Smaller household, smaller home Canadian households are definitely shrinking, according to Stats Canada. Seven decades ago the average household consisted of 4.3 people. By 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become

increasingly popular. The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes that we live in.

The mortgage stress test

In response to rising house prices and Canadians’ concerns of overspending and over-extending already threadbare budgets, Finance Minister Bill Morneau recently announced new measures to ensure Canadians can afford to repay their mortgage debt in a more realistic rate environment. Under the new rules, which take effect on Oct. 17, all new insured mortgages must qualify for the amount at a rate of 4.64 per cent, which is an average of the big banks’ current posted mortgage rates. This is the case, even if the rate offered by your lender is lower.

According to ratehub.ca, a family with an annual income of $100,000, property tax of $400 a month and heating costs of $150 a month, with a down payment of $40,000 at a mortgage rate of 2.17 per cent, currently can afford a home worth $665,435. With the increased interest rate, the maximum they would qualify for is $505,762. Some expect an influx of mortgage pre-approvals and applications before the new rule kicks in. But before you sign on the dotted line, ask yourself, “Do I really want to bite off more than I can chew?”

Buyers thrilled to be moving into

The Guardian in Victoria Park WITH THE FINAL FINISHING touches underway in the building, buyers are thrilled to be moving into their new homes in the second of two towers that make up The Guardian – Calgary’s tallest residential buildings and a dynamic landmark in up-and-coming Victoria Park. Crafted by Hon Developments, The Guardian’s first tower sold out quickly and the second tower is now 60

per cent sold although there is still a wide selection of one- and two-bedroom units available. “We’re very pleased with the response to The Guardian,” says Ernest Hon, director of sales and marketing. “We’re just wrapping up with construction of the second tower and will expect to be completed with the finishing touches over the next couple of weeks.” OCT 14 - NOV 11, 2016  |  NEW CONDO GUIDE  11

“As residents of Victoria Park would have noticed, the landscaping around the building has been completed, and the Beltline cycle track on 12th Avenue has now opened right up to the Stampede Grounds,” he adds. “And, new homeowners have already begun to take possession of their new homes, and so far they’re thrilled with moving into the building and the neighbourhood. We expect the move-ins to continue over the next two months.” “We’ve continued full speed ahead with construction because we’re confident in Calgary, and we’re confident in Victoria Park. The economy in this city is cyclical, and we’ve seen downturns before. But we’ve always rebounded, stronger than before.” “Calgary’s workforce is young and educated, and the city is a great place to live,” Hon notes. “While economic downturns are temporary, what we’re working to build here at The Guardian endures. Good design, good 12 YPNEXTHOME.CA

location, and good quality will always find demand here in this city, and homebuyers looking at The Guardian will also appreciate that they will be able to view completed suites and move in immediately.” The Guardian offers a variety of plans with onebedrooms from 441 to 572 sq. ft. and two-bedrooms from 809 to 979 sq. ft. “Our one-bedrooms have sold particularly well to firsttime buyers and young downtown professionals, which is bringing a lot of energy to the community. But our twobedrooms have also proven quite attractive to established, professional couples.” Each of the homes at The Guardian has floor-to-ceiling windows, spacious, modern open-concept interiors and large balconies offering downtown, river and mountain views. The spectacular kitchens showcase high-end cabinetry

“Calgary’s workforce is young and educated, and the city is a great place to live” manufactured in Italy by Armony Cucine that offers unparalleled quality, functionality and durability and quartz countertops. The appliances are sleekly integrated into the cabinetry and include a professionalgrade induction cook top by Germany’s AEG. Elegant bathrooms are also highlighted by Armony Cucine cabinetry, frameless glass showers and a unique micromosaic tile feature wall. The Guardian’s exterior presents distinctive modern architecture with glass window walls and metal panels that, combined with its remarkable height, make a dramatic impact on the skyline. On-site amenities include a fully equipped fitness centre, workshop, social lounge and rooftop garden terrace. Of course, a major draw for buyers is the location. Victoria Park is becoming an important and distinct neighbourhood between the downtown and East Village

