- Over the years it has been our experience the vast majority of residential roof problems, including structural deterioration, moisture and mould problems in concealed spaces such as attic, flat roofs, sloped cathedral roofs and mansard roofs are directly related to poor roof ventilation. What is blockchain and what does it mean for your business? to tracing the origin of foodstuffs around the world. But blockchains won’t impact just large corporations; your company may be affected in the not-too-distant future.

AN EXAMPLE OF BLOCKCHAIN TECHNOLOGY The financial services industry is beginning to use blockchain to develop new services and save on costs.

For example, the Australian stock exchange recently announced it would begin using blockchain to settle transactions. The technology will be used to record shareholdings and manage the clearing and settlement of equity transactions.

TRACKING GOODS AND MAKING PAYMENTS

itcoin is getting a lot of press lately, but it’s the technology behind Bitcoin that has the potential to revolutionize how business is conducted. It’s called blockchain.

Simply put, blockchain is a continuously updated digital record of who holds what. Information about transactions – the time, date, amount and the participants involved – is encrypted into a “block” that is linked to other blocks to form a chain.

Everyone in a blockchain has access to the same information, providing transparency and continuous reconciliation. Because it exists on many computers, there is no centralized version of the information for a hacker to attack. And the use of encryption technology means it’s no longer necessary to have a trusted third party verify information about you and a transaction you want to make.

Blockchain technology can be used for many things and that’s why several major corporations are investing in it, including Microsoft, IBM (with more than 400 blockchain projects around the world), Unilever and Toyota.

They are looking to apply blockchains to everything from fighting digital fraud to managing industrial supply chains

In supply chain logistics, the combination of blockchain, smart contracts, and the Internet of Things will allow companies to track shipments and make payments when certain conditions are met (i.e., a product is delivered).

Smaller companies could use this technology as well.

Imagine a grocery store whose inventories are getting low.

Smart containers holding the goods could be programmed to inform a wholesaler that they need to be restocked. The wholesaler would notify a trucking company to pick up the goods and deliver them to the retailer. Each step could be recorded, and payments made via a blockchain because all would be verified amongst the parties.

FURTHER REFINEMENT IS NEEDED These are still early days for blockchain. Three key issues need to be resolved before it goes mainstream. They include energy use, processing speed and interoperability across blockchains. >> Verifying transactions to add to the blockchain is energy-intensive because of the computer power required to do all the computations, solving equations by trial and error. >> Because of all the computations involved, the processing time is slow.

>> Currently there are many blockchains—some public, some private—that don’t talk to one another.

Blockchain has the potential to transform many industries.

As a stand-alone technology, it can verify and track transactions. In conjunction with the Internet of Things and smart contracts, it can make transactions more efficient.

How fast and how much the technology will change the economy remains to be seen.

Divergent Outlooks for Residential and Non-Residential Construction in Canada RESIDENTIAL CONSTRUCTION Following growth of 4.9 per cent last year, GDP growth in Canada’s residential construction industry is forecast to fall by 0.3 per cent in 2018. As homeowners become more cautious under new mortgage rules and rate hikes, real expenditures on new housing are expected to slow from 5.8 per cent in 2017 to 3.4 per cent in 2018 and then drop by 3.0 per cent in 2019. On a national basis, housing starts are forecast to drop by 2.9 per cent in 2018. The decline in starts will be led in large part by a 4.3 per cent drop in Toronto and a 6.5 per cent drop in Vancouver in 2018.

Renovation activity will perform better but will also see a deceleration to 1.8 per cent growth in 2018 from 4.5 per cent last year.

On a brighter note, Canada’s backlog of unsold new homes is falling. The diminishing supply of new homes on the market will encourage building activity in the long run, propelled further by strong population growth in some regions and strengthening labour markets around the country.

A

fter posting its strongest growth last year since 2013, Canada’s residential construction industry is forecast to see a small contraction in 2018. Meanwhile, non-residential construction is expecting a modest turnaround this year, according to the Conference Board of Canada’s latest outlooks for the two industries.

“Spending on new housing and renovations will likely slow this year as Canadians become more cautious under new mortgage rules and interest rate increases. This will put downward pressure on new residential construction,” says Michael Burt, director, Industrial Economic Trends, the Conference Board of Canada.

“Meanwhile, non-residential construction is expected to bounce back this year, following a contraction in 2017.

However, business investment levels are expected to remain below their 2014 peaks, which will lower growth opportunities for non-residential construction going forward.”

