hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence.

If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide.

Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved.

Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly.

all is a season of change, a natural checkpoint for reflection and, for some, a time to seize opportunity.

Most of us are still struggling with the end of summer, and the thought of winter is frightening, with a capital F. But some people take advantage of this time of year to look ahead – all the way to February and tax time.

The deadline for 2014 Registered Retirement Savings Plan contributions isn’t until March 1, 2015, and April 30 for filing your 2014 income tax return – still many months away.

But it’s not too early.

Indeed, financial and tax experts say it’s never too early. They stress that

“tax time” should not strictly be tied to contribution and filing deadlines, but rather should be a 12-month activity – so you can take advantage of tax saving opportunities through the year.

From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves.

Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

September marked a significant milestone in the mortgage world: It’s now been four years since the Bank of Canada last adjusted its influential overnight target rate.

Yes, four full years.

In its latest announcement on Sept.

3, the BoC again held firm at one per cent – where the rate has been since September 2010. And with rates expected to remain at these historical lows until mid-2015 at least, the window of opportunity for those looking for a home remains wide open.

If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage.

Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home

Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust and who knows their business, and explore the options that are best for you. you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities.

Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Indeed, a recent study from CIBC shows the number of Canadians taking advantage of low rates to pay down their mortgages sooner declined this year, compared to 2013. Some homeowners, it seems, are being lulled into a false sense of security.

Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.

One day, perhaps next year, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise.

Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you.

More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent.

CALGARY HOME BUILDERS FOUNDATION

completes Camp Horizon The latest campaign of the Calgary Home Builders Foundation has completed a new dormitory at Camp Horizon in Kananaskis. The building will provide shelter for 40 disabled, special needs or seriously ill campers and their caregivers, giving them a chance to enjoy time in a spectacular mountain setting.

Calgary Home Builders Foundation, the charity of choice of

Canadian Home Builders’ Association – Calgary Region, donated $1 million toward the building, which opened recently at Easter Seals’ Camp Horizon.

“I am proud to mark this amazing transformation of Camp

Horizon, and the new dormitory that has long been a wish and a dream of so many campers, caregivers and families,” says Glenn Davies, president of Calgary Home Builders Foundation.

“The partnership between CHBF and Easter Seals has provided

a unique opportunity for our two charities to continue their long histories of service in the community.”

The Calgary Home Builders Foundation Dormitory is the 14th

project for CHBF, which was formed 28 years ago with the mandate “to construct or assist in construction of shelter for those in need.”

Since then, CHBF has invested more than $7 million in 14

projects which have created 6,900 safe shelters for those most in need in various sectors of the community.

“I’m pretty sure I heard angels singing,” Easter Seals ambassador

Megan Fuchini said when she first saw the completed building. “We now have a place that gives us the freedom to move around in a beautiful space. Your contribution and generosity will make a difference for all of us for many years to come.”

The new dorm holds 40 people and includes generous extras such

as plug-ins everywhere – “precious commodities for those in power

wheelchairs and needing other specialized electronic equipment,” said Fuchini. Lift tracks also help people transfer from bed to chair easier.

“This camp will be able to be used better than ever before,” she

said.

Numerous other donors were also honoured at the opening – and

an announcement was made that Easter Seals received an anonymous $3.3 million donation to build a second building to mirror the Calgary Home Builders Foundation Dormitory.

With so much focus on the environment today, many people buying a new home are considering the environmental aspects and energy-efficient products that go into the finished product.

With so much information out there homebuyers have a lot to think about, such as energy use and its effect on the environment; the quality of the indoor air and how it may influence your personal health and well-being; recycling and the preservation of natural resources; and energy-saving products.

There are numerous measures homebuyers can take to reduce the environmental impact of their home, increase its comfort and healthiness and save money.

As well, there are several home builders in the Calgary region that are part of the Built Green program or other Green building measures, which fosters resource-efficient and eco-friendly products and practices.

However, buyers will discover as they tour through showhomes in Calgary and area that most homebuilders are thinking energyefficient options for today’s new homes already – whether it’s the materials used for construction or the addition of energy-efficient products – so they should ask builders and/or their sales representatives about the energy-saving and environmental features that are going into the home’s construction.

