ith the release of two new phases and the inclusion of new and improved specifications, Homes by Avi is upping the wow factor and making its highly successful Walden Semis (Mix & Match) even more desirable for buyers.

Providing numerous floorplan options at an attractive price point “makes them appealing to first-time homebuyers, people moving up from condo and empty nesters and downsizers,” Pangilinan adds.

Buyers are also attracted to the

terrific standard features including quartz countertops in the kitchen, choice of maple or thermofoil shaker style cabinets, a stainless steel kitchen appliance package, full-height tile backsplash, hardwood and tile flooring on the main floor and tile in the upper floor bathrooms.

The four colour packages available allow buyers to personalize their homes and they can further customize by choosing from a variety of options such as upgraded showers, banjo vanities, fireplaces, built-ins (model specific), basement development and decks.

All the homes come with front landscaping, poured walkways and a rear gravel pad with the option to build

a double detached garage.

“Our Walden Semis are bright, inviting, cosy, open concept two-storey plans,” Pangilinan says. “They showcase three distinct architectural styles – Urban Modern, Prairie Traditional and Craftsman Traditional. Each offer something different for the buyer such as front porches, higher ceilings to parts of upper floor, larger square footage and various window sizes and configurations.”

Buyer also love the location, Pangilinan adds. There are a variety of shops, services and amenities in Walden including restaurants, a gas station, a Save on Foods grocery store, as well as numerous pathways throughout that connect the community to parks and green space.

Amid talk of high levels of household debt, varying real estate market conditions in some areas, and now oil prices, RBC Economics Research’s latest Housing Trends and Affordability report reassures that homeownership affordability is improving slightly. Housing in Canada became more affordable in the third quarter of 2014.

“Owning a home was a bit easier in Q3 thanks to rising household incomes, low and steady interest rates and cheaper utility costs in many parts of the country – Toronto even saw some relief,” says Craig Wright, senior vice-president and chief economist, RBC. “With home resales sitting close to the highest levels since early 2010, the overall tone of Canada’s housing market is quite solid at this stage.”

The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home.

For example, an affordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability.

For the Alberta market, economic uncertainty associated with the recent slide in oil prices has yet to faze homebuyers, RBC says. A strong economy and rapid population growth continue to trump any worries that the province’s energy boom might turn into a bust in the near future.

For the Calgary market, specifically, “the boom continues,” RBC says.

Resales set back-to-back quarterly record highs in the past two quarters.

Demand still outweighs available supply in the area (albeit just modestly less so than earlier this year).

Calgary prices continue to rise at the fastest pace in Canada (between nine and 12 per cent year-over-year depending on the housing type).

Housing affordability deteriorated slightly in all three categories in the third quarter – up 0.6 per cent to 34.2 per cent for bungalows (meaning it became less affordable); up 0.4 to 34.3 per cent for two-storey homes; and up 0.3 per cent to 20.1 per cent for condos.

Despite the sight deterioration in affordability, housing in Calgary remains quite attractive from a historical perspective and compared to other Canadian cities, and is being preserved by the high and rising levels of household income in the area, RBC says.

Calgary has definitely earned its spot as one of the best places to live in the world for five consecutive years in a row (2010 to 2014) as reported by the Economist Magazine’s Liveability Survey.

It’s true – Calgary has lots to offer its residents and more than ever before as the city continues to grow at an astounding rate. There are many quality characteristics that the “Heart of the New West” has that set it apart from the rest, making it an easy choice for people from all walks of life to call it home.

Here are three of my own personal nature-related favourites.

WONDROUS NATIONAL PARKS Calgary is very close to a handful of Canada’s National Parks where any visitor can discover majestic natural scenery and beautiful wildlife while having the opportunity to experience some outdoor fun while they’re at it.

That includes the slopes; it doesn’t take long to hit the powder from Calgary’s city limits as there are more than five world-class ski resorts located less than a three hours’ drive away.

In the summer, hiking, biking, rock climbing, camping and fishing are but only a few of the outdoor activities to do in Banff National Park, Glacier National Park, Jasper National Park, Kananaskis Country and in several other less visited wildlife reserves/natural areas.

In short, Calgary is the ultimate gateway to the foothills and Rocky Mountains and beyond where the spoils of a spectacular Western Canadian coast await.

GREAT (SUNNY) WEATHER I know that some may not agree with

me on this one, but did you know that Calgary has the most days of sunshine per year out of all the major Canadian cities?

A 30-year study conducted by Environment Canada shows that Calgary received on average 2,405 hours of bright sunshine over 333 days. Now that’s a lot of sun!

Apart from tons of sunshine, Calgary is located in a prime spot for experiencing a weather phenomenon called Chinooks that have the ability to warm up a cold winter’s day by several degrees Celsius. How about some spring in the middle of winter? Yes, please!

On the other hand, Calgary can get very cold, even down to minus 40 degrees Celsius if unlucky, but since humidity is low there isn’t much of a “sting” from the cold winter wind in comparison to what that would feel like in more humid places like Toronto.

URBAN MEETS NATURE Urban living meets nature seamlessly in Calgary. The greatest example of such would be the extensive network of river parks and pathways – one of its most acclaimed characteristics – spanning along the embankments of the Bow and Elbow River to the furthest reaches of the city.

