New homes offer countless benefits

A new home can present tremendous opportunity to a smart purchaser

he innovation and selection that’s available in new homes today is second to none. Many developers and builders offer luxury standard features such as granite countertops, slate and ceramic flooring and high-tech wiring. The architectural designs are stylish and well-appointed, as developers know it takes more than just price to attract today’s savvy buyers. Of course, price is still a factor. Once you have an idea of what your budget will be, compare what you’ll get in a resale home, and then shop the newhome market. You’ll find most new homes have more cabinet space than older homes, as well as features such as built-in pantries and microwave shelves. There will likely be more electrical outlets in a new home, as well as connections for cable TV, telephone and Internet. A new home also offers greater control of air filtration and better insulation. For example, experts say new homes consume half as much energy as homes built prior to 1980, not to mention siding, windows and trim that never need painting. This is just a snapshot of the conveniences you’ll find in a new home. If you’d rather spend your weekends relaxing, and not repairing or renovating, then a new home is definitely the way to go. Do your homework and don’t fall victim to “paralysis by analysis.” If you’ve found what you’re looking for, remember the “here today, gone tomorrow” scenario. The Calgary market continues to remain stable in terms of growth and demand, and homes in choice locations are snapped up quickly. We hope you enjoy this issue of Calgary Communities, featuring the best of the city’s newest and finest homes and neighbourhoods. Let us know what you think. We love hearing from you.

DRAKE LANDING

United’s Drake Landing moving into final phases by HEATHER RYAN

T

ime is running short for new homebuyers wanting to get a home of their dreams in one of Okotoks most sought after communities. Created by United Communities above Okotoks’ historically-picturesque town centre, Drake Landing is now moving into its final phase so people wanting to enjoy this commmunity’s tranquil setting and outstanding location should act quickly. Situated on 200 acres overlooking the Sheep River valley with extraordinary views of the mountains and rolling foothills, United undertook extensive planning to preserve the natural landscape and incorporate the community into this gorgeous setting. “As Drake is now selling in its final phase, homebuyers have the unique opportunity to purchase a new home in a well-established neighbourhood that has the benefit of nearby parks and amenities already in place,” says Steve LePan, marketing director with United Communities.

10 CALGARY COMMUNITIES SRPING 2010

Drake Landing provides new homebuyers with a wide range of designs to fit their differing lifestyles. A variety of styles are being crafted by Lifestyle Homes, Prominent Homes, and Sterling Homes featuring laned and frontattached garage models with sizes ranging from 1,350 sq. ft. and up. Prices start in the $300,000s for starter homes, $500,000s for move-ups and $600,000s for estate-style homes. A new showhome parade is now open in the final phases featuring a model each from Lifestyle, Prominent and Sterling and showcasing well-thought out designs and terrific features. Drake Landing is now selling choice lots in Phase 7 and 8 backing onto and near a beautiful wildlife preserve. “There are limited lots available in the final two phases so buyers interested in this exceptional location will need to act quickly,” LePan says. The architectural styling for the homes is inspired by the natural surroundings and reflects Okotoks’ history. The homes in Drake Landing feature Craftsman, Georgian, Tudor, Colonial and Victorian highlighted by interesting elements such as brick, stone and rock detailing and light and earthtone colours to create a visually appealing streetscape. Along with a variety of housing styles, Drake Landing appeals to environmentally-conscious homebuyers who appreciate United’s water conservation initiatives that see homes designed with low flush toilets, rain barrels and insulated water pipes. As well as the water conservation measures through

United’s PEER program, Drake Landing is home to Built Green™ builders ensuring energy efficient homes, and the ground-breaking Solar Project, a demonstration project that was sold between 2005 and 2007 allowing homeowners to heat their homes with solar energy and earned the Energy Globe World Award for Sustainability in 2011. And its just part of what makes Drake Landing unique and attractive to homebuyers. “Within Drake you have the rare opportunity to enjoy year-round recreation right out your back door in the very environment you are investing to protect,” LePan says. For residents who like to get out and be active, there are numerous amenities to enjoy in Drake Landing, such as pathways that link with the town’s extensive regional pathway system, and the ravine with a naturalized pond that is frequented by wildlife and residents taking advantage of the peaceful surroundings. There is also an off-leash dog park, neighbourhood playgrounds and pathways all within walking distance of Seaman Stadium home of the Okotoks Dawgs Baseball Club. Residents enjoy being able to take one of the many pathways to neighbourhood conveniences such as restaurants, shops, professional services, schools, sports fields and there is also a nearby fire hall. Meanwhile, there is a host of big box retailers, boutique stores, grocery stores, eateries and other amenities just few minutes drive away, plus residents have quick access to Calgary for an easy commute. “The location, amenities and wide selection of homes

and lots in Drake Landing have really appealed homebuyers,” LePan says. “We continually see residents who started out with their first home in earlier phases moving up to larger homes in the newer phases to accommodate their growing families because they have truly made Drake Landing their home.” For more information about Drake Landing, visit the new showhome parade opening this spring, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit drakeunited.com or unitedcommunities.com.

OKOTOKS AIR RANCH

Soar into

Ranchers’ Rise at Okotoks Air Ranch by HEATHER RYAN

E

scaping the hectic pace of the city does not mean that you have to give up its conveniences as new homebuyers soaring into Ranchers’ Rise are quickly discovering. Located on the northern edge of Okotoks in Air Ranch, residents of Ranchers’ Rise can enjoy the tranquility inspired by the scenic prairie scape along with exceptional homes and the charm of small-town living. Ranchers’ Rise at Okotoks Air Ranch consists of approximately 240 acres that was purchased in 1998 from landowner and farmer, Orville Rowland. A visionary, Rowland was an avid pilot and crop duster and his original plans included a residential lake community, a golf course, a wildlife refuge and a private airport community. Three of those elements already have been developed near Ranchers’ Rise – the Crystal

14

Ridge Golf Course, Crystal Shores (Lake Community) and CFX2- Okotoks Air Ranch Airport. The airport is the primary landmark, which provides a unique residential option in Ranchers’ Rise for private pilots as they can live steps away from their planes. Today, Bordeaux Developments actively manages the development and planning on behalf of the ownership group. Another major feature and focal point in Ranchers’ Rise – which also speaks to the wildlife refuge element – is the bird sanctuary and wetlands that brings nature to your doorstep with an extensive nature trail network. There is also a secondary wetland complete with walking paths around it, and a full playground and sports fields are under construction. The community is being developed in 11 phases and will have approximately 600 homes

when completed. Currently, all phases consist of single-family homes with larger lot sizes then what you’d find in most new communities in Calgary. Bordeaux has put together a strong builders’ group that includes Baywest Homes, Sterling Homes and Wolverine Custom Homes, which are selling in Phases 8 and 9. Twostorey homes in Ranchers’ Rise are a minimum of 1,900 sq. ft. and bungalows a minimum of 1,350 sq. ft. and prices start from the $550,000s including home, lot and GST. With such reasonable lot prices, some residents have spent upwards of $800,000 customizing their luxury homes. The community enjoys striking curb appeal. The builder lineup in Ranchers’ Rise consists of Baywest Homes, Sterling Homes and Wolverine Custom Homes, which offer five spectacular showhomes. Each builder presents a variety of stylish plans in both two-storey and bungalow configurations with fabulous features and finishes. In Phase 8, the lots range from 40- to 54-ft. wide with lot prices starting from $162,000, while Phase 9 lot sizes average 50-ft. wide and are priced around $170,000. Certain lots are wide enough to accommodate triple car garages. Homes throughout Ranchers’ Rise are crafted to high standards established in the architectural design guidelines, which aim to foster pride in the neighbourhood, promote quality of life for the residents and protect the long-term investment of each home. To achieve these goals, home styles reflect a Canadian Heritage detailing while allowing for individual preferences to be incorporated. Exterior finishes permitted include stucco, Hardie Board, brick and masonry products abound to ensure a high level of lasting visual appeal. Ranchers’ Rise offers a great location surrounded by the tranquility of nature, but just minutes from schools, shopping and the bustling downtown of Okotoks where residents can enjoy all the amenities of a big city with the charm of a small town. Residents also appreciate having the local convenience of a gas station nearby at the corner of 32nd Street and Milligan Drive. The community boasts a family-friendly atmosphere with pathways, parks and the development of a new Francophone school within its borders. Ranchers’ Rise is also located next to several recreational facilities, including a curling rink and playgrounds. Crystal Ridge, D’Arcy Ranch and River’s Edge golf courses are nearby so golf enthusiasts have plenty of space to play. Residents are also only a 15 to 20 minute drive to south Calgary with easy access to Highway 2 for a quick commute.

MOUNTAINVIEW IN OKOTOKS

APEX’s MountainView offers picturesque natural setting by HEATHER RYAN

S

ituated on an impressive plateau that offers a tranquil natural setting and breathtaking river and mountain views makes MountainView one of the most sought after communities in Okotoks. Being developed by APEX Developments, MountainView encompasses 130 acres of land located on an escarpment on the west side of Okotoks just minutes of downtown and a wide range of amenities and conveniences.

16

“We’re really excited about the response to this community,” says Susan Henderson, senior development manager at APEX. “MountainView is quickly becoming the sought after address in Okotoks and sales have been excellent in our first two phases. “MountainView will have only 400 homes on 130 acres so it’s fairly low density with a number of larger lots and large homes,” she says. “It will also be very scenic as close to 50 per cent of the land will be

open space – a mix of environmental reserve, naturalized wetlands, active public space and passive recreational park space – and there is an outstanding entrance and a community pathway system. “The whole community is being developed above the escarpment with an abundance of green space that includes natural tree stands and prairie scape, and it overlooks the lower wetlands with a creek meandering through the area,” Henderson says. The escarpment, which provides picturesque views of the Sheep River and the Rockies is a significant feature, “because it runs around the community, and we’re going to make sure it’s accessible to everyone by creating pathways and vista park spaces where people can sit and enjoy the views,” she adds. The scenic vistas actually sparked the community’s name and some of the street names refer to peaks that are in the mountain range visible from the area such as Mount Rae Heights and Mount Burns Green. MountainView is comprised entirely of single-family homes creating a family-friendly, small-town atmosphere where people can get to know their neighbours. MountainView’s builders Excel Homes and Sterling Homes are currently selling move-up and estate homes with front-attached garages in various styles and sizes. Prices start in the $410,000s and include lot and GST. The builders have two showhomes each on parade located in Phase 1. Lots in throughout the community are a minimum of 36 feet wide, with several lots sized up to or wider than 46 feet,

MountainView encompasses 130 acres of land located on an escarpment on the west side of Okotoks just minutes of downtown and a wide range of amenities and conveniences. providing buyers with a great mix to choose from. “Buyers love the larger lots and the fact that they can get more for their money in Okotoks, and if they choose to they can build a more customized home,” Henderson says. FALL 2013 CALGARY COMMUNITIES 17

Both Excel and Sterling are crafting homes that feature architectural styles – Mountain Alpine, Tudor, Arts and Crafts, Prairie and Craftsman – that were chosen to reflect the community’s picturesque natural setting. The carefully designed architecture establishes a sense of identity and continuity throughout the community and ensures its lasting value, Henderson says, noting that from blueprints to backyards every aspect of MountainView is built to strengthen the connection between you, your home and your habitat. Residents in MountainView can enjoy a round of golf at their doorstep as the community is adjacent to the D’Arcy Golf Course, and it’s a short walk to Okotoks’ historical downtown that features a charming mix of boutiques and shops. There’s also an array of shops, including big box retailers, grocery stores, coffee shops, restaurants and a variety of other amenities and recreational facilities just a short drive away along Okotoks’ main thoroughfare and throughout the town. An additional benefit to residents is that they’re only a 15-minute drive to south Calgary with easy access to Highway 2 for a quick commute, and that the foothills and Rocky Mountains are close by.