and is experiencing a new wave of urban development that includes new retail, restaurants, the cycle track, the new National Music Centre, and construction on the new Central Library. “Our new homeowners have commented that The Guardian’s appeal is the unique combination of stunning modern interior design, spectacular panoramic views and its vibrant location in Victoria Park,” Hon says. “We’ve also received lots of positive comments on its amenities from the fully outfitted fitness room to the residents’ lounge and rooftop garden terrace.” For more information, visit The Guardian’s awardwinning presentation centre in the historic Victoria Park Bungalow Schoolhouse at 456 12th Ave. S.E., open Monday to Thursday, noon to 6 p.m.; and weekends, noon to 5 p.m., or visit theguardiancalgary.com. Advice | CALGARYISM

Why is getting a home inspection as important as it gets? By Cody Battershill

ONE OF THE MOST important things

when buying or selling real estate is to ensure that you get a professional (and thorough) home inspection before making any decisions! Whether you are buying a resale listing or perhaps a new property directly from a builder, a home inspection will provide you with the confidence to move ahead and commit fully to a purchase while also uncovering any potential issues that may not have been noticed at an initial glance. And for sellers; if you are selling your property, a home inspection can make you aware of any issues that need to be fixed before listing that could potentially be a legal burden after the sale. Absolutely no one wants this kind of head ache! A proper inspection consists of an indepth visual examination of the entire home structure including: » mechanical systems » air-conditioning system » electrical system » heating system » interior plumbing systems » roofing and ceilings » walls and visible insulation » doors and windows » home foundation » basement and any other visible structures If you are attending the inspection and the inspector has missed one of these or you are unsure if they have covered it or not, make sure to ask! After an inspection is completed, the inspector will provide you with an analysis of any findings he or she has – both positive and negative – and point out any major concerns while 16 YPNEXTHOME.CA

also giving suggestions on how to go about fixing any problems (mostly for sellers or builder responsibility). Learn during the inspection Another benefit of getting a professional home inspection is that usually you (the buyer) have the opportunity to accompany the home inspector and learn a great deal about things such as initial and standard maintenance tasks as well as about the property’s core components and structure. The more knowledge you have about these types of things can help you maintain your home to the fullest while also boosting resale potential over the years until it’s time to sell. Once you buy a resale home there is very seldom a warranty and typically no recourse if you have missed a defect or maintenance item. Missing such a thing could end up costing you money, although I have seen exceptions mostly related to improper or no disclosure by the previous seller which then leaves the decision up to the buyer to take legal action. To spend $400 (give or take) to safeguard your decision and have

MORE ADVICE ONLINE nexthome.yp.ca/news/advice

peace of mind that your future home is sound is one of the best investments you can make. Same goes for sellers who want to make sure that buyers are made aware of all defects and issues with the home before selling. A lengthy and professional home inspection could save you untold thousands of dollars or at a minimum give you the full picture to make an educated decision. Happy house hunting, and remember – get a professional and thorough home inspection before making any decisions!

Advice | CONTEMPLATING CONDOMINIUMS

Reserve is for spending By Linda Palfi

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE PURPOSE OF A condominium corporation’s reserve fund is not to have a lot of money saved up and to feel rich, but to get done the major projects that preserve the common property. Some Boards of Directors are too shy of spending, especially on big-ticket items. But that’s what the money was saved for, and a watertight roof overhead, for example, is better than cash in the bank. Either way, it remains an asset of value to all owners within that condo community. Hesitation to spend reserve fund money is sometimes caused by rigid adherence to an engineer’s study of projected capital needs and the savings plan he laid out to address those needs. Such a “reserve fund study” might have suggested that your building’s roof would need replacement in 10 years. But if water is getting into the building today, it’s wiser to address the issue today, rather than trying to get by for a decade. The plan only lays out the expected scenario; it is not a book of rules. Anyway, reserve-needs studies and financing plans are required to be updated every fifth year. Let adjustments be made then. Deciding to spend hundreds of thousands of dollars can be intimidating for condo Board members. There are even multibuilding condo corporations in Calgary that have had to deal with spending millions of dollars. Yet these volunteer Board directors are charged with preserving the buildings that house hundreds of 18 YPNEXTHOME.CA

