ost experts expect interest rates to remain at or near their historical lows through most of 2015. This is good news if you’re in the market for a mortgage.

There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when

you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place.

So, when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement next year.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage.

It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier.

Start the New Year off right by taking advantage while you still can.

Indeed, experts suggest the best tax planning takes place during the year – not at deadline time.

“The response was phenomenal; we were supposed to open at noon, but we had people coming through the doors at 11 a.m.,” says area manager Deb Gearey. “A lot of people had done their homework already online, so they came here excited and wanting to put a hold on a home.

WARM YOUR HOME’S DECOR FOR THE WINTER SEASON Q: Do you have any tips for warming my home’s decor during the winter and holiday season?

A: “During the winter you want to add warmth to your home by bringing in rustic elements to make it cosy,” says Kal Macdonald, interior design supervisor for Shane Homes and Creations by Shane Homes. “Adding faux fur blankets, throws and pillows on sofas and beds will make those rooms feel warmer and we’re seeing a lot more hand-knit pillows and cushions that add warmth and look great.”

“You can also add warm metals like copper, bronze, and rose gold for accessories such as lamps, vases, and wall art,” he says. “In the winter I also fill my home with candles.

Battery-powered candles with mini LED lights have come a long way; some are even made of wax so they look very realistic and some even give off a scent.”

If you want to get rid of that stark feeling in a room, Macdonald suggests using grasscloth wallpaper, “which is making a comeback. It can really make a room feel cosy; you can put in on all walls in the bedroom and the effect is outstanding.”

As for winter colours, he notes, that “gone are the days of burgundy and hunter green, a lot of people are warming their home with deep navy, camel and cashmere colours that look warm and updated.”

Forby theHEATHER holiday season, ASK AN EXPERT: RYAN Macdonald sees two new trends in decorating developing. “The first is the vintage 1920s look with a lot of art deco, hurricane lamps, mercury glass ornaments and vases, beaded table runners and ornaments.

“The second is the rise in non-traditional Christmas colours so we’re seeing hot pink and apple green, oranges and rust colours, and white and sky blue.”

Macdonald also notes a trend toward using table runners instead of table clothes this year, and “the newest trend in outside decor we’re seeing is adding permanent Christmas LED lights in the eaves that remain out of sight most of the year.”

And, while outside, he says, don’t forget to dress up the front porch by filling empty flower pots with willow branches and pine boughs and adding a festive mat and wreath.

I am a big believer that decorating for the holidays should be fun and simple. Th is table took me 20 minutes to set up and was made up of items I had mainly in storage. For a modern take on table decor here are my favourite tips.

START WITH A MODERN COLOUR PALETTE Especially in an urban setting, a modern colour palette can be really fun to experiment with at the holidays. I chose to go with various shades of purple, using ribbon and various sized ornaments loosely strewn on the table. There is a regal nature to

purple that is very fitting to the holidays. Other fun combinations to try include shades of navy and teal.

LAYER AND VARY YOUR HEIGHTS & TEXTURES What makes a tablescape most interesting, holiday or non-holiday, is variety in texture and height. In this setting, I used flowers in a casual arrangement with leafy greens adding lots of height. The scale of the large Christmas balls provides great contrast and the entire arrangement is grounded by loosely strewn ribbon. I love the contrast of the glittery ornaments against the natural texture of the ribbons. Mixing your heights and textures keeps the entire spread visually interesting and sets a glamorous backdrop for your guests.

HAVE FUN The holidays are a fun time to be whimsical. I picked up these adorable cocktail napkins in the check-out aisle on a recent client shopping trip. While I might not use these for the day-to-day, a little bit of humour and whimsy at the holidays is always appropriate.

BUDGET Having a budget and sticking to it is the best thing you can do when buying new. However, I cannot stress enough how important it is to find the right lot (and home) that will fit your wants, needs and lifestyle best.

Paying a small percentage over top your budget to get that bigger backyard, corner lot or cul-de-sac location in the community you want may give you 100 per cent satisfaction in your purchase with absolutely no regrets.

At the end of the day, it’s crucial that you are happy with the chosen lot, and can see you and your family growing and creating lasting memories with one another on this foundation of your future.

