This adage is never more true than when buying your first home

the opportunity to get the features and upgrades you want that best suit your family’s needs and lifestyle.

New-home builders in the Calgary region provide homebuyers with a wide range of plans that encompass a number of today’s most desirable features and many offer optional layouts that can further reflect the personalities of each buyer. Some builders even allow buyers to customize floorplans adding features to help create a home of their dreams.

The kitchen is a major focus for buyers when it comes to upgrades because it’s long been considered the heart of the home; it’s where your family connects over meals and where friends and family gather to socialize. A major focal point is the island, and buyers are looking to make it as large as possible to accommodate a breakfast bar and huge flat surfaces for food preparation. Many people are looking to upgrade islands with features such as vegetable/bar sinks, cook tops, built-in wine fridges or racks and glass front cabinets, depending on their tastes. Corporate Canada poised to take advantage of strong U.S. economic recovery in 2014: CIBC Corporate Canada has never been in a better position

to capitalize on a U.S. economic recovery, CIBC World Markets Inc. reports in the latest Composite Indicator of Corporate Canada’s Strength.

“While it is widely expected that stronger growth in the U.S. next year will have an upside benefit for Canada, what might surprise many is how quickly and significantly corporate Canada will ramp up spending to capitalize on the long awaited rebound in global demand,” says Benjamin Tal, deputy chief economist at CIBC. Using the bank’s Composite Indicator of Corporate Canada’s Strength, he finds that, while softening somewhat recently, the index is still hovering around an all-time high and is almost a full point above its long-term average. “That’s important since the higher the level of our index, the more responsive corporate Canada has been to a shift in U.S. demand.”

Tal notes that, on average, a one-per-cent change in U.S. growth has led to a full three-percentage-point change in capital expenditures by Canadian corporations. However, during periods of high-index readings like we have currently, the same increase in U.S. demand has translated into a fourpercentage-point acceleration in capital spending by Canadian companies.

“The response by corporate Canada is directly linked not only to the speed of the recovery south of the border, but also to its financial position at the eve of that acceleration,” he says. “Given the highly elevated level of our index, the ability of Canadian corporations to respond to improving U.S. demand has never been better.

“What’s more, this is not a tale of one or two major industries that biased the aggregate results. The index performance is widely based. In fact, improvement in key measures such as cash position and profit margin in recent years actually appears more impressive when the mighty energy sector is excluded.”

CIBC Economics is calling for the U.S. economy to expand by 3.2 per cent in 2014, more than double the projected pace in 2013, with the global economy growing by four per cent next year.

The down payment is a lump sum you are required to contribute to your home’s purchase price. Depending on the amount, a mortgage is classified as either “conventional” (a down payment of 20 per cent or more) or “high ratio” (a down payment of less than 20 per cent requiring default insurance).

As a first-time homebuyer, you may be eligible to make a tax-free withdrawal of up to $25,000 from your RRSP; if your spouse qualifies, he or she may do the same, for a combined total of $50,000

One way to come up with a bigger down payment is by using your RRSP savings, under the federal government’s Home Buyer’s Plan (HBP). As a first-time homebuyer, you may be eligible to make a tax-free withdrawal of up to $25,000 from your RRSP; if your spouse qualifies, he or she may do the same, for a combined total of $50,000.

You are required to repay your HBP withdrawal into your RRSP within a period of no more than 15 years.

Although you can repay your HBP earlier, the deadline for your first minimum annual repayment is two years and 60 days after the year in which you made your HBP withdrawal. The minimum annual repayment is equal to 1/15 of your original HBP balance and if you repay at least the minimum each year, there will be no tax payable.

“If you are able to provide a bigger down payment, it’s a significant way of helping you pay less interest over the life of your mortgage. Also, with a down payment of at least 20 per cent, you avoid paying mortgage default insurance,” says Laura Parsons, mortgage expert, BMO Bank of Montreal.

Parsons adds that Canadians should be considering the benefits of choosing a shorter amortization as a way to decrease total interest costs and to begin building home equity sooner.

Back-to-school and backto-work season are in full swing, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get other errands done. Here are some helpful tips to handle the stress of autumn.

›› What’s for dinner? Avoid the stress and expense of last-minute dinner decisions with a little advance planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever comes home first can start preparing it. Double the amount you make and freeze it for quick meals on the busiest nights.

A: “In general lighting is overlooked by homebuyers,” says Kal Macdonald, interior design supervisor for Shane Homes and Creations

“Pot lights can be used to good advantage; they can up the impact of features such as a stone wall with a fireplace or you can put a pot light in each corner in the family room to help warm the room,” he says.

In the living room, Macdonald recommends a combination of table and floor lamps and use pot lights to highlight features and artwork.

“For the dining room you want the table to be the focal point so you’ll need a great chandelier and you can put pot lights in the four corners or wall sconces; and you’ll want everything on a dimmer switch to create an intimate atmosphere,” he says.

“In the kitchen you need lots of ambient light with multidirectional fixtures and pot lights around the perimeter and put them on a dimmer so you can crank them up while preparing food and lower them after dinner,” he says. “You’ll also want pendant lights over the island and under cabinet lighting.

