If there’s one thing Canadians are passionate about, it’s their home. If they’re fortunate enough to have one. On National Housing Day on Nov. 22, Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for Canada Mortgage and Housing Corp. (CMHC), released the much anticipated “What We Heard” from Canadians report. Joining him for the press conference – held via Facebook Live – was CMHC President and CEO Evan Siddall. The product of several months of “Let’s Talk Housing” consultations with housing experts, stakeholders

and everyday Canadians, the report is meant to help shape a National Housing Strategy, which the government is to reveal next year. As for next steps, “The hard work continues. Broad consultations indulge peoples’ expectations, as they should. However, policy makers must balance these against fiscal constraints. Our objective will be to develop a NHS that employs finite government funds to maximum effect, yielding the best outcomes,” the report says. “We will work with our partners on a housing strategy that is national in nature but that recognizes regional housing conditions.”

Calgary and Edmonton economies set to bounce back in 2017: Conference Board THE ECONOMIES OF CALGARY are

expected to end 2016 contracting for the second year in a row, but are poised to rebound in 2017. According to The Conference Board of Canada’s Metropolitan Outlook: Autumn 2016, low oil prices continue to cause widespread economic pain across most cities in Alberta, including Calgary and Edmonton. However, 2016 should mark the end of this latest recession, as both metropolitan economies are expected to start recovering next year, in line with gradually rising crude oil prices. Calgary’s economy is expected to contract by 2.1 per cent in 2016, before rebounding by 2 per cent in 2017. Similarly, Edmonton’s economy is on track to post 1.4 per cent decline this year, followed by growth of 2 per cent next year.

Vancouver, Toronto and Halifax are expected to be among the economic growth leaders this year, the Board says. Vancouver will be the fastest growing metropolitan economy in the country this year and next. “Vancouver is on track to boast the fastest-growing metro area economy for the second straight year in 2016, as the region’s housing market remains one of the metro area’s key engines of growth,” says Alan Arcand, associate director of the Board’s Centre for Municipal Studies. “While Vancouver’s economy is forecast to slow next year, partly due to federal and provincial government measures directed at cooling the overheated housing market, the pace of growth still will be strong enough to maintain the metro area’s first place ranking.” Vancouver’s economy is on track to

expand by four per cent this year, on the heels of a 4.1 per cent gain in 2015. Thanks to record-level housing starts and many non-residential projects, the construction sector will be Vancouver’s top-performer in 2016, with the finance, insurance and real estate sector not too far behind. However, federal and provincial governments’ actions to cool the overheated housing market will take some steam out of the economy over the near term, leading to slower growth in construction and in finance, insurance and real estate. Toronto’s economy is forecast to expand by 3.4 per cent this year and 2.6 per cent in 2017, led by advances 5 Sherwood in transportation and warehousing, Showhomes: 1228 Sherwood Blvd. manufacturing, finance, insurance Developer: Genesis Development Corp and real estate. who desire a home that stands out from the rest, one that speaks of style, creativity, distinction and quality, are discovering their dream home can come true on one of Dream’s first “Signature Streets” in EvansRidge. Homes by Dream, Dream’s home-building group, has crafted an exclusive and limited collection of just 19 unique homes on Evansborough Way that have been designed specifically for Calgarians looking for elegant design and superior craftsmanship.

While a fresh face on the Calgary building scene, Homes by Dream has been building homes in Western Canada for more than 40 years, and Dream assembled an experienced team of professionals locally to create the unique Arrival Collection in EvansRidge, Calgary’s newest established northwest neighbourhood. “We’re really excited to be able to offer homes of this caliber in the Calgary market,” says Michael Tandara, director of marketing, Calgary Land & Housing, adding that three showcase homes were opened at the end of

“Arrival’s architectural style features Contemporary Modern, Prairie School, English Tudor, Mountain Craftsman and French Country.” October, and “we’ve been getting a great response from buyers and visitors with four of the 19 homes already sold. “These are not your typical suburban homes, they have a strong presence on the streetscape and are exceedingly unique in both exterior and interior, offering something for everyone’s tastes from modern to rustic. They’re more Altadore than Auburn Bay. “The homes have been designed with thoughtful consideration, paying attention to the quality of the architecture, quality of the interior design, and quality of function,” Tandara says.

