EDITOR’S NOTE
MAKE WISE CHOICES
and enjoy the process
When only a brand-new home or condo will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail “new” offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s awaiting your personal imprint.

If you’ve always fantasized about buying a brand new condo suite, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer and close the deal; ›› Don’t be persuaded by high-pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do during construction. Factors such as cost, neighbourhood, size and special features all play a big role in your final decision. Determining which features your new condo absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. We hope you enjoy this issue of New Condo Guide. Let us know what you think. We’d love to hear from you!

With the festive season in full swing, you’ll make a lasting impression with your guests, from the second they step into the stunning entrance lobby, into the wee hours of dining and dancing in the party room. Your holiday soiree will be the talk of the town – that is, until you do it all again next year. Then again, the simple things in life are not to be overlooked, like the freedom to relax when you come home at the end of a long day without having to shovel the snow from the driveway before you can even pull in. All things considered, it’s no wonder that condo living has taken a top spot on the wish list of many homebuyers of all ages and stages in life. Live it, and love it. Happy holidays!

BRAD REMINGTON HOMES celebrates the giving spirit // BY HEATHER RYAN
BRAD REMINGTON HOMES IS ON A MISSION to provide
high quality, affordable multi-family homes, but it also believes in sharing its success and giving back. It’s not surprising that in the spirit of the Christmas season, the builder is not only helping local families in need by donating food and gifts to celebrate the holidays, it’s also a sponsor of the Virgin radio morning show’s Break and Enter Christmas campaign. “The holidays can be one of the toughest times of year for people and they’re asking listeners to nominate a family that could use a little help and
deserves an ultimate Christmas,” says Bryan Logel, vice-president of sales and marketing for Brad Remington Homes. “They’ll go into the home when the family is out and create a Christmas they’ll never forget. “The idea really resonates with us because we are so fortunate to be in Calgary. It’s a great place to do business and it’s a time for giving, so what better way to share our success than to give someone who really needs it a helping hand; that’s what we at Brad Remington Homes try to do.”

The exterior presents an eye-catching look with premium siding and brick accents, and a landscaped linear park will run through the length of the development
Brad Remington Homes has helped hundreds of purchasers achieve their dreams of home ownership by providing top-quality homes with designs that suit a variety of lifestyles at an affordable price. It’s why Copperfield Park II, where people can “Love It, Live It and Afford It,” has been so overwhelmingly successful. “The response to Copperfield Park II has been out of this world and sales have been incredible,” Logel says. “We had close to 30 people lined up for our launch of building three in October and we’re 80 per cent sold.” Plans in Copperfield Park II range from 525 to 973 sq. ft. and prices are start at $129,900, making it incredibly affordable for first-time buyers. “Copperfield Park II offers something for everyone, plus it includes a titled parking stall and storage unit with each suite, our superb level of specifications and high-quality construction,” he says. 12 NEW Condo Guide | Volume 16 issue 13 | newcondoguide.com
The well-appointed interiors include full-sized kitchens with expansive counter space, slab or mission-style cabinets, four appliances, in-suite laundry with the washer and dryer, and private balconies. Buyers can also personalize their home by selecting their cabinet colour and style, along with their carpet, countertop and flooring colours, and they can choose optional upgrades including fireplace, granite countertops, air conditioning and/ or hardwood flooring, to name a few. Copperfield Park II will be comprised of six four-storey buildings with 360 apartment-style condos. The exterior presents an eye-catching look with premium siding and brick accents. and a landscaped linear park will run through the length of the development. “Currently we’re installing the windows in building one, pouring the slab for the main floor in building two, and construction has started on building three, so there’s lots of activity on the site,” Logel says. “We anticipate launching sales of our next phase, which is building five, early in the new year and people can register online for updates.” Copperfield Park II offers a great location situated off McIvor Boulevard near the BRT bus stops, grocery stores, restaurants, shops, services and it’s minutes away from the South Calgary hospital and a wide range of new amenities being developed in Seton. The location also provides easy connections to the new south Stoney Trail, 130 Avenue S.E., Deerfoot Trail and 52 Street S.E. New showsuites are expected to open in the spring, but people can visit the current sales centre and showsuites at Copperfield Park, 279 Copperpond Common S.E., open Monday to Thursday from 2 to 8 p.m.; and weekends from noon to 5 p.m. For more information, visit copperfieldpark.com, or call 403.723.0094. “We believe Christmas is a time for family, so our sales centre will shut down over the holidays from Dec. 21 to Jan. 3,” Logel says. “And we wish everyone a safe and happy Christmas.” newcondoguide.com | Volume 16 issue 13 | NEW Condo Guide 13

