Why a new home in Calgary represents opportunity for today’s consumers

f you already live in Calgary and are looking to buy a new home here, quite likely you already know all about everything the city has going for it: strong economy, employment and income growth, healthy housing market, nature as nextdoor neighbour, improving transportation infrastructure... Indeed, the progress and developments here are the envy of many other Canadian cities. Add to this scenario the prospect of continuing historically low mortgage interest rates – despite gradual increases forecast for late this year – and you’ve got characteristics that conspire to make buying a new home an unbeatable opportunity. What you may not be too familiar with, and what we’re hoping you learn more about as you enjoy this issue of Calgary Communities, is the quality of the new homes on offer from Calgary and area builders. Homebuyers’ needs and demands are changing at an increasing pace, from Green components, to location, to transportation, to neighbourhood amenities, to housing type and size, and of course, to pricing. All things considered, Calgary and area builders, you should know, offer among the best new home options anywhere in the country. They are keenly aware of today’s consumer needs, and are impressively adept at delivering on all counts. Take a read through this issue, get out there to tour the communities and drop us a line to let us know your thoughts. Once you see for yourself the selection and quality available in Calgary today, we’re confident you’ll agree that a buying a new home here represents an opportunity you can’t pass up.

CHAPARRAL VALLEY

Genstar’s fabulous

Chaparral Valley in final phase of development by HEATHER RYAN

A

community that places golf, the Bow River and trails to Fish Creek Park just steps from your front door has moved into the final phase of development giving buyers one last opportunity to buy in picturesque Chaparral Valley. Crafted by Genstar Development Company, buyers have fallen in love with Chaparral Valley that puts these incredible amenities and more within walking distance and its location in the beautiful Bow River Valley presents an idyllic setting for families. “Chaparral Valley’s unique location and the fact that it’s a small enclave of just 500 homes makes it feel like you’re living in a small village,” says development manager Patrick Briscoe. “The feedback we get from buyers is that it has a strong sense of community where everyone know their neighbours.” 10

Its peaceful, natural setting and stunning location has been such a success that the community is moving into the final phase of development. “We have 145 lots available in Phase 5 in three market segments from entry level to move-up so there is quite a bit of opportunity in terms of lot selection and home styles in this final phase,” says Briscoe. “We’ve released about half of those lots to our builders and we’ll probably release the last half in early spring.” In Phase 5, Innovations by Jayman is offering single-family homes with single- and double-attached garages on narrower lots for the entry level market and the builder opened two new showhomes in the fall. “We also have larger lots in the starter, first- and second-time moveup market available in this final phase,” he says. Cardel Homes is crafting starter front-attached garage homes on lots that are averaging 32-ft. wide with some backing onto the storm water feature and municipal reserve with

pathways to Fish Creek Park in Phase 5 and the builder opened two new showhomes in February for this market. “It’s great to be able to offer starter homes in this final phase because it provides buyers with an opportunity to get into this terrific community at an affordable price point,” Briscoe says, noting that homes in Chaparral Valley start in the $300,000s. Also available in Phase 5, builders Cardel, Homes by Avi and Jayman MasterBUILT are crafting move-up homes with front-attached garages and estate-sized single-family homes. Many of the lots back onto the environmental reserve and natural parks featuring pathways that connect to the river and Fish Creek Park. Both Homes by Avi and Jayman have showhomes open in this market segment bringing the total number of showhomes open in the community up to eight. Homes throughout Chaparral Valley emphasize traditional architectural styling, such as Arts and Crafts, and attention to details ensuring an esthetically-pleasing streetscape.

It also offers an amazing location by the river and close to Fish Creek Park, and it’s home to the 18-hole Blue Devil Golf Course and the Lil Devil 9-hole course. There is also a club house at Blue Devil with a restaurant that is open to the public. Adding to the community’s appeal is a Central Park, which features a distinctive rock wall, playground equipment and a toboggan hill and there are two sports fields. Residents in Chaparral Valley appreciate the feeling of small town living, yet they’re so close to everything being minutes away from shops and services in neighbouring Lake Chaparral and in Walden at the Gates of Walden. As well, they have easy access to Macleod Trail, Stony Tail and Deerfoot Trail for getting downtown and around the city. You can learn more about Chaparral Valley by visiting the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit welcometothevalley.ca.

Community Profile

WALDEN

Genstar’s Walden offers exclusive choices for homebuyers by HEATHER RYAN

W

ith established parks and pathways, great neighbourhood conveniences and a variety of housing styles being offer in the heart of the community, Walden has plenty to offer new home buyers in southeast Calgary. Located off Macleod Trail and 194 Avenue S.E., Walden was started in 2008 by Genstar Development Company and buyers love the community because it offers a welcoming atmosphere with an abundance of amenities at the doorstep. “Walden is really moving towards being a more established, vibrant community,” says development manager Patrick Briscoe. “Our shift this year is seeing our showhomes moving closer to the heart of the community making it feel like a more mature new community with the development of Phase 12.

12

“We’re also seeing a lot of success and increased in interest with the opening of the Save-On-Foods grocery store; it’s drawing a lot of people to Walden,” Briscoe says. “They did a great job with the supermarket and it completes the commercial site in the community. A lot of people love being able to get their groceries, pick up their prescriptions at Shopper’s Drug Mart, have coffee or do their banking at the Gates of Walden without having to leave their community.” In Phases 12 and 13, buyers can choose from a great selection of move up and estate homes. Cardel Homes opened two new front attached garage showhomes on March 1, while Homes by Avi will open two new front attached garage showhomes in mid-April both in Phase 12. Excel Homes will also be opening new single-family showhomes in the spring. Avi Urban is offering buyers an opportunity to get into Walden at an affordable price point with Edison, which is comprised of 157 three-storey townhomes with two or three bedrooms and double-car attached garages that start in the upper $200,000s. Cardel and California Homes continue to have semiestate homes in Phase 13, called Walden Park, with homes backing on a naturalize park and an existing tree stand that reflects the community’s theme of low environmental impact and sustainability. “We’ll also be moving on to Phases 18 and 19 that we will be servicing this spring and ready for fall,” Briscoe says. “Phase 18 will have duplex and semi-detached homes, while in Phase 19 Rockford Developments has a townhome site.” One reason for Walden’s success is the architecture creating an “Urban Fusion” look that allows builders more freedom to blend different styles, for an esthetically pleasing streetscape. The styles vary significantly, such as Arts and Crafts and Tudor. “It really gives people a lot of choice, but there is also continuity in the community.”

