RANCHERS’ RISE AT OKOTOKS AIR RANCH
Buyers embrace
Ranchers’ Rise at Okotoks Air Ranch by HEATHER RYAN
N
estled on the northeastern edge of Okotoks in Air Ranch, new homebuyers are embracing the tranquility of the scenic prairie scape along with exceptional homes in Ranchers’ Rise. Ranchers’ Rise at Okotoks Air Ranch consists of approximately 240 acres purchased in 1998 from landowner Orville Rowland, an avid pilot whose vision for the land included a residential lake community, a golf course, a wildlife refuge and a private airport community. Those elements have been developed near Ranchers’ Rise with the Crystal Ridge Golf Course, Crystal Shores Lake, Beatrice Windham bird sanctuary and preserved wetlands and CFX2- Okotoks Air Ranch Airport. The airport provides the unique residential option in Ranchers’ Rise for private pilots as they can live steps away from their planes. Today, Bordeaux Developments manages the development and planning on behalf of the ownership group.
10 CALGARY COMMUNITIES FALL 2014
“Ranchers’ Rise has always been about creating a unique environment off the beaten path with some interesting features,” says Ryan Hall, vice-president of marketing and communications. “If you like wide country sunsets, stunning mountain views, watching light aircraft, or even fly your own, you will enjoy life at this extension of the Air Ranch. “There is also an element of nature with the bird sanctuary and wetlands that brings this experience to your doorstep. With pathways and a few trails,” and, he adds, “construction is complete on a secondary wetland with walking paths and a playground, while the sports field is now growing.” The community is being developed in 14 phases and currently all phases built to date consist of single-family homes. Phases 10 and 11 is the current offering with homes crafted by Baywest Homes, Sterling Homes and Wolverine Custom Homes, which present a variety of two-storey and bungalow plans with fabulous features and finishes. Phase 10 features 36- to 50-ft. wide
lots allowing for double-car garages or triples on wider lots at attractive price points starting from the low $500,000s. All three builders are showcasing existing models with new models and showhomes anticipated in the spring of 2015. Bordeaux Developments is also pleased to finally put its best foot forward creating a proper entrance into the community. “Ranchers’ Rise was developed from back to front so, it’s taken a while, but we are now at the point of development where visitors and residents will experience the full potential as they enter into this community,” Hall says. “This includes a permanent road, beautiful entry monumentation, tree lined streets and pageantry; green spaces will be created and you’ll see the sports field and school site as well.” Ranchers’ Rise will be home to its own school – Ecole Beausoleil Francophone d’Okotoks, a public school under the Conseil Scolaire FrancoSud board. The school currently resides in another part of Okotoks, but will eventually move
to the Air Ranch site allowing for its expansion. Homebuyers can expect the high quality exteriors to continue in Phase 10. Architectural styles reflect a Canadian Heritage detailing with exteriors designed to foster pride in the neighbourhood, promote quality of life for the residents and protect the long-term investment of each home. Residents also appreciate having a gas station at 32nd Street and Milligan Drive for local conveniences, being minutes from shops, services and restaurants in Okotoks and enjoying an easy 20-minute drive to south Calgary. The community boasts a family-friendly atmosphere and it’s located next to several recreational facilities, including a curling rink and playgrounds. Golfers will appreciate the easy access to Crystal Ridge, D’Arcy Ranch and River’s Edge golf courses. For more information about Ranchers’ Rise at Okotoks Air Ranch, visit the showhomes, or visit www.okotoksranchersrise.com.
Ranchers’ Rise is a unique community in Northeast Okotoks that blends wide open spaces, high quality homes and the natural beauty offered by its surroundings. Located on a path less traveled, this is a place where experiences are shared, memories are made, and families grow together.

DRAKE LANDING
United releases new phase in
Drake Landing by HEATHER RYAN
Families who always wanted to buy a new home in Drake Landing in Okotoks, but thought they had missed out, now have a second chance to do so as United Communities has acquired more land and just released new lots. “We had thought we were almost done in Drake, but we were able to purchase more land so now we have three new phases and we just released 68 lots in Phase 10,” says Steve LePan, marketing director with United Communities. “We’ve been developing Drake Landing for 10 years now so the benefit for people buying in these new phases is they can enjoy all the amenities of an established community and get to build a new home,” LePan says.
In Phase 10, buyers have a wide selection of single-family housing styles to choose from including lane homes with optional rear detached garage, move-up front attached garage homes and there are 10 estate-style walkout lots that back south onto a pond. Builders in this new phase are Lifestyle Homes, Prominent Homes and Sterling Homes, which have a variety of models, designs and sizes to choose from. Prices start in the $400,000s for lane homes and from the $500,000-plus mark for move-up and estate-style homes. As well, the builders are crafting showhomes in the new phase, which are expected to open in the spring. “Until then, they will be selling the phase out of their existing showhomes in Phase 7, where there are still a few lots remaining,” LePan says.
13
The architectural styling for the homes is inspired by the natural surroundings and reflects Okotoks’ history. The homes in Drake Landing feature Craftsman, Georgian, Tudor, Colonial and Victorian highlighted by interesting elements such as brick, stone and rock detailing and light and earth-tone colours to create a visually appealing streetscape. Along with a variety of housing styles, Drake Landing appeals to environmentally-conscious homebuyers who appreciate United’s water conservation initiatives through its PEER program and its Built Green™ builders who ensure energy efficient homes. United’s most notable green initiative in Drake Landing occurred early in the community’s development stage with the ground-breaking
14 CALGARY COMMUNITIES FALL 2014
Solar Project, a demonstration project that was sold between 2005 and 2007 allowing homeowners to heat their homes with solar energy, which earned the Energy Globe World Award for Sustainability in 2011. And its just part of what makes this community special and attractive to homebuyers. Drake Landing also offers buyers a tranquil setting and an outstanding location situated on 200 acres overlooking the Sheep River Valley that presents scenic views of the mountains and rolling foothills. As well, at Drake Landing buyers have the opportunity to take advantage of a wide range of recreational opportunities “right out their back door,” LePan says. For residents who like to get out and be active, there
are numerous amenities to enjoy in Drake Landing, such as pathways that link with the town’s extensive regional pathway system and sports fields, as well as the ravine where there is a naturalized pond that is frequented by wildlife and residents who love the peaceful surroundings. There is also an off-leash dog park, neighbourhood playgrounds and pathways all within walking distance of Seaman Stadium home of the Okotoks Dawgs Baseball Club. Residents also appreciate being able to take one of the many pathways to neighbourhood conveniences such as restaurants, shops, professional services, schools, and there is also a nearby fire hall. Meanwhile, there is a host of big box retailers, boutique stores, grocery stores,
eateries and other amenities just few minutes drive away, plus residents have quick access to Calgary for an easy commute. “The location, amenities and wide selection of homes and lots in Drake Landing really appeal homebuyers,” LePan says. “We continually see residents who started out with their first home in earlier phases moving up to larger homes in the newer phases to accommodate their growing families because they have truly made Drake Landing their home.” For more information about Drake Landing and the new lots available, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit drakeunited.com or unitedcommunities.com.

