Get it in writing The saying “get it in writing” has never been more important than in the case of a new home or condo purchase, since such a document outlines everything your home will have in, on and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a disagreement, it’s impossible to prove what was agreed upon.

Before you sign a contract, review it carefully with the builder. Ask questions. Fully understand what it contains. Then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality. Let us know how it goes. We’d love to hear from you!

The Bank of Canada recently made its latest interest rate announcement and Monetary Policy Report. As expected, the BoC again held its overnight rate target at 0.5 per cent. With its Monetary Policy Report and other moves from the federal government, however, many experts expected action. Though none was forthcoming in the July report, potential changes in mortgage regulations and housing policy seem inevitable in the coming weeks or months. In June, federal Finance Minister Bill Morneau commissioned a joint federal,

provincial and municipal working group to study the housing market, largely to address market stresses in Toronto and Vancouver. The challenge with any action to tackle skyrocketing prices and declining affordability in these cities will be to not negatively affect other markets where such characteristics do not exist. Markets such as Calgary, Edmonton and other parts of Canada are experiencing very different conditions than Toronto and Vancouver. Indeed, if anything, they need changes to help, not hinder homebuying activity.

Jayman’s Westman Village

appeals to multi-generations

WHETHER YOU’RE 20, 50 OR 80, there is a home for every buyer at Westman Village in Mahogany. Crafted by Jayman Built, Westman Village is a mixed-use community being developed on 14 acres on the shores of Lake Mahogany in southeast Calgary blending together numerous housing types with a vast range of amenities and neighbourhood conveniences. “Westman Village is very unique because it’s multi-

generational and a place where you can get more out your door from fine dining and fitness to health and wellness and relaxation,” says Lisa Feist, vice-president, sales and marketing, Planned Communities. “We’ve had an incredible response from people,” Feist says, noting that more than 500 people participated in the grand opening of the onsite Presentation Centre in Mahogany and at the Jayman’s Discovery Centre in midJUL 22 - AUG 19, 2016  |  NEW CONDO GUIDE  11

June and more than a dozen people are visiting daily. “We had 35 reservations during the grand opening and we’re getting a great mix of buyers from first-time to emptynesters. “People are very positive, they love the lifestyle and being able to age in the community,” she adds. “It’s amazing how many times I hear people say, ‘I’d love to buy here, but I’d also love for my parents to live here as well.’ That’s so warming and it shows people are really embracing the vision and wanting the lifestyle Westman Village offers.” Westman Village presents a mix of apartment condos, executive bungalows, choice rentals and active living suites in the Journey Club. There are 104 suites available in the first of three sixstorey condo buildings, including one-bedroom, onebedroom plus den, two-bedroom and two-bedroom plus den plans ranging from 560 to 1,135 sq. ft., plus four one-off courtyard suites with separate entrances. These well-appointed suites feature modern kitchens, dedicated entries with benches and large patios or balconies. As well, there is a selection of interior design options for you to choose from to suit your taste and make it your home. Prices start in the $220,000s. 12 YPNEXTHOME.CA

The 54 executive bungalows have six homes per building, with four lakeside buildings and five garden buildings. These luxury-appointed homes start at 1,500 sq. ft. with a limited number offering walkout basements. Prices start at $699,000; the two-storey walkouts facing the lake top out at $1.6 million. The 270 rental suites will be built in two six-storey buildings and allow a unique opportunity for renters to choose their interior features, while the Journey Club consists of three buildings with 331 suites – 40 assisted living, 21 memory care and the remainder independent living for active adult lifestyle. Journey Club suites include barrier-free concepts and integrated universal design concepts that make it easier for people to live independently and age in the community. Packages are available that provide three meals a day and snacks or residents can just drop in for an occasional meal, and residents can add on services as they need them. What’s really amazing and appealing to buyers/renters is that everyone will have access to the 35,000-sq.-ft. Village Centre, and it’ll be built first so it can be enjoyed as soon as they move in or while their home is being constructed. The Centre will have an in-person and virtual concierge to assist residents, and offer a bistro, fully-equipped fitness

centre, spin class room, hot yoga, lane pool and a two-storey water slide with landing pool on the first floor. Upstairs will be an indoor garden, library, terrace, two multi-purpose rooms, a 4,000-sq.-ft. gym, lecture hall/ theatre space, a demo kitchen, golf simulator, party room with wet bar and a billiard/games room. The underground parkade level will have a wine cellar/wine making area, hobby room and wood-working room. The site will be landscaped and include wetlands water feature, a reflection pond and fountain, integrated pathways, a dog park, two restaurants and 30,000 sq. ft. of retail space featuring day-to-day conveniences. Advice | CALGARYISM

