Buyers’ opportunity

Low mortgage rates keep home shoppers in the driver’s seat through the summer

T

he Bank of Canada’s recent announcement to hold interest rates is good news for home shoppers.

There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and some are even lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise, and if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have in hot markets. Removing the “conditional on financing” clause could mean your offer is accepted first, since you already have your financing in place.

So, when will rates rise? Recently, we’ve been hearing that rates may not see an increase until next year at least.

The Bank will make its next scheduled rate announcement on May 29 – but don’t wait until then to get pre-approved for a mortgage. It can take a few days.

Many lenders now offer online pre-approvals to make the process easier.

When answering this question, be sure to take all factors into consideration

o each his own, as the saying goes, and when it comes to choosing what type of new home to purchase, today’s buyers have plenty of options. For some, choices are dictated primarily by budget, location or family circumstances; for others, financial freedom and where they are in life may allow them to select purely by home type.

Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly first-timers – make is buying more home than they can handle. Experts agree making yourself house-poor is not a wise decision, and the best news is that with the variety of product available from builders today, you are sure to be able to find a new home that suits your taste and budget.

It’s also important to remember that homeowners buy and sell many times over in their lifetime, so if your first or second home isn’t quite your dream home, you can always plan to move up, downsize or adjust however you need to in your homeowning future.

Calgary area builders offer excellent, award-winning homes to suit just about everyone. Get out there and explore!

ith two fabulous showhomes under construction and a series of attractive larger lots just released in a new phase, Homes by Avi has plenty of exciting new offerings for homebuyers in EvansRidge.

“EvansRidge has quickly become one of the sought after communities in northwest Calgary,” says Karl Bursnell, sales manager for Homes by Avi. “Sales are going really well in the community and we have 36 lots in the new phase that are slightly wider than the previous lots, so it allows us to build larger homes and we’ll be able to offer different models to buyers.

“The buyer in EvansRidge tends to want a larger home and a more versatile plan, so we’ve developed a new plan especially for EvansRidge, although we will offer it in other communities,” he says. “The buyers there are also more second move-up who maybe have older children or more toys and want extra garage space.”

tandem design on one side. “The lots are larger but not wide enough for the typical three-car garage design so we created a tandem design that allows people to park three cars, or use the extra space for toys, storage or a workshop,” Bursnell says.

The 2,612-sq.-ft. showhome showcases four bedrooms with a central bonus room with a fireplace and large laundry room upstairs. The spacious master bedroom can accommodate a king-sized bed and has a good-sized walk-in closet and an ensuite that features his and her sinks separated by a soaker tub and a walk-in shower. Two of the three secondary bedrooms also have walk-in closets.

On the main, there is a study, dining room, large great room and a mid-centred kitchen with island and cabinet pantry. There is also a mud room off the garage entry.

“This is a well-thought out plan that maximizes space,” Bursnell says, and “having the bonus room separating the master from the rest of the bedrooms is a design that people really like.”

Homes by Avi is also building the Wellesley in EvansRidge and it’s the first time this model will be showcased as a showhome. The 2,395-sq.-ft. showhome has a double front-attached garage and an Urban Modern architectural style presenting elements such as higher pitch roof and bigger windows.

“This is also a substantial-sized home with a large flex room on the main floor, spacious great room and an eat-in kitchen/ nook area,” Bursnell says. “The kitchen island has a curved front so it’s been design to make it more comfortable for people to sit at and socialize and it has a walkthrough pantry to the mud room off the garage entry.”

The turning staircase in this home is open so you can look down and see right to the basement and the upstairs has a front bonus room with vaulted ceiling and large windows, a laundry room and two generous-sized secondary bedrooms each with walk-in closets. The inviting master bedroom provides sufficient space for a king-sized bed and features a walk-in closet and an ensuite with double vanities, soaker tub and walk-in shower.

These two new showhomes are expected to open in late fall. However, interested buyers can visit Homes by Avi’s current showhome, the 2,120-sq.-ft. Hawthorne, to view all 12 models available in EvansRidge and check out the new lots.

FRASER INSTITUTE’S ALBERTA HIGH SCHOOL

rankings show academic improvement at 22 schools TWENTY-TWO ALBERTA HIGH SCHOOLS,

including 12 public schools and nine schools in Calgary, have seen their academic performance improve over the past five years, according to the Fraser Institute’s annual school rankings.

The list of improving high schools also includes one charter school, one private school, and eight separate schools across the province. The complete list follows.

“Our report card consistently shows that school improvement is occurring all over Alberta, from High Prairie in the north to Lethbridge in the south and everywhere in between,” says Peter Cowley, Fraser Institute director of school performance studies.

“The rankings suggest that any school can improve, regardless of the challenges its students face. Only the Fraser Institute’s report card ensures that school success stories like these become widely known.”

