housing market in Alberta for the last few months – and it is coming – just not soon enough for those who have been feeling the affects of the prolonged downtown.

Indeed, in its Metropolitan Outlook: Spring 2017, the Conference Board of Canada confirms it. “The tide is finally turning for Calgary, Edmonton, Regina and Saskatoon, with all four metro areas emerging from recession this year,” the report says.

The news gets even better.

“Following two years of recession, Calgary and Edmonton’s economies are on the road to recovery.”

Gradually rising oil prices will help pull the economies of Calgary and Edmonton out of recession this year.

Calgary’s economy is forecast to grow by 2.3 per cent in 2017, while Edmonton’s economy is expected to expand by 2.4 per cent.

Well done, Alberta.

Calgary home prices begin to inch up HOME PRICES IN CALGARY have risen

for the first time in a year, up 0.6 per cent year-over-year to $461,635, according to the latest House Price Survey from Royal LePage.

The median price of two-storey homes remained relatively flat, increasing 0.1 per cent year-overyear to $500,190 in the first quarter of 2017. During the same period, bungalows experienced a moderate increase of 2.4 per cent to $479,543, while condominiums dipped 0.4 per cent year-over-year to $301,794.

“While home price appreciation remains relatively flat, there is a cautious optimism in our real estate market right now,” says Corinne Lyall, broker and owner, Royal LePage Benchmark. “This is projected to be a recovery year; oil prices have

stabilized, and people are starting to feel more confident in the economy.

This new-found confidence has led to a rising volume of sales and resulting lack of inventory, making it increasingly clear that people are becoming more comfortable with the real estate market in Calgary.

“Despite the economic challenges Calgary experienced in recent years, it has always been a place where people continue to be optimistic,” Lyall adds. “We’ve developed resiliency; a lot of exciting, new businesses have opened up because of the challenges to the oil and gas market, giving rise to more housing demand in the region.”

Nationally, Canada’s real estate market saw substantial price growth in the first quarter of 2017, increasing

12.6 per cent year-over-year to $574,103. Two-storey homes rose 13.9 per cent year-over-year to $681,728, and bungalows 11 per cent to $490,018. During the same period, condominiums increased 8.9 per cent to $372,638.

While the majority of markets in Canada posted modest gains, price appreciation across Ontario significantly outpaced the rest of the country. Meanwhile, year-over-year home price appreciation in Greater Vancouver was noticeably lower than the historic highs witnessed in 2016.

Vista Crossing is the first masterplanned community in Crossfield, which has exceeded expectations so much so that it has sparked its creator Dream Development to release more lots and launch a new product line of semi-detached homes in the community.

Dream Development’s homebuilding division, Homes by Dream, is already building affordable character (laned) homes in Vista Crossing that start at $299,900, but is now adding to the affordability factor by launching semi-detached homes from only $264,900.

“We have two models upcoming, both two-storey designs with three bedrooms that range from 1,000 to 1,200 sq. ft.,” Henke says. “We’re starting construction now and hope to have homes to show in late summer or early fall.”

Meanwhile, Dream’s character homes offer stylish designs and great features such as expansive front porches. These homes include

bungalows from 1,000 sq. ft. and two-storeys from 1,250 to 1,500 sq. ft.

Dream has four showhomes available for viewing in the parade.

As well, McKee Homes and ReidBuilt Homes are currently crafting front-attached garage homes on larger properties including some walkout lots that back onto the ponds or wetland priced from $399,900.

Both builders have showhomes open.

“Vista Crossing offers ‘Sears Robuck Catalogue’-inspired architecture, emphasizing large front verandas, timeless details and charming streetscapes,” says Michael Tandara, director of marketing. “And the community includes 20 acres of parkland with over four kilometres of walking trails and five acres of protected wetland.”

vistacrossing.ca Tandara notes it’s important to Dream to “ensure Vista Crossing is a parks first community,” and to this end has already completed Amery Park with a playground, barbecues, picnic tables, a large fire pit and a community garden.

A welcome centre is open to provide information about Vista Crossing and Crossfield and let guests know what they can expect when they move to town, and it plays host to community activities. The community will also hold a second Dream Day festival in August.

Crossfield offers a great location just a 35-minute commute to downtown Calgary, with convenient access to the airport and amenities in Airdrie and north Calgary.

Q: We have a newly planted tree, can you provide advice on maintaining it?

A: “The first thing you have to do is to make sure it has sufficient soil,” says Scott Stoner, landscape designer/horticulturist at Blue Grass Nursery and Garden Centre. “The more new soil you put down, the better the tree will do.

“You will also need to water,” he says. “The root ball and soil will often dry out at different rates, so when you’re watering in the first two or three weeks you need to check both the root ball and soil surrounding it.”

