Smaller households, smaller homes Canadian households are shrinking, according to Stats Canada.

Seven decades ago, the average household consisted of 4.3 people, by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house.

While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become

increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more rental properties and housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes we live in.

Spring is finally here – no, it really is – a period in the real estate industry normally associated with busy season.

It’s that time of year when, after what’s turned out to be a pretty mild winter, many Canadians emerge from hibernation and want to get out and search for a new home.

Builders, too, often use this period to launch new developments, and add incentives to entice buyers into snapping up remaining inventory in existing communities.

Spring this year in Calgary comes with the additional market

characteristics that may be a little more challenging than other parts of Canada.

Still, combine these developments with what are expected to be continuing low interest rates, and you have a pretty welcoming environment to begin your home search.

And if it takes a little longer than the spring season, as the Alberta and Calgary economies regain lost momentum, take your time – homebuying opportunities will likely still be there later in 2016.

Brookfield opens popular showhome models in

Fireside in Cochrane BROOKFIELD RESIDENTIAL is marking its first time selling

homes in a community outside Calgary city limits with the opening of two stunning new showhomes in Fireside in Cochrane.

“We’re really excited to bring our unique home styles to Cochrane,” says sales manager Ashley Buchanan. “We launched in February and we’re getting a great response from people, many who are residents in Fireside and want a different design or to move up.

“We’ve brought our most popular models to Fireside,” Buchanan says, noting the two showhomes are the Belvedere and the Hudson. “The Belvedere has been one of our most popular floorplans in Calgary the past 10 years, and we’ve refined it so there is no wasted space. It’s very efficient and meets the needs of families today.

“The Hudson was launched in Symons Gate (in northwest Calgary) in 2015 and it’s been extremely popular.

I think 80 per cent of the homes we sold in that community have been this model because it’s a very versatile three-level split-level design with lots of options.”

Walking into the Hudson, the entry is down a few steps from the main level creating a sense of privacy, and proceeding up the stairs you get a great view of the two-sided fireplace that is shared with the outside and there is a large great room, kitchen and dining area all on the same level.

The top floor has a large master bedroom with a walk-in closet and spa-like ensuite featuring a freestanding tub, double vanities and a walk-in shower. It also has a goodsize laundry room and two secondary bedrooms, but there is an optional layout that includes a fourth bedroom.

“The Hudson has a mini-estate feel at a great price point,” Buchanan says, noting it’s priced from $452,000 plus GST. The 1,445-sq.-ft. Belvedere, which starts at $372,000 plus GST, has a central kitchen “so it really feels like it’s the heart of the home and it offers a great space for entertaining.

The unique feature in the home is the curved staircase, which is an architectural detail that you don’t expect to see in a smaller home,” Buchanan says. “It also has a large great room and dining space, which has room for a table that can seat six or eight.”

Upstairs, the master bedroom has a nice ensuite with a walk-in shower, although you can have a tub, and there are two secondary bedrooms, a full bathroom and laundry room. The standard plan has a two-storey space open to below, which was closed in for the showhome to feature a full laundry room upstairs.

“We have a great variety of lots in Fireside that we don’t often get to offer in the city,” Buchanan says, including walkouts, those backing onto greenspace and some deep lots.

DUE TO OUR CLIMATE, we spend

a good deal of time indoors, and for this reason the home building industry has taken strides in recent years to better understand the connection between indoor living environment and personal health.

Builders are making an effort to address concerns about the quality of indoor air, so today’s new homes offer a healthier, fresher living environment.

Poor indoor air can have a detrimental impact on your health, from a general sense of not feeling well to contributing to allergies.

Moulds and dust, improper combustion of heating equipment and off-gassing from building materials, furniture and household cleaners can seriously affect the air quality in a home. Unfortunately, such contaminants are common and often present without the homeowners even knowing it.

Extensive research has provided a solid underpinning for many of the techniques used by home builders to ensure good air quality in your home.

In the Calgary region, several builders, developers and suppliers to the industry are contributing to quality and energy efficient homes. They are also working to create healthier homes and choosing measures that can reduce the environmental impact of your home and increase its comfort and healthiness.

To help create a healthy indoor living space, there are various

initiatives that can be undertaken.

For example, good indoor air quality begins with solid construction that prevents air leakage and moisture penetration. So, eliminating dampness and cold spots increases comfort and can prevent mould growth. Exterior walls that are well-insulated with air barriers, vapour retarders and careful caulking are the starting points, supplemented by the installation of energy-efficient windows.

Getting rid of moist, stale air is one way to ensure good indoor air quality. An effective approach to this is a heat recovery ventilator (HRV).

The HRV serves as the lungs of your home bringing in fresh air from the outside and exhausting stale air from the inside. Excessive moisture, dust, and other “pollutants” that are part of everyday living are diluted and expelled throughout the day, and incoming air is filtered to ensure the system is not bringing in problems from the outside. It’s also pre-heated by the outgoing air to save energy – the heat recovery part of the system.

In today’s new homes, heating equipment is energy efficient and state-of-the-art. Forced-air furnaces deliver a smooth flow of filtered air for even temperatures. Combustion air comes directly from the outside and exhaust air is vented to reduce risk of noxious fumes inside your home.

