Cardel Lifestyles launches new townhomes

at Cranston Ridge

Crafted by Cardel Lifestyles, Cranston Ridge now showcases a wide range of choices for buyers with its newly released three-storey townhomes to add to their existing apartment condos that offer both immediate and quick possession.

“We’re very excited to offer this new large townhome plan; it’s unique to the Calgary market,” says sales and marketing manager Brad Logel. “The

main floor of the kitchen, dining and living room has been designed so that you can have a separated dining area.

It’s a wide plan with 1,550 developed square feet with three bedrooms and two and a half baths. All of which you don’t often see in a townhome.

“We’re always looking to create the perfect home and our designers drew on our single-family experience and created a smart townhome design with lots of space,” Logel explains.

“We built this plan in Ottawa and when we opened the showsuite, we sold out in a day; the plan also won a Sam Award. So, we know we’re dealing with a winner.

“It has everything you want in

a townhome,” he adds, such as a double-car garage, front porch, rear covered deck, nine-ft. ceilings on the first and second levels, master bedroom with walk-in closet and ensuite and upstairs laundry.

There is flex space on the first level that can be used as a den or a fourth bedroom with additional storage under the stairs. The kitchen includes a pantry, island, plenty of cabinet space, a window over the sink and the home comes with a full appliance package including washer and dryer.

For a limited time, buyers will also receive $10,000 in free upgrades so they can personalize their homes with upgrades of their choice.

The exteriors feature Hardie board siding with stone detailing for an eyecatching look and all the homes front the street so residents can enjoy a single-family home feel.

“These townhomes will appeal to a broad range of buyers – professionals, couples, small families and downsizers,” Logel says. And they get all this at an affordable price starting at $349,900, located in an established master-planned community with schools, shopping, transit, restaurants, parks and pathways.

“Cranston Ridge offers a great location, residents are steps away from the escarpment that provides stunning views of the Rockies and the Bow River, with paths leading down to Fish Creek Park and the river,” he adds, and it’s flanked by parks on the west and east sides. It’s also just minutes away from nearby Seton, with easy access to the South Calgary Hospital, Deerfoot Trail and Stoney Trail.

Cardel has also completed the 17,000-sq.-ft. courtyard park inside Cranston Ridge, “so residents can go out

and kick a ball around, socialize or have their own community garden space; it’s really a beautiful landscaped area.”

5 things to consider when buying a new home

IF YOU’RE IN THE MARKET for a new home in Calgary, chances are you have a list of features you want included – some must-have’s, and a few that you’re probably more flexible on – before signing on the dotted line.

Here are some key features that you should always consider and evaluate for yourself when viewing new properties, as they can drastically affect your living experience and resale value down the road.

#3 House orientation The way a house is positioned on its lot can greatly affect the amount of natural light it receives during daytime, as well as influence your cooling and heating bills.

A new home facing east will have a bright and warm morning and evening, with natural light entering the home during these hours. On the other hand, a north facing home might not get as much sunlight and make for a cooler living space during those hot summer days.

#1 Interior layout Calgary’s new home builders have such a wide variety of builds and floorplans available these days that you really don’t have to settle for a layout that is nearly perfect – except for that one part that you just can’t get over.

It could be that the master bedroom is too small, its bathroom too thin or perhaps the kitchen doesn’t have that ideal set-up you want. Whatever it is, know that you will likely find another floorplan or different builder all together that has these things you desire – so shop around!

#2 Windows and natural lighting Usually, the more windows a new home has the better, not only for natural lighting, but also the open feel they create when well-placed and are the right size. Windows should also be positioned and sized accordingly to give you a decent amount of privacy from outside eyes.

Natural lighting is a huge factor when it comes to getting the most out of your living space and enjoying it to the fullest. A lack of natural light can be a problem in the future when reselling and can also put a damper on how you feel about being in a particular space.

#4 Proximity to neighbours Typically, there’s a drastic difference in the space between two new inner city infills compared to two suburban homes, and this can affect how private the space feels.

If privacy is a huge factor for you when buying a new home, consider checking the views from each of the windows inside and out, and do a perimeter walk around the property to gauge if you are comfortable with it all.

#5 Location Last but not least, location is probably one of the most important factors when buying a new home in Calgary.

For example, buying in a new community with a proposed elementary school on its way is a great opportunity for couples planning to be parents, although if it were across the city from work, it might cause more headaches than benefits.

It basically comes down to what you’re comfortable with and what area of the city is best for your wants, needs and lifestyle. Taking the time to find the right location is a must when searching for that perfect new home fit in Calgary. Wishing you only the best on your new home search in Calgary!

Calgarians divided over arena plans

benefits and costs surrounding the possibility of a new arena, fieldhouse and the redevelopment of West Village adjacent to the complex.

