New-home buyers are often driven by different influences, but there’s no doubt that lifestyle is an increasingly important factor. Whether you’re considering a downtown highrise condo or a suburban townhome, you’re likely looking to compensate for what you don’t have in your current home. The size of space is usually the issue – either too much or too little. Most young families are looking for more living space, and developers are designing interiors that maximize every square foot to give you the most for your money. As we get older, the quest for living space may take a different direction. Downsizing is usually the answer, although these days many

homeowners with existing detached homes in rural areas are acquiring townhomes or pied-à-terres in the city. The urban location gives owners and their friends a chance to enjoy the convenience, social and cultural activities of the city without having to drive for hours to get home after a night on the town. In today’s hectic world, your new home will be your retreat, so it’s important to find one that suits your needs and your lifestyle. There’s lots in store in the pages ahead, from the latest industry news to everything you need to know about buying, owning and decorating your new condo. Let us know what you think of this issue, we’d love to hear from you!

A home is the most important investment most of us will ever make, both financially and emotionally. Our homes represent our life savings and our future financial security, so make sure your investment is protected. As a homebuyer, now is the time to bone-up on home insurance. How much will it cost to repair your condo in case of a flood or fire? Can you pony up all that cash to cover replacement costs? Not likely, which is why most lenders require that your home is insured on closing day. Read your condo declaration for details on what is covered by the condo corporation’s insurance. But there are other types of insurance to consider that are related to home ownership. Is your down payment less than 20 per cent of the value of the condo you intend to purchase? If so, you’ll also require

10 NEW CONDO GUIDE | VOLUME 16 ISSUE 12 | newcondoguide.com

mortgage loan insurance, which protects the lender against mortgage default. The lender pays the insurance premium and passes that cost on to you, payable up-front or, more commonly, added on to your mortgage. So, the mortgage lender in the equation is covered, but what about your loved ones? Mortgage life insurance is a peace-of-mind product that would protect your family and home in the event of critical illness, accident or death of the policy holder. Should the unthinkable happen, the policy would pay out the sum required to pay off the mortgage. As with any of life’s milestones, a new home gets the gears turning for a slew of issues that you may never have considered before. Good luck with your purchase!

Battistella launching LIDO in Kensington // By Heather Ryan

A unique new condo project that combines

residential, retail and a boutique hotel will be launched by Battistella Developments in late November in the desirable community of Kensington. Located at the corner of 2nd Avenue and 10th Street N.W., LIDO by Battistella will be an eight-storey mixed-use building that has perspective buyers so excited, many have registered their interest on the project’s website, says Traci Wilson, director of sales and marketing. “We’re getting a great response already from people because there is really nothing quite like it being built; it’s a one-of-a-kind building,” Wilson says, who notes LIDO will be a midrise concrete building featuring small retail shops on the main level and – a first for

Battistella – a second-floor boutique hotel that can be used by the general public and give residents a convenient place to accommodate overnight guests. Above the hotel, the top six floors will include 60 apartmentstyle condos offering a wide range of floor plans and sizes, from 450 to 1,500 sq. ft. They will feature a cool, modern style appealing to everyone from young professionals and families, to empty nesters looking to downsize and enjoy a maintenance-free lifestyle. newcondoguide.com | Volume 16 issue 12 | NEW Condo Guide 11

Impressive features include Fisher & Paykel stainless steel appliances, built-in wall ovens, European-style floating cabinets, wood plank floors, upgraded lighting, in-suite laundry with washer and dryer, and balconies with gas line hookups. The residential suites will include one-bedroom designs, some with dens; two-bedroom-two-bathroom layouts; two bedrooms with den and two baths; and three bedrooms with two bathrooms and lots of storage. Prices start in the $200,000s for the onebedrooms suites. Buyers will adore the high-end interior finishings throughout, especially the unique kitchen island custom designed just for LIDO which integrates a dining table at one end to maximize space, complete with a customized tabletop, and features a quartz countertop at the other end. Additional impressive features include Fisher & Paykel stainless steel appliances, built-in wall ovens, European-style floating cabinets, wood plank floors, upgraded lighting, in-suite laundry with washer and dryer, and balconies with gas line hookups. 12 NEW Condo Guide | Volume 16 issue 12 | newcondoguide.com

“The kitchens will be showstopping and very different to what has been seen on the market before,” Wilson says. “We’re working with ‘ce de ce’ interior design, and the overall look is very mid-century modern. We’ll also have Battistella’s signature floor-toceiling, wall-to-wall windows, and nine-ft. ceilings.” Another unique aspect of LIDO is that among the three levels of underground parking will be a level of public parking run by the Calgary Parking Authority, providing spaces for residents and their visitors. The building exterior is in the

final development stage and is being designed to fit into the Kensington streetscape. The building will also have a great rooftop patio complete with an outdoor gas fireplace, allowing residents to socialize and enjoy stunning views of downtown and the Bow River. A major appeal for buyers is the incredible location – just a block away from the LRT station – in a vibrant community that places an array of shops, services, coffee shops, restaurants, parks, pathways and the downtown core just minutes from the doorstep. In keeping with Battistella’s creative building names, LIDO is inspired by the Battistella family’s Italian background, meaning a place of recreation in Europe, which is aptly suited to the location, says Wilson. “Residents can relax in Kensington and live the LIDO lifestyle.” Battistella is a Calgary-based builder crafting multi-family projects in the city for 35 years,

A major appeal for buyers is the incredible location – just a block away from the LRT station – in a vibrant community that places an array of shops, services, coffee shops, restaurants, parks, pathways and the downtown core just minutes from the doorstep. enjoying “an excellent reputation for its quality, unique architecture and loft-like designs,” Wilson says. “What also sets us apart is our personal customer service; the buyer deals with the same person from when they first walk through the door through the entire process, including the final walk-though and warranty.” LIDO is currently in its pre-launch stage, and buyers can register at battistella.ca/lido. Sales will launch in late November at the LIDO presentation centre, located at 1120 Kensington Rd. N.W. For more information, visit online at battistella.ca/lido or call 403.290.1664.

