hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder.

Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved.

If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that

the price you are paying will deliver the quality you want.

Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options.

Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

e’re deep in a February freeze – a period we often associate with blahs, but also a month worth celebrating, given that it’s the shortest of the year, and March and spring soon follow.

And while the deadline for 2014 Registered Retirement Savings Plan contributions isn’t until March 2, and April 30 for filing your 2014 income tax return, perhaps we need to start thinking of February in a different light altogether.

Trico is also building move-up homes with double front-attached garages in Nolan Hill, and the 2,451-sq.-ft. showhome, The Kennedy, “is our most popular plan in Nolan Hill because people walk in and are immediately impressed with how open it is,” says area manager Clint Pilon. “You can see from the front door to the back of the house” and it’s open to above, creating a dramatic look.

“People really like that there is a great flow to this home and that there are a variety of options available,” he says. “They also love the central bonus room and the fact that there is a fourth bedroom option with a bonus room.”

wo-time winner of the best community in Canada award, Watermark at Bearspaw offers a fabulous estate lifestyle for buyers looking to build their dream home in an area that offers generous-sized lots and terrific amenities.

Watermark at Bearspaw is a 287-acre custom estate home community being crafted by Macdonald Development Corp. just west of Calgary that has quickly become a hit with buyers.

“We’ve had a tremendous response from people,” says Ian Macdonald, director of sales and marketing. “Our Phase 1 with 108 lots is 100 per cent sold out, Phase 2 with 66 lots is 90 per cent sold and we’ve released 30 lots in Phase 3 and it’s 50 per cent sold.

Buying a new home in Calgary is as exciting as it gets, especially considering how many different options there are in terms of builders, neighbourhoods and location.

Essential to the new-home buying process is finding a community that has everything – or most of everything – that you need to be satisfied to the fullest with your purchase.

Here are some simple steps you can take to make sure that the community you do end up choosing to buy in is the right one for you.

ASK LOTS OF QUESTIONS During the new-home buying process – including the time when you’re saving for a down payment, qualifying for a mortgage and so on and so forth – it’s easy to become overwhelmed with all the things that need to be done. Having said that, it’s important that you slow your life down and really consider what you need out of a new community without any distractions.

One way to do that is to ask yourself questions like the ones seen below. How long am you willing to travel to get to work and would public transportation be an option?

If you need to get groceries or other day-to-day amenities, how long would you be willing to drive?

with more than the usual in terms of public amenities, such as an outdoor skating rink, pool, tennis courts and a lake?

Would a walkable lifestyle be of interest to you or anyone else in your family?

Answering all of these and any other questions that are important to you will have you well on your way to getting the most satisfaction out of your new home purchase.

DO SOME RESEARCH Doing research on neighbourhoods could very well be the most relaxing part of the new-home buying process. It’s as easy as grabbing your laptop or smart tablet, laying down on the couch or in bed and Googling any potential candidates you are considering.

Some important things that you’ll want to search for on the Internet include: Latest crime statistics (if available) – found on the Calgary Police Service’s website.

Community centre information – membership fees (if applicable) and activities offered throughout the year.

Future plans for development – will there be any strip malls, schools or additional greenspaces built in the future?

Surrounding area development – are there any future amenities planned outside of the community that could possibly increase or decrease your property value, such sa a new and noisy highway, recreational facility or shopping centre?

These are just a few of the important aspects you’ll want to cover. If there is information about a new community that you are looking for and can’t find it, you can also call your real estate agent and they will be happy to help.

GET OUT AND SEE IT Seeing a neighbourhoood fi rst-hand is of course one of the best ways to determine if it could be a good fit for you. While visiting, you may discover some characteristics that you really enjoy, or ones that don’t work for you at all, which is why it is an essential part of any new home purchase.

If you’re a real keener, you could even ask some locals about what they like and don’t like about the neighbourhood and if they would recommend moving in.

That way there won’t be any surprises after you have signed on the dotted line.

The Bank of Canada made a surprise move recently by announcing a rate cut to its overnight rate by one-quarter of one percentage point to 0.75 per cent. Most economists expected the Bank, if anything, to increase the rate, which had sat at one per cent since September 2010. Instead, it lowered the rate in response to the recent sharp drop in oil prices, which is acting as a drag on economic growth.

“What the Bank of Canada is essentially telling us is that they are more concerned about the global demand for oil and the economic implications for the country, than they are about the elevated housing prices – to them, housing value is essentially the lesser of two evils,” Calum Ross, mortgage broker, told New Home Guide.

