When only a new home or condo will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail buying new has to offer. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint.

›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install them yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do during construction.

If you’ve fantasized about buying a brand new home, these tips will help make the process a pleasant one:

Factors like the cost of the home, neighbourhood and extra features play a big role in your final decision. Determining which features your new condo must have, and which ones you can live without, are among your first steps in the home-buying process. We hope you enjoy this issue of New Condo Guide. Let us know what you think. We’d love to hear from you.

When it comes to your home, whoever said “bigger is better” has obviously not toured a new condo lately. Builders today offer smart suite layouts, and more in terms of amenities that take living well beyond your four walls. When choosing your next new home, think about how you use your space. Sure, bedrooms are a must-have – after all, we sleep away about onethird of our lives – but how do you like to spend those precious waking hours? Maybe that spare bedroom would be put to better use as a home office, or a dedicated media room for TV viewing and movie nights. Alternately, if your condo offers a theatre-style screening room as one of its amenities (as many do these days), then maybe that spare bedroom can become your hobby room, a “man cave,” or a play room for the kids.

10 NEW CONDO GUIDE | VOLUME 16 ISSUE 09 | newcondoguide.com

Many condos offer a roster of amenities that people who live in lowrise houses only dream of. How would you like to spend your summer days by the rooftop pool? Work up a sweat in the gym, catch up on some reading in the library, or host a swanky soirée in the party room, complete with a bar and caterer’s kitchen so your guests never see you break a sweat. The opportunities are endless for quality “me” time in your condo, all without ever leaving the comfort of home. In terms of your actual suite, spaces are efficiently designed to make the most of every square inch. Openconcept living areas, furniture-style cabinetry, multi-functional furnishings and hidden storage all make compact condos live larger than their square footage, ensuring the space you do have, large or small, is the sweetest space of them all.

Avi Urban

launches new collection of townhomes

in Nolan Hill // By Heather Ryan A new collection of townhomes

that present stylish and affordable designs to suit various lifestyles of today’s buyers is being launched by Avi Urban in the picturesque northwest community of Nolan Hill. Avi Urban, the multi-family division of Homes by Avi, is crafting The Post at Nolan Hill that will appeal to buyers looking for

quality, space and value. Located at 64 Nolan Hill Gate N.W., this stunning collection of townhomes was just released for sale in late July with launch pricing starting in the $270,000s. “We are excited to launch this new townhome development in the incredible new northwest Calgary community of Nolan Hill,” says Chris Pollen, sales and marketing manager for Avi Urban. “The homes at The Post are designed to bring together traditional exteriors with modern interiors that reflect how our homeowners’ live, creating a place that will become one of Calgary’s most sought after addresses.” The Post is a dynamic enclave of 59 three-storey townhomes that will be located in seven buildings and feature two-car attached garages with

full driveways that will accommodate parking for three cars. Townhomes in The Post offer buyers a choice from six different floor plans with two- and threebedroom options available ranging from 1,130 to 1,400 sq. ft. Pollen notes these wellappointed homes come standard with nine-ft. ceilings on the main floor, contemporary mix-andmatch interior finishes and quality features throughout. The Post also presents gorgeous colonial architecture styling presenting mixed exterior finishes such as brick and James Hardie siding, oversized windows and brightly coloured front doors adding character and value to the development. Residents will love that outdoor living is in abundance with the townhomes being built around a lushly landscaped central courtyard, (an Avi Urban signature in many of its developments), which features well-lit pathways, benches,

local foliage and open greenspace for community barbecues or outdoor activities. As well, The Post borders a large community park complete with an idyllic pond. “The Post in Nolan Hill is designed for people who are finding their way and starting the next stage of their lives,” Pollen says. “From first-time buyers to newlyweds, we know The Post will appeal to tons of different homeowners because it’s young and fresh, while still being functional and affordable.” Nolan Hill itself offers old-world Irish charm in a tranquil natural setting with rolling hills and ravines, an abundance of greenspace and three beautifully designed wet ponds. One of the community’s most inviting features is the castle-ruins structures at its main traffic circle entry that sets the Irish tone for the community.