Assured

launches new upscale townhomes in South Calgary // By Heather Ryan

d

iscerning buyers looking for upscale living are thrilled to discover a newly launched exclusive collection of executive townhomes being crafted in one of the most desirable inner-city neighbourhoods. Assured Communities and Jenkins Architecture launched The Alexander in mid-October as a joint venture project in the community of South Calgary, at 1611 28th Ave. S.W. “Our focus at Assured is on multi-family, boutique projects in the inner city, so we’re pleased to launch The Alexander and the response from buyers has been really good,” says sales and marketing manager Clark Hogan. “The townhomes appeal to professional singles and couples looking for an executive townhome close to downtown. “This is a great location in a well-established community that is close to Marda Loop’s shops, services and dining venues,” he says, and it’s only two blocks from the South Calgary Park and its community centre, swimming pool and library. The townhomes are also just west of Mount Royal, so residents have a wide range of amenities and local conveniences within walking distance, and it’s in a Car2Go zone, offering residents a transportation alternative.

The Alexander is comprised of 17 two-storey stacked townhomes: one 1,770-sq.-ft. three-bedroom design; three 1,100-sq.-ft. one-bedroom-plusden plans; and 13 1,100-sq.-ft. two-bedroom layouts. “Several of the two-bedroom models offer a second-floor layout option that gives buyers the choice of a Jack-and-Jill bathroom shared by both bedrooms or dual master bedrooms, each with ensuites,” Clark says. “Some models have both a balcony and terrace, and townhomes on the south side have private terraces with a southern exposure.”

“ The townhomes appeal to professional singles and couples looking for an executive townhome close to downtown”

Priced from $464,000 plus GST, the townhomes are brilliantly designed with modern interiors that are made bright and airy due to the nine-ft. ceilings on both floors and extra-large windows. Buyers will appreciate the high-end standard features that include quartz countertops, engineered hardwood floors on the main, a gas fireplace in the living room, and stainless steel appliances including a gas range. Kitchens are well appointed with islands, full-height glass tile backsplashes, laminate textured cabinets, and upgraded fixtures and lighting. Other great standard features include all window coverings, upstairs laundry with front-loading washer and dryer, and gas line hookup for the barbecue on the terrace. There is also plenty of opportunity to personalize your townhome with a choice of seven professionally designed interior colour palettes and numerous upgrade options such as hardwood floors throughout. There are also some custom upgrade options available such as custom built-in fireplace units and media centres in the living room, and custom built-in closet wardrobes in the bedrooms with a flat-screen TV mount. “We’ve also put together a program with Telus so residents get one-year free digital TV and Internet with a PVR and wireless modem,” Clark says. The main entrance and the majority of townhomes faces 28th Avenue while other townhomes face south with entry from the landscaped

courtyard. A heated, secure underground parkade provides parking for the development and extra storage units are available for purchase. Clark says the main lobby/ entrance makes a statement with a gorgeous art-glass illuminated column that adds an elegant touch, while the exterior presents a timeless look with its stone cladding and stucco finish. For more information on The Alexander, visit the newly opened sales centre located at 2719 14th St. S.W., which is open Monday to Thursday, 2 to 7 p.m.; and weekends and holidays, noon to 5 p.m. Call 403.452.2787 or visit thealexandercalgary.com. newcondoguide.com | Volume 16 issue 12 | NEW Condo Guide 17

make your move

15-point MOVING-DAY CHECKLIST

f

all can be a busy moving season, with folks trying to get into their new homes before the snow hits the ground. Use this 15-point checklist to make your autumn move stress-free: 01 D ouble-check all closets, drawers and shelves to ensure they are emptied of contents. 02 Don’t pack important documents, medications, money or jewelry. 03 Have toys on hand to keep the kids occupied during the move. 04 Pack a box of basics you’ll need on move-in day (tools, paper products, all-purpose household cleaners, etc.). 05 Don’t pack paint, bottles of bleach, gas cans or other flammables. 06 Use strong boxes and containers that can be secured tightly.

Purchase special boxes for dishes, wardrobes and other special items. 07 Pack audio-video equipment in original boxes. Label cables and tighten transit screws. Before removing cables, take photos of the unit so you can hook everything back up the same way quickly and easily. 08 Avoid loading more than 50 pounds into one box. 09 Label each box and indicate: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. 10 Cushion contents with packing materials such as bubble wrap. 11 Pack books tightly on end in small boxes. 12 Have rugs and draperies cleaned before moving and leave them in wrappings for the move.

Buyers making a path

to Avenue

in Calgary’s west end // By Heather Ryan

o

ffering stunning views of the Bow River, outstanding features and a premier location in Calgary’s prominent and established west end, buyers are making a path to Avenue. Built in partnership by two experienced and trusted developers, Grosvenor Americas and Cressey Development Group, with architectural and interior design by James Cheng and Scott Trepp respectively, Avenue boasts exceptional and innovative design from the inside out. “Avenue is located on a best-in-class site in an established neighbourhood,” says Michael Ward, vice-president of Grosvenor in Calgary. It’s the first residential development in a decade in Calgary’s downtown west end, and it offers a great location just steps to the river pathway, trendy Kensington Village and the central business district. As well, the C-Train

is two blocks away, and access to the Plus15 is within a short walking distance. Avenue is a two-tower, 319suite project at 5th Avenue and 10th Street S.W., and sales have been launched on the 24-storey, 195-home East Tower, which will include a mix of townhomes, smaller flats, larger tower suites and two levels of penthouse suites. “Sales interest has been healthy, but there are still many fantastic homes for sale,” Ward says, who notes buyers are drawn by Avenue’s larger suites, higher-end finishes and larger amenity space.

