uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market.

While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home.

Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you

can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools.

uying your first home is an exciting experience. Years of saving, months of planning, weeks of searching and days of executing a purchase usually lead to countless hours of anticipation for newcomers to the process. For many, however, it can also mean trepidation.

Indeed, more and more first-time buyers realize the importance of preparing for their initial home purchase. According to the BMO 2014 First-Time Home Buyers Report, they’re taking not only additional time but also more thorough steps to better prepare:

ew-home buyers who desire extra space for their growing family and their toys are loving the new model by Excel Homes, in Hillcrest in Airdrie.

The Leighton, a 2,394-sq.-ft., two-storey showhome, is wowing buyers with an impressive three-bay tandem garage, a fourth-bedroom with its own ensuite and fabulous features throughout.

A recent survey by Equifax Canada revealed some rather startling facts – chief among them that many Canadians have no problem falsifying financial information when applying for a mortgage.

By “many,” we mean 10 per cent of respondents. That may not sound like a lot, but considering the implications of these actions, it’s a surprisingly high number.

Indeed, one in 10 Canadians mistakenly believes it’s okay to inflate their annual income when applying for a mortgage, according to Equifax. Nine per cent admitted they hadn’t been entirely truthful on a credit or loan application.

“Make no mistake, lying on your loan application is a type of mortgage fraud,” warns Tim Ashby, vice-president, personal solutions, Equifax Canada.

This is what’s known as first-party mortgage fraud, a growing problem in which applicants misrepresent their financial circumstances by fudging earnings, pay stubs or worse, lying about their employment situation altogether.

Lenders, regulators or police to date haven’t taken this sort of “soft fraud” seriously. Lenders care that the mortgage is serviced and in good standing, and as long as that’s the case, no red flags will be raised.

But if there was a meltdown in the housing market, where, hypothetically, values dropped materially, or mortgage rates increased significantly, and either situation resulted in a spike in homeowners who could no longer afford their homes… These are the potential scenarios, experts warn, that could lead Canada Mortgage and Housing Corp. to further tighten mortgage qualification rules.

Another situation that could have an impact on the mortgage landscape is the investor component. CMHC

recently released its 2013 Condominium Owners Survey, which revealed 17.1 per cent of the condominium owning households in Toronto and Vancouver are investors.

While welcome insight into this otherwise not well known sector of the market, the survey raises two key issues: many observers believe the investor component is actually much higher – something in the neighbourhood of 30 to 40 per cent; and the percentage of foreign investors versus Canadians.

Why does this matter? Purely in a market sense, the fear is that condo investors could be susceptible to a massive sell-off should the market experience a downturn. Secondly, the concern is that some of these investors, at least those taking out mortgages from Canadian lenders, are buying these units without disclosing that they actually plan to rent them out.

This, technically, is another type of mortgage fraud.

The bottom line in all of this?

Equifax and other experts stress that consumers should always be honest with their personal data on applications, and most importantly, borrow only what you can repay.

Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently.

Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward.

Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit.

Out with the old, in with the new. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets.

In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life.

Planning in advance will curb procrastination and ensure full completion of the task.

Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it.

Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

We’ve all heard of buyer’s remorse.

Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter. Maybe it’s, dare I say, the home you just purchased.

When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is normal.

Having just bought a new house – our second – my husband and I have been swept up in a whirlwind of excitement, anxiety and stress bordering on distress. First of all, our new home is more expensive. Second, it’s further away. Third, it’s a new community.

(Well, not new new, but new to us.)

You were confident with your purchase... until Uncle Joe tsk-tsked and dug up that newspaper article he’s been saving for you about a drop in house prices in the coming months. But does anyone really know for certain what will happen in the future? By sitting on the fence and waiting for “perfect market conditions,” you could miss out on some really great opportunities. Don’t be overcome by analysis paralysis. If the timing is right for you, go for it.

Homebuyers worry about protecting personal data Homebuyers are increasingly worried about protecting their personal data, according to a recent survey by Equifax Canada. A majority of Canadians (79 per cent) are more concerned today about safeguarding their personal information than a year ago.

“Consumers and lenders are certainly becoming more wary of the potential threats related to fraud and identity theft,” says Tim Ashby, vice-president, personal solutions, Equifax Canada.

“In the home-buying process, a lot of personal data is on the table when dealing with mortgage brokers, real estate agents, and lawyers among others.”

Most consumers (81 per cent) believe that lenders should be doing more to protect them from fraud and identity theft.

The survey, however, also examined how truthful Canadians are when looking to secure a home loan. One in 10 Canadians agreed it is okay to inflate their annual income when applying for a mortgage and nine per cent agreed that they had not been entirely truthful on a credit or loan application.

Make no mistake, lying on your loan application is a type of mortgage fraud,” says Ashby. “Whether you’re a lender or a consumer, data protection and the integrity of the data should be priorities at all times. For the consumer, it’s not just a matter of protecting your information, it’s critical to know what’s on your credit file – especially when looking to buy a new home.”