The house that
Jack James built It’s been months since they
donned safety glasses and brushed sawdust from their clothes, but recently, a group of Jack James High School students relived those moments when the home that they worked so hard to help build was revealed in its completion during an official ribbon-cutting ceremony. The students took on the task of building a home as part of Jack James’ partnership with Homes by Avi. Jack James is an alternative high school that takes a “Knowledge and Employability” approach to learning in an attempt to successfully transition students from high school to the workplace. By working alongside Homes by Avi staff, students gain insight into the home building industry and learn about possible trade careers.
This was the first time that the students were able to see the finished home, which, for Homes by Avi founder and chairman Avi Amir, is a very important part of the project. “There’s nothing better than the students seeing the result of their hard work. It’s unlike any other result that they see in school,” he says. “A family calls what they built their ‘dream home’; it’s a source of pride.”
This year’s home is located in the northwest community of Nolan Hill. The sale of the home benefits the program in future years. Each year, the build begins on school grounds. The home is then moved to a foundation for completion. This year’s home is located in the northwest community of Nolan Hill. The sale of the home benefits the program in future years. In addition to Jack James, Homes by Avi works with a number of other city schools, including Ernest Morrow and Bishop Kidd. Artistic expression and the exploration of possible career paths are at the heart of all of Homes by Avi’s initiatives, with students participating in show home art projects, career days, and construction field trips.