Calgary is proud to boast one of the most extensive network of paved pathways found in an urban centre in North America with more than 700 km of such, and with more than 42 km of these pathways cleared during winter, they are great for year-round use.

Let’s not forget about how many open greenspaces, parks and interconnecting pathway areas the city has. Calgary Parks take care of more than 7,500 hectares of land at more than 3,400 sites. Th is is an astounding number of greenspaces to be found in an urban centre!

Just another beneficial feature of the City of Calgary that makes it hard not to love living here!

When the cool weather comes around, the wardrobe advice is always the same: dress in layers! Well, this practical idea isn’t just smart for outdoors – it works inside your home, too. When you want to warm up the look and feel of your interior environment, follow my guide to layering for warm winter perfection at home.

Layering fabrics isn’t just for furniture. Rugs can look amazing layered, too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat.

Pillows are one of my favourite ways to add style – they can move from living room to bedroom and beyond, and dress a room up or down.

Rather than picking dramatic new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more fi lled-in feel.

Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room.

TIP: Layer rugs like crazy to get a

Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Deco-inspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate.

TIP: Bronze tealight votives reflect an extra-warm glow. Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling mood-lighting.

Don’t forget the vertical surfaces!

An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer – you can keep your existing curtains and add a double rod.

Buying a new home gives you an ideal opportunity to be creative with your lighting packages both inside and outside.

Lighting does more than simply help you live and work in your home – it’s an integral part of interior design that will enhance the beauty of your home, give focus to a room, highlight your favourite possessions, create an intimate feel or make a room feel bigger than it actually is.

Depending on the builder you choose, you may be offered standard and upgraded lighting packages, or you may be given a lighting allowance so you can choose the type of lighting that most appeals to your needs.

Typically, your builder will refer you to their design centre, their designer or their chosen supplier, which allows you to explore what is available and get professional advice to help bring out the best in your new home.

Ambient and accent lighting are two of the key considerations when making selections. Ambient lighting is often considered general space lighting because it provides overall illumination and defines a room or area, while accent lighting provides dramatic interest by drawing attention to selected objects or architectural features in the home.

Homeowners may also want to consider the use of task lighting, which is light to work by. It must be tailored to the job and placed correctly to avoid shadows and eyestrain, especially in the kitchen or the home office/IT area.

Lighting controls are another important feature because they let you control the combination and intensity of lights in various rooms, so you can adjust the lights to suit any activity, occasion or time of day.

Most areas in your new home will benefit from a combination of these types of lighting. With the way builders design homes today rooms often serve a number of different functions, so having flexible lighting arrangements means you can enjoy different activities and create different moods in the same area.

A good example is the kitchen, which often serves as a central area for meals, family activities and social gatherings.

Here, you can combine track or recessed lights in the ceiling for overall lighting then add task lighting over the counter, sink and stove so you have plenty of light to work by and then have accent lighting for specific locations such as in glass-front cupboards. Some builders also offer under cabinet lighting in the kitchen, which creates a warm look and helps to illuminate the counter space.

Are you working with the right team? » by JASON ELDRIDGE As a first-time homebuyer, to say the task of purchasing one’s first home can be a little daunting could be putting it mildly.

Making sure you are surrounded by the right team of professionals can make all the difference from start to finish.

So, where do you start?

Getting pre-approved for your mortgage financing is a critical first step. By doing so, you not only know what your purchasing power is, but you also have the knowledge of knowing your mortgage rates are going to be held for a minimum of 90 days, which will protect you if rates do go up during that time. As well, most realtors and or builders prefer if you have already been pre-approved for your mortgage.

As soon as your mortgage pre-approval is in place, you will likely want to work with a realtor to help you find your first home. Based on your budget, the location, style, size and other requirements you may have for your future home, a real estate professional will be able to help you find the perfect place.

They will also help you with the negotiation process that will undoubtedly occur with most purchase transactions.

After the purchase price has been agreed upon by all parties involved, you may choose to get a home inspection done for your own piece of mind as part of the conditions of buying that home. By having a home inspection completed, you will know if your future home either require immediately, or will be subject to any costly repairs in the near future.

Now that all of the conditions have been met as per your purchase contract, you will need to get property insurance.

Speaking with the company that holds your car or life insurance may be an excellent start. If you are looking to see if you can acquire better coverage at a lower cost, you may wish to seek the service of an insurance broker. Like a mortgage broker, they will shop your application to several different companies looking for the best price and coverage.

Once you have negotiated a purchase contract, and have acquired a full approval on your mortgage financing, you will need to seek the services of a real estate lawyer.

Like any professional, not all are created equal, so calling around or getting referrals from friends and family could be very helpful. Getting quotes, and finding out if they have time to work with you is very important as purchasing a home can be a time sensitive situation. Some lawyers offer an “all inclusive” fee for purchasing a home, while others may have a standard fee plus additional costs depending on the complexity of the purchase and the requirements of the financial institution providing the mortgage.

By working with the right group of people to assist you with your first home purchase, you will find that if or when the time comes to sell and or purchase another property, you will be that more confident going through the process once again.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types.

Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