Walden takes its inspiration from nature’s beauty being surrounded by tranquil parks, open spaces and pathways, and presents a community where families can live, work and play. The community was named after Walden Pond, and has been designed to ensure there is low impact on the environment, such as crafting infiltration beds running alongside the streets to capture storm water, preventing water from flowing directly into the Bow River. Genstar also retained native trees and vegetation giving Walden the look of an established neighbourhood with an abundance of green space throughout. Of course, residents also appreciate the established conveniences within walking distance at the Gates of Walden, but they also have easy access to a wide range of shopping opportunities just a short drive away along MacLeod Trail. Walden residents have quick access to Stoney Trail, as well as to Deerfoot Trail; and it’s just five minutes to the Somerset LRT. For more information on Walden, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit waldenliving.ca.

Walden » Located just south of Lake Chaparral and is easily accessible from Macleod Trail and 194 Ave. S.E. » An exciting addition to Walden is the Gates of Walden, which includes Shopper’s Drug Mart, Starbucks, a neighbourhood pub with rooftop patio. » All of the builders in Walden are high caliber, with green practices and offer items such as Energy Star appliances and energy efficient systems. Home Search

How to find your hot spot

?

by KARA KURYLLOWICZ CONSIDER YOUR CURRENT NEEDS and look at least five to 10 years into the future when determining a home location that best suits your family and lifestyle. “Location is about far more than resale value,” says Eleanor Hughes of Canada Mortgage and Housing Corp. (CMHC). “Location is intrinsically linked to everything from the size of the suite and its features, to the local amenities. You must figure out what you need and want [in order] to accurately identify the location that is right for you and your family as you grow and change.” The size of your home, features and amenities affect the price, but location has the most-profound impact, points out BC-based realtor and past president of the Canadian Real Estate Association (CREA), Georges Pahud. “The land is the most significant cost component and the value attached to that piece of land is most affected by its location.” To determine the location that best suits you, take an honest look at your needs, then consider features, amenities and, importantly, lifestyle. siZe The current and expected size of your family will help determine the size and layout of the common spaces and the number of bedrooms required. Do you have

16 calgary communities spring 2014

children, or are you planning to? Do friends and family frequently visit from out of town? Do you need a room dedicated to a home office, gym or home theatre? Most families want at least one full bath plus a powder room to expedite their morning and nighttime routines. In some cases, the toilet/sink and shower/tub areas are partitioned to facilitate simultaneous use by family members.

Your list of wants and needs will determine your location, but your financial situation also plays a role. CMHC suggests that your monthly housing costs (mortgage and interest payments, utilities, property tax, insurance, condo fees) not exceed 32 per cent of your household’s gross income.

Whatever your age and stage in life, the distance you travel to work, shop and socialize is a key consideration. If you have children, the proximity to daycare and schools is vital. Amenities Whatever your age and stage in life, the distance you travel to work, shop and socialize is a key consideration. If you have children, the proximity to daycare and schools is vital. Do you want to walk, take public transit or drive? What is your maximum round-trip commute? Living outside of the city may yield more space, but is the longer transit time worth it? Added costs to consider include public transit fares and, if you already own a vehicle, insurance, fuel, maintenance, repair, parking and the additional mileage and wear and tear as a result of the longer commute. Will a significant change in location mean that you and your family will need to make new friends? What about shopping and socializing at the mall, playing soccer, hearing great music or going to the park? Features Is a gourmet kitchen with high-end appliances important to you? Do you want a fireplace? Floor-to-ceiling windows? Hardwood floors? A workshop, hobby room, herb garden? Peace of mind If it’s a condo, does it offer security features? Will you be comfortable walking to the bus stop, or going for a run before dawn breaks or after the sun sets? Your list of wants and needs will determine your location, but your financial situation also plays a role. CMHC suggests that your monthly housing costs (mortgage and interest payments, utilities, property tax, insurance, condo fees) not exceed 32 per cent of your household’s gross income. Your entire monthly debt load (car loans, lines of credit) shouldn’t exceed 40 per cent of the family’s gross monthly income. “Pre-qualify for a mortgage to precisely determine your housing budget,” Pahud says. “There are infinite options and trade-offs. Sacrificing the high-end finishes may get you the extra square footage. Give up a little square footage and you may get closer to the nearest transit stop.” Once you have a budget, you’ll know whether you can comfortably afford to fulfill your wish list. In real estate, as in life, you don’t always get what you want and chances are, many (if

not most) homebuyers will have to compromise around features, amenities and locations. Central locations typically offer less space but proximity to amenities, while suburban areas may present similar amenities although at some distance. “A select few can afford a small downtown loft or condo as well as the suburban or rural home, but most of us have to set priorities and make choices,” says Pahud. “If the amenities and lifestyle offered by a certain location are critical, compromise on size and aesthetics.” spring 2014 calgary communities 17

Industry Updates – chba - Alberta

10 reasons to love your new home by jim rivait

Jim Rivait is Chief Executive Officer of CHBA – Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

with apologies to Elizabeth Barrett Browning, author of the classic poem How Do I Love Thee?, let me count 10 ways you will love your brand new home. 1 | Get what you want. Calgary area builders offer a stunning range of new homes, from efficient and economical starter homes to jaw-dropping estate homes featuring with every bell and whistle. They offer homes in many different communities that will suit your needs and budget. 2 | Choose your builder. CHBA builders bring pride, skill, experience and integrity to their projects. They know that satisfied customers are the foundation of their reputation. 3 | Know what you own. Unlike a resale home, a new property has no hidden past. With a new home, you know how the house was built and what went into it – both what you can see and what is behind the walls.