CALGARYISM
// BY CODY BATTERSHILL
Canada named top country for
ENTREPRENEURS! FACTORS AND CANADA’S SCORE
The EY G20 Entrepreneurship Barometer 2013 looks at five different factors to come up with its rankings. Alongside Canada’s score for each, they are: › Entrepreneurship culture: 3rd place – 7.45 › Tax and regulations: 2nd place – 6.34 › Training and education: 9th place – 5.81 › Access to funding: 4th place – 6.62 › Coordinated support: 16th place – 5.29 Cody Battershill is the founder of Calgaryism and a top-producing realtor at Re/Max House of Real Estate. He also sits on the condominium task force at the Calgary Real Estate Board. He can be reached at 403.370.4180 or calgaryism.ca
C
anada has been named as one of the top five nations in the world for its entrepreneurial activities by the Ernst & Young (EY) G20 Entrepreneurship Barometer 2013 released in August of this year. According to EY, the Canadian government fosters entrepreneurial activities through several regulations that help lower taxes, provide better access to funding, and make the initial costs of starting up a business some of the lowest amongst all G20 nations. Another factor that scored high was the amount of new business start-ups and activity; Canada was well above the average of the G20 nations!
SMALL BUSINESSES IN CANADA
Entrepreneurs and the businesses they operate are one of the backbones of Canada’s economy. Fact is there are well over one million small businesses in Canada responsible for: › Employing 48 per cent of the total workforce (source: Statistics Canada) › Generating 30 per cent of Canada’s annual GDP (source: Statistics Canada) › Making up approximately 25 per cent of total exports (source: Statistics Canada) › Making up approximately 98 per cent of Canadian companies (source: Globe and Mail)
Of these businesses, 4.7 per cent are categorized as rapidly growing enterprises and are responsible for creating 45 per cent of new jobs! Even the large and successful companies had to start somewhere, didn’t they? AN INTEGRAL PART OF CANADA’S ECONOMY
Entrepreneurship is an integral driving force behind innovation, job creation, productivity and economic growth in Canada. It is also a part of our nation’s identity as a democratic and free nation of the world, and is safe to say it always will be. Canadian entrepreneurs benefit greatly from the supportive policy environment in place by the government. As a matter of fact, according to an international survey performed by the Ewing Marion Kauffman Foundation, Canada was rated as number one for resource accessibility, regulations, and the overall environment for entrepreneurial activities. We can be thankful for our ranking and continue to encourage government to help Canadian entrepreneurs flourish and overcome the problems they face in starting up and running these businesses that contribute greatly to our nation! Eager buyers line up to buy into
Cardel Lifestyles’ Sage Place // By Heather Ryan
b
raving snow and chilling winds, buyers began lining up at 7 a.m. eager to be among the first to purchase a home in Cardel Lifestyles newest offering in northwest Calgary – Sage Place in Sage Hill. “We couldn’t be more pleased about the response,” says Brad Logel, sales and marketing manager for Cardel Lifestyles. “It was one of the worst storms of the year and people were there hours before our grand opening (on Nov. 16) in that kind of weather; it was amazing. “It was really quite a day,” he says, noting they sold 20 suites from the launch. “We already have enough sales to start building. In fact, by spring we expect the interest will be such that we can build two buildings at once.” What makes Sage Place so desirable is that it’s bigger, brighter and better than any of Cardel’s previous projects. 24 NEW Condo Guide | Volume 16 issue 13 | newcondoguide.com
“The exterior is unique presenting a cool, modern look with a different roofline, which is something you’d expect to see in the Beltline and it will have great looking Hardie Board style siding,” Logel says. “We’re also putting in wider windows and bigger patio doors so the suites will be brighter, and the patios for the main-floor suites will be extended so they will be bigger than before.”
Buyers will benefit from Cardel Lifestyles’ “industry-leading low deficiencies,” exceptional customer service, high-quality construction and amazing sound attenuation
Sage Place consists of four, four-storey buildings with 48 apartment-style condos in each and the bigger site size allows for development of a landscaped park and extensive parking. “The ability for buyers to purchase extra parking stalls is rare in the condo world, and we’re going to be able to sell them at our lowest rate since 2004 simply because of the space we have and our desire to meet our buyers’ needs.” As well, 90 per cent of the suites in the first building are bigger with all the remaining suites ranging from 897 to 1,038 sq. ft., which includes four newly designed twobedroom, two-bathroom corner suites, and prices average in the mid-$200,000s.
Logel says buyers are also excited about the location. Sage Place is situated right across the street from a 17-acre commercial site that will start construction in summer 2014. “We’re really pleased to be able to offer an affordable condo development in a location with all the conveniences people want,” he says. “They’ll be within walking distance to shopping and the local farmers’ market at the Symons Valley Ranch, and they’re just a short drive from shops, services, coffee shops, restaurants and groceries at Beacon Hill (including a Costco) and Creekside plazas.” Located just off Shaganappi Trail and 144th Avenue, Sage Place residents have great access to nearby Sarcee Trail, Stoney Trail, Symons Valley Parkway, Country Hill Boulevard and Sage Valley Boulevard. Further, Sage Hill presents a picturesque natural setting with rolling hills and ravines and established pathways and parks. With the launch of Sage Place, Cardel has opened a sales centre on site, and buyers can tour through showsuites at Cardel’s highly successful Panorama West development in Panorama Hills, which has just two suites remaining. Logel says buyers at Sage Place will have the same high quality that people have come to expect from Cardel, including: large spacious plans, patio/decks, six appliances, a storage locker, underground parking, nine-ft. ceilings on the top floor, and four colour choices. “The cool thing is there’s a great ability to customize and you can live your HGTV dream,” Logel says. Buyers will also benefit from Cardel Lifestyles’ “industry-leading low deficiencies,” exceptional customer service, high quality construction and its amazing sound attenuation. To learn more about Sage Place, visit the on-site presentation centre at Shaganappi Trail and 144th Avenue N.W. or existing showsuites at Panorama West at 175 Panatella Hill N.W., open Monday to Thursday, 2 to 8 p.m.; weekends and holidays, noon to 5 p.m. Call 403.241.8975 or visit cardelcondos.com. newcondoguide.com | Volume 16 issue 13 | NEW Condo Guide 25

