“The Zenith has a very open design with a large gallery style kitchen with a pantry, french doors off the dining room, a rear great room, upstairs bonus room and the master bedroom features a walk-through closet to the ensuite,” he adds. “It’s upgraded with quartz countertops and laminate floors.”

In the move-up product line Jayman is offering six different models with front-attached doublecar garages ranging from 2,149 to 2,535 sq. ft. with three- and four-bedroom plans starting in the $450,000s. There are also various optional layouts available so buyers can choose designs to suit their lifestyles, such as spice kitchens, his and her ensuites and walk-in pantries.

Numerous lots are available including walkouts backing onto the pond, and Jayman has two

showhomes – Allure and Emerge – that are open across from the semi-detached showhomes – both of which are close to a new K-6 school that’s under construction and slated to open in 2017.

Buyers in both product lines can choose from four finishing levels – Select, Extra, Plus and Ultra – and can make interiors selections at the Style Magic Centre.

Also, both product lines include Jayman’s Core specifications providing more cost-saving, energyefficient products such as tankless water heaters, triple-pane windows, heat recovery ventilation, 96-percent energy-efficient furnaces and rough-in solar.

DUE TO OUR CLIMATE, we spend a

good deal of time indoors, especially during the winter months – and for this reason the home building industry has taken strides in recent years to better understand the connection between indoor living environment and personal health.

Poor indoor air can have a detrimental impact on people’s well being, from a general sense of feeling tired or “under the weather” to contributing to allergies and asthma.

Moulds and dust, improper combustion of heating equipment and off-gassing from building materials, furniture and household cleaners can seriously affect the air quality in a home – and as a consequence, the health of those living in it.

Unfortunately, these contaminants are common and can be found in many homes, often without the homeowners being aware.

In the Calgary region, several builders, developers, product suppliers and others working in the industry have contributed to producing quality and energy efficient homes, but are also working to create healthier homes and choosing measures that can both reduce the environmental impact of your home and increase its comfort and healthiness at the same time.

Good indoor air quality begins with solid construction that prevents air leakage and moisture penetration.

Getting rid of moist, stale air is one way to ensure good indoor air quality.

An effective approach to this is a heat recovery ventilator (HRV). The HRV serves as the lungs of your home, bringing in fresh air and exhausting stale air. Excessive moisture, dust, pet dander, cleaners and other “pollutants” that are part of everyday living are diluted and expelled, and incoming air is filtered to ensure the system is not bringing in problems from the outside. It’s also pre-heated by the outgoing air to save energy.

In today’s new homes, heating equipment is energy efficient and state-of-the-art. Forced-air furnaces deliver a smooth flow of filtered air for even temperatures and comfort throughout the house. Combustion

air comes directly from the outside and exhaust air is vented outside to reduce risk of noxious fumes inside your home.

Home builders are also able to reduce the amount of contaminants by using low or no off-gassing materials, such as non-solvent glues, formaldehyde-free cabinetry and factory-finished flooring.

Plus, your builder can help you to plan ahead by choosing products that don’t collect dust or by installing a central vacuum system with direct outside exhaust.

Homeowners can maintain a healthy indoor living environment that can be enjoyed all year when they begin with the right home.

Advice for spring landscaping Q: Do you have any advice before we start landscaping this spring?

A: “With the nicer weather people are getting antsy to work in their yard, but because the ground is still frozen it’s still too early to start,” says Lisa Silva, marketing manager, Blue Grass Nursery and Garden Centre.

“You definitely shouldn’t rake yet because you can damage the grass. However, with everything still dormant now is a good time to clean out dead plants in the flower beds and prune shrubs and trees,” she says. “You can also start seeds indoors for your garden.”

It’s also a good time to start planning for landscaping projects, making decisions on where to plant new trees and shrubs or fill in gaps in the garden.

Silva suggests new homeowners take time to: track where the yard gets sunshine in order to better plan for gardens; consider if they want

a sprinkler system and plan plantings around it; and decide on if they want to install a deck, patio or fencing this year.

“You want to make sure you do any permanent items like a deck before you put down sod because you don’t want to be trampling all over the new grass,” she says. “I know when you have a new home and yard you want to put down grass right away to get rid of the mud, but there is going to be some settlement of the yard, especially if the home was built in the winter, so you need to wait before you start any project.”