Led by Michelle Moodie, Homes by Dream’s director of architecture, the team enlisted sought-after Calgary interior designer Amanda Hamilton to help craft five beautiful, high-end designs that in various combinations ensure each home is distinct. Arrival’s architectural style features Contemporary Modern, Prairie School, English Tudor, Mountain Craftsman and French Country. Meanwhile, interior concepts include: Minimalist, a clean, contemporary aesthetic; Bohemian Retreat, a casual aesthetic; Boutique Hotel, a classic contemporary vibe; Kinfolk, timeless with simple natural

materials; and Maison de Rêve, merging the sophisticated decorative elements of Paris with the contemporary elegant lines of French fashion. “This upgraded collection features quality materials and finishings including granite countertops, hardwood floors, gourmet appliances and cabinets to the ceiling. Every element, from lighting, to hardware, to millwork has been chosen to enhance the theme,” Tandara says. “In an industry accustomed to repetition, the uniqueness of the collection ensures homeowners will feel like they live somewhere truly special.” “What’s also exciting is these homes are all completely built, so people can experience the finished streetscape and won’t be bothered by home construction taking place next door,” he adds. “It offers a turnkey experience with buyers being able to move in and jump right into living their lives. The front and back landscaping, deck and fencing is all done, and possession is immediate.” In Arrival’s exclusive offering of just 19 front-attached garage homes, six are move up priced from $549,900 and 13 are estate priced from $739,900. They range from approximately 2,400 to 3,100 sq. ft. and include special features such as third-floor lofts, fourth bedrooms and tandem garages. There are three showcase homes – a Contemporary Modern with Minimalist style, a English Tudor with Kinfolk style and a French Country with Maison de Rêve style. “These have been fully dressed so people can tour through and get a feel for the quality and style and see just how special this final piece of EvansRidge is,” Tandara says. “But they can also request a viewing for any of the other homes we have available on this street.” For more information on the Arrival Collection, visit the showcase homes at 393 Evansborough Way N.W., open weekends, noon to 5 p.m., or by appointment by calling 403.538.3737, or visit homesbydream.ca DEC 2 - 30, 2016  |  NEW HOME GUIDE  11

Top 5 suburban breakfast restaurants in Calgary By Cody Battershill

MORE ADVICE ONLINE ypnexthome.ca/news/advice

Ace Coffee & Diner ADDRESS: 8244 9th Ave. SW PHONE: 403.475.1788 Ace is a go-to spot for breakfast, brunch and lunch in Calgary’s suburban westside area, and for good reason. Inside you’ll find a light, cosy eating atmosphere with a cafe-style front where you can walk-in and order pastries, drinks and other breakfast items. This is a great feature for people looking to grab something quick in the mornings and go. Try the salmon eggs benedict with added mushrooms. The thinly sliced salmon was layered thick and rich in flavour while the baby potatoes were grilled perfectly and seasoned with just the right amount of herbs.

scrumptious home-made French pastries and breakfast delights. It also may be one of the most affordable suburban breakfast restaurants in Calgary with selections ranging between $6 and $11. Try Nick’s Scrambled Eggs served with sausages, hash browns, sweet peppers, caramelized shallots, cheddar cheese and toast.

Eggs & More ADDRESS: 5441 Falsbridge Dr. NE PHONE: 403.280.9488

Starbelly Open Kitchen & Lounge ADDRESS: #220 - 19489 Seton Cr. SE PHONE: 403.570.0133

Eggs & More is a go-to spot for those in the northeast and east suburban sectors of the city. Boasting a rather large seating area – a good thing considering its popularity – you’ll get a reasonable serving size for the price. I suggest the classic eggs benny with your choice of side.

This suburban restaurant is a favourite for residents of communities such as Auburn Bay, Mahogany and McKenzie Towne. Starbelly’s menu items are largely made from scratch using local ingredients, while the contemporary and comfortable atmosphere is great for parties of all sizes. I highly recommend the wild boar gnocchi: confit boar shoulder, red pepper, tomato ragu (sauce), local vegetables, pickled apples and Manchego (a Spanish cheese). This dish is one of the best gnocchis I’ve ever had in Calgary!