holiday décor: How and where to store it all

t’s time to get festive and dig out the holiday decorations. But wait, which box did you store the wreath in? How much time will you spend “digging” this year? Every year, my Christmas decorations accumulate, so making the most out of my small storage room is important. I re-evaluate the items that are kept in these few bins, and I edit – not everything makes the cut. The “old” and damaged items are the first to go. After that, there are always a few pieces that land at Goodwill for someone else to enjoy. While most of us love decorating for the holiday season, not many of us look forward to packing it all away after such a busy time of year. Tossing a few items into the storage room and quickly closing the door may seem like an easy solution, but properly storing this year’s festive décor will make next year’s decorating a more joyous affair. 8 easy Tips to store your holiday decorations and supplies 1|
Use clear storage bins that stack well and number them.
2| S ort and store like items, keeping items you normally display
together in one box.
3| U se an empty coffee canister to wrap light strings around. Store extra
bulbs inside and slit the lid to put the receptacle end through.
4|
Try a few empty egg cartons to store small, fragile ornaments.
5| R ecycle segmented cardboard (liquor box inserts) and place in bins to
separate delicate items. (Don’t forget to wrap with tissue paper!)
6| Make an “open-first box” with items you typically need early in the
season, such as cards and table settings.
7| P ut together a “toolbox” to store holiday essentials, such as tape, scissors,
ribbon and ornament hooks.
8| Create a custom gift-wrap centre using a long under-bed box. Store
wrapping paper, ribbon and tags, all in one handy bin (containerstore.com)
If you are a creature of habit, take a few photos after your home is decorated to remind you how and where you displayed your treasures. Before you head out to purchase extra wrapping supplies, take inventory of what you have left over from last year’s wrapping station. It’s not fun to dive into this holiday task with a few partial rolls of paper, and only a handful of tags! 26

money matters
// By Gail Vaz-Oxlade
Holiday shopping without the hangover Look at your holiday spending as you would any other big-ticket item. While you’re splitting the cost among a variety of expenses, the bottom line is still the same – you’re spending a lot of money in a short period of time. In the best of all worlds, you would have started saving for your holiday spending in January. Yes, you would have made it a budget item and set aside $10, $50, $150 a month so when the season rolled ‘round, you’d be ready. After all, it’s way easier to set aside $100 a month than to come up with $1,200 all at once. This is how I do it, and come August I start keeping my eyes open for “deals” on things I know my friends and family will love. T
he holidays are just around the corner and only the most savvy of us have everything under control. That’s one of the problems with our very busy lives… there’s just no time. But if you want to have a happy holiday that doesn’t leave you holding your aching head when the bills roll in come January, you have to start planning early. The longer you wait, the more you’re prone to give in to stress, make impulse purchases, blow your budget or even buy a lame gift.
if you can’t do that, start here, with THIS “Holiday Spending Plan”:
›› Write down the amount you want to spend in each category of holiday expenses. Gifts are only the beginning – don’t forget to account for travel costs, postage and shipping, decorating, greeting cards, entertainment and photos. ›› List the people you plan to shop for under the gift category, then divide up your budget accordingly. Limit your budget to what you can afford right now and avoid a financial hangover in the new year. If you spend $500 on a credit card at 18 per cent interest, and pay the minimum each month, it will take you seven years – and cost $365 in interest – to pay it off. Consider setting a dollar limit on gifts or drawing names among extended family, roommates or co-workers. ›› Jot down any gift ideas that you might have for the people on your list. Comparison-shop online before heading to the store. (Don’t forget to include shipping costs in your calculations if you decide to buy online.) A dash of planning and a dab of creativity can also help you keep your entertainment costs under control:
›› Invite guests to bring something to share at a potluck dinner. ›› Serve brunch, throw a finger-food party or host a wine and cheese tasting instead of a full-blown turkey dinner. ›› Co-host a party with a pal or sibling, and share the cost. ›› Make sure you set a dollar limit for your soirée. And list the items, ingredients and décor you’ll need and how much each will cost. ›› Remember, that the best gifts don’t have to cost money. If you’re financially challenged this year, offer up your time baby-sitting, cooking meals, house cleaning, massaging, sewing, knitting, transporting, or whatever else you’re good at. Clip a picture of the service you’ll provide and be clear on how often, as in “I’ll baby-sit one weekend a month from February to June.” Or better yet, make your own coupon book. There now, you don’t have to worry about starting the new year with a financial hangover. Happy holidays!