The Homebuying Process
Helping new-home buyers through
the typical construction process by DONNA MOORE
WITH THE INCREASING INMIGRATION TO CALGARY, it stands to reason that many people will be looking to buy a new home this year. For those who have never gone through the process of buying a new home, it can be a daunting task and often leads to a number of questions about the construction process. Many new-home buyers will want to know answers to questions such as: How long will it take to build? What order are things done, and when do you make final decisions about features and finishings? Your home builder is a great resource to help answer these and other questions that may arise during the home-building process. However, to help you further, here is an outline of the typical construction process. Keep in mind that this is a generalized description – your own builder may use a different approach. The process and schedule will also be affected by the size and style of the house, construction techniques used, the amount of customized work being done and other factors, so be sure to ask your builder for the specifics on your own home. Typically, before any construction begins, plans for your home are developed, finalized and required permits are obtained. Construction begins with the foundation, so your house is staked out and the land is prepared with the topsoil often being removed and piled elsewhere for later use. Excavation is done and the footings are formed and poured. Utilities such as water, electricity, telephone and cable services 16 CALGARY COMMUNITIES FALL 2014
may be brought in at this time. The foundation walls are erected and the foundation may be insulated and damp-proofed. Weeping tiles are installed to drain ground moisture away from the house. A city inspection of the foundation will be conducted before the outside perimeter is backfilled. At this time, your builder may ask you to begin making your selections for interior finishings, such as type of flooring, tiles, cabinets and paint. While it will be weeks before these items are needed, they are usually ordered early to prevent delays. Next, exterior walls, interior partitions and the roof are assembled. Roof trusses are most often brought to the site ready for installation, and roofing is completed and windows and doors are installed with the goal to “lock up” the home as quickly as possible to protect it from the elements, especially at this time of year when Calgary’s weather can go from sunny to rainy in hours. Then, the basement floor is installed and electrical and plumbing services are roughed in, plus ducting for heating, cooling and ventilation is installed. The city will require a structural inspection at this time to ensure the home is being built according to code, plus electrical and plumbing inspections will be conducted as well. For the next several weeks, a great deal of work will happen inside and out, much of it at the same time, and during this period of work your builder will likely provide updates and ensure selections and other decisions are made. The exterior walls and the roof are
insulated and a vapour barrier is applied. Another inspection will occur to ensure this work has been done properly, before the drywall is installed. Heating and cooling systems are installed, including fireplaces. Now the finishing touches begin as walls and ceilings are painted, flooring is put down and cabinets are installed. Plumbing and electrical fixtures are put in, trim is applied and interior doors are hung. Outside, siding, porches and decks, final lot grading and driveway and walkways are completed. Several additional inspections occur at this point. Finally, your builder will complete the final touches and clean up, and ask you to do a walk-through inspection of the home with them to check for any deficiencies that may need to be addressed. Then any last-minute touch-ups will take place. On the date of possession, you will be handed the keys – the home is now yours, so enjoy!

Fundamentally Speaking
Why Calgary is a
great place to buy by WAYNE KARL REAL ESTATE IN CANADA HAS PROVEN ITSELF A SOLID PERFORMER in recent years, and nowhere is this more true than in Alberta, and specifically Calgary. Indeed, “the good times keep on rolling,” is how RBC described the market in the province, in its August 2014 Housing Trends and Affordability report. The Alberta economy continues to boom, producing job and population growth, which creates housing demand. This in turn has led to rapid price increases, particularly in Calgary. It’s normally great news for those who already own a home, potentially less so for those still looking to enter the market. The beauty of Calgary, however, is that solid growth in household income is offsetting these price gains, so housing remains affordable. In fact, affordability improved in all housing types in the second quarter of 2014, according to RBC. “Activity is soaring, but affordability is still well under control.” The strong performance is expected to continue; Alberta home prices are forecast to lead the country in terms of growth this year and next – by 6.4 and 3.9 per cent, respectively. Need more proof? Look to Canada Mortgage and Housing Corp.’s latest Housing Market Outlook for Calgary. Housing starts, an important indicator of economic health and growth in the housing sector, are forecast to rise 16 per cent year-over-year to 14,600 units in 2014 – the highest level since 2006. While single-detached starts are expected to grow by more than three per cent, multifamily units will be the star performer – these starts are forecast to grow more than 29 per cent this year over 2013. Even if the pace of employment growth and net migration eases somewhat in 2015 – and it leads to slight declines in starts next year – that would be conducive to growing demand in existing homes and, ultimately, the resale market, which 18 CALGARY COMMUNITIES FALL 2014
is where you are once you buy. In real estate, it always comes back to the economic fundamentals, and Alberta and Calgary are among the darlings of Canada. Indeed, Calgary is a great place to buy.