“Buyers also love the river views, the large functional kitchens and accessibility to the best of Calgary.” Located in the established and tranquil west-end residential neighbourhood, Avenue has exceptional access to restaurants, shops in downtown and Kensington, making it attractive to professionals looking to be close to work and urban amenities. “It also appeals to empty nesters looking for a maintenance-free lifestyle, and active Calgarians looking to be close to the outdoors, especially the Bow River pathway for running, dog walking and biking,” Ward says. Suites in the towers will range from approximately 600 to 1,800 sq. ft. and offer one-bedroom, one-bedroom-and-den and twobedroom layouts, as well as executive penthouses. Prices range from the low $300,000s to $800,000. Avenue will also include street-oriented, two-storey townhomes designed to emphasize the feeling of neighbourhood with private terraces and a front door on 5th Avenue. Homes are elegantly designed and brimming with exceptional features, such as engineered hardwood flooring, over-height

The towers feature an elegant portecochere driveway, skybridge walkway connecting both towers, a stone podium façade, extensive use of glass and steel, and a grand vaulted hotel-style lobby with concierge. ceilings in main living areas, polished pure white quartz-slab counters in the kitchen, air conditioning, in-suite washer and dryer, a balcony or large terrace, bathrooms with marble-slab counters and porcelain floor tiles, and there are three colour schemes to choose from. Avenue also features Calgary’s first-ever CresseyKitchen, “designed as a highly efficient workspace that is stylish yet functional, and can be identified by its sleek integrated appliances (including a five-burner gas cooktop, 48 inches of refrigeration, microwave, wall oven and a dishwasher), ample storage and efficient walk-through layout,” Ward says. As well, buyers will appreciate that Avenue also features sustainable elements such as water-efficient fixtures, energy-efficient appliances and low-E windows. “Cheng has designed Avenue as two slim towers to maximize the amount of natural light in the suites,” Ward says. “This design also provides almost all units in the project a view of the Bow River.” The towers feature an elegant porte-cochere driveway, skybridge walkway connecting both towers, a stone podium façade, extensive use of glass, and a grand vaulted hotel-style lobby with concierge. Avenue will also offer a state-of-the-art fitness facility in the East Tower, communal social kitchen and lounge for entertaining in the West Tower, a bicycle service room and bicycle/dog wash area on level two in the parkade, and secured parking stalls and storage lockers are available for each suite. CALGARYISM

// BY CODY BATTERSHILL

Embracing

CALGARY’S WINTER GET RID OF…

Do you remember that piece of clothing you wore throughout winter last year, and maybe the year before that? You know the one that never really served its purpose all that well? It could have been that toque that didn’t cover your ears, those gloves with a hole in them, the boots that weren’t waterproof, or maybe that jacket that was never warm enough. If you have one of these items, do yourself a favour and replace it! There’s not much else that can put a hamper on your day more than being cold because of an inadequate piece of clothing, then kicking yourself in the butt for it because of how uncomfortable you are. Cody Battershill is the founder of Calgaryism and a top-producing realtor at Re/Max House of Real Estate. He also sits on the condominium task force at the Calgary Real Estate Board. He can be reached at 403.370.4180 or calgaryism.ca

T

he first few snow falls have arrived in Calgary, marking the beginning of our “unofficial” winter season which, at times, can be very cold and seem to last an eternity. But hey, we all have our own ways of embracing the cold; some look at it as a season to work hard, go home and stay cosy indoors, while others take full advantage of the snowfall and are just as active or even more so than they are during the warmer seasons. Whether you like to hibernate, enjoy winter activities or find yourself somewhere in between, here are a few ways to embrace Calgary’s winter which will make the transition from warm to cold less grueling.

TAKE ADVANTAGE OF…

…the Rocky Mountains, of course! Western Canada’s ultimate outdoor playground is at your disposal only a short drive west on the Trans Canada Highway. Within 2.5 hours from Calgary’s city limits are some of the best ski hills in Western Canada, including… » Nakiska

» Lake Louise

» Mt. Norquay

» Marmot Basin

» Sunshine Village

There’s nothing quite like skiing down the side of a mountain, exploring trail after trail with family, friends and people you may have met along the way, or perhaps solo. Whichever it may be, you're guaranteed to remember the smell of the fresh mountain air as you peer out toward the snow covered peaks and tree-lined valleys of the majestic Rocky Mountains. BE AWARE OF…

…all the comfort drinks, cuisines and other seasonal specialities found around the Calgary food scene during this time of year. Many of Calgary’s best restaurants help us embrace the winter cold by introducing seasonal dishes, such as the turkey cranberry sandwich at FARM on 17th Avenue SW (available during Christmas). I hate to say it Grandma, but their turkey cran sandwich was as good, if not better, than yours! (Oh man, I feel bad, but it’s true.) FARM’s must-try Christmas special is only one of several examples of comfort food that’s introduced during the winter months to help us build a layer of fat to keep us warm. Okay, I’m entirely kidding. But if you appreciate good food and would like to get your mind off the cold, this is how to do it. ENJOY YOUR WINTER

Every season has its own pros and cons. For some, there might be more positives in the summer or winter, it’s all in the eye of the beholder. I personally am going to take full advantage of what winter has to offer us Calgarians – maybe do a bit of mountain skiing, buy that new toque and indulge in comfort food all around town. What are your plans this winter? Join us on Calgaryism at Facebook, Instagram and Twitter and let us know, we would love to hear it! Until then, keep it warm Calgary! 24 NEW CONDO GUIDE | VOLUME 16 ISSUE 12 | newcondoguide.com

Buyers can live on the

Ridge in Cardel Lifestyles’ new condo in Cranston // By Heather Ryan

ith stunning views of the Rockies and the Bow River Valley, and being just steps away from Fish Creek Park, condo buyers will embrace Cardel Lifestyles’ newest offering in southeast Calgary. Cardel Lifestyles launched Cranston Ridge on Nov. 2 and it’s already earning high marks from buyers who adore the amazing views, location and affordable price point that starts at $169,900 plus GST.