Also, if you’re in a new home you must first get a grading certificate ASK AN EXPERT: by HEATHER RYAN – normally provided by your builder once the grading and loaming of the property is completed – before starting any projects in the new yard. And, when doing any work it’s important to maintain the grade and ensure water drains properly off the property.

Silva also recommends that before starting any landscaping, that you consult a landscape designer at a garden centre who can help with plans and advice. “Many garden centres are also offering prebooking sales right now so if you plan ahead you can save money on materials.”

Shane Homes recommends you differ all major landscaping until one year after your possession date to allow for settlement between seasons.

Chest » If you have room for nothing else, you can always create a furnished look in your bathroom by replacing a minimal or builtin vanity cabinet with a chest of drawers or vintage console.

Thanks to new innovations in the bedding industry, natural fibres like bamboo, linen and cotton can be just as luxurious as a 1,500 thread count Egyptian cotton bed sheet.

You’ll want to get the right shapes and dimensions to coordinate your pillow shams, bed runners, sheets and duvet covers.

Which brings up the question about investing in a down duvet — are they worth the hype? It’s actually more than just hype, down has some incredible properties that make it the perfect material for a blanket option.

Down will keep you warm and cosy, while allowing your skin to breathe while you sleep. They are also very durable and will retain their shape much longer than a synthetic option.

If things don’t have designated homes, they never get put away properly, making them all but impossible to find the next time they’re needed. Find the right spot for everything that comes into your home, share the organizational tactics with your family and stop being a human directory for everyone and everything in your home.

Organizing your home Designate a basket or drawer as your household’s “lost and found” area.

Deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place family members look for missing objects.

What did I do with that manual?

Have you added new appliances and electronics to your home recently?

Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.

Where’s the remote?

Use Velcro to attach the remote to the side of the television set when not in use and never waste time searching for it again. Or, consider purchasing an electronic remote finder that makes a loud, distinctive sound to help you find it (this also works for keys).

Where are my keys?

Choose a “home” for your keys and get into the habit of always keeping them in that spot. Hang them on a designated hook or toss them in a bowl. Leave a copy of your keys with a trusted neighbour.

Everything needs a home Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) will you use it. Store similar things together, and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the-way spaces. Keep a label maker handy to label drawers, shelves and containers

so you don’t have to rely on your memory when you need to find something quickly.

Organizing your life Time spent relaxing is not time wasted. Give yourself permission to enjoy several agenda-free days. Leave your e-mail and cell phone behind and delight in some of life’s simple pleasures without interruption. This is especially crucial if you are selfemployed and your boss is a tyrant!

We can’t get very far in life on an empty fuel tank; we have to get off the busy highway once in awhile to refill it.

Dream launches Crossfield’s first master-planned community

magine relaxing on your front porch chatting with a neighbour, watching your kids ride their bikes along the street or just kicking back and enjoying the peace and quiet.

These images can become a reality for families who want to leave the hectic pace of the city behind and embrace the laid-back lifestyle and small town feel of living in Vista Crossing.

Located on 160 acres, Vista Crossing is the first truly master-planned community in Crossfield and is being spearheaded by Dream. The new community

will be comprised of nine phases and eventually become home to 2,900 residents. Phase 1 is launching this year with a soft opening in June and a grand opening in the fall once all of the showhomes have been completed.

“We’re really excited to be in Crossfield and to have the opportunity to be a part of the town’s future,” says Michael Tandara, Marketing Manager, Calgary Land & Housing. “Vista Crossing will incorporate a number of community design features that the town hasn’t seen before. It will include 20 acres of parkland with over 4 km of walking trails, as well as 5 acres of protected wetland.

“While it’s technically further away than competing communities in Airdrie, during peak commute times you’re going to be flying right past the traffic jams in Airdrie proper and getting home in as quick, if not quicker, a time,” he notes.

“Crossfield is also going through rejuvenation with the revitalization of the downtown core, a new fire hall,

Tandara says it’s particularly important to Dream to ensure Vista Crossing is a ‘parks first’ community, and as such Phase 1 includes not only a protected wetland area, but several sections of parkland as well as the community’s main playground park along Amery Grove.