The Report Card on Alberta’s High Schools 2013 rates 279 public, private, separate and charter schools based on eight academic indicators derived from grade12 diploma exam results as well as graduation and gradeto-grade transition rates.

The report card also includes important information about each school’s make-up, including parents’ average income, the percentage of ESL students and the percentage of special needs students.

Complete results for 279 high schools will be available at compareschoolrankings.org, where visitors can compare school results on a variety of academic indicators and ratings.

Of the 22 Alberta high schools showing significant academic improvement, five are public schools where the parental income is below average. At one of those 26 NEW HOME GUIDE | MAY 24 - JUN 21, 2013

schools, special needs students account for nearly 20 per cent of school enrolment; at another, more than a quarter of the students are ESL learners.

“Principals and teachers who have not yet found ways to improve might profit from talking to the staff at these schools,” Cowley says.

There are many charities that will take things you

no longer need, so don’t hold onto items just because you have them. If they’re of no use to you, it’s time they stopped taking up your space and moved on to a home where they’re needed. Hold a garage sale if you have the time. The money you earn can go towards new purchases once you’ve carved out some space.

Get a jump-start on de-cluttering Books collecting dust? Although I keep a collection of books that I often re-read or refer back to, I make it a habit to use the one-in/oneout rule. I love books and my house would be overrun with them if I didn’t begin this habit a long time ago. Any time I’m tempted to buy a new book, I remind myself that if I do, I will have to let one go. This encourages me to borrow books from the library when possible. I often get questions about what to do with books that are no longer used and are taking up space. Donate books in good condition to your local library, hospitals or schools. There is even a great program that sends books to troops (Books for Soldiers, booksforsoldiers.com).

Toy toss Put aside time with the kids to go through their old toys and decide what they want to donate. Remind them they need to make space if they want new toys. Drive to the charity together and drop off the toys. Remind the kids how kind and giving their gesture was and that other less fortunate children will truly appreciate their donation.

It’s never too early to start teaching children this valuable practice.

Clean out the garage If your garage is cluttered, it’s a good time to tackle it. Empty out the entire garage, or work in sections (depending on the amount of clutter and the amount of time you have to clear it). Place like items together in categories: car care, tools, sporting, gardening, etc.

Create a pile for things you no longer need or want. Heavy duty shelving units and clear bins work great for storing these items within their categories. Brackets and hooks work for large items. Don’t forget to take the discarded items to the dump if they cannot be sold or donated.

Have you been putting off your garage sale? Have you been storing items for years with the intention of having a garage sale, but never get around to it? Pull out your calendar today and book a definite date to have it. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the garage sale entirely and donate these items instead.

Has your clutter expired? If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a “best before” date on it six months away. Put this date on your calendar as a reminder. If you don’t go into that box again before the expiry date, donate it to charity without opening it again. This provides you with a coolingoff period, making it easier to detach.

Out with the old, in with the new Is your outdated home office equipment slowing you down? Maybe it’s time to upgrade or replace it. Or, have you replaced your equipment but kept the old laptop or printer “just in case?” Take back your space and give your office a fresh start by letting go of the old. Do this and I predict your productivity will increase in the years ahead!

Having trouble deciding? Clutter is the result of postponed decisions. When you are de-cluttering, make the keep/toss/ donate decisions easier by asking yourself whether the item serves a purpose or adds beauty or meaning to your life. Getting organized is not about getting rid of all your stuff, it’s about honouring what truly serves you and letting go of what’s just taking up space. If you don’t love it or use it, it’s time to lose it.

WHAT TO CONSIDER BEFORE YOU START A DECK AND LANDSCAPING Q: We purchased a new home and want to know what we should be aware of when beginning our outdoor projects?

A: “Before starting any work in your new yard you need a grading certificate,” says Ron Heggs, director of special projects for Shane Homes. “You normally get this certificate from your builder and you get this once the grading and loaming of the property is completed.”

New home owners need to be aware that there is going to be some settlement of the yard, especially if the home was built in the winter, and there is settlement even after the grading and loaming, so wait a few months before you start any project, Heggs says.

He recommends the fi rst exterior project be the deck, so check building codes, city bylaws, obtain the necessary permits and call for underground locations before you start.

“After the deck, you should prepare the yard for garden beds,” Heggs says noting drainage is key to any outdoor project. “It’s so important to make sure whatever you’re doing doesn’t interfere with how the water will drain from your property and that it doesn’t affect your neighbour’s property.”

Many homeowners put flower beds up against the house,

however, Heggs says it’s not a good idea to place those against the foundation wall if they need a lot of water. “You want to keep water away from your foundation. Concrete is porous and over time, if you’re doing a lot of watering, you could have water issues in the basement.”

He suggests putting gardens against the fence and garage. As well, if you have a concrete swale in your backyard for drainage, don’t put gardens all along it. “You can do some corner beds, but leave room for the water to drain into the swale.”