In all, industry pre-tax profits will drop to $4.2 billion in 2018 but will recover some strength in subsequent years.

NON-RESIDENTIAL CONSTRUCTION Following two years of contractions, Canada’s nonresidential construction industry is forecast to grow by 1.9 per cent in 2018. The value of new non-residential building permits increased by an estimated 15 per cent last year to reach $35 billion, indicating a healthy number of nonresidential projects in the pipeline.

Growth in e-commerce continues to drive demand for more warehouse space. In combination with several new mining projects and planned plant expansions, this will support growth in the industrial segment. Meanwhile, the institutional segment will be supported by federal government infrastructure spending on new community centres and recreation facilities. Additionally, provincial infrastructure spending on schools and hospitals will continue to support the industry.

Overall, industry pre-tax profits are expected to rise by 8.0 per cent to reach $2.3 billion this year and then grow at an annual rate of around six per cent over the next four years.

mall business confidence dropped two points in March to 60.7, according to the most recent Business Barometer report from the Canadian Federation of Independent Business (CFIB).

The monthly index – based on a national survey that asks business owners how they expect their business to perform moving forward – continues to under perform compared to the spring of 2017 and 2010-14 norms.

New user guide aims to achieve consistency in licensing mortgage brokers

T

he Mortgage Broker Regulators’ Council of Canada (MBRCC) has released a new Mortgage Education and Accreditation Standards User Guide to help providers of courses in the mortgage broker industry achieve consistency in licensing education across the country.

The user guide is an important step in the MBRCC’s efforts to foster a comprehensive accreditation process for mortgage brokers across Canada. It is based on identified learning outcomes and competencies required for all mortgage broker licensing courses across the country.

“Each province establishes the licensing requirements for mortgage brokers within their jurisdiction, including education requirements,” says Cory Peters, chair of MBRCC. “The harmonized standards outlined in our user guide will help ensure licensed mortgage brokers across Canada are equipped with the skills, knowledge and competency levels needed to better protect the interests of consumers and

strengthen industry integrity,” he adds.

The user guide outlines requirements related to curriculum, course exams, course administration and infrastructure. It also promotes: • Instructional design, development and delivery of mortgage education; • Regulator’s course accreditation requirements; and • Expectations for licensee competency and professionalism.

The user guide will not supersede existing legislation or regulatory requirements in any jurisdiction. The MBRCC has recommended that the standards be implemented over a period of up to four years to provide regulators and course providers ample time to prepare. Going forward, jurisdictions will report courses they have accredited to the MBRCC, which will maintain a roster of approved courses and their providers.

“Mortgage broker” is a widely used term. Depending on the type of licence and the province in which it was issued, the licensed professional brokering a mortgage transaction may be a mortgage broker, sub-mortgage broker, associate mortgage broker or mortgage agent.

Ontario is introducing a new standard l ease that wil l be mandatory for private residential l eases signed on or after April 30 , 20 1 8, incl uding tenancies in singl e and semidetached houses, apartment buil dings, rented condominiums and secondary units ( such as basement apartments) .

Currently there is no standardi ed form for rental agreements between l andl ords and tenants in Ontario. The new l ease form is written in pl ain l anguage and is templ ated to capture basic information, such as names and addresses, the total rent, due date, and any rul es or terms about the rental unit or buil ding. It al so outl ines the rights and responsibil ities of both tenants and l andl ords, and expl ains what can ( and cannot) be incl uded in a l ease. For exampl e, l andl ords cannot ban guests or pets. “ Renters told us that their leases were often confusing and contained illegal terms,” said Peter Milc yn, Minister of Housing and Minister R esponsibl e for the Poverty R eduction S trategy. “ Landlords, especially smaller ones, say a standard template makes it easier for them to do business. The new form we developed helps balance the interests and responsibilities of both parties.”

W hil e the form does not appl y to most social and supportive housing, retirement and nursing homes, mobil e home parks and l and l ease communities, or commercial properties, the government says it is pl anning to devel op separate standard l eases to address the uniq ue needs of other types of residential tenancies.

Beginning April 30 , 20 1 8, a standard l ease guide wil l be avail abl e in 23 l anguages.

“ We appreciate the Ontario government’s work to develop a standard lease,” said Geordie Dent, Executive Director of the Federation of Metro Tenants’ Associations. “ The standard lease will help protect tenants by providing clarity around their rights. It is easy to understand and will eliminate much of the confusion we have seen in the past around residential tenancies.”