THE GUARDIAN
Calgary’s tallest residential towers in hip urban neighbourhood a hit with savvy buyers
by HEATHER RYAN
S
avvy buyers can enjoy all the conveniences of urban living along with exceptional finishings and value at the Guardian – a new condo project that is helping to transform Victoria Park, one of Calgary’s oldest neighbourhoods, into one of its hippest new communities. Already rising and making a dramatic impact on the city skyline, The Guardian’s pair of 44-storey towers will be the tallest residential towers in Calgary. Its remarkable height and distinctive extended glass balconies is certain to make The Guardian a recognizable landmark in the city and a coveted address by its residents. While the glass-clad residences reach up towards the sky, The Guardian’s podium features a brown brick exterior that echoes the charming architecture of the historic neighbourhood. The podium will house convenient neighbourhood retail, live/work townhouse units, as well as a curated set of amenities for its residents – including a yoga studio, a commercial-sized fitness center, an expansive residents’ lounge and an open-air rooftop terrace. The Guardian has been such a hit with buyers that the first tower is sold out and sales are now underway in Guardian South.
24 CALGARY COMMUNITIES FALL 2014
Each of the 308 homes at The Guardian have floor-to-ceiling windows and oversized balconies to bring in plenty of natural light and take advantage of the sweeping panoramic views. “The Guardian’s unique vantage point amongst the low-rise buildings of the historic warehouse district means that these units have breathtaking views of the city skyline, rivers, and mountains, as well as being one of the city’s best places to watch the Calgary Stampede fireworks,” says Ernest Hon, director of sales and marketing for The Guardian. “The Guardian is attractive to young urbanites, families and downsizers,” Hon says. “One of the biggest draws is the Victoria Park neighbourhood. Over the past decade, it has seen dramatic change as the historic warehouses have been converted into studios for creative professionals, innovative small businesses and hip new restaurants and cafes including recently-opened hotspots Village Ice Cream, Caffe Rosso and Vagabond micro-brewery.” With many young homebuyers no longer content to commute to distant suburb communities, Victoria Park and other downtown neighbourhoods have been experiencing a renaissance as people discover the convenience – and thrill – of urban living. “Buyers love the Victoria Park location and its access to urban Calgary,” Hon says, noting it’s a short walk into the downtown core for work, to lush green spaces by the Bow and Elbow Rivers, and to many of Calgary’s best shopping and dining destinations in Inglewood and on 17th Avenue. “They also love the Guardian’s great views, grand balconies, high quality concrete construction and sophisticated modern interiors.” The interiors feature open concept designs that maximize use of space and offer generous storage, closets and built-in workspaces. The kitchens feature cabinetry manufactured in Italy by Armony Cucine that offers unparalleled style, functionality and durability. Suites range from 441 to more then 2,600 sq. ft. Prices start in the
mid-$200,000s, two bedrooms start in the mid-$400,000s and the luxurious Paramount Suites start at $1.4 million. Construction is well underway for completion in fall 2016 and “our purchasers are very excited by construction progress, which is on time and meeting all its goals,” Hon says. “I think it instills a lot of faith in a project when buyers can see the developers fulfilling their promises.” For more information, visit the Guardian’s presentation centre at 456 12th Ave. S.E., located inside the historic Victoria Park Bungalow Schoolhouse, open Monday to Thursday, noon-6 p.m., and weekends, noon-5 p.m., call 403-800-3368 or visit theguardiancalgary.com.

CHAPARRAL VALLEY
Genstar’s fabulous
Chaparral Valley in final phase by HEATHER RYAN

W
ith amenities such as golf, the Bow River and trails to Fish Creek Park just minutes from the front door it’s easy to see why Chaparral Valley has been so popular with buyers that it’s now down to its final offering. Crafted by Genstar Development Company, Chaparral Valley’s location in the beautiful Bow River Valley presents an idyllic setting for families while its small enclave of just 660 homes makes it feel like you’re living in a small village. “I love Chaparral Valley because the area is so unique and quiet … it just feels so different than anywhere else in the city,” says development manager Patrick Briscoe. “When people go down there they see the community really stands out as to how secluded it is nestled in the valley, yet it’s close to shops, services and major transportation routes.” Chaparral Valley’s peaceful, natural setting has been such a success the community is in the final phase of development so it’s the last opportunity for buyers to make a home in this fabulous area. “It’s great to see the response has been so strong that we’re coming close to completion; it’s turned out to be a wonderful community,” Briscoe says.
“We have just a handful of lots remaining for move-up homes so it’s almost sold out,” he says, noting that Cardel Homes, Homes by Avi and Jayman MasterBUILT had been crafting the move-up homes in Phase 5. “But, we have about 50 lots left for our starter home product.” In this final phase of the started home market, Innovations by Jayman is building single-family homes with single- and double-attached garages on zero lot lines that are 25- and 29-ft. lots for the entry level market, while Cardel Homes is crafting front-attached garage homes on lots that are averaging 32-ft. wide. Both builders have two showhomes each open for viewing in the community. “It’s great to be able to offer starter homes in this final phase because it provides buyers with an opportunity to get into this incredible community at an affordable price,” Briscoe says. “The response to the zero lot line has been really good because they are ideal for first-time buyers who want a single-family home rather than sharing walls and they create a unique streetscape.”
Homes throughout Chaparral Valley emphasize traditional architectural styling, such as Arts and Crafts, and attention to details ensuring an esthetically-pleasing streetscape. It also offers an amazing location by the river and close to Fish Creek Park, and it’s home to the 18-hole Blue Devil Golf Course and the Lil Devil 9-hole course. There is also a club house at Blue Devil with a restaurant that is open to the public. Adding to the community’s appeal is a Central Park, which features a distinctive rock wall, playground equipment and a toboggan hill and there are two sports fields. Residents in Chaparral Valley appreciate the feeling of small town living, yet they’re so close to everything being minutes away from shops and services in neighbouring Lake Chaparral and in Walden at the Gates of Walden. As well, they have easy access to Macleod Trail, Stony Tail and Deerfoot Trail for getting downtown and around the city. You can learn more about Chaparral Valley by visiting the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit welcometothevalley.ca.