Why is getting a home inspection as important as it gets? By Cody Battershill

ONE OF THE MOST important things

when buying or selling real estate is to ensure that you get a professional (and thorough) home inspection before making any decisions. Whether you are buying a resale listing or perhaps a new property directly from a builder, a home inspection will provide you with the confidence to move ahead and commit fully to a purchase while also uncovering any potential issues that may not have been noticed at an initial glance. And for sellers; if you are selling your property, a home inspection can make you aware of any issues that need to be fixed before listing that could potentially be a legal burden after the sale. Absolutely no one wants this kind of head ache! A proper inspection consists of an indepth visual examination of the entire home structure including: » mechanical systems » air-conditioning system » electrical system » heating system » interior plumbing systems » roofing and ceilings » walls and visible insulation » doors and windows » home foundation » basement and any other visible structures If you are attending the inspection and the inspector has missed one of these or you are unsure if they have covered it or not, make sure to ask! After an inspection is completed, the inspector will provide you with an analysis of any findings he or she has – both positive and negative – and point out any major concerns while 16 YPNEXTHOME.CA

also giving suggestions on how to go about fixing any problems (mostly for sellers or builder responsibility). Learn during the inspection Another benefit of getting a professional home inspection is that usually you (the buyer) have the opportunity to accompany the home inspector and learn a great deal about things such as initial and standard maintenance tasks as well as about the property’s core components and structure. The more knowledge you have about these types of things can help you maintain your home to the fullest while also boosting resale potential over the years until it’s time to sell. Once you buy a resale home there is very seldom a warranty and typically no recourse if you have missed a defect or maintenance item. Missing such a thing could end up costing you money, although I have seen exceptions mostly related to improper or no disclosure by the previous seller which then leaves the decision up to the buyer to take legal action. To spend $400 (give or take) to safeguard your decision and have

MORE ADVICE ONLINE nexthome.yp.ca/news/advice

peace of mind that your future home is sound is one of the best investments you can make. Same goes for sellers who want to make sure that buyers are made aware of all defects and issues with the home before selling. A lengthy and professional home inspection could save you untold thousands of dollars or at a minimum give you the full picture to make an educated decision. Happy house hunting, and remember – get a professional and thorough home inspection before making any decisions!

Advice | CONTEMPLATING CONDOMINIUMS

Avoiding the dreaded ‘buyer’s remorse’! By Linda Palfi

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IT’S NOT THAT buying a condominium home is so fraught with risk. But even in a rising real estate market, with good homes selling for reasonable prices, purchasers can buy inappropriately; or worry that they might have. When it happens, homeowners can be afflicted with the dreaded “buyer’s remorse.” Recovery can be quick, through confirmation that it was, after all, the right decision. In serious cases, however, a mistake truly was made, and the only recovery is through sale. Yet, whether it’s due to simple doubt or serious error, the affliction is largely avoidable. The key is to apply pre-purchase, non-emotional, analysis to your needs and budget. A thorough review of the new and resale home options in your market should follow that. By the time you reach the deposit stage, you should be clear about why you are buying the home you are buying, and why you are paying the price you are paying. It hardly needs mention that an objective condo-specialist realtor will be a great help in this process. Clarity and information equal a good investment decision, a good home choice and thus no “buyer’s remorse.” Here are some of the issues we should consider before buying our future condo: *Am I financially able to buy and am I stable enough for the long-term ownership? *If “yes,” do I buy a new or resale condo?

