The Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage.

There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place.

So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier.

So, what are you waiting for?

A home is probably the biggest purchase you’ll make in your lifetime, and it’s also arguably the one that will bring you the most joy. In the long run, real estate is generally a sound investment that yields security and a good return, should you ever choose to sell. And if you’re looking for immediate gratification, nothing beats the feeling of stepping through the door and knowing you’ve arrived “home.”

There are about as many different types of condos out there as there are types of buyers. Whether you’re leaning toward a small but sweet loft in the city core, with amenities galore steps from your front door, or you have your eye on a more-spacious, more-private place in a quiet part of town, rest assured that the perfect condo is out there.

Keep an open mind, but know what you want. Here’s where it helps to make a list. Note your must-haves, and what you’re willing to compromise on. Can you give up that spare bedroom in the interest of a master with ensuite and walk-in closet? It’s your decision.

Don’t forget to check out the amenity areas. While not within your four walls, the lobby, gym, pool and rooftop patio are all extensions of your living space, impacting your lifestyle while you live there as well as the resale value of the condo when you choose to sell.

walk to work downtown and thoughtful suite design, it’s easy to see why condo buyers are eagerly anticipating the launch this fall of the next installment at Waterfront.

Located in the upscale urban community of Eau Claire, Anthem Properties has already crafted two immensely successful, sold out phases of Waterfront, and is now poised to launch the third phase – Parkside at Waterfront “For some time people have been asking us when more Waterfront was coming so we’re very excited to introduce Parkside as our next phase at Waterfront,” says Peter Edmonds, director of marketing for Anthem Properties.

“Parkside is a very special addition to Waterfront,” Edmonds says. “It will have more advanced architecture, a park on two sides, a riverfront location, incredible views and an interior design influenced by the natural colours of the riverside and modern forms of the cityscape.

“The location is amazing because Parkside sits right beside Sien Lok Park and is fronted by Prince’s Island Park, and being right along the Riverwalk is a huge plus for everyone who buys at Waterfront,” he says. “Our back is to the city, so residents will really have quite beautiful vistas with park views, river views and mountains to the west, but it’s still located in the downtown core.”

Parkside’s exterior design will also be taking shapes and patterns from the ripples of the river, he says. “Balconies on some homes will mimic the ripples in the river and on one side of the building we’ll be using the repeating ripple shapes to create an interesting design the full height of the building. Landscaping will feature natural elements such as stone and native riverside plant species.”

Interiors will be influenced by the river’s muted tones of rocks, bleached woods and trees along the banks, but they will also reflect the city’s vibrancy with a modern, stylish design, Edmonds says.

Parkside will include four buildings: a 16-storey tower with stunning views; a nine-storey tower right alongside Sien Lok Park; a nine-storey terrace design that steps down to the river; and the flagship – a six-storey, exclusive penthouse estate terrace building on the northeast corner of the site by the Riverwalk.

All four buildings will be connected by an entry courtyard and all will be highlighted by double-storey glass-enclosed lobbies – which will be a focal point.

Details of the first launch are still to be released, but it is expected there will be more than 200 suites available with a wide variety of floorplans, from junior one-bedrooms, one-bedrooms plus den, two-bedrooms and a small collection of penthouses.

The price point will also suit a wide range of budgets, starting from the mid $200,000s to well more than $1 million, appealing to everyone from first-time buyers looking for great value today and tomorrow, to executives looking for luxury and downsizers and empty-nesters who do not want to compromise on space or quality and want to enjoy a maintenancefree lifestyle where they can lock it and leave it.

Of course, a major appeal for buyers is Waterfront’s location.

“Waterfront is right downtown on the Bow,” Edmonds says. “It doesn’t get much better than this for downtown living.”

He notes that Eau Claire is an established neighbourhood offering a variety of amenities such as restaurants, shops and services all within walking distance. Additionally, there is a Plus 15 located across the street which allows residents to walk to work downtown.

ast Village is where Calgary was born, and now, after years of overlooking its potential, it is finally getting the revitalization it needs.

Calgary Municipal Lands Company (CMLC) has truly created a master plan for East Village that attracts the attention not only of locals, but of international developers who have recognized the rare opportunity it presents in one of North America’s most prosperous cities.

e’re big proponents of condominium and townhouse living. Aside from the lifestyle benefits, a home in a multi-family residential building is significantly more financially accessible than a single-family home.

