Jayman’s innovative Courtyard homes wowing buyers INSPIRED BY ITS STUNNING courtyards,

Jayman BUILT’s latest Courtyard showhomes in Cornerstone are wowing buyers with their innovative design and fabulous features.

“The Courtyard models are a new product line for the northeast quadrant featuring a very unique design and the response has been phenomenal,” says Jason Perri, coarea manager, with Jeff Mitchell, for Jayman’s Courtyard homes. “I’d say 90 per cent of the people coming into our showhomes tell us that based on how they looked from the outside, they just had to see inside and they are wowed by layouts because they are unlike any double front attached garage home.”

In fact, the Courtyard homes are made distinct not only due to the 10 YPNEXTHOME.CA

fabulous courtyards, but also because of their rear attached garages, which places a mudroom with built-in bench, hooks, walk-in closet and a half-bath at the back of the house, and provides a wider space for the front entry and living room. Jayman’s design also provides a separate entrance to the basement from the garage.

“Without the garage in the front, these homes present more character and great curb appeal,” Mitchell says.

“There are six elevations to choose from, so there are several variations on the exteriors from a very modern look to more traditional with nice detailing and front veranda options creating a dynamic streetscape. It also ensures a wider front yard and more windows that let in more natural light on the main floor.”

The design sees the elimination of the side yard on one side of the house, but this allows for a much wider side yard on the other side to create a private setting for the courtyards, Perri notes. “This is a completely private area where no one looks in from the next house, and it’s an incredible outdoor space that can be used any way the buyer chooses from a simple patio with an outdoor fire pit to an elaborate garden.”

There are 40 Courtyard homes in total with three models to choose from: the two showhomes, Carrara and Istoria, both 2,138 sq. ft., and the Perth at 1,671 sq. ft., which starts at an affordable price in the $440,000s.

Perri says the homes have been so well received by buyers that they’re already about 50 per cent sold.

“People really love the unique layout and the genuine feel of the homes,” he adds. “They like how they have a wider entry to greet guests, the wide open floorplan that provides great space for entertaining and having easy access to the courtyard that expands the living space to the outdoors.”

The Carrara showhome is highlighted by its upgraded chef’s kitchen with built-in stainless steel appliances, quartz countertops, an expansive island with breakfast bar seating and large walk-in pantry with a convenient desk around the corner.

Budget 2017 short on measures to address affordability issues

priority, proposing to spend more than $11 billion over 11 years in a variety of initiatives, but so far fails to address key market related issues – again.

“The housing-related allocations in this budget are principally for affordable and social housing, so the key challenge of affordability for market-rate housing, and especially for first-time homebuyers, remains an issue,” Kevin Lee, CEO of the Canadian Home Builders’ Association (CHBA), told New Home Guide.

To help address immediate housing needs, Budget 2016 committed to invest $2.2 billion over two years, to give more Canadians access to more affordable housing. To supplement these investments, Budget 2016 also provided funding for low-cost loans and new financing tools to encourage municipalities, housing developers and non-profit housing providers to develop more affordable rental housing units.

To build on these efforts, Budget 2017 proposes to invest more than $11.2 billion over 11 years in a variety of initiatives designed to build, renew and repair Canada’s stock of affordable housing, and help ensure that Canadians have affordable housing that meets their needs.

These investments will be made as part of a new National Housing Strategy, to be released later this year.

A Renewed Federal-ProvincialTerritorial Partnership in Housing Budget 2017 proposes to provide approximately $3.2 billion over the next 11 years to provinces and territories to support key priorities for affordable housing. These priorities may include the construction of new affordable housing units; the 16 YPNEXTHOME.CA

renovation and repair of existing housing; rent subsidies and other measures to make housing more affordable; and other initiatives to support safe, independent living for Canada’s seniors, persons with disabilities and other individuals requiring accessibility modifications.

Housing Statistics Framework As part of the National Housing Strategy, Budget 2017 proposes to provide $241 million over the next 11 years to CMHC to improve data collection and analytics.