“What consumers need to realize is that any time interest rates go down, real asset prices go up (especially real estate).

It’s always important to keep in mind – people buy payment, not house prices. What we are seeing right now is that the bond markets – the Government of Canada bond markets, more specifically – which is what interest rate mortgages are

priced off of, have had a significant three-day slide.”

The question then became whether Canada’s major banks would follow suit with their own mortgage rate cuts – and some did in the days following. The BoC’s action supports the continuation of ultra-low mortgage rates, when many experts expected rates to inch up with this latest announcement.

Variable-rate mortgages are determined by the prime interest rate, which is linked to the BoC’s overnight rate. Th is time, the major banks seem to be weighing overall economic health, as well as competitive factors, more so than usual before dropping their rates.

BoC is now forecasting real GDP growth will slow to about 1.5 per cent in the fi rst half of 2015, before Canada’s economy gradually strengthens in the second half of the year. The bank is projecting real GDP growth will average 2.1 per cent in 2015 and 2.4 per cent in 2016.

The economy is expected to return to full capacity around the end of 2016.

Although there is considerable uncertainty around the outlook, the Bank is projecting the negative impact of lower oil prices will gradually be mitigated by a stronger U.S. economy, a weaker Canadian dollar, and the Bank’s monetary policy response.

The oil price shock is occurring against a backdrop of solid and more broadly-based growth in Canada in recent quarters, BoC says.

“Outside the energy sector, we are beginning to see the anticipated sequence of increased foreign demand, stronger exports, improved business confidence and investment and employment growth.”

The Bank’s next rate announcement is March 4.

I’ve been buying the same time planner for years, and I believe it’s the single most important part of my timemanagement success.

I once tried changing it up and using a digital calendar instead, but I found that I was missing deadlines, confusing appointments and feeling overwhelmed. After a three-month trial, I ditched it and went back to my trusted paper planner.

For a calendar system to work, you need to use it consistently. Choose one that suits your learning style and using it will come naturally. Your natural way of taking in information greatly affects which scheduling method will work best for you. Rather than trying to change yourself to adapt to your calendar system, select one that fits your learning and organizing style.

If you are a hands-on learner (kinesthetic), choose a planner with a texture that is a pleasure for you to touch. What feels best in your hands: leather, faux crocodile or cloth? The physical act of writing down appointments and tasks will help you remember them. Place a sticky note on the front on your planner and list on it the things you must do that day and cross items off as you complete them. Use stickers to highlight important activities/events. If you don’t require the portability of a planner book, another option is a wall calendar or a whiteboard (with the days of the week across the top and the tasks written underneath). Hang it across the room and wipe off each task as it is completed. The key to getting a good fit is to make your calendar interactive for your hands-on preference.

You may also choose to use an electronic calendar to keep track of your commitments, as this will keep your hands busy while giving you greater flexibility and freedom to change plans when you need to.

If you learn best by seeing (visual learner) paper agendas and large wall/desk calendars work well for you. Choose a planner that is aesthetically pleasing to you. You will be drawn to fashionable colours, inspiring motivation quotes and beautiful pictures/artwork. Use bright coloured markers to highlight important events/activities on your calendar. Use sticky notes in various colours as reminders of important actions to take. A calendar with space for notes and to-do lists will allow you to see all of your commitments in one place, which will help you remember to check them more often.

Alternatively, if you choose to use a computer calendar, you will likely want to print it out and use colour settings (i.e. to

differentiate between work and family commitments). Most importantly for visual learners, keep your calendar in a place where you will get a clear view of it throughout the day.

If you learn best by hearing/speaking (auditory learner), it would be beneficial to have your to-do list and schedule both in one place and have it nearby at all times. This will help you remember to stop for an errand while already in that area. If you want to manage your schedule electronically, be sure to set alarms as reminders of important events/ deadlines. You may want to set your computer so it opens and reads your to-do list each time your start it up at the beginning of the day. If you prefer to use a paper planner, choose one that accommodates your handwriting style; i.e. if you have large handwriting or like to make lots of lists, you’ll want to use one that provides ample space for that.

Systems that provide weekly/monthly views will be more helpful to you, allowing you to look ahead and plan for both the busy and quiet times ahead.

Keep in mind that we all use more than one learning style, but we have a preference for one in particular. Find and use the one that works for you!

Why Alberta will survive THE ‘OIL CRISIS’ OF 2015 » by WAYNE KARL

Alberta home builders have a message for those who have recently bought – or are about to buy – a home: relax. The sky is not falling on the housing market in the province.

