Targeted info for your benefit Before we launched our new look and website, YPNextHome.ca, we brought a formal focus group of Canadians together to ask about real estate. We specifically questioned what factors in someone’s life would make them want to move. One of the top three reasons was the desire to live in a different neighbourhood. Respondents said they wanted access to better schools and amenities such as transit, shopping, greenspace and parks. With so many areas for you to choose from, we created a Canadawide resource of neighbourhood
information and listings – on a local level. At YPNextHome.ca, you’ll find statistical information on more than 2,700 neighbourhoods, featuring data, listings, fun facts and more. We’ve included interesting info on key residential neighbourhoods, including photos and video tours. Check out East Village for example. We hope you’ll explore a few of the neighbourhoods we’ve curated for you on our website. Drop us a line and a photo showing what you love most about your favourite neighbourhood. We’d love to hear from you!
CMHC seeing red this fall

Canada Mortgage and Housing Corp. has issued its first red flag for Canada’s housing market, citing overvaluation and price acceleration as the key drivers behind the heightened warning. CMHC looked at data from Canada’s 15 biggest housing markets, and Calgary was one of six cities in the danger zone, along with Vancouver, Saskatoon, Regina, Toronto and Hamilton. In its last Housing Market Assessment published in July, CMHC predicted a red rating for this fall. The quarterly report “serves as an early warning system, alerting Canadians to areas of concern developing in our housing markets, so that they may take action in a way that promotes market stability.”
If money matters are on your mind, you’re not alone. Earlier this fall, Finance Minister Bill Morneau announced changes to Canada’s mortgage rules, to cool overheating housing markets and curb overspending in this current low interest rate environment. Under the new rules, homebuyers who have less than 20 per cent to put down on a home, will have to qualify for the mortgaged amount at the Bank of Canada’s posted rate, currently 4.64 per cent. This is the case, even if the rate offered by your lender is lower. The move will take some hopeful homebuyers out of the running, but the real hope is that it will also take Canada out of the red zone.

Brookfield Residential celebrates the launch of
Regatta in Auburn Bay BROOKFIELD RESIDENTIAL is excited to celebrate the first release of homes and the launch of sales for its newest offering, Regatta in Auburn Bay – Brookfield Residential’s fourth multi-family project and its first apartment-style condo in this fabulous lake community in southeast Calgary. “We actually started construction on Regatta in the
summer to offer homeowners quicker possession times,” says Kelly Halliday, business development manager. “Typically for apartment-style condo developments, homeowners can wait 18 months or more before they take possession, and we know they don’t want to wait too long before they move in. By starting construction earlier, we’re looking at fall/winter 2017 possessions.” NOV 11 - DEC 9, 2016 | NEW CONDO GUIDE 11
Regatta consists of 168 apartment-style condos in three, four-storey buildings along with 56 townhomes, and gives an opportunity for condo buyers to experience upscale living at an affordable price in an established lake community
As well, while the actual release of the first phase of Regatta will be on Nov. 12 from noon to 4 p.m., Halliday notes that a sales team has been working out of the on-site presentation centre and showsuite promoting a sneak peek of the project, and it has been well-received by potential buyers. During the afternoon there will be treats and activities, and, best of all, people can tour the showsuite that showcases Regatta’s stunning high-end features – a great way for homebuyers to picture themselves in their future home. Regatta consists of 168 apartment-style condos in three, four-storey buildings along with 56 townhomes, and gives an opportunity for condo buyers to experience upscale living at an affordable price in an established lake community. 12 YPNEXTHOME.CA
The first building offers 48 condos with nine floor plans, ranging from 552 to more than 1,000 sq. ft. and priced starting from the upper $100,000s for one-bedroom suites and in the mid-$200,000s for two-bedroom/twobathroom suites. Buyers will also appreciate the upscale, high specifications of the interiors that include quartz countertops, maple cabinets, stainless steel appliances and tile backsplash in the oversized kitchens. “We looked at what was most important for people and found the kitchen is really the focal point, the heart of the home, where they entertain, so we paid special attention to the kitchen design in Regatta and they look spectacular,” Halliday says. “We also found people love to entertain outdoors so the balconies are generously proportioned allowing people to have a barbecue and
sitting area where they can socialize.” The suites also feature in-suite laundry with stacked front-load washer and dryer, and spa-like bathrooms with full-height tile walls behind the vanity (master ensuites in the two-bedroom suites feature dual sinks and over-sized walk-in showers). Buyers can also personalize their suites by choosing from three colour boards and the building offers underground heated parking and above ground stalls. Residents will enjoy on-site amenities of a bocce ball court, dog wash station and a large courtyard area, plus will have access to all the best of Auburn Bay such as the lake and the residents’ association. “This development appeals to first-time homebuyers,” Halliday says. “But, we’re also seeing people looking to
right-size for that main-floor living and a maintenancefree lifestyle.” Regatta offers an attractive location with close proximity to Stoney Trail, 52 Street and Deerfoot Trail. It overlooks green space and is across from Auburn Bay Station featuring a newly opened Co-op. It’s also minutes to the new south hospital as well as shops, services, groceries, restaurants and more in nearby Seton.