One important product, especially for our winters, is the insulation.

You’ll want to ask about the type and quantity of insulation, and you may also want to consider extra insulation or upgrading to a different type of insulation for the basement, above grade walls and in attic areas to increase the home’s energy efficiency.

Today’s new homes typically come standard with high-energy furnaces, but you may want to ask about other ways to increase efficiency. You can also install an automatic thermostat if it’s not included in the builder’s standard package, which can be a real energy-saver.

Another product you can expect in your new home is a high-efficiency hot water tank. You can also explore tankless “on-demand” water heaters, low-flush or dual-flush toilets and water-saving showerheads if they are not already being installed by the builder.

The type of windows used in your home can also save on energy costs. There are various options such as triple glazing, inert gas fill, insulating spaces and frames, low-E coating and low air leakage rating. You should also examine the location of the windows so you can gain the most passive solar heat during winter months.

And speaking of solar, when you’re building new it’s a good time to consider going with solar panels to save on energy costs. Solar-powered light products will also allow you to light up your gardens and walkways.

As for appliances, you’ll find plenty of selection, but look for those with an Energy Star rating. And lighting, that should be energy-efficient, too, and ask about new LED products. For products underfoot, consider installing hard-surface flooring that is easy to clean and help keep your indoor air healthy.

Also, on the topic of healthy indoor air, ask your builder about the use of no- or low-off-gassing adhesives, paints and finishes and low-off-gassing kitchen cabinets and bathroom vanities that will allow your family to breathe easy.

Many builders are also thinking green by recycling materials and using materials in your home that optimize natural resources.

Outside, homeowners can do their part for the environment by using barrels or cisterns to capture rainwater for their gardens, adding a compost bin and practicing eco- or xeriscaping, which involves native plants and wood-waste mulching.

Home builders in the Calgary region are familiar with the latest environmentally-friendly technologies, products and materials and can explain the “ins and outs” of any choice you may be considering including the benefits and implications for the construction process, schedule and price.

By purchasing new you can get a home that truly satisfies your sustainability needs.

With the lazy days of summer behind us and the kids back at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.

WHAT’S IN YOUR FREEZER? An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first.

STORE YOUR SEASONAL CLOTHING SAFELY. Before storing them, ensure that clothes have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners). They trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside, which are less toxic than moth balls. Always store the clothes in a cool, dry, dark and well-ventilated area.

HOW DO YOU FILE YOUR PAPERWORK? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you. Whether you decide to file “to the back” or “to the front,” the important thing is to choose one of the two methods and use it consistently.

KEEPING TRACK OF IT ALL. If you are trying to resolve on-going issues, (like if you have a dispute about your home repairs or an item you ordered online arrived damaged), attach a sticky note to the paperwork to remind you of the current status. Be sure to keep track of all phone correspondence with the company, including the date and person you spoke to and what they told you.

CHBA- Alberta

announces new president

The Canadian Home Builders’ Association (CHBA – Alberta) appointed Tally Hutchinson of the Daytona Group of Companies as president during the BUILD 2014 conference in Jasper, Sept. 18 to 20. Hutchinson was previously the association’s vice-president. He succeeds Stephen Amonson, president and general manager at Ashcroft Master Builder in Lethbridge.

Hutchinson became president of the Daytona Group of Companies in 2007 and has served on the boards of both CHBA – Alberta and Edmonton Region. Edmonton-based Daytona is a builder of quality homes and communities. The company was founded in 1993 by Tally’s father, Ralph Hutchinson, who served as CHBA – Alberta president in 2007. The company has grown over the years to serve Grande

“Residential construction is one of Alberta’s most important industries with investment of more than $18 billion in new home construction and renovation. This year, builders are expected to start work on 38,600 single and multi-family homes – that’s more than 100 homes a day and up seven per cent over 2013,” said Hutchinson.

“Our concern is that prices are also rising in many cities and making it more difficult for Albertans – especially young people – to achieve the dream of home ownership. Our Association will be focused in the coming year on ensuring that provincial government leaders understand the impact of new legislation on the affordability of homes and choices about how and where people live,” he added.