Sure, the recent slide in oil prices has caused a stir: listings are up and sales down, but so far there’s been little impact on home prices. In Calgary, for example, the detached benchmark price in January was $518,600, an eight-per-cent increase over January 2014’s $480,300, and up slightly from December’s $510,900.

So, Chicken Little, what exactly is the problem?

CHBA – Alberta Economic Analyst Richard Goatcher, summed up the industry’s mood following a recent meeting with builders in Red Deer – the “Heartland” of the province.

“A general mood of caution for 2015,” he told New Home Guide. “Most expect to stay busy, but slower than last year.”

CHBA – Alberta represents more than 1,500 builders, renovators, developers, trade and supply companies in the province – so, a sector that is a key employer and economic driver.

Builders expect 2015 starts will drop 15.5 per cent from 2014 levels, but the province-wide total of 34,300 units should still exceed the 2010-14 five-year average of 32,500 units.

Most of the slowdown this year is expected to come in the multi-family segment, where starts are expected to decline by 20 per cent to 16,840 units. Single-detached starts are expected to reach 17,460 units, down 11 per cent from 2014.

To be sure, these declines are notable, but they follow a very busy 2014 for Alberta’s new home building industry – the best since 2007 – with total housing starts (urban and rural) reaching 40,590 units.

CMHC WEIGHS IN

Recently, Canada Mortgage and Housing Corp. updated its forecast, in its first quarter 2015 Housing Market Outlook, saying housing starts in Alberta would decrease to 36,000 in 2015 and 34,500 in 2016.

As for price growth, CMHC says that after leading the Prairie region with a 5.2-per-cent gain in 2014, Alberta will record more modest price growth moving forward. With rising listings and lower demand in 2015, price growth in the province will ease to below two per cent to an average of $407,100 in 2015 and $415,000 in 2016.

“Lower oil prices will have a dampening effect on investment and economic growth, particularly in Alberta

and to a lesser extent Saskatchewan,” says Lai Sing Louie, CMHC’s regional economist. “This will contribute to slower employment growth and net migration, in turn slowing housing demand.

The Canadian Association of Petroleum Producers – representing another huge employment sector in the province – says capital investment in western Canada will still total $46 billion this year – including $25 billion in the oil sands.

“Certainly a drop from the highwater mark, but not chump change, either,” CHBA – Alberta spokesman Paul Cashman told New Home Guide.

“Alberta’s other big primary industries – forestry and tourism – will get a boost from the low Canadian dollar.

Timing is everything, and when it comes to ensuring a successful move, that statement is pretty much true.

Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently.

The point is, as soon as you decide to move, start your thinking process, explore your options and take action.

First, are you going to move yourself, or will you hire movers?

It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons.

And don’t forget, June 30 is the busiest moving day of the year!

Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind.

A MONTH BEFORE THE MOVE …

› De-clutter, sort, pitch, give away, donate to charity, host a yard sale – whatever – but pare down your goods. › Obtain and change-of-address cards from your local post office. › Notify magazines, insurance companies, banks, credit card companies, schools and employers of your change of address. › Start using up food and perishables to minimize what you throw out on moving day. › If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time.

2 WEEKS TO 1 WEEK IN ADVANCE…

› Make a “survival closet” of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process. › Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. › Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end. › Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance. › Send out change-of-address cards.

THE DAY BEFORE THE MOVE…

› Clean out, defrost and dry the fridge and freezer. › Get to a bank or bank machine and take out enough cash to tide you over. › Pack a last-minute essentials bag/box. › Arrange for children and pets to be looked after elsewhere on moving day.

ON MOVING DAY…

› Double and triple check rooms, closets, the garage and basement to ensure that you have all of your things and the areas are left clean. › Don’t forget to carry your own (family’s) valuables, cash and relevant to the move and all other important documents.

Alternative lending still exists » by JASON ELDRIDGE With all of the changes in recent years to the mortgage industry, and in particular, the way clients get qualified for mortgages, it’s becoming more and more difficult to get approved these days if your mortgage application doesn’t meet the banks and/or insurers strict criteria. Thankfully, we still have lenders that “look outside the box” and use a more “common sense approach” to its lending practices.

For most, the two biggest reasons that clients are turned away and told they don’t qualify for a mortgage is that they can’t prove the income they have declared on their application, or their credit score isn’t high enough to meet the bank’s and/or insurer’s minimum requirements.