Cranston Ridge consists of five, four-storey buildings with apartmentstyle condos and 15 townhomes nestled next to move-up ridge homes in Cranston, which “is a dynamic, well-established community with pathways, parks, schools, shops and services,” says Cardel Lifestyles’ sales and marketing manager Brad Logel. “We’re really excited about being able to offer an affordable condo development in a location that provides rare views like these, and allows people to enjoy the natural beauty of the river valley,” he says. Cranston Ridge has tot lots on the west and east sides of the site, with the west site providing access to pathways that link to the ridge and the river pathways that lead to Fish Creek Park. The location will also have future access to Deerfoot Trail off Cranston Gate, and a future small commercial site is just to the south giving residents local conveniences.

28 NEW Condo Guide | Volume 16 issue 12 | newcondoguide.com

The location of Cranston Ridge means residents can enjoy a variety of existing shops, groceries, coffee shops, services, restaurants and more, just minutes away right in Cranston, and easy access to the new South Calgary Hospital, Deerfoot Trail and Stoney Trail

Sales at Cranston Ridge are taking place from the show suites and sale centre just blocks away at Cardel’s other highly successful condo development in Cranston – Cranston Place, which has just a few suites remaining. Logel says some of the most popular designs at Cranston Place will be featured in Cranston Ridge, so in Phase 1 buyers will discover floorplans such as the 654-sq.-ft. anniversary two-bedroom, one-bathroom suite and Cardel’s most popular plan – the 897-sq.-ft. two-bedroom, two-bathroom – along with larger two-bedroom, two-bathroom corner suites ranging up to 1,038 sq. ft. Cranston Ridge also presents exciting new features such as nine-ft. ceilings on every floor, and eight-ft. wide sliding-glass doors with transom windows above, which combined “will make these suites brighter and bigger than ever before,” Logel says. A new feature on the exterior is Hardie Board siding, “which looks great, and means less maintenance and improved safety.” As well, buyers can enjoy the same high-quality standard features that they’ve come to expect from Cardel, including large spacious plans, patio decks, six appliances, a storage locker, and underground or surface parking. They’ll also love that Cardel allows

them to personalize their suites with four fresh colour choices for Cranston Ridge, and the opportunity to upgrade with features such as hardwood floors and air conditioning. Buyers will also benefit from Cardel Lifestyles’ “industry-leading low deficiencies,” exceptional customer service, high-quality construction and its amazing sound attenuation. “It’s also super important for us to build in a timely manner, because we know wait times are critical for people,” Logel says. “We’re typically able to build in 10 to 11 months, so people can feel confident knowing they don’t have to wait 18 to 24 months to move in.” As an added bonus, residents can enjoy Cranston’s community centre – the 22,000-sq.-ft. Century Hall that includes banquet facilities and a gymnasium, as well as its seven-acre park featuring an outdoor hockey rink, splash park, tennis and basketball courts, and playground. The location of Cranston Ridge means residents can enjoy a variety of existing shops, groceries, coffee shops, services, restaurants and more, just minutes away right in Cranston, and easy access to the new South Calgary Hospital, Deerfoot Trail and Stoney Trail. To learn more about Cranston Ridge, visit the show suites at Cranston Place open Monday to Thursday from 2 to 8 p.m., and weekends and holidays from noon to 5 p.m., located at 302 Cranston Rd. S.E. Lifestyles presented a cheque for $25,000 to the Calgary Women’s Emergency Shelter (CWES). The presentation took place in the park at Cardel Lifestyles’ Cranston Place Condo and Townhome Development – an award winning neighbourhood by Brookfield, located in SE Calgary. The $25,000 donation was part of a promise that Tim Logel and business partner Ryan Ockey made last October at the grand opening of their Cranston Place Development. They pledged $500 from the sale of each condo and townhome at Cranston Place to CWES for their campaign to raise funds for the renovation of their shelter. This was the second donation to CWES by Cardel Lifestyles, bringing the total to date amount given to $50,000. The Renovation Campaign for CWES has successfully raised $1.2 million to date. To reach their goal of completing their renovation, they still need to raise another $1 million. The purpose of CWES is to support individuals and families in their efforts to live free from family violence and abuse.

Cranston Place is a community built on five acres, with 144 condos and 43 townhomes. The condo and townhome development is expected to be completed this February. Cardel Lifestyles will be launching another condo and townhome development in Cranston this fall, called Cranston Ridge. Cardel Lifestyles is Calgary’s #1 condo and townhome builder (based on CHBA Building Permit Statistics 2006-2012). industry update

// by Jim Rivait

New-home about to get warranties even better

Jim Rivait is Executive Officer of CHBA Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

T

he Alberta government is set to launch its program requiring warranties for new homes built in the province on Feb. 1, 2014, but that doesn’t mean buyers have to put their plans on hold until then. The mandatory program will standardize and expand coverage limits, but the reality is most new homes sold these days have warranty protection. The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) estimates that 90 per cent of homes built today are covered by existing warranty programs. We have long believed that figure should be 100 per cent. All members of CHBA – Alberta provide warranty protection as a condition of membership. The Association was a pioneer in this area of consumer protection, offering the first new-home warranty program in Canada starting in 1974.