people. My message is not to spend lightly, but to encourage Boards to see the big picture, face reality and, when necessary, to spend as needed to preserve your homes and your property values. It’s entirely possible, of course, that by spending on an immediate need another repair or replacement will see a shortage of funds at some point. But it’s equally possible that one of those projected future expenses will not arrive as soon as the engineer thought. The new roof today, to continue our example, may appear to leave the reserve fund short tomorrow, but expected window replacements my not be necessary when the engineer projected, or their replacement might be phased, rather than all be done in one year. Keep in mind that you can’t live with a leaking roof, but double-pane windows that fog up inside can be tolerated for years. In the worst case, increased condo fees or a special assessment might be recommended by the engineer to cover a reserve fund shortfall. The Board will need to discuss whether to do one, the other, or a blend of both. Keep in mind that there is a limit to what is seen as reasonable for monthly condo fees. In apartment

condominium in Alberta at this time, buyers shy away when they exceed 55 cents per sq. ft. per month. If reserve-fund demands would raise monthly fees higher than that, I recommend the option of a one-time special assessment to replenish the fund. Condo home owners selling in the near future should get that money back through an easier sale at full market value. Whichever way the needs of the reserve fund are faced, Boards have a duty under Alberta’s Condominium Property Act and through the condo bylaws to maintain the common property. The owner of a single-family home may have the option of allowing the house to rot into the ground, but we in condominium do not. Some Boards want to sit on the reserve money, or they fear falling short for other projects in future. My advice is to solve today’s problems today. To some extent we have to spend now to solve today’s problems, and let the future take care of itself. Linda Palfi is a condominium specialist realtor with Your Way Real Estate. She sits on multiple condo boards, and is a member of the Inquiry Committee of the Calgary Real Estate Board. Visit condosincalgary.com or call 403.998.7732

WITH THE GRAND OPENING of its first showsuite

and release of the first townhomes for sale, there is plenty to be excited about at Carlisle Group’s latest gem, Emerald Sky at Kincora, located in one of northwest Calgary’s premier communities. Emerald Sky at Kincora is a master-planned urban village that combines condos and townhomes in a gorgeous contemporary design. “We’re nearing completion on the two towers and we’re having a grand opening of our showsuite on Oct. 15 and 16, so we’re very excited about that,” says Jim Bryce, vicepresident of sales and marketing. “We hope people will come out to see the design and experience how quiet it is.”

He notes the two eight-storey condo buildings are concrete and steel construction, even the walls separating the units are concrete, resulting in a quiet and safe environment for homebuyers and offering great value for resale. These are the first two in a total of five buildings to be developed, and are comprised of 174 one- and two-bedroom suites, which have been such a hit that the buildings are already 70 per cent sold with all of the one-bedrooms being snapped up by buyers. “The sales have been quite strong, especially when you consider the

Emerald Sky at Kincora is a master-planned urban village that combines condos and townhomes in a gorgeous contemporary design current economy,” Bryce says, noting there is still a good selection of twobedrooms and two-bedroom-plusdens available ranging from 646 to 937 sq. ft. starting in the $240,000s, with possessions beginning in November. Buyers in Emerald Sky appreciate the concrete and steel construction, but also the modern open-concept designs that maximize the space with lots of energy-efficient windows to ensure an abundance of natural light and large balconies – some up to 300

sq. ft. with great panoramic views. Well-appointed interiors include granite countertops in the kitchens and bathrooms, stainless steel appliances, wood shaker cabinets, tile backsplash, upgraded lighting and insuite laundry with front-load washer and dryer. The homes come standard with luxury vinyl plank flooring in the entry, kitchen and bathrooms, but buyers are able to choose their flooring including extending the vinyl plank throughout the suite.

