When it comes to your home, whoever said “bigger is better” has obviously not toured a new condo lately. Builders and developers today offer smart suite layouts, and more in terms of amenities that take living well beyond your four walls.

“We launched our fifth ZEN project in June, and it has already been a great success for Avalon,” says sales and marketing manager Terra Davidson. “We have just 37 homes and we’re already 40 per cent sold.

CMHC REPORT

CONDO STARTS RISE IN SEPTEMBER THE TREND MEASURE OF HOUSING STARTS in

Canada was 197,747 units in September compared to 191,095 in August, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.

“The increase in the trend reflects stronger starts activity since April, largely concentrated in multi-unit dwellings including condominiums,” says Bob Dugan, CMHC’s chief economist. “However, the currently elevated level of condominium units under construction supports our view that condominium starts should trend lower over the coming months.”

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analyzing only SAAR data can be misleading, as they are largely driven by the

multi-unit segment of the market which can be quite variable from one month to the next.

The standalone monthly SAAR was 197,343 units in September, up modestly from 196,283 in August.

The SAAR of urban starts increased to 177,019 in September, from 176,234 in August. Multiple urban starts in September increased to 114,579 units while the single-detached urban starts segment decreased to 62,440 units.

In September, the SAAR of urban starts increased in the Prairies, Ontario and Quebec, and decreased in British Columbia and Atlantic Canada.

Rural starts for the month were estimated at a SAAR of 20,324 units.

o, you’ve made the move and are living in a lot less square footage.

The luxury of stashing the excess in your basement or two-car garage is a thing of the past, and now you’re wondering where to put it all. Here are some room-expanding tricks that will help you embrace the challenge of your small space!

1. Create space. Don’t push your furniture up against a wall, with the hope that you’ll gain space. Instead, place pieces at angles to let the room breathe and allow good flow.

4. Multi-purpose: Your large furniture pieces, like an armoire and dresser, take up too much valuable floor space. Invest in a bed with storage drawers underneath, and clear out-of-season clothing from your closet to free up some space.

5. Maximize vertical space. Just by adding a few extra shelves to your closets and cupboards, you can double your storage area.

6. Space savers: Swing-arm sconces by the bedside are great space savers. There’s no need for bed-side tables when lighting is mounted to the wall!

pacious floor plans, a luxurious finishing package and a great location are among the many reasons that buyers are choosing Hunter House in Silverado.

Streetside Developments is well into construction on Hunter House, a fabulous community in southwest Calgary that offers buyers a choice of two stylish multi-family options – townhomes or stacked bungalows – with double-car garages.

“We just relaunched the project in the spring and it’s selling exceptionally well,” says lead sales

consultant Karen Payne. “We’re close to 50 per cent sold in the townhomes and the stacked bungalows are selling about the same.

“What people really like about these homes is that they offer full-sized double-car garages, which means they’re nice and wide, so the rooms are spacious,” she says.

There are two different townhome floor plans with three variations of each, ranging in size from 1,486 to 1,509 sq. ft. with three bedrooms (there is also an optional dual master bedroom design), two and half bathrooms, flex space on the garage level, and prices starting from the $390,000s.

“These townhomes are ideal for first-time buyers and young couples or families, but we’re also seeing a number of empty-nesters and people who are downsizing and looking for good value, lots of space and maintenancefree living,” she says. “They love the size of the rooms and they like that it’s not your typical townhouse development. They have the look and feel of single-family homes.

“One of the plans is more of an open-concept design with nine-ft. ceilings on the main, while the other plan is split level, so the living room is

The townhomes offer high level finishings including laminate flooring, tile in the laundry and bathrooms, granite or quartz countertops in the kitchen, expansive islands or peninsulas with breakfast bars, maple cabinetry, full-height backsplash and stainless steel appliances.

Upstairs, the master bedrooms are generously sized with full ensuites. The plan with the two secondary

bedrooms has a full bathroom for the kids to share, while the double master bedrooms each come with an ensuite and walk-in closets.

Buyers can also personalize their homes by choosing from three designer colour boards and numerous upgrades available, such as engineered hardwood floors and a fireplace.

