Best builder in the bunch You’ve agreed that a new home is the way to go, but you still have another big decision to make — choosing a builder. It pays to check the reputation of the builder/developer before you sign. Start by finding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, find out if previous purchasers are happy. Drive around an existing community built by the company and talk to anyone you run into during your tour.
Visit several sales offices and model suites, and get a feel for each company and the staff. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision, or where they are not happy to provide you with the information. When you do find the right home and the right home builder, making that big decision will be a whole lot easier and more enjoyable.

As national organizations, agencies such as the Canadian Real Estate Association and Canada Mortgage and Housing Corp. are mandated to monitor and collect data on the housing market country-wide. Media outlets (including New Condo Guide), naturally, report the information CREA, CMHC and the like discuss in their news releases. So when CREA reports that “Canadian home sales post third consecutive decline in July” – an eye-catching if not alarming summary – it no doubt gets widespread coverage.
But there is no need to accept such negative news as gospel. There really is no such thing as the “Canadian” real estate market. Sure, sales or prices might be down in one area, but they could be very healthy in another. What you really need to pay attention to is what’s going on in your area – to look beyond the headlines to assess what is happening where you live. It is essential, especially in times when we’re seeing wide discrepancies in market conditions, to understand that real estate is local.

Brad Remington Opening My Legacy Park showsuites this fall YOU’VE READ THEIR BRILLIANT ADS, heard their fun-loving
radio spots and this fall you’ll finally be able to actual see, touch and explore all that Legacy Park has to offer with the opening of showsuites. Crafted by Brad Remington Homes, My Legacy Park is the next chapter in their “Love It, Live It, Afford It,” success story that started with Copperfield Park raising the bar
with improved floorplan designs, specifications and presentation with better pricing than ever before. Until recently, the company has sold out the first building and second buildings and are more than 50 per cent sold in the third building – all without having onsite showsuites for buyers to see first-hand why they’ll be able to Love It, Live It, Afford It. SEP 16 - OCT 14, 2016 | NEW CONDO GUIDE 11
“We’re extremely excited to be opening of eight new showsuites this fall where people can actually walk through and experience the designs rather than just view them on paper,” says Bryan Logel, vice-president of sales and marketing of Brad Remington Homes. “Anyone who is interested in viewing the showsuites can register online and they’ll be invited to the grand opening. “We’re reinventing condo living at My Legacy Park providing the right offering for buyers. The response has been incredible and sales have been amazing,” he says. “We’ve never been busier despite the economy and now being able to show these incredible floor plans will raise the interest even higher. “Now more than ever Calgary needs high quality affordable homes,” Logel notes. “There is a huge need among people looking to build equity rather than rent and 12 YPNEXTHOME.CA
with My Legacy Park they can own from the low $100,000s, so it’s affordable for first-time buyers and downsizers.” My Legacy Park, which consists of four, four-storey buildings, provides homeowners with high quality, stylish one-, two- and three-bedroom designs. “We have floorplans that are achievable for every purchaser,” Logel says. “Each home is of the highest quality and yet affordable, delivering incredible value with outstanding standards, such as nine-ft. ceilings, granite or quartz countertops and premium made-in-Alberta, soft touch cabinets in a choice of colours so purchasers can choose dual-tone cabinets. An underground parking stall comes with every suite.” The well-appointed interiors also include full-sized kitchens with a stainless steel appliance package that includes a fridge, stove, dishwasher and over-the-range
Crafted by Brad Remington Homes, My Legacy Park is the next chapter in their “Love It, Live It, Afford It,”
microwave, in-suite laundry with the washer and dryer, knockdown ceilings and private balconies or patios. Residents can also customize their homes with a full range of options and upgrades. My Legacy Park also presents an eye-catching exterior and strong curb appeal with premium Hardie plank siding, brick and intricate detailing and the building envelop is mildrew, water and fire resistant. “Everything we’re doing to our homes – exterior and interior – we’re building for the long haul,” Logel says. “We truly want people to have equity when they take possession and they know that they’re getting great value. My Legacy Park also offers a great location right across from park space that overlooks a pond with fountain, steps away from the ravine and pathway system and a
short walk to future neighbourhood commercial. My Legacy Park is located in south Calgary’s Legacy community, which is minutes from Stoney and Macleod Trails so residents have access to major traffic corridors and they’re close to the LRT and a wide variety of shops, services and dining amenities up Macleod Trail and in nearby Shawnessey. Currently, there is an onsite presentation centre at 215 Legacy Blvd. S.E., and until the new showsuites open this fall interested buyers can visit the Copperfield Park showsuites (99 Copperstone Park S.E.) The presentation centre and showsuites are open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit mylegacypark.com for more information. Neighbourhood Profile