To address data gaps in nationwide housing data, Budget 2017 also proposes to provide $39.9 million over five years, and $6.6 million per year thereafter, to Statistics Canada to develop and implement a new Housing Statistics Framework.

This investment is over and above investments under the National Housing Strategy.

Statistics Canada will begin publishing Housing Statistics Framework data in the fall of 2017.

New National Housing Fund Budget 2017 proposes to establish a National Housing Fund to address critical housing issues and prioritize support for vulnerable citizens, including: seniors; Indigenous Peoples; survivors fleeing situations of domestic violence; persons with disabilities; those dealing with mental health and addiction issues; and veterans.

Administered through CMHC, the Fund will receive an investment of $5

billion over the next 11 years.

“As expected, this budget allocates social infrastructure money to priorities that the government has identified to help those in housing need, but it also wisely holds some back for the complete National Housing Strategy later this year,” says Lee. “This will allow for more innovative solutions, which are needed to make public dollars go the furthest, for the most people, in the most effective ways.”

Given the challenges facing firsttime homebuyers, more mechanisms to support well-qualified buyers are still needed, to ensure young families are not locked out of homeownership. “CHBA will continue to make recommendations through the National Housing Strategy process, and other initiatives, that can get to the root problems of housing affordability and fix them,” says Lee. Examples would include addressing housing supply issues, and curbing the excessive regulation and red-tape that keep family-oriented housing from being developed at sufficient pace, in sufficient numbers, at a price people can afford.

Despite that affordability for market-rate housing wasn’t addressed in Budget 2017, there has been a gross lack of data in Canada on key aspects of the housing market, Lee says.

“More data gathering and analysis that can support sound policy decisionmaking to best address affordability challenges are welcomed by CHBA, and were a specific recommendation from our association.”

a new home in Calgary some time soon? Whether you’re building from the ground up or are buying an existing residence, you’ll want to make sure that you choose the right house and end up 100 per cent satisfied with your purchase.

So, how do you know if the house you’re considering is good for you?

Here are steps you can take to ensure that you end up choosing the right one.

1 Building a new house The starting point when building from the ground up is lot choice. There are three main things you need to know about your lot: Price, lot coverage and what (if any) architectural controls there are in place.

A lot with wider dimensions and away from a main highway is likely to cost more than a narrower one with a sound-barrier as its back fence, for example. A bigger lot may be ideal if you’re looking for more backyard space for the kids or to entertain guests. It also may give you more options when it comes to floorplans.

Lot coverage is determined by the lot developer (usually a different company than the home builder) and dictates how long and wide your home can be. 2 Selecting from floorplans Some new-home buyers prefer to browse floorplans before considering the lot. Builders always have a vast selection of plans to choose from; it’s important that you take your time and really consider what features will fit your lifestyle best – not just now, but in two, five and even 10 years down the road. Some important questions to ask: » How long do you plan to stay in your home? » Do you plan on having kids in the future? » Do you plan on having pets in the future? » Do you enjoy entertaining guests on a regular basis? » Do you like to play sports such as billiards or darts at home?

Answering these questions and any others you can think of will help guide you to picking a space that has the size necessary to grow into and layout that’s compatible with your life. The amount of additional rooms and other functional spaces you end up getting will also affect your resale value down the road.

Changing the floorplan can sometimes change the exterior look of the home. I recommend you determine what inside features you want first before considering exterior aesthetics, as the living space is much more important.

Visiting all the model homes available will give you an idea of how upgrades look in actual spaces and can help you determine exactly which ones you want in your home.

Factors to consider before your start a deck project Q: What tips can you share for building a deck?

A: “There are a number of things to consider before you start to build a new deck,” says Ron Heggs, director of special projects for Shane Homes. “First you should take the time to plan your deck with regards to its function, design and budget.”