SIMPLE TIPS FOR CHOOSING A REAL TREE:

Traditionally, any time after the 1st of December is perfect to either visit a tree farm or the local tree stand. This is because colder weather encourages more of the sap from the tree to leave the main trunk and settle in the roots. These dormant trees hold their needles significantly longer. If you are purchasing a tree that has already been cut, keep an eye on the location and see when they get their fresh shipments.

Like fresh-cut flowers, a freshly chopped tree will last much longer in your home.

THREE MOST COMMON VARIETIES OF TREES:

Pine – With longer needles, the pine tree has a very specific look as your Christmas tree. My grandma always wanted the pine because that was what she grew up with. For ornaments, the longer pine needles and the shape of the branches make it tough to really have a lot on the tree; however, you need less to make it look full! When it comes to scent, the pine is somewhere in the middle and won’t overpower your home.

Clean-up with the longer needles is significantly easier, but don’t use the vacuum! Those long needles can really jam the filter.

Spruce – One of the most popular varieties, the shortneedled spruce, has long been a staple in the home come December. Perfect for ornaments and great for smell, the spruce is also one of the more economically priced trees. The spruce does have a downside, however. Spruce trees are the first to lose their needles because of our warm homes. Those small needles get everywhere, and if you have carpet, you will be pulling sharp barbs out of the pile for months.

Fir – My personal favourite and the Cadillac of Christmas trees. While the fir is not known for a strong scent, the soft short needles and great branch structure make it ideal for hanging lights and ornaments. Firs are also one of the best options for longevity, keeping their needles for up to six weeks. I love the look of the Fraser Fir because of the silver colouring under each needle. The downside of the Fir tree has to be the cost, often double the other varieties. A six- to seven-in. Fir tree can often cost in the hundreds, which is a steep price for something decorative in your home that you recycle after a few weeks.

Any of the three tree options will be great in your home. Just make sure you use my tree preservation recipe to keep it lasting.

› 4 Cups of fresh water › 3 Tbsp. of sugar, which acts as the food for the tree › 1 Tsp. of vinegar, which acidifies the water promoting more absorption › Few drops of tea-tree oil or bleach to prevent mould growth in the water If you use this mixture every third watering for your tree and make sure that the tree stand never runs dry, you’ll significantly prolong the enjoyment of your tree.

Make a big deal of getting your tree, go to a local tree farm or lot, and have a great time picking it out.

Stop for hot chocolate or cider somewhere on the way home! And when the holiday season is over, make sure your tree is disposed of properly at a recycling centre.

When shopping for a resale home, most people acknowledge the need to turn to a realtor for help. But does the same hold true when you’re shopping for a new home?

Laura Jobb, a realtor and new home consultant with CIR Realty, says it’s a good idea to use a realtor when buying a new home, as it benefits both the buyer and the new home builder.

“A realtor can help bridge the gap between the buyer and the builder,” says Jobb, who worked for two well-known new home builders before becoming a realtor. “Buyers always have questions during the purchasing process, but they often don’t have the time to go back and forth with the builder’s sales person, and many of my clients prefer getting the information from one person and don’t want to deal with anyone else but me, so I act as a

go-between and get them the info they need.

“Similarly, if the builder requires some information from the buyer, a lot of times it’s something I can get quickly for them rather than having to wait for the buyer to respond,” she adds. “A number of builders also appreciate realtors because we’re bringing them buyers.”

A major benefit to using a realtor to buy a new home is having “someone in your corner who can help you make decisions and make the process enjoyable,” Jobb notes.

A realtor can also provide their client with comparisons, showing them what is comparable on the market in the community they want to live in and comparing the home they’re interested in with models from other builders.

“Typically, you have three or four builders on a showhome parade and it helps to have someone who can give you an unbiased opinion and help you compare all the features of the home, the promotions available, standard specifications and upgrades – there is a lot of consider, more than just the prices,” Jobb explains. “It can be confusing, so having a realtor can help you make your decision with more confidence.”

Buying a home can also be an overwhelming experience, she says, especially for first-time buyers, because beyond selecting the right home, buyers need to consider factors such as getting a mortgage, a lawyer and planning the move, and a realtor can help with all those details.

“I assist my clients through the whole buying process up until time of possession,” Jobb says.

Further, a realtor can help buyers select community, which can be difficult for newcomers to the city. “A realtor can take the time to help narrow down communities that best suit your needs whether that’s being close to schools, works, shopping; a realtor can do the legwork for you,” she explains.