The stacked bungalows range from 1,406 to 1,670 sq. ft. and feature an office, two bedrooms and two bathrooms starting from the low $500,000s.

“The stacked bungalows offer single-level living with a lower- or upper-home option, and are perfect for empty-nesters, downsizers and retirees. Purchasers like the higher end finishings that include hardwood floors, tile in the kitchen, baths and laundry, and granite throughout,” Payne says. “The upper-level home offers an open-concept living space with two large terraces perfect for summer entertaining! The lower-level home features an extra-large island in the kitchen and patio off the dining area.”

Residents can expect Hunter House to be “beautifully landscaped with a large number of green areas,” Payne says, and they can enjoy parks and pathways in Silverado, as well as nearby Fish Creek Park and Spruce Meadows.

CHBA - ALBERTA announces winners of Excellence in Housing

THE CANADIAN HOME BUILDERS’ ASSOCIATION – ALBERTA (CHBA – Alberta) recently announced the winners of the 2014 Awards of Excellence in Housing. The awards were presented Sept. 19 at BUILD 2014, CHBA – Alberta’s annual conference, held at Fairmont Jasper Park Lodge.

Calgary’s Albi Homes won the Ralph Scurfield Builder of the Year Award in the large volume category, sponsored by RBC Royal Bank. Ashcroft Master Builder in Lethbridge was named Builder of the Year in the small-volume category, sponsored by Travelers Canada. The multi-family Builder of the Year Award winner was Homes by Avi for projects in Calgary and Edmonton. The award was sponsored by the Alberta New Home Warranty Program.

Builder of the Year Awards are presented for the best overall score in the competition. Points are awarded for reaching the finals in each category and how each home ranked among the top three. The builder then earned points for safety, customer satisfaction survey results, and volunteerism. The builder with the most combined points was declared the winner.

Awards were also presented in 23 categories to Alberta’s top home builders, renovators and community developers. A total of 22 companies won awards.

Projects by CHBA – Calgary Region members won 10 awards, followed by nine from Edmonton Region, three in Central Alberta Region and one in Lethbridge.

Some factors considered in the judging are curb appeal, layout, functionality, finishes, special features and value.

preferences of customers, whether they want a singlefamily home, townhome, duplex, apartment, or to renovate their current home.

Winning entries ranged from under $245,000 to more than $1.75 million,” said Jim Rivait, chief executive officer of CHBA – Alberta. “Picking the best from a record 417 entries was a challenge for our 156 judges. Albertans will be impressed by the outstanding work of our members when they check out the show homes.”

CHBA – Alberta is also proud to honour winners of the Safety Leadership Awards, sponsored by ATCO Gas. Companies are demonstrating leadership by sharing safety information with other industry members, making safety manuals available to staff in the field via smartphones, and empowering workers to take charge of their own safety through regular reviews.

wins provincial Multi-Family Builder of the Year award HOMES BY AVI GROUP OF COMPANIES WAS HONOURED

for its outstanding craftsmanship recently when it was presented with the industry’s provincial Multi-Family Builder of the Year Award.

The Canadian Home Builders’ Association-Alberta handed out the 2014 Awards of Excellence in Housing at the association’s BUILD 2014 conference in Jasper in September, where Homes by Avi Group of Companies earned two multi-family awards.

“We work very hard to establish a high level of value and innovation in the products that we build,” says Charron Ungar, president of Avi Urban, the multi-family division of Homes by Avi. “It feels great that our industry has recognized us as a leader in multi-family housing in our province.”

Alice Mateyko, president of Homes by Avi’s singlefamily division in Alberta, echoes Ungar’s sentiment.

“Our competitors set the bar pretty high,” says Mateyko. “Year after year, I’m amazed at the quality of work presented by our industry peers, so to be recognized among them is truly an honour.”

Builder of the Year awards are presented for the best overall score in the competition. Points are awarded to the finalists in each category, with additional points given for where, in the top three, each finalist ranks. Homes by Avi Group of Companies in Calgary and Edmonton was a finalist in three of five multi-family awards categories, with Avi Urban winning the Multi-Family Apartment Under $325,000 award for Sawyer at Silverado, all of which contributed toward the Multi-Family Builder of the Year award.