CHBA – Alberta is actively engaged in the review of the Municipal Government Act and consultations for proposed changes to the Condominium Property Act. “These are complex pieces of legislation but the principles we bring to the table for discussion are simple. How will changes affect the price of homes and are they fair to our customers and our industry? We look forward to working with Premier Jim Prentice and his team to find solutions that will support economic growth and provide Albertans with the high quality of life that makes this province a great place to call home,” said Hutchinson.

2. Carry important documents, money and jewelry with you.

9. Label each box and indicate the following: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first.

10. Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items.

11. Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell.

12. Have rugs and draperies cleaned before moving and leave them in the wrappings for the move.

13. Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container.

14. Check the weather forecast for your move day, so you can plan ahead for bad weather.

15. Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

BANK OF CANADA MAINTAINS

overnight rate target at one per cent The Bank of Canada has once again announced that it is maintaining its target for the overnight rate at one per cent.

The Bank Rate is correspondingly 1.25 per cent and the deposit rate is 0.75 per cent.

Inflation is close to the two-per-cent target and is evolving as the Bank anticipated in its July Monetary Policy Report (MPR). Recent data reinforce the Bank’s view that the earlier pickup in inflation was attributable to the temporary effects of higher energy prices, exchange rate pass-through, and other sector-specific factors rather than to any change in domestic economic fundamentals.

The global economy is performing largely as expected. The recovery in Europe appears to be faltering as the situation in Ukraine weighs on confidence. In the United States, a solid recovery seems to be back on track, with business investment now making a significant contribution to growth. Global financial conditions remain very stimulative and longer-term bond yields have eased even further.

In Canada, stronger growth in the second quarter has brought GDP to almost exactly the level the Bank had projected

in July’s MPR. Canadian exports surged in the second quarter after a weak winter, supported notably by stronger U.S. investment spending and the past depreciation of the Canadian dollar. While an increasing number of export sectors appear to be turning the corner toward recovery, this pickup will need to be sustained before it will translate into higher business investment and hiring. Meanwhile, activity in the housing market has been stronger than anticipated. The Bank still expects excess capacity in the economy to be absorbed during the next two years.

Overall, the risks to the outlook for inflation remain roughly balanced, while the risks associated with household imbalances have not diminished. The balance of these risks is still within the zone for which the current stance of monetary policy is appropriate and therefore the target for the overnight rate remains at one per cent. The Bank remains neutral with respect to the next change to the policy rate: its timing and direction will depend on how new information influences the outlook and assessment of risks.

The next scheduled date for announcing the overnight rate target is Oct. 22.

Despite all media warnings, financial planners’ tut-tutting and the popularity of books such as David Chilton’s The Wealthy Barber which made its fame telling a simple story – “Save 10 per cent” – we are a spendthrift bunch.

We haven’t always been. We saved 10 per cent or more for 20 years, from 1973 to 1993* – more than enough time to have established the habit. Our savings rate reaching a peak of 18.5 per cent in 1982 (in our enthusiasm, did we overdo a good thing?), we bounced around the 10-per-cent mark for about a decade, and then in 1993 we began our great slide. By 1999, we’d hit a low of 3.6 per cent and in April of 2007, we finally made it into negative territory: our savings rate was -1.4 per cent. Yes, we were officially spending more money than we made.

Negative 1.4 per cent is a long way off 10 per cent, and an even longer way off the RRSP contribution limit calculation, which is based on putting aside 18 per cent of earned income.

You could blame our higher taxes and you’d be somewhat justified. Taxes as a percentage of our total incomes rose from 18.43 per cent in 1973 to 23.9 per cent in 1999. But you would also have to take a close look at our spending habits.

What we spend on goods and services has gone up steadily since 1982. And we’ve availed ourselves of more credit.

Liabilities – what we spend on our credit cards, loans, mortgages and the like – rose from .67 per cent of our annual income in 1982 to over 4.9 per cent in 1999.

Consumer credit – the money we borrow to feed our passion to consume stuff – makes up a big chunk of that as it rose from -.06 per cent in 1982 to 1.34 per cent in 1999. And according to a report entitled Canadian Economy: Personal Savings Rate put out by Industry Canada, in 1998 total accumulated debt per household in Canada was equal to 114 per cent of after tax income. Whew! How could we possibly save anything when we’re spending more than we’re making servicing our debt?