“MountainView is a very attractive community and buyers love the tranquil setting being surrounded by green space and tucked away from the busy areas, yet they have access to everything they need; it’s really an ideal location,” Henderson says. For more information on MountainView, visit the showhomes open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., check out www. mountainviewokotoks.com, or contact the builders at www. excelhomes.ca and www.sterlinghomesgroup.com.

SADDLESTONE

Saddlestone

by Genesis attracts buyers with walkable, family-friendly atmosphere by HEATHER RYAN

A

community where residents can walk to a variety of amenities, including the LRT, plus offers an abundance of green spaces and housing is proving to be a winning combination for buyers in northeast Calgary. Genesis Land Development has crafted Saddlestone with a pedestrian-, environmentallyand family-friendly atmosphere using its “fused grid design that strikes a better balance between providing efficient routes for vehicular traffic with pedestrian activities. 20 CALGARY COMMUNITIES FALL 2013

The design promotes tranquil and safe neighbourhoods, creates more opportunity for families and children to enjoy green spaces, increases the amount of pathways and access to pathways and increases the potential for social interaction, says Kristen Wilkinson, general manager, sales and marketing. The intricate pathway system in Saddlestone means residents can easily access the four community parks and other great amenities, including two ponds with seating areas, a playground, soccer fields, ball diamonds and the future school site.

As part of its “green” theme, Saddlestone features rain gardens that filter runoff pollutants, conserve water and foster an environment for the creation of plant habitats. Along with the walkability and sustainability aspects of the community, new homebuyers can choose from a selection of home styles and new lots with the recent release of Phase 6. “In this phase we have homes with front-attached garages and rear lanes, which we have found is very popular in the northeast because of people wanting additional parking,” Wilkinson says. “All the homes are within walking distance to the LRT, parks, the rain gardens, pathways and the Genesis Centre, which is an amazing amenity for residents, because it offers a doctor’s office, immigration services, child care, a library and YMCA,” she says. There is also an indoor pool, gymnasiums for indoor sports and it is undergoing an expansion with more indoor arena space. “It’s being very well used by residents. When school lets out it fills up with kids. It is a place they can go, hang out and have fun, which is great,” Wilkinson says. Lots in Phase 6 range from 30 to 44 feet with walkout lots backing onto the pond. The builders include Genesis Builders Group, Klair Custom Homes and Vanity Homes, who are crafting single-family homes from 1,300 to 2,600 sq. ft. that start in the $400,000s including lot and GST. Genesis also offers two townhome projects, which are selling extremely well in Saddlestone. Just a few townhomes remain available in each. The Gardens townhomes offer a premium location with homes that walk out onto a rain garden. These spacious 1,439 sq. ft. townhomes have three bedrooms, 2.5 bathrooms, a walk-in closet, ensuite bath in the master bedroom and plenty of storage in the double-car garage. Features in The Gardens townhomes include a corner pantry, kitchen island, maple kitchen cabinets, FALL 2013 CALGARY COMMUNITIES 21

an appliance package and hardwood and tile floors. There are no condo fees and prices will start at $339,900 with just six townhomes remaining. The two-storey Saffron townhomes have been so well received in Saddlestone that there are just three homes still available in Phase 2, Wilkinson says. “These townhomes offer great affordability starting in the $280,000s.” Genesis is also launching a new townhome project, Laurels, across from the Saffron. “We’re in the design stage and looking at an entry level price point, two- and three-bedroom plans and single- or double- car garages,” Wilkinson says. “It has a really neat site plan with a circular interior street around a central park and there’s an open space in the community that overlooks the pond. Homes on the west side will face the pond and interior homes will

22

have a view of the park.” Location is a key selling point for buyers in Saddlestone. The pathway system allows residents to walk to amenities, including a Safeway, restaurants, services and other shops. Residents are also within walking distance of the LRT and the park ’n’ ride. The community is also close to Stoney Trail, Falconridge Boulevard and 80 Avenue N.E., providing easy access to downtown and other parts of the city.

Saddlestone » For more information about Saddlestone, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or check out genesisland.com.

Calgaryism

Beautiful Calgary Parks by CODY BATTERSHILL

WE LOVE OUR PARKS Our parks and pathways are the mesh that keep our communities connected with each other and give us a place to get active, have fun, sit back and enjoy the city we live in. About 5,300 park sites in more than 10,000 hectares of parkland with more than 700 kms of pathways are available to Calgarians. These areas provide us with easy to access open spaces for spending time with our family, enjoying the sights and sounds of nature, exercising to our heart’s desire, playing a variety of sports and getting involved in a wide range of other activities in the community. Cody Battershill is the founder of Calgaryism and a top-producing Realtor at Re/Max House of Real Estate. He also sits on the condominium task force at the Calgary Real Estate Board. He can be reached at 403.370.4180 or calgaryism.ca

THEY SAY THAT THE HEALTH AND well-being of city dwellers is positively affected by parks and greenspaces both on a mental and physical level, whether that be through indirect or direct use such as taking the dog for a run or perhaps playing a game of catch with the family. I say that this is absolutely true, and it is! All you need to do is look at Calgary as a prime example of how much urban parks do really have a positive effect on the local population. The proof? Well, we Calgarians are known to say “please” and “thank you,” to hold the door for others behind us, and to show other forms of common courtesy in public places. Now, we can’t say that our parks are the sole reason for these kind acts, but what we do know is that we call one of the top five places to live in the world “home,” and it’s the best place to live in Canada. It’s hard to deny that our urban parks are a big part of those titles, having a positive effect on how we feel about our city and our attitudes in general.

FOR THE RAFTERS AND BARBECUERS One of my favourite Calgary parks for a weekend barbecue in the summer is Bowness Park. Located in the northwest, Bowness Park has a ton of picnic tables, covered barbecue shacks, kids’ playgrounds, open spaces for games, public washrooms, food and drink concession, and even has easy-to-use entrances to the river for rafting. In the winter, grab your skates and head down to the Bowness Park pond for some fun on the ice! If you don’t have skates, not to worry – you can rent some from the ParkSide Cafe! FOR THE EXPLORERS Looking for a park that’s a little different? Head over to Edworthy Park accessible from both the southwest and northwest quadrants. Here you will find all the barbecue pits, picnic tables, parks and open spaces like those in Bowness Park, as well as some unique pathways like the Douglas Fir Trail that takes you on a journey into a jungle of evergreens on the side of the Bow River Valley escarpment. Don’t forget about Angel’s Cappuccino and Ice Cream across the river at Point McKay, where you can enjoy some homemade favourites like a grilled cheese sandwich and ice cream snacks. FOR THE RIVER LOVERS What better way to enjoy the outdoors than at one of the river parks and pathways found along Calgary’s Bow and Elbow Rivers? Head down to any one of these top 10 inner-city parks in Calgary to experience the ultimate retreat from an urban lifestyle, even if it’s just for a little while. Behind every corner and bend on the paved pathway is another trail yet to be discovered. It’s truly remarkable how many times I have used these pathway systems and always discover a new way to go that I like better than the last one. I LOVE OUR PARKS It’s hard to picture life in Calgary without our parks. Then I think of the time I visited Rome, Italy and almost felt suffocated by the lack of greenspaces, and realized just how lucky I am to live in such a wondrous city like Calgary. CITYSCAPE

Escape to

Mattamy’s Cityscape by HEATHER RYAN

M

attamy presents a stylish, urban streetscape, an abundance of green space and a wide range of housing styles to suit a variety of lifestyles. These characteristics have made Mattamy Homes’ newest community in Calgary’s northeast an instant hit. Aptly named for the terrific views of the Calgary skyline, Cityscape is a master planned community being crafted by Mattamy Homes, which is both developer and builder, on 500 acres in the southeast corner of Country Hills Boulevard and Metis Trail.

24 CALGARY COMMUNITIES FALL 2013

The highly anticipated launch of Cityscape in May drew hundreds of new homebuyers who were so impressed with the community concept and home designs that 50 homes sold in the opening weekend. “The response to Cityscape has been amazing and we’re really excited about the community and starting construction on the homes this fall,” says Norah Latter, vice-president of sales and marketing, noting that more than 100 homes were sold in the first month. “Most of our buyers live in the northeast, love the area, the established amenities nearby and are looking for a family friendly community that will appeal to all ages,” Latter says. “Buyers love that we’ve designed a community that they can move up into and stay as their families grow.” Cityscape offers a range of housing choices that appeal to everyone from firsttime and move-up buyers to empty-nesters and those looking to downsize. Starting from a very affordable $239,990 the Village homes are three-storey, back-to-back townhomes with single car garages that range from 1,086 to 1,412

sq. ft. and are perfect for young couples or families starting out. The two-storey Urban townhomes range from 1,127 to 1,401 sq. ft. and feature a rear double-car attached garage, a contemporary style that appeals to the modern buyer and offer a great starting price point at $279,990. Mattamy is also crafting laned homes, which range from 1,194 to 2,129 sq. ft. and start from the $314,990s; singlecar garage homes ranging from 1459 to 1,983 sq. ft. and start at $349,990; and double-car garage homes sized from 1,598 to 2,602 sq. ft. and priced from $397,990s. “Because we are the developer and builder are prices are very competitive and it helps with design because we create models that work for specific lot types,” Latter says. “We also focus on affordability and value; providing buyers with a great house that is functional, stylish and affordable.