*Ground floor or upper floor? *Agerestricted (over age 18, 25, 40 or 60?) or open to all? *Concrete construction or frame? *Highrise or lowrise? *Located near downtown or in the suburbs? *Outward-facing or courtyard facing? *Facing sunny south or less-bright north? *Various upgrades or plain and simple finishing? *And, in most of these cases, is it worth spending more, or how much more, to obtain any of these preferences? That’s quite a list of considerations, yet it’s not even complete. Again, an objective and experienced realtor can help you understand and answer these questions. There are also market-related things to consider. Even if you’re sure about what you want, you need to know what it’s worth before you write your deposit cheque. Otherwise, prepare for after-purchase uncertainty, and thus

possible buyer’s remorse. It’s helpful to draw up a twocolumn list early on, with housing must-haves on the left and want-tohaves on the right. At the top, write your personal budget ceiling, be it $200,000, $350,000 or $400,000. A lender may well invite you to spend more, but stick to your own budget if at all possible. Lay alongside this list, the Multiple Listing Service (MLS) city district map that many realtors will provide, and felt-pen outline your preferred home areas. Then work with your realtor, New Condo Guide and the realtor’s access to the comprehensive MLS system, to see if condominium homes matching at least your must-have criteria are available in your chosen areas and within your budget. If not, your budget might have to increase, you might move from new homes (if that was your preference) to resale homes or you’ll need to compromise on what falls in your must-have column. Such a methodical process is the only way to arrive at a purchase decision with clarity and confidence. Even more important, it’s the only way to remain confident once your purchase is complete, but when little issues creep up. And be sure, whether you’ve bought a new or a resale home, the common issues of homeownership will arise. But you won’t be rattled if you know exactly why you bought the home you did, at the price that you paid. You won’t need a cure for the dreaded buyer’s remorse. energy-efficient homes, Avalon Master Builder is stepping it up a notch with its latest Zen offering in the popular southeast community of Cranston. “We’re really excited with our Zen offering in Cranston because of its solar feature,” says sales and marketing manager Terra Davidson. Zen Cranston Solar consists of 66 townhomes which each include two solar panels at no extra cost. So, on top of these homes already being built energy efficient, the solar panels mean homeowners can generate their own energy and they can save on energy costs right away. “As well, since the infrastructure

is already in place with the two panels, buyers choose to add up to eight panels to increase their energy efficiency, and several of our buyers are opting to do that,” Davidson says. In fact, the solar feature has proven so popular with buyers that Zen Cranston Solar is 50 per cent sold with the first 18 homes now occupied. “The solar aspect to Zen Cranston has really won people over,” Davidson says. “People want to do the right thing for the environment and including solar panels at no extra cost makes it easy for them to be environmental stewards.” Another feature drawing buyers is the fact that they get their own

private outdoor space, whether it’s a front courtyard patio or fenced back yard. “They love it because this allows them to have a dog, and many buyers can’t wait to take full advantage of the on-site dog wash station that has a full-sized tub,” Davidson says. “I’d say 50 per cent of our buyers have dogs and another 25 per cent plan to get a dog when they take possession of their home; it’s really the lifestyle people are looking for.” Buyers also love Zen because it offers stylish, livable designs, well-

appointed interiors coupled with energy efficiency – all at a great price. Homes at Zen Cranston Solar start in the $260,000s and there will be quick possessions available in July and more available in late fall. Zen offers a mix of single-level garden and two-storey townhome designs ranging between 1,100 and 1,200 sq. ft. featuring two or three bedrooms and 1.5 to 2.5 bathrooms. All the homes present a modern, open concept design with quality features and buyers can choose from two designer colour packages, as well

as some upgraded options or they can choose to totally customize their homes. “Allowing our buyers to customize their home is rare in townhome developments and really lets them make it their own,” Davidson says, but notes they offer high standard finishes such as quartz countertops, laminate flooring, stainless steel appliances “so people don’t need to upgrade.” Along with the solar panels, buyers at Zen Cranston will appreciate that every home is EnerGuide rated and Avalon uses quality products that offer increased durability and energy efficiency. Davidson notes the design and affordability appeals to first-time buyers, those looking to move up from apartment condos who desire more square footage and outdoor space, and people who are downsizing and want single-level living and a lock it and leave it lifestyle. Buyers also love the location in Cranston, a well-established community that is home to an abundance of parks and pathways, offers neighbourhood shopping and is close to Deerfoot and Stoney Trails. As well, the South Health Campus and the Seton Urban District, which offers a number of stores such as Save On Foods and Shoppers Drug Mart, are just minutes away. CHBA - Alberta supports move to protect Wood Buffalo residents