For more information on Regatta in Auburn Bay, visit the presentation centre and showsuite at 109 Auburn Meadows Dr. S.E., open Monday to Thursday, 2 to 8pm; and Fridays, weekends and holidays, noon to 5pm. Call 403.462.3792 or visit regattaauburnbay.com.

A FABULOUS BOUTIQUE-STYLE condo presenting exceptional features and spacious designs is being embraced by a wide range of purchasers from young, first-time buyers to those who desire to right-size or down-size. Located in one of most desirable communities in southeast Calgary, The Gates is a three-storey, 32-suite apartment-style condo crafted by Remington Development Corporation in Quarry Park – a community that offers a perfect balance of residences, offices, retail, green space and a canal, all nestled next to the Bow River. Buyers love that they are able to enjoy a unique combination of luxury, conveniences and nature with The Gates, which is proving so popular the building is now 70 per cent sold. “All the three-bedrooms are sold out, which were really popular with people looking
for larger size suites so they can downsize without compromise and enjoy a lock it and leave lifestyle,” says Adrienne McGarvey, manager of residential marketing. “We also have just one one-bedroom suite remaining – the one-bedrooms really appealed to the younger crowd.” The Gates has a good selection of two-bedroom, two-bathroom plans still available, ranging from 1,040 to 1,100 sq. ft., “which are really goodsized suites and are attractive to both young professionals who want the extra bedroom so they can share or work from home, and downsizers or right-sizers who want the extra space for a TV room, craft room or for guests.”
McGarvey says one of the most popular plans (D plan, as shown) is a 1,060-sq.-ft. two-bedroom/two-bath design that presents “a very efficient, functional layout ideal for two people sharing because the bedrooms are separated for privacy. It also provides lots of storage in the U-shaped kitchen, the master bedroom ensuite has dual sinks and an over-sized walk-in shower and it has two balconies.” What is also exciting about The Gates is buyers can enjoy immediate possession. The Gates presents an upscale
French Heritage architecture on the exterior, “but the suites have bright, modern interiors with a classic look that people really like,” McGarvey says, adding that south-side suites have a view of a gorgeous cascading water feature. Inside, each suite offers an open concept with high-quality interior design and finishes. Well-appointed kitchens feature granite or quartz countertops, Frigidaire professional stainless steel appliances, pantries and islands with breakfast bars. There is also substantial storage, nine- or 11-ft. ceilings, generous balconies,
and main-floor suites have private patios with gates providing immediate access to green space, which is ideal for people with dogs. In addition, every purchase includes a parking stall and storage unit, and additional parking stalls are available for those with a second vehicle. Prices for the remaining suites range from $329,000 to $415,000 plus GST. The Gates is situated across from pathways that lead to the river valley and a short walk to The Market in Quarry Park, featuring shops, services, eateries and a Co-op grocery store. Residents are also just a four-minute walk to the new Remington YMCA, home to a swimming pool, fitness facilities, running track and public library. The YMCA also runs a child care centre, which opened in September. Quarry Park offers a great location just minutes from major routes for an easy commute, has a bus service connecting to downtown and the LRT, and a future LRT station is planned for the community. Remington is also poised to launch two new projects next year – The Gates SW across the water feature from The Gates NW, and a gorgeous townhome development at the corner of Quarry Gate and Quarry Park Boulevard. For more information about The Gates NW, or to view the showsuite, call 403.930.6900 for opening times or to book an appointment, or visit quarrypark.ca. NOV 11 - DEC 9, 2016 | NEW CONDO GUIDE 17
Advice | CALGARYISM
How to buy a condo from floor plans By Cody Battershill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
USUALLY WHEN YOU BUY a new condo, it’s in the pre-construction or construction phase. You’re not buying a completed unit, which means you are buying from a floor plan. The developer may have one or two show suites, but in most new condo buildings there can be eight or even 10 different floor plans to choose from. When buying a pre-construction condo without being able to walk through the completed unit, it’s important to understand the layout, flow, windows, orientation and overall energy of the space that you’re considering. There are a handful of things you can do to help you get as much information as possible on the layout of the unit, if you can’t actually walk through it.