Clever Inner-City Condo is transforming Mission Road // By Heather Ryan
u
rban meets suburban with Assured Communities’ latest project, that presents a sensational mix of condo styles and retail space in the sought-after southwest community of Parkhill. Mission 34, aptly named for its location at the corner of Mission Road and 34 Avenue S.W., provides an ideal inner-city address that offers immediate access to some of the city’s best amenities while enjoying the charm of a mature, low-density community. 36 NEW Condo Guide | Volume 16 issue 13 | newcondoguide.com
“It’s a great location that connects urban lifestyles with suburban qualities,” says Clark Hogan, sales and marketing manager for Assured Communities. “You’re a block or two from Roxboro and Stanley Parks and the river valley pathways, but have ‘gateway’ access to the Talisman Centre, 4th Street shops, services and restaurants as well as a “front door” downtown shuttle, the nearby 39th Avenue LRT and Macleod Trail.” Mission 34 showcases an eclectic, contemporary exterior by award-winning NORR Architects that will figure prominently in the City’s revitalization plan for Mission Road. The building itself offers a wonderful mix of apartment-style condos, courtyard lofts and street-front lofts, which cater to a variety of work/life requirements.
In addition to two levels of parking, there is also 1,800 sq. ft. of commercial space available, which Hogan explains will be carefully allocated to compliment the overall project, its residents and the surrounding community. “One of the many unique aspects to Mission 34 is that a lot of the homes have dual access,” Hogan says. So homeowners can choose from several “front door options” while many can enjoy the privacy and convenience of a secondary access to the internal courtyard, parkade or street level. “It’s a progressive design in an ideal area for urban professional singles or couples who work downtown, from their home office or further afield. At the same time, the exceptional value and range of suite sizes should appeal to investors and first-time buyers alike.” There are four 945-sq.-ft. street-front lofts that feature an open-concept living/kitchen/dining area with 16-ft. ceilings and 14-ft. windows, full bathroom, laundry and flex room/second bedroom on the main floor, with the master bedroom and ensuite in the upstairs loft. There are five 885-sq.-ft. courtyard lofts designed with a foyer, flex room/second bedroom and half-bath on the first level and an open concept living/kitchen/dining area, laundry and master bedroom with walk-through closet and full ensuite on the second level. Buyers can also choose from 38 apartment condos consisting of one-bedroom, one-bedroom-plusden and two-bedroom floor plans ranging from 535 to 925 sq. ft. Prices start from the mid$200,000s and range to the low $400,000s. The homes are cleverly designed with modern open layouts and interiors that are made bright and airy with large windows.
Mission 34 offers a variety of balconies, terraces or patios to choose from and every home includes one parkade stall. Bicycle and storage areas are also available. Buyers will appreciate the higher standard features that include quartz countertops, wide plank laminate floors and carpeting in the main living areas, oversized tile floors and tub surrounds in the bathrooms, and frontloading washers and dryers. Kitchens are well-appointed with stainless steel appliances, full-height tile backsplashes, upgraded fixtures and lighting, pantries, laminate cabinets, and the majority have islands. There is plenty of opportunity to personalize your home with a choice of five professionally designed interior colour pallets in two trim levels. Technical features of each residence include central smart panels and wireless capability. “For the project launch we’ve also put together a program with Telus so residents get one-year free digital TV and Internet service with a PVR and wireless modem,” Hogan adds. Mission 34 offers a variety of balconies, terraces or patios to choose from and every home includes one parkade stall. Bicycle and storage areas are also available. Beyond all of this, buyers will love that they can enjoy the great outdoors in the privacy of an intensively landscaped, secure courtyard that includes a lounge/sitting area with barbecues and two-sided fireplace. For more information on Mission 34, visit the sales centre located at 98 Mission Rd. S.W., which is open Monday to Thursday, 2 to 7 p.m.; and weekends and holidays, noon to 5 p.m. Call 403.243.8399 or visit online at mission34.ca.