And, despite any belief to the contrary, using a realtor for your new home purchase doesn’t cost you anything. By using a realtor, you get the benefit of having someone with experience to help you buy a home at no cost so it makes sense to use one.

for real estate investment » by WAYNE KARL Calgary is not only Canada’s “hottest” housing market, it’s also the number two city in the province when it comes to real estate investment.

This, according to the latest provincial ranking from the Real Estate Investment Network (REIN), one of Canada’s leading real estate research and education organizations for investors and homeowners.

The group recently developed a new ranking system – REIN Score – that rates real estate investment markets across Canada in a way that allows investors to compare markets across provinces and across the country.

The REIN Score measures each city or town on five different categories for a total of 50 points including: Economic Risk (possible 12 points); Yield Growth Potential (possible 12 points); Investors’ Insights (possible 10 points), Political Climate (possible eight points) and Accessibility (possible eight points).

“We wanted a more concise and detailed report that reflected the depth of our research,” says Melanie Reuter, director of research. “We realized that not all investors are alike and that everyone has differences in their risk threshold. Some want quick, high yields and are willing to take a chance to get a more dramatic return, while other investors are happy with slow and steady appreciation and decent cash flow. There are different measures of success and the new ranking acknowledges that.”

“The two most important criteria are the economic risk with a big focus on existing and future jobs and job growth, and the growth potential of yield,” says Reuter. “Will the going-rent rates mean your cash flow is good in relation to the house prices, and is there potential for more and larger growth as the local economy improves?

“It is also important to take into consideration the political climate of a community and whether it has a solid growth plan, cash flow squashing taxes, and whether it has restrictive rental policies. If you can raise rents to match demand or your property taxes are expensive compared to other communities, your current and existing cash flow is compromised.”

The report also takes into consideration the immediate and long-term impacts of Canada’s demographic changes. Will communities continue to attract the two largest cohorts: an aging population and a very different Generation Y? Edmonton grabbed the top spot in the ranking over Calgary, but only by a single point.

“Edmonton edged out Calgary only because the properties are not as expensive,” Reuter told New Home Guide. “Although rents aren’t as high, there is often better ROI. The two do battle back and forth, for sure. It is often easier for investors to get into the Edmonton market, as the down payment requirement is less.”

“The formula of job creation = more people moving in = higher housing values is evident in Calgary,” REIN says in the report. “The market is hot.”

Calgary’s pro-business, pro-economic development attitude will encourage housing demand in the mid-term future, the group says.

Relax, Canada, not only is the real estate market not going to experience a U.S.-style crash, as some pundits continue to predict, but there’s isn’t even going to be any significant interest rate hike in 2015.

This, according to Douglas Porter, chief economist of BMO Financial Group. He suggests the Bank of Canada may, at best, raise its influential overnight target rate by a quarter-point. BoC has held the rate at one per cent for four years.

BMO itself, in its Home Buying Report released in late October, inadvertently stoked the flames of concern. The report indicates the majority of Canadians currently in the market for a home would be forced to change their buying plans in the event of a two percentage point rise in interest rates. Th irty per cent would be forced to reduce their price range and settle for a less expensive home, while another 13 per cent would be priced out of the market.

And this, at a time when prices in the three hottest cities – Calgary, Toronto and Vancouver – are rising faster than family income, further straining affordability.

A two-point interest rate hike is highly unlikely, however.

“The chances of a two percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter told New Home Guide. “We do believe that at long last rates will begin to creep higher next year, but we are only looking for quarter-point hike by the Bank of Canada.”

Continued rapid price gains in Calgary, Toronto and Vancouver will increase those cities’ vulnerability to a shock – whether economic, interest rate or otherwise, BMO says in the report.

Porter suggests there may be some price cooling in these markets next year, particularly in Calgary and other cities with ties to the oil and gas industry, since oil prices have fallen notably in recent months.

“We would also look for somewhat slower price gains in Toronto and Vancouver, but both of those markets have proven to be amazingly resilient – largely thanks to relentless population inflows to both,” Porter says. “I’m not sure that any other large city could step into the void at the top, and we expect a notably milder national price increase next year.”

But if Canadian real estate has demonstrated anything lately, it is its ability to surprise.