WALDEN Amenity-rich and ideal for families By Caitlin Best
MORE PHOTOS ONLINE ypnexthome.ca/walden
BUILT WITH YOUNG FAMILIES IN MIND,
Walden is a fast-growing community in the southeast quadrant of the city. As homes continue to be built in the far south part of the neighbourhood, more young families are expected to move in. The many bike paths, parks, man-made lake nearby and Blue Devil Golf Course are all perks that come with living here. The vibe Named after a book by Henry David Thoreau, Walden will have three attractive villages, roughly 160 acres of greenspace and a nine-hole golf course once development is complete. Inspired by the natural beauty of the surrounding landscape, a great deal of effort has gone into keeping the neighbourhood natural in appearance. Meet the neighbours Walden has a relatively young population and currently one in four residents are under the age of 20. Considering the majority of housing in the area is made up of single family-
homes and duplexes, this area is ideal for families who don’ t mind being a little further away from downtown.
without traffic, but during peak hours it could take an hour.
In the area Because residents are so close to the city limits, developers have wisely included villages throughout the area that have many of the amenities you’d expect in most communities closer to the core of Calgary. Starbucks for your early morning java, Save On Foods for groceries and a string of other retail shops and restaurants can be found within a short walk or drive.
The good, the bad and the rest Overall, this area is becoming highly popular with homeowners. If you like the idea of having an abundance of greenspace, contemporary new homes and brand new shops and restaurants, then you’ll love this area. Being so close to nature and having the view to the south are huge selling points for city dwellers that don’t care as much about being downtown. However, be prepared to spend more time commuting.
Planes, trains and automobiles If you work from home or need to access the towns of southern Alberta, this is a very convenient place to be. However, people who are commuting close to downtown will want to take the train versus driving. The Somerset-Bridlewood C-Train line is roughly a 10-minute drive away. Getting to the Calgary airport by car takes roughly 40 minutes
Real estate In 2015, Walden homes are selling for just above the average Calgary home price but the homes being purchased in Walden are, for the most part, new builds that have been constructed in the last few years. With a variety of chain stores, cost of living won’t be above average in this area and would be on par with living in many other Calgary neighbourhoods.

Property Profile | BUCCI DEVELOPMENTS
Construction underway on
Bucci’s Radius in Bridgeland EXCITEMENT ABOUNDS as construction is now underway
on the latest condo offering by Bucci Developments and its fourth project in up and coming Bridgeland. “We’ve just broken ground on Radius, and we are very excited,” says Sales and Marketing Manager Chelsey Marshall. “This is probably one of the larger residential projects to begin construction in the last six months, and I think it speaks to our confidence in the Calgary market and, with this being or fourth project in Bridgeland, our commitment to the community. Certainly people are excited to see us start construction because this land, part of the City’s Bridges Masterplan, had been sitting vacant for some time.” Company President Mike Bucci says they’ve been building homes in Calgary since 1998 so have experienced cycles before and in fact had success with its NEXT development that was launched after the 2008 financial crisis. “The local market is currently in year two of an economic trough sparked by low oil prices. 22 YPNEXTHOME.CA
However, Calgary is a young and entrepreneurial city and there will be a recovery, and it will be strong,” he says. “Our business case for Radius is no secret: it takes three years to build a multifamily project of this scale and we want to lock in costs at the bottom so that we can deliver quality homes into the recovery.” Radius by Bucci is a seven-storey concrete building that consists of 201 suites offering exceptional features and panoramic downtown views, and it is located in one of the most livable, vibrant and evolving communities in Calgary. “One of the things that makes Bridgeland so great is its vicinity to so many amenities: the downtown

core, the C-Train, river pathways, parks and green spaces, great dining and boutique style retail, schools and major arteries such as like Deerfoot Trail, 16th Avenue and Memorial Drive,” Marshall says. “Radius is also located at the top of the rise and across from the community centre and Murdoch Park so there are sweeping views of the downtown.” Bucci launched sales last fall and response has been great with more than 30 per cent of the building being sold to young professionals, downsizers and empty-nesters looking for a convenient address,
spacious plans and a good selection of onsite amenities. Radius offers a variety of floor plans to suit the needs of today’s buyers including one-bedroom one-bathroom, two-bedroom twobathroom and two-bedroom twobathroom plus den homes that range from 618 to 1,237 sq. ft. Homes start in the $330,000s for a one-bedroom and go up to $830,000 for a penthouse suite. The majority of homes are the popular junior twobedroom, two-bathroom homes, a number of which are priced at less than $400,000.