“Being able to offer single-car garage models is proving popular with buyers because of the price point and it creates a very nice streetscape mixing the single and double car garages,” she says. “People also love that we develop entire streets before we move on to the next one so they don’t have to live with vacant lots and construction beside them.” Mattamy is currently selling in Phase 2 and has a range of lots available including walkouts, sunshine basements, cul-de-sacs and lots backing onto green space. Four different architectural home styles – Arts and Crafts, Colonial, Prairie and Contemporary – in Cityscape also ensure variety and interesting streetscapes throughout, Latter says. “The Contemporary style is new for us creating a more urban look that is being very well received.” FALL 2013 CALGARY COMMUNITIES 25

At the heart of Cityscape is 115 acres of environment reserve that will have 2.5 kilometres of biking/walking trails with lookouts so residents can enjoy bird watching or an evening stroll. The community will also be home to multiple community parks and three future school sites. A future LRT station is adjacent to site, although residents are also just minutes away from the Saddle Towne LRT station. A unique aspect to Cityscape is it will offer live/ work units in a future phase that feature main floor retail with living space above creating an opportunity for neighbourhood conveniences within walking distance. Mattamy has two showhomes open – its largest model, the Sapphire, a 2,602-sq.-ft. home with double car garage and the Iris, a 1,658-sq.-ft. laned home. There is a large commercial site being developed across from Cityscape, but residents also have a wide range of shopping, services and eateries close by. Residents also appreciate Cityscape’s convenient location near Stoney Trail, Metis Trail, Deerfoot Trail and 26 CALGARY COMMUNITIES FALL 2013

Country Hills Boulevard, which provides ideal access to the airport, downtown, across the city and out of town. You can learn more about Cityscape, which will have 3,500 homes developed in multiple phases when complete, by visiting the sales centre and the two showhomes open Monday to Thursday, 1-8 p.m., Friday, 1-6 p.m., and weekends, 11 a.m.-6 p.m. For more information, visit www.mattamyhomes.com, call 403-616-1589, or e-mail sls_cityscape@mattamycorp.com.

EVANSRIDGE

Buyers love living on the ridge in

Evansridge by HEATHER RYAN

C

algarians love living on the ridge so much they have made EvansRidge the fastest growing community in northwest Calgary. “We’re proud of the response buyers have had when they come to see the homes in EvansRidge, and are thrilled with how fast the community is selling” says Cheryl Heilman, marketing co-ordinator for Dundee Developments. The provincial government has approved funding for two new elementary schools – a Catholic K-9 in EvansRidge and a public K-4 in Evanston – that will tentatively open in 2016. This and the fact that Dundee has chosen 10 builders to build in the community with various home styles and price points that appeal to everyone from first-time to estate

30 CALGARY COMMUNITIES FALL 2013

homebuyers are among the reasons for the community’s success, Heilman says. EvansRidge offers buyers townhomes that start in the $290,000s, laned homes starting in the mid $300,000s, front-attached garage homes priced from mid $400,000s and estates on the ridge starting in the $700,000s. “We’re getting a great response from people who love the diversity of homes styles that allow for multigenerational homes, or options within the community to have family live close by,” she says. “Our builders also have a number of exciting models and exterior and interior options available, giving buyers variety and providing an incredible mix for an eye-catching streetscape; we’re definitely not a

cookie cutter community.” Dundee has also released more lots in the community, providing even more choices for homebuyers this fall as building is underway in eight of nine phases. “We have an assortment of lots available giving buyers a terrific selection from the 25-foot lots up to larger 42-foot lots on the ridge,” Heilman says. EvansRidge presents an outstanding builder’s group that includes Calbridge Homes, DS Homes, Excel Homes, Genesis Builders Group, Homes by Avi, Innovations by Jayman, Landmark Homes, Morrison Homes, Red Door Homes and Stepper Custom Homes. Vantage by Calbridge, Jayman Modus and Avi Street Homes are the three townhome options in the community. Single-detached skinny lot homes are being built by Innovations by Jayman, Homes by Avi, Excel and Discovery by Morrison, while laned homes by Genesis Builders Group and Excel Home are available. Front drive homes are being built by Landmark, Stepper Custom Homes, Red Door Homes (a division of Westview Builders), Genesis Home Builders, Homes by Avi, Morrison Homes and Innovations by Jayman. Walkouts are available by DS Homes and Landmark. Calbridge is building on the ridge. In total, the builders have 15 showhomes open in EvansRidge, with Excel, Morrison and Genesis opening new showhomes in the 600th block of Evanston Drive. Other showhomes are located on the ring road of Evanston Drive in addition to other different blocks throughout EvansRidge “so rather than just visiting one showhome parade location buyers get an opportunity to really see what the community looks like when they travel between the showhomes,” Heilman says.

“We’re very proud of EvansRidge and having elements such as paved back alleys and high architectural controls will maintain the value of the homes in the community and present an interesting streetscape,” she says. Buyers will also appreciate the location as the area features environmental reserves, green space, pathways along the ridge with beautiful westerly views of the ponds and of the Symons Valley corridor. “It’s truly a stunning area; the best of prairie life overlooking a beautiful valley, and it has great access,” Heilman says. It’s just minutes to Stoney Trail, Deerfoot Trail, Beddington Trail and Country Hills Boulevard for ease of getting to the airport, downtown and out of town. EvansRidge is also close to shopping, including major grocery and drug stores, eateries and services in nearby Creekside shopping centre, and a vast range of shops, services and restaurants at CrossIron Mills shopping mall and in Country Hills and Beacon Hills all just a short drive away. For more information on EvansRidge, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit www.lifeontheridge.ca

Sage Meadows moves toward final stages by HEATHER RYAN

N

ew homebuyers wanting to enjoy a tranquil lifestyle in the picturesque community of Sage Meadows will need to act soon as it moves toward the final stages. Sage Meadows, located in northwest Calgary between 128 and 144 Avenues off Symons Valley Road/Beddington Trail, is being built by Genesis Land Development on 225 acres of historic ranch land and offering both singlefamily homes and townhouses. “It is deeply satisfying to see our Sage Meadows community nearly completed,” says Kristen Wilkinson, general manager, sales and marketing. “Buyers still have an opportunity to choose from a variety of lots and models, we even have some quick possession homes, but time is running out.” Single-family homes are being crafted by Genesis Builders Group, Passion Homes, ReidBuilt Homes and Today’s Homes. These homes range from 1,700 to 2,800 sq. ft. on lots ranging from 32 to 46 feet and prices starting in the $460,000s. Some homes back onto breathtaking green spaces, prompting residents to forget they are still living in the city. Each builder has a showhome at Sage Meadows Circle that visitors can tour. A collection of upscale Brownstone townhomes in Sage Meadows has been an amazing success, with the first collection of homes already sold out and just six townhomes remaining in the second group, Wilkinson says. “There has been so much demand for the Brownstones that we plan to launch two more groups of townhomes by mid-October, one with 13 townhomes and the other with 12.” The two-storey townhomes range from 1,182 to 1,375 sq. ft. and include two-car garages with paved lane access. There are no condo fees and prices start in the mid $300,000s. “These are really beautiful homes with inspired layouts, high-end finishes, great price points and nicely landscaped with plenty of green space and pathways nearby,” Wilkinson adds. “I also love the streetscape – they match an original homestead, so they present this historical look.” While Sage Meadows is designed with all the modern conveniences residents could want, they will also enjoy living on a actual heritage site – Christy Farmstead. The original farmstead, still standing, was used by drovers in the early 1900s as the last stop on their cattle drive to Calgary.

FALL 2013 CALGARY COMMUNITIES 33

Architecture styles in the community are designed to complement the community’s history and include English Country, French Country and North American Country. Highlights include heritage-style garage doors, river rock gables and high-peak roof lines. Countless earth-tone stucco colours and stone options create an interesting streetscape and allow for a buyer’s personal tastes and style to come through. Focusing on low-impact development, the community dedicates an impressive 60 per cent – 140 acres – earmarked for green space and a wildlife reserve, ensuring a beautiful natural setting for homeowners to enjoy. Sage Meadows is home to eight ponds and a wetland area, wildlife reserve, cottonwood groves, grasslands and a future school site. An extensive pathway system is a major attraction for residents eager to get out for a stroll or bike ride to explore all this amazing area has to offer. “The topography, with the rolling hills and West Nose Creek, is really striking,” Wilkinson says. “It’s a neat enclave of homes with no through roads, ensuring a quiet, idyllic neighbourhood, perfect for families looking for a serene lifestyle yet have access to all the benefits of urban living.”

34 CALGARY COMMUNITIES FALL 2013

Another key attraction for buyers is its proximity to the adjacent retailers and service providers at Creekside shopping centre, which includes a Co-op grocery store, shops, services and restaurants. Residents are also a short drive away from CrossIron Mills shopping mall, and shopping centres in nearby Country Hills and Beacon Hills. Situated along Symons Valley Road/Beddington Trail, Sage Meadows residents can access Deerfoot Trail, Stoney Trail and Country Hills Boulevard for easy routes to downtown, the airport and the mountains. NOLAN HILL

New homebuyers discover Irish Charm, diverse housing choices in

Nolan Hill by HEATHER RYAN

W

ith its old-world Irish charm and Celtic theme, a dedicated memorial park and a diverse choice of housing styles Nolan Hill is taking shape and luring new homebuyers to this picturesque northwest community. Situated on more than 500 acres off Shaganappi Trail and north of Stoney Trail, United Communities is crafting the master-planned community of Nolan Hill that offers a tranquil natural setting with rolling hills and ravines, an abundance of green space and three beautifully designed wet ponds. One of Nolan Hill’s most inviting features is the recently crafted castleruins structures at the main traffic circle entry that sets the Irish tone for the community.

35

“Both the Irish theme and identity of Nolan Hill have really started to unfold with the completion of the castle-ruins entry structures,” says Steve LePan, marketing director with United Communities. “The Irish castle ruins that distinguish Nolan Hill represent old-world values of character and integrity. “Although a great community is developed over time with the strength of personal bonds and interaction of families and neighbours, the castle-ruins structures are a symbol and a foundation on which a great community can grow,” he says. Sitting to the west of the castle-ruins traffic circle will be Nolan Hill’s Memorial Park – a gathering place for residents to enjoy. “The park will be dedicated in memory to Ron Nolan – a community stalwart and a pillar of the development industry for over 20 years and Ron’s heritage and dedication to community live on in Nolan Hill,” LePan says. Along with the impressive castle ruins, architectural styles also reflect the community’s Celtic

36

theme, following the British Isles tradition of emphasizing the natural features and unique setting, yet allowing for a refreshing diversity in home styles. The home designs complement the beauty of the surrounding landscape and the use of architectural details, stone and a palette of deep, rich colours create an interesting streetscape that has broad appeal and ensures lasting value. United is also thrilled to see a great response from visitors to Nolan Hill’s two new showhome parades that opened in the spring. The parades include six laned homes and six front-attached garage homes that offer a wide range of floor plans and sizes to suit a variety of lifestyles from first-time to second move up and estate-style homebuyers. Homes by Avi, Market Street Homes and Trico Homes are crafting laned homes in Phase 3 that start in the $320,000s. Meanwhile, Morrison Homes, Shane Homes, Sterling Homes are selling estate-style homes in Phase 5 priced from the $500,000s to the $800,000s. Phase 5 offers buyers a selection of move up and estate-style homes as well as fabulous ridge lots. Townhomes are also now available in Nolan Hill with Trinity by Jayman Modus, which offers three-storey, threebedroom townhomes with double attached heated garages starting from the $300,000s. Avi Urban launched a new townhome project this summer named The Post. These two-storey townhomes with two-car garages offer six different models ranging from 1,145 to 1,422 sq. ft. with two- and three-bedroom floor plans available starting from the mid $200,000s. The Post is now selling, visit: www.aviurban.com/thepost/.