18 calgary communities spring 2014

4 | Benefit from quality construction. Professional new home builders combine the latest construction techniques with timeless craftsmanship to create homes that are comfortable, attractive and great to live in. New homes use the most advanced building components. From construction materials to heating systems, the technology built into every new home ensures high performance, durability and long-term satisfaction. 5 | Enjoy a well-designed community. New developments carefully balance private and public areas with welcoming home designs, green recreational areas, playgrounds for children, safe and attractive roads and pathways. 6 | Make maintenance a breeze. With modern construction, intelligent design and better building products, it is easier than ever to keep your home in great shape inside and out. 7 | Reduce utility bills. Energy efficiency is an increasingly important consideration for home buyers. Improvements in insulation and more energy-efficient heating and cooling systems will save you money every month on utility costs and your family will enjoy a far more comfortable home. 8 | Take comfort from safety improvements. Your new home will be built according to the latest building codes and include a wide range of safety measures to protect your family – everything from electrical circuit protectors and safety glass to hard-wired smoke detectors. Indoor air quality is better thanks to improved moisture control. 9 | Stabilize financial planning. With a new home you can plan for the future with confidence. Everything is brand new and covered by warranty so there will be no major repair bills and no replacement costs for years to come. 10 | Build your own financial nest egg. Edmonton’s strong economy is driving home rental costs up and vacancy rates down. The most recent report from the Canada Mortgage and Housing Corp. shows the rent for a two-bedroom apartment had climbed by more than five per cent to almost $1,150 per month and the vacancy rate has fallen to 1.4 per cent. Availability of family-friendly townhomes was even lower. At these rates, renters can expect to put almost $14,000 a year into their landlord’s pocket with nothing to show for it. With today’s low interest rates, it makes sense to build personal equity through investing in homeownership. There really is a lot to love about owning a new home. Talk to a CHBA member about what you’re looking for and they can match your needs to the right property at the right price – just as they did for the purchasers of almost 15,000 new homes in the Edmonton region last year. The Canadian Home Builders’ Association – Alberta represents more than 1,500 business members including new home builders, renovators, developers, trade and supply companies and professional services.

COOPER’S CROSSING

Westmark’s

Cooper’s Crossing a hit with buyers in Airdrie by HEATHER RYAN

N

estled among rolling hills and offering 40 acres of parks, ponds, pathways, green space and a wide range of housing styles it is not surprising that Cooper’s Crossing was voted as the “Best Community” by readers of Airdrie City View. Crafted by WestMark Holdings Ltd., Cooper’s Crossing is ideally located on 320 acres in southwest Airdrie offering a family-friendly atmosphere, an extensive park and trail system that connects every corner of the community, a central pond and wetlands and an eight-acre school site with a soccer field and lushly planted naturalized area. Residents love that they can walk to a grocery store, shops, restaurants and more at Sierra Springs Shopping Centre and the nearby Chinook Winds recreation area. Along with existing schools in the area a high school adjacent to Cooper’s Crossing will open in September 2014 and a new K-4

20 CALGARY COMMUNITIES SPRING 2014

school located in the heart of Cooper’s Crossing is tentatively scheduled to open in September 2017. It’s premier location provides easy access to Highway 2 for a quick commute to Calgary, the airport and CrossIron Mills mall. Cooper’s Crossing offers a wide variety of homes emphasizing high architectural standards to create interesting streetscapes with timeless designs. For buyers seeking luxury Cooper’s Crossing offers front garage estate homes on lots up to 62-ft. wide from the $800,000s. Builders for this prestigious area include Crystal Creek Homes, Harder Homes and Canterra Custom Homes and all lots back onto park or water and most are walk-outs. Estate rear lane is an exclusive street of grand homes with traditional appeal being built by Vesta Properties and all face a large central park. This product was inspired by sought-after inner city communities such as Elbow Park or Scarboro in

Calgary, and like these communities, the garages are located in the back and allowing the front of the home to feature more windows and large front porches. The large lots provide room for triple car garages and a big yard. Trico Homes and McKee Homes are crafting outstanding single-family front drive homes on lots up to 44-ft. wide; while Vesta Properties is building single-family rear lane homes and opened a new showhome parade in February. Single-family homes start in the $460,000s. Attached homes are starting from the $360,000s and include Waterscape by Vesta – an executive townhome project featuring double front garages backing onto picturesque Willow Pond. Vesta is also currently building some of the most architecturally appealing duplexes. These homes will provide an opportunity for people to call Cooper’s Crossing home at an attractive price point, without giving up any of the amazing curb appeal the community is known for.

Home buyers frustrated with some of the high land costs in Calgary should consider Cooper’s Crossing, where they can get more for their money and enjoy a truly outstanding community. For more information about Cooper’s Crossing, visit cooperscrossing.ca, or check out the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon to 5 p.m.

Homebuyers’ Help

Shopping for your new-home builder Choosing the development and design is important, but don’t forget about the team who will build it by lydia mcnutt You might ask, how different can one builder be from the next? Think about all the different types of homes and condos out there, and therein lies your answer. Some companies focus on soaring skyscrapers, while others develop close-knit urban townhome communities, or detached lowrise homes that offer the ultimate in privacy. Some builders have an eco-friendly agenda, while others are all about the ultra-luxury features. Take note of what you want, and then do your research to determine what home builders can deliver your wish-list.

there are many advantages to buying a new home. Starting with the obvious, everything is new! There are no scratches on the floors, no dings in the walls, no wear and tear, no signs of life before you. Buying new means you get your home, your way – you choose the floorplan, the finishes and features. And possibly most importantly, buying a brand new home offers yet another distinct advantage over resale – you choose the home builder. Before you dive head-first into your new home or condo purchase, remember that a little research goes a long way. Selecting a location, development and design is important to your lifestyle and the value of your investment, but selecting the builder who will make it all happen is an equally important consideration. 22 calgary communities spring 2014

Canada Mortgage and Housing Corp. offers these helpful tips to guide you in your search: ›› Do your research. Check advertisements to find out which companies are building in the areas you’re interested in, the types of homes offered, and the prices you can expect to pay. It’s also a good idea to ask around for names of reputable builders, or better yet, visit a completed community and speak with a resident who’s already been through the purchasing process. Nothing beats hearing about first-hand experience. ›› Ask questions. How long has the builder been in business? What kind of experience do they have? How many communities do they build each year? ›› Make sure the builder belongs to an industry organization and has the licences and registrations required to operate in Alberta. Ask for references, and contact them to find out if past purchasers are satisfied with the homes and the service they received. ›› Once you have narrowed down your list, visit some presentation centres and show homes. Tour each one in detail, comparing what you liked and what you didn’t. Take your time, and if you feel you don’t know enough about construction to make an informed decision, bring someone with you who does. ›› Read through each builder’s website and their marketing materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a building site to see the team in action. ›› If you’re considering buying in a brand new development, take a tour of the community, or if it hasn’t yet stated to take shape, visit the municipal office and review the master plans. Is this is the type of community you can see yourself living in for years to come? ›› Bring a camera and take notes for future reference. A home is the biggest purchase you’ll make in your lifetime. While it can be easy to fall in love – and so tempting to buy on a whim – look before you leap. After all, you’re choosing the place you and your family will call “home” for the next five, 10, or perhaps many more years. It pays to do a little homework to ensure you’re buying the right home from the right builder.