Well-appointed interiors feature nine- and 10-ft. ceilings, laminate floors, large kitchens with natural gas Bosh cooktops and wall-ovens, stainless steel Fisher Paykel fridges, quartz countertops, full-height backsplash, full-sized eating bars, contemporary warm wood cabinetry, large private balcony with a gas line, in-suite laundry with washer and dryer and air-conditioning. Each home also comes with titled parking – two parking stalls with larger twobedroom suites – and an assigned storage locker. As an added benefit, the building is being built to LEED Silver standards including solar panels that cover 40 per cent of the roof and an urban garden on the rooftop terrace that also has a double-sided fireplace and barbecue centre. Other onsite amenities include a concierge, a grocery delivery room, yoga, spin, cardio and weight training studios, a ski and bike workshop, bicycle storage, underground car wash and an underground dog wash bay. On the exterior, street level homes will be highlighted a brick facade that is common to Bridgeland, and the site will feature lush landscaping. For more information on Radius, visit the sales centre at 102 4th St. N.E., open daily except Friday, noon to 6 p.m., call 403.225.0023, email homes@bucci.com or visit bucci.com/radius SEP 16 - OCT 14, 2016 | NEW CONDO GUIDE 23
Advice | CALGARYISM
Choosing a builder/developer By Cody Battershill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IF YOU ARE IN THE MARKET for a new place, you should shop around as carefully and diligently for a builder as you do for the property itself. Here are some simple steps to follow to help make sure you find the right one for the job. Create a list of possible options and evaluate: Once you have determined the community you want to live in and amount that you want to spend, create a list of possible builders that are offering your desired product. Magazines and newspapers: Pick up free magazines you see around the city, such as YP NextHome’s New Condo Guide (and website YPNextHome.ca), and glance over their contents. Review the advertisements and see if something catches your eye. Online resource – the CHBA: Visit the Canadian Home Builders Association (CHBA) - Calgary Region’s website to obtain a list of builders constructing homes in your specified area. You may be surprised how many builders offer similar products in the same neighbourhood. For condo buyers, it’s as easy as identifying which building(s) around the city you would consider moving into, then creating a list of these developers to look at in-depth at a later date. Ask around: Word of mouth is a great way to find builder or developer that has satisfied one of your friends or relatives with their product. They might tell you great things about a company, or could suggest to stay clear from another.
24 YPNEXTHOME.CA
Ask your realtor: Experienced real estate agents are well-versed with the who’s who in the industry. They will give you their own suggestions based on their past experiences with clients and dealings with company representatives. As professionals, their advice could be valuable in helping you in your decision making process. Ask questions… lots of them: Consider booking an appointment, either by telephone call or in-person, with sales representatives to ask them questions about their product. Really brainstorm on what questions you want to ask beforehand, then write down answers they give you so that you can review them at a later date. If you are working with a realtor, have them accompany you as your professional third-party representation the first time you visit the builder’s/developer’s office. Find reviews: Scour the Internet for online reviews. Check websites such as the Better Business Bureau (BBB) of Alberta for any black marks against the home builder/developer in question. While not all online reviews are credible, if you do find several different people all saying the same thing about a company’s client aftercare service, then chances are that it’s true.