It never hurts to imagine other projects that aren’t currently known, and reflect on how the construction of a tall new condominium tower, for example, could affect the resale of your unit five or 10 years down the road.
Investigate Ask the developer what percentage of the entire building will have the floor plan that you’re considering. This is a good indicator of what the developer deems to be their “best” or “most sellable” plan.
Drawings Ask for the architectural drawings and compare the size of the room dimensions from the show suite to those in the unit you are considering. This will give you an accurate representation of the scale of certain aspects of the condo.
Ask Inquire if the developer has completed previous projects that may have a similar layout or floor plan. If so, you should make arrangements to go and see them for yourself, if possible. It may be hard to view a unit that has already been purchased, but there may be an opportunity to see a twin tower development that was just completed and has remaining unsold units in your chosen floor plan. This will give you more information and experience with the plan that you’re going to buy.
Take your time When buying a new condo, it’s important that you take as much time as necessary to find a unit that fits your wants, needs and lifestyle best. I recommend that you browse as many show suites and sales offices as you deem necessary before signing on any dotted line, and make sure that you get exact specifications and a good feel for each. This way, you’ll be making the best and most informed decision, and you’ll be absolutely satisfied with your purchase.
Compare Go to the condominium building site and stand approximately where your unit will be facing. This will help you understand the relationship between your building, the view, surrounding buildings and any known future projects to come.
Tour Ask the developer if they have any virtual walk-throughs or virtual tours of different units and plans. This is probably one of the best visual perspectives you can gain on the floor plan you are potentially going to buy, apart from seeing the unit itself.

Most Canadian housing markets overvalued, price growth to slow through 2018: CMHC CANADA MORTGAGE AND HOUSING CORP. (CMHC) is finding strong
evidence of problematic conditions for Canada’s housing markets. Home prices have surpassed economic fundamentals like personal disposable income and population growth, resulting in overvaluation in many Canadian housing markets. However, the combination of overvaluation and overbuilding should help slow the growth in resales and house prices and lead to a moderation in the pace of housing starts. This analysis is the result of combined insight from two major CMHC reports published concurrently for the first time: the Housing Market Assessment (HMA) and Housing Market Outlook (HMO). According to the HMA, Canada now shows strong evidence of problematic conditions overall due to overvaluation and price acceleration. CMHC’s last HMA report in July flagged the likelihood of seeing this evidence, by the fall. In addition, overvaluation continues to be detected in nine census metropolitan areas (CMAs) across the country and overbuilding in seven. The HMA serves as an early warning system, alerting Canadians to areas of concern developing in our housing markets, so that they may take action in a way that promotes market stability. Meanwhile, the HMO highlights important regional differences in housing activity which will gradually dissipate over the forecast horizon. At the national level, housing starts and MLS sales are expected to decline slightly in 2017 before stabilizing in 2018 to levels more consistent with economic fundamentals and demographic changes. The HMO is 20 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
a forecasting tool which provides a range of possible outcomes to better help Canadians in their decisionmaking process. REGIONAL REPORTS: » In the Prairie region this year, low commodity prices continue to impact investment, employment and housing demand. The result is slower new-home construction as builders focus on selling their existing stock of new homes, especially multi-family units. Housing starts are forecasted to stabilize in 2017 as inventory reduction continues to hold back growth. By 2018, reduced inventories, stronger economic and employment growth will help boost new home construction. » Housing demand in Vancouver is partially supported by robust employment growth, a growing population and low mortgage interest
rates. These factors are expected to remain solid through 2018. That said, some moderation in housing starts and resales is forecast for 2017 and 2018, as the market continues to adjust to recent policy changes as well as an overvaluation of home prices. Price growth is also expected to slow, which should help to alleviate some of the imbalances currently detected by our HMA. » The Toronto housing market is showing strong evidence of problematic conditions, in part due to imbalances between house prices and fundamental drivers like incomes and population growth. These imbalances are expected to moderate through a slow-down in home price growth in 2017 and 2018 as factors such as rising mortgage rates and modest job growth later in the forecast period lead to resales moving off their record highs.