With “Alternative Lenders” they often use “stated income” to qualify clients for their mortgage financing. So for clients who operate their own business, whether it be for less than a year or more than three years, these lenders will ask you to sign a letter stating what your income is on an annual basis, and will not require confirmation of this via the standard Notice of Assessments or personal tax returns that the banks and other financial institutions request. These programs can also be an excellent option for clients who are on commission based income, require their year-end bonus to qualify, but haven’t received it yet, or perhaps they work in an industry where tips represent the majority of their compensation. Thankfully, the documentation that is required to qualify with these lenders is reduced significantly compared to the regular channels.

Like income, past credit history is looked at very closely by the banks when determining whether they are going to finance a mortgage. For those clients who have had recent challenges with their credit, regardless of the reason, depending on how “bruised” the credit is, there is a good chance that traditional financial institutions won’t be able to approve a loan based on the rating that exists at that moment.

The problem is, the good, the bad and the ugly stay on a credit report for six years, so this can be a long time to wait in order to qualify through a bank. With access to these other lending options, these lenders don’t place nearly as big an emphasis on a client’s credit history. It’s certainly worth mentioning however, that the better the credit rating, the better the interest rate that is offered by the lender. The good news is,

even if you pay a slight premium to be able to qualify for your mortgage now rather than waiting for your credit score to creep up to acceptable levels by the banks, you only need to consider a short term mortgage.

Usually, a one- or two-year term is sufficient to allow clients to “get their ducks in a row,” and once the mortgage comes up for renewal, the chances of transferring the mortgage to any financial institution at that time will increase dramatically.

The bottom line… whether your income is unconventional or your credit has been tarnished for any reason, there are still mortgage financing options that exist. Regardless of whether you are purchasing a new home, or wish to refinance your existing mortgage for whatever reason, there may be a mortgage solution that allows you to accomplish your goals.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay.

Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types.

Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

With the days getting longer and spring just around the corner, it may encourage many people to head outside and visit local showhomes with the intent to discover what’s on the market before they buy their first home or a move-up property.

For those who are thinking about buying a new home this spring, whether you’re a first-time homebuyer or are seeking your next home, what you choose will ultimately come down to finances.

Before taking the plunge into homeownership, a few of questions you should consider are: what’s the best approach to financing the purchase?; how long will it take to get your financing in place?; and how much can and should you borrow and still feel comfortable?

Understanding and feeling positive about your financial picture and your mortgage goes a long way towards your enjoyment of your new home. You don’t want to find yourself in a situation where you’ve bought at the top end of your budget and you’ve left yourself short for incidentals that often pop up.

When you start getting serious in your house hunt, it’s a good idea to make an appointment with a mortgage specialist to discuss what you’d like to buy, your budget and to get a mortgage pre-approval – this way you know the range of the purchase price of a home you can afford when you start looking. With today’s lending rates at historical lows, it’s a good time to shop, but make sure you can cover higher payments if and when rates go up.

When it comes to obtaining a mortgage, there are a number of lenders to choose from offering a vast array of approaches to make the homebuying process easier for you.

Mortgage lenders also offer ways to meet various budgets so you’ll feel comfortable with your decision at the end of the day.

With today’s technology, homebuyers have easier access to mortgage information and advice from various sources than ever before. Of course, one of the quickest ways to obtain mortgage information is through the Internet, as mortgage lenders and insurers offer a wealth of information online.

Several websites have mortgage calculators that allow you get a clear picture of how much of a home you can qualify to buy and what your payments would be. You can also explore how different purchase prices, interest rates, down payments, amortization and pay back options affect your payments.

If you’d rather have more hands-on material most lenders have a full range of brochures and worksheets available at their branch offices so you can stop in and grab copies of these or

check to see if they can be e-mailed to you. With some lenders, you can also call a toll-free number for 24-hour access to information.

And access to lenders has never been easier with some offering flexible business hours and/or having mobile mortgage specialists who will come to where you are. Mortgage specialists can provide advice and information to help make the homebuying process easier and can often process your application quickly.

As well, new-home builders are a great source of financing information and assistance. When you’re out visiting showhomes, you’ll discover some builders, in collaboration with their financial partners, offer mortgages to their customers at preferential rates. But at a minimum, your builder can provide information and refer you to lenders who are well versed in financing new home purchases.

Obtaining information early on about mortgages lessens the hassle when it comes to the financial side of the homebuying process and is an important step towards making your homebuying dreams come true.