Calgary
neighbourhoods worth a look
by TAL KLACHOOK WHAT MAKES A neighbourhood liveable? Is it proximity to transit, shopping and recreation facilities? Or the number of parks nearby, and how quickly you can walk to your favourite restaurants and pubs? The answers to these questions vary from person to person. Whether you’re a young professional, a student, parent or downsizer, what’s important for you may be slightly different for others. Still, there are some generally desirable features most residents look for, and we’ve ranked some of Calgary’s best neighbourhoods, according to their liveability. Beltline If you’re a young professional, a family with young kids or a fitness junkie, you’ll fall in love with Beltline because… • Proximity to downtown. Beltline is located just south of downtown – approximately 1.6 km away. • Beltline is great for all things related to food, transit, recreation and entertainment. • It is a foodie’s paradise, with more than 564 international eateries. • You can save on gas money and insurance as you leave the car at home! Residents typically get around on foot or hop on one of the 13 transit routes servicing the area. • Parents will enjoy the convenience of sending their kids to one of the five elementary schools and two secondary schools, within walking distance. • There are 13 beautiful greenspaces and parks in the neighbourhood that are perfect for jogging, cycling, walking or just enjoying the fresh air. Cliff Bungalow If you’re a fitness junkie, a parent with
young kids or a downsizer/empty nester, you’ll love Cliff Bungalow because… • This neighbourhood is all about the active lifestyle. The streets are always packed with joggers, cyclists and walkers. • It is also blessed with abundant parkland and nature spaces, given its adjacency to the beautiful Elbow River. • There’s a great mix of public and Catholic schools and Montessori pre-schools to send your kids to. • You’ll be thankful for the many walk-in clinics, pharmacies and dental offices around the neighbourhood. • The wide selection of luxury condos, lowrise condos, apartments and historic townhomes provide lifestyle options for empty nesters and downsizers. Eau Claire If you love festivals, or are an outdoorsytype or a downsizer/empty nester, you’ll fall in love with Eau Claire because… • It’s a great area for those looking for constant entertainment, as it hosts most of Calgary’s festivals, such as Calgary’s Folk Music Festival and various busker festivals. • The neighbourhood is a pedestrian’s dream, offering many walkways, nature trails and bike paths to explore. • Should you ever get bored (while not likely), there are hundreds of eclectic boutiques, pubs and restaurants to check out. • The riverside condominiums provide a gorgeous and a tranquil living environment suited for the downsizers or empty nesters looking to escape the hustle and bustle of city living. Hounsfield Heights/Briar Hill If you’re a student or a family with young kids, you’ll fall in love with
Hounsfield/ Briar Hill because… • Its proximity to three post-secondary institutions – Alberta College of Art and Design, SAIT Polytechnic and the University of Calgary. • The neighbourhood is a mere 10-minute drive from downtown – convenient for a cheap cab ride home after a night out! • The area is dominated by mostly single-family homes, ideal for raising or expanding your family. • The neighbourhood boasts a quiet suburban lifestyle. • Briar Hill is a tight-knit community with 2,954 residents, so you can count on your neighbours, if you’re ever in need. • The neighbourhood is well-serviced by the C-Train, making commuting and exploring a breeze. Hillhurst If you’re a young professional, student, family with young kids or fitness junkie, you’ll love Hillhurst because… • The neighbourhood is great for walking to amenities – from your banks and cafes to grocery stores and pharmacies. • It’s minutes away from the University of Calgary, SAIT Polytechnic and the C-Train station. • The neighbourhood boasts more than a dozen elementary, middle and secondary schools. • Alberta’s Children’s Hospital just around the corner. • Hillhurst is often praised for its access to the top recreational facilities in Calgary. This includes tennis courts, outdoor pools, aquatic centres and curling clubs. Plus, Canada Olympic Park is just a short drive away.