Increasingly popular are in-floor radiant heating systems, which provide steady, consistent warmth, reducing on-and-off heating cycles.

Home builders are also able to reduce the amount of contaminants brought into your home by using low or no off-gassing materials.

Your builder can also help you to plan ahead by choosing products that don’t collect dust or by installing a central vacuum system with direct outside exhaust.

You can maintain healthy indoor living that can be enjoyed all year when you begin with the right home.

10 Things new-home owners should do right away to begin saving money

DID YOU JUST MOVE INTO a new home? While you’ll definitely have a ton of things to do around the house post move-in, there are some simple tasks you can do that will help reduce energy and maintenance costs and send you well on your way to saving some coin over the long term.

It is recommended that you do these tasks as soon as possible as you will save more, and, they will be much easier to perform before you lose all that new home hype nearly all buyers have after move-in. Without further ado, here they are:

1. Adjust the hot water tank temperature down to about 55 degrees Celsius Most people don’t have the need for water hotter than 55 degrees Celsius.

Water at temperatures any higher than this can actually end up burning you or your children anyways and it takes an incredible amount of energy to keep it above this range.

Think about it; you’ll save money and make your home safer at the same time.

2. Buy a water heater blanket for the hot water tank Most brand new water heaters are well-insulated, although some are definitely better than others. It doesn’t cost much to buy a water blanket for the hot water tank; it will improve its efficiency enough for long-term savings by reducing the amount of heat it loses to the environment (no 34 YPNEXTHOME.CA

real system is perfect).

Make sure you avoid covering the top, bottom, thermostat or burner compartment and follow the instructions very carefully.

3. Wrap exposed water lines with insulation Just like your hot water tank, water pipes also lose heat to the environment.

Wrapping them with a good quality insulation is easy to do and will save you some cash over the long haul.

This works especially well in cold basements and garages where insulating pipes can affect the temperature of circulating water through your home by a degree or two.

4. Change the air filter Check your AC unit and/or furnace air filter right away once you move-in as it could be clogged up from dust and

other airborne grains resulting from construction.

You’ll want to pick up maybe two or three air filters at once from your local home department store and change them every three or four months – maybe more often during spring and summer as dust tends to accumulate rapidly during warmer seasons.

A clogged filter not only impedes air quality, but also negatively affects the flow of air through your home meaning that your air handling system has to use more energy to do its job – while pumping out lower quality of air. No one wants that!

5. Consider installing ceiling fans Ceiling fans are an inexpensive and efficient way to keep air circulating through your home. Because of the movement of air that they cause, you can get away with keeping the

Grab a ladder and take a gander inside with a flashlight while checking to see if there is insulation between beams, on the ground and that it is at least a foot thick everywhere you look.

If you are unsure as to what kind of insulation to buy, try the local home department store – those guys are experts – or check your basement storage to see if there is some left over from construction.

7. Buy CFL or LED lightbulbs (if you don’t have them already) Considering that these types of

lightbulbs have more longevity than your typical ones and are most cost efficient, there is no reason not to buy and use them in your new home.

Most new properties come with full LED lights already, but it never hurts to have more waiting for when they do eventually die out.

8. Plant shading trees close to your house Planting deciduous trees on the western and eastern sides of your home can help reduce heating and cooling costs year round.

During the fall and winter, deciduous trees lose all there leaves allowing more sunlight to hit the side of the home. On the flip side, during spring and summer when the leaves bloom they act as a shield to sunlight and keep the home cooler.

10. Window films If you’re really adamant about saving some cash, you can always invest in special window films to help prevent heat loss during the winter and heat absorption during the summer.

Sure, the amount of coin you’ll save may be very small, but it all adds up over time.

Start Saving Now! Collectively between all of these methods, you could be saving anywhere from a few hundred to over a thousand bucks depending on your home and measures taken.

Either way, I would say that the initial financial investment is definitely worth it – don’t you?

AS A FIRST TIME HOME buyer, to

say the task of purchasing one’s first home can be a little daunting could be putting it mildly. Making sure you are surrounded by the right team of professionals can make all the difference from start to finish. So where do you start?

Getting pre-approved for your mortgage financing is a critical first step. By doing so, you not only know what your purchasing power is, but you also have the knowledge of knowing your mortgage rates are going to be held for a minimum of 90 days, which will protect you if rates do go up during that time. As well, most realtors and or builders prefer if you have already been pre-approved for your mortgage.

As soon as your mortgage preapproval is in place, you will likely want to work with a realtor to help you find your first home. Based on your budget, the location, style, size and other requirements you may have for your future home, a real estate professional will be able to help you find the perfect place. They will also help you with the negotiation process that will undoubtedly occur with most purchase transactions.

After the purchase price has been agreed upon by all parties involved, you may choose to get a home inspection done for your own piece of mind as part of the conditions of buying that home. By having a home inspection completed, you will know if your future home either require immediately, or will be subject to any costly repairs in the near future.

Now that all of the conditions have been met as per your purchase contract, you will need to get property insurance. Speaking with the company that holds your car or life insurance may be an excellent start.