BAYSIDE & THE CANALS

Buyers embrace waterfront at

Bayside and Canals Landing by HEATHER RYAN

25

BAYSIDE & THE CANALS

N

ew home buyers seeking tranquil living by the water and enjoy a laidback lifestyle are eager to make a home in Bayside and Canals Landing in Airdrie. Masterfully crafted by Genesis Land Development, Bayside and Canals Landing flow alongside six kilometres of canals, with numerous parks, walking and bike paths and a five-acre pond, creating a peaceful cottage-like atmosphere where residents can unwind after a hectic day. This idyllic waterside setting coupled with a fabulous array of homes is attracting a wide range of buyers from young families to retirees. This community offers a winning combination of quality design, construction and relaxed lifestyle all within a 15-minute drive from Calgary. Genesis started development on The Canals in 2009 and sales are going strong in Canals Landing, which provides a wide range of housing styles. “Canals Landing is situated in the centre of the community and right along the canals system, “so there are many waterfront walkout lots and a great mix of homes,” says corporate marketing manager Jesse Coderre. Genesis Builder Group is crafting semi-detached homes providing an affordable price point in Canals Landing. “We just opened our showhome on Feb. 15, but there has been so much interest in this product we were 75 per cent sold before we even opened the doors,” Coderre says. “Our semi-detached models, the Arden and Brandt have been very well received by people because there are no shared walls – the homes are attached just at the garage – and the price point starts in the low to mid $300,000s. “Sharing a common wall is the biggest concern of potential buyers of semidetached homes, so we came up with a design where they’re just joined at the hip – the garage – and this is proving very popular,” he says.

26 CALGARY COMMUNITIES SPRING 2014

Canals Landing also features single-family homes with front garages starting in the low $400,000s, from Genesis Builder Group, McKee Homes and ReidBuilt Homes. “All three builders have showhomes open, which are getting a great response, and this whole community is selling fast,” Coderre says. Crystal Creek Homes is also crafting exceptional estate homes in Canals Landing. “These are larger homes on lots big enough to accommodate three-car garages and we’re thrilled to have them a part of Canals Landing,” he says. Meanwhile in Bayside, buyers will be please to discover that “there will be three or four spec homes coming on in the spring in Bayside 9,” Coderre says. “These are single-family front garage homes for the move-up buyer,” ranging from 1,900 to 2,022 sq. ft. and start in the mid to low $400,000s. Genesis is also in the new phase, Bayside Pier 11, offering single-

family front garage homes, including two-storeys and bungalows with some walkout lots backing onto the canals. Bayside Pier 11 lots are also within walking distance to amenities and Nose Creek Elementary School. “We’re refining our models for Bayside Pier 11 – basically we’re taking the best of the best from other communities and creating a best in class product line,” Coderre says. Another new phase is Bayside Estates with McKee and ReidBuilt crafting larger homes for the move-up buyer looking for luxury and new showhomes are expected to open in the fall. Along with the diverse housing product, water features and green space, Bayside and Canals Landing has sites established for two schools, including the K-4 Nose Creek Elementary School, and two commercial sites. The commercial site at the corner of Yankee Valley Boulevard and 8th Street will offer residents local conveniences. As well, the integrated pathway system with stunning arched bridges crossing the canals connects the community, linking it to large greens space, Nose Creek Elementary School and sports fields. Location is a major draw for Bayside and The Canals. Residents have easy access to Yankee Valley Boulevard and the QE2 (Highway 2), and they are minutes from CrossIron Mills mall and a short commute to Calgary. Of course, it’s close to all the amenities in Airdrie, including the Genesis Place recreation facility. For more information on Canals Landing and Bayside’s latest phases, visit the showhomes, open Monday to Thursday from 2 p.m. to 8 p.m., and noon to 5 p.m. on weekends and holidays. New Home Warranty

Alberta government introduces mandatory home warranty protection Effective Feb. 1, 2014, all builders are required to provide new home warranty coverage for all new homes built in Alberta. Alberta now has one of the strongest coverages in Canada. Under the Alberta government legislation, the New Home Buyer Protection Act, all new detached homes and condominiums would, at minimum, include a warranty for: • One year, labour and materials; • Two years for defects in labour and materials related to delivery and distribution systems; • Five years, building envelope protection, with a requirement for the warranty provider to offer the consumer the option to purchase additional years of coverage; and • 10 years coverage for major structural components. “With this new program, Albertans buying new homes will have some of the strongest warranty coverage in the country. This is important, given that a home is the largest purchase most people will ever make,” says Heather Kaszuba, spokesperson for Alberta Municipal Affairs. Owner-builders who meet certain criteria, are eligible for an exemption from the mandatory coverage and can apply for an owner builder authorization. If it is sold within the warranty period time