Mahogany’s ultimate lake lifestyle keeps getting better by HEATHER RYAN
W
ith a new Beach Club under construction, new pathway link and new housing choices, Mahogany keeps getting better by having even more to offer homebuyers. Crafted by Hopewell Residential, Mahogany presents a four-season playground and the ultimate lake lifestyle centred around Calgary’s largest lake. And, there is a lot of activity happening in Mahogany, says Erin McGregor, marketing manager, development.
“Our new Mahogany Beach Club and Main Beach Site are currently under construction and the Beach Club will be a focal point in the community, at 22,000 sq. ft. just steps from the water.” Slated for completion in 2015, the Beach Club will house the Homeowners Association’s permanent office, and will offer community events, educational and recreational programs, a HOA Keep Fit Program, drop-in gym and tot time, member parties and more.
33
Outside the beachfront building, residents can enjoy swimming, boating, paddle boarding, fishing, beach volleyball, basketball, skating, picnics, community events, barbecuing, sports and fitness programs. “We can’t wait to open the club doors to Mahogany residents in spring 2015,” McGregor says. “Another exciting project taking place alongside the community is the Greenway project. Parks Foundation Calgary is building on our city’s nearly 1,000 kilometres of pathway, and when complete, the Greenway will be a 138-kilometre network of parks and pathways that will encircle the city,” she says. “Mahogany is one of the very lucky communities connected to the Greenway further enriching the lives of community members by being a yearround destination for cyclists, cross-country skiers, nature lovers and kids of all ages to play outdoors.” Mahogany also appeals to buyers because it offers a full range of styles in several collections from multi-family to 34 CALGARY COMMUNITIES FALL 2014
ultra-estate homes so there is something for everyone. Hopewell is pleased to mark the release on Sept. 6th of a Rear-Attached Garage product, which is new to the community, with homes being built by Sabal Homes by Hopewell. Also in mid-September, the Reserve Collection builders celebrate the grand opening of their new Lakeside Estate showhomes. Homes by Avi, Calbridge Homes and Morrison Homes will be featuring Craftsman, Prairie, Arts & Crafts and French Country style homes in this parade. Prices in this exclusive collection start from $1.3 million, and homes include triple-car garages, custom features, walkout basements, private docks and lake access. Also planned for release later this year is the new Island Collection of homes. The Island Collection will have 22 estate-sized home sites ranging from 56- to 64-ft. wide. Each home site comes with private beachfront and lake access, personal dock access and a private neighbourhood
entryway. “They are perhaps the most anticipated set of lot’s we’ve seen in Mahogany,” McGregor says. Along with these housing choices, Mahogany presents the Lakeland Collection of Laned homes and Front-Attached Garage homes and the Boulevard Collection, which features attached homes, street towns and townhomes. Mahogany also offers a great location with local conveniences at the Urban Village and, being situated off of 52nd Street, it is close to nearby amenities such as new South Calgary Health Campus and shops, services and more in Seton. It also has easy access to Stoney Trail and Deerfoot Trail. “Mahogany is Calgary’s premier lake community, and for the second year in a row, it’s Calgary’s Community of the Year as well,” McGregor says. “We’re thrilled Mahogany was a multiple award winner at the 2013 CHBA-Calgary Region SAM Awards. Mahogany took top honours for Community of the Year and also won Show Home Parade
of the Year for our stunning Lakefront Estate showhome parade.” In addition, Hopewell Residential won the Janine Coughlin Marketing Campaign of the Year award for its Mahogany Lakefront marketing campaign, while Sabal Homes by Hopewell, won Sales Team of the Year for its Mahogany sales team. “These wins truly illustrate Hopewell’s mission of designing and building communities and homes which provide happiness, pride, security and value for customers,” McGregor says. “Mahogany was designed with a clear vision – to introduce a new calibre of community for homeowners who expect more from their home and lifestyle. This is urban living at its best.” For more information on Mahogany, visit the showhomes, the Information Centre or visit mahoganyliving.com. FALL 2014 CALGARY COMMUNITIES 35

Genstar’s Walden
a new community with an established feel by HEATHER RYAN
F
amilies looking to make a home in a new community that offers already established parks and pathways, great neighbourhood conveniences and a wide range of housing styles are discovering Walden in southeast Calgary. “Walden has really become a vibrant, family-oriented community and we’re getting a great response from people because of the community being more established with a lot of the construction already completed,” says Patrick Briscoe, development manager for Genstar Development Company, which is creating Walden. “All of our showhomes are now in the heart of the community making it feel like a more mature new community.

”A major addition in the community is the Save-OnFoods grocery store at the Gates of Walden commercial site. “It’s drawn a lot of interest and people love being able to get their groceries, pick up their prescriptions at Shopper’s Drug Mart, have coffee or do their banking at the Gates of Walden without having to leave their community.” New homebuyers also appreciate that with the launch of new phases in Walden, they have even more choices for homes and lots. “We still have our popular move-up and semi-estate homes available with Cardel Homes, Homes by Avi and Excel Homes building move-up homes and Cardel and California Homes building semi-estates,” Briscoe says. “But we’re also pleased to re-introduce a semi-detached product by Avi and a starter home product by Excel on zero lot lines in Phase 18. These products have been missing from our lineup for about a year so we’re happy to bring them back and provide affordability for buyers.
“We’ll also be bringing on Phases 21 and 22 in the fall that will have more starter home product and hopefully Phase 23 later this year,” he says. “And, Phase 21 will include Avi Urban’s next townhome project that will follow the highly successful Edison in Walden that is almost completed construction. “We are also excited to introduce Rockford in the community as an experienced multi-family builder,” he adds. Walden’s architecture presents an “Urban Fusion” look that allows builders more freedom to blend different styles for an esthetically pleasing streetscape. The styles vary significantly, such as Arts and Crafts and Tudor. “It really gives people a lot of choice, but there is also continuity in the community.” Walden takes its inspiration from nature’s beauty being surrounded by tranquil parks, open spaces and pathways, and presents a community where families can live, work and play.
FALL 2014 CALGARY COMMUNITIES 39
The community was named after Walden Pond, and has been designed to ensure there is low impact on the environment, such as crafting infiltration beds that preventing water from flowing directly into the Bow River. Genstar also retained native trees and vegetation giving Walden the look of an established neighbourhood with an abundance of green space. Along with the established conveniences at the Gates of Walden, residents also appreciate that they have easy access to a wide range of shopping opportunities just a short drive away along MacLeod Trail and in Shawnessy. Briscoe notes the recent completion of 210 Avenue S.E. provides residents with a second major entrance – 194 Avenue S.E. was the first – off MacLeod Trail, and Walden residents have quick access to Stoney Trail, as well as to Deerfoot Trail; and it’s just five minutes to the Somerset LRT. For more information on Walden, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit waldenliving.ca.