An easy way to check for moisture is to stick your finger into the earth up to your first knuckle, if the soil and root ball are moist, then you don’t need to water. If one location is dry a small amount of water

is needed, however, if both locations are dry, it’ll need a full watering.

“One inch of water per week is all your tree and lawn will need,” Stoner says. “And, I suggest using a rain gauge to measure the amount of rain that has fallen and if we get an inch or more, you can leave watering for another week.”

New trees should also be staked and have guidelines for the first year. The main guideline should point west due to prevailing winds, with the other two running northeast and southeast.

“Because new trees can be stressed out from being moved they can be susceptible to aphids,” Stoner says, but adds that most garden centres have ladybugs, which eat the aphids, and/or sprays that can help treat the infestation.

As for pruning, in the first year only do it if there is a broken branch. Otherwise, leave any pruning of a new tree until after the first year.

Despite being so close to the noise and congestion of Glenmore and the Rockyview General Hospital, this area is relatively sleepy with older trees on each block, sizeable yards and a spectacular view of the sailboats and the snow-capped Rockies in the distance.

Lifestyle Located so close to the marina and a major tourist attraction makes this a great place for people who love to sail, sunbathe and walk. With paths that meander around the water’s edge, there’s often a mix of cyclists, both young and old, pedestrians and people casting their fishing rods from lookout points. It’s not uncommon to see people out watching sailboats on an evening stroll.

The vibe One of the wealthier areas of town, most of Eagle Ridge is made up of detached homes with impressive entrances and expansive properties.

Rentals are few and far between here.

Having quick access to the water, bike paths and the marina to the immediate West and the charm of Heritage Park’s historical buildings and train (only a short walk away) make Eagle Ridge very desirable. The hospital and amenities in nearby Chinook also make this area very convenient.

Meet the neighbours More of an affluent crowd, the neighbours are mostly families and retired couples. Expect to see people out walking their dogs or and lots of small children playing in the park.

Being a tight-knit community, the local community association offers a wide range of activities and events for residents.

In the area For people who like the idea of living in an older neighbourhood or escaping the city in their own backyard, this neighborhood will have huge appeal.

Beyond the great views and there’s more than a fair share of recreational activities like biking, fishing or taking dance class at the community centre.

Anyone needing to head for groceries, coffee or a movie has Chinook Mall just a short drive away.

The good, the bad & the rest Generally, people in this area spare no expense in keeping up their homes and yards. During the daytime, you’ll see a number of lawn and garden care professionals working outside and taking care of the upkeep. There tends to be a decent flow of cyclists through the residential area but Eagle Ridge is a very quiet community, ideal for retirees and people with young families.

Dollars & sense It’s easy to see why many people would want to live in this area but as a result, the typical dollar sign associated with properties is far from affordable.

Apartments and condo rentals are few and far between. If rentals do become available, expect an equally high rate.

How to avoid your own moving horror story

WHEN BUYING A HOME, you will

likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover.

People often don’t consider a mover as an important member of their team of professionals.

However, given the critical role they perform — taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage — it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.

Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned — unfortunately, the hard way.

I recently contracted a “professional” moving company to carry out a last minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck.

After calling several firms — including large, well-known companies and smaller, independent ones — I selected a local moving company, explaining that drop-off would be about 100 kilometres away.

We agreed on price ($350) and time

(9 a.m.) — after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email.

The crew was on time for the move the next morning, but almost immediately began talking about a higher rate — $360. Not a huge difference, but it immediately raised my suspicions.

I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival at the destination, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.”

With that, the sordid tale ended.

The job not complete, left for us to move the furniture indoors, now the victims of one of the top 10 scams monitored by the Better Business Bureau (BBB).

“I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me.

CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing

» Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution — satisfactory or otherwise. And often, the mover simply out-waits the consumer.

“It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.”

My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients.

Make sure you take the proper steps — and the time — to protect yourself.

I HAVE A LITTLE CONFESSION to

make… I have a lot of stuff that I plan to get to, but never really do.

Unfortunately, all of these half-started projects end up in my garage.

Luckily for me, I am not alone in this dirty little secret. More than 70 per cent of Canadians admit that they can’t park their car in the garage because it has become the default spot to store all of their awkward items like ladders, wheelbarrows and garden hoses. What make this even worse, according to new online research, 74 per cent of new homebuyers are looking for a garage too. Is this a potential epidemic?

While not likely, this is the perfect time to get motivated and do something about it.

Here is some valuable information that you need to know before starting your own garage clean-out or reno project.

Set aside more time in your calendar than you expect you’ll need. I’ve painted and furnished whole homes in the same amount of time it took me to do the garage.

Moving everything out and boxing it all up to withstand the elements while it sat in the backyard was a full day. Who knew I had so much stuff in one space?