Residents will appreciate the location close to several major routes, including Stoney Trail, Sarcee Trail and the recently opened north extension of Shaganappi Trail offering ease of access to downtown, the airport, points across the city and out-of-town to the foothills and mountains. Conveniently situated near Shaganappi and Sarcee Trails makes it easy access Beacon Hill shopping centre, which has an array of big retailers such as Costco, Shopper’s Drug Mart, Future Shop, Good Life Fitness, Canadian Tire, Starbucks and more, and is just five minutes away, or residents can walk to the under construction retail plaza across the street. There is also a wide range of amenities at Creekside and CrossIron Mills shopping centres a short drive away. Avi Urban is also crafting similar townhomes at Edison at Walden in southeast Calgary that has been well received by buyers. Edison is comprised of 157 three-storey townhomes with two or three bedrooms, double-car attached garages and full driveways, starting in the $260’s. For more information about The Post, visit the showhomes at 34 Evansview Rd. CALGARYISM

// BY CODY BATTERSHILL

OUR BELOVED RIVER PARKS AND PATHWAYS During all seasons, we use them for a multitude of activities, and they’re an especially great way to enjoy the summer. A day spent at Calgary’s river parks and pathways is well spent. ACCESSIBILITY

Cody Battershill is the founder of Calgaryism and a top-producing realtor at Re/Max House of Real Estate. He also sits on the condominium task force at the Calgary Real Estate Board. He can be reached at 403.370.4180 or calgaryism.ca

W

hat would Calgary be like without our network of river parks and pathways? It’s hard to picture, considering many Calgary communities from north to south are intertwined with the Bow and Elbow Rivers which are part of the very essence of desirability these neighbourhoods have to begin with. But our rivers and what they offer are so much more than just a bonus characteristic for nearby communities. They are a focal point for our entire city; using our river parks and pathways has become second nature for many Calgarians.

When I was young, my family and I lived nowhere near the rivers. At least once a week, we would spend a good portion of our day at the river parks and pathways doing a variety of family activities. It’s an excursion of sorts – where you reach your destination and know you’re going to have the best day ever. If you live in the inner city, getting to and from the rivers takes only a few minutes, and is easily doable without getting in a car at all. The same goes for singles and couples who use the rivers on a regular basis, living in the inner city means accessing the rivers is a breeze. CONVENIENCE

Young urbanites who might not have a family yet and live in the inner city have the ultimate level of convenience when using the river parks and pathways. Getting in a cardio workout, going back to the inner-city condo, showering and meeting the friends – all in a short period of time becomes reality. AMENITIES

Those families who sometimes forget essentials such as water, snacks and cash on their river excursions – like mine did – do not have to worry, as the rivers in Calgary’s inner city are swarming with amenities and services. And a lot of them aren’t your typical convenience store, shop or café. They are some of the best there is in Calgary, where you will find the most delicious food, drink and sometimes other unusual oddities you never knew you wanted. Once in a while, my mother would come home with a full backpack of things she bought during our day trips. She has a knack for shopping. Maybe that’s why we went down there in the first place. Who knows? But what we do know is that the convenience provided by the amenities found along the pathways of Calgary’s inner city can sometimes make your day, especially if you’ve forgotten a bottle of water on a hot summer’s day, and someone is thirsty! I LOVE OUR RIVERS!

We are truly blessed to live in such a wonderful city like Calgary with beautiful rivers which contribute greatly to the enjoyable living experience many of us have. After all, who can imagine life in Calgary without our river parks and pathways? Not me! 16 NEW CONDO GUIDE | VOLUME 16 ISSUE 09 | newcondoguide.com