It made sense to our members back then to ensure the most expensive purchase most people will likely ever make is covered by a warranty. It makes even more sense now with the average price of a new home in Edmonton topping the half-million dollar mark and coming equipped with high-tech systems not even dreamed of back in the year when the first products with bar codes first hit grocery store shelves. Innovative thinking on warranties is just one example of how CHBA – Alberta members are leaders in the residential construction industry. As you evaluate prospective builders, it is worth considering whether you want to put your faith in an industry leader or a followers. Our members abide by the CHBA’s Code of Ethics, which is based on principles of fairness, integrity and consumer satisfaction. They have access to resources that help them stay informed about technological advances, regulations, products, materials, financing and design innovations. Many of our members at our recent BUILD 2013 conference took advantage of the opportunity to be briefed on the details of regulations for the new mandatory warranty program. That’s because they have an ongoing commitment to understanding how new programs will affect homebuyers – their customers. The new mandatory program provides 10 years of coverage on the major structural components of a new home, five years of protection on the building envelope with the option to add another five years of coverage, two years on defective materials and labour related to delivery and distribution systems, and one year on labour and materials. It will apply to homes built under a building permit applied for after the legislation takes effect on February 1. More information is available at the Alberta Municipal Affairs website. The builder you choose will need to harness the skills and expertise of many suppliers and trades. Builders who belong to the CHBA have access to a network of professional companies and individuals providing services to the residential construction industry. Membership in CHBA – Alberta is a key indicator that a new-home builder is a professional who is in the business for the long term. These companies will work hard to satisfy their customers because they have a stake in this community and know their future success depends on their reputation. Building a new home is a complex business. Changes to warranty programs are just one example of how builders must continually upgrade their skills to meet the demands of their customers. Dealing with an inexperienced builder – or trying to build your own home – could be the most expensive mistake of a lifetime. If you are in the market for a new home right now, talk to builders about warranty programs. We can guarantee CHBA members already have you covered. The CHBA – Alberta represents more than 1,500 business members including new home builders, renovators, developers, trade and supply companies, and professional services.

CONTEMPLATING CONDOMINIUMS

// by Linda Palfi

Thinking “small”

could be the right thing!

Linda Palfi is a condominiumspecialist realtor with Discover Real Estate. She has overseen many condo projects as the chair of her condo board and is a member of the professional standards committee at the Calgary Real Estate Board. O

ne bedroom or two? Is 740 sq. ft. enough, or should I go for the gusto and buy 1,040 sq. ft.? These are common questions I hear from condominium buyers, and I have a clear answer: if you don’t need it, don’t buy it! My reasoning can be summed up in one word – cost. I tell clients that for every additional and perhaps unnecessary sq. ft., you must pay to buy it, pay maintenance (“condo fees”) on it, and pay tax on it. The one counter argument is investment value. My response is that investments should carry their own costs through revenue, not require you to carry the investment. Let’s look at an example and do some simple math. You’re a first-time buyer considering a modest condo home adjacent to downtown Calgary. You could make do with the 740-sq.ft. one-bedroom place, but it would be really nice to have its 1,040-sq.-ft.

two-bedroom neighbour. The price difference is $25,000, which seems manageable. So, how much more will that second bedroom, plus perhaps a two-piece bathroom, really cost? First, unless you’re buying entirely with cash (that’s rare!), you’ll be borrowing the $25,000, which at current rates will cost you about $7 per month per $1,000, if amortized over 25 years. So, $7 multiplied by 25 years, is $175 per month to carry the extra debt. Property tax on the additional value will likely be $200 per year, divided by 12 months, which equals about $16.50 per month. Condominium expenses these days are pretty much the same for any home for basic operating expenses, namely $0.50 per month per sq. ft. So, 300 sq. ft. multiplied by $0.50 equals $150 per month. Add those up, and the two-bedroom place will cost you $341.50 per month more (these are after income tax dollars) than the one-bedroom place. Some buyers can afford that, and will gladly pay for the convenience of accommodating Mom and Dad or Sis when they come to visit. Others need the space for a home office. An excellent option is to rent the additional room to a friend who might gladly pay you $500 or $600 per month rent, although occasionally you’ll end up washing their dishes to earn that income. Still, this way you get to buy the larger place, put up with sometimes unwanted company, but you’ll have a few extra dollars every month in your pocket until you can afford to carry the larger place by yourself. Now that’s investment value! But what if you want to live alone? What if your income is limited and $341.50 per month could leave you “house rich, but cash poor?” For many first-time buyers, this is exactly the dilemma. Allow me to offer a few lessons that the Calgary real estate market has taught me in recent years:

The easier it is to buy, the easier it is to sell. Affordability is tremendously important to the buying public. For close-in properties, I find that goodquality one-bedroom places are in great demand. 2 Raw space is not as important as location, quality of finishing, indoor parking, in-suite laundry, brightness and views. In other words, a smaller home, or a one-bedroom home, will have greater value foot-for-foot, than a larger home, if it wins in the other categories. 3 The less you pay, the better the rate or return from rent, should you need to lease your home, or move up in the market and retain it as a revenue property. Renters are on a budget like everyone else, so they only rent the space they really need. 1

So, buy what you must, but buy what you can afford. If you can make do with less, crunch the numbers. Don’t be afraid of smaller scale in our increasingly urbanized society and more dense inner-city locations.

T

oday’s condominium shoppers are an educated bunch. At Baker Real Estate Inc., we see that most purchasers do their “homework” before signing on the bottom line, which is wonderful. It is important to know where you stand on all aspects of your purchase, including insurance, which is sometimes misunderstood in the condominium world. Of course, people are used to thinking of home insurance with lowrise residences, but the parameters are different for condo ownership. Sometimes condominium buyers assume that their monthly maintenance fees include insurance for their individual suites, when in fact, those fees include the insurance that the condominium corporation takes out on the building itself. Usually, the amount is calculated at two per cent of the condo budget. Your declaration will explain what this insurance covers. Read it carefully. This can differ among buildings.

The rule of thumb is that condominium corporations insure from the walls out. In other words, the roof, exterior, driveway, underground garage, amenities and other common areas are covered. I remind you again, however, that coverage is not standard, so it is important to double-check. You can confirm with the condominium corporation as to whether you are responsible for the deductible on the policy that applies to the building, which can be substantial. Now, as to what you have to insure yourself, think about your suite from the walls in. And this goes beyond contents insurance. As an owner, you are different from an apartment renter. Of course you want to insure your belongings such as clothing and furnishings, but you also have to insure items such as counters, cupboards, vanities and the like. These are considered “attached” elements of the suite, so if anything happens to them, as the owner you are responsible for repairing or replacing them. This includes what insurance companies call “betterments” – the upgrades or improvements you may make to these items.