However, there are other monthly costs associated with multi-family homeownership. In addition to the initial costs that apply to buying any type of new home, like legal fees, property transfer tax, and federal and provincial taxes, you will also need to factor in condo fees to your monthly payments for your property.

Condo ownership is a common type of legal ownership that was designed to equitably distribute the costs of the day-to-day upkeep and long-term maintenance of a jointly

owned building and property. Condo fees, which are due each month, cover expenses such as alarm monitoring for the front door, annual building envelope inspection, janitorial services for all common spaces such as the lobby and corridors, common property building insurance, fire equipment maintenance and testing, electricity, landscaping, mechanical equipment maintenance, snow removal and window cleaning. These costs would apply to most base-level new condominium buildings.

Some new condo buildings come with extra amenities such as a 24-hour concierge, indoor pool, lounge area, media room, fitness centre and perhaps a rooftop garden. These are all additional expenses that will be reflected in the monthly condo fees to be shared by every legal owner.

While you’re visiting presentation centres, be sure to ask about the estimated condo fees for the home you are interested in purchasing. Condo fees are based on the size of the home, so the fees will vary from plan to plan.

Once you know the fee, add it to your monthly mortgage payment and property taxes to determine if you can afford the home you want. Based on their experience (and legal obligation), the condominium builder will provide an estimated dollar value for the monthly fees, but keep in mind that condo fees do fluctuate to represent the actual costs of maintaining the building over time. The builder will hand over the operation of the condo once a minimum number of homeowners have moved in and at that point you and your fellow homeowners will be in control of determining and managing your condo fees and budget within the regulations of Alberta’s Condominium Property Act. So when you’re considering your first new condo purchase, be sure to list all of your initial expenses as well as your projected monthly expenses. Ensure that you can afford the monthly cash-flow. While homeownership is an incredible and worthwhile investment for your lifetime, you’ll want to be realistic about how much you can afford each month. This will ensure that it’s a positive, stress-free experience in addition to being a great investment.

in terms of paying down their mortgages faster A NEW CIBC POLL FINDS THERE HAS BEEN A SIGNIFICANT

decrease in the number of Canadians using today’s low interest rates as an opportunity to accelerate repayment of their mortgages. Alberta residents, however, are among the tops in the country at taking actions to pay down their mortgages faster.

While more than half of Canadians with mortgages (55 per cent) are taking one or more actions to pay their mortgages down sooner, a similar poll last year found that more than two-thirds (68 per cent) were taking steps to accelerate their repayments. The poll also finds Canadians with mortgages saying, on average, that they will be 58 years of age before they become mortgage-free.

Key findings of the poll:

» 55 per cent of Canadians with mortgages are taking one or more actions to repay their mortgage faster, down from 68 per cent in a similar poll last year » Among those taking some action: • 3 2 per cent accelerated their payment frequency (down from 42 per cent in 2013) • 2 8 per cent increased their payment amount (compared to 30 per cent last year) • 1 8 per cent made a prepayment/lump sum payment (15 per cent in 2013) » 58 is the average age that Canadians with mortgages expect to be mortgage-free, a small increase from age 57 in last year’s poll “A mortgage is the largest debt most Canadians will take on in their lifetime, and being mortgage-free is an important goal for many,” says Barry Gollom, vicepresident, secured lending and product policy, CIBC. “With current low interest rates, this may be an opportune time to make progress against your mortgage – even a few small changes can make a big difference in the length of time it takes to pay off your mortgage and the amount you pay in interest charges.”

Recent research from CIBC shows that Canadians are spending more this year on other items such as home renovations (up 30 per cent from a year ago), and summer vacations (up 20 per cent from last year).

Canadians may not be as focused on paying down their mortgages as when interest rates are higher,” says Gollom. “Generally, paying off debt as quickly as possible is a smart decision, but you do need to ensure you’re not focusing on your mortgage at the expense of your other financial plans, or by increasing debt elsewhere.”

Paying off your mortgage sooner can result in significant savings, which can have a large impact when applied to your other financial goals.

Here are some specific examples of how the savings can add up, using a mortgage of $250,000 (the Canadian average), with a 4.99-per-cent interest rate and a 25-year amortization, and regular monthly payments of $1,453: » I ncrease payment amount: Taking the regular monthly payment amount and topping it up by $147 per month would save you four years and $34,362 in interest on your mortgage. »A ccelerate payment frequency: Most Canadians are paid every two weeks; aligning your mortgage payments with your pay deposit and making accelerated bi-weekly payments of $726 would result in saving four years off the life of your mortgage, and a reduction of $30,970 in interest charges. Combining this with increased payments as above (an extra $74 bi-weekly) would together save you seven years and $57,182. »M ake pre-payments/lump sum payments: Not a lot of families have a few thousand “extra” dollars lying around, but even using your annual tax refund towards your mortgage can make a difference. The average Canadian tax refund is $1,600 – applying that amount to your mortgage each year would reduce the amortization by four years and save you $33,103 in interest.