For condo buyers: For condo buyers, if a particular unit interests you, make sure to get a professional condominium document review before making any decisions. These documents provide important information on things such as: » Developers current budgets and reserve fund estimates. » Condo fees (or a temporary estimate) for the unit. » Condo bylaws (important for pet owners). » Interior specifications, in-house amenities and other special features. » 10-day cancellation clause after signing the purchase agreement (part of the Condominium Property Act) Make sure to ask your real estate agent about anything you don’t fully understand in the documents, as full comprehension is a must to be 100 per cent satisfied with your condo purchase! All the best in your next real estate transaction. Happy house hunting! Cody Battershill is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate. WITH A NEW YORK CITY loft vibe, an affordable
price point and situated in one of the hottest locations in Calgary it’s not surprising that condo buyers are flowing to INK. Crafted by Battistella Developments, INK is a 14-storey concrete building in East Village comprised of 119 suites and a 15th-floor rooftop patio that will provide exceptional views of downtown, Stampede Park and Fort Calgary. “We launched INK last fall and the response has been amazing, as more than 50 per cent of the building is sold,” says Chris Pollen, director of sales and marketing. “INK is a micro condo development, so our suites range from a 368-sq.-ft. studio to a 689-sq.-ft. twobedroom, two bath, and it’s been such a hit with
buyers that our studios are sold out, but we have a great selection of one and two-bedrooms still available.” A key attraction for buyers is the design, he says. “It features Battistella’s signature polished concrete floors and a raw concrete ceiling with exposed ducts and pipes for a very New York-inspired warehouse loft type feel; it’s what Battistella is most known for – our signature industrial, urban style.” It builds from Battistella’s legacy in the East Village with Orange Lofts. “We had such a success with Orange Lofts that we wanted to reflect that,

“We launched INK last fall and the response has been amazing as more than 50 per cent of the building is sold out,”
plus we heard from so many people that they wanted something different, something that stands out and makes a statement and INK does that. “The architecture is really unique with bold colours, angular shapes to the walls and offsetting balconies so the way it’s designed it almost looks like it’s twisting,” Pollen says. “It will really stand out because of the movement, it looks like a sculpture; there’s nothing else like it in the city and our homeowners love it.” INK has also been designed to “meet the downsizing trend of ‘stuff’ and mortgage by today’s urban
explorers; it’s really a lifestyle they’re looking for, they want to be central to everything,” he says. “At INK, they have the river pathway and can walk to amenities. We also sell the parking separately because it’s not a necessity for our buyers and it ups the affordability factor (one-bedrooms start from $224,500 plus GST).” Interiors are well-appointed presenting that artisan loft feel with “nice and bright layouts” that feature floor-to-ceiling windows, 9.5-ft. ceilings, quartz countertops, 39in. gloss cabinets, tile backsplash, stainless steel appliances,
stacking washer and dryer and air conditioning. “The community of East Village is one of the best in the city and it’s only getting better as more developments come on like the recently announced Loblaws City Market,” Pollen says. “We’re breaking ground this fall and expect to be complete by 2018 and Loblaws should be complete shortly after us, which is a huge benefit for our buyers.” Close to the downtown with the river running by it, East Village creates ideal setting for people who enjoy walking or biking to work and there are numerous pathways and bike trails just outside the door, as well as recreational amenities such as Fort Calgary, Stampede Park and St. Patrick Island Park. Residents also have great access to local conveniences such as the repurposed historic Simmons building that includes a bakery, coffee shop and Charbar, the second restaurant by the chefs who created Charcut. Plus there are numerous shops, services, restaurants, entertainment and transit all within easy walking distance or a short bus or LRT stop away. For more information about INK, visit the presentation centre at Unit 108 535 8th Ave. S.E., open Monday to Friday 10 a.m. to 6 p.m., and weekends and holidays 11 a.m. to 5 p.m., call 403.452.9268 or visit inkcondoseastvillage.ca SEP 16 - OCT 14, 2016 | NEW CONDO GUIDE 27
Advice | CONTEMPLATING CONDOMINIUMS
Canadian Condominium Institute serves you! By Linda Palfi
MORE ADVICE ONLINE ypnexthome.ca/news/advice
CONDOMINIUM BUYERS and owners