Patisserie Du Soleil ADDRESS: 2525 Woodview Dr. SW PHONE: 403.452.8833 Deep southwest in Woodbine, this little hidden gem offers up 16 YPNEXTHOME.CA

The Bro’Kin Yolk ADDRESS: #130 – 12580 Symons Valley Rd. NW PHONE: 587.317.5743 In the deep northwest, this suburban restaurant is reminiscent of one of those popular inner city breakfast diners with line-ups around the corner on weekends – it’s just that good! Inside is a very homey space with a handful of large booths, as well as bar seats around the open kitchen. For breakfast poutines, try the truffle, ham and wild mushroom mixed with duck fat hash browns, cheese curds and two soft poached eggs topped by a roasted garlic hollandaise sauce. What are your favourite suburban breakfast restaurants? Stop by online at Calgaryism on Facebook, Twitter or Instagram today and let us know. Insight

New home landscaping By Brad Jackman

ONE SHOULD NEVER underestimate the many benefits of creating a vibrant and functional outdoor living space customized for your home. Professionally landscaping your property provides a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds personal flare to your home’s exterior. Your landscape options include custom decks, patios, walkways, garden beds, trees, shrubs, lighting, fences, irrigation, drainage solutions, boulders, retaining walls, water features and barbecue stations. Clearly there are many aspects to landscape construction and it pays to explore all your options carefully. More importantly, hire a company with a strong portfolio. With a variety of high quality products and many different concepts, your landscape design can be customized to complement any size and shape of property. Natural stone is the highest quality material to use for landscaping. Serenity, timelessness, balance, beauty and function are all traits of natural stone. It can be used in almost all facets of landscape construction. Landscape lighting can enhance your outdoor space and bring your yard and nature to life. Lighting provides your space with energy, safety, balance and interest. The ambient glow of landscape lighting sets the mood for your yard. Custom irrigation systems are an excellent way to conserve water and reduce your yard maintenance. This will allow homeowners to maximize the amount of water their landscape requires. An irrigation system is a far more effective way to provide your yard the water it craves, as opposed to running the sprinkler for a few hours. 20 YPNEXTHOME.CA

“Landscaping is a process that’s built in layers. Many of the steps are tedious, lengthy and labor intense.”

Homeowners have endless options when it comes to custom woodwork. Decks, pergolas, privacy walls, arbors and many other options are possible with wood. Pressure treated lumber, cedar and kayu batu (outdoor hardwood) are all excellent choices to bring the luxury of inside outdoors. The key to enjoyment and the longevity of your yard is quality craftsmanship. Landscaping is a process that’s built in layers. Many of the steps are tedious, lengthy and

labor intense. Progress can seem slow due to the preparation required, with most typical contracts springing to life in the final few days of construction. Having professionals with the proper knowledge base who use high quality materials is a must. A locally owned and operated Calgary based company, Landscape 360 specializes in residential, estate and acreage landscape construction. Our philosophy is based upon professionalism, quality, trust and

respect. Brad Jackman and Brian Smith lead a team of friendly, knowledgeable and hard working staff. We have a combined 23 years of experience within the landscape industry. Advice | FUNDAMENTALLY SPEAKING

What the new mortgage rules could mean for you By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IF YOU’RE LOOKING TO BUY your first

home, listen up: the new mortgage rules that took effect in October will likely make it more difficult for you to get into the housing market.

Here we go again

What does this mean?

The federal government has changed mortgage eligibility rules five times between 2008 and 2015. This latest round was intended to stabilize “overheated” housing markets, mostly in Toronto and Vancouver, slow home price growth and keep mortgage indebtedness under control. All good things. What the changes also do, though, is make it more difficult for young Canadians to take that important first homebuying step. As of Oct. 17, homebuyers who apply for a high-ratio mortgage (meaning, they have less than 20 per cent as a down payment) now have to undergo a mortgage “stress test” by qualifying at a rate they don’t even actually have to pay. Yes, you read that right. This stress test is intended to assure lenders that you, Mr. and Ms. Homebuyer, could still afford the mortgage if interest rates rise. For example, says Alyssa Furtado, founder and CEO of ratehub.ca, a website that compares mortgage rates across Canada, the best mortgage rate in Ontario at time of writing was 2.29 per cent. However, the Bank of Canada’s qualifying rate for applicants is 4.64 per cent.

For example, a couple with a combined income of $100,000 has saved $40,000 for a down payment and they qualify for a mortgage rate of 2.29 per cent. We’ll assume their monthly property taxes will be $400, and their heating costs $150 a month. Using RateHub’s mortgage affordability calculator, they’ll be able to afford a property costing up to $521,041 because of the new mortgage rules. “Under the old rules, however, they would have been able to spend $635,700,” she says. Cha-ching: a difference of $114,659. On average, according to Calgary mortgage broker Jason Eldridge, by having to qualify for mortgage financing using the five-year Canadian benchmark rate, the maximum purchase price will drop by approximately 21 per cent, given existing five-year contract rates. Now imagine the situation in Alberta, where the economy has already been hammered by the prolonged oil and gas slump. If you were looking to buy a home there, your buying power will now take a 20-per-cent hit – on top of the economic uncertainty you may be

22 YPNEXTHOME.CA

feeling. Those in Alberta looking to sell a home, meanwhile, will now be trying to sell to many whose homebuying power has just been reduced. Hello, double-whammy. There were other rule changes announced last month that come into effect on Nov. 30. For those looking to restructure or refinance an existing mortgage or purchase a property with at least a 20-per-cent down payment, similar qualifying rules will apply in many cases. Lenders who use portfolio insurance and other discretionary low loan-to-value ratio mortgage insurance will now have to meet the eligibility criteria that previously only applied to high-ratio insured mortgages.