Once you have explored all the parameters and arranged for the insurance that fits your needs and responsibilities, you can enjoy owning your beautiful condominium suite even more My advice is to deal with an insurance company that has experience with condominiums. Your condo suite insurance takes effect when your unit legally closes, but get of a copy of the condominium declaration as early as you can. Show it to your insurance agent, who can help you determine exactly what kinds of coverage you need. Neglecting the coverage of the “attached” parts of your suite to save money can backfire if a flood or fire takes place. Take some time to make a list of your belongings, including what you will place in your storage locker, as you need to insure the contents of that as well. You may be surprised at the value of your items. You can add a rider to your insurance to cover things like costly jewelry or rare antiques. Ask your agent about specially designed Condominium Owners policies and additional riders for considerations such as additional living expenses if your suite becomes uninhabitable because of a loss. In addition, you should be looking at personal liability insurance to cover your legal liability should someone visiting your suite suffer an injury or loss to his or her property. If you are an investor and will be renting out your suite, check as to your responsibilities in this scenario. At the very least, your tenant should purchase contents insurance. Once you have explored all the parameters and arranged for the insurance that fits your needs and responsibilities, you can enjoy owning your beautiful condominium suite even more. The important thing is to feel comfortable both physically and emotionally in your new surroundings. Insure to ensure your peace of mind!

ne of the biggest benefits to buying a new home is the opportunity to get the features and upgrades you want that best suit your needs and lifestyle. New-home developers in the Calgary region provide homebuyers with a wide range of plans that encompass a number of today’s most desirable features, and many offer optional layouts that can further reflect the personality of each buyer. Some developers even allow buyers to customize floor plans, adding features to help create the home of their dreams. The kitchen is a major focus for buyers when it comes to upgrades because it’s long been considered the heart of the home. It’s where your family connects over meals and where friends gather to socialize. A major focal point is the island, and buyers want to make it as large as possible to accommodate

a breakfast bar and huge flat surfaces for food preparation. Many people are looking to upgrade islands with features such as vegetable/bar sinks, cooktops, built-in wine fridges or racks, and glass-front cabinets, depending on their tastes. Additional kitchen features proving popular include built-in wall ovens and microwaves, upper veiling-height cabinets and various pullouts. Another popular feature is the flex room. It allows buyers to utilize the space for whatever suits their family’s needs, whether that’s a home office, a formal dining room, a cosy library or a playroom for the kids. Built-ins are also rowing in popularity, and they can be as simple as a front entry bench to a more elaborate hutch in the dining room. Among the most popular built-in is the entertainment unit equipped with shelves and drawers to house electronic equipment and DVDs and a large niche for the television.

Master bedroom ensuites have become larger and more luxurious, as buyers look to create a spa-like feel with upgraded features such as free-standing soaker tubs, over-sized showers with rain showerheads and built-in seats, in-floor heating, even juice and coffee bars! Master bedroom ensuites have become larger and more luxurious, as buyers look to create a spa-like feel with upgraded features such as free-standing soaker tubs, over-sized showers with rain showerheads and built-in seats, in-floor heating, even juice and coffee bars! For fashionistas, a huge walk-in closet is high on their features’ priority list. And some developers are crafting generous master-bedroom closets with built-in shelves, drawers, shoe racks and even central islands. Of course, there are many other cool features buyers may want to add to their new homes, such as wet bars, built-in IT centres and walk-in closets in every bedroom, just to name a few. But whatever your preference, one of the best ways to discover the wide range of today’s most popular features is to tour developers’ show suites throughout the Calgary region. When you’re there you can discuss with the sales staff what comes standard and what features are upgrades, so that you can best determine what best suits your needs and budget.

Hot workout ideas to warm up

Mark J. Stables is founder of Benchmark Group and Movement Haus. He is a renowned fitness and wellness expert with over 15 years experience in the industry. Working with hundreds of urban condominium dwellers, Mark has experience and insight into the design of condo fitness amenities and the way people use them. As the landscape of fitness continues to evolve, his in-depth knowledge of health and fitness, coupled with his passion for architecture and design, yields an optimal exercise environment for today’s urban athlete. Visit online at movementhaus.com and benchmarkgroup.ca.

N

ow that the mercury has dropped and the days are becoming increasingly shorter (and darker), we’re finally beginning to contemplate what exercising indoors will look like over the next several months until spring abounds again. There will always be the veteran die-hard exercisers who continue to run outdoors during winter months. However, when most of us seek refuge, what will be your game plan to improve your fitness this winter? If you live in a condo – or are considering buying one – consider yourself lucky. Your building likely comes equipped with a fitness amenity space for your use year round. When the weather gets colder and colder, and people

those cold days

become less inclined to venture outside, why not take your workout indoors and find ways to improve your strength, posture, balance, and endurance – compliments of your condominium’s gym? Condo gyms have come a long way from the small, poorly planned, left-over spaces with dim lighting and limited equipment of the past, transformed into well-used, full-fledged gyms complete with all the latest equipment and worthy of a membership – not to mention a professional staff. All this, without ever leaving the comfort of your condo. This time of year also signals an escape. If you are planning a great escape to a warmer climate this winter, if only for a short while, that’s not a free pass to also escape your fitness and wellness regime. There are a number of vacation options that combine leisure and fitness into one, so you can have the best of both worlds: ›› A relaxing spa getaway that will fill your days with yoga and beach-front massages. ›› A cycling tour leading you through the hills and valleys of France. ›› A hiking trip through vineyards where you can put your feet up at the end of each day, savouring a glass of Amarone. ›› A gathering of friends for a surfing adventure on the shores of Central America. Fitness vacations are available for every taste and budget. Arm yourself with an open mind, a glass of wine and an afternoon with Google, and you’ll find a trip that’s right for you.