Advice | CONTEMPLATING CONDOMINIUMS
“Unit factor” means fairness By Linda Palfi
MORE ADVICE ONLINE ypnexthome.ca/news/advice
FINANCIAL FAIRNESS IS IMPORTANT in a condominium, as it is in any family. Enter the “unit factor,” which in most cases of residential condominiums, represents each home’s share of the total square footage within that condo community. Regardless of whether they are apartment condos, lofts, townhouses, villa-style homes or even bare-land condominiums, the unit factor allocates expenses, almost always in proportion to the property’s floor area. Watch for a few condos where unit factors were allocated in proportion to the initial sale values of the homes, or were weighted to have those on higher floors pay more. This applies an income-tax-style “progressive taxation” approach to condominiums, which is fine if you live on higher floors and can afford it, or live on lower floors and pay less. But these instances are rare. In most residential condominiums, though, the unit factor is your home’s percentage of the total privately owned square footage within a complex, taken to two decimal places. Because decimal points can be missed, or be confusing, the percentage is converted to whole numbers. One hundred per cent taken to two decimals is 10,000, so those are the total unit factors to be divided among all the owners. Confused? Let’s say your condo building has 20 units of equal size. Each must carry five per cent of the collective costs for maintenance, heating and common-area janitorial services (20
multiplied by 5 equals 100 per cent). Add two zeros to 5 and you have 500/10,000, which is how expenses will be apportioned among all the owners. This system creates fairness when condo projects have varying sizes of suites, townhouses or bare-land condo building lots. When considering the purchase of a condominium home in any project, a look at the unit factor can tell you a few things. First, move the decimal left two spaces, and you know exactly what percentage of the total project your home or “unit” comprises. If the unit factor is 265, you know that of all the privately owned square footage in the project, your unit comprises 2.65 per cent. Divide 2.65 into 100, and you find it goes about 38 times, so if units are roughly the same size, it’s a development of 38 homes. As well, the percentage the unit factor represents (265 = 2.65 per cent) tells you exactly how much you’ll have to pay of any dollar amount needed for a proposed expenditure. If a capital expenditure is proposed, and requires raising $10,000, you know you would be responsible for 265/10,000, or 2.65 per cent of that cost, or $265. The same applies to the condo’s annual budget. If the proposed operating budget for next year
is $175,000, your percentage of 2.65 means your fair share will be $4,637.50. Divide that by 12, and you arrive at your condo home’s projected monthly condo fee of $386.46. Don’t worry that anyone will manipulate the unit factors. They are assigned upon the creation of the condominium plan, based on a professional survey of square footage, all according to measuring methods detailed in that plan. While Alberta’s Condominium Property Act allows for levying of condo fees by other formula, that would require amendment of the corporation’s bylaws. That rare step would require notification of all owners, and a 75 per cent “double majority” vote of both homes and total unit factors within the condominium. Condominium living deserves fairness to all, both real and perceived. Unit factors, which are almost always the square footage of each home, ensure that common expenses will be fairly apportioned among you and your neighbours.