If you’re planting trees, think about how big they will get; you don’t want them hitting the house, deck or fence in years to come.

Kitchen trends by yanic simard

Appliances As technology advances, one of the most dramatic changes we can see to the modern kitchen is the incredible number of options available for custom and unique range hoods. I love the clean look of pieces such as the Thermador Masterpiece series – when the hood is this beautiful and simple, there’s no need to hide it. Home kitchens are getting more and more like a real chef ’s headquarters every day, with restaurant staples such as warming drawers and wine refrigerators popping up everywhere. Microwaves are moving to under the counter, often using a drawer instead of a door to make lifting hot items in

and out more convenient. Many companies even make built-in automated coffee machines to get as much clutter off your surfaces as possible – no barista required! Aquabrass makes a great user-friendly version of a pot-filler faucet, called the Zest, which gives you the pullout multi-functionality of an industrial fixture with a stylish and elegant look appropriate for an inviting kitchen.

Counters: While we’ve recently seen total integration of cupboards and appliances into one perfectly clean line, a new trend emerging is the return to a more furniture-based look, rather than minimal built-ins. By this I mean you can find little details creeping in that let kitchen cabinets – and especially islands – feel more like standalone pieces than part of a continuous set. For example, while most kitchens have the lower cabinets raised off the floor enough to create a toe space, now designers are adding traditional feet to the corners of each section, echoing the look of an elegant vanity. At the same time, ending the countertops flush with the face of the cupboard allows those two elements to merge into a furniture unit, rather than looking like the cabinets and counter are unrelated. At my design studio, we’ve been loving the use of mixed materials for the countertops, pairing quartz and marble to let distinct areas have their own identity. I love working with Marble Trend and Caesarstone – mixing calacatta oro with grey quartz produces a beautiful look, and of course, there is also an infinite array of other possible combinations.

Flooring: An ongoing trend in both open and closed plan homes, playing against the more furniturelike counters, is a unification of flooring types throughout the space. Running continuous wood flooring from your dining room throughout allows the kitchen to feel less like a separate work space, and more like part of the larger environment. It also avoids unsightly joints

between wood and tile, which are often less than ideal. Hardwood or engineered wood may not be quite as durable as tile when facing dropped pots and pans, but the right selection mixed with a little care can yield a more elegant and comfortable floor for the chef of the house to stand on. In the photo above, you’ll see Brushed Oak Luxe Ravensdale from Kentwood – I loved it for this home and it can fit into virtually any style of kitchen, from traditional to minimal. If you do prefer an even softer look, many people are finding an elegant runner rug (much longer than it is wide), following the line of the cabinetry, can add a pleasant visual break to the floor, and be cleaned or replaced in the event of a catastrophic spaghetti spill. This classic Scandinavian style can warm up your space visually, and you can switch out your rug later to get a punch of new colour.

Lighting: Borrowing from art galleries and museums, some recent lighting trends have focused on making the light sources disappear, so the sparkling surfaces can have all the attention. Traditional style pot lights for the ceiling are nothing new for kitchens – they are very practical sources of direct light for cooking and suit the tasks well, however, new shadow box style pot lights seem to be becoming more popular with their modern style. Lately, many such lights can be found recessed into tiny alcoves in the ceiling, which allows a slightly more extended fixture to angle the light to hit more specific targets. and lets you avoid unsightly track lighting. Creating much larger recessed areas over the kitchen island is another popular trend, as this helps define the area as a special gathering place – which is fitting, as despite our plans this is so often where the real party happens! Of course, since the kitchen is such a celebrated space, it also deserves some statement lighting of its own, and many homeowners are electing for grander pieces rather than modest pendants. While your hidden lamps are doing a lot of the work, a brilliant chandelier over your island again helps to define this as a central space, and keeps the room from feeling too strictly functional. colour: My absolute favourite colour of the year, which you can find popping up in designs of every taste and budget, is not just a colour but a precious stone: emerald. As a wall colour in paint or paper, rich jewel greens add a layer of depth and drama to a space, but also allow other lighter colours to breathe – it can be the focus, or a near-neutral backdrop, depending on the shade.

Beautiful glass bowls, vases and sculptures can be easily mixed into an existing kitchen space, and since leafy tones are around us all the time in nature, we are instinctively tuned to like greens with almost any colour scheme. Drop

Another trend I’m loving is not just any colour, but actually chrome!

Now, I know you have probably heard of chrome for appliances, even backsplashes – this is a timeless look. However, lately designers have been applying touches of silvery glamour to the kitchen cabinetry, like the one shown here from adding to the gallery display case aesthetic. Stainless steel complements the cool emerald shades wonderfully, and frames the view through your cabinet windows like an elegant piece of art. (By the way, if you don’t have any windowed cabinets, now is the time. Your beautiful dishes and glassware have been hidden away for too long!) BAcKsplAshes: Kitchen backsplashes tend to fall into one of two categories: timeless, neutral looks or very personal style statements. Having your backsplash retiled isn’t something you do every day, so you need to absolutely love it.

