supply growth of 1.8 per cent is expected in 2018, led by downtown Montreal, Halifax, Ottawa and Calgary.

Cadillac Fairview Revitalizes 2 Queen St. West Restoration and expansion will enhance retail and office space

C

adillac Fairview (CF) announced in April plans to expand and restore 2 Queen St. West. This heritage building is situated on the northwest corner of Yonge and Queen streets and is part of the CF Toronto Eaton Centre (CF TEC) complex. The building recently housed retail and office space.

The project, designed to improve the quality and utility of the property while preserving its unique architectural features, will restore the original 1885 façade and add three more storeys including a top floor designed to accommodate a first-class restaurant with an exterior terrace. Overall, the redevelopment comprises 23,150 sq. ft. of office space and 22,011 sq. ft. of retail and storage space as well as significant mechanical, structural and electrical upgrades.

“We are proud to revitalize 2 Queen St. West, a flagship heritage building in Toronto,” says Rory MacLeod, vice-president of Development at Cadillac Fairview.“Work has begun on the interior of the building and external work will commence in May to restore the building facade. The $60-million project is slated for completion in fall 2020 and we anticipate introducing a mix of best-in-class dining, retail and office space when the building opens.

our announcement with BMO to develop an innovative new workspace in the former Sears office space, construction of the new Queen Street pedestrian bridge and the opening of Saks Fifth Avenue at the Hudson’s Bay Queen Street location.”

As part of its Canadian portfolio, Cadillac Fairview owns and operates several heritage properties including the Station in Vancouver, Montreal’s Gare Windsor, the Transportation Building in Ottawa, and Toronto’s TD-Centre.

“Cadillac Fairview is absolutely committed to our responsible investment in the heritage properties under our stewardship,” adds MacLeod.“Built in 1885, this building’s beautiful façade is currently obscured, having undergone several renovations, but today, we are proud to be restoring 2 Queen St. West to its original glory.”

CF Toronto Eaton Centre comprises more than 2.1 million sq. ft. of retail space and more than 2.6 million sq. ft. of office space.

Both retail and office space within the CF TEC complex are over 99 per cent leased.

Pickering Innovation Corridor Lands First Anchor Tenants

T

he Pickering Innovation Corridor – 800 acres of provincially owned lands in Seaton located along Hwy. 407 between York-Durham Townline Road and Brock Road – now has some major anchor tenants to contribute to the economic development along Hwy. 407 in Durham Region.

Last month, the city of Pickering finalized agreements with Kubota Canada Limited, a subsidiary of Kubota Corporation – Japan. The company will build a 500,000-sq.-ft. facility, plus an additional 65,000-sq.-ft. head-office space in its first phase.

This new state-of-the-art facility will feature enhanced testing and training, as well as increased warehousing and logistics.

Kubota Canada Limited has purchased 50 acres of land with the goal to expand its campus to more than a million sq. ft. in future phases.

Red Crest Developments will build two adjacent office buildings of almost 300,000 sq. ft. combined, opening up opportunities for small, mid-sized and large businesses to lease office space in the Pickering Innovation Corridor. The office towers will be strategically located with easy access to Markham’s high-tech sector and Durham Region’s EN3 supercluster of energy, environmental and engineering companies.

The Behar Group will build a four-star hotel with an adjoining convention centre. The 30,000-sq.-ft. convention centre, which will meet the needs of all faiths, cultures and ethnic backgrounds, will accommodate industry conventions, trade shows, corporate meetings, weddings and social events.

The Pickering Innovation Corridor came about when the city of Pickering purchased select prime acreage from Ontario to directly market, sell and manage the economic development opportunity.

“The city of Pickering’s bold and innovative approach of purchasing and managing a portion of these provincial lands was instrumental in signing the Innovation Corridor’s first anchor tenants. It demonstrates that we’re hungry and are willing to do what it takes to earn your business,” says Mayor Dave Ryan.“More importantly, these initial investments will kick-start immense commercial and industrial growth along Hwy. 407, which will create thousands of new jobs and strengthen both Pickering and Durham’s economy over the next two decades.”