Go with one system. Garage organization systems are very different than the default recycled kitchen cupboards.

After interconnected. You need to plan out the space before you start throwing things up on the wall. In my case, I went with Gladiator GarageWorks.

I had a couple of pieces from a previous renovation and liked that the cabinets lock and have big wheels making them easy to move.

On my wish list was a charging station for batteries because I have a lot of them. This system even has a cabinet that does just that.

Don’t forget the floor. While it took the longest, several days of prepping, curing and drying, the floor of my garage is a showstopper.

I did a moisture barrier first which prevents water from coming up through the floor from the ground below. I followed that with a product call RockSolid by Rust-Oleum. This floor protector prevents oil leaks,

paint spills and even road salt from soaking into the floor. I added floor tiles overtop of the sealed floor because I liked the way they looked, not because I really needed them.

(Call it my garage ego).

Finally, the most important thing to remember before you start is that this is a garage. It is not the kitchen, a bedroom or a family room. You have to change your mindset about how it is going to look at the end of the day. I know that designers have been showing TVs and comfortable chairs in this space and calling it a “man cave” but this is the spot where most of us store things that shouldn’t be in the house; paint, yard tools, ladders, bicycles. Keep reminding yourself as you put your space together because this room is unique. Trust me… I know!

with buying a home, other than the purchase price? As a matter of fact, there are a bunch of additional charges and fees that you should be prepared for the next time you’re looking to buy.

Here’s a list of some you can expect to come across. Having extra cash saved up for them, in addition to your down payment, is essential to proceed with your purchase in a stress-free manner.

Mandatory fees » Condo document review fees: It’s crucial to get a professional condo document review that will answer some important questions before buying a condominium. This will cost you anywhere from $300 to $600 depending on the details. » Down payment: In Alberta, you need a minimum cash down payment of five per cent of the price of the home in question. » Legal fees: For a simple transaction, you can expect to fork out around $2,000, give or take a few hundred, for legal fees that include notary and lawyer services. » Moving fees: Costs associated with movers really depend on how much stuff you have and what kind of help you’re looking for. » Home insurance: You’ll want to insure your home after buying it.

Potential fees » Contract buyouts: You may have to pay the seller for any prepaid contracts you plan to use after the purchase of their home is made. A common contract buyout between the buyer and seller is for alreadyinstalled security systems. » Mortgage application fee: Varies between lenders, although it isn’t odd to find some financial institutions that don’t have this fee at all. » Mortgage life insurance: If something happened to you, your mortgage would be covered by this insurance policy. There are several options when it comes to mortgage life insurance, some more affordable than others. » Appraisal fees: Some lenders require the buyer to pay for this assessment, which usually costs about $300. » Land survey fees: Depending on the agreement you have with your lender, you may be required to pay for any land survey fees associated with your home purchase. » Sales tax: Take this into account for new construction homes only. In Alberta, it’s five per cent GST with a sliding scale less than $450,000, and a full five per cent above that figure.

be, in the car, at home or the design office – basically, wherever my phone is. But it’s hard to ignore how many in the work force are following the shifting trend to work part time or full time from home. There are many factors that can help make your home office a productive and beautiful place to work.

If you’re bringing in an electrician to update your lighting, ask about having some of the room’s wall outlets raised to counter height so you don’t have to crawl under your desk to plug in your computer.

The best way to tame that paper pile is to tackle it and let it go, so get a high-quality paper shredder and don’t forget to use it!

homeowner, it can be easy to get caught up in the shopping experience. But you’re not just looking for a home in a charming neighbourhood. You’re also shopping for a great mortgage rate and your first step should be seeking a mortgage pre-approval.

Do apply before house hunting: The homebuying process shouldn’t start with contacting a realtor. First, apply for a mortgage pre-approval. You don’t want to find your dream home and then get tripped up, so being preapproved will ensure you’re ready to make a move.

Do shop around: The best mortgage rate may not be waiting for you at your local bank branch. Compare mortgage rates or use a mortgage broker who will negotiate for you. A small fraction in your rate can make a huge difference to your payments and interest.

Do ask questions: For how long is your pre-approved rate guaranteed?

Can it be extended? What happens if you find a home that costs a little more than the amount you’re preapproved for? Ask your broker or lender all of this.

Do check your credit: Any lender will check your credit before approving your mortgage so don’t be caught off guard. A poor credit score could put you at a multitude of disadvantages, from higher rates to being denied a mortgage loan.

Do assemble your documentation in advance: You might be surprised by how much paperwork is required for a mortgage approval. Ask your mortgage broker for a list of what you’ll need and keep it all in one place.

Do read the fine print: Yes, all of it.

Once pre-approved, you’ll receive documents outlining your interest rate, mortgage amounts and the terms of the loan. This could be the biggest loan you ever need, so don’t leave anything unread.