Nolan Hill offers acres of green space and parks, as well as its extensive linear pathway system that will wind its way through the community enticing residents of all ages to get out for an evening stroll or morning bike ride. Along with the convenient access to the community amenities, such as the wet ponds, ravine and pathways, there are numerous playgrounds, school sites and playing fields planned. An added benefit to Nolan Hill is its location. It’s close to several major routes including Stoney Trail, Sarcee Trail and the recently opened north extension of Shaganappi Trail offering ease of access to downtown, the airport, points across the city and out-of-town to the foothills and mountains. “Sarcee Trail provides a convenient route to Beacon Hills shopping centre, which has an array of big retailers such as Costco, Shopper’s Drug Mart, Future Shop, Good Life Fitness, Canadian Tire, Starbucks and more, and is just minutes away,” LePan says. As well, there is a wide range of additional amenities at Creekside and CrossIron Mills shopping centres a short drive away. For more information about Nolan Hill, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon to 5 p.m., or visit nolanhillunited.com.

our opportunity to live in one of Calgary’s most popular communities that offers a great location and an array of established amenities will soon come to an end. Crafted on 900-acre in the city’s northwest by Genstar Development Company, Panorama Hills is now moving into the final two phases, so buyers are nearing the last opportunity to get into this incredible community. “Panorama Hills is the largest community in Calgary population-wise and it has been one of the best selling communities, so it’s a community that has a lasting legacy and it’s sad to see that we’re down to the last two phases,” says development manager Paul Boskovich. Panorama Hills is now selling in Phases 60 and 61, and Genstar just recently completed paving in these final two phases.

38 CALGARY COMMUNITIES FALL 2013

In Phase 60, builders Cardel Homes and Excel Homes are crafting single-family homes with double frontattached garages and some of the lots back onto amenity space, Boskovich says. “In Phase 61, we have a collection of lots with some backing onto Nose Creek environmental reserve with single-family, front-attached garage homes by Cedarglen Homes, Excel and Shane Homes.” In the multi-family market, Cardel Lifestyles’ apartment-style condominiums at Panorama West “is getting close to the end,” Boskovich says. “So there is a range of different opportunities in Panorama Hills, but the product will go quickly; we’re truly down to the last opportunity to buy in Panorama Hills.” One of the key attractions to buying in Panorama Hills is it’s an established community with already developed schools, parks, pathways, tot lots and a nearby golf course. And many people love the community’s natural setting that includes Beddington Creek, which meanders through the area, neighbourhood ponds, rolling valleys, plentiful green space and picturesque views of Symons Valley and Nose Hill Park. At the Panorama Hills e-Community Centre residents can enjoy leisure and recreational facilities, including a private residents’ building. The landscaped grounds feature a water spray park, playground and park space, a picnic area, a beach volleyball court, a hard court play area with basketball hoops, a skating area and more. Residents also appreciate having the convenience of local shopping with the Gates of Panorama Hills, which offers a mix of shops, services and restaurants, including a Rexall pharmacy and Tim Hortons, plus a Save-On-Foods grocery store is

expected to open later this year. “Having the grocery store is a really nice amenity to add to the community and it’s within walking distance to the final phases,” Boskovich says. There is also a wide range amenities just minutes away in Country Hills, including major big box retailers, grocery stores, coffee shops, restaurants, a multi-screen cinema theatre, recreation centre, library and more, as well CrossIron Mills mall is just a short drive away.

Residents also have easy access to major routes such as Stoney Trail, Country Hills Boulevard and Deerfoot Trail making it a snap to get to the airport, downtown and out of town. There is also transit available at the nearby park ’n’ ride lot that offers express buses downtown. Homebuyers relax in the natural beauty of

United’s Sage Hill by HEATHER RYAN

N

ew homebuyers are eager to leave the hustle and bustle of the city and relax in the peaceful setting and the natural beauty of Sage Hill in northwest Calgary’s scenic Symons Valley. Created by United Communities on more than 300 acres and nestled among scenic rolling hills and ravines, Sage Hill offers the feeling of living in the country, yet has the conveniences of the city close at hand. Now in its final phase of development Sage Hill will be home to more than 1,600 single- and multi-family homes once completed.

“The response to Sage Hill has been amazing,” says Steve LePan, marketing director with United Communities. “People love the natural setting, amenities and location. It’s a young community that is appealing to a diverse group of buyers who enjoy an active lifestyle and spending quality time outdoors. “It’s very picturesque with the ravines and green space that we’ve kept in its natural state,” he says, adding there is also an abundance of parks, playgrounds and pathways that link up to and go around a naturalized pond that is often frequented by wildlife. Sage Hill offers an impressive list of builders who are crafting a variety of housing styles from two-bedroom townhomes to three-bedroom front-attached garage homes. The homes feature a wide variety of floor plans and sizes to suit every lifestyle from first-time and move-up buyers to empty-nesters and those downsizing and prices range from the mid $200,000s to the mid $500,000s. LePan says the response to Sage Hill has been so great that Phases 5 and 6 are sold out and the community is now selling the final lots in Phase 7 giving people the last opportunity to move into this scenic community. Lots in Phase 7 range from 32- to 34-feet wide and are located just steps from a future grocery and retail market. In this last phase Pacesetter and Excel Homes each have two new front-attached garage showhomes now open on Sage Berry Way. FALL 2013 CALGARY COMMUNITIES 41

EVANSTON

Qualico’s Evanston built with harmonious living in mind by HEATHER RYAN

I

magine coming home every day to a community that has been designed to be as welcoming as possible; where you can get to know your neighbours in a relaxing setting, where amenities are close at hand, and where you can find a home that is just right for you. You can have all of these things and more in the community of Evanston by Qualico – a community that has been planned, branded, designed and built with a vision of harmonious living in mind. And with two showhome parades now open and new lots just released in Evanston’s newest phase, there is plenty of opportunity for new homebuyers to get a feel for the community and view the gorgeous home styles it has to offer firsthand. Nestled in scenic Symons Valley in northwest Calgary, Evanston spans 660 acres and includes attractive amenities such as four lushly landscaped ponds, kilometres of pathways and numerous parks and tot lots. Residents will appreciate having neighbourhood conveniences at their doorstep as opening soon is the highly anticipated Evanston Towne Centre featuring Sobeys, RBC, Subway, a medical and dental clinic and many more stores and services – most opening this fall. As if that wasn’t exciting enough, it has recently been announced that there are two new schools set to open in Evanston in the coming few years – one public elementary school and another private school offering room for kids in Kindergarten to Grade 9. Evanston welcomes residents with its esthetically pleasing architectural controls that creates gorgeous and unique streetscapes that support “the neighbourly vision,” says sales and marketing co-ordinator Tyler Baptist. “The classical architectural styles of Craftsman, Foursquare and Colonial were carefully selected because they provide details such as well articulated front entrances, interesting roof lines and traditional, rich colours. These classic styles create a warm and inviting streetscape, evoking imagery of historical Calgary streets.”

44

Landscaping throughout Evanston also highlights the neighbourly theme with elements such as entry features with warm rich colours and rustic stone and beautiful arbours. “Parks within Evanston have also been thoughtfully planned,” Baptist says. “The design, location and intended use of all open spaces have been selected to provide a welcoming atmosphere and enhance a vibrant community spirit.” “Our community exudes small-town charm and provides home options for everyone’s taste, lifestyle and budget,” she says. “Whether you’re a first-time homebuyer or you’re moving up into your next home, Evanston is right for you. When driving through Evanston you can expect to see children playing soccer with parents cheering on the sidelines, neighbours chatting, couples strolling hand-in-hand, or people just resting on their porch.” Evanston is Calgary’s fastest selling community offering move up and starter lots as well as duplex homes, townhomes and apartment style homes. There are two current showhome parades in Evanston. The Ascent offers starter and move up homes by Broadview Homes, Sterling Homes and Pacesetter Homes, Trico Homes and NuVista Homes that range from 1,200 to 2,800-plus sq. ft. in both laned and front-attached garage styles with prices starting in the mid $300,000s and move up homes from the mid $400,000s. The Village is almost sold out with only a few duplex lots remaining from NuVista Homes and Broadview Homes priced from the $380,000s.

Qualico is pleased to announce the latest release of lots in Phase 20, which are now available for sale by Broadview, NuVista, Pacesetter and Trico. These lots are front-attached garage homes; many backing onto one of the two newly announced school site within the community. Interested buyers can register at evanstoncommunity.com for updates. ew homebuyers seeking upscale living are moving up to an exclusive enclave of executive homes perched on a hillside overlooking scenic Symons Valley in Evansview. Evansview is being crafted by Genstar Development Company in a corner of Evanston – the fastest growing community in Calgary – and sales are going strong in this semi-estate homes offering. “In Evansview, we’ve created an exclusive enclave of upscale homes with only 140 sites, so it’s a small community that provides an intimate feel and we’re very pleased with the response we’re getting,” says Genstar’s development manager Patrick Briscoe. “People really like the community because it’s a premium opportunity to buy an affordable upscale home in the popular northwest and a number of the lots are amazing with great views of Symons Valley,” Briscoe says. “There are a few communities in the area, but Evansview delivers the best views and a quaint enclave of homes.” He notes that buyers also love the location because

46 CALGARY COMMUNITIES FALL 2013

of its close proximity to essential services and major transportation routes. Cardel Homes, the exclusive single-family builder in Phase 1, has experienced lots of excitement in their product, Briscoe says, noting the builder is crafting eyecatching designs with appealing details and styles to suit the tastes of buyers looking for a higher-end product. Cardel, which has two showhomes, is offering a terrific price point starting from the mid $400,000s. Arcuri Homes is the exclusive builder in Phase 2, and it has an amazing showhome delivering an executive moveup home that presents incredible details and a great design. “Their homes are not your standard front-drive garage homes; they’ve created an estate feel on a 38-foot lot with prices starting from the $600,000s,” Briscoe says. Homes in Evansview feature Craftsman, Prairie and European Traditional architectural styles, and coupled with quality building materials, they create a very dramatic streetscape that is really appealing to buyers. Buyers are also delighted with the large lots and great

lot selection. “There are still some views lots available but they’re going fast because they’re in high demand,” Briscoe says. These lots range from 36- to 40-feet and some back onto the escarpment and the West Nose Creek environmental reserve. Genstar has also crafted an upgraded entry feature that makes a statement for Evansview, and is providing homeowners with backyard fencing. Evansview offers an abundance of green space and Genstar has developed the parks and pathways in the community that also link to pathways throughout neighbouring Evanston allowing residents to access four lushly landscaped ponds and numerous parks and playgrounds. Pathways also link residents to nearby local shops and services at the Creekside shopping centre, which is within a 10-minute walk or just a few minutes drive away, and features Shopper’s Drug Mart and a Co-op grocery store, as well as other shops, restaurants and an array of professional services. Residents are also a short drive

from CrossIron Mills shopping mall in Balzac, and shopping centres in Country Hills and Beacon Hills. Evansview is conveniently located within easy access to major routes such as Stoney Trail, Symons Valley Road, Beddington Trail, Country Hills Boulevard and Deerfoot Trail ensuring quick commutes to downtown, the airport, across town and out to the mountains. For more information about Evansview, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit evansviewliving.ca.