Using all three of these strategies in combination would shave nine years off the life of your mortgage, and result in total savings of $73,785.

“If becoming mortgage-free sooner is something you want to achieve, it’s important to look at your mortgage as part of your overall financial picture, and to balance your mortgage payment plan against your other goals,” says Gollom.

myth persists that one should not invest in a condominium home because, “you don’t get any land.” What nonsense. Show me a condo that’s built in the sky! All condominiums are built on land – and that land has value, often more value than that of a single-family home has.

It makes no difference that land occupied by a condominium highrise, walk-up, townhouses or bungalows is owned collectively by all living-unit owners in the development. That land plus each home on it – of whatever style – along with the amenities, plus the location, are all worth money, and the market puts a high value on such properties in our growing city.

Very often, land with condominium development on it has increased in value by the simple fact that it’s higher-density development. A double lot with a condominium six-plex on it is obviously more valuable than a double lot frozen forever by zoning as a single-family home location. As well, higher-density condo development is often in choice locations, be it downtown, in an up-and-coming neighbourhood such as Bridgeland, or near an existing or planned rapid-transit station.

Some people are confused by the fact that the City levies no tax on the common property of condominium developments. It’s not that the land, parking, the building’s shell, tennis court and swimming pool have no value, but rather that the value of those assets are reflected in the market price – and thus the taxes levied – on the living units within the development.

Again, that explains why condominium living units can have per-squarefoot market values exceeding those of houses.

As a matter of fact, Calgary condo owners have a complaint with the City on exactly this point. Taxes are levied on an approximate marketvalue basis. But because condo development is more dense than house subdivisions, and because condos use in-ground (sewer, water, even electrical) and surface utilities (roads, sidewalks) more efficiently, condo owners may be paying more than their fair share in support of the city’s infrastructure. Use less, yet pay more… Hmmm.

Talk to your Alderman about that one, but we won’t be distracted from our point. Condominiums come with land that has value, just as a house stands on land that has value. It makes no difference that you own your single-family lot by yourself, while the next person owns his condominium land jointly with 40 or 100 other people. Each plot of land has value in proportion to its location, its use and the living value that it provides to its owners.

ight on track with what is the busiest moving day across Canada, my own family packed up and moved out last month. Over the past couple of months, my columns have documented my experiences in the home selling and buying process, and I finally reached the peak of all the excitement.

Moving day.

I’ll admit that I haven’t changed homes very many times in my life. I can count my moves on one hand. And after going through the process of packing, clearing and cleaning a whole house worth of stuff – or “junk,” as my husband affectionately calls it – I can honestly say that moving officially tops my “most-hated things to do” list. The fact that my husband and I opted for a do-ityourself move didn’t help matters.

What further complicated things was the fact that my sale and purchase closed on the same day. So, between running to the lawyer’s office, renting vans – yes, plural – packing up the last of our “junk,” moving out and moving in, it was a hectic day to say the least. I can certainly see why many choose to go with a pro rather than taking the DIY route.

Sure, doing it yourself gives you some control – of your stuff, your timing, and your costs. Unless you’ve made errors in judgement, in which case, all that goes out the window.

You’ve “eyeballed” your house and its contents, and you’ve chosen a truck that should be big enough – fingers crossed! Half-way through loading it, you realize you’ve only packed a quarter of your stuff and now your options are to rent a second truck, run about 10 loads of boxes to Mom and Dad’s place, or get rid of a lot of stuff – fast. It’s not a decision you want to make at the last minute, which is when the realization that you’re not properly prepared usually sets in.

If you’ve ever moved, you’ll likely agree that using a professional moving company is worth every penny. Movers offer services far beyond just loading the truck and driving it across town. Movers can help you plan your moving day, pack, and even unpack for you. They will assess the size of truck you’ll need, the amount of packing materials and what kind, and they know how to handle awkward and heavy pieces that might otherwise leave you scratching your head, and your walls. Professional movers know to expect the unexpected, ensuring you’re not stuck at crunch time.