are protected by laws that are largely attributable to a group of volunteers; members of the Canadian Condominium Institute of Canada (CCI). In each province, these people guide governments in drafting condominium laws and rules. They also answer phones, teach courses and staff trade show booths, unpaid. Let’s look what they’ve accomplished, and close with a “thank you” to volunteers you’ve never met, yet who work to serve you. Alberta’s Condominium Property Act itself is a product of extensive consultation by the province with volunteers from the CCI. Various requirements, such as for all condominium corporations to maintain cash reserve funds and written plans for how to fund them can be credited to CCI volunteers. Together, they speak nationally as “The voice of condominium,” which is the CCI’s slogan. From condo consultants to lawyers, from realtors to insurance agents and property managers, CCI volunteers provide the broad experience that government needs before it can implement sensible condominium law. But the CCI’s objectives go beyond good condo law. Education is also a major focus, as CCI volunteers strive to educate the public, as well as people who make their living in some aspect of the ever-growing condominium industry. In Calgary 28 YPNEXTHOME.CA
and Edmonton, the CCI chapters hold regular sessions in three levels of condominium education, which can lead to certification as a condominium professional. Luncheon presentations and forums are also held, dealing with current issues of interest to condo owners and to the array of service-providing professionals that build, maintain, insure, sell and operate condominium properties. Membership in the CCI is possible for owners and professionals alike. In fact, every one of the 6,000 (and counting) condominium developments in Alberta is welcome as a corporate member, which would qualify their homeowners to receive regular newsletters, as well as luncheon invitations and course offerings at discounted rates. Should your condo board not want to join CCI, you could join as an individual member. If you employ a condo property management firm, an insurance agent, a realtor or others serving the condominium community, ask if they have taken CCI courses, and if they hold membership in the CCI, thus subscribing to its code of ethics.
Check the websites of the north Alberta and south Alberta CCI chapters for course details, for luncheons, one-evening seminars and to book your attendance. Those addresses are cci-north.ab.ca and cci-south.ab.ca. There is also a national site, cci.ca, with information and web links. The web sites post the CCI code of ethics, membership information and highlights of provincial condo legislation and regulations. If you ask me, that’s one impressive list of education and activities benefiting condominium owners, professionals and serviceindustry people. Join the CCI to become a part of the action. Or just register for an event or a course to learn more about condominium. When you’re there, thank a CCI volunteer or two for their efforts on your behalf.

Advice | MORTGAGE ADVICE
Unexpected homeownership costs GST/HST New homes are subject to GST or HST on top of the purchase price. This, however, does not apply to resale properties.
By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE JOURNEY TO HOMEOWNERSHIP
takes patience and years of diligent saving. While it starts with a down payment, there can be unexpected costs that come up as a surprise. Prospective homeowners need to set aside money in addition to the down payment. Here are some unexpected costs to plan for: Inspection and appraisal fees Home inspections should be conducted to check for major issues prior to buying a new property. Inspections, which cost up to $700, assess conditions including the foundation, heating, roofing and electrical. Mortgage lenders may require an appraisal to corroborate the value of the property against the amount being borrowed. Expect to pay around $200 for the property valuation. A property survey may also be necessary to verify boundaries and measurements of the land being sold, which can cost $1,000. Legal fees Legal representation is needed to ensure that all required documentation is processed in a timely manner. A lawyer will handle mortgage details, conduct a title search to ensure that the seller of the property is the owner, register a new title, and hand over the keys. Expect to pay up to $2,500. Mortgage insurance Mortgages issued with down 32 YPNEXTHOME.CA
payments less than 20 per cent incur a one-time insurance premium against payment default. Canada Mortgage and Housing Corp. mortgage insurance covers the lender and can cost between 1.8 to 3.6 per cent of the mortgage principal. In lieu of a single payment, lenders allow the premium to be added to the mortgage, subject to the same interest rate of the agreement. The premium can cost you thousands of dollars. If a down payment under 20 per cent is unavoidable, try to get the best mortgage rates to maximize savings on interest. Home insurance Home insurance protects the property and its contents in case of damage or theft. It also provides liability protection in case of injury. Home insurance isn’t regulated in Canada so it’s important to know what a policy covers. Depending on the provider, premiums can be paid monthly or via a lump sum for the year. Land transfer tax A land transfer tax (LTT) is charged whenever a property changes hands. While the amount varies across each province, the LTT is calculated as a percentage of the purchase price of the home. Some municipalities, like Toronto, also charge a municipal land transfer tax and will increase the final purchase price. In British Columbia and Ontario, rebates are available to lessen the impact of the tax for firsttime homebuyers.