The bottom line The rule changes will make it harder for some first-time buyers to get into the housing market. And they may also face higher mortgage rates. Showhome Review | SHANE HOMES

Creations by Shane Homes CREATIONS BY SHANE HOMES is bringing an urban vibe to suburbia presenting a modern style inside and out with its latest laned home offering in the newest northeast Calgary community of Cornerstone. “These homes offer a very modern exterior that people love,” says area manager Deb Gearey. “They are fresh and really have a ‘wow’ factor. And, the interiors are very cleverly designed so there’s no wasted space. “We’re getting a really great response from people visiting our showhomes, especially the Sienna, which is our newest and most popular model in Cornerstone,” Gearey says. “Customers love that the design and 30 YPNEXTHOME.CA

the strategic placement of the stairs allows for a separate side entrance and an open space in the basement that they can develop. “A lot of people see value in that, especially due to recent mortgage changes, and they’re looking at developing a legal suite to offset their living expenses.” She adds that people also love having the opportunity to customize the plan to suit their needs. “The showhome is 1,561 sq. ft., but with our customizable floorplans I have been able to turn it into a four bedroom model and added extra living space.” The Sienna presents an inviting modern feel right from the entry with its light-toned flooring and warm

grey and white colour scheme. The entry offers a nice space for greeting guests and a little corner niche by the front closet allows room for a bench or hall table. The entry is open to a spacious front living room made bright with large windows and a niche by the stairs provides room for a hutch, desk or IT centre. “What I think is awesome about this home is the central kitchen and the oversized island – it’s one of the biggest islands I’ve seen and the microwave is built into the island, which is a really nice touch,” Gearey says. “The dining ledge on the island is great for entertaining guests as it can fit six people.” Along with the impressive island

the kitchen serves up dark granite countertops, dark ceiling height cabinets, stainless steel appliances and a subway tile backsplash. Across from the island double doors open to a handy pantry. Adjacent to the kitchen is a huge dining area that allows plenty of room for family and friends and around the corner a convenient half bath, large closet and built-in bench are in the mud room adjacent the rear entry. Upstairs, the spacious owners’ bedroom provides room for kingsized furniture and features a large walk-in closet and beautiful ensuite with oversized walk-in shower. Down the hall, double doors open to a convenient upstairs laundry, and further along another set of double doors open to an extralarge linen closet. Additionally, there are two generously sized secondary bedrooms – one with a walk-in closet – and a full bathroom with granitetopped vanity and soaker tub. Along with the Sienna, Creations by Shane Homes also has the 1,506-sq.ft. Tryon and the 1,554-sq.-ft. Wysteria on its showhome parade in Cornerstone. For more information, visit Creations by Shane Homes’ showhomes at 1083, 1087 and 1091 Cornerstone St. N.E., Calgary, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., call Deb at 403.536.2320 or visit shanehomes.com. Ask An Expert

Advice for building a backyard rink Q: Can you give me some advice on how to build a backyard skating rink? A: “Before you even start to build a backyard rink you need to first locate where the utilities are buried on your property especially if you plan to build the rink out of wood,” says Dan Wannamaker, landscape and project manager with Scotty’s Rentals and Landscaping, which does landscaping for Shane Homes. “The second most important thing is the grade of the property,” he says. “You need to make sure the ground is level because if it slopes to one side the water will drain off and you don’t want that.” Wannamaker also recommends ensuring there is a proper drainage path for when the ice melts, which should always be away from your home. Next, examine how big a yard you have. Keep in mind you need room not only for the rink, but clearance to move around the

Neighbourhood Profile

WALDEN Amenity-rich and ideal for families By Caitlin Best

MORE PHOTOS ONLINE ypnexthome.ca/walden

BUILT WITH YOUNG FAMILIES IN MIND,

Walden is a fast-growing community in the southeast quadrant of the city. As homes continue to be built in the far south part of the neighbourhood, more young families are expected to move in. The many bike paths, parks, man-made lake nearby and Blue Devil Golf Course are all perks that come with living here. The vibe Named after a book by Henry David Thoreau, Walden will have three attractive villages, roughly 160 acres of greenspace and a nine-hole golf course once development is complete. Inspired by the natural beauty of the surrounding landscape, a great deal of effort has gone into keeping the neighbourhood natural in appearance. Meet the neighbours Walden has a relatively young population and currently one in four residents are under the age of 20. Considering the majority of housing in the area is made up of single family-

homes and duplexes, this area is ideal for families who don’ t mind being a little further away from downtown.

without traffic, but during peak hours it could take an hour.