In an update from FR PO to its members, President and CEO, J im Murphy, wrote: “ The [Feb 7th] announcement follows several consultation sessions and drafts in which FRPO provided feedback. We were adamant that additional items, such as parking or insurance, be able to be included in the lease. We are pleased an “additional items” section has been included as reflected in Section 15. We are also pleased to see that the issue of smoking is addressed in Section 10 with an option for landlords to request tenants not smoke.”

In addition, FR PO wil l be working with the province to host member webinar information sessions, and wil l update members when these sessions are finali ed.

Colliers’ GTA Q4 2017 Industrial Market Overview

W

hile rental rates in the GTA continue to increase due to constrained market conditions, availability in Q4 2017 was at a record low of 2.0 per cent, a decline of -32 bp quarter-over-quarter and -82 bp year-over-year. Rental rates grew on average 8.9 per cent year-over-year from $5.75 to $6.31 per sq. ft. and central GTA demonstrated the largest growth per sq. ft. at 18.3 per cent year-over-year, reaching $5.69 per sq. ft.

OVERALL MARKET TRENDS • Total net new supply across the GTA reached 1.32 million sq. ft. This was all concentrated in the GTA west submarket.

• Overall absorption reached 2.22 million sq. ft. in Q4 2017 due to new supply that was leased in the GTA west market.

• The largest lease transaction in the final quarter was at 2020 Logistics Dr., for the e-commerce furniture company Wayfair, totalling 770,000 sq. ft. for a new distribution and warehouse centre.

• In 2017 more than $2.8 billion in real estate transactions were completed in the GTA, resulting in an average price per sq. ft. of $146. This represents gains of 23 per cent when compared to 2016.

• The GTA saw almost double the number of transactions from 2016 to 2017 with the most transactions reported for buildings between 10,000-50,000 sq. ft. Demand

for these buildings made up more than half of all sale transactions in 2017.

• The number of transactions increased by 78 per cent from 2016 to 2017 for the GTA market. The GTA central and west markets saw the most number of transactions in 2017, as they have the most existing inventory and have the largest population segments.

GTA CENTRAL The GTA central market reported an availability rate of 1.3 per cent, decreasing -38 bp quarter-over-quarter.

Absorption remained positive at 369,244 sq. ft. for the quarter. The largest contributor to the positive absorption was the lease of 755 Passmore Ave., totaling 175,217 sq. ft. to WestRock Company of Canada Inc., a converted paper product, merchandising and manufacturing company.

The central market also recorded the largest sale transaction for the final quarter of 2017 by Summit Industrial Income REIT, with the portfolio sale of 335-355 Carlingview Dr. for $33.1 million or $152 per sq. ft.

TRENDS Even though the availability rate in the region is at an alltime low, average asking rents seem to have stabilized for the last two quarters of 2017 at $5.69 per sq. ft.

Summit Industrial Income REIT was the most active investor in the GTA central market. They acquired a large portion of the Morguard - Summit Ontario & Quebec Industrial Portfolio 2017 in the Etobicoke and Scarborough submarkets.

GTA EAST The GTA east was the only market in the GTA that had an increase in the availability rate. The rate increased from 2.2 per cent to 2.9 per cent between the last two quarters of 2017. Following the trend with the increase in availability rate, the market recorded 29,244 sq. ft. of negative absorption. The largest recorded transaction of the quarter was another acquisition by Summit Industrial Income REIT of 1800 Ironstone Manor for $14.2 million or $89 per sq. ft.

TRENDS The GTA east saw a 16.3 per cent increase in the average sale price jumping from $92 per sq. ft. in Q3 2017 to $107 per sq. ft. in Q4 2017. This is likely attributed to the scarcity of industrial land in the area and the future expansion of Hwy. 407.

The increase in availability rate and negative absorption for the GTA east is attributed to the scarcity of modern industrial buildings in the area.

GTA NORTH The GTA north reported an availability rate of 1.7 per cent, decreasing -60 bp from Q3’s 2.3 per cent availability rate.

Overall absorption reached 2.22 million sq. ft. this quarter due to new supply that was leased in the GTA west market.

Positive absorption of 586,366 sq. ft. was reported in Q4 2017. One of the largest lease transactions was for 442,211 sq. ft. at 91 Royal Group Cres. in the Vaughan submarket by Royal Group Inc., who specialize in plastics manufacturing.

Another notable transaction, contributing to the positive absorption, was the leasing of 213 Harry Walker Parkway South in Newmarket to Celestica, an electronics manufacturing company, for 186,912 sq. ft.