CMHC Report

July housing starts Housing starts in Canada were trending at 187,416 units in July compared to 182,142 in June, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a sixmonth moving average of the monthly seasonally adjusted annual rates (SAAR)1 of housing starts. “The trend in total housing starts continued to be relatively stable in July, remaining within a narrow range of roughly 182,000 to 188,000 units since March 2013,” says Mathieu Laberge, deputy chief economist at CMHC. “For the past few months, total housing starts have followed the stabilizing trend observed in sales of existing homes earlier this year. As expected, the trends in the two market segments typically follow a similar pattern with the new home market lagging behind the existing home market by a few months.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite volatile from one month to the next. The standalone monthly SAAR was 192,853 units in July, relatively unchanged from 193,797 in June. The SAAR of urban starts decreased by 2.1 per cent in July to 173,042 units, mostly reflecting a decline in the single starts segments in July. Specifically, single urban starts decreased by 5.5 per cent to 58,731 units in July while the multiple urban starts segment held steady at 114,311 units. July’s seasonally adjusted annual rate of urban starts increased in British Columbia. Urban starts decreased in all other regions, including Atlantic Canada, the Prairies, Ontario and Quebec. Rural starts2 were estimated at a seasonally adjusted annual rate of 19,811 units. 1 All starts figures in this release, other than actual starts and the trend estimate, are seasonally adjusted annual rates (SAAR) — that is, monthly figures adjusted to remove normal seasonal variation and multiplied by 12 to reflect annual levels. By removing seasonal ups and downs, seasonal adjustment allows for a comparison from one season to the next and from one month to the next. Reporting monthly figures at annual rates indicates the annual level of starts that would be obtained if the monthly pace were maintained for 12 months. This facilitates comparison of the current pace of activity to annual forecasts as well as to historical annual levels. 2 CMHC estimates the level of starts in centres with a population of less than 10,000 for each of the three months of the quarter, at the beginning of each quarter. During the last month of the quarter, CMHC conducts the survey in these centres and revises the estimate. 18 NEW Condo Guide | Volume 16 issue 09 | newcondoguide.com

It also involves de-cluttering – letting go of furniture, family treasures and items of sentimental value. Transitioning into a much smaller space can be physically and emotionally exhausting! homebuyers’ help

This can leave you vulnerable to substantial additional repair and renovation costs that a pre-purchase inspection might have detected.

Buying a condo who you need on your team

When you buy a condo, you’re not just buying a place to live. You’re becoming part of a community. Before you make an offer on your dream condo, Canada Mortgage and Housing Corp. (CMHC) recommends that you get some expert advice to help you navigate through the process. CMHC has identified these industry professionals who are ready and willing to provide you with the advice necessary for a smart, informed purchase. Real estate lawyer A lawyer who is knowledgeable about condominiums can protect your legal interests, explain all the documentation and review the purchase and sale agreements. Your lawyer will determine whether or not there are any legal actions pending against the condominium. If your offer is accepted, he or she will also be responsible for many of the closing arrangements. Home inspector While most buyers of resale homes wouldn’t even think

of signing on the dotted line without having a home inspection, there are benefits to having your newly built condominium unit inspected as well. A qualified home inspector will go through the suite and common elements and perform a comprehensive visual inspection. The inspector will determine the components that are not performing properly as well as items that are beyond their useful life or are unsafe. He or she will also identify areas where repairs may be needed or where there may have been problems in the past. Inspections are intended to provide you with a better understanding of a property’s condition before you buy. All too often, people make purchase decisions too quickly in anticipation of competing offers. 22 NEW Condo Guide | Volume 16 issue 09 | newcondoguide.com

Financial Institution Your bank manager or financial adviser can help customize your mortgage to suit your financial goals and ensure you can afford your monthly mortgage payments. CMHC’s online interactive guide, Homebuying Step-by-Step available at cmhc.ca, can help you determine what price range you should be looking at and how much you can really afford. You should also investigate the financial well-being of the condominium corporation you’ll be buying into. For resale condominiums, check documents such as the estoppel or status certificate as well as annual operating budgets and end-of-year financial statements. Technical audits and reserve fund studies can also offer insight on the condition of the building and the adequacy of the reserve fund to meet future major repairs and building renewal work. For new buildings, also review the full disclosure statement.

As Canada’s national housing agency, CMHC draws on more than 65 years of experience to help Canadians access a variety of high-quality, environmentally sustainable and affordable housing solutions. CMHC also provides reliable, impartial and up-to-date housing market reports, analysis and knowledge to support and assist consumers and the housing industry in making informed decisions.

Newsletters

inform and unite a condo community

Linda Palfi is a condominiumspecialist realtor with Discover Real Estate. She has overseen many condo projects as the chair of her condo board and is a member of the professional standards committee at the Calgary Real Estate Board. T

he best condominium corporations inform and unite their owners with regular in-house newsletters. These newsletters don’t need to be fancy to communicate effectively between the Board of Directors and the owners to explain Board decisions, alert owners to pending projects, and invite participation on the Board and in volunteer clean-up projects. Simply put, condominium newsletters create a sense of belonging. Some go so far as to recognize owners’ birthdays and welcome newcomers by name, while others stick to the business of the corporation. Either way, a condominium apartment building or townhouse development is well served if its Board puts out a regular newsletter to communicate with all of the owners.