Calgaryism
Calgary 5th most livable city in the world – 5 years running by CODY BATTERSHILL THE ECONOMIST INTELLIGENCE UNIT (EIU) has once again found Calgary to be the fifth most livable city in the world! For five consecutive years, our city has managed to hold the fifth spot on the EIU’s Livability Survey, one of the most prestigious rankings of its kind. Australia and Canada dominated this year’s edition with seven out of the top 10 cities being located in either of the two countries. New Zealand, Austria and Finland also had one city each on the top 10 list. 42 CALGARY COMMUNITIES FALL 2014
Here are the top 10 most livable world cities in 2014: 1. Melbourne, Australia 2. Vienna, Austria 3. Vancouver, Canada 4. Toronto, Canada 5. Calgary, Canada 6. Adelaide, Australia 7. Sydney, Australia 8. Helsinki, Finland 9. Perth, Australia 10. Auckland, New Zealand
RANKING FACTORS Interestingly enough, the EIU’s Global Livability Survey had the same top 10 cities in the exact same order in 2013. But there is nothing static about this in-depth report that takes into account more than 30 factors across five different categories which give a good measure of just how “livable” any city would be. They include: Infrastructure: water, public transportation, housing, energy, roads and more Stability: military/civil conflict or unrest, crime rates and terrorism Culture & Environment: freedom of information, availability of culture, sporting and food/drink Healthcare: Quality and accessibility to public/private health care Education: Quality and accessibility to public/private education Each of these categories has many sub-factors, which are evaluated on the scale below (from worst to best): • Intolerable • Undesirable • Uncomfortable • Tolerable ACCEPTABLE After each sub-factor is evaluated, a total score out of 100 points is assigned to each city. Here are Calgary’s scores for each main category: • Overall rating – 96.6 • Infrastructure – 96.4 • Stability – 100 • Culture & Environment – 89.1 • Healthcare – 100 • Education – 100
Calgary was awarded its lowest score in culture and environment partly due to long, cold winters and sometimes unpredictable weather, both of which fall under the categories “humidity/temperature” and “discomfort of climate to travellers” sub-factors. It’s no surprise to see this kind of weather viewed as a drawback. But then and again, many of us Calgarians have become used to it, staying busy and getting involved in activities and events in and around the city no matter what Mother Nature brings us! Vancouver and Toronto managed to pull in higher scores in culture and environment, but scored lower in infrastructure. Way to go Calgary! JOIN US Are you planning on moving to Calgary sometime soon? Maybe you already live here and want to stay updated with local activities, events and learn more about the city you live in? If either of these describes you, we invite you to join us and tens of thousands of other people online at Calgaryism on Facebook, Twitter and Instagram today! We hope to see you there!
For five consecutive years our city has managed to hold the fifth spot on the EIU’s Livability Survey, one of the most prestigious rankings of its kind.

Choosing a Builder
each year and what kind of background and experience they have. Make sure the builder belongs to an industry organization and has the licences and registrations required for your province. Ask for references, and contact them to find out if they are satisfied with the homes they bought and the service they received. Once you have narrowed down your list, visit the builders’ models. Go through each one in detail, carefully noting down what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction, bring someone with you who does. Read through each builder’s website and other information materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a work site to look at a community that is currently under construction.
Tips for choosing a new-home builder CANADA MORTGAGE AND HOUSING CORP. (CMHC) offers the following tips on how to find and select a new-home builder that will meet your needs and expectations: To begin your search, check the Homes section of your local newspaper to find out which companies are building in your area, the types of homes they offer and the prices you can expect to 46 CALGARY COMMUNITIES FALL 2014
pay. (Editor’s note: Calgary Communities is a great place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with. You can also check the web sites of home building associations or warranty providers. When you visit a builder, ask how long they have been in business, how many homes or communities they build
If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Ask yourself if this is the type of community where you could see yourself living or raising a family for years to come. Always bring a notebook or even a camera with you. Ask as many questions as you can think of, and write down the answers to review later. After all, you’re choosing the place your family will call “home” for the next five, 10 or perhaps many more years. BAYSIDE PIER 11
Genesis releases newest phase, Pier II in beautiful Bayside by HEATHER RYAN

N
ew homebuyers will be thrilled to discover a stunning array of home designs, and a peaceful laid-back lifestyle in the newest neighbourhood in Bayside, Airdrie. Bayside is a master-planned community crafted by Genesis Land Development that follows alongside six kilometres of canals, with numerous parks, walking and bike paths and a five-acre pond, that combine to create a beautiful cottage-like atmosphere where residents can unwind after a hectic day. The newest phase in Bayside – Pier 11 – “is a quiet community away from major roads and train tracks, where people can enjoy being able to walk their children to school; it has a quiet laid-back feel to it,” says corporate marketing manager Jesse Coderre. “Nearby playgrounds, walking paths and canals encourage active lifestyles and provide the perfect setting to spend time with your family.” “It is our goal to always offer our customers the best homes in the greatest communities, while still keeping prices accessible,” Coderre says. “We are very excited about unveiling Bayside Pier 11 and feel that we have created something that people and their families will be proud to call home for generations to come.” Genesis Builder Group is the exclusive builder in Pier 11, currently offering single-family laned homes and will be releasing this fall a fabulous collection of front-attached garage homes, which will include a few bungalow plans – providing a wide range of home styles.
“We’re refining our models for Pier 11 – we’re constantly trying to improve our home designs, always striving for best in class with everything we do,” Coderre says, noting the homes incorporate smart, functional design, coupled with innovative features and thoughtful standard finishes. “A great example of this would be how we incorporated NEST thermostats, LED pot lights and natural gas hot water tanks as a means of reducing the overall operating cost of the home, which is especially important to first-time buyers,” he says. The homes also come with high standard finishings such as hardwood floor, granite counter tops, stainless steel appliances and 9-ft. ceilings on the main floor. There are five models of laned homes available in Pier 11 ranging from the 1,287-sq.-ft., two-storey Arabella, which has three bedrooms and two-and-a-half baths, to the 1,561-sq.-ft. Eden, another two-storey with three bedrooms and two-and-a-half baths. These laned homes start from $374,000 and 22 are available now as quick possessions. Genesis will have only 30 laned homes available. Frontattached garage homes will be released this fall including several walk-out lots with backyards that face west, directly onto the water. Pier 11 homes are within walking distance to amenities and are a stones throw from Nose Creek Elementary School, which is adjacent to the neighbourhood. Additionally, there are French emersion and Christian schools just a short distance away. 49
An integrated pathway system with stunning arched bridges crossing the canals connects the community, linking it to large greens space, the Nose Creek Elementary School and sports fields. The location is a major draw with a commercial site at the corner of Yankee Valley Boulevard and 8th Street so Pier 11 families are able to walk to local coffee shops, drug stores, the bank and convenience stores. As well, there is easy access to Yankee Valley Boulevard and the QE2 (Highway 2), it’s minutes from CrossIron Mills mall and a short commute to Calgary. Of course, it’s close to all the amenities in Airdrie, including the Genesis Place recreation facility; Nose Creek Park – a 40-acre park, featuring natural trails, trout-stocked pond, amphitheatre and fire pits; Woodside Golf Course; Chinook Winds Regional Park that features a spray park, skateboard ramps and toboggan hill; and Iron Horse Park home to a fully functioning, one-eighth scale version of a diesel locomotive. Pier 11 offers a winning combination of quality design, an array of amenities, a great location and relaxed lifestyle all within a 25-minute drive to downtown Calgary. For more information on Bayside Pier 11, visit pier11airdrie.com or call 403-465-2709. A showhome for the laned home model is expected to open in the fall with front-attached garage showhomes opening in spring 2015. 50 CALGARY COMMUNITIES FALL 2014