In the area Because residents are so close to the city limits, developers have wisely included villages throughout the area that have many of the amenities you’d expect in most communities closer to the core of Calgary. Starbucks for your early morning java, Save On Foods for groceries and a string of other retail shops and restaurants can be found within a short walk or drive.

The good, the bad and the rest Overall, this area is becoming highly popular with homeowners. If you like the idea of having an abundance of greenspace, contemporary new homes and brand new shops and restaurants, then you’ll love this area. Being so close to nature and having the view to the south are huge selling points for city dwellers that don’t care as much about being downtown. However, be prepared to spend more time commuting.

Planes, trains and automobiles If you work from home or need to access the towns of southern Alberta, this is a very convenient place to be. However, people who are commuting close to downtown will want to take the train versus driving. The Somerset-Bridlewood C-Train line is roughly a 10-minute drive away. Getting to the Calgary airport by car takes roughly 40 minutes

Real estate In 2015, Walden homes are selling for just above the average Calgary home price but the homes being purchased in Walden are, for the most part, new builds that have been constructed in the last few years. With a variety of chain stores, cost of living won’t be above average in this area and would be on par with living in many other Calgary neighbourhoods.

Caitlin Best works as a freelance writer and creative based in Calgary. When she’s not covering the latest lifestyle trends or hot new restaurants for local and national publications, she’s planning her next travel adventure. 36 YPNEXTHOME.CA

The Rise West Grove Estates’ semi-estate lots with a west end Calgary lifestyle TOGETHER WITH ALBI LUXURY by Brookfield Residential and Cedarglen Homes, Bri-mor Developments has launched its latest development with 200 semi-estate lots in Calgary’s sought-after west end. As an extension of West Grove Estates, The Rise is a testament to providing real value to consumers who expect both affordability and the highest quality of living from a west side address. From the strict architectural controls, seven acres of active and passive greenspace and the proximity to convenient lifestyle amenities, the established West Grove Estates neighbourhood creates a sense of welcome the moment you arrive. “We have listened to consumers who are still seeking a new home in this market,” says Aleem Dhanani, managing director of Bri-mor Developments, “but one that provides true value with quality, lifestyle amenities, greenspace and close access to downtown and the mountains, all at an affordable price.” The community is designed for active families, young professionals and empty nesters with ample greenspace including areas for playgrounds, a soccer field and other outdoor family activities in addition to a regional pathway system. “Each park is designed to provide families with a place to engage with neighbours or escape to a relaxing retreat, moments from your doorstep” says Dhanani. “The Rise at West Grove Estates will offer an established community lifestyle while still living in a newly constructed home.” Starting from the low $700’s, Albi and Cedarglen will begin its highly anticipated pre-sale program on Nov. 15, 2016 while construction of their new showhomes is underway. Advice | MORTGAGE MOGUL

Why you should use a mortgage broker By Jason Eldridge FOR YEARS, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one alternative that most people have been aware of, or felt obligated to use... perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from alternate sources. While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients with good job stability, and excellent credit history. So what are the advantages of working with a dedicated mortgage professional? Firstly (and perhaps the biggest reason for most clients), is the interest rate that can obtained. When you go to your bank, more often than not, you will be put into the uncomfortable situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. No tied selling. No moving all of your other banking and investments to the new lender to get the better rate. And the best part…it doesn’t cost you a thing. There is no charge for our service (when working with a chartered bank or regular financial institution. Even a 0.25-percent reduction in your interest rate, can save you thousands of dollars in unnecessary interest costs. Secondly, you have more lenders and options to choose from. When you go to your own bank, you only have access to their mortgage products. Mortgage brokers have access to over 30 lenders, including many of the chartered banks, so 40 YPNEXTHOME.CA

we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something as simple as better prepayment privileges may be a reason for choosing one institution over another. Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply. Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you

away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation. If you are looking for a change, and would like to experience the convenience and value of working with a dedicated mortgage professional, please ensure that they have their proper accreditation.