Property taxes Property taxes can amount to a few thousand dollars. Divide the amount by 12 to gauge the impact of the additional monthly payment. Also consider a probable increase. Recurring monthly costs, maintenance, and renovations Monthly charges should be budgeted and can include utilities, condo fees and connections to services such as cable and Internet. A larger new home could cost more to heat and cool. The costs to renovate a kitchen or to repair faulty plumbing can add up quickly. While maintenance may not be necessary in a given year, repairs are inevitable. It’s a good idea to set aside three to five per cent of the home’s purchase price for ongoing maintenance and upgrades. The bottom line From an assortment of fees, taxes and insurance to regular maintenance, hidden home ownership costs can come as a surprise. Set aside extra funds to cover these expenses. The last thing you want is to come up short on unexpected charges and have a deal on a dream home fall through. RateHub’s mortgage payment calculator provides a reliable estimate of the cash needed to accommodate for extra costs. In addition to including land transfer taxes and lawyer fees, the calculator also presents a clear view of monthly expenses and payments needed to pay off the mortgage loan. Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards and deposit rates with the goal to empower Canadians to search smarter and save money.

Advice | FUNDAMENTALLY SPEAKING
Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can – but carefully
By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
LOW RATES continue to dominate in
the mortgage world, after the Bank of Canada dropped its influential overnight target rate – not once, but twice – last year. In its latest announcement on Sept. 7, the BoC again held the rate at 0.50 per cent – where it has been since July 2015. BoC had earlier dropped the rate from 0.75 per cent, where it had been since January 2015, when the Bank dropped it from one per cent. Clear as mud? Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until well into 2017. While the BoC may have held rates in September, it also took the opportunity in its Monetary Policy Report in July to repeat an earlier warning about the housing market. The Bank intimated a need for action to tackle rapid house price increases in Vancouver and Toronto, citing “elevated and rising” risks. Canada Mortgage and Housing Corp. (CMHC) followed that up in its Housing Market Assessment, reporting that evidence that problematic conditions in Canada’s housing market as a whole has increased from weak to moderate. Continuing low rates mean the extended window of opportunity for those looking to buy a home remains open. But so too does 46 YPNEXTHOME.CA
Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust the likelihood that other policy changes or adjustments to mortgage regulations are coming. The time to prepare is now. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer
to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent. Taxes, not basic necessities, make up largest Canadian household expense THE AVERAGE CANADIAN family
spends more on taxes than on housing, food and clothing combined, finds a new study released today by the Fraser Institute. “Most people don’t realize it, but the average Canadian household now pays more in taxes than they spend on the basic necessities of life combined,” says Charles Lammam, director of fiscal studies at the Fraser Institute and co-author of the Canadian Consumer Tax Index, which tracks the total tax bill of the average Canadian family from 1961 to 2015. In 2015, the average Canadian family (including single Canadians) earned $80,593 and paid $34,154 in total taxes compared to $30,293 on housing (rent and own), food and clothing combined.