These figures seem to fly in the face of most of the predictions for how the baby boomers will behave as they age.

In Boom Bust and Echo, David Foot asserted: “When you are young, you are a borrower. In your 40s and 50s, you are trying to build a nest egg for retirement.” Financial advisors are standing by, holding their breaths, waiting for the money to come pouring in as boomers hit their peak earning years.

Yet since 1993 as we watched the first of the baby boomers turn the corner to middle age, Canada savings rate has plummeted despite a healthy economy, low inflation and more being written about money than every before in history.

So why aren’t we saving? It really doesn’t matter what reason we give – too much debt, high cost of living, taxes – the real reason we aren’t saving is because we’ve forgotten how important it is to save.

Perhaps the gloomiest part of the savings picture is the legacy we are leaving our children. Not only are we teaching them how to be avid consumers: spending their money on everything from trading cards at $5 a pop to

It can be truly rewarding to see substantial sums of money generated solely by our savings. horrendously expensive video gaming toys; we are, by omission, teaching them not to save. And we’re willing to allow credit purveyors to entice our children into a world of debt with nary a lesson on how to keep a balanced financial picture. For while credit card companies wouldn’t dream of issuing a credit card without an adult meeting significant credit criteria – they’d have to have a job, for example – students in university are assaulted by easy credit, making it easy for them to dig debt ditches they must subsequently struggle out of.

WHY SAVE

Saving gives us a sense of security and mastery over our finances. As our savings grow – be they in a run-of-the-mill savings account or invested in equities – we can take pride in our sense of discipline and increased ability to weather a storm.

The more we’ve accumulated in savings, the harder those savings work for us. It can be truly rewarding to see substantial sums of money generated solely by our savings.

Saving takes us closer to our goals. It also creates a strong sense of independence by putting us squarely in a position of control. We have the resources to cover unexpected expenses without incurring debt at high rates of interest. We have the flexibility to take advantage of investment opportunities as they arise. We can change jobs, change homes, change countries without the sense of anxiety that comes from existing paycheque to paycheque.

HOW TO SAVE

This is perhaps the area in which we are the most confused. If we sock away $5,000, $10,000 or $15,000 a year in a retirement savings plan, we’re doing a great job of saving, right? Well, not exactly. If we had to borrow the money to make that RRSP contribution, we won’t actually have saved a nickel until that loan is paid off. And if we stuck $2,500 away in an RESP for junior and then promptly upped our line of credit balance by a similar amount, we haven’t saved a cent.

People playing games – stealing from Peter to pay Paul. But they not saving. To actually save a dollar you have to take that dollar out of your cash flow. Putting it in a GIC and then spending it on a credit card doesn’t count. You must make the commitment that current expenditures will not exceed current income. You’ve got to spend less money than you make.

The you-don’t-have-to-think-about-it way of saving is to use an automatic debit from your chequing account to your savings account, so the temptation to spend the money is removed. Yes, it’s a bit of a head-game to trick yourself into saving.

But hey, if it works! Not everyone is a born saver, after all. Some people must play the game to achieve their goals.

Back to David Chilton’s The Wealthy Barber. The advice was sound in this short-but-sweet bestseller. Basically it boiled down to pay yourself first; put savings in a separate account; and be consistent. If you wait to see what’s left over after your

expenses you’ll be justified in not saving because you won’t have much left.

That’s the way it is with money. Smart savers do it the other way around. The take the money they want to save and hide it before they can spend it. Sure it may mean cutting back a little, but that usually doesn’t hurt as much as most people think it will.

This all sounds like pretty basic information, nowhere near as exciting as a discussion of the stock market, technical analysis or long-term projections for the economy. But as simple a concept as saving appears to be, it’s the one that is being missed. And if you’re not talking about saving at home, there’s little to motivate your child to develop this life-long habit. So start talking about it.