Also, during the showsuite’s grand opening on Oct. 15 and 16, buyers will receive a special $10,000 discount on their condo purchase. The Carlisle Group is also excited to release the first eight townhomes. These townhomes are fully developed on all three levels with three bedrooms, 3.5 bathrooms ranging from 1,478 to 1,711 sq. ft. and starting in the $290,000s. The townhomes share an underground heated parking garage with the two condo buildings and each homeowners gets one parking stall with the option to buy a second stall and have direct access to the parkade out the rear door of their townhome. There is also secured bicycle storage in the parkade, and there will be a shared barbecue patio on the rooftop of each condo building. As well, there will be greenspace with walking paths, benches, courtyards, relaxing gardens and trees nestled throughout the development, which is located adjacent to playing fields and a large park. Emerald Sky offers a stellar northwest location being just north of Stoney Trail, between Shaganappi Trail and Symons Valley Boulevard N.W. with easy access to these major transportation routes and walking distance to a bus transit hub. As well, Kincora is an established community with a wide range of amenities and conveniences within easy reach. Canadians jumping into mortgages too quickly: survey LOOKS LIKE CANADIANS spend almost

as much time shopping for a new sofa as they do shopping for their mortgage. A new Ipsos survey commissioned by LowestRates.ca, a personal finance comparison site, shows Canadians are jumping into their mortgage way too quickly. While smart financial decision-making is perceived to be very important, the survey found Canadians’ financial behaviours are actually on auto-pilot. Sixty-seven per cent of Canadians believe their mortgage is a very important life decision, but embarrassingly, Canadians spend nearly as much time deciding on a new piece of furniture for their home (4.5 hrs) as they do their mortgage (5.75 hrs), and significantly more time

end up sourcing their mortgage through a bank, followed by only 22% who sourced through a mortgage broker and 13% through a credit union.

Buffalo at Silverado: Newly launched, nearly sold out!

ON SATURDAY OCT. 1, Avi Urban, the multi-family division

of Homes by Avi and the Multi-Family Builder of the Year, launched its newest multi-family development, Buffalo at Silverado with resounding success. Only 24 units remain in phase one of the colonial built townhome project, located at 180 Silverado Blvd S.W., with prices starting from the low $300’s. “Avi Urban is proud to build on the success of Sawyer at Silverado, our last successful development in this vibrant southwest Calgary neighbourhood,” says Charron Ungar, president of Avi Urban. “We have been looking forward to an opportunity to bring an innovative townhome concept to Silverado for some time, and with Buffalo I believe we will be able to deliver on that concept.” Ungar continues, “88 two-storey townhomes spread over four acres and all of them come with parking and private backyards, not to mention full basements. This, in my opinion, will blend together many of the needs of today’s consumer for privacy and storage, combined with an affordable price point and highly livable interiors. We will of course retain our signature attention to detail on both the exterior and landscaping component of Buffalo, inherent in every Avi Urban development.” Buffalo at Silverado features two- and three-bedroom townhome floor plans ranging in size from 1,280 to 1,392 sq. ft. Unit interiors boast open-concept main floors, which include unique elements like matte black finishes to cabinet hardware, kitchen faucets and door handles, large-format floor tiles, quartz countertops and stainless steel appliances. In Silverado, homeowners will enjoy connecting with nature inspired by the prairies, mountains and wetlands that surround it. Private backyards, prairie-inspired landscaping and integrated pathways provide a relaxing outdoor space within the established community, which is also home to the amenities of Silverado Marketplace. For additional information on Buffalo at Silverado visit aviurban.com/Buffalo, or connect with the Avi Urban sales team at 587.349.7814 or buffalo@homesbyavi.com. The sales centre is open Monday to Thursday from 2 to 8 p.m., and weekends and holidays from noon to 5 p.m., at 180 Silverado Blvd S.W. About Avi Urban: Avi Urban is a Calgary-based builder of quality multi-family homes. Recognizing a demand for innovative multi-family developments, Homes by Avi created Avi Urban in 2000. From the beginning our goal was to offer homeowners the ultimate in comfort and 30 YPNEXTHOME.CA