28 calgary communities spring 2014

frame, the owner-builder will be required to provide the remaining warranty to the new home buyer. “It is expected that the new home warranty would cost about $1,700 to $2,000 for an average home, or less than one per cent of the cost of the average house.” The new legislation will expand the current coverage to two years on the various systems, such as electrical and plumbing, ten years on major structural and five years on the building envelope. Building envelope refers to the exterior shell of the home, including the roof and walls. The mandatory warranty will offer a greater protection and comprehensive coverage for home buyers. This extension of time is important as many defects, such as improperly installed windows, vapour barrier, or insulation to name a few, can take some time to appear. Currently about 80 per cent of all new homes only have a one-year warranty covering the building envelope, fit and finish, delivery and distribution system and major structural covered for five years. Potential buyers will be able to go onto the registry and see how much warranty is available on the home of their interest. The registry will not cover homes that predate the new mandated warranty legislation. Anyone can go online, type in the address, find out if the home has coverage and what remains. Even if the home has had previous owners the coverage transfers to the new buyer as the warranty resides with the home. The public registry will also show current status and who the warranty provider is so you can find out who to contact to make a claim. The Act’s additional warranty coverage for new homes will ease homeowner’s minds and make their homeowning experience one of enjoyment, not of worry. ith so many home styles to choose from and an array of amenities nearby new home buyers are embracing the opportunity to live on the ridge in EvansRidge in northwest Calgary. “We’re very proud of the community and the response buyers have had when they come to see the homes in EvansRidge,” says Cheryl Heilman, marketing coordinator for Dundee Developments. “We’re getting steady traffic through our showhomes, but more importantly the people coming here are coming to buy. “They love that it’s a quiet, interesting community that presents 30 CALGARY COMMUNITIES SPRING 2014

very nice streetscape and that they can walk along the ridge and enjoy the great views of the Symons Valley corridor, or they can walk to the school site or shopping,” Heilman says. The fact that there are two new elementary schools – a Catholic K-9 in EvansRidge and a public K-4 in Evanston – approved for the area and tentatively to open in 2016, as well as a wide variety of home styles and price points to choose from add to the community’s appeal. EvansRidge offers choices for everyone from first-time to estate buyers with townhomes starting in at $320,000, laned homes starting at $380,000, frontattached garage homes starting at $480,000 and estate homes starting at the $750,000’s. Dundee recently launched Phase 9, with Jayman Modus offering Avira townhomes and is opening a sales centre, and Stepper Custom Homes offering front attached garage homes. “Stepper has a new showhome that opened March 8, and we’re excited because they’re bringing in the best of their best designs to Phase 9,” Heilman says. EvansRidge presents an outstanding builder’s group that is crafting singleand multi-family homes in almost every phase of the community.

Vantage by Calbridge and Avira by Jayman Modus are the two townhome options in the community. Singledetached narrow lot homes are being built by Excel Homes, while laned homes by Excel and Genesis Builders Group are available. Homes with front attached garages are being built by Genesis, Homes by Avi, Innovations by Jayman, Morrison Homes, Red Door Homes and Stepper. Walkouts are available by DS Homes and Red Door, while Calbridge is building estate homes on the ridge. “People love the diversity of the homes styles that allow for multi-generational homes, or options within the community to have family live close by,” Heilman says. “And our builders have a number of exciting models and exterior and interior options available, giving buyers variety and providing an incredible mix for an eye-catching streetscape; we’re definitely not a cookie cutter community. “We also have an assortment of lots available giving

buyers a terrific selection from the 25-foot lots up to larger 42-foot lots on the ridge.” New showhomes by Calbridge, DS Homes and Red Door for the semi-estate and estate markets are expected to open in the summer. In total, the builders have 15 showhomes open in EvansRidge, most currently located on Evanston Drive with others on different blocks throughout EvansRidge. “So rather than just visiting one showhome parade location buyers get an opportunity to really see what the community looks like when they travel between the showhomes and what type of styles and elevations are available,” Heilman says. Buyers will also appreciate the location as the area features environmental reserves, green space and pathways. “It’s truly a stunning area; the best of prairie life overlooking a beautiful valley, and it has great access,” she says. It’s just minutes to Stoney Trail, Deerfoot Trail and Beddington Trail for ease of getting to the airport, downtown and out of town. SPRING 2014 CALGARY COMMUNITIES 31

EvansRidge is also close to amenities such as a recently opened Sobeys grocery store within walking distance and the nearby Symons Valley Ranch Farmers’ Market and Creekside shopping centre that has a variety of shops, eateries and services. There are also more shops, services and restaurants at CrossIron Mills mall and in Country Hills and Beacon Hills centres all just a short drive away. While Sage Meadows is designed with all the modern conveniences residents could want, they also enjoy living on an actual heritage site – Christy Farmstead. The original farmstead, still standing, was used by drovers in the early 1900s as the last stop on their cattle drive to Calgary. Architecture styles in the community are designed to complement the community’s history and include English Country, French Country and North American Country. Highlights include heritage-style garage doors, river rock gables and high-peak roof lines. Countless earth-tone stucco colours and stone options create an interesting streetscape and allow for a buyer’s personal tastes and style to come through. Focusing on low-impact development, the community dedicates an impressive 60 per cent – 140 acres – for green space and a wildlife reserve ensuring a beautiful natural setting for homeowners to enjoy. Sage Meadows is home to eight ponds and a wetland area, wildlife reserve, cottonwood groves, grasslands and a future school site. An extensive pathway system is a major attraction for residents eager to get out for a stroll or bike ride to explore all this amazing area has to offer. “The topography, with the rolling hills and West Nose Creek, is really striking,” Coderre says. “It’s a neat enclave of homes with no through roads, so you have a quiet, idyllic neighbourhood, perfect for families looking for a serene lifestyle yet they have easy access to all the benefits of urban living.” Another key attraction for buyers is its proximity to the adjacent retailers and service providers at Creekside shopping centre, which includes a Co-op grocery store, shops, services and restaurants, and at the Symons Valley Ranch Farmers’ Market, which is open year-round. Residents are also a short drive away from CrossIron Mills mall and shopping centres in nearby Country Hills and Beacon Hills. Who wouldn’t love what