“A trend now with really larger islands is having a lamp fixed to either end; we’re seeing this at shows and in magazines and it really can add drama.”

In the bedroom, Macdonald suggests bedside table lamps be connected to a dimmer switch so they can easily be turned on and off, and “we’re now seeing chandeliers over the bed.”

Bathrooms traditionally have lights over the mirror, but add wall sconces to eliminate shadows, and even place a chandelier over the tub.

“My best advice is to put a lot of thought up front into your lighting and consider various types and combinations to create different moods in the home,” Macdonald says.

new model designed to make a double front-attached garage home affordable for first-time buyers and young families is being launched by Shane Homes in the northwest community of Nolan Hill.

Shane Homes will open the doors on Nov. 15 to the 1,738-sq.-ft. Riviera showhome that “is a new model designed for narrower lots in Nolan Hill (although it can be built on larger lots and in other communities) and gives buyers another choice in our less expensive home lineup,” says area manager Dave Gearey. “It’s a very family-oriented home, which offers room to grow, and a very functional design that flows well and feels much larger than the square footage.”

CANADA’S BANKING SYSTEM was recently ranked the world’s strongest for the sixth straight year by the World Economic Forum.

The Global Competitiveness Report, released on Sept. 4, 2013 by the Geneva-based organization, placed Calgary as number one of 149 evaluated countries.

TOP 10 STRONGEST INDIVIDUAL BANKS (2013) A report released by Bloomberg Markets a few months ago supports the World Economic Forum’s findings.

According to Bloomberg, four of the top 10 banks in the world are Canadian.

And, finally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a longterm view when buying a home, it’s also important to not look too far down the road.

Let’s be honest, your first home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership.

So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow.

01 How much can you afford?

Experts agree it is never a good idea to make yourself housepoor, and it is a very common mistake, particularly of fi rsttime buyers, to buy more home than you can really afford.

Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

02 How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

03 Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town.

04 What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Singlefamily detached, semi-detached, townhome, duplex or condo?

Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

Mortgages 101

For most of us, buying a home is the single most

important investment that we take on in our lives. While this often is and should be an exciting time, it can also be the most terrifying for a number of individuals. The reason being – we are not as prepared as we could be. Unfortunately, for most, purchasing a home is only half the battle. Acquiring the necessary mortgage financing is the other half.

Hopefully, this article will help put your mind at ease when the time comes for you to find that perfect home.

In my opinion, there are four major steps in the purchase of a home: (1) arranging mortgage financing; (2) working with a realtor to assist you with the search and negotiation of the purchase; (3) finding a lawyer to handle the legal aspects (such as registering the mortgage on title); and finally, contacting the utility companies (gas, water, electrical, telephone, cable and Internet) to have them provide these services.

Arranging a mortgage does not have to be difficult at all.

The first and most important step to arranging mortgage financing is to contact a mortgage broker and get pre-approved. This can be done any number of ways for your convenience. We can meet with you in person (either at your home, office or wherever you prefer) to discuss your application, or we can offer you a number of different channels (phone, fax, email or secure online applications), in order to obtain the information we need to send your application to one or more of the 50-plus lenders we work with. This process usually takes no more than 24 hours. The benefit of being pre-approved is your interest rates are guaranteed for 120 days, so there is no rush for you to go out and put an offer on the first home you see. As well, you know up front exactly what the maximum mortgage amount you are qualified for, as well as how much your principal and interest payment will be for that mortgage amount.

Now, being pre-approved for mortgage financing is great. However, pre-approvals are only based on the information provided by you to the lender via your mortgage broker, as well as your credit history, which is obtained primarily through a credit reporting agency, such as Equifax or Trans Union, with your authorization. Once you find a home you wish to buy and the offer is accepted, you normally have only a few days to arrange “firm” financing and waive that condition. The fastest way to do this is to have the required documentation in place prior to putting in the offer.

So, what do you need to do to arrange firm mortgage financing? In most cases, the banks need you to satisfy two main conditions: prove your income, and confirmation of your down payment. Depending on the type of work you do, you will likely need to provide a letter of employment and a current paystub. If you are in business for yourself, you may need to provide confirmation that you own the business as well as your last two years worth of personal income tax returns or Notice of Assessments. sometimes our income stream(s) can be unique as well. The best thing to do is speak directly with your mortgage broker so that they can advise you on what source documentation will be required.

As for the down payment, buyers tend to put down as little as nothing to as much as 25 per cent of the purchase price on the purchase of their new home. This usually comes in the form of accumulated savings, a withdrawal from their Registered Retirement Savings Plan or a gift from an immediate family member. If you are putting less than 10 per cent down, then you also have to confirm that you have access to an additional 1.5 per cent of the purchase price for closing costs (such as legal fees, property tax adjustments, utility hook ups).

We recognize that there are a number of different ways to acquire the down payment.

Again, if you would like to include a down payment, discuss with your mortgage broker how much of a down payment you have and where it is originating, in order for them to advise you on what documentation will be required.

If you get pre-approved and work with a mortgage broker to eliminate as many of the conditions as possible, you will find that arranging mortgage financing to be an extremely smooth process, and allow you to focus on other aspects of buying your new home.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