When you’re shopping for a moving company, don’t expect to find one at the last minute – especially if you’re moving during peak season, along with many other Canadians. Do your research and hire a reputable company well in advance.

Either way, transitioning into a much smaller space can be physically and emotionally exhausting! If you find yourself overwhelmed by the sheer thought of decluttering, here are a few tips to make this daunting task a little easier.

A good pair of walking shoes takes up much less space than a treadmill! » Start editing the areas with items that have less sentimental value, like the kitchen, garage and storage areas. This will give you momentum for the more difficult decisions. » Do a sweep through the house, room by room, and deal with the trash first. Toss or recycle anything that is in rough shape and won’t sell. » Only keep the “good” stuff. Translation: each room will say goodbye to 50 per cent of its contents! Ask yourself, “What can’t I live without?” » There will be many items you find difficult to let go of. Make this agreement with yourself: “I’ll put the items in storage. If I don’t need or use them within six months, I promise to give, sell or throw them away!” » Try a colour-coded system using stickers to organize your boxes: basement/blue, office/orange, etc. Label the contents of each box before you tape it shut. Trust me, you won’t remember what’s in the “basement” box after the move!

We’re not just crafting six-by-10 balconies; at GLAS buyers can enjoy their own individual, total private outdoor space that they can make into an urban oasis, whether that’s adding an outdoor kitchen or a hot tub, which is one of the options we’re offering.

“GLAS is Celtic for ‘green’ and we thought the name was a good fit because Avalon offers sustainability and energy efficiency in every home we build,” she says, noting the two- and three-bedroom townhomes will feature solar panels. As well, GLAS’ name is appropriate because the homes feature floor-to-ceiling windows that let in plenty of natural light and add to the contemporary feel.

“The standards are so high-end that there’s nothing you really have to do to make these homes into a luxury infill,” Davidson says.

GLAS offers a range of styles for differing buyers, including: 672-sq.ft., one-bedroom townhomes with terraces starting in the $350,000s; 1,282-sq.-ft., two-bedroom townhomes with 326 sq. ft. of private outdoor space; and 1,560-sq.-ft. three-bedroom townhomes with 462 sq. ft. of private outdoor space. The twoand three-bedroom homes come with underground parking and are starting from the $680,000s.

“We’re getting a great response to the townhomes,” Davidson says. “We’ve sold three already and they’re really a great opportunity for professionals who work downtown, but want to come home to a quiet, established community without having to face a long commute. The onebedrooms also appeal to first-time buyers and investors because of the great price point.”

Davidson adds that Marda Loop’s walkability means many people don’t see the need to have a car and “they use Car2Go if they need one.”

The U.S. retail giant announced in 2011 it was moving north with a $1.8-billion acquisition of up to 200 Zellers store leases, with most of the initial openings coming from renovating existing Zellers locations.

Walmart also recently announced plans to spend $500 million to complete 35 supercentre projects over the next year. The U.S. retailer says it will spend more than $376 million to build, expand, relocate or remodel stores, as well as invest additional funds on operational improvements.

Large retailers and commercial ventures don’t just pop up in the middle of nowhere or in declining neighbourhoods. These companies make careful, long-range and well-planned decisions in lockstep with municipalities and developers, based on hard data, research and demographic information.

This is why major retail expansion is good news: it’s an indicator the economy continues to strengthen; and, for those looking to buy a home, it’s a sign to look out for new or expanding neighbourhoods and solid buying opportunities.

Such retail developments, combined with the associated employment gains, and economic and infrastructure improvements, point to new and expanding homebuying options.

So, while you’re out there looking for your new home, look around for the big box stores. If they see a bright future for your prospective neighbourhood, chances are it will make a sound buying decision for you.

IS THE LOWEST RATE ALWAYS THE BEST DEAL? » L OW PREPAYMENT PRIVILEGES: Most mortgage products give holders the option to increase their monthly mortgage payment amount once per year and/or make lump-sum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lump-sum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent.

If your goal is to become mortgage-free fast, this may not be the right product for you. » C OLLATERAL CHARGE: If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. CHBA – ALBERTA AWARDS OF EXCELLENCE IN HOUSING

FINALISTS ANNOUNCED The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to announce the 69 finalists for the Awards of Excellence in Housing presented by RBC Royal Bank. A record 417 entries were submitted for judging by 156 industry members. Winners in the 23 individual categories plus three prestigious Builder of the Year Awards will be announced September 19 at BUILD 2014 in Jasper.