Auburn Bay and Mahogany have to offer? by Cody Battershill Lakeside living is a luxury that many desire in this day and age. There’s just something about living on or near a lake that draws the masses. Maybe it’s the easy access to water recreation, the serene ambiance, or that it is in our nature to seek out the most precious resource that sustains our lives – makes sense, doesn’t it? Or maybe it is the debut of Auburn Bay and Mahogany, two award-winning lake communities in southeast Calgary by developers who have carefully examined every last detail of the master plan to create an allure that almost compels you to sell your home and buy within their boundaries. Lakes and More You see, it is more than just the lakes that are driving many towards new home purchases in Auburn Bay and Mahogany. It is the quality 36 calgary communities spring 2014

homes by quality builders, the wide range of property types and prices, and extensive list of in-community amenities. It is the orientation towards families that includes ample green spaces, parks, and interconnecting pathways that are the perfect place for children and parents to converse with one another and build relationships. It is the convenience of having three main shopping plazas only a few minute drive away that allows easy access to those must have amenities. It is the perfect place for families to grow and create lasting memories with one another that will most definitely include having exclusive access to a lake and it’s beachfront in the heart of the neighbourhood. Benefits of Lake Side Living The central lake found in both of these neighbourhoods is a key aspect of their desirability in today’s market. Without it, there would be no exclusive lakefront properties, no views of the water, and no water recreation for residents and their friends. There would be no water recreation such as swimming and boating in the summer and other fun activities like ice skating in the winter. But thankfully, the benefits of living in these new southeast Calgary lake communities are here to stay and as they continue to develop, as does the surrounding amenity

PANORAMA HILLS

he time is now if want to make a home in one of Calgary’s most popular communities that offers a superb location and a variety of established amenities. Crafted on 900-acre in the city’s northwest by Genstar Development Company, Panorama Hills is now moving into the final phase, so buyers are down to their last opportunity to get into this incredible community. “We started Panorama Hills in 1999 so it’s been 15 years from start to finish,” says development manager Patrick Briscoe. “We’ll be

38 CALGARY COMMUNITIES FALL 2013

sad to see the last homes built there, but we’re incredibly proud of the community we created. “Panorama Hills is the largest community in Calgary population-wise and it has been one of the best selling communities, so it’s been a tremendous success and it’s a community that has a lasting legacy,” he says. There are only 40 lots remaining in this last stage, Phase 60, where builders Cardel Homes and Excel Homes are crafting single-family homes with double front-attached garages and some of the lots back onto amenity space. Both builders

have two showhomes open in the community. “We have also sold 10 lots to Arcuri Homes, which is building the last offering of semi-estate homes in Panorama Hills,” he says. “These lots are backing onto a naturalized park and all the lots in Phase 60 are within walking distance to the neighbourhood commercial site – the Gates of Panorama Hills.” In the multi-family market, Cardel Lifestyles’ apartment-style condominiums at Panorama West has been overwhelming successful and has just a couple of suites remaining. “So there are different opportunities to buy, but the product will go quickly; we’re truly down to the last opportunity to buy in Panorama Hills,” Briscoe says. One of the key attractions to buying in Panorama Hills is it’s an established community with already developed schools, parks, pathways, tot lots and a nearby golf course. And many people love the community’s natural setting that includes Beddington Creek, which meanders through the area, neighbourhood ponds, rolling valleys, plentiful green space and picturesque views of Symons Valley and Nose Hill Park. At the Panorama Hills e-Community Centre residents can enjoy leisure and recreational facilities, including a private

residents’ building. The landscaped grounds feature a water spray park, playground and park space, a picnic area, a beach volleyball court, a hard court play area with basketball hoops, a skating area and more. Residents also love having the convenience of local shopping with the Gates of Panorama Hills, which offers a mix of shops, services and restaurants, including a Rexall pharmacy and Tim Hortons, plus a new Save-On-Foods grocery store is now open. “Having the grocery store is a really nice amenity to add to the community and it’s within walking distance to the final phase,” Briscoe says. There is also a wide range amenities just minutes away in Country Hills, including major big box

retailers, grocery stores, coffee shops, restaurants, a multi-screen cinema theatre, recreation centre, library and more, as well CrossIron Mills mall is just a short drive away. Residents also have easy access to major routes such as Stoney Trail, Country Hills Boulevard and Deerfoot Trail making it a snap to get to the airport, downtown and out of town. There is also transit available at the nearby park ’n’ ride lot that offers express buses downtown making it easy for commuters. NOLAN HILL

United’s Nolan Hill

one of the fastest growing communities by HEATHER RYAN

40

O

ffering old-world Irish charm, a diverse choice of housing styles and an abundance of nearby amenities have made Nolan Hill one of Calgary’s fastest growing communities. Situated in northwest Calgary on more than 500 acres, United Communities is crafting the master-planned community of Nolan Hill that offers a tranquil natural setting with rolling hills and ravines, an abundance of green space and three beautifully designed wet ponds. Some of Nolan Hill’s most inviting features are castleruin structures at the main traffic circle entry that set the old-world tone for the community. “Both the Irish theme, signage and identity of Nolan Hill have really come together to create a warm welcome to the community,” says Steve LePan, marketing director with United Communities. “The Irish castle ruins that distinguish Nolan Hill represent old-world values of character and integrity.

“An added attraction to Nolan Hill is the Symons Valley Ranch Farmers’ Market, which is a great benefit to the residents because it’s within walking distance, open yearround and offers family-friendly events,” he says. The market, open Friday to Sunday, currently has 50 vendors and includes many “premium vendors from other farmers’ markets and some new small businesses,” says ranch market manager Darrell Komick. So people can get everything there from fresh produce, cheese and dairy to baked goods, meat and more. It also has a Farm Store open Thursday to Sunday. With the farmers’ market, big box shopping at Beacon Hills and Creekside, both just minutes away, and CrossIron Mills mall a short drive from Nolan Hill, residents have access to it all. Another nice amenity for the community and located west of the castle-ruins traffic circle will be Nolan Hill’s Memorial Park – a gathering place for residents to enjoy. “The park is dedicated in memory to Ron Nolan – a community stalwart and a pillar of the development industry for over 20 years and Ron’s heritage and dedication to community live on in Nolan Hill,” LePan says. Along with the impressive castle ruins, architectural styles also reflect the community’s Celtic theme emphasizing the natural features and unique setting. Home designs complement the beauty of the surrounding landscape, while architectural details, stone and a palette of deep, rich colours create an interesting streetscape that has broad appeal and ensures lasting value. Nolan Hill offers a tremendous mix of housing styles for first-time to move up and estate-style home buyers. and Shane Homes has front attached garage homes also in Phase 3 providing a more affordable move up product – all these builders have showhomes. Meanwhile, Morrison, Shane, Sterling Homes and Trico are selling move-up homes and semi-estate homes in Phase 5 priced from the $500,000s to the $800,000s with some fabulous ridge lots available and all have showhomes open. “We’re also selling in Phases 4, 6 and 11,” LePan says. “Phase 4 has more lane and zero lot line homes and we’re bringing in new showhomes in late spring, as well as more front attached garage homes. Phase 6 has semi-estate homes backing on green space, while Phase 11 has similar product to Phase 5.” Multi-family homes are also available in Nolan Hill with Trinity by Jayman Modus, which offers threestorey, three-bedroom townhomes with double attached heated garages and The Post by Avi Urban, which consists of two-storey townhomes with two-car garages and two- and three-bedroom floor plans. Both priced in the $300,000s. Nolan Hill offers acres of green space and parks, as well as its extensive linear pathway system that will wind its way through the community enticing residents of all ages to get out for an evening stroll or morning bike ride. Along with the convenient access to the community amenities, such as the wet ponds, ravine and pathways, there are numerous playgrounds, school sites and playing fields planned. An added benefit to Nolan Hill is its location. It’s close to several major routes including Stoney Trail, Sarcee Trail and the recently opened north extension of Shaganappi Trail offering ease of access to downtown, the airport, points across the city and outof-town to the foothills and mountains. For more information about Nolan Hill, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon to 5 p.m., or visit nolanhillunited.com.