Location, location, location

BMO report shows safety, quiet street and good neighbours are top priorities for homebuyers

While there are a number of factors to

consider when deciding on the right location to buy a home, Canadians view the safety of a neighbourhood to be the most important (63 per cent) feature of a home’s location, according to a new BMO Bank of Montreal survey.

The survey, conducted by Pollara, also found that living on a quiet street (43 per cent), having good neighbours (30 per cent), having a short commute to work (28 per cent) and being near family and friends (25 per cent) rank high on Canadians’ list of location priorities when buying a home.

“Everyone has a unique set of personal and financial priorities, so it’s important that those particular needs are considered when deciding on the right location to purchase a home,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Taking a practical approach to home buying is the key to preventing yourself from getting ‘swept away’ by the bells and whistles of a house.

Home buyers should make a list of needs versus wants

and prioritize them in order of highest to lowest importance.”

The poll also revealed that significant differences become apparent when comparing the national averages to first-time homebuyers. For instance: • Having a short commute to work is more important to first-time buyers than the average buyer (34 per cent versus 28 per cent) • Living near public transit (28 per cent versus 19 per cent) is also higher on the priority list for firsttimers than repeat buyers However, living on a quiet street (30 per cent versus 43 per cent) and having good neighbours (21 per cent versus 30 per cent) are far less important to first-timers continued on page 52…

As the weather warms, more homeowners turn their attentions from indoors to outdoors and consider projects they want to take on this spring and summer.

Many Calgarians are already taking advantage of the sunshine, preparing garden beds, raking and mowing lawns and looking at ways to turn their yard into an inviting outdoor living space.

Many homeowners today look on their outdoor space as an extension of their home – a place where they can get together with family, friends and neighbours and enjoy the sunny summer months relaxing on the deck or planning backyard barbecues.

With a little planning, you can turn your backyard into an attractive entertaining space, a private place for relaxation or a peaceful nature experience, while the frontyard can present colourful gardens that add to your home’s curb appeal.

When you buy a new home, you have a unique opportunity to develop your landscaping from the very beginning, adding beauty to your home, the street and the community.

New-home builders in the Calgary region recognize the importance of creating a whole home atmosphere, inside and out.

If you’re like many Calgarians who are looking to buy a new home this spring, you may be surprised to discover that there are several home builders that offer landscaping options or “packages” that include patios and decks, as well as planting trees and sodding front yards.

This allows new-home buyers to finish the look of their home and they can immediately enjoy all of the benefits of their purchase.

Many local builders also have a network of professionals including landscape specialists, who they can recommend to their customers and buyers can deal directly with these

specialists when it comes time to designing and creating their landscaping.

However, before starting your landscaping project, there are some things to consider regardless of whether you plan to work with your builder, hire a landscaping specialist or do the work yourself.

First off, planning is everything, so make sure you develop a full vision of your entire outdoor space to avoid making mistakes. To begin, put together a wish list – those items that you have always wanted such as gardens, ponds, waterfalls, patios, decks, fences and gazebos.

Then review those items and compare them to the space you have – in other words, what can you realistically do in the outdoor space you have? Think about what items will work in the space – you may have to drop some items from your wish list if, say a waterfall and pond, is just not going to work in the space you have.

Once that’s done, consider what items you want done now and what can be phased in over time when budget allows.

When planning landscaping projects, remember soil preparation and water control, particularly drainage, are crucial. Talk with your builder about the soil type on your property, landfill, foundation height and backfill around the house. It’s important to ask about drainage patterns, and consider the placement of eavestroughs and downspouts in your landscaping plan so that water drains away from your home.

Also, consider other needs your design may have such as electricity for outdoor lights or a natural gas line hookup for the barbecue.

Some popular trends in outdoor designs in recent years include roof structures, which allow you to enjoy the outdoors even during a rain shower, outdoor fireplaces that add warmth to chilly Calgary evenings and outdoor kitchens and living rooms that allow you to use the outdoors as an extension of the indoors.

Naturescapes, such as rock gardens, garden fountains, waterfalls and ponds are popular additions, but be realistic with whatever you create and think about how much maintenance you are willing to do or are capable of undertaking.

Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible.

For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value.

After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a longterm view when buying a home, it’s also important to not look too far down the road.

How much can you afford?

Experts agree it is never a good idea to make yourself housepoor, and it is a very common mistake, particularly of firsttime buyers, to buy more home than you can really afford.

Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

How much will it really cost?

Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

Where do you want to live?

This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town.

Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex?