Rental rates in the north are highest in the GTA, driven up mostly by the increase in rents in Aurora and Richmond Hill. Vaughan is expected to deliver three new buildings in Q3 2018, namely 10911 Keele St., 7245 Hwy. 50, and 100 Gibraltar Rd. TRENDS The GTA north’s availability rate decreased for the third straight quarter and is back under two per cent for the first time since Q1 2016.

In the north, Vaughan has the most properties that are under construction with 1.06 million sq. ft. under construction in Q4 2017.

GTA WEST The GTA west experienced another quarter of positive absorption of 1.29 million sq. ft. Availability was recorded at 2.5 per cent, down -30 bp from the previous quarter.

The absorption in the market accumulated over the quarter with some notable transactions taking place in the region. Most noteworthy was the lease of 627,000 sq. ft. at 86 Pillsworth Rd. to SDR Logistics and the lease of 2020 Logistics Dr. to Wayfair, the e-commerce company specializing in furniture.

Property values continue to increase, mostly due to the scarcity of land and low availability rates in the GTA west submarket. This is especially true for small- and mid-size bay buildings that are increasingly difficult to come by as the economics surrounding these facilities become less feasible.

TRENDS All of Q4 2017’s new supply was recorded in the GTA west market at 1.3 million sq. ft.

Most industrial sale transactions took place in the GTA west. The price per sq. ft. increased 31 per cent year-overyear from 2016 to 2017 ($112-$146).

Home-based business insurance is

A

ccording to Industry Canada, there are 1.4 million small businesses across Canada that make up about a quarter of the country’s total GDP. And among those numbers are small business owners who operate out of their homes. It’s hard not to envy this independent lot, who are their own bosses meeting their own deadlines all while remaining in their PJs. The reality is that it takes a lot of discipline and hard work to run a successful homebased business. It can also cost a fair bit to set the business up. There’s computer and other equipment costs, space for an office in your home, office furniture, supplies, and so on. The one important expense that many home-based business owners forget is insurance coverage. In fact, according to a study by the Insurance Bureau of Canada, almost 40 per cent of Canadians who operate a home-based business are not adequately insured.

“Some people assume that their home insurance will also cover their home-based business,” says Lisa Balliram, a senior underwriter with Desjardins General Insurance.“This is not true. If you are running a business out of your home, you need to inform your insurance company to ensure you are properly protected.”As a matter of fact, not disclosing a home-based business to your insurer could result in a policy being voided, leaving the homeowner completely unprotected.

Even if the insurer decides not to void the policy, the business owner could

be at risk that they won’t be fully covered in the event of a loss, says Balliram.

That’s because home insurance policies typically have low coverage limits for equipment, tools and the instruments necessary for a business or professional service. Here are a few examples of what could go wrong: Slip and fall injury: If you frequently held meetings at your home with clients and business partners, and one was injured due to slipping down stairs anywhere on your property, they could decide to sue you for damages.

Fire resulting in lost goods: Let’s imagine that you use an expensive computer system for your business. If you had a fire in your home and that equipment was destroyed, your home insurance may not cover the loss. You could be looking at thousands of dollars that you would have to pay out of pocket.

In case of a break-in: Similar to the scenario above, if someone breaks into your house and steals or damages your office computers and other equipment, you may not be fully covered under your home insurance policy. Likewise, if someone stole your business computer or tablet from your car, you wouldn’t be covered under a home policy. In both cases, the replacement costs could be very expensive.

UP or DOWN? Which way is the Toronto housing market going?

he March 2018 resale housing figures from the Toronto Real Estate Board show that sales were down 40 per cent year-overyear. Scary, right? Meanwhile, condominium apartment prices were up six per cent annually. On the other hand, single-detached prices were down 17 per cent. Looking at the numbers another way, month-overmonth prices are up 2.2 per cent to slightly more than $784,000. So, are you perfectly clear about market conditions now?

It’s clearly a strange time in the GTA housing market. For new condos, units are still selling like crazy as investors snap up suites across the region; they’re bullish on values in 2022 and 2023 when these highrise towers are expected to complete. On the flip side, suburban single-family home sales have slumped, resulting in a few developers lowering prices, some by as much as 20 per cent. There appears to be a drop in values from the market peak of 15 to 20 per cent. However, prices for new lowrise housing increased by 45 per cent annually in early 2017. So, even with a market correction, new homes are still out of reach for many prospective homebuyers.