CONTEMPLATING CONDOMINIUMS
// by Linda Palfi
Condo common sense rules bylaws: for the common good
Linda Palfi is a condominiumspecialist realtor with Discover Real Estate. She has overseen many condo projects as the chair of her condo board, and is a member of the professional standards committee at the Calgary Real Estate Board. Further articles and her Calgary Condo Directory can be found online at CondosInCalgary.com. Call Linda for more information at 403.998.7732
“F
ences make good neighbours” was a popular saying some years ago. But while the saying is dated, the kernel of truth remains and, similarly, condominium bylaws can make condo homes more peaceful and well-run than other types of ownership. The “fences” are the rules that everyone in a condominium corporation property agrees to live by. They detail what each owner shall and shall not do in their individual homes or on common property, and what the corporation of owners, through their elected Board of Managers, shall and shall not do on everyone’s behalf. In most instances, these regulations are common sense and are entirely predictable. Most people would pass a pop quiz with high marks if asked what is and is not permitted by standard condominium bylaws. And most people normally behave within the bounds of bylaws
without being told what to do. Yet to be enforceable on the few who need guidance, bylaws are made formally possible through Alberta’s Condominium Property Act, and become “law” upon adoption by the condo corporation at a general meeting of the owners. When push comes to shove – and it occasionally does – justifiable bylaws have time and again been upheld by the courts. In effect, every condominium corporation’s Board of Managers is like a mini court and tiny city council rolled into one. The Board is responsible for taxing (“condo fees”) and running the common property, and also responsible for enforcing the law, namely the condominium bylaws. As an example, a neighbour may continue to play music too loudly, despite requests from the Board to tone it down. The Board could decide to levy a $50 fine on that homeowner for the infraction, and a provincial court action can be taken to back up its fine. There are few avenues for appeal. If the owner refuses to pay, the fine is added to his/her condo fees. If the amount remains unpaid, a caveat can be filed against the owner’s property title, preventing sale until the debt is cleared. And if there’s a mortgage on the property, the mortgage holder will not renew the loan, and can even “call” the loan, unless condo fees and fines are paid.
Condo bylaws can keep the peace among many people living in close proximity, be it condo apartments, townhouses or singlefamily homes built on “bare land” condominium property So what is required, and what is not allowed, under most bylaws? Read the “owners shall” and the “owners shall not” (this includes their tenants, if suites are rented out) sections to find these common rules. For example, owners shall: allow access for urgent repairs; do work required by a municipal authority; maintain and repair the living unit; notify the corporation of change in ownership. Owners shall not: interfere with others’ enjoyment of their property; cause a nuisance or hazard; use property for anything illegal; make undue noise; keep any animal other than as allowed by the bylaws; throw or drop anything from windows or balconies; hang over windows or balconies anything aesthetically unpleasing; use a residence for commercial purposes; display signs or advertising. Condo bylaws can keep the peace among many people living in close proximity, be it condo apartments, townhouses or single-family homes built on “bare land” condominium property. Rather than a municipal bylaw enforcement officer, condo owners can turn to fellow owners who are members of the Board of Managers for action, or they may themselves be members of the Board. Condo bylaws – common-sense rules for the common good.