Writing, of course, is not a committee function. It’s best if one person has authority to write newsletters, perhaps running them past the Board Chair before these are printed and posted in the mail room, slid under doors, and e-mailed to off-site owners. Newsletters should also be posted to the condo corporation’s own web site, which if it doesn’t yet have, it should create. That web site should also post all the condominium documents that owners need for sale. While fancy layouts and photos in a newsletter are great, most condo owners are perfectly happy with a single-sheet typed newsletter that lets them know what’s going on with the administration of their homes, with the finances, and with any issues such as enforcement of Bylaws on a disruptive owner or tenant or an owner.

Whether regularly scheduled or published whenever there’s some news fit to print, a newsletter is an important in-house communication tool for every condominium corporation. Here’s a list of topics a newsletter should cover: » Scheduled maintenance, such as parking lot and garage spring sweeping and window cleaning. » Planned future major projects that will be disruptive, such as an elevator upgrade. » The corporation’s cash situation, both in the operating fund and reserve fund. » Early notice of changes to the monthly condo contributions and very early (one year’s notice?) of a planned special assessment. » A summary (without names or suite numbers) of any arrears and actions taken to collect them. » Advance notice of the annual meeting of owners and of any social event. » Calls for volunteers to serve on the Board and to help with clean-up projects. » Reminders of Bylaw rules, such as those prohibiting storage on balconies and in parking stalls. » Reminders to carry adequate insurance, to close laundry water shut-offs between washes, and to close windows and doors in winter to avoid frozen pipes. » Reminders of the management company’s phone number and the assigned Property Manager’s name. Whether regularly scheduled or published whenever there’s some news fit to print, a newsletter is an important in-house communication tool for every condominium corporation.

Remington

opens ‘The Gates’ to affordability in Quarry Park // By Heather Ryan

a

gorgeous boutique-style condo is opening the gates to a unique opportunity for buyers in Quarry Park – affordability without compromising on space, quality and features. Remington Development Corp., which is developing the estate community of Quarry Park, has launched The Gates, a three-storey upscale building featuring just 32 homes giving residents a community feel in a stellar location. “The Gates is located right at the entrance to the river bank, overlooking a water feature and beautiful landscaping,” says Remington’s residential director Glen Deibert. “It also offers the size and price point that’s been missing in Quarry Park targeting people who enjoy condo living and want to live in an estate community but don’t have the huge budget. We appeal to people who want to downsize without breaking the bank or sacrificing on style, space and quality.”

28 NEW Condo Guide | Volume 16 issue 09 | newcondoguide.com

With the tremendous response so far to The Gates, it appears that Remington has “targeted the sweet spot,” Deibert says. We had four sales on our first day and with an official groundbreaking in the fall, the time to register is now.” Buyers can choose from several plans to suit their needs including: one-bedrooms plus dens at 770 sq. ft.; two-bedrooms starting at 1,070 sq. ft.; and threebedrooms at 1,315 sq. ft. The homes are priced from the $290,000s to the $400,000s. “The one-bedrooms all come with dens and at 770 square feet, you’re getting a great space with a large master bedroom, 90 square feet of den space and lots of storage,” Deibert says. The well-appointed interiors feature an array of high-end features such as nine-ft. ceilings, tile floors, granite countertops, five-piece cabinets and drawers, stainless steel appliances, kitchen islands and pantries,

Residents will be pleased that they can walk to The Market in Quarry Park, which serves as the central plaza and gathering place and offers a variety shops, services, restaurants and a Co-op grocery and liquor store. full-height subway tile backsplash, large in-suite laundry, walk-in closets and ensuites in the master bedrooms and private balconies with accent rails and gas line hook-ups. Massive windows and transom windows ensure plenty of natural light and emphasize the views. Each home also comes with one parking space in the heated underground parkade, as well as a storage locker. There is also the opportunity to purchase a second parking space on a limited basis Buyers will also appreciate the Green elements in the building, such as dual flush toilets, energy-efficient lighting and products, high energy efficient appliances and on-site recycling. “The Gates is a stylish blend of traditional and contemporary elements of French and European architecture and every detail – the stone work, trim and landscaping – has been specifically chosen to complement the community,” Deibert says, noting the focal point of the building is the spectacular mansard metal roof that provides a grand entrance. Quarry Park’s location is also a major appeal to buyers. The community offers a perfect balance of residential, office, retail and natural green space all nestled alongside the Bow River making it an ideal place where people can live, work and play.