Advice | MORTGAGE MATTERS
What the new mortgage rules could mean for you By Wayne Karl
IF YOU’RE LOOKING to buy your first
home, listen up: the new mortgage rules that took effect in October will likely make it more difficult for you to get into the housing market. Here we go again The federal government has changed mortgage eligibility rules five times between 2008 and 2015. This latest round was intended to stabilize “overheated” housing markets, mostly in Toronto and Vancouver, slow home price growth and keep mortgage indebtedness under control. All good things. What the changes also do, though, is make it more difficult for young Canadians to take that important first homebuying step. As of Oct. 17, homebuyers who apply for a high-ratio mortgage (meaning, they have less than 20 per cent as a downpayment) now have to undergo a mortgage “stress test” by qualifying at a rate they don’t even actually have to pay. Yes, you read that right. This stress test is intended to assure lenders that you, Mr. and Ms. Homebuyer, could still afford the mortgage if interest rates rise. For example, says Alyssa Furtado, founder and CEO of ratehub.ca, a website that compares mortgage rates across Canada, the best mortgage rate in Ontario at time of writing was 2.29 per cent. However, the Bank of Canada’s qualifying rate for applicants is 4.64 per cent. What does this mean? For example, a couple with a combined income of $100,000 has saved $40,000 for a down payment and they qualify for a mortgage rate of 2.29 per cent. We’ll assume their
MORE ADVICE ONLINE ypnexthome.ca/news/advice
monthly property taxes will be $400, and their heating costs $150 a month. Using RateHub’s mortgage affordability calculator, they’ll be able to afford a property costing up to $521,041 because of the new mortgage rules. “Under the old rules, however, they would have been able to spend $635,700,” she says. Cha-ching: a difference of $114,659. On average, according to Calgary mortgage broker Jason Eldridge, by having to qualify for mortgage financing using the five-year Canadian benchmark rate, the maximum purchase price will drop by approximately 21 per cent, given existing five-year contract rates. Now imagine the situation in Alberta, where the economy has already been hammered by the prolonged oil and gas slump. If you were looking to buy a home there, your buying power will now take a 20-per-cent hit – on top of the
economic uncertainty you may be feeling. Those in Alberta looking to sell a home, meanwhile, will now be trying to sell to many whose homebuying power has just been reduced. Hello, double-whammy. There were other rule changes announced last month that come into effect on Nov. 30. For those looking to restructure or refinance an existing mortgage or purchase a property with at least a 20-per-cent down payment, similar qualifying rules will apply in many cases. Lenders who use portfolio insurance and other discretionary low loan-to-value ratio mortgage insurance will now have to meet the eligibility criteria that previously only applied to high-ratio insured mortgages. The bottom line The rule changes will make it harder for some first-time buyers to get into the housing market. And they may also face higher mortgage rates.

East Village A condo lover’s dream
MORE PHOTOS ONLINE nexthome.yp.ca/east-village
NESTLED BETWEEN 3RD STREET SE TO
the west, 8th Avenue to the south and the Bow River to the north, you’ll find the community of East Village. To the immediate east, across the parkway, is Fort Calgary, a now historic part of town that once served as home base for the RCMP and the first Calgarians. Those who like to be part of the downtown buzz and enjoy condo living will love East Village. Active residents and downtown urbanites and professionals who value being close to work and downtown amenities should definitely consider moving to this area. Just remember: you’ll pay for these conveniences. The vibe East Village has undergone intense revitalization efforts in the last few years and major development is still ongoing. Due to once high vacancy rates, this downtown neighbourhood was formerly known as “the wrong side of the tracks,” but in recent years it has become a residential hot spot. East Village is now home to restored heritage buildings, public art, brand new condominium highrises, parkways and connecting bridges. 28 YPNEXTHOME.CA
Meet the neighbours The convenience of having downtown so close and the influx of new metropolitan-inspired condos, complete with rooftop patios and a spectacular view of the river, make this a popular place with the younger crowd and professionals who enjoy the urban lifestyle. You won’t see much to accommodate the family lifestyle in the area, and many of the residents are renters versus owners. In the area The Riverwalk is always full of runners, cyclists and outdoor yoga classes. Coined “Eat Village” by locals, you have Charbar restaurant and patio; Phil and Sebastian coffee and fresh baking from Sidewalk Citizen Café – all in the restored Simmons Building. There’s also find an assortment of food trucks. Planes, trains and automobiles Because this community is so centrally located, this is one part of Calgary where you could go without a vehicle. The city hall C-Train stop is close by and downtown is
just a few minutes walk via the Riverwalk. The bike and walking paths also make it easy to cross the river into a number of nearby neighbourhoods. Dollars and sense If East Village sounds like the place for you then you should be prepared to pay more than average to rent or own. Living in the heart of the city means you’re paying more for groceries, meals out and retail, which is why it makes for an ideal spot for single people or couples with disposable income. Real estate With many condo buildings nearing completion, the population of this neighbourhood is rapidly growing and will continue to do so. You won’t find any houses here. Instead, you’ll mostly find modern condo highrises that go for the same price you’d expect to pay for a starter home. People wanting a yard and a detached house should look elsewhere in the city.