Regardless of how you slice it and dice it, it costs at least 20 cents per sq. ft. per month to operate housing in urban Canada these days. Smug house owners can be challenged with the number. They live in a 1,100-sq.ft. bungalow? Fine: 1,100 X $0.20 = $220 per month. Tell them to add up their water and sewer bill, their natural gas costs, 20 to 30 per cent of their electrical bills for running the furnace blower, the lawn mowing and gardening expenses, maintenance costs and major repairs over the years.

Defy them to arrive at less than $220 per month.

f you’re shopping for a home in any of Canada’s larger markets, you’re likely experiencing some sticker shock. The good news is, housing affordability has improved slightly in the second quarter of 2014, according to RBC Economics’ latest Housing Trends and Affordability Report. But before you break open the bubbly, it’s not that the price of homes has dropped – in fact, prices have increased.

Rather, it’s the record-low mortgage rates that have tempered Canada’s high cost of housing. And as we’ve all been hearing from mortgage experts, what goes down must come up.

RBC’s housing affordability index captures the proportion of pre-tax household income required to own and operate a home at current market value. The greater the measure, the worse the affordability. For example, a measure of 50 per cent means

owning a home – including mortgage payments, utilities and property taxes – will eat up 50 per cent of a typical household’s pre-tax income.

According to the report, the affordability measure declined by 0.9 percentage points from the first quarter of 2014 to 48 per cent for twostorey homes; dropped by 0.6 percentage points to 42.5 per cent for detached bungalows; and fell 0.4 percentage points to 27.4 per cent for condominium apartments.

To put these numbers in perspective, when you’re applying for a mortgage, lenders add up your housing costs and calculate what percentage they are of your gross monthly income, known as your Gross Debt Service ratio (GDS). According to Canada Mortgage and Housing Corp., your GDS should be 32 per cent or less of your pre-tax household monthly income. A GDS of 32 per cent and an affordability index of 48 per cent is quite a gap.

What does this mean for homebuyers? Quite simply, they’ll have to increase their income, or decrease their housing budget – and their expectations. If you’re dreaming of a single-detached, two-storey life, be prepared to spend 48 per cent of your pre-tax income – that is, providing you earn at least an “average” income. After taxes and living expenses, that doesn’t leave much for a rainy-day fund, never mind retirement in 35 years!

Adding a little fuel to the burning issue of housing affordability is the mortgage rate factor. Yes, rates still sit at record lows, but not for long, according to the report. “Longer-term rates will begin to rise later this year in anticipation of a return to tightening mode by the Bank of Canada in 2015. While continued growth in household income will provide some offset, we expect rising rates to erode housing affordability across Canada and weigh on homebuyer demand.”

So, what can you do to insulate yourself from the looming threat of rising rates? Simple – plan ahead. Stress-test your mortgage against a higher rate before you commit to your purchase. Sure, you may be able to afford your dream home at today’s mortgage interest rate of 2.99 per cent, but in five years when it’s time to renew at 5.99 per cent (or whatever that number is at that time), will you still be able to make those payments?

Factor in all your expenses. Do you have student loans? Do you drive a car? Do you expect to eat on a daily basis? Do you have kids, or are you planning to in the future? Don’t forget about those retirement savings!

Consult a financial advisor to help you determine what will work within your budget. With a clear view of the big picture, it’s easier to plan ahead, and purchase a property with confidence.

Buying a home is hugely rewarding, providing you’re prepared. Do your homework well in advance, and come mortgage renewal time and those Bank of Canada rate announcements, you won’t break a sweat.

Calgary Home Builders Foundation completes

CAMP HORIZON THE LATEST CAMPAIGN OF THE CALGARY HOME BUILDERS

Foundation has completed a new dormitory at Camp Horizon in Kananaskis. The building will provide shelter for 40 disabled, special needs or seriously ill campers and their caregivers, giving them a chance to enjoy time in a spectacular mountain setting.