The question now becomes, should you wait? Is a 20-percent price decline on the horizon for new condominiums, too? Will new-home builders continue to lower the prices of single-detached and townhouse product?

Prices may be down in some areas from 2017, but they’re still way up compared to 2016. Buy for the long term and ignore the “paper value” of your home over the next five years. You’ll be happy you did.

Developers have previously been reluctant to lower prices due to backlash from past purchasers – the fact that a couple already have is shocking – so further reductions are unlikely. You may, however, be able to negotiate some free upgrades.

People have been calling for a crash in values in the new condo market for more than a decade. It hasn’t occurred, and likely won’t any time soon. Costs are going up across the board: Land prices, development charges, labour and

hen Wes Newbold began looking for a flexible office space for his business, he thought he would have a difficult time finding something to accommodate his needs. To his surprise, he discovered a multitude of choices from which to choose.

“My team and I started looking for new office options early last summer,” explains Newbold, owner of Proven Advertising Co., a digital advertising company.“We toured a variety of co-working spaces from the ‘big guys’ like WeWork and Brightlane, as well as more niche / independent co-working spaces like Acme and Workplace One. It seemed like the more we looked, the more coworking spaces popped up, so there’s definitely not a shortage of co-working spaces that will fit almost any team’s taste.”

Newbold eventually chose Spaces at 180 John St. in the Queen Street West district. Spaces is a brand of

Amsterdam-based IWG, a global operator of workspace providers that has surpassed 50 million sq. ft. of office space globally. The company operates under diverse brands Regus, Spaces, No18, Basepoint, Open Office and Signature to offer open workspace options.

The Spaces on John Street, which is the brand’s first Canadian location, is a 46,000-sq.-ft., eight-storey brick-and-beam building renovated into a modern workspace community with collaborative areas, team rooms, co-working space, phone booths, meeting rooms and fully furnished private offices. The building also has a rooftop patio and two outdoor terraces on the sixth and seventh floors.

For Newbold, the flexibility of the environment works well for his company.

“Although we have our own dedicated office, we still enjoy all the benefits of the open communal environment,” he says.“I can grab my laptop and go work on the eighthfloor loft, which has a great view of the downtown and CN tower. Or a project team can do a break-out session in one of the first-floor business lounge booths. All the open space is also great for impromptu photoshoots.”And while he says there are some drawbacks in the arrangement

– such as the co-working spaces not having the same team energy one might find in an office where everyone is working for the same company towards aligned goals – being surrounded by other like-minded people, businesses and teams is inspiring and leads to opportunity.

Wayne Berger, executive vice-president of IWG Canada, says the concept of flexible office workspace is a plus to a wide range of businesses.“There are many benefits for companies to work from a co-working or shared office environment,” says Berger.“One of the key drivers is, of course, cost reduction. Overall analyses have indicated that companies can save on average 30 per cent to 40 per cent by selecting co-working and flexible workspace solutions versus a conventional lease. Many companies are also adding co-working locations to their overall real estate portfolio to help mitigate incremental balance sheet impacts due to IFRS 16 accounting principles being introduced in January 2019, which require companies to list commercial leases as liabilities on their balance sheets.

Rental agreements with a duration of less than one year with flexible workspaces are exempt from this change.”

In flexible workspace arrangements, companies don’t have to sign a long-term lease and instead can get an “office on demand” by the hour, day, month or year for when they need it.“This kind of solution also mitigates a lot of risks associated with setting up your own office,” says Berger.

“It’s a turn-key solution. Companies can sign a simple tenant agreement and be set up and productive in their office within 24 hours.”

Jennifer Morris has been renting at Spaces on John Street since it opened in November 2017. Previously, the smallbusiness owner was renting with Regus but when she heard about Spaces, she decided to move because the tenants at Regus were more corporate, lawyers and therapists and she was looking for a different“community vibe.”

“The concept of co-working gives a lot of flexibility for start-ups and small businesses,”says Morris, who owns Two Roads Logistics, a company that helps start-ups and other businesses with freight and transport needs.

“I find the space really helps someone like myself working on my own,” she says.“It can get lonely and even just the visibility of others around you has a positive effect. Also, the open concept lends itself to collaboration with other companies in the building.” Morris also says the space will help her attract more “forward-thinking employees that can take my business to the next level.”

Berger says this kind of office environment is the way of the future, with more companies choosing this arrangement, which he says is an amenity in today’s real estate environment as it helps to attract new tenants to a building.