For example, do you want room for a barbecue, a patio heater, a table and chairs and/or any other outdoor furniture? Do you want an outdoor kitchen, a covered deck or pergola or a privacy screen?

And, what materials do you want to use – pressure treated wood, cedar, vinyl, aluminum or composite material? What type of railing?

What type of fastener choice for the decking? Are you building it close to the ground or up high or maybe more than one level? What about lighting or a gas line for your barbecue and patio heater?

“The type of deck you want to build, the type of materials and design all factor into the budget and are things you need to consider before you start the project,” Heggs says.

Determining a size is important. “You may think a 10ft. by 10ft. or a 12ft. by 12ft. deck is big enough, but you don’t want to build it and find out that once you put a barbecue, a table and chairs and patio heater on it; it’s crowded with little room for family and friends.”

A simple way to help you determine the appropriate size for your deck is to mark out the dimensions on the ground with stakes and ASK ANor EXPERT:

Before starting construction, you need to check building codes and city bylaws, as this could limit the deck size, obtain the necessary permits and call to locate underground utilities before you dig. Also be aware that with a new home the ground will settle around it so make sure you have the grade built up under the deck to drain water away from the house. The size of the deck will also determine the number of support piers and spacing of joists, so it’s important to have a detailed design before you start.

Why you should use a mortgage broker

By Jason Eldridge FOR YEARS, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one alternative that most people have been aware of, or felt obligated to use... perhaps until now.

In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from alternate sources. While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients with good job stability, and excellent credit history.

So what are the advantages of working with a dedicated mortgage professional?

Firstly (and perhaps the biggest reason for most clients), is the interest rate that can obtained. When you go to your bank, more often than not, you will be put into the uncomfortable situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. No tied selling. No moving all of your other banking and investments to the new lender to get the better rate. And the best part…it doesn’t cost you a thing. There is no charge for our service (when working with a chartered bank or regular financial institution. BLINDS: SEEING THE LIGHT… OR NOT!

THE TOPIC OF BLINDS (hey, stop

snoring!) may not sound exciting, but window coverings and blinds, in particular, are an important part of the function and decor of our homes.

Blinds may not be sexy, animated or extreme but they are exciting.

We’ve been covering our windows for centuries. Before the 1600s, tapestries were used to cover both walls and windows to maintain heat within and to limit dampness in stone castles or palaces. Interior window shutters were used later through the 1700s, paired with glamorous drapery – again, not really for privacy but to maintain heat inside.

Glass windows as we know them today are a relatively new invention, and having natural light within homes wasn’t really a “thing” until Victorian times with the popularity of architectural structures such as the Crystal Palace at London’s World Fair.

From this the idea of having a lot of windows took off, as did the need for privacy from the teeming streets of burgeoning industrial cities.

But maybe history holds no interest for you as far as it relates to blinds, so let’s get personal. Remember that first apartment you rented that had no blinds at all? To avoid your creepy neighbor, you either ended up

covering the window with garbage bags, or yes, even the Canadian Flag.

See? You notice blinds when you don’t have them.

So, here is a quick, blind checklist of what to look for, depending on what window you need to cover. I can promise you that every option has personality and will contribute to your space.

For large windows in condos where you need sun and UV reduction, consider roller screens. These are modern and slick and come in lots of colours. For more texture on a window or to warm up the feel of a room, select a Mandalay style or

Silhouette by Hunter Douglas. It features horizontal veins or lines within the blind mixed with a sheer fabric.

These veins move like a shutter, but the look is much lighter.

Blackout blinds do exactly what the name implies: no light can penetrate their surface. This is good in bedrooms where darkness is required at any time of day. Matchstick or bamboo blinds are made of thin wood or woven grasses and add texture to the blind and can add pattern to a room.

Shutters are still popular and make an excellent choice in bathrooms or places that you want good privacy and easy operation. An alternative to shutters is wood slat blinds. They look like shutters, only they are operated on a pull string. Less durable than shutters, these blinds are cost effective.