Calgary Home Builders Foundation (CHBF), the charity of choice of the Canadian Home Builders’ Association – Calgary Region, donated $1 million toward the building, which opened recently at Easter Seals’ Camp Horizon.

“I am proud to mark this amazing transformation of Camp Horizon, and the new dormitory that has long been a wish and a dream of so many campers, caregivers and families,” says Glenn Davies, president of CHBF. “The partnership between CHBF and Easter Seals has provided a unique opportunity for our two charities to continue their long histories of service in the community.”

The CHBF Dormitory is the 14th project for the Foundation, which was formed 28 years ago with the mandate “to construct or assist in construction of shelter for those in need.”

Since then, CHBF has invested more than $7 million in 14 projects which have created 6,900 safe shelters for those most in need in various sectors of the community.

“I’m pretty sure I heard angels singing,” Easter Seals ambassador Megan Fuchini said when she first saw the completed building. “We now have a place that gives us the freedom to move around in a beautiful space. Your contribution and generosity will make a difference for all of us for many years to come.”

The new dorm holds 40 people and includes generous extras such as plug-ins everywhere, which are “precious commodities for those in power wheelchairs and needing other specialized electronic equipment,” says Fuchini. Lift tracks also help people transfer from bed to chair easier. This camp will be able to be used better than ever before.”

Numerous other donors were also honoured at the opening – and an announcement was made that Easter Seals received an anonymous $3.3 million donation to build a second building to mirror the Calgary Home Builders Foundation Dormitory.

ith so much focus on the environment today, many new-home buyers are considering the environmental aspects that go into the finished product.

An abundance of information out there gives homebuyers a lot to think about, like energy use and its effect on the environment; the quality of indoor air and how it influences your personal health and well-being; recycling and the preservation of natural resources; and energy conservation in the products we use.

There are numerous measures homebuyers can take to reduce the environmental impact of their home, increase its comfort and healthiness, and save money.

As well, there are several home builders in the Calgary region that are part of the Built Green program, or other eco initiatives which foster resourceefficient measures.

However, buyers will discover as they tour show homes and suites in the Calgary area that most home builders are thinking about energy-efficient options for today’s new homes already – whether it’s the materials used for construction or the addition of energy-efficient products – so they should ask builders and/or their sales representatives about the energy-saving and environmental features that are going into construction.

Today’s new homes typically come standard with high-efficiency furnaces, but you may want to ask about other ways to increase efficiency.

You can also install an automatic thermostat if it’s not already included in the builder’s standard package, which can be a real energy-saver.

You can also explore a high-efficiency hot-water tank, tankless “ondemand” water heaters, low-flush or dual-flush toilets, and water-saving shower heads if they are not already being installed by the builder.

The type of windows used can also save on energy costs. There are various options such as triple glazing, inert gas-filled, insulating spaces and frames, low-E coating and low air-leakage rating. You should also examine the location of the windows so you can gain the most passive solar heat during the winter months.

As for appliances, you’ll find plenty of selection, but look for those with an Energy Star rating.

As for lighting – that too should be energy-efficient. Ask about new LED products.

Underfoot, consider installing hard-surface flooring which is easy to clean, helping to keep your indoor air healthy.

On the topic of healthy indoor air, ask your builder about the use of no- or low-off-gassing adhesives, paints and finishes, and low-off-gassing kitchen cabinets and bathroom vanities that will allow your family to breathe easy.

Many builders are also thinking Green by recycling materials and using materials which optimize natural resources.

am sure many people have asked themselves, “What do lawyers do to earn their fees?” The answer to that question is, quite a lot!

Many people also ask, “Do I need a lawyer”? The answer is, yes!

There are many “moving parts” in a new home or condominium purchase. The lawyer’s job is to protect and manage the buyer’s rights and obligations under the purchase and sale contract, and to look after the mortgage lender’s interests, too.