The Canadian Home Builders’ Association shares tips from homeowners who are renoveterans. 1
Find a renovator you can trust and are comfortable with. This is crucial to a good renovation experience. You need to check out the renovator thoroughly. Ask lots of questions when you meet. Talk with previous customers. Visit past or current projects – you want to feel that “if the renovator did something like that in my home, I’d be very happy.” You also need to be confident that the company is financially stable and will be around in the future. And while it may be hard to define a comfortable personal fit, you need to feel “in your gut” that you can trust and work well with this person.
2 After six years of intensive research by a team of 29 Dyson engineers, the new Dyson Cinetic is born. This machine boasts unparalleled suction capabilities, no bags or filters and a triggerbin emptying system. We think it’s pure genius! Dyson Cinetic DC78 Turbinehead. $700.
Make sure you have a detailed written contract. “We chose the renovator who had it all written out. We knew what we were in for and didn’t have to lie awake at night worrying what the final costs would be.”
HOUSEHOLD
must-
have!
3
Take an active role throughout the project. “It’s your investment and your home, so you want to follow things closely and know what’s going on at all times.” The best results come from good communication and a good working relationship between you and your renovator. A good renovator provides regular, if not daily, updates and is easy to get hold of if you have questions or concerns. You should be prepared to spend time going over drawings, monitoring the progress of your project, and discussing decisions with your renovator.
4
VISIT DYSONCANADA.CA
Don’t expect a problem-free renovation. The bigger the project, the more likely you will run into the unexpected, such as existing deficiencies hidden in the walls, delays in special orders or bad weather. Be flexible and understand that some things are beyond the renovator’s or your control. “If there is good rapport and trust between you and your renovator, it is usually easy to find a solution and move beyond the problem.”

United’s Nolan Hill offers wide range of housing choices by HEATHER RYAN
W
ith the release of new lots and the launch of new projects and showhomes, homebuyers will be thrilled to discover they have full range of housing styles to choose from in Nolan Hill this fall. Situated in northwest Calgary on more than 500 acres, United Communities is crafting the master-planned community of Nolan Hill, which is one of the fastest growing communities in the city, and celebrated the grand opening of two new showhomes in August along with the release of new lots in several phases. “Nolan Hill has so much to offer with a wide range of multi- and single-family options,” says Steve LePan, marketing director with United Communities. “We really have a product line for almost everyone with townhomes, street towns, lane homes, zero lot lines, move-up and estates”
61
Homes by Avi and Trico Homes opened two new two-storey showhomes in Phase 4 in August offering a front attached garage product on zero lot lines. “These homes offer a lower price point and aim at affordability for young families,” LePan says. Trico and Avi have a combined 33 zero lot line lots in Phase 4 and 50 lots that were just released in Phase 7. “They also have 22 laned lots that are now available in Phase 8 and selling fast.” The newly released lots in Phases 7 and 8 range from zero lot line to larger walkouts lots backing onto green space for move-up to estatestyle homebuyers. Avi and Trico are also building the larger front-attached garage homes along with Morrison Homes, Shane Homes, Sterling Homes, and there are several move-up showhomes open in the community. United has also released Phase 12, which offers larger 36- and 38-ft. lots backing onto green space with some walkout ravine lots and features moveup and estate homes by Morrison, Shane and Sterling. “We also have a new multi-family project, Sonoma at Nolan Hill by Vertical Properties, which created Sonoma in Sage Hill,” LePan says. “They’re pre-selling these townhomes out of their Sage Hill sales centre.” As well, Cardel Lifestyles will launch a new townhome project, Nolan Park, in the fall. These new projects join two other townhome offerings – Trinity by Jayman Modus and The Post by Avi Urban. “And we’re really excited that Shane Homes will be crafting new street towns in Phase 8 coming next year, so that will add another multifamily component for buyers,” LePan says. Along with a great selection of housing styles, buyers are attracted to Nolan Hill’s old-world Irish charm and its tranquil natural setting of rolling hills and ravines. Nolan Hill offers acres of green space, three beautifully designed wet ponds, a linear pathway system and parks – including Memorial 62 CALGARY COMMUNITIES FALL 2014
Park, “which is dedicated in memory to Ron Nolan, a community stalwart and a pillar of the development industry for over 20 years,” LePan says. “And we’re developing two new playgrounds in Phases 7 and 8, which we hope to have completed later this year,” he says. Nolan Hill’s most inviting feature is the castle-ruin structures at the main traffic circle entry that set the oldworld tone for the community. “The Irish theme, signage and identity of Nolan Hill really create a warm welcome to the community and the Irish castle ruins represent old-world values of character and integrity,” he says. Architectural styles also reflect the community’s Celtic theme emphasizing the natural features and unique setting. Home designs complement the beauty of the surrounding landscape, while architectural details, stone and a palette of deep, rich colours create an interesting streetscape that has broad appeal and ensures lasting value. An added bonus for Nolan Hill residents is the Symons Valley Ranch Farmers’ Market, which is within walking distance and open year-round. Residents also have easy access to great shops, services, groceries and more at nearby Beacon Hill and Creekside centres with CrossIron Mills mall a short drive away. Residents also appreciate that Nolan Hill is conveniently located by several major routes including Stoney Trail, Sarcee Trail and Shaganappi Trail. For more information about Nolan Hill, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon to 5 p.m., or visit nolanhillunited.com. New home landscaping by BRAD JACKMAN
IT IS IMPORTANT TO UNDERSTAND that quality landscaping
requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. Landscaping your new home will require breaking your project into categories and allocating your budget accordingly. The first category should be your home’s hardscape. Your hardscape will include major focal points of your yard, such as decks, retaining walls, patios, walkways and task specific areas such as fire pits and BBQ stations. Your hardscape will determine your yards function, boundaries and overall flow. This is done first in the project and will have a large influence on what is left in your budget to finish the yard. This is by far the most expensive part of your project, but it is what defines your home’s exterior. Your next category to consider is your landscape amenities. This will include irrigation, lighting and other nonessential options that make living in your home more comfortable and luxurious. Landscape amenities are typically installed mid-project and can add great value and function. This category can get costly, and because it is somewhat nonessential, many people pass on investing into these options. Many homeowners describe these aspects of their yard as some of the most important additions they made. Landscape 360 has had good feedback from lighting and irrigation, and we feel it is important to consider if this fits into your new home landscaping budget. Your last category to consider is your softscape. Your softscape will include trees, shrubs, perennials, garden beds and turf. These horticultural elements bring everything together, create life, colour and