KING’S HEIGHTS

Melcor’s

King’s Heights welcomes buyers royally by HEATHER RYAN

S

et amongst a tranquil prairie landscape, the community of King’s Heights welcomes buyers royally by offering an array of established amenities and a rebirth this fall with the arrival of a new group of builders presenting a range of fresh and fabulous home styles. Melcor Developments has been crafting King’s Heights on the southeastern edge of Airdrie since 2005 giving people the opportunity to enjoy life, leisure and a charming small-town atmosphere in this 270-acre master-planned community. “King’s Heights is an excellent place to raise a family with more than 27 acres of green space, winding natural trails and storm ponds with

50 CALGARY COMMUNITIES FALL 2013

themed stone features and pedestrian bridges,” says regional marketing coordinator Catharina Mendonca, noting the north storm pond was completed last year and Melcor is working on the faux bridge and south pond in anticipation of completion next year. “The community also hosts quality amenities including an in-community commercial area, Kingsview Market, which was also developed by Melcor,” she says. “We’re very excited that the Kingsview Market is getting a new Sobeys, which will be a great addition to some of the already fantastic services offered at Kingsview including a local pub The Toad & Turtle, Shopper’s Drug Mart, Starbucks and spa and health services.” As well, a new Francophone school is being built just minutes away and there are two future school sites in the community. Residents can also enjoy an array of recreational opportunities a short drive up the road at the Genesis Place and at other facilities throughout Airdrie. Buyers are pleased to discover they can find a variety of housing styles in King’s Heights to meet their differing needs whether they are purchasing their first home, moving up to a larger one or looking for main-floor living. Melcor has put together a well-known group of builders for King’s Heights that includes Loreck Homes, McKee Homes, ReidBuilt Homes and Shane Homes,

which are crafting single-family bungalow and two-storey homes with front drive attached garages. The sizes range anywhere from 1,300 sq. ft. for the bungalows to up to more than 2,700 sq. ft. on level or walkout lots backing on to our ponds and there are a variety of lot styles available from 32to 42-ft. wide in Phases 15 and 20. Mendonca also notes that Emerald New Homes is still selling their semidetached homes, including a bungalow model, with attached garages in Phase 13. “As well, late this year we will be welcoming two new builders and Phase 18 will be supported by the award-winning builder group of Innovations by Jayman, Homes by Avi and Shane Homes,” she says. “Lots in Phase 18 will be available for pre-sale by the beginning of October and we’re anticipating opening the showhomes in this phase in March 2014.” Lots in Phase 18A will be 32-, 36- and 38-ft. wide “including west facing walkout lots that back onto our large landscaped pond,” she says. “All existing and near future phases will offer single-family homes, both

bungalow and two-storey.” Architecture in King’s Heights is inspired by the Tudor, Craftsman and Georgian Colonial styles and there are a wide variety of elevations creating an eye-catching streetscape. This unique style features deep and rich natural colour palettes with comprehensive trim packages, varied roof pitches, and decorative craftsman elements like gables, brackets, blocks, and false trusses. “A diversity of finishing materials are also available including shakes, battens, and vinyl siding to add interest and individual expression to each home along the street,” Mendonca says. “Front entrances to the homes are emphasized through the use of large porches and usable covered landings. This is coupled with articulated garage door styles that complement the character of the dwelling, as opposed to overpowering it.” King’s Heights provides a stellar location with a wide range of shops, services, restaurants and more throughout Airdrie all just a short drive away and it’s just minutes from CrossIron Mills shopping mall.

A major transportation bonus for commuters working in Calgary is the Airdrie ICE (Intercity Express Service), which is an efficient weekday connection service between Airdrie and Calgary, and residents have easy access to Highway 2 for a quick commute to downtown Calgary and the airport. There are currently four existing showhomes in King’s Heights, and Phase 18 will have six new showhomes. All showhome parades are open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m. For more information on King’s Heights, visit www.kingsheights.ca King’s Heights can be accessed via Deerfoot north and then east on Yankee Valley Boulevard. Crafted by WestMark Holdings Ltd., Cooper’s Crossing is a master-planned community in southwest Airdrie that spans 320 acres and offers a family-friendly atmosphere. Cooper’s Crossing was designed as a walkable community, says general manager Paul Gerla. “So we developed a park and path system that people can use to walk to shops, schools and meet up with friends.” A major feature is the central pond and wetlands with a covered boardwalk, which “is one of many highlights to enjoy in the Cooper’s Crossing park system,” Gerla says. Another is the eight-acre school site with a soccer field and lushly planted naturalized area. Residents can walk to a grocery store, shops, restaurants and more at Sierra Springs Shopping Centre, as well as two existing schools and the popular Chinook Winds recreation area. Cooper’s Market, an upscale shopping centre, will also become a major focal point in the community when complete, and a new public high school is under construction just a short walk away. WestMark has just released 24 prestigious estate front-drive lots ranging from 48- to 62-ft. wide with prices ranging from $240,000 to $370,000. Most lots are walkouts and all back onto green space. Lifestyle

Seven reasons to

love Calgary Calgary certainly has earned its place in the sun. It’s a great city that has much to offer its residents and has rapidly grown from a small city to a hub of activity. There are a number of things that set Calgary apart, offering an exceptional quality of life and making it an easy choice to call home. 01 Nature as a neighbour. While the beautiful Bow River runs right through it, cleaving north from south, some of Canada’s most majestic landscape surrounds Calgary. Fresh air and greener pastures are a rare find in any urban area, but Calgary keeps nature accessible to its inhabitants. Whether it’s camping at Mount Kidd, ski weekends at Sunshine or a simple stroll along the Bow, the options are all easily accessible and offer much to enjoy – in all seasons. 02 Financially sound. While Alberta has no provincial sales tax – making it an affordable place to live – Calgary has an enormous number of corporations headquartered here, offering an impressive selection of job opportunities. The variety of industries flourishing in the city has given rise to great prospects. The unemployment rate for Calgary in the summer of 2013 was sitting at 5.3 per cent, well below the national average of 7.2 per cent, and far better than other major centres such as Vancouver at 6.4 per cent, Montreal at 9.9 per cent, Ottawa at 7.1 per cent and Toronto at 8.5 per cent. The Conference Board of Canada pegs Calgary to be among the top cities in Canada for economic growth in 2013. Calgary also claims the most millionaires per capita in Canada. 03 Vermin free. Alberta holds the unique distinction of being rat-free. Though there are rumours, lore, sightings, even perhaps the occasional sabotage, Calgary doesn’t have any level of Norwegian rat infestation to menace residences and businesses. Rat-free is a beautiful thing.

62 calgary communities FALL 2013

04 A major hub. Whether it’s business or pleasure, there are a lot of people travelling to and from Calgary annually. In 2012, Calgary International Airport (YYC) saw 13.6 million passengers, and for the year ending in July, 2013, 13.9 million people came in for a landing. This doesn’t account for the massive number of people visiting by land who travel by train and automobile through the majestic Rockies on their way to Calgary. 05 A well-planned city. You can’t argue that Calgary is one city that planners got right. Its simplicity and straightforward layout makes it easy to travel to and navigate. There’s no focal point of gridlock and no area has grown uncomfortably beyond its infrastructure. Designed on a grid and broken down into directional quadrants – North East (NE) North West (NW) South East (SE) and South West (SW) – numbered streets and avenues make it easy to get around. Streets always run north-south and avenues always run east-west. At the axis, where the numbering originates, are Centre Street and Centre Avenue – navigational ground zero. 06 Weather. Yes, winters in Calgary can be cold and harsh. When the mercury drops to the minus-40s, there’s no denying it’s cold. But it’s not a long winter, nor is it overly harsh. While there may be a lot of snow and a lot of low temperatures, it is, as they say, a dry cold. It’s more palatable than when there’s a windchill factor or dampness. If you dress properly, the cold is perfectly tolerable. And the frequent Chinooks provide a reprieve and replace the chill with warm breezes. Summers are lovely and the idealistic spring and fall temperatures monopolize the better part of the year. 07 Architecture. Yes, the winters are cold. That’s why the “+15s” are so great. Designed in the 1960s, Calgary’s core boasts the ingenious idea of Harold Hanon. Business carries on with walk-overs, called +15s, connecting buildings. There are currently 59 walkways. Just look up – about 15 feet up – and you’ll see them when you wander around anywhere from 9th St. SW to 3rd St. SE, starting at about 2nd Ave. SW/SE and ending right around the railway at 9th Ave. SW/SE.

Hopewell Residential Communities is thrilled to announce this new enclave in Reunion, and celebrated Heron Pointe’s official grand opening on Sept. 14th with an event that featured a family-friendly event with free food, activities for the kids and entertainment for all ages as visitors toured though the six stunning showhomes. “We’re really excited about the release of Heron Pointe; it’s really a special enclave and premier opportunity for buyers,” says Scott Hamilton, senior manager, marketing and community relations for Hopewell Residential Communities. “It’s the last phase in Reunion and we had a chance to set it apart by changing up the architecture and embracing its natural setting. “Heron Pointe is a refreshing community that features exciting new amenity lots set amongst natural surroundings and homes backing onto Heron Pond, green space and walking paths or a future school site.”

64

Located in the thriving community of Reunion, Heron Pointe, a unique residential enclave, offers homebuyers a tranquil, unhurried lifestyle that’s enriched with community connectedness amongst the beauty of nature, and families with school-aged children the chance to send their children to Heron’s Crossing School just a block away “The appeal really is that small-town feeling. Everybody knows everybody and it is definitely a slower, gentler lifestyle,” says Hamilton. As the final phase in Reunion’s development, Heron Pointe offers a distinctive collection of two-storey, front-attached garage homes built by Excel Homes, McKee Homes and Sabal Homes, who bring a high level of quality and craftsmanship. Heron Pointe will be known for its well-planned, functional designs with floor plans ranging from 2,000 to 2,500 sq. ft., and offering an array of fine features and finishings. Residents will find stylish move-up homes that are designed with family living in mind and are close to nature amenities and major transportation routes. This newly released enclave also offers a contemporary take on traditional architecture and design. Colourful streetscapes will boast refreshingly new architecture infused with bold, rich colours and a modern twist. “The architecture is new to Airdrie and has been a hit with buyers,” Hamilton says. “Our builders have also come up with some new floor plans and modern designs that really appeal to today’s buyer.” With prices starting in the $400,000s, and lots now available, Heron Pointe makes it easy to enjoy the small-town atmosphere Airdrie is famous for, Hamilton says. “This community seamlessly combines a friendly, traditional atmosphere with the features modern families crave,” he says. “It’s a great opportunity for people to create a home they always wanted in a community that is already established.”

Heron Pointe puts nature in your backyard, with schools, shopping and playgrounds just down the block. Herons Crossing School is a short walk away; established parks and green space are located in and around Reunion; and residents will appreciate having coffee shops, grocery stores, banks, medical centres and more, all nearby. “With its incredible natural surroundings, established amenities nearby and distinctive homes Heron Pointe offers premium living in a pristine location,” Hamilton says. Heron Pointe is ideally located within Hopewell’s community of Reunion, a sought-after Airdrie neighbourhood with a refreshingly relaxed and welcoming atmosphere. Now entering its final stages of development, Reunion is wellestablished, with long-time residents enjoying their well-built homes among carefully planned green space, walkways and family-friendly amenities.