EVANSVIEW

Buyers moving up to upscale living in

Genstar’s Evansview popular by HEATHER RYAN

44

N

ew home buyers are overwhelmingly choosing to move up to upscale living in Evansview – a small community of executive homes perched on a hillside overlooking scenic Symons Valley in northwest Calgary. Evansview is being crafted by Genstar Development Company in a corner of Evanston and “sales are going really well in this semi-estate home community; we’re probably about 80 per cent sold out,” says Genstar’s development manager Patrick Briscoe. “In Evansview, we’ve created an exclusive enclave of upscale homes with only 140 sites, so it’s a small community that provides an intimate feel and we’re very pleased with the great response we’re getting; it’s been so popular that it’ll likely be completed this year,” he says. “People really like the community because it’s a premium opportunity to buy an affordable upscale home in the popular northwest and it provides amazing views of Symons Valley,” Briscoe says. “There are a few communities in the area, but Evansview delivers the best views and we only have two phases so its offers a quaint atmosphere.” He notes that buyers also love the location because of its close proximity to essential services and major transportation routes. Cardel Homes, the exclusive single-family builder in Phase 1, has experienced lots of excitement in their product, Briscoe says, noting the builder is crafting eyecatching designs with appealing details and styles to suit the tastes of buyers looking for a higher-end product. Cardel, which has two showhomes, is offering a terrific price point starting from the mid $400,000s and has lots ranging from 34- to 36-ft. wide. Arcuri Homes is the exclusive builder in Phase 2, and it has an amazing showhome delivering an executive moveup home that presents incredible details and a great design. “Their homes are not your standard front-drive garage homes; they’ve created an estate feel on a 38-foot lot with prices starting from the $600,000s,” Briscoe says. Homes in Evansview feature Craftsman, Prairie and European Traditional architectural styles, and coupled with quality building materials, they create a very dramatic streetscape that is really appealing to buyers.

Buyers are also delighted with the large lots and great lot selection. “There are still some views lots available but they’re going fast because they’re in high demand,” Briscoe says. These lots range from 36- to 40-feet and some back onto the escarpment and the West Nose Creek environmental reserve. Genstar has also crafted an upgraded entry feature that makes a statement for Evansview, and is providing homeowners with backyard fencing. Evansview offers an abundance of green space and Genstar has developed the parks and pathways in the community that also link to pathways throughout neighbouring Evanston allowing residents to access four lushly landscaped ponds and numerous parks and playgrounds. Pathways also link residents to nearby local shops and services at the Creekside shopping centre, which is within a 10-minute walk or just a few minutes drive away, and features Shopper’s Drug Mart and a Co-op grocery store, as well as other shops, restaurants and an array of professional services. Residents are also within walking distance to a newly opened Sobeys grocery store and are a short drive from CrossIron Mills shopping mall in Balzac, and shopping centres in Country Hills and Beacon Hills. Evansview is conveniently located within easy access to major routes such as Stoney Trail, Symons Valley Road, Beddington Trail and Deerfoot Trail ensuring quick commutes to downtown, the airport, across town and out to the mountains. For more information about Evansview, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit evansviewliving.ca.

What’s your

landscape plan? by BRAD JACKMAN

LANDSCAPE 360 WOULD LIKE TO

highlight the three most important steps when landscaping. Following this advice will guide you through a successful and satisfying landscape project.

for labour, equipment and materials it may be more or less of an investment one season to the next. One should also consider what kind of space is desired. Must it be safe for children? How much entertaining do you do? Are you a gardening green thumb? Or would you prefer no maintenance at all? These are the types of important questions you should have answered in order to create a landscape concept that works for you.

›› Have a plan It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be key. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. Depending on what is required

once a professIonal Is selected a conceptual landscape desIgn can be establIshed. thIs WIll alloW the homeoWner to vIsualIZe theIr yard before constructIon begIns.

›› Know your options

›› Call a professional This is the most crucial step. Many homeowners underestimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Do-it-yourselfers may be in for a surprise! It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Many landscape companies do not address all aspects of landscaping. Find a landscape company that will complete the task from start to finish and handle any subcontracting required. Remember that there are many different approaches to outdoor projects. The final result will fall between what you can plan and budget for and what your landscaper is capable of creating. Once a professional is selected a conceptual landscape design can be established. This will allow the homeowner to visualize their yard before construction begins.

The key to longevity is quality construction. Landscaping is a process that’s built in layers. Many of the steps are tedious, lengthy and labor intense. Progress can seem slow due to the preparative work required, with most typical contracts springing to life in the final few days of construction. Having professionals with the proper knowledge base who use high quality materials is a must. Also be patient with your selection of whom you hire to create your yard. There are plenty of landscaping companies who lack experience, do not have a strong portfolio and are out to make a quick dollar. A stylish functional yard can create a vibrant feel to your home. Be the envy of the block and provide a sanctuary for your family, friends and pets. Landscaping improves your quality of life, the value of your home and adds a little personal flair. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon professionalism, quality, trust and respect. A locally owned and operated Calgary based company, Landscape 360 specializes in residential, estate and acreage landscape construction. Brad Jackman and Brian Smith lead a team of friendly, knowledgeable and hardworking staff. We have a combined 20 years of experience within the landscape industry. If it is a fully conceptual design you require or a smaller project, we will be happy to help.