Calgary home sales up in October FOR THE FIRST TIME IN TWO YEARS,
detached sector, at 18 per cent. There was a noticeable shift in sales activity by price range in October. In the detached market, homes priced between $300,000 and $400,000 saw the largest rise in sales, while attached and condo sales growth was mainly occurring in the lower price ranges. “This year has been a challenge for many sellers,” says CREB president Cliff Stevenson. “So when we have a rise in sales, it means more buyers got into the market and more sellers got out, which is a positive for consumers on both sides of the transaction. “Sales activity changed direction in October, but we need to see some consistency next month and the month after to call it a ‘trend.’ For now it’s a nice building block.” Despite the monthly rise, year-
to-date sales activity in all sectors remained lower than last year’s levels and well below longer term trends. In fact, year-to-date sales activity has totaled 15,642 units, which is 6.3 per cent below last year’s levels. While increased activity in the lower price ranges had a greater impact on the average and median price, benchmark prices once again edged down in October. The citywide unadjusted benchmark price totaled $438,900, or 0.34 per cent below last month and four per cent below last year’s levels. Since the start of the downturn, home prices have declined from a low of 3.8 per cent in the detached market to a high of 9.4 per cent in the apartment condominium sector. And, despite the rise in October sales, monthly prices continued to decline for most product types in the market.

Calgary home sales in October resembled normal levels, totaling 1,644 units – an increase of nearly 16 per cent year-over-year. Calgary Real Estate Board (CREB) chief economist Ann-Marie Lurie attributes the shift in sales activity to the new mortgage rules, inventory gains in the lower price ranges, and further price adjustments. “The combination of all these factors may have encouraged some purchases to take advantage of the market conditions, particularly in the lower price ranges. However, with several factors at play, the monthly shift in demand may be temporary and will need to be monitored over the next several months.” Sales activity rose across all housing types year-over-year, but the largest gains occurred in the

To new couples – don’t avoid having the ‘money talk’: CIBC poll A RECENT POLL FROM CIBC finds that only one-third of Canadian couples who are about to get hitched or enter a common-law relationship actually had a serious talk about money. Yet, nearly everyone (99 per cent) admits it’s important to discuss how to plan and manage their finances together as a couple. “While couples will spend several months planning, in great detail, their ‘big day,’ our poll reveals that very few people actually broach the topic of how to plan and handle their finances once they begin their lives together,” says Jamie Golombek, managing director, tax and estate planning, Wealth Strategies Group, CIBC. “When you’re caught up in the bliss of getting married, talking about money isn’t particularly romantic, but, it shouldn’t be a taboo topic. Before saying ‘I do,’ it’s important to make sure you are on the same financial page, otherwise you’re setting yourself up for problems down the road.” In his new report, For richer or poorer: Financial Planning Tips for Newlyweds, Golombek offers advice to couples, whether they’re tying the knot or simply considering moving in together, about when and how to have that money talk and how best to “marry” your money personalities.
KEY POLL FINDINGS INCLUDE:
» Two-thirds (66 per cent) of those who plan to marry or live common law are entering their relationship in debt, including either student loans, personal, credit card or mortgage debt. Yet, their top financial goal within the first two years of tying the knot is to save up for a trip or vacation (46 per cent).