Reunion is about more than simply homes – Reunion Park, the community’s central outdoor gathering place, is complete with benches, barbecues and play areas. An open-air pavilion acts as a special setting for important family and neighbourhood moments. “This year will see ongoing updates of Reunion’s many park spaces and walking paths, all in the name of making the community as welcoming and attractive as possible for existing and future residents,” Hamilton says. Hopewell Residential Communities is the award-winning developer behind both Reunion and Heron Pointe, and is proud to offer excellent value, modern home design and a collection of wellrespected and award-winning builders. To learn more about Heron Pointe, visit the six showhomes, located on Reunion Green, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit www.heronpointeairdrie.com. ith a new kindergarten to Grade 8 school slated for the community and a new phase set to launch this fall, homebuyers have lot to look forward to in Sunset Ridge. Nestled on a bluff overlooking the picturesque town of Cochrane, Sunset Ridge is being masterfullycrafted by Melcor Developments on 300 acres offering residents a relaxing atmosphere to come home to with gorgeous mountain and river valley views and exceptional green space, parks and nearby amenities. “We’re really excited that Sunset Ridge is the only community in Cochrane that received the

68 CALGARY COMMUNITIES FALL 2013

announcement of a new school from the Rockyview School Divisions,” says regional marketing co-ordinator Catharina Mendonca. “The K-8 school is set to open in 2016 in our Phase 13, just east of the storm pond, which will be released late this fall. “This is such great news for the community and the Town of Cochrane. For families in Sunset Ridge, this means school will either be a short drive or brisk walk from their doorsteps,” she says. “The presence of a school in a community also typically increases home values so even for homeowners without children, it’s great for the resale aspect. I think it will be a huge boost for our beautiful neighbourhood.” Melcor is also pleased that Phase 13 will be the next phase to launch and lots will begin selling late this year. This phase will feature semi-estate homes from Jayman MasterBUILT and Excel Homes, and fee simple townhomes from Homes by Avi. “This type of townhome has been a successful offering for them as it offers multi-family living without condo fees,” Mendonca says, making the townhomes especially attractive for first-time homebuyers as it frees up additional cash.

There’s been a lot of excitement surrounding this new phase due to its proximity to the new school and because of the diverse types of homes. The storm pond in this new phase is currently being graded and will be landscaped starting next spring. The pond is expected to be completed by early fall of 2014. “It will be a great addition to our neighborhood complete with a playground, picnic areas, and naturalized spaces.” As well, entry features at the base of Sunset Boulevard at the entrance to the community have been completed and landscaped. “We’re very pleased with how they look. They bring a fresh, welcoming note to our vibrant community,” Mendonca says. She notes that Sunset Ridge is connected by a linear green space system with regional trails, seating areas and an exercise circuit. “These pathways also connect to the Big Hill Creek Valley; a beautiful preserved natural area for residents to explore.” Adding to Sunset Ridge’s beautiful natural setting, the community offers a diverse housing product that appeals to a variety of buyers from first-time to move-up.

Innovations by Jayman has townhomes that start in the $270,000s, while semi-detached homes by Innovations and Landmark Homes start in the $300,000. Single-family homes are available in Phase 12 crafted by Excel Homes and Homes by Avi starting at $360,000, while Jayman MasterBUILT and Landmark Homes are building semi-estate homes in Phase 10 starting at $450,000. Homes in Sunset Ridge present unique architecture inspired by Craftsman and Arts and Crafts design elements including deep and rich natural colour palettes with comprehensive trim packages, varied roof pitches, and decorative craftsman elements such as gables, brackets, blocks, and false trusses. “A diversity of finishing materials are also available including shakes, battens, and Hardie Board siding to add interest and individual expression to each home along the street,” Mendonca says. Residents also appreciate that they’re just minutes to a wide range of great amenities in Cochrane including shops, grocery stores, services and recreational facilities. There is also a gas station and convenience mart slated to open later this year and an existing Catholic school in the community. Sunset Ridge is perched on the corner of Highways 22 and 1A providing quick access to Highway 1 to Banff and to Calgary via Highway 1A (Crowchild Trail) and the Tuscany and Crowfoot LRT stations are a short drive away. For more information on Sunset Ridge, visit the showhomes open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m. or visit www.liveinsunsetridge.ca.

ew homebuyers who want to escape the hectic pace of the city and come home to a serene natural setting are enjoying the laid-back lifestyle offered at Riversong in Cochrane. Situated in a picturesque setting along a heavily treed escarpment with the Bow River at the doorstep, Tamani Communities has created this master-planned community on more than 340 acres with approximately 100 of those acres set aside as an environmental preserve, ensuring an abundance of green space for everyone to enjoy. “The biggest appeal to Riversong is the lifestyle,” says Nicole Westman, marketing co-ordinator with Tamani Communities. “Once people come into Riversong they love the look and feel of the community; it’s very tranquil and in Riviera homes back onto the forest and Bow River so it’s a beautiful natural setting. Its location also provides fabulous views of the escarpment, the Rockies, Bow River and the town of Cochrane.” Riversong’s tranquil setting is being well received by a diverse group of buyers from young singles and couples, to families and empty nesters. “We’re getting a lot of traffic coming through the showhomes and the community; we’ve had an amazing response to Riviera and the showhomes just opened.” Riversong provides a wide range of housing product that is attracting various homebuyers from those first starting out to those seeking luxury. Phase 4 (The Pointe), which features front-attached garage homes crafted by Jager Homes, Jayman MasterBUILT and NuVista Homes, has been so well received that this phase is almost sold out, “so this is your last chance to get into this phase,” Westman says. FALL 2013 CALGARY COMMUNITIES 71

The release of Phase 5 this spring provided even more choices with lots close to park space and pathways, and choices of laned, single front-drive and semidetached lots. In Phase 5, Innovations by Jayman and Trico Homes are building semi-detached homes; Innovations by Jayman is building single- and double-front drive homes; and Sabal Homes and Trico are offering laned homes. A parade featuring 10 showhomes also opened in Phase 5 this spring and homes in this phase start in the $300,000s including lot and GST. In Riviera, Jayman MasterBUILT and Trico Homes are “crafting estate frontdrive homes that back onto the Bow River,” Westman says. “Starting at $510,000 these are affordable homes with lots that either face a park, trees or the river. We also have front drive Villa and Manors by Jayman that start in the $450,000s.” Tamani recently opened six showhomes in Riviera and buyers can visit rivieracochrane.com to find out about lot availability. Riversong presents Contemporary Heritage architecture of four tried and true styles – Craftsman, Prairie, Georgian and Colonial – that reflect the natural surroundings and combined with the use of Smart Board and bright colours creates an esthetically-pleasing streetscape. Many buyers are drawn to Riversong’s already established amenities, such as the parks and pathways, the Bow Valley High School and a pedestrian bridge that crosses the Bow River and connects the community to downtown Cochrane. Buyers also appreciate that more than 40 per cent of the community is green space including natural parks, tot lots and pathways linked throughout the community. “We’ve also developed a road to access the area along river, where we’re now selling, and the road includes a bike path so residents can connect to the pedestrian bridge,” Westman says, noting it’s about a 10-minute bike ride or a 20-minute-plus walk to Cochrane’s downtown. “We have also developed our second park, a pond along the waterfront and pathways throughout the community.” Westman notes that residents enjoy the feeling of living in the country, but they have all the conveniences of the town of Cochrane and the close proximity to the mountains. “People love the being able to step away from the hustle and 72 CALGARY COMMUNITIES FALL 2013

bustle of the city and enjoy the charm of small town living.” Riversong’s convenient location south of the Bow River and east of Highway 22 means it’s an easy 20-minute drive to Calgary’s west side or the mountains, and just minutes to downtown Cochrane where residents can enjoy an array of shops, restaurants and services. For more information on Riversong, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit riversongcochrane.com and rivieracochrane.com. HEARTLAND IN COCHRANE

There’s plenty to love about

APEX’s Heartland in Cochrane by HEATHER RYAN

W

ith the charm of a small-town living, a beautiful streetscape of stylish homes and a wide range of amenities close at hand there’s plenty to love about Heartland in Cochrane. Ideally located at the edge of the Foothills on the west side of Cochrane off of Hwy. 1A, APEX Developments is crafting Heartland that offers new homebuyers the feeling of living in the country with all the conveniences nearby.

73

“Heartland is a beautiful, family-oriented community in a great location close to everything in Cochrane and just 15 minutes from Calgary’s west end,” says Susan Henderson, senior development manager at APEX One of the main reasons that buyers love Heartland is because it offers differing housing choices to suit a variety of tastes, needs and price points appealing to everyone from first-time to move-up buyers. Excel Homes is featuring two-storey townhomes in three- and four-plexes, with new showhomes showcasing four of eight models – the 1,399-sq. ft. Wilton, the 1,458-sq.-ft. Birchwood, the 1,484-sq.-ft. Paxton and the 1,532-sq.-ft. Stapleton. Heartland Townhomes start in the $270,000s, so they appeal to first-time buyers looking for affordability, as well as empty nesters and downsizers because they offer such

74

a wide range of styles and sizes ranging from 1,209 to 1,630 sq. ft. The townhomes are two-storey designs, with a limited number of third-storey lofts available, and come with a huge front veranda. All the townhomes offer three bedrooms and two-and-a-half bathrooms. Four of the eight models offer a rear attached over-sized single-car garage and rear deck and there is an option to have a rear detached garage with the other models. As well, Excel Homes is offering single-family homes with double front-attached garages with an attractive price point starting in the $370,000s. It also has single-family laned homes starting from the $330,000s. Excel has two double front-attached garage showhomes on display – Weston, a 1,735-sq.-ft. two-storey, and Ainsworth, a 2,108-sq.-ft. two-storey. The Weston is a

popular plan with buyers providing plenty of storage, great use of space and an open design. The Ainsworth also presents the open concept design with a dynamic open-toabove entry and many sought after features. “We’re really excited to have such a great response from buyers and sales are going well,” she says. “We recently released new lots in Phase 1C, which are all single-family front attached garage lots, and a portion of them front onto a future park site.” Home designs throughout the community have been inspired by the beautiful natural setting and feature Alpine, Prairie, Homestead and Arts and Crafts architectural styles that are highlighted by steep open-ended gables, stone details and columns, low slope pitch roofs and clean lines. “These are very stylish, character homes that reflect the surroundings and the charm of the area,” Henderson

says. “The application of the specific style elements helps to establish a sense of structure, identity, continuity and cohesiveness in Heartland, and ensures a lasting value in the community while creating an esthetically-pleasing streetscape. “As well, when you come into the community you’ll be amazed by the entrance with its extra wide centre medians that are extensively landscaped with a variety of trees and river rock that really makes a statement and adds to the streetscape.” In Heartland, buyers will discover streets named with equestrian themes, pathways, which will link to Cochrane’s trail system, and there will be a huge horseshoe park with playground equipment and a soccer field that is already under development. Another reason to love Heartland is its great location that offers stunning mountain and river valley views and convenient direct access to Highway 1A making it easy for residents to commute to Calgary or head to the mountains. Residents appreciate that Heartland is just minutes to downtown Cochrane, where they can enjoy an array of retail choices from big box stores to boutique shops, restaurants, services, recreation facilities, schools, parks, playgrounds and pathways. They’re also just a fi ve-minute stroll to the river to walk the dog, enjoy a scenic picnic or cast a line. The LRT extension to Rocky Ridge, just a few minutes up the highway, also benefits residents who work downtown and there is also the LRT at Crowfoot. For more information on Heartland, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit www. heartlandcochrane.com