TEACHING CHILDREN TO SAVE

One of the most effective ways of motivating a child to get into the savings habit is with a savingsmatching program. You offer to match every dollar your child saves within a specific period of time with a dollar of your own. “Molly, here’s the deal. If you can save sixty dollars by the end of the summer, I’ll match that amount so you can begin investing.”

If watching your money grow in a savings or investment account doesn’t turn you on you’ll have to find some other motivation for saving. How about this: Just for one moment be a pessimist.

What if you lost your job, got sick or smashed up your car? Those are all good reasons to save. So is putting aside enough so you don’t have to depend on anyone else – be it the government or your children - to take care of you when days of heading into the mines are over. *All figures based on Statistics Canada National Economic and Financial Accounts unless otherwise stated.

Source of your down payment is key » by JASON ELDRIDGE Over the past few years, the mortgage industry has been subject to many changes that have affected how mortgage financing is granted for clients wishing to purchase a home. The one constant that still exists is the verification of the down payment that is used for purchasing a home. The Government of Canada always has and always will have strict guidelines that the banks and financial institutions must comply with when verifying the source of any down payment to be used for purchasing real estate. When purchasing a property, there are many acceptable forms of down payment.

Firstly, and perhaps most commonly, there is the accumulation of savings over time. With most home purchases, you are required to have a minimum down payment of at least five per cent of the purchase price. So whether it’s taking a chunk of your monthly remuneration, and transferring these funds to a separate bank account, or selling an asset and depositing the funds into your savings account, these accumulated funds may be used for the purpose of purchasing a home. The banks and financial institutions require you to provide a detailed history of your bank account for the previous 90 days, showing the accumulation of such funds. If there are any deposits that exceed $1,500, you will be required to provide a paper trail for that deposit. This documentation will also be required for any investment accounts, such as stocks, bonds, mutual funds, tax free savings accounts, as examples, that you may want to draw from.

You might be wondering why I left out RRSPs in the previous list. I felt this particular source of funds requires its own discussion, since depending on whether you are a first-time homebuyer or if you are purchasing another property, RRSPs will be treated differently from a tax perspective. As a first-time homebuyer, you have the option of withdrawing up to $25,000 tax free from your RRSP portfolio (assuming that the investment vehicles you hold inside your RRSP are fully liquid or will be maturing by the time you require the funds). These funds must be paid back to your RRSP over the course of a 15-year period. However, if you do not qualify under the First Time Homebuyers Plan, you may still use your RRSPs for the down payment, but these funds would be subject to withholding tax (usually five to 15 per cent of the amount withdrawn), and you would be responsible for claiming this withdrawal as income towards that year’s personal income taxes.

Another source of acceptable down payments for most home purchase programs, is the receipt of a gift from an immediate family member. Relatives who qualify as immediate family include parents, siblings and grandparents. There are certain programs where the down payment cannot come from a gift. For most lenders, all that is required to verify a gift is for a gift letter to be completed and signed by the recipient as well as the donors, and to provide confirmation of the gifted funds being deposited to the recipient’s bank account.

If you already own a home, and have built up equity in your property over the years, and you are planning to sell your property in order to move into the new one, you may transfer this existing equity from one property to the next. If you are taking possession of your new home prior to your existing property being released to the new buyers, you will likely need to arrange interim or bridge financing until the funds from the sale are received. If you are looking to purchase a second home

or a revenue property, you may qualify to arrange a Home Equity Line of Credit (HELOC for short) that may be used as a valid down payment since you own the equity in your home.

If you are building a new home, and you have a particular skill set, a plumber, for example, you may, depending on the policies of the lender, contribute sweat equity as part of your down payment. The general rule of thumb is that you may inject up to 50 per cent of the minimum required down payment in the form of sweat equity to a maximum of $25,000. The remaining down payment would be need to come from another valid source.

Finally, there is one other source of down payment that is accepted by very few lenders and insurers these days. This program is referred to as the flex down program. Essentially, if you have sufficient credit available to you, you may draw from these credit sources (such as credit cards, lines of credit, personal loan) in order to form part or all of your down payment. The key to this program is that the minimum monthly payment obligations have to be factored into the debt servicing ratio calculations (affordability analysis).

Calculate the combined monthly before-tax income of you and your spouse.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types.

Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