personality and create the overall vibe of your home. These options are essential and are done in the final stages of your project. There is a lot of variance in cost amongst your softscaping options. The cost of trees and shrubs varies depending on size and number. Garden beds can include decorative rock, and mulch or be finished with fresh garden mix or loam. Therefore, the budget can usually be accommodated. Turf is typically the most budget friendly part of your project and is usually a basic need for every new home. Addressing these categories separately will help you and your landscaper to work within the budget. A strong plan and open communication will provide the foundation for a successful landscape project. A consultation with a reputable landscaper is the best place to start when planning your outdoor project.
66 CALGARY COMMUNITIES FALL 2014
Here, you can essentially interview your landscape contractor and become familiar with their ideas, company procedures and overall vibe. Hiring the right professional landscaper is the most important step of your project. Do your research. Ask to see their portfolio, view their website, talk with previous clients and look into some of the products yourself. Most importantly ask lots of questions. Landscape construction can be done very differently. Hire a company which uses quality equipment, utilizes the best products available and installs everything professionally. It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Once a professional is selected, a conceptual landscape design can be established. This will allow the homeowner to help visualize their yard before construction begins. Professionally landscaping your property provides a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal flare to your home’s exterior. The key to enjoyment and the longevity of your yard is quality craftsmanship. A locally owned and operated Calgary based company, Landscape 360 specializes in residential, estate and acreage landscape construction. Our philosophy is based on professionalism, quality, trust and respect. Brad Jackman and Brian Smith lead a team of friendly, knowledgeable and hardworking staff. Landscape 360. Create your
dream closet by JO ALCORN photography by JASON HARTOG DO YOU DREAM of having a closet from the magazines, but confused how to balance style and organization? My latest makeover project was to create the perfect walk-in closet. I brought in organizing guru Clare Kumar (clarekumar.com) to help with this makeover. Together we created a space that was both stylish and functional. For a bold statement when you first walk in the closet, I chose bright, fun wallpaper from HomeSense (homesense.ca). The pink pattern adds drama to the room and gives the walk-in closet a boutique-look. To maximize the space, I decided a galley style closet would be most functional. For closet hanging and storage, I found units from the Cutler Modern Living line. They offer sleek, open, and fully customizable designs 68 CALGARY COMMUNITIES FALL 2014

to fit any space. As an added bonus, it’s a Canadian company (cutlermodernliving.com). Clare had some great tips to share on how to maximize space and keep the closet looking clean and organized. First, we separated the clothing. We used hanging space for all work and evening clothes. We unified hangers by using only two types in a single colour palette to make clothing easy to view. We chose Neatfreak’s black and silver flocked hangers, ideal for tops, pants and dresses (neatfreak.com). Hangers with easy-to-open clips were perfect for hanging skirts and dress shorts. Another simple (and stylish) tip Clare passed along is to colour block your clothes. This trick streamlines your closet and makes it easy to reach for clothes in the morning. To complete the look, we created an accessory wall to display all the gorgeous shoes, bags, jewellery and sunglasses. Don’t keep all those gorgeous accessories hidden away. The accessory wall adds visual interest and doubles as easy access storage. Space Solutions installed the system in
under a day (spacesolutions.ca). Cubbies were also added to house clutches, scarves and hats. To display jewellery, purses and other hanging accessories, I added hooks to the wall at eye-level. The accessory collection is now easy to access and won’t get lost or tangled in your drawers. Regular hooks were purchased at Canadian Tire and a simple chair was added next to it (canadiantire.ca). After all, every girl needs somewhere to take off her shoes after a night out on the town. Mirrors are essential to any closet. We added two in the space. One in the middle of the closet, which makes modeling outfits easy. A second was added right by the jewellery display, which makes choosing the right accessory a breeze. Mirrors also help make your room look larger. Lighting is often overlooked, but a crucial element of any walk-in closet. It can add drama and make all your clothes visible. I added track lighting and a funky, affordable, floor lamp from Canadian Tire to add brightness to the space.
A creative rug can take your walk-in closet from blah to brilliant. The closet was an odd shape, so I worked on a little DIY project. I bought a shag rug and cut it to the size I wanted. Voila! The shaggy edge disguises the cut edges. Follow these simple and stylish tips to create your dream closet. You too can have a functional closet without sacrificing fashion.

Follow these steps to see if you’ll qualify for a mortgage on your dream home
01 02 03
Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)
05
06 07
Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