function, while building innovative, thoughtful townhome developments that bring urban aesthetic to a livable product. By redefining multi-family development, Avi Urban has earned its place as an innovative market leader. Avi Urban’s broad range of communities include a highly modern live/work development in the inner city, streetoriented row housing in exclusive neighbourhoods and large scale, multi-phase townhome developments.

PRESENTED BY

HONOURING ALBERTA’S BEST The Canadian Home Builders’ Association – Alberta is pleased to present the 82 finalists and 27 winners of the 2016 CHBA – Alberta Awards of Excellence in Housing. The competition was fierce in all the categories. Results were used to determine the four Builder of the Year Awards that we are excited to share with you. Entries poured from across the province lead to a competition with over 375 eye-catching projects. Our thanks to the more than 140 industry members who volunteered to judge the entries. In the pages of this special publication you will find examples of excellence in the wide range of products offered by our members: single and multi-family homes at all price points, home renovations, community developments and safety. Building a home starts with a commitment to safety. CHBA – Alberta is once again proud to recognize the outstanding efforts shown by the four recipients of the Safety Leadership Awards. A safe work site and innovative programs to promote safety are essential components in demonstrating professionalism. It takes great imagination and creativity to bring a home, a community or a renovation to life. Our members have shown they have what it takes to create masterpieces that Albertans can truly call home. The hours of work involved from start to finish takes a dedicated team, all of whom can be very proud of their contribution to these outstanding projects. Come see the homes our members have to offer by visiting the showhomes and websites of this year’s winners and finalists. Ryan Scott President CHBA – Alberta

LUXURIOUS LIVING can be found in Aspen Woods. This fairly new subdivision is located in Calgary South West, and began development in only 2001.

Lifestyle The location of Aspen Woods puts residents just a few minutes from downtown and close to the Rocky Mountains, making it a favourite area for wealthy professionals. Its mix of acreages and estate homes, with high-end single-family residential units, makes this neighbourhood one of the most expensive and most sought-after places to live. Vibe The affluent choose Aspen Woods because it combines proximity to all core amenities with gorgeous views, well-manicured parks and ravines and large lots with homes built by some of the Calgary’s premier developers. The rapidly growing community continues to expand with new developments still under construction. This is highend suburban living with the added

benefit of still being a short hop to the city centre. Meet the neighbours With a median household income of $151,000, according to the 2006 Statistics Canada census, Aspen Woods residents are more affluent than the average Calgarian. Most residents are homeowners; according to the city’s 2014 census, 88 per cent of the dwellings are owner-occupied. In the area Recreational opportunities abound just minutes from residents’ doors. Aspen Woods is close to the Foothills and to Bragg Creek for biking, hiking or cross-country skiing. The Westside Recreation Centre is also nearby, with full fitness facilities. There are two private schools, Webber Academy and Calgary Academy within its borders. Shoppers have several options with a few malls in the area, including Aspen Landing Shopping Centre. is the easy access to downtown via Bow Trail. It is easy to get west to the Rockies, too. Once the southwest leg of the proposed ring road is finished, it will be even quicker to get around the city. The community is at the end of the west C-Train line, with the closest stop being the 69th Street station. The good, the bad & the rest Home prices in Aspen Woods may put buying here out of the range of the average citizen. For those who can afford it, though, there is more development coming and more opportunities to find the luxury home of your dreams. There are two private schools in the area and it is close to a number of private clubs and golf courses.