DESIGNER ADVICE

beyond

THE BASICS:

5

designer essentials // BY YANIC SIMARD

comfortable chairs, room-brightening lamps, desks for perching that laptop or good book, beautiful art dressing the walls. As a designer, it’s my job to see beyond the basics, and look to pieces that don’t just serve an obvious function, but solve design dilemmas while adding true beauty, and a sense of surprise. When you really open your eyes – and know where to look – you can find some unexpected answers to design questions and take your space to a whole new standard of living.

1 LIGHTEN UP › Adding layers of light to a room is key to beautiful design. Harsh shadows from one lonely lamp drag down any décor, so you should always include as many types of lighting as possible (sconces, floor lamps, table lights, pendants, etc). However, the lighting source doesn’t have to be strictly functional. Consider choosing a piece that makes its own statement – after all, it’ll be under the spotlight. › Simple white shades are timeless (the modern trend being non-tapered cylinders and squares), but even more trendy is the bare Edison-style bulb. This touch of industrial style plays well against traditional or modern furnishings because of the raw, elemental nature of the exposed filament.

The next time you’re shopping for some must-haves, consider this essential guide to going beyond the basics.

2 MULTI-TASK MASTERS › An absolute staple I’ve returned to time and again for many clients and many designs, simple stools can function as side

THERE ARE SOME FURNISHING BASICS EVERY SPACE NEEDS that we all see every day:

56 NEW CONDO GUIDE | VOLUME 16 ISSUE 12 | newcondoguide.com

tables, extra seating, or cocktail tables (especially when clustered together), and tuck away or move easily to suit so many uses. If you see a form you love, reaching 16 to 18 inches high, perhaps it can double as seat and table. Hard stools are great if you prioritize the table space (pulled up to seats to hold a drink), and soft stools make for plusher seating (but can still hold a serving tray). Either way, use this as a chance to add a new texture, like faux fur, cowhide, rich wood or natural stone. 3 HIT THE BENCH › Often associated with pianos or parks, the humble bench is a powerful piece of seating. I like to use one in long or awkward floorplans for its ability to connect spaces. In a room too big for a single seating group, break the space into multiple areas with a bench in the middle to serve both seating areas. It creates a visual line, while serving double duty. › A bench also makes a stylish seat for your dining table (stick to a two-seater so nobody is trapped in the middle), or as an extra serving surface for standing-room-only occasions. 4 GET SEATED › While most homes will have a standby sofa or sectional for everyday lounging, don’t underestimate the value of a full-sized, singleseat chair. You’ll want something that will cocoon you when you just need some alone time. › A pair of matching sofas can be a great look, but don’t be afraid of asymmetry (and different periods). The best groupings include some variety to suit all different seating situations. › Upholstered furniture does not have to use the same material on the front and back. Mixing it up gives you a great chance to embrace a highimpact look in a smaller dose. A bold fabric or finish on just one side delivers a touch of drama without sacrificing practicality. Then use accent pillows in a relating fabric to connect it back to your sofa for harmony. 5 LOOKING BACK › A mirror is often thought of as a fashion accessory – one full-length mirror in the bedroom for getting dressed, and one in the foyer for a quick look as you leave. However, mirrors are also a décor accessory that double the visual space and bring beauty all on their own. Antique mirrors, with natural (or applied) patina, offer an on-trend touch of old-world glam to a space.

DIY I recently designed a custom aged-glass mirror for a client, but you can simulate this look in a fun do-it-yourself project by picking up a stripping or antiquing kit, some gold spray paint, and a budget mirror. Make sure to read the directions carefully (and wear protective gear), and once the antiquing is finished, a few tiny spurts of the spray paint will give it an extra level of dimension. Now that you’ve got some great new ideas for decorating musthaves, you can take your décor from simply practical to its full potential. And if you’re worried about mixing the pieces together, you’ve got a good start to that, too – all of these pieces can be combined to create your cool condo look. Now keep your eyes open, and look beyond the basics! YANIC SIMARD is New Condo Guide’s design editor and principal designer of TIDG. Specializing in residential and commercial projects, Yanic often applies his signature high/low and old/new combination design techniques in developing unique interiors for his clients. Simard has created designs in Toronto, Montreal and Miami, and has appeared as a regular guest expert on Citytv’s CityLine. hether you have a sprawling home with plenty of room or a cosy place with little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle. Whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to “when you have a minute.”. Without designated spaces, you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where to find them when you need them. Develop a place for each activity you do, and a space to keep those items that go with it to add some organization to your home – and your life!

office? It can be frustrating and time consuming to constantly have to pack up your papers and bring them out again. Whether you’re an entrepreneur, a student or a homemaker, you need a space in your home specifically designated for processing paperwork. Although it would be ideal to have a room devoted entirely to this purpose, you can also use an armoire in the living room that closes up when not in use, or a closet that has been refitted with a countertop and drawers. You’ll also need good lighting, a comfortable chair, and a functional filing system. ›› Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later? A simple solution is to create a document in Microsoft Word or a similar program on your computer to record the location of seldom-used articles. Use the ‘find’ feature in Word (located in the “Edit” drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer. ›› Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere. Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms. ›› Everything needs a home. Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly. ›› What did I do with that manual? Did you add new appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. ›› Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys.” It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you get home. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing. Now, where’s that beeper...

o you’re getting married. Have you been completely honest with your partner about your finances? Now’s the time to ‘fess up. If you aren’t prepared to talk about your money, about the mistakes that you’ve made, about your successes, about your dreams for the future and your hopes for your life together, then just call it off now! Still getting married? Okay, now gather up all your financial papers, grab a notebook, pencils, a calculator and some file folders. As you do this, you might as well get your money organized, if you haven’t already done so.