MORE TRENDING ONLINE ypnexthome.ca/news
In other words, 42.4 per cent of income went to taxes while 37.6 per cent went to basic necessities. This represents a marked shift since 1961, when the average family spent 33.5 per cent on taxes and 56.5 per cent on housing, food and clothing. The total tax bill reflects both visible and hidden taxes that families pay to the federal, provincial and local governments, including income, payroll, sales, property, health, fuel and alcohol taxes, and more. Since 1961, the average Canadian family’s total tax bill has increased by

1,939 per cent, dwarfing increases in annual food costs (645 per cent), clothing (746 per cent) and housing (1,425 per cent). Even accounting for inflation over the last 54 years, the tax bill has still increased 152.9 per cent. “Taxes help fund important government services, but the issue is the amount of taxes governments take compared to what Canadians get in return. With more than 42 per cent of their income going to taxes, Canadians might ask whether they’re getting good value for their tax dollars,” Lammam says.

Inspiration | DESIGNER ADVICE
WHERE DO I START? Three tips for choosing your new home finishes By Yanic Simard
UPON WALKING INTO the fully upgraded model suite in the design centre for your new home, you are presented with a number of decisions for materials, colours and upgrades. You immediately go for the hardwood, which is much pricier than the laminate, you’ve always wanted a spa tub fully loaded with jets, and you love those stainless steel appliances. You stop for a second and take a breath because all you can see are dollar signs. You have to ask yourself, “Is it really going to make a difference when it’s all said and done?” The answer is yes but not every upgrade is worth the money you’ll pay for it. However, some upgrades from the standard features will make a huge impact, look- and quality-wise, not to mention on your resale value. Choosing your finishes should not be an overwhelming experience. Do your research before heading out to choose your final selections and you will be in good shape.
1 | Choosing in the right order People often start by choosing a paint colour and then trying to match everything else to it. To me, that’s going backwards. It’s much easier to choose your paint colour last, having it complement your other, more permanent 50 YPNEXTHOME.CA
selections, such as cabinetry. Finishes that are the least difficult to change should be chosen last. Start with the flooring and cabinetry. In smaller spaces such as townhomes or condos, keeping the flooring consistent throughout the home will create a nicer visual flow and feeling of openness. Next, choose the backsplash, countertop and cabinetry hardware. I wouldn’t suggest going with a bold and colourful pattern for the backsplash — keep it simple and neutral. You can add colour to your home with accessories and soft furnishings, like pillows and throws. I don’t advise experimenting with colour on finishes that are permanent. Your countertop and backsplash will be expensive to change if you don’t like the end result. The countertop and backsplash should coordinate with each other, and pick up colour tones from one another. As for the hardware, I like combining knobs and pulls. Knobs for the doors and pulls for drawers, and you can never go wrong with a brushednickel finish. Lastly, choose your paint colour — something that matches nicely with the already chosen finishes. Bring a wide selection of paint chips with you. …continued on page 52

* DESIGNER TIP I’m known for using Benjamin Moore’s Classic Grey (OC-23) for the walls, trim and ceiling. I paint the walls and ceiling with a flat finish, and the trim in semi-gloss.
2 | Think resale Certain features sell better than others, which is very important to keep in mind when choosing upgrades. Stainless steel, granite countertops and hardwood flooring are all elements that buyers look for and are attracted to, and smart upgrades to invest in. Though you probably won’t be thinking “resale” at the time of purchase, it’s crucial to always keep it in the back of your mind. Remember that you want your choices to cater to a wide demographic of prospective purchasers down the road, so be sure that your selections will appeal to a broad range of tastes and style preferences. * RULE OF THUMB Spend about five per cent of your budget on upgrades, in order to maximize your return on investment.
3 | Professional help The benefits of using a reputable designer will pay off. Designers have an eye for colour and they know what works well in a particular space and what doesn’t. It’s a wise decision to employ a designer up front to avoid making mistakes that could end up costing you more money down the line, if you don’t like the finishes that you chose yourself. A good designer who is familiar with builders’ finishes will help you to mix and match the options and upgrades to achieve the ultimate look at the lowest cost. It’s all about knowing where to spend your money and how to match your various selections. * SOME UPGRADES THAT PAY OFF » Hardwood in lieu of carpeting » Kitchen backsplash » Countertop with undermount sink » Stainless steel appliances » Interior doors and door hardware