THE GATES

Remington open

The Gates

to affordability in Quarry Park by HEATHER RYAN

78

A

gorgeous boutique-style condo is opening the gates to a unique opportunity for buyers in Quarry Park – affordability without compromising on space, quality and features. Remington Development Corporation, which is developing the estate community of Quarry Park, has launched The Gates, a three-storey upscale building featuring just 32 homes giving residents a community feel in a stellar location. “The Gates is located right at the entrance to the river bank, overlooking a water feature and beautiful landscaping,” says Remington’s residential director Glen Deibert. “It also offers the size and price point that’s been missing in Quarry Park targeting people who enjoy condo living and want to live in an estate community but don’t have the huge budget. We appeal to people who

want to downsize without breaking the bank or sacrificing on style, space and quality.” With the tremendous response so far to The Gates it appears that Remington has “targeted the sweet spot,” Deibert says. We had four sales on our first day and with an official ground breaking in the fall the time to register is now.” Buyers can choose from a several plans to suit their needs including: onebedrooms plus dens at 770 sq. ft.; two bedrooms starting at 1,070 sq. ft.; and three bedrooms at 1,315 sq. ft. The homes are priced from the $290,000s to the $400,000s. “The one-bedrooms all come with dens and at 770 square feet, you’re getting a great space with a large master bedroom, 90 square feet of den space and lots of storage,” Deibert says. The well-appointed interiors feature an array of high-end features such as 9-ft. ceilings, tile floors, granite counter tops, five-piece cabinets and drawers, stainless steel appliances, kitchen islands and pantries, full-height subway tile backsplash, large in-suite laundry, walk-in closets and ensuites in the master bedrooms and private balconies with accent rails and gas line hook ups. Massive windows and transom windows ensure plenty of natural light and emphasize the views. Each home also comes with one parking space in the heated underground parkade, as well as a storage locker. There is also the opportunity to purchase a second parking space on a limited basis. Buyers will also appreciate the green elements in the building, such as dual flush toilets, energy-efficient lighting and products, high energy efficient appliances and on-site recycling. FALL 2013 CALGARY COMMUNITIES 79

“The Gates is a stylish blend of traditional and contemporary elements of French and European architecture and every detail – the stone work, trim and landscaping – has been specifically chosen to complement the community,” Deibert says, noting the focal point of the building is the spectacular mansard metal roof that provides a grand entrance. “Remington has a significant reputation of standing behind what we build providing value and quality and The Gates will really benefit from that,” Deibert says, adding the homes are backed by a comprehensive 2-, 5- and 10-year warranty. Quarry Park’s location is also a major appeal to buyers. The community offers a perfect balance of residential, office, retail and natural green space all nestled alongside the Bow River making it an ideal place where people can live, work and play.

80

Residents will be pleased that they can walk to The Market in Quarry Park, which serves as the central plaza and gathering place featuring intricate landscaping, wide sidewalks and site furnishings, and offers a variety of shops, services, restaurants and a Co-op grocery and liquor store. Plus residents can enjoy more than 80 acres of parkland and a new recreation centre that is scheduled to open in 2015. As an added benefit, Quarry Park is serviced by a Bus Rapid Transit line that connects to the downtown, as well as numerous other bus routes connecting to both Anderson and Chinook LRT stations. Homeowners will enjoy easy access to Glenmore and Deerfoot Trails and it’s only 15 minutes from downtown. “We truly expect that we have a product and price that will appeal to a wide range of people in an estate community,” Deibert says. “The

Gates will become a highlight in the community because of its location at the entrance to the river and the green belt around it.” For more information about The Gates in Quarry Park, visit the Presentation Gallery, open Monday to Thursday, noon-8 p.m., and weekends and holidays, noon-5 p.m., or visit remingtoncorp.com.

COPPERFIELD

Hopewell’s

Copperfield

opens new showhome parade by HEATHER RYAN

N

ew homebuyers interested in making a home in one of the most endearing communities in southeast Calgary will need to act soon as Copperfield moves into its final stage. Being developed by Hopewell Residential Communities on 575 acres just off Highway 22X, Copperfield has become a “really popular community in the southeast because of the value and affordability in all housing options for today’s buyers,” says Scott Hamilton, senior manager, marketing and community relations. “People love Copperfield because everything is already here – parks, coffee shops, schools, shopping, and more. “Copperfield is also entering its last few phases of development, so the time to purchase a new home in one of Calgary’s most popular communities over the last 10 years is now,” he says. “We opened new laned showhomes by Excel Homes and Sabal Homes on September 7th, and we think they’re the community’s best yet.” These innovative and well-respected home builders are crafting modern designs that cater to the needs of today’s homebuyers. There are eight new showhomes in the new laned parade, which showcase Heritage, Classic and Urban elevations with floor plans ranging from 1,033 to about 1,704 sq. ft. The homes start in the low $300,000s and are a great reflection of current trends in the modern family home. “Better use of third-floor attic space to expand square footage, smart main floor layouts and expert design and

82

decoration are real hallmarks of homes in this parade. It’s a great collection of homes from two builders with their own distinct style,” Hamilton says. Copperfield’s wide range of single- and multi-family housing styles means there is something for everyone from those just starting out, to growing families, to people looking to down-size or right-size to fit their needs. First-time buyers enjoy the affordability offered in Copperfield’s multi-family segment where apartment-style condos from Brad Remington Homes are starting from the $140,000s, while townhomes by Sabal Homes, Aldebaran and Brad Remington are starting from the $270,000s. In early 2013, Sabal Homes opened its new Chalet showhomes, which showcase the attractive and affordable lifestyle townhome living in Copperfield is all about. “In addition, multi-family homebuyers will have more selection in Copperfield later this year, as we look forward to new offerings from Brad Remington Homes and Stonecroft,” Hamilton says. “We’re thrilled to have these multi-family projects in the community as it allows us to offer a more complete range of homeownership opportunities for a greater number and diversity of families in all kinds of situations,” says Hamilton. “The condo and townhome developments in Copperfield are striking a chord with buyers and sales are among the best in Calgary.” Also popular are Copperfield’s move-up homes. Sabal Homes and Stepper Custom Homes opened a total of four

front-attached garage showhomes last year, presenting terrific designs, including an innovative accessible bungalow by Stepper. Both builders offer a wide range of styles that are “familycentric,” with fabulous features and sizes that range from approximately 1,300 to 2,500 sq. ft., with prices starting in the $400,000s. Of course, there are also the single-family laned homes by Excel and Sabal and with a starting price in the $300,000s offer affordability. A major draw for buyers is Copperfield’s terrific amenities, including the large central park with the seven-acre Wildflower Pond, the extensive pathway system, tennis courts, an outdoor skating rink, playgrounds and two toboggan hills. Two three-acre parks offer even more space for residents to connect with neighbours and explore within the community. There are three designated future school sites and two neighbourhood shopping centres within the community. Hamilton notes the close proximity to the South Calgary Health Campus (hospital) is also appealing to the hundreds of workers who want to live close to where they work. In addition, Copperfield is within minutes of various shops, services and restaurants in McKenzie Towne and South Trail Crossing, which include both major grocery stores and big box retailers, along with boutiques and coffee shops. The location also provides easy connections to 130th Avenue S.E., Highway 22X, Deerfoot Trail and 52 Street S.E., and the completion of Stoney Trail will offer another major route. “People who live in Copperfield love it, and because of the variety of housing products available they can stay within the community, moving up to a new garage home, or downsizing to a fantastic condo, as their needs and lifestyles change,” Hamilton says. For more information about Copperfield, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit copperfield.ca.

AUBURN BAY

Create memories you’ll treasure at

Brookfield’s Auburn Bay by HEATHER RYAN

A

uburn Bay welcomes you home to a relaxing cottage country atmosphere and an idyllic setting creating memories that your family will treasure for years to come. Developed by Brookfield Residential, Auburn Bay is a 900-acre master planned community where families can savour peaceful lakeside living, an array of recreational activities, beautiful landscaping and scenic views centred around a 43-acre freshwater lake. “Auburn Bay is a serene four-season lake

84

community that is very relaxing and reminiscent of times spent at the cottage or kicking back on the lakeshore,” says Marlène Guerin, marketing manager, Calgary Land Brookfield Residential. “From the moment you enter Auburn Bay, you instantly feel at home.” With its wide range of home styles and available lots, Auburn Bay appeals to everyone from first-time to estate homebuyers looking for single or multi-family product lines, and was in the city’s top three best selling communities in 2012 (based on building permits).

For buyers who desire something special, new estate lots are now available in Auburn Bay including gorgeous lake front lots where elegant estate homes are being crafted by Albi Homes and Morrison Homes from the low $600,000s. Single-family homes by Innovations by Jayman (starting from the low $350,000s) and by Baywest Homes, Cedarglen Homes and Jayman MasterBUILT (starting in the mid $400,000s) offer homebuyers designs that blend the space that families desire along with elegant and contemporary convenience. Guerin says Brookfield is excited that Baywest, Jayman and Morrison are opening new semi-estate front-attached garage showhomes later this fall. Brookfield Homes is crafting semi-detached from the $300,000s and building single-family homes with detached garage from the $330,000s, both offer great specifications, exceptional value, stylish designs and affordability. On the multi-family side, Mosaic Lakeside by Brookfield Homes features townhouses; Zen by Avalon offers one and twolevel townhomes; and Stonecroft showcases apartment style condos, all starting from the mid $200,000s. “We’re really pleased to be able such a wide range of choices for buyers,” Guerin says. “People can buy their first home here and move up as their family grows.” Being developed around a lake, it’s only natural that Auburn Bay would have a unique cottage country theme that presents an attractive architectural style and scenic streetscape. Equally appealing is the abundance of green space including neighbourhood parks, pathways, playgrounds, future school sites, and ponds perfect for afternoons spent outside with your kids and socializing with neighbours. But the private 43-acre lake and 13-acre beach and park with Auburn House as its centrepiece, are the community’s focal point. Here residents can experience four seasons of recreation. In summer, enjoy a game of tennis or volleyball, cool off in the water spray park, canoe, fish, have a barbeque or just relax on the beach. And when the snow flies, there’s a hockey rink and pleasure skating area, fire pit and toboggan hill. Auburn House itself is a year-round facility featuring a full-size gym, banquet space, change facilities, tennis courts and space for programs and community events. “Homebuyers love being in a lake community where they can spend four seasons enjoying activities,” Guerin says. “It’s really a recreation getaway right at your doorstep, yet you’re only 20 minutes from downtown.” Auburn Bay is conveniently located off Deerfoot Trail and Seton Boulevard S.E. and close to a variety of shops, services, coffee shops and restaurants just minutes away in nearby Cranston, McKenzie Towne and the 130 Avenue shopping area. The Highway 22X leg of Stoney Trail, anticipated to be completed in 2013, will also provide an additional route for residents to access other parts of the city. Brookfield Residential’s Seton development, already home to the new South Health Campus, is conveniently located across from Auburn Bay on the south side of Seton Boulevard, offering Auburn Bay residents a true urban district outside of downtown, with easy access to everything. 85

WALDEN

Genstar’s Walden offers exclusive choices for homebuyers by HEATHER RYAN

W

ith established parks and pathways, great neighbourhood conveniences and a variety of exclusive new offerings this fall, Walden has plenty to offer new homebuyers in southeast Calgary. Located off Macleod Trail and 194 Avenue S.E., Walden was started in 2008 by Genstar Development Company and has offered a wide range of housing choices over the last few years.