He cites workplace trends that point to 30 per cent of commercial space by the year 2030 that will be designated as co-working to help support businesses and the continued growth in the start-up economy and contingent workforce. “The continued growth in the start-up economy and contingent workforce is forecasted to be 40 per cent of the workforce by 2020, all who need inspiring, productive and collaborative workspaces to work and network in.”

Commercial leasing up, commercial property sales down

TREB releases market figures

oronto Real Estate Board President Tim Syrianos announced in March that TREB Commercial Network members reported combined industrial, commercial/retail and office space leased through the TREB MSL System was up from the same time last year. A reported 503,891 sq. ft. on a per sq. ft. net basis with pricing disclosed in February 2018 was up from 467,247 sq. ft. of leased space in February 2017.

The industrial market segment accounted for 85 per cent of space leased. The average industrial lease rate was $6.61 per sq. ft. net – up by 2.8 per cent compared to February 2017.

Average lease rates were also up for the commercial/retail and office segments, but more so due to a change in the mix of properties leased this year compared to last.

“The Canadian economy and GTA economy therein have been performing well,” says Syrianos.“The unemployment rate in the GTA dropped by a full percentage point over the past year. With this in mind, it makes sense that the demand for industrial space was up strongly on a yearover-year basis. However, looking forward, it will be important to closely monitor trade discussions taking place between Canada and the United States. The outcome of these discussions will certainly impact goods-producing sectors and, by extension, the demand for industrial space.”

The number of commercial property sales were down on a year-over-year basis in February. Total industrial, commercial/retail and office property transactions amounted to 28 – down from 60 a year earlier. The number of sales was down for all major market segments. It is important to note that the timing of transactions can be quite volatile. One month does not necessarily point to the emergence of a discernible trend.

Year-over-year annual growth rates for selling prices, reported on a per-sq.-ft. basis for transactions with pricing disclosed were mixed. In all cases, changes in the mix of properties sold this year compared to last played a large role in average price changes.

A solid report card

Strong 2017 bodes well for Canada in 2018 service industries continued steady growth of 2.8 per cent.

Consumers drove the economy. Retail sales were solid, growing 5.4 per cent in 2017, largely due to robust sales of motor vehicles, electronics and building materials. In addition to durable goods, consumers continued to take on more debt to purchase homes. With home prices up 8.5 per cent in 2017, household credit grew 5.5 per cent over the past 12 months.

The most recent three months, however, show a slower pace of credit growth, both for mortgage and consumer credit.

Business investment picked up in the last few months of 2017, and grew 8.6 per cent compared with a decline of eight per cent in 2016. Investment was mainly for machinery and equipment, which grew six per cent last year. According to the Bank of Canada, a significant portion of the country’s imports related to business investment. Despite trade being a net drag on last year’s growth, these capital investment imports are a positive sign as they will support the economy’s capacity to grow and increase productivity. In 2017, labour productivity growth improved to 2.1 per cent from 0.6 per cent in 2016.

fter a very strong first half of 2017, the Canadian economy settled into a slower pace, growing at an annualized rate of 1.7 per cent in the fourth quarter, according to a report from the Business Development Bank of Canada. For the year as a whole, Canada grew 3.0 per cent - the best performer of G7 countries as synchronized global growth, led by the United States, and the recovery in oil prices, fueled a broad-based expansion across the country.

The goods-producing sector bounced back last year, increasing by 4.6 per cent, after declining in both 2015 and 2016, while

Governments also contributed to growth, accounting for about 15 per cent of the total. Further spending will continue.

According to the federal budget, the government will run deficits of just under one per cent of GDP for the next few years. The budget includes $4 billion over five years in targeted funding for innovation, such as fundamental research, advanced computing and big data. There is also support for women entrepreneurs in high-growth areas of the economy as well as a reduction of the small business income tax rate from 10.5 per cent to 10 per cent that came into effect on Jan. 1.

The labour market reflects the expanding economy, with 355,000 new jobs, largely full time, created in the last 14 months. The unemployment rate across the country is low, at 5.8 per cent, reflecting both strong demand and an aging population.

WHAT DOES IT MEAN FOR ENTREPRENEURS?

1. Businesses may see consumer spending slow down as interest rates continue to rise, limiting households’ disposable income.

2. If you haven’t been upgrading or investing in new equipment and technology for your business, you should consider doing so, before your competition outperforms your business.

3. With solid performance across the country, consider exporting beyond your provincial borders.