All-uminum you need // by Yanic Simard
When debating between metals in interior design,
2 Mixed material consoles
people usually focus on one iconic match-up: silver versus gold. Stainless steel also gets a lot of attention for its popularity in modern appliances (and Modern-period furnishings), but one contemporary favourite has gone a little overlooked: aluminum. Anodized (rust resistant) aluminum’s cool tones and light weight make it an excellent choice for a wide range of furnishings, from seating to lighting and everything in between. Since metals so easily mix with other materials, or each other, in both modern and traditional schemes, look no further than my list of aluminum treasures to give your home in the clouds a mineral infusion:
Designer Hilla Shamia’s cast stools start with the organic nature of raw wood, fusing it to a metal frame and celebrating the contrast between the two. Metal and wood is a timeless combination that balances traditional warmth with cool modern lines perfectly. Use a bench like this where you need flexible seating, and pull it up as a cocktail table when you’re having drinks for one.
1 Turned dining table Crate and Barrel’s Mallorca table pairs metallic legs (in a turnery design reminiscent of hand carved wood) with a marble top — both materials are cool and sleek, but the aluminum draws out the silvery marble veining, making the stone the real star. Contrast this piece with traditional bentwood seats in an inky blue finish, or get playful and gather mismatched chairs using the same white and aluminum elements in different ways. 54 NEW Condo Guide | Volume 16 issue 13 | newcondoguide.com
3 Cool cabinetry To achieve a
stunning yet accessible transitional look (and a touch of sparkle) in the kitchen or bathroom, consider switching to cabinet doors with windowed fronts and aluminum trim.
It frames your dishes, glassware or wash towels like an art gallery display case, creating a dramatic statement but an airy atmosphere. Try Ikea’s various cabinet doors (such as the Lillangen) in this finish for a quick switch-out.
4 Metal rocker The 1940s classic 1006 chair (the Ten-oh-6, by Emeco) was originally designed for hard wear: nicknamed the Navy chair, it was commissioned by the US government to withstand abuse from both the elements and sailors, but now is a favourite for modern and transitional dining spaces. Philippe Starck’s Heritage Rocking Armchair updates this already contemporaryfeeling staple with a rocking base for a softer look. Add either this or the original to virtually any room for an easy update (available at Klaus Nienkamper and hip boutiques) – having been born and raised French I never live anywhere without a rocking chair. 5 Traveller’s trunks While browsing Bethelin.com
I also noticed luggage-like metal trunks which actually serve as chests of drawers or wardrobes, underscoring how beautifully aluminum pairs with natural materials like leather. Use one or two tall pieces like this like a wall to divide a large room into two zones, or define a dressing area.
6 Sturdy stool Metal stools are a popular choice for bar seating, even in private homes where the crowd of guests isn’t usually so rough. Always make sure however to measure your counter and stool for height: true bar stool seats (as opposed to counter seats), at around 30 inches tall, are only meant for higher bar counters starting at 40 inches. For a trendy and modern, winter-ready effect, drape a small faux sheepskin over each seat for some engaging contrast.
4
3 7 Working classic The ageless Herman Miller desk chair (available from dwr.com) is such a designer favourite I even have several in my design studio. The clean lines of the simple upholstery and gently rounded metal edges create a more elegant look than the overly technical-looking selections of many corporate executives (while still providing stylish comfort).
8 Task lamp Also available from DWR (short for
Design Within Reach), the Tolomeo desk light translates the look of rusty old work lamps into a sparkling, architectural form that gives you light just where you need it while celebrating the beauty of a very functional material. The design captures this so perfectly, in fact, that the light ironically won the Compasso d’Oro award in 1989 – also known as the Golden Compass.
Studio Swine’s Can City This project takes discarded aluminum cans (pulled from the streets of Sao Paolo), melts them down, and repurposes the raw materials to create artistic, handcrafted modern stools. It beautifies the world in two ways at once, and really goes to show: it’s time aluminum got the respect it deserves! Check out the project by visiting studioswine.com.