In every purchase transaction, the buyer’s lawyer must: » Review the purchase and sale contract to identify and clarify any terms out of the ordinary; » Review the title to the property to ensure any potential problems can be worked out before closing, such as builder’s liens or caveats; 64 NEW CONDO GUIDE | VOLUME 17 ISSUE 11 | newcondoguide.com

TO EARN THOSE LEGAL FEES?

» Communicate with the buyers and their mortgage lender to ensure all parties are “on the same page” and that all funding requirements have been met; » Calculate the figures for closing, including accounting for the deposit, taxes, condo fees and any other relevant numbers, like special assessments or hold backs for property damage; » Prepare the transfer documents required under the contract; » Prepare all of the mortgage lender’s documents; » Ensure the buyer’s and mortgage lender’s rights and obligations have been taken care of, which may involve negotiating with the seller’s lawyer; » Meet with the buyers to explain the process and to have all of the documents signed; » Ensure the mortgage lender will fund on time for closing; » Prepare the transfer documents for submission to the Land Titles Office; » Prepare the final accounting statements; » Prepare and send the final reporting to the buyers; and » Prepare and send the final reporting to the buyer’s mortgage lender.

The majority of lawyers in Calgary charge buyers a flat fee to complete a purchase transaction. However, buyers must be careful to determine whether the flat fee includes: 01 Land Titles registration fees: These are calculated according to a formula set by the Government of Alberta, and vary with the value of the property being bought. The Land Titles registration fees are the same, no matter which lawyer the buyer chooses to work with (and, thankfully, there are no land transfer taxes in Alberta, like in British Columbia or Ontario).

02 Disbursements: These may include: file administration and opening costs, photocopying, deliveries and couriers, and faxing.

03 Title insurance, like the Land Titles registration fees, title insurance costs will vary according to the type and value of the property being purchased, and 04 Good and Services Tax Buyers’ lawyers have to engage in the same tasks for each purchase, but the fees, expertise and level of service will vary greatly from lawyer to lawyer. Understanding the lawyer’s job, the costs involved, and what is included in those costs will help ease the stress – and up the enjoyment – of a home or condominium purchase.

WHY YOU SHOULD PAY ATTENTION TO THE BANK OF CANADA

very six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.” The articles often discuss the overnight lending rate, how the economy has shaped the central bank’s decision to either change it or not change it, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first.

However, if you have a mortgage – particularly a variable-rate mortgage – you may want to add a calendar reminder for each of these announcements.

Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment.

To explain how this works, let’s start with some background information.

The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day.

Changes to this interest rate can directly result in changes to other interest rates, such as for consumer loans and, you guessed it – mortgages! This is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variablerate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit.

If you have a variable-rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable-rate mortgage of prime minus 0.50 per cent (2.50 per cent as of press time), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also increase by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for.

As of the latest BoC rate announcement, the overnight lending rate has sat at one per cent for four years straight, and economists predict it will remain unchanged until at least mid-2015, so you may not need to worry about this for a while. However, the one thing you should be aware of is that interest rates will undoubtedly go up eventually, not down – so you may want to pay attention to what the Bank of Canada says in its announcements, and prepare your budget for what’s to come.

However, condo owners are set free from any maintenance duties such as shoveling snow, washing windows, cutting common property lawn or saving themselves for the eventual replacement cost in the structure, roof, mechanical etc. and or anything else of the sort that falls outside of the responsibility of condo owners.

To get an idea of what is and what isn’t common property, condo buyers will want to review their condo documents or talk to their real estate agent to make sure they are completely informed and have all the facts before making any decisions.

IN-HOUSE AMENITIES

Most homes don’t have the list of in-house amenities like condominium buildings do.

New Calgary condos might have a fitness facility, lounge, swimming pool, 24 hour security, sky lounge, roof top garden, activity room(s) or a variety of other in-house amenities (only a few or several of these combined) at a given time.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

All mortgages are of two basic types:

CONVENTIONAL

OPEN MORTGAGE

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less.

Buyer has to pay 25 per cent down.

A conventional mortgage cannot exceed 75 per cent of the value of the property.

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

INSURED OR HIGH-RATIO Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less.

The down payment can be as low as five per cent.

CLOSED MORTGAGE This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home.