Residents will be pleased that they can walk to The Market in Quarry Park, which serves as the central plaza and gathering place and offers a variety shops, services, restaurants and a Co-op grocery and liquor store. Plus, they can enjoy more than 80 acres of parkland and a new recreation centre that is scheduled to open in 2015. Residents will enjoy easy access to Glenmore and Deerfoot Trails, rapid bus service and a 15-minute commute to downtown. “We truly expect that we have a product and price that will appeal to a wide range of people in an estate community,” Deibert says. “The Gates will become a highlight of the community because of its location at the entrance to the river and the green belt around it.” For more information about The Gates, visit the Presentation Gallery, open Monday to Thursday, noon to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit remingtoncorp.com newcondoguide.com | Volume 16 issue 09 | NEW Condo Guide 29

Avalon’s ZEN

in Auburn Bay a hit with buyers // By Heather Ryan

a

n opportunity to live in a lake community with all the amenities you could need close at hand has spelled success for ZEN in Auburn Bay. Crafted by Avalon Master Builder, ZEN in Auburn Bay offers a mix of 189 single-level garden home and two-storey townhome designs with single- or double-car garages that have proven to be a sure fire hit with buyers.

32 NEW Condo Guide | Volume 16 issue 09 | newcondoguide.com

“The response to ZEN has been fabulous, with Phase 1 sold out,” says sales and marketing coordinator Dean Clark. “We recently released Phase 2 and a number of townhomes have already been sold. “People really love the location in a gorgeous lake community and that we’re a half a block away from the South Health Campus,” he says. “We’re also within walking distance to Seton’s commercial area that will open Phase 1 in the fall, with a Save On Foods, Shoppers Drug Mart, restaurants and more, so all the conveniences and employment centres are right nearby.” Clark adds that buyers are also attracted to the floorplans and the price point starting in the $270,000s

including GST, and that ZEN is a pet-friendly community with a dog washing station. The design and affordability appeals to first-time buyers, those looking to move up from apartment condos who desire more square footage and outdoor space, and people who are downsizing and want single-level living. Clark says the single-level garden homes feature an urban walk-down style with 1,017 to 1,125 sq. ft. of living space, two bedrooms and two full bathrooms, in-floor heating and a private patio. “The garden homes are a huge hit with single professional women and many ladies are finding

themselves making a lifestyle change,” he says. “They love the master bedroom with its own ensuite and walk-in closet, the convenient laundry and amenity space and the private terrace because it’s perfect for entertaining.” The two-storey townhomes offer several different plans ranging from 1,122 to 1,273 sq. ft. with two- and three-bedroom options. All the homes present a modern, open concept design with well-appointed interiors, and buyers can personalize their homes by choosing from four designer colour packages or mix and match from the various selections to create their own unique look. Avalon is also an energy-efficient builder, so every home is EnerGuide rated and uses quality products such as Hardie Board that offer increased durability and energy efficiency. Buyers also have the option to participate in Holmes Approved Homes that involves numerous inspections to ensure Mike Holmes’ high standards. “The energy efficient aspect in ZEN hits home with a lot of young buyers looking to save on energy costs, and we’re getting a good response from people,” Clark says. Residents can also enjoy the outdoors at their doorstep, as ZEN will feature two parks and droughttolerant landscaping throughout. Auburn Bay is conveniently located off Hwy. 22X with great access to Deerfoot Trail for ease of getting around the city, downtown and out of town. The eventual completion of Stoney Trail will also provide an additional route for residents. To learn more about ZEN in Auburn Bay visit the three showhomes – the Ellison, a 1,049-sq.-ft. garden home, the two-storey, 1,148-sq.-ft. Ambrosia and the two-storey, 1,122-sq.-ft. Prima – at 82 Auburn Bay Link S.E., open Monday to Thursday, 2 to 8 p.m. and Friday, weekends and holidays, noon to 5 p.m. For more information, call 403.966.3485 or visit zeninbalance.com newcondoguide.com | Volume 16 issue 09 | NEW Condo Guide 33