Canadians embarking on the mortgage brokering process are not any more informed about their credit score than the general population. Only 23 per cent of Canadians know their current credit score versus 26 per cent who knew it at the time they applied for a mortgage.

“Tens of thousands of extra dollars are being spent to service a mortgage simply because people don’t know their credit score,” says Ashby. “Maintaining a healthy credit report by paying bills on time will go a long way in securing a loan at a lower interest rate.”

An Equifax credit score ranges from 300 to 900. Higher scores are viewed more favourably. Most Canadians (71 per cent) have a credit score of 725 or higher, which is considered to be Very Good or Excellent.

There is a 1.5 cu. ft. box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware or CDs. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects such as pillows and stuffed animals.

TD Friends of the Environment Foundation invites Canadians to help plant 50,000 trees as part of TD Tree Days There’s no question Canadians value trees. According to recent research from TD Friends of the Environment Foundation, 96 per cent of Canadians feel that it is important to plant trees today in order to sustain a healthy environment and improve the quality of life of future generations, and the majority want more trees planted in their communities. And, while only two in 10 Canadians currently donate their time once a year to plant trees or participate in greening projects, two-thirds say they would be likely to volunteer a few hours if they felt it would benefit their community for years to come. That’s where TD Tree Days comes in.

Now in its fifth year, TD Tree Days is a grassroots community tree-planting program, where a small investment of time pays off in life-long environmental returns. As the TD flagship volunteer program, TD Tree Days provides TD employees and their families, customers and community partners the opportunity to demonstrate leadership in environmental stewardship in their local communities. This year, throughout September and October, volunteers will plant 50,000 trees at more than 140 events from coast to coast.

The Economist Intelligence Unit (EIU) has once again found Calgary to be the fifth most livable city in the world!

For five consecutive years, our city has managed to hold the fifth spot on the EIU’s Livability Survey, one of the most prestigious rankings of its kind.

Australia and Canada dominated this year’s edition with seven out of the top 10 cities being located in either of the two countries. New Zealand, Austria and Finland also had one city each on the top 10 list.

Here are the top 10 most livable world cities in 2014: 1. Melbourne, Australia 2. Vienna, Austria 3. Vancouver, Canada 4. Toronto, Canada 5. Calgary, Canada 6. Adelaide, Australia 7. Sydney, Australia 8. Helsinki, Finland 9. Perth, Australia 10. Auckland, New Zealand

For five consecutive years our city has managed to hold the fifth spot on the EIU’s Livability Survey, one of the most prestigious rankings of its kind.

RANKING FACTORS Interestingly enough, the EIU’s Global Livability Survey had the same top 10 cities in the exact same order in 2013.

But there is nothing static about this in-depth report that takes into account more than 30 factors across five different categories which give a good measure of just how “livable” any city would be. They include:

ACCEPTABLE After each sub-factor is evaluated, a total score out of 100 points is assigned to each city. Here are Calgary’s scores for each main category: » Overall rating – 96.6 » Infrastructure – 96.4 » Stability – 100 » Culture & Environment – 89.1 » Healthcare – 100 » Education – 100

Infrastructure: water, public transportation, housing, energy, roads and more Stability: military/civil conflict or unrest, crime rates and terrorism Culture & Environment: freedom of information, availability of culture, sporting and food/drink Healthcare: Quality and accessibility to public/private health care Education: Quality and accessibility to public/private education

Calgary was awarded its lowest score in culture and environment partly due to long, cold winters and sometimes unpredictable weather, both of which fall under the categories “humidity/temperature” and “discomfort of climate to travellers” sub-factors.

It’s no surprise to see this kind of weather viewed as a drawback. But then and again, many of us Calgarians have become used to it, staying busy and getting involved in activities and events in and around the city no matter what Mother Nature brings us!

Vancouver and Toronto managed to pull in higher scores in culture and environment, but scored lower in infrastructure. Way to go Calgary!

Should you use a mortgage broker? » by JASON ELDRIDGE For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option that most people have been aware of, or felt obligated to use... perhaps, until now.

In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability, and excellent credit.

SO WHY EXACTLY SHOULD YOU CONTACT A MORTGAGE BROKER? Firstly (and probably the biggest reason for most clients), rate… rate… rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part… it doesn’t cost you a thing. There is no charge for our service and no negotiation is required. Just remember, even a quarter percentage point lower rate can save you thousands of dollars over the course of your term in interest.

Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals.

While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another.

Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with 70 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email.

Generally speaking, you can be pre-approved for mortgage financing the same day you apply.

Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay.

Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types.

Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Calgary and area new home builders also offer buyers a wide range of options and upgrades, making it easier for them to personalize their home and get exactly what they want, right from the very beginning.

The variety of features and finishings outlined here are just a few of the many homebuyers will discover during their search in the Calgary region.

What you’ll likely find first when it comes to features is underfoot.

When visiting showhomes, you’ll notice that floor coverings are an integral part of the character of the home; they make a statement and set the tone for style.