» One-third (35 per cent) who plan to marry or live common law say they’ve had the money talk in detail, with 40 per cent saying they’ve only discussed how to manage finances together as a couple “briefly.” » Of those who admitted they haven’t talked about money before the big day or the move-in date, most (83 per cent) said they didn’t know either how or when to address the topic or said they plan “to play it by ear.” » 99 per cent say it’s very or somewhat important to discuss how they will plan and discuss their finances as a couple. Be open and honest The poll findings also show that nearly two-thirds (63 per cent) do not plan to sit down with a financial adviser after their honeymoon or enter into a common-law relationship. Yet, almost a third (31 per cent) say it hadn’t even occurred to them, and admit it’s probably a good idea. “There’s a reason it’s called a marriage ‘contract,’ but unlike typical contractual arrangements, marriage comes with emotion,” says Golombek. “As couples get caught up in the whirlwind of excitement before their wedding, talking about money can be a delicate, very emotional topic, so it does really help to talk to someone who can be impartial, like a financial adviser, to help with difficult questions and concerns.” It’s important to have an open and sincere discussion about finances before you take the big step and have it early in your relationship so your relationship has a solid financial footing, he says. “Perhaps the springboard for 38 YPNEXTHOME.CA
having the ‘big talk’ about money is identifying your and your partner’s philosophies on handling finances,” says Golombek. “If you’re an impulse buyer, and your partner-to-be is a super-saver, he or she may feel your shared goals of saving for the future – for kids, a house or a car – will be undermined. “You and your partner don’t need to have the same personality for your relationship to be successful, but discussing your personality differences in advance may prevent tension and stress down the road.” TIPS TO REDUCE FINANCIAL STRESS IN YOUR RELATIONSHIP
Don’t avoid the money talk: Once you decide to marry and where you will live together, it’s important to talk about how you’re going to manage your household expenses. Share everything: Most useful if you and your partner do in fact share everything. This includes having one joint account and having all of your money deposited into that account. Share expenses: Create a common plan as a couple for all household expenses and fund a shared joint account so that shared expenses are paid from this account. Assign expenses: While less common in first-time marriages, you may decide in advance which expenses each of you will cover. Plan for savings: Talk about your future together and saving for common goals, such as buying a car, a home, big-ticket items like appliances, starting a family or saving for retirement. Also, set aside money
One-third (35 per cent) who plan to marry or live common law say they’ve had the money talk in detail, with 40 per cent saying they’ve only discussed how to manage finances together as a couple “briefly” for emergency expenses, typically three-to-six months’ living expenses. Speak to a financial adviser: While couples carefully select a professional to record their wedding, supply their flowers and do the makeup, most have no plans to work with a professional to help set up their joint finances. This is a common mistake that can set your marriage back. A financial adviser can take the emotions out of the money talk by helping couples understand their real priorities and create a joint financial plan based on realistic goals and budgets. These plans are provided free-of–charge by most banks.
Advice | MAKE YOUR MOVE
Blizzards, black ice and moving trucks, oh my! By Chuck Resnick
MORE ADVICE ONLINE ypnexthome.ca/news/advice
MOVING WHEN ICE AND SNOW are
in the daily forecast isn’t a popular choice for many Canadians. It’s cold and slippery; but with some extra safety precautions, winter moving also has many advantages. Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money. Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive. Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service. With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. » Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it. » Carry extra warm clothes for you 40 YPNEXTHOME.CA
and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately. » Remember your items will be in a non-heated environment for a while. Ensure your plants, electronics and liquids are properly packed and protected from the cold. » Allow extra time on the move day – cold weather slows things down. Additionally, rushing in the winter can lead to accidents and injuries. » Have driveways and sidewalks cleared of snow before the movers arrive. Your driveway needs to be ploughed wider than usual – enough to allow the moving truck’s loading ramp to be positioned as close to your front door as possible. Lay plywood down on muddy or slushy areas. Slipping can not only lead to dropped boxes and broken possessions but also personal injury.
» Quality movers will use floor runners to protect your floors in high traffic area but for extra protection inside, cover your floors to protect them from tracked-in snow, mud, and salt. » Drive safe. Make sure maintenance and service on your vehicles is current. Check the air pressure on your tires and ensure the trunk is equipped with emergency kits (matches, flashlight, food), blankets, and shovels. Drive slowly with extra caution. » Be certain that your heating company for your new home is aware of your move in day. Wintertime moving doesn’t have to be wet and miserable. With these reminders, you’ll be packed up, moved and basking in the warmth of your new home before you know it.