The $950-million project dubbed CalgaryNEXT, introduced in August by Ken King, CEO of the Calgary Sports and Entertainment Group – which owns the NHL Flames and the CFL Stampeders – has been front-page news across the city.

Even after making public that the city was considering a bid on the 2026 Winter Olympics, an event that would likely require a new rink, Mayor Naheen Nenshi seemed quizzical about the benefits of such facilities for Calgary. He cites a “stack of academic reports” that claim there is never an economic benefit out of these sorts of investments.

Calgarians appear split on the notion of replacing the Saddledome with a new venue. In a recent survey, almost half of the respondents were against the city and the sports ownership

group each chipping in $200 million to the project. City councillors argue that citizens aren’t thrilled with taxpayers’ dollars going into sports infrastructure, while other elected officials say the proposal is necessary to spark downtown activity.

According to the CalgaryNEXT financial plan, additional money would come from a $240-million Community Revitalization Levy, which would be paid back in taxes affecting residents and businesses in West Village, which would also receive a makeover. Remaining funds would come via a $250 user fee and ticket tax charged to patrons of the new sports facilities.

“It is premature to comment on how this will affect taxpayers,” says King. “Our proposed funding model was developed to work in conjunction with existing city plans of building out the West Village and the construction of a fieldhouse for the city. We’re bringing $450 million in funding to the table in order to help move this development forward.

“Our goal is to continue to build on the legacy of this great city we all live in.”

How to get along Manners outweigh condo law

are not nearly as important as the family politics of simply getting along in a condo community. While a few Boards and owners tie themselves up in legal knots, it’s actually good human relations and good behaviour that will more often prevent or solve occasional problems among condo neighbours or between owners and their Board.

Most people, of course, get this right. Considering the many thousands of condominium corporations that exist in Alberta, much less in Canada, remarkably few issues arise. Yet those few tend to come to my attention, as the province does not provide even an information office, much less an advisory service or a dispute resolution service to condo owners and corporation boards.

It’s fascinating to hear people tell a long story of interpretations of the Condominium Property Act, of the Regulations, and of their own condo bylaws. A few tell of legal bills, yet have no solution to show for the expense. Usually it’s pretty easy to see why. They don’t really have a legal problem, but rather a political one.

This news can come as a revelation to those who hadn’t looked up from the Act to see the very human faces in front of them.

So here are some guidelines to avoid legal bills and disputes in condominiums. Yes, you may need the Act, a lawyer or a mediator at some point. But better later, if at all.

Rule One: Talk about it. It’s amazing how many people will write letters of complaint or call their lawyer before any attempt at face-to-face communication. Assign the Board Chair or another delegate to discuss noise or whatever it is with that owner, and report back. If you’re the owner who feels hounded by the Board, make an appointment to appear at the next Board meeting to state your case and to hear their understanding of the issue.

Rule Two: Natural justice applies.

Be fair, folks. A Board can’t come down hard on owners just because a grump chairs the meetings.

Even in the most modest condominium community, perhaps self-managed, the Board must take a progressive-discipline approach, and let the target party have a chance to respond, to know his accuser, and to have an opportunity to change his or her ways.

Rule Three: If it’s not a rule, don’t enforce it. It might be common sense to you, but if you don’t have “house rules” or Board policies that are posted, it’s hard to enforce ‘em.

Sure there’s discretion, such as for noise that disturbs other owners. But specific rules on parking lot speed limits, pets, garbage and limits on hours of use of patios need to be in your bylaws or in rules adopted by the Board and posted for all to see.

There are times when very fundamental issues are under debate in a condominium development.

But whether it’s technically legal, for example, to impose an age restriction on an existing corporation’s owners is much less important than that it’s politically impossible. If someone

would hire a lawyer for $10,000 to pursue that, I’d rather save them half the money, charge only a $5,000 consulting fee, and earn it with two words, “Don’t bother.”

A condominium board has no mandate to change the nature of the community that it governs. If someone lives in an apartment condo and prefers a townhouse condo, suggest that they buy one. If they live in an all-ages-allowed building but want a seniors-only building, suggest that they move. If someone bought downtown but prefers silence at all hours, they should not try to impose unreasonable standards of quiet on youthful residents. The problem may not be their lifestyle, but the choice that the complaining party made.

Condo boards DO have to enforce bylaws and impose standards of good behaviour on those who disturb others. Courts will uphold judicious board action on behalf of owners who expect and deserve peace, quiet and safety. Each owner needs to be civil if high-density living is to succeed. When problems arise, solutions are rarely found in the Condominium Property Act, but rather, in good communication, mature behaviour and fair dealing.