›› chequing account(s) ›› savings account(s) ›› investments (GICs, term deposits, mutual funds, brokerage account) ›› pension (corporate and RRSP) ›› equity in any property (the value of the property less the mortgage amount) ›› ownership in a business ›› any other property you may have an interest in (like a family cottage)

If you’re just starting out financially, you may only have one or two pieces of paper to work with. Lucky you. If you’ve already established yourself financially, you may have scads of paper. List the financial institution(s) and your balance(s) for each of the statements you’ve gathered. What You Owe

Now it’s time to look at your debt, if you have any. Gather up your most recent statements for your:

›› credit card(s), including store cards and gas cards ›› line(s) of credit ›› loan(s), including car loans and student loans ›› mortgage ›› buy-now-pay-later purchases ›› pay advance loans ›› taxes (last year’s tax return)

66 NEW Condo Guide | Volume 16 issue 12 | newcondoguide.com

Again, list each company to whom you owe money, your balances, and the interest rate you’re paying. If you have an account that’s in overdraft, you’d put the overdraft amount on this list. Other Financial Stuff

Next, make a note of the following:

›› How much do you earn gross and net? What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)? ›› Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it? ›› If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now. ›› Do you have any insurance (through work, or purchased)? Who’s it with? What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit? Who is the beneficiary? Will you be changing the beneficiary once you marry? ›› Do you have a will and powers of attorney? (Once wed, you’ll have to re-do your will.) ›› Get a copy of your credit report to see how you look to lenders. The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk. ›› How will you deal with interruptions in income as they come (which they, undoubtedly

Get a copy of your credit report to see how you look to lenders. The worse your credit history, the more you’ll pay in interest. will) if one of you loses a job, you have children, if a family member becomes ill, or you decide to continue our education? ›› What other financial responsibilities do you have (like a commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)?

Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk. One of the first questions you’ll want to address is: “Will we pay off debt before we get married?” If yes, then you have to make a plan for your debt repayment. Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not perfect, but it’ll give you a good idea of how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock. If you decide to tackle the debt together once you’re married, how? Will it come from your current joint cash flow? Will one or both of you get a second job to pay down the debt? Don’t even think about having kids until you’ve paid off all your consumer debt. Since one or both

of you will likely want to spend time at home with your “Mini Me,” you’ll have less income to live on. Maternity or paternity leave isn’t a right, it’s a privilege, and one you exercise only if you can afford it. You won’t be able to make ends meet on less income if you’re still repaying stupid debt. If one of you has a bad credit history, what will be done to fix it so when the time comes to buy a home (or a new car), there are no surprises (and no whopping interest costs)? If one of you is an on-again-offagain money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories. While money is the numberone way to mess up a perfectly good relationship, I have met couples for whom relationship issues lead to money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too? ›› How are we going to divide up the household chores? ›› How much time will we spend at work, at home together, doing our own thing? ›› What are our expectations about how we will spend our free time? ›› Do you believe that we should

be doing everything together? ›› What role will religion/spirituality play in our lives together? ›› Can we each pursue our own interests? ›› Do you need time alone? ›› What role will our families and friends play in our lives? ›› What’s your philosophy on having/raising children? ›› How will having a child change the way we live? ›› How would you feel if I want a night out with my friends? ›› How will we make sure we have quality time together?

Now that you’ve come clean, you should be ready to move forward together without too many big surprises. Marriage requires constant attention. Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away. Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s)he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate. newcondoguide.com | Volume 16 issue 12 | NEW Condo Guide 67

hopping for a pre-sale condo is a very exciting process, but it can also be very information heavy. After visiting many presentation centres and touring numerous display suites, things can get confusing! To help out, MAC has put together this quick checklist you should consider when making a condo purchase decision. expert advice Consider hiring a great realtor before you start your new condo search, who will help you ask the right questions and keep track of your options.

Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate marketresearch firm. Floorplans and Pricing Always obtain copies of the floorplans you are interested in. Have the salesperson write the down the prices directly onto the floorplans to make things easier to remember when you get home. Ensure you also understand the applicable taxes. Monthly maintenance Fees Often maintenance fees are provided on an estimated per-sq.-ft. cost basis. Understand what is included and what’s not. For example, a small development may only include the basic costs of landscaping, building insurance and garbage removal, while larger communities may also include higher operational costs for a concierge service, swimming pool, fitness centre and the like. Storage and Parking Ask if the purchase price of the condo includes a separate storage locker and parking stall(s). If not, are there any available for purchase (now or closer to completion)? Ask about the size of each, and when they will be assigned. If you are fortunate enough to get two parking stalls, ask if they will be side by side. Ceiling Heights and Windows It’s hard to judge from a floorplan what the

ceiling heights are, so ask about the various rooms of the condo you’re interested in. Kitchens and bathrooms are sometimes impacted by a slight drop. And in other cases, a top floor may have vaulted areas. Window sizes are also hard to discern from a floorplan, so ask the salesperson to clarify if this is important to you. Upgrades Read the features sheet carefully to understand what is included and what features are optional. Having the ability to choose some upgrades could really enhance your living experience, but always understand the costs. Ask about mill work pieces or special lighting features sometimes seen in display

Strata Bylaws Be sure to read through the condominium corporation’s bylaws to check for restrictions that could impact you, such as rental or pet restrictions. Bank Rates Ask if special mortgage rates are offered through the developer. Often there will be a financing offer that will hold current interest rates until completion. They can also often pre-approve you to better understand how much you can comfortably borrow.

Deposit Structure Get clarity on

the required down payment before writing a contract. Some developers require up to 10 per cent within 10 days with a full 20-per-cent deposit within six to 12 months. 01

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

Divide by three. This figure is the monthly payment you can afford to make on your condo.

06

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

portAble mortGAGe Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