“Many things have changed since the first province-wide housing awards competition was held 30 years ago. Back in 1984 the awards focused on affordable housing with a $39,000 cap on construction costs for single family homes. Today’s awards celebrate the full range of housing options – starting with homes under $245,000 without lot or GST right up to estate homes that top $1,750,000. The best multi-family, green homes, community developments and renovations will also be honoured,” said Stephen Amonson, President, CHBA – Alberta.

The Calgary Region leads this year’s competition with 32 finalists, followed closely by the Edmonton Region at 29, and four for both Central Alberta and Lethbridge. In total, 45 companies are in the running for an award. Two companies have a combined total of six homes among the finalists: Albi Homes/Albi Renova and Homes by Avi/Avi Urban. Two builders have three finalists and another 14 companies have double finalists.

The highlight of the event is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family and small-volume builders and the Ralph Scurfield Award to the top large-volume builder. The finalists will be revealed at the awards ceremony.

“We are delighted to see record participation in the awards and the broad range of companies chosen as finalists. Our industry has come a long way since 1984 when we built about 7,300 new homes – almost all for single families. Over the years consumer demand has shifted. Now we’re building more than 36,000 homes a year but almost half are duplexes, townhomes and apartments. ardel Lifestyles is poised to launch two new developments this fall on opposite sides of the city that offer condo buyers great locations, livable designs and affordability.

The new developments – Auburn Walk and Nolan Park – provide buyers with a choice of apartment-style condos in Auburn Bay in southeast Calgary, or townhome living in Nolan Hill in northwest Calgary.

“Auburn Walk is a 10 out of 10,” says sales and marketing manager Brad Logel. “When we choose an area, we place a very high importance on location and convenience for our residents, and Auburn Walk has that and more.”

At Auburn Walk, residents will have shopping at the doorstep, as it’s located next to the Auburn Station Market, and they can walk to rapid transit and future LRT located on the east side of the market. “We’re west of 52 Street, which leads to major routes such as Stoney Trail, and we’re close to the Deerfoot and 130 Avenue for shopping,” Logel says. “We’re close to the new south hospital and Seton for work.”

In addition, there is also the potential for city and mountain views, residents have access to the lake and beach, the Auburn Bay Beach House, and the site is across from Cranston so they can access river pathways and Fish Creek Park. “As well, the community offers plenty of greenspace, pathways and parks, and nearby and future schools.”

Along with those great reasons for choosing Auburn Walk, buyers have a wide variety of suites to choose from. The Muskoka-themed location will consist of two-buildings with 88 suites in each, with the first building

presenting 12 different plans ranging from 544 to 1,018 sq. ft. in one- and two-bedroom designs.

Prices are expected to start under $200,000.

“The majority of the plans are new or improved, and they all come with extended patios or decks,” Logel says, noting that one suite has a 240-sq.-ft. deck.

Among the improved floorplans is Cardel’s most popular 897-sq.-ft., two-bedroom, two-bathroom suite and, together with a new 845-sq.-ft. two-bedroom, two-bathroom suite, they offer an affordable suburban home living experience in a condo.

Auburn Walk is expected to launch in early October and a presentation centre with show suite will be open across from the Auburn Walk site.

In Nolan Hill, Cardel Lifestyles

is crafting 122 three-storey townhomes that will come with a single, tandem or double-car garage.

“We have three different two- and three-bedroom floorplans with two-and-a-half bathrooms, and one of those plans is a walkout,” Logel says, adding there is also flex space on the garage level.

Townhomes will range from 1,200 to 1,400 sq. ft. and are expected to be priced in the $300,000s.

“Nolan Hill is a great location and we’re in the heart of community beside a 17-acre park,” Logel says.

“The community is growing extremely fast because it offers great access to major routes – Stoney Trail, Sarcee Trail and Shaganappi Trail.”

It’s also a short distance to the Symons Valley Ranch Farmers’ Market and a variety of shops, services, groceries and more are available at nearby Beacon Hill and Creekside centres and CrossIron Mills mall.

Nolan Hill presents old-world Irish charm highlighted by castle-ruin structures at the main entry, and a tranquil natural setting of rolling hills and ravines. It also offers acres of greenspace, three beautifully designed wet ponds, a linear pathway system and parks.

Nolan Park is expected to launch this fall with a presentation centre on-site.

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

INSURED OR HIGH-RATIO Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less.

The down payment can be as low as five per cent.

CLOSED MORTGAGE This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home.

This is an attractive option if the rate on the existing mortgage is lower than current rates.