“The dominant story in recent years has been the consistent surprises to the high side by the Canadian housing market.”

If you’re one of the many Calgarians who bought a new home earlier this year so you can move in by Christmas, then you’ll know planning a move on top of the holidays can be stressful.

Moving at Christmas is one of the most difficult times of year, because not only do you have the festive season to prepare for, there is the added pressure of packing, unpacking and ensuring the home is ready for you and your family.

Further, a move during the holidays can be especially confusing for young children who worry about whether Santa can find their new address. So take the time to reassure them that all will be well and despite all the chaos of moving keep up your traditions such as putting out milk and cookies for that jolly old elf or hanging up their favourite decoration.

Once you’ve gone through the final inspection with your builder and have taken possession of your new home, the race to move begins. One of the best ways to minimize the stress is to be organized.

Write out of list of everything that needs doing so you can check things off when the tasks are completed.

1 Also, rather than tackling the job of moving yourself or enlisting the help of friends and family – who are also likely facing their own festive pressures – consider hiring a professional moving company to help with the packing and unpacking to lessen your load and your stress.

When you’re packing at your old place, it’s a good idea to make sure your Christmas decorations are packed together and clearly marked so they are easily accessible when you get 22X to your new home. This way you might not have time to unpack everything before the big day, but at least the new PRIDDIS place will be decorated with festive cheer.

If this is your first home and you don’t have decorations, or can’t locate the old ones, don’t worry. Hanging a wreath on the front door, putting up a tree (even a small one), setting out red and green scented candles and playing some TURNER VALLEY Christmas music are a few easy ways to make your new abode seem more festive and comfortable.

There’s also a lot to be said for buying all new decorations – it’s a new home so why not go with a new look.

Of course, with stacks of boxes still left to unpack, entertaining friends and family in your new home may be daunting, so consider doing something that is less elaborate.

Have some egg nog or other festive cheer on hand, serve a simple tray of cheese and crackers and/or veggies and dip and you have the makings of a party that will toast a new home and a new year.

It’s also easy to agonize over cooking the traditional Christmas meal when your dishes still need unpacking and you can’t find your favourite roasting pan. Rather than stress yourself over how you’re going to get it done, consider options such as ordering in a festive meal, or having takeout. If you’re having a simple meal you can still make the table festive with candles and a colourful paper tablecloth and napkins.

Alternatively, you can ask another relative to host the Christmas dinner – that would take all the pressure off trying to put something together.

An added bonus to moving in at Christmas time is that it gives your family a chance to start some new traditions and celebrate a new beginning in a new home. And, take the time to record the event so you have lasting memories of your new home – one that you and your family will enjoy for years to come. Merry Christmas!

Mortgage solutions for the self employed » by JASON ELDRIDGE For years, it has been very difficult (to say the least) for clients looking for mortgage financing to get qualified if they were self employed. Thankfully, those days are long behind us.

The development of mortgage programs to assist those clients who are either sole proprietors, commissioned sales people, individuals who work in an industry where tips have a significant impact on overall income level, or those who have formed an incorporation or limited company, have made it so much easier to qualify for mortgage financing.

Some of the key enhancements include minimal down payment amounts and documentation to prove income. Self employed clients may now purchase a home with as little as 10 per cent down and refinance up to 85 per cent of the value of their principal residence (if you can’t provide confirmation of your income). In most instances, you will be asked to provide a Notice of Assessment to confirm that you do not owe any personal income tax, yet you can state your actual income without having to prove it (Genworth will determine the reasonableness of this income). In order to qualify under

the Genworth Business For Self program, you must not have been operating your own business for a minimum of two years, otherwise you will have to prove your income. In fact, you could start your own business tomorrow, as long as you were in the same line of work for the past two years.

You must also have a strong credit history. If you are purchasing a home with at least a 20 per cent down payment, you do have the option to increase your amortization beyond the 25 year standard in order to keep your monthly payment lower.

However, if your credit is currently bruised or perhaps there were a few issues in the past, we have alternative lenders that will assist in these situations. They, too, require only a minimal amount of paperwork in order to meet the employment verification process. You may or may not need a higher down payment or equity position, but this will be determined based on the overall presentation of an application.

While I have only pointed out some of the fundamental changes to the self employed programs, some of the lenders will have their own unique features and qualifying requirements for these programs.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay.

Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types.

Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