THE CANADIAN HOME BUILDERS’ ASSOCIATION - ALBERTA supports

new measures recently announced to protect Wood Buffalo residents from unqualified or unscrupulous contractors. In May, more than 1,900 residential units were destroyed by devastating wildfires in the Wood Buffalo region. As residents return home and look for companies to help them rebuild their homes, the province is providing extra support for homeowners. On June 29, Municipal Affairs Minister Danielle Larivee announced amendments to the New Home Buyer Protection Act and the Safety Codes Act. Builders will be required to complete a builder declaration through the New Home Buyer Registry before applying for a building permit in Wood Buffalo. The changes also allow information to be collected from the builder, including residential construction history, corporate and 22 YPNEXTHOME.CA

financial history and outstanding fines or orders. CHBA - Alberta CEO Jim Rivait made the following statement at Minister Larivee’s news conference: “Good builders will be able to comply and we believe that will raise confidence levels when choosing a contractor. This is especially important when opportunists are likely to make unrealistic claims about how quickly they can build a home in Fort McMurray. Rebuilding the community will be a long process that will need patience and coordination. It will also require skilled professionals who stand behind the homes they build instead of skipping town if problems come up. There is no short cut to success and we are pleased to see the government step up with increased consumer protection measures at this critical time for people and the community.”

Minister Larivee also announced that information sessions will be held later this summer to educate homeowners and builders about their rights and responsibilities. Details about the sessions will be released soon. The Association has called for a coordinated response to the devastating Fort McMurray wildfire and has met with government, industry and other stakeholders to offer information and share solutions to help the community recover. We will continue to be a partner in the process and are currently finalizing the framework of a working group to provide industry input and expertise. The province also says these changes in the Fort McMurray area are a first step towards developing a longer-term provincial builder-licensing program. Based on the success of this program, builder licensing may be phased in across Alberta.

Livingston – Calgary’s new north Future home for 30,000 residents

HUNDREDS OF CALGARIANS came together recently to

celebrate an important milestone in Calgary’s future. Brookfield Residential Alberta officially launched Livingston, its first master-planned community in North Calgary since Tuscany in 1995. Livingston is 25 minutes from the downtown core. When fully developed, it will be home to 30,000 Calgarians and become one of the most significant residential, employment and commercial hubs in the city, anticipated to provide 7,000 full-time jobs. “Livingston is Calgary’s new north,” says Trent Edwards, chief operating officer, Brookfield Residential Alberta. “It’s the next generation community built with extensive input from Calgarians. From concept and design, there are mindful touches that will create greater connections among residents, whether it’s the streetscape, home entrance design, greenspaces or gathering places like the resident association. Livingston will be a sustainable, urban and connected community. It will offer great diversity of homes, including affordable housing, with built-in sprinklers for a safer community.” Civil work is now underway with construction set to ramp up during the busy summer season. The first phases of the development will include almost 400 homes. During the build-out of the community, Livingston is anticipated to generate a significant amount of economic activity. “Livingston provides a real shot in the arm to Calgary’s residential construction industry,” says Edwards. “Five builder partners, hundreds of skilled workers and dozens of suppliers and service providers will benefit from the activity generated by Livingston in the first phase alone. It is also a clear demonstration of Brookfield Residential’s commitment to and confidence in Calgary’s growth and prosperity.” Livingston is one of the first communities approved and 26 YPNEXTHOME.CA