The fast lane to

mortgage freedom A low interest rate is often seen as the best way to save money on a

mortgage and the quickest route to becoming mortgage-free. But that’s only one part of an effective strategy. Don’t focus all your time and energy on rate comparisons. It is equally important to look for a mortgage with flexible terms, say specialists in this field. The average Canadian homeowner will pay his or her mortgage off in 15 years, according to a recent RBC Home Ownership Poll. Less than half (42 per cent) of homeowners are taking advantage of options that allow them to shave years off their mortgage and save on interest costs. Here are three tips to get you on your way to mortgage freedom:

1) Adopt a bi-weekly payment schedule

An accelerated bi-weekly payment is often the easiest adjustment that can help you save on mortgage interest – especially if you line it up with your paycheque. You end up making 24 bi-weekly payments a year versus 12 monthly payments resulting in interest cost savings as you pay down your principal faster. 2) Take advantage of prepayment privileges

A flexible mortgage may include features such as doubling up a payment or putting down a lump sum at the end of the year. These additional payments are applied directly to your mortgage principal and will reduce your amortization period. Consider putting a work bonus, tax refund or extra savings toward your mortgage balance. 36 NEW Condo Guide | Volume 16 issue 09 | newcondoguide.com

An accelerated bi-weekly payment is often the easiest adjustment that can help you save on mortgage interest – especially if you line it up with your paycheque 3) Round up your payment

You can chip away at your mortgage without missing a beat by rounding-up your payment amount. Say your accelerated bi-weekly mortgage payment is $557. By rounding up your payment to $600 a month, you could put more than $1,000 per year extra toward principal and be mortgage-free faster. NC

make your move

// by dan hopkins

The word-ofmouth factor

Dan Hopkins is chief operating officer of Two Men and a Truck Canada. twomenandatruck.ca

W

hen it comes to shopping for anything, word-ofmouth advice is always a good idea – especially if it’s a service you’re seeking. In the moving industry, we rely on customer referrals for much of our business, so providing excellent service is the smart and responsible thing to do.

When you are looking for a mover, you can get two kinds of word-of-mouth advice. ›› The first is to ask people you

know and trust who they have used in the past and whether they were happy with their moves. This is especially helpful if you ask people who have completed similar moves to the one you are planning in terms of distance and general items. ›› The second way is to ask potential movers whether they conduct surveys and have real customer feedback that they will share with you.

40

At Two Men And A Truck, we conduct surveys to shed light on what we’re doing well and areas where we can improve. We have a commitment to our core value, The Grandma Rule: “Treat everyone the way you would want your Grandma to be treated,” and we want to be certain that value guides everything we do. Our survey asks customers to rate several key factors as to whether we met or exceeded expectations, or need improvement. Examples are “Office staff’s explanation of our services,” and “Mover’s care of my belongings.” Key questions are “Would you use Two Men And A Truck again?” and “Would you refer others to Two Men And A Truck?” In recent surveys, for example, 94 per cent of our customers said they would use us again and would refer us to family and friends. On our website (twomenandatruck.ca), we are proud to share our surveys and some of the customer comments we receive. Movers should understand that changing homes can be one of the most exciting, yet stressful times in a person’s life. Possessions are important, and consumers want to believe the mover they choose will look at all items with concern and respect, and treat them accordingly. Every mover should solicit feedback to keep on top of things and take steps to improve weak service areas. You want a moving company with people who care. As with any substantial purchase, doing some homework can save you stress, time and money in the end.