88

This fall, development has moved into a new portion of the community with Phase 12 providing opportunities for people to purchase some exclusive larger homes. “We have a great selection of move up and estate homes and the Edison townhomes in Phase 12,” says development manager Paul Boskovich, and “coming in early 2014 we will be releasing more semi-detached product and entry level homes.” Currently, Walden presents a gorgeous estate offering with Walden Park in Phase 12. This exclusive area features lots backing onto a naturalized park with larger lots and homes built by California Homes and Cardel Homes, which have fabulous showhomes open to the public. Centrex Homes has an exclusive collection of 30 lots on a cul-de-sac in Phase 12 selling front-attached garage homes, while Homes by Avi has an exclusive street along Walden Terrace offering move-up, front-attached garage homes – both have showhomes open. Cardel Homes and Homes by Avi also continue to build larger front-attached garage homes in Phase 10, and there are still some limited lots available that back onto Walden Pond. As well, Avi Urban has started construction on the Edison townhomes, which offer three-storey designs with two or three bedrooms and double-car attached garages. “We’re really excited about what they’re offering,” Boskovich says. “Walden’s architectural guidelines allow for a contemporary style, so Avi has been able to offer something unique to market with an urban fusion, modern type of architecture that will be a great looking addition to the community.” Buyers in Phase 12 will be pleased that Genstar has already developed the park space, “and there are two new playgrounds in Phase 11 and 12 that kids and families are really excited about,” he says. Walden takes its inspiration from nature’s beauty being surrounded by tranquil parks, open spaces and pathways, and presents a community where families can live, work and play. The community was named after Walden Pond, and has been designed to ensure there is low impact on the environment, such as crafting infiltration beds running alongside the streets to capture storm water, preventing water from flowing directly into the Bow River. Genstar also retained native trees and vegetation giving Walden the look of an established neighbourhood. Residents also appreciate that there are established conveniences within walking distance at the Gates of Walden, which features a Shopper’s Drug Mart, Starbucks, Tim Hortons, a neighbourhood pub with rooftop patio, various shops and services and a Save-On-Foods grocery store is expected to open this year or early next. Walden residents have easy access to Macleod Trail and Highway 22X, as well as to Deerfoot Trail, with a wide range

of shopping opportunities just a short drive away; and it’s just five minutes to the Somerset LRT. For more information on Walden, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit waldenliving.ca

CHAPARRAL VALLEY

Genstar’s

Chaparral Valley moves into final phases by HEATHER RYAN

Company, Chaparral Valley puts these incredible amenities all within walking distance and its location in the beautiful Bow River Valley presents an idyllic setting for families. Chaparral Valley is like a quiet little village offering a peaceful, natural setting that has been so well received

that it’s moving into the final phase of development. “We have 145 lots available in Phase 5 in three market segments from entry level to move-up so there is quite a bit of opportunity in terms of lot selection and home styles in this final phase,” says development manager Paul Boskovich.

There are also still some lots remaining in Phase 4, but the opportunity of making a home in this community, which presents a small enclave of just 500 homes, is diminishing. “In Phase 5, Innovations by Jayman is offering single-family homes with single- and double-attached garages on narrower lots for the entry level market and they will be opening new showhomes Sept. 28,” Boskovich says. “They’ve been very success with this product line in Phase 4 because it allows people to get into homeownership at an affordable price point. “We’ll also have a larger lots for first- and second-time move-up buyers and Cardel Homes has 50 lots that are 32-feet wide with some backing onto the storm water feature and municipal reserve with pathways to Fish Creek Park,” he says. Cardel is expected to open new showhomes this fall. In the final market segment, 45 lots will be released this month to builders Cardel, Homes by Avi and Jayman MasterBUILT who will craft estatesized single-family homes with frontattached garage and some of the lots back onto the golf course and onto the escarpment. “In this final phase we’re able to provide a variety of price points to buyers,” Boskovich says and this is “the

last opportunity to buy move-up homes in Chaparral Valley.” Homes throughout Chaparral Valley emphasize traditional architectural styling, such as Arts and Crafts, and attention to details ensuring an esthetically-pleasing streetscape. It also offers an amazing location by the river and close to Fish Creek Park, and it’s home to the 18-hole Blue Devil Golf Course and the Lil Devil 9-hole course. There is also a new club house at Blue Devil with a restaurant that is open to the public. Adding to the community’s appeal is a central park, which features a distinctive rock wall, playground equipment and a toboggan hill, two sports fields and a new commercial site is being developed. Residents in Chaparral Valley also appreciate the feeling of small town living, yet they’re so close to everything being minutes away from shops and services in neighbouring Lake Chaparral and in Walden at the Gates of Walden. As well, they have easy access to Macleod Trail, Highway 22X and Deerfoot Trail for getting downtown and around the city. You can learn more about Chaparral Valley by visiting the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit welcometothevalley.ca. Brookfield’s

Cranston

offers stellar natural setting by HEATHER RYAN

W

ith its stellar location on top of the Bow River Valley escarpment and nestled on the edge of Fish Creek Park, Cranston has become one of the premier addresses in south Calgary. Launched by Brookfield Residential in 1999, Cranston offers a picturesque natural setting and stunning views of the Rockies making this 1,580-acre community a popular choice with new homebuyers. Along with Cranston’s natural setting and the opportunity to explore Fish Creek Park and the Bow River Valley outside their doorstep, residents enjoy having numerous parks, playgrounds, pathways, biking and hiking trails and an abundance of green space within the community, says Marlène Guerin, marketing manager, Calgary Land Brookfield Residential. Buyers also appreciate that there are numerous lots and home styles to choose from to suit their various lifestyles and budgets. Starter homes crafted by Brookfield Homes and Discovery Homes are going strong and are priced starting from the low $300,000s with optional rear-detached garages. “We’re excited to see both Discovery and Brookfield open eight new showhomes on Cranford Drive S.E.,” Guerin says, noting a grand opening was held on Sept. 8th. “These homes offer great designs, features and value.” Morrison Homes’ innovative Inhabit series features single-family homes designed exclusively for modified lots in Cranston, starting from the $390,000s. Landmark Homes’ Solar NetZero showhome “Solex 2” is Alberta’s first production-oriented NetZero energy move-up home, designed to generate clean energy from solar and geothermal systems. Pricing starts from $500,000s. Both Morrison and Landmark each have a showhome on parade showcasing these two home styles. As well, a showhome parade by builders Cedarglen Homes, Shane Homes and Trico Homes opened earlier in the year and features homes with double-attached garages starting in the low $400,000s. Move-up buyers are also attracted to the terrific designs found in Cardel Homes’ exclusive product “The Highlands,” priced from the $480,000s. First-time buyers can choose from several affordable housing products in Cranston, starting from the $200,000s. Cardel Lifestyles offers apartment-style condos and townhomes in Cranston Place and Harvest Mosaic by Brookfield Homes offers a selection of row, stacked and triplex townhomes. Homebuyers can also enjoy luxury living in the estate community of Riverstone of Cranston located down the road on Cranston Avenue that features homes priced from the $450,000s to more than $1.3 million. Among Cranston’s key attractions are the 22,000-sq.-ft. Century Hall and its surrounding four-season, seven-acre FALL 2013 CALGARY COMMUNITIES 93

park. Families can cool off at the splash park or get a work out on the tennis and basketball courts in the summer. Or skate, toboggan and hit the ice on the outdoor hockey rink that has its own ice plant and Zamboni, during the winter. Century Hall, a Cranston Residents’ Association facility, offers a great place to connect with the community, and has a full-time program co-ordinator so residents are able to participate in year-round activities from yoga to skating classes within their own community. Residents also appreciate having the convenience of two schools and the Cranston Market right in the community. The market provides an array of neighbourhood amenities including a local grocery store, gas station, restaurants, coffee shops, banking and other shops and services. Situated at the junction of Deerfoot Trail and Highway 22X, Cranston residents enjoy easy access to downtown, the airport or out to the mountains. It’s also just minutes away from a variety of shops, services, coffee shops and restaurants located at the 130th Avenue shopping area. As well, Brookfield’s Seton development is conveniently located across from Cranston on the southwest corner of Seton Boulevard and Seton Way, offering Cranston residents a true urban district outside of downtown, with easy access to everything. Seton’s plan includes more than 2.5 million sq. ft. of office and retail space, a 16-acre regional park, public library, schools, a hotel, seniors care facilities, 1,300 multi-family residences, an active main street, and regional recreation centre – all serviced by the future southeast LRT. Start your

landscape plan by Brad Jackman

With the tree leaves falling and

winter soon upon us, landscaping may be drifting from your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate over the winter. Hiring a landscape contractor should be exciting and satisfying. However, it can also be very discouraging for some homeowners, unsure of where to begin, what you want it to look like and who to talk to. Here are a few tips to guide you through a satisfying landscape construction experience.

You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in your desired time frame.

96 calgary communities fall 2013

›› Have a budget. It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. Depending on what is required for labour, equipment and materials, it may be more or less of an investment one season to the next. Still, it is sometimes more cost effective to do the whole project at once. Booking a consultation with a reputable landscaper will allow you to see if your budget is in line with your vision.

clients who have had similar projects to the one you’re considering. Your options include: patios, lighting, decks, walkways, garden beds, trees, plants and fences to irrigation, drainage solutions, boulders, retaining walls, water features, decorative concrete, outdoor cooking and fire pits. Clearly, there are many choices, and it pays to explore all your options carefully. A stylish functional yard can create a vibrant feel to your home. Be the envy of the block and provide a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal flare to your home’s exterior.

›› Hire a Professional Many homeowners underestimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Weekend warriors may be in for a surprise! It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Find a landscape company that will complete the task from start to finish and handle any subcontracting required. Know your options. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very differently. Hire a company which uses quality equipment, utilizes the best products available and installs professionally. Ask to speak with former