It is important to understand that quality landscaping requires substantial investments of time and money.

community where residents can find home styles designed to meet their needs, where they can walk to a variety of amenities, including the LRT, and enjoy an abundance of green spaces is growing in popularity in northeast Calgary. Genesis Land Development has crafted Saddlestone with a pedestrian-, environmentally- and family-friendly atmosphere using its “fused grid design that strikes a balance between providing efficient routes for vehicles and pedestrians.

The design promotes tranquil and safe neighbourhoods and creates more opportunity for families and children to enjoy green spaces and increases the amount of pathways and the potential for social interaction, says corporate marketing manager Jesse Coderre. The intricate pathway system in Saddlestone means residents can easily access the four community parks and other great amenities, including two ponds with seating areas, a playground, soccer fields, ball diamonds and the future school site.

As part of its “green” theme, Saddlestone features rain gardens that filter runoff pollutants, conserve water and foster an environment for the creation of plant habitats. Along with the walkability and sustainability aspects of the community, new home buyers can choose from a selection of home styles in Phase 6, which “is selling fast – there has been a recent, unexpected surge in sales that has left us almost sold out in Phase 6,” Coderre says. “Genesis Builders Group is also revamping its product line for Phase 7 and is currently working on designs to meet the needs of our buyers,” he says. “They’re telling us they 50 CALGARY COMMUNITIES SPRING 2014

So, we’re going to see designs that will have four to five bedrooms to accommodate larger families.” In Phase 6, the single-family homes offer front-attached garages and some lots have rear lanes, “which we have found is very popular in the northeast because of people wanting additional parking,” he says. Make Your Move

Moving etiquette: Bring your manners by CHUCK RESNICK THINK OF THE FOLLOWING TIPS AS MOVING ETIQUETTE: > Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your new place. It is important to respect your neighbours’ privacy and property. > If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience. Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

EVEN AT THE BEST OF TIMES, moving day can be stressful for everyone involved. Whether you are moving into or out of a condominium, lowrise home or a commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos. As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you.

If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. 58 calgary communities spring 2014

> Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture.

Tipping is not compulsory in our industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service. > Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings. > If the movers are playing a radio, ask them to keep the volume down to avoid bothering small children or elderly neighbours who may want peace and quiet. > The physical nature of moving means that your movers will get thirsty and hungry. Although it is not necessary, offering cool drinks and some snacks is always greatly appreciated. Cold water and pop during the summer, or coffee and hot chocolate in the winter can go a long way to keeping movers refreshed and energized. > Most people wonder about whether to tip movers. Tipping is not compulsory in our industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service. > Most moving companies are good about removing packing materials, crates and boxes when they leave. If anything is left behind, collect it yourself and dispose of it. > As items are moved out of rooms, take advantage of the opportunity to sweep, mop and clean what you can. Think about how you would like to find the place you are moving into and act accordingly. Some people hire cleaners to come in and work

their magic before turning in the keys over to the landlord or the new owners. You may even want to check your lease – some leases and tenant agreements stipulate the condition of cleanliness and you don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old apartment when leaving. > Keep your cool. By moving day, you are likely to be tired and worried about all your items arriving at your destination without any damage. So, it’s all about common courtesy – treating others the way you would like to be treated – and it works both ways. That’s why at Two Men and a Truck we follow “the grandma rule.” We treat everyone the way we would want our grandmothers to be treated.

Fundamentally Speaking

Calgary: Fundamentally solid in 2014 by WAYNE KARL

Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne.karl@wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl

WE OFTEN DISCUSS IN FUNDAMENTALLY SPEAKING, the importance of doing your research and due diligence when buying a home. One of the best resources – if you’re a first-time or move-up buyer or even an investor – is Canada Mortgage and Housing Corp. (CMHC). And of all the valuable information and data CMHC produces, none is more educational than its annual housing outlook conferences, recently rolled out across the country. It’s impossible for all homebuyers and homeowners to attend these events, for obvious reasons, and since they are open mostly to those in the industry. But if ever there was an excellent refresher on the fundamentals that determine and support real estate market conditions, and puts it all in perspective, this is it.

62 CALGARY COMMUNITIES SPRING 2014

HERE IS A SUMMARY OF SOME KEY POINTS RELATING TO CALGARY: » THE ECONOMY: The economy in Calgary continued to expand in 2013, thanks largely to the energy sector. This kept companies and employers across many different industries busy filling vacant positions and retaining staff. Employment increased 2.3 per cent on a year-over-year basis from January to August, with the majority of these positions full-time. Employment was projected to increase 2.8 per cent for 2013 and 2.5 per cent in 2014. » MORTGAGE RATES: Mortgage rates are to see modest and gradual increases late in 2014, but will remain low by historical standards. This outlook will continue to support housing market activity this year. » HOUSING STARTS: Housing starts, an important indicator of growth and health of the housing sector, are forecast to rise 12 per cent year-over-year to 13,100 units in 2014. While increases are expected for single-detached starts, multi-family starts will experience more pronounced gains following a reduction in 2013. » CALGARY MARKET: So, what does all this mean? New-home inventories are not expected to experience large gains, leaving opportunities for more units to be started. The construction of single-detached units was steady in 2013, supported by a multitude of factors. Job creation has remained positive for the last couple of years, while net migration is at record levels. » CALGARY OPPORTUNITIES: An increase in multi-family starts is expected for 2014. The rise in single-detached home prices will have some buyers looking to the multi-family market, where prices on average are lower, while others will be buying for lifestyle reasons. Some of these buyers will be homeowners who have benefitted from price gains in the single-detached market and are downsizing, while others are purchasing their first property. Such a robust economy, strong employment situation and net migration will all continue to support demand for lowrise housing. Given the overall challenges elsewhere in Canada, looking at the big picture and long term in Alberta, the important determining factors are – fundamentally solid.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Mortgage Types All mortgages are of two basic types: Conventional The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

Mortgage OPTIONS

Peace Hills Trust

T-D Mortgage Your Neighbourhood C.U.

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