Enjoy upscale living at

The Landings at Cougar Ridge // By Heather Ryan

a

distinctive collection of high-end VILLAS and VISTAS (townhomes) that offer fine features of upscale maintenance-free living has discerning buyers landing in Cougar Ridge. Crafted by the Statesman Group of Companies, The Landings at Cougar Ridge showcase 45 VISTAS (townhomes): 21 luxurious VILLAS in bungalow and a two-storey design. “The VILLAS over look the ridge and offer spectacular views below of the Bow River Valley and the city, states Robert Vlach of Statesman. “These homes are ideal for empty nesters who want the luxury finishes and spaciousness they had in their single-family homes, but with a maintenance-free lifestyle. “The VISTAS also come with high-end standard features, and some with views, and are perfect for single and dual income professionals as well as those wanting to downsize,” he says.

Most importantly, The Landings also offers heated underground parking for two secured stalls for the VISTAS and three-plus for the VILLAS. “What’s really incredible about The Landings is the location by being next to an environmental reserve with a city connected pathway system plus the spectacular views. “People really love the beautiful natural setting at their doorstep yet they are only 15 minutes from downtown and just five minutes to the LRT, including community shopping and yet quick access to the mountains,” he says. The Landings offer buyers a choice of different floorplans so they can find the perfect layout to suit their needs with prices start at $484,000 for the VISTAS and $850,000 for the VILLAS. The VISTAS range from 1,600 to 1,700 sq. ft. and are flexible plans with two or three bedrooms plus an upstairs media/family room and a main-floor den. The VILLAS are sized between 1,550 to close to 3,000 sq. ft. and are available in two bedrooms plus a main floor den or an upstairs media/family room and a den, or three bedrooms plus a den. All the homes present stylish yet functional designs with high-end standard features that include nine-ft. ceilings, hardwood and tile floors, granite countertops, maple cabinets, stainless steel appliances, breakfast bars, fireplaces, soaker tubs, washer and dryer and Villas also have vaulted ceilings. They all also have generous sized decks with gas line hook ups for barbecues.

44 NEW Condo Guide | Volume 16 issue 09 | newcondoguide.com

“Our buyers of the VILLAS have been traditionally the mature buyer or empty nester who is thinking retirement, travel and maintenance freedom. Of course, they want to personalize their homes in Statesman’s Design Centre so that they can put their personal touches to these spectacular plans,” says Vlach. Most importantly, The Landings also offers heated underground parking for two secured stalls for the VISTAS and three-plus for the VILLAS. “(We even have one VILLA with five heated parking stalls.)” Another unique feature of The Landings is “our Geothermal Healthy Heating and Cooling system that enables the community to enjoy lower than average condo-utility fees,” Vlach says, noting the VISTA fees are approximately $285, and the VILLA fees are approximately $335, including heating and cooling, water, sewer, natural gas, maintenance and more. “The response to The Landings has been amazing; there is really nothing else like it,” he says. “The sales have exceeded our expectations and we’ve recently released the last phase, which is already 30 per cent sold. “Residents have moved in to the first two phases with the remaining phases being constructed for occupancy starting this fall through to the early summer of 2014.” To learn more about THE LANDINGS, visit the two showhomes at 771 Patrick St. S.W., easily found off of Banff Coach Road S.W., open Monday to Thursday, noon to 6 p.m., and weekends, noon to 5 p.m., call 403.262.5070, or visit cougarridgelandings.com newcondoguide.com | Volume 16 issue 09 | NEW Condo Guide 45

The big art of decorating

small spaces // by Yanic Simard

Tip You know the rule on not wearing clothing with horizontal stripes that draw the eye across? The same principle applies in small spaces – create the illusion of height with vertical lines to lead the eye upward.

50 NEW Condo Guide | Volume 16 issue 09 | newcondoguide.com

So you’ve downsized into a smaller space, but that doesn’t mean you can’t live large in it. When space is at a premium, your design choices can help maximize the space and the value of your property. Decorating small spaces has its challenges, but they are not insurmountable. It is particularly satisfying, when we achieve more than we thought possible, in design and indeed in life. When designing a small space, there are three key considerations:

1 Use of colour

Use monochromatic, light-coloured paint and furniture. My favourite and signature paint colour is Benjamin Moore OC 23 Classic Grey. The use of light colours for wall and floor coverings as well as furniture will create the illusion of a larger space. Lighter and brighter colours are used to reflect and diffuse light, while darker colours in the background will maximize the whites/neutrals. Always paint the ceiling white, or at least a lighter shade than the walls. Using white paint will create a high degree of light reflection, thereby giving your entire room a lighter and brighter feel. CONTINUED o n p a g e 5 4 . . .