Early 2016 Calgary & Edmonton Home Buyers Benefit Most From Market Conditions Choosing the right season to enter into a typical real estate market as a buyer involves trading off between a greater level of purchasing power in the fall/winter months – typically characterized by lower level of sales and listings – and a greater level of choice in the spring/ summer months – characterized by higher levels of sales and listing activity. As spring has now sprung, one should expect to see more ‘for sale’ real estate signs in bloom across the Calgary and Edmonton regions.

Usually, inventory increases would come as a relief to any winter-market buyer who was unable to find his/her perfect home amongst winter’s stock. However, recent market conditions at any time of year have experienced unusually high existing, and new home inventory levels.

Despite this level of choice, home purchasing levels within these markets have remained seasonally low, and lower by comparison to 2015. Recent buyers have exercised some of the strongest levels of purchasing power seen within these markets in over 6 years (see table below).

In fact, the savings earned by these buyers strongly outpaced current annual expectations, which call for annual average single-family (SF) and multi-family (MF) price savings of -2.2% and -1.5% respectively across the Calgary region, and -2.5% and -2.7% respectively across the Edmonton region.

Looking ahead, 2016 will likely continue to be an odd year in terms of real estate inventories, as supply levels will fall on average throughout most of the year. This will no doubt be the trend amongst new housing supply as total housing unit starts were down -51% across the Calgary region and down -61% across the Edmonton region in the first quarter of 2016.

For prices, these supply reductions will help ensure less price flexibility within the Calgary and Edmonton regional real estate markets, making today’s buyer’s position the strongest we’ll see for the foreseeable future. To put it simply, now is the time to buy.

Savings options for buying a home

IF YOU WANT TO SAVE for a home in the next five years, you should avoid stocks because you could lose money.

Instead, you should use no-risk options like a high-interest savings account or GICs. But what type of savings vehicle should you use?

There are three different types of accounts to choose from and each has its own advantages and disadvantages.

Here are your options:

RRSP An RRSP allows the money you save to grow tax-free. If you qualify as a first-time homebuyer, you’ll also be able to take advantage of the Home Buyers’ Plan (HBP).

Using the HBP, you can withdraw up to $25,000 from your RRSP as long as the money was deposited more than 90 days ago. If you’re buying with a spouse or partner who’s also a first-time buyer, you can each take out $25,000 for a total of $50,000. The money you withdraw has to be taken out no later than 30 days after the closing date.

You must repay what you borrowed the second year after the year you withdrew the funds. You have up to 15 years to repay that amount.

For example, if you borrow $24,000 from your RRSP, you’ll need to pay $1,600 a year ($24,000 divided by 15, equals $1,600).

You can pay more than the $1,600 towards your HBP in any given year and your annual payments will decrease. If you decide to pay $9,400 in the second year, then you’ll only need to pay $1,000 a year thereafter.

The great thing about the money you withdraw from your RRSP for the HBP is it’s tax-free. However, if you can’t afford to make the annual payment, you’ll have to declare it as RRSP income on your tax return.

TFSA Like an RRSP, a TFSA also allows your money to grow taxfree. But there aren’t as many restrictions as there are with an RRSP. If you’re buying a home for the second or third time, you can still make a tax-free withdrawal from your TFSA. There aren’t any first-time homebuyer restrictions.

You’re not restricted from borrowing just $25,000 because you can withdraw as much as you want from a TFSA. You also don’t have to pay the money back over a specific timeframe. In fact, you don’t have to repay the amount you took out and there aren’t any tax penalties.

The other good thing about using your TFSA is you keep your RRSP intact and allow your money to compound over time so you can save more for retirement.

However, you won’t get a tax refund if you save using a TFSA instead of an RRSP. If you were to get a refund, you could use that extra cash for your down payment and be able to save even more money.

Non-registered account You could use a non-registered account to save for a house but this isn’t the best option because you’ll be taxed on any interest earned.

The only reason you might use this type of account is if you don’t have any RRSP or TFSA contribution room, which is highly unlikely.

However, you can withdraw as much money as you want from a non-registered account and you never have to pay it back.

Which one to choose?

RRSPs and TFSAs allow your money to grow tax-free while a non-registered account does not. A TFSA has fewer restrictions while a saving in an RRSP will provide you with tax refunds, which can increase your savings.

The best option might be to use a combination of both.