here are oh, so many benefits of condominium living – but the one that often tops the lists of purchasers is having access to wonderful amenities in gorgeously landscaped buildings without having to take care of maintenance and repairs. The time you would spend weeding the garden, raking leaves and shoveling snow can be spent instead soaking in the whirlpool, swimming, watching the latest film in the theatre, playing virtual golf, or
It’s important that you consider these fees fairly when you compare them to the expenses you’d incur in a lowrise home
engaging in any of the other activities available under your very own roof. Remember, however, that over time, all residences require upkeep – and that’s where the condo maintenance fee comes in. Your monthly payment is critical to ensuring that your quality of life remains high. Funds must be in place to handle arrangements for cleaning, upkeep and repairs of a condominium’s common areas. It’s important that you consider these fees fairly when you compare them to the expenses you’d incur in a lowrise home for similar services. Take security, for example. Many condominiums today offer 24/7 concierge service, and these professionals require salaries. If you were to add a security system to a lowrise home, you would pay a monthly fee for monitoring. Keep in mind, too, that a substantial percentage of condo maintenance fees covers utilities such as hydro, gas and water, which you would pay for separately from your mortgage in a lowrise home. The great thing is that many condos today offer individual hydro and water metering per suite. Most buyers are happy to pay for what they use, and they appreciate the fact that if they are away for weeks or months, their hydro and water bills are low for those periods. Looking at maintenance fees in the bigger picture, they also help to protect your real estate investment. Often, people forget that the ongoing cleaning and maintenance of things like elevators, the lobby and hallways is important. In addition, a portion of your maintenance fees goes toward the “reserve fund,” which remains on hand so that essential services can be paid for in the future. The condominium board administers the fund, which covers any unexpected repairs. Now and then, we hear from potential purchasers that they resent having to pay maintenance fees that support a particular amenity they do not plan to use – most commonly, the pool. You should know that the costs to maintain and service a swimming pool and whirlpool are a very small portion of the annual condominium budget. And while you may think you will not use a pool or another amenity, your guests may be happy to indulge. The condo amenities also enhance the resale value of your suite in the future, and you never know – once you move in and see for yourself just how beautiful today’s amenities are, you may love the very things you thought you might not use! As I so often say, amenities are an extension of your living space, and our condo developers are creating simply stunning areas where neighbours and friends can gather without ever leaving the building. Again, it’s a matter of perspective. In a lowrise home, someone has to mow the lawn, weed the garden, and wash the outside windows. Hiring professionals to handle these chores costs money. Much of your condo maintenance fees go to items you would have to find the money for anyway. In the end, it’s so worth it to afford you luxury, convenience and free time.

oving when ice and snow are in the daily forecast isn’t a popular choice for many Canadians. It’s cold and slippery; but with some extra safety precautions, winter moving also has many advantages.
Keep cosy. Carry extra warm clothes for you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately.
moving
Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money. Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive. Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service. With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. ›› Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it. ›› Keep cosy. Carry extra warm clothes for you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately. ›› Remember your items will be in a non-heated environment for a while. Ensure your plants, electronics and liquids are properly packed and protected from the cold. ›› Allow extra time on the move day – cold weather slows things down. Additionally, rushing in the winter can lead to accidents and injuries. ›› Have driveways and sidewalks cleared of snow before the movers arrive. Your driveway needs to be ploughed wider than usual – enough to allow the moving truck’s loading ramp to be positioned as close to your front door as possible. Lay plywood down on muddy or slushy areas. Slipping can not only lead to dropped boxes and broken possessions but also personal injury. ›› Quality movers will use floor runners to protect your floors in high traffic area but for extra protection inside, cover your floors to protect them from tracked-in snow, mud and salt. ›› Drive safe. Make sure maintenance and service on your vehicles is current. Check the air pressure on your tires and ensure the trunk is equipped with emergency kits (matches, flashlight, food), blankets and shovels. Drive slowly with extra caution. ›› Be certain that your heating company for your new home is aware of your move in day. Wintertime moving doesn’t have to be wet and miserable. With these reminders, you’ll be packed up, moved and basking in the warmth of your new home before you know it. newcondoguide.com | Volume 16 issue 13 | NEW Condo Guide 61

01
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
Divide by three. This figure is the monthly payment you can afford to make on your condo.
06
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

mortGAGe options you can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. All mortgages are of two basic types:

open mortGAGe
Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.
Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.
insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.
closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good
choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
portAble mortGAGe Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