Decorating small spaces has its challenges, but they are not insurmountable. You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination. 2 use vertical space in a smart way

You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination. Get your calculators out. A 12-by-12-ft. room gives you 144 sq. ft. of floor space. If you have an eight-ft. ceiling and four walls, you end up with approximately 384 sq. ft. of vertical space. If you used 10 ft. of vertical space on two walls, you would lose 20 sq. ft. of floor but gain 192 sq. ft. of storage!

54 NEW CoNdo GuidE | Volume 16 issue 09 | newcondoguide.com

3 introduce see-tHrougH furniture and reflective elements

The use of chrome finishes will add some sparkle to your space. In furniture, always consider using glass or the like – its transparent nature will allow light to travel though it, making it almost invisible to those viewing the room. Polycarbonate, glass and plastic are the materials to consider looking at for your small space. Another tip is to position a mirror directly on the wall opposite to the source of natural light, like a window. This will bounce the light back and forth while increasing the visual depth of your room at the same time.

T

he notion of empty-nesters moving from a large home to a condominium suite has been referred to as “downsizing,” but I have always felt that term lacking. In fact, I call it “rightsizing,” because it means selecting a new home that fits the lifestyle you want to lead. The term “downsizing” carries with it the notion that buyers opting for smaller square footage accept a lesser lifestyle as well, which is simply not true. Many buyers who go condo actually move up in luxury and comfort. There are oh, so many advantages to making this move. People who live in two- and three-storey homes may not truly appreciate the efficiency of living on one level or the livability of modern condo designs. Developers have worked diligently to come up with innovative floor plans that maximize space. Just think for a moment about a 2,000-sq.-ft. lowrise home, which may contain a lot of unusable space such as stairways,

becomes “rightsize” when you choose the right condo

landings and hallways. Today’s 1,200-sq.-ft. condominium suites may actually have as much usable floor space. When you shop, compare apples with apples. Square footage does not tell the complete story. In a condominium, a smaller floor plan may be just as satisfying. And today’s condominiums are so well built and beautifully appointed with remarkable amenities, that a little less space in the individual suites simply means less cleaning to do. Now, keep in mind that rightsizing can mean moving up in size as well. This is the beauty of modern condominiums – there is something for everyone who wants to enjoy the carefree condo lifestyle. Growing families will find two-bedroom-plus-den and three-bedroom designs to match their needs. These suites are also selling to retired couples who like to have their children and grand kids visit. I know a couple who downsized when the kids went off to university, but found they missed having the extra space for visitors, so they rightsized themselves into a larger condominium suite. They also love the fact that condominium amenities enable them to keep up long-standing traditions, such as hosting large family dinners, wedding and baby showers, birthday celebrations or other get-togethers. Today’s buildings have gorgeous dining and party rooms, some with caterer’s kitchens and serveries.

Developers have worked diligently to come up with innovative floor plans that maximize space Adding to the entertaining potential, most condos have outdoor areas such as courtyards, gardens and terraces with barbecue facilities and seating, outdoor pools, indoor pools, whirlpools, theatres, billiards rooms and more. Whatever stage of life you are at, a condominium offers a multitude of opportunities to gather with friends and family members to chill out or celebrate in a gala way. One of the major draws of condominium living is that people who love to travel can leave without the worry of lawn maintenance and security. With home prices across Canada continually going up, many lowrise owners sell their homes here for such a good price that they move to a condominium and still have enough left over for a vacation property in Florida! How Canadians do love condos! And why not? First-time buyers find condo prices more within their financial reach, and the buildings are so close to public transportation that they may not need to own a vehicle. Busy professionals whose lives are so hectic that leisure time is elusive enjoy freedom from time-consuming maintenance, and the fact that they can exercise and socialize without having to leave home, once they get home. The great news is that there is tremendous choice in the condominium market. Whatever your pocketbook and needs, you can find just the right suite. And then you can rightsize your life the condominium way!

01

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

Divide by three. This figure is the monthly payment you can afford to make on your condo.

06

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

mortGAGe options you can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. All mortgages are of two basic types:

conVentionAl

open mortGAGe

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.

closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

portAble mortGAGe Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