delivered under Calgary’s Municipal Development Plan and covers more than 1,200 acres from Stoney Trail north. Livingston will also include more than 11,000 homes in seven neighbourhoods, 12 parks, six schools, 20 per cent open space, thousands of trees, an anticipated one million sq. ft. in commercial and institutional space and more than 7,000 jobs. It will feature a main street and commercial hub as long as downtown Calgary. “Calgary and Brookfield are growing together,” says Edwards. “That’s clearly demonstrated by the vision of this community, which is all about improving the quality of life of our residents. That includes being accessible and connected with a dozen entries and exits. The LRT Green Line, when complete, will run from the Brookfield community of Seton in the south to the Brookfield community of Livingston in the north.” Brookfield Residential Alberta, a division of Brookfield Residential Properties Inc., is committed to being more than a home builder. With more than 55 years of experience in Alberta, we deliver on our company’s reputation for creating the best places to call home through thoughtful home designs and community master planning that brings people together, generating greater quality of life for residents. Advice | MORTGAGE ADVICE

First-time homebuyers 3 steps required to get into the market By Alyssa Furtado

MORE ADVICE ONLINE ypnexthome.ca/news/advice

PURCHASING A HOME will be one of the biggest investments you’ll ever make. If you’re just starting to look, there are a few steps you’ll need to take before you can buy a home.

Determine how much you can afford First, you have to determine what you can afford. Your affordability is based on your household income, your current monthly debt payments and the costs associated with owning a home (such as property taxes, heating costs, and condo fees). A lender will also look at two ratios to figure out how large your mortgage can be. The first is called the gross debt service ratio. Your monthly housing costs for (principal and interest, taxes, and heating costs) shouldn’t be more than 32 per cent of your gross income. The second is called the total debt service ratio, which includes your housing costs as well as any loan expenses (such as credit card and line of credit payments, and car loans or leases). This ratio shouldn’t be higher than 40 per cent of your gross income. You also have to come up with enough money to make a down payment. You’ll need to have a minimum of five per cent. If you’re able to come up with a down payment of 20 per cent or more, you won’t need mortgage loan insurance. And you should also have money saved for closing costs, which could be between 1.5 and four per cent of the purchase price of your property. 28 YPNEXTHOME.CA

Dip into savings Once you’ve determined how much you’ll need, you’ll have to find a source for your down payment and closing costs, one of which can be your RRSP. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP on a tax-free basis as long as the funds have been in the plan for more than 90 days. If you’re purchasing a property with a partner who’s also a firsttime buyer, you’ll each be able with withdraw $25,000. Keep in mind that the money has to be paid back starting the second year after you make the withdrawal and you have up to 15 years to repay the amount. If you don’t make an annual payment, you’ll have to declare it as taxable income on your tax return for that year. If your RRSPs or other savings aren’t enough, your family may be able to help you. In fact, an April 2015 BMO survey found 42 per cent of first-time buyers expect their parents or relatives to help pay for their first home.

Shop for a mortgage It can pay to shop around. If you and your partner go with the first mortgage rate you find, you could end up paying a lot more. Let’s assume the following: you plan on buying a $500,000 home with a $400,000 mortgage, your amortization period will be 25 years, and you have a five-year fixed rate of 3.5 per cent. That means your total mortgage payment will be $1,997 a month. But if you do a little research, you could save some money. If you’re able to get a mortgage with a fiveyear fixed rate of 2.5 per cent, your payments will be $1,792, a difference of $205 a month or $2,460 a year. That’s why you should look for the best mortgage rates. You need to be ready financially before you’re able to purchase a property. Knowing what steps are involved to become a first-time homebuyer will allow you to start your search for buying a home. The lifestyle is very active, thanks to the Killarney Aquatic and Recreation Centre that acts as a flagship for the entire neighbourhood. Vibe Killarney’s residents bring a certain energy to the area. Folks very involved in the community garden, aquatic and recreation centre, as well as the shops and restaurants in the area. Alberta’s Nation-Topping Population Growth: A Bright Spot Amongst Recent Benchmarks With less than half of 2016 left, provincial economic outcomes to date have generally reinforced most initial expectations that saw Alberta’s economy contracting this year for a second year in a row. That said, most recent trusted forecasts – like those released by the Conference Board of Canada in June 2016 – have pegged provincial real GDP growth for 2016 at -2%. While this would represent a stronger performance than Alberta’s -4% contraction in 2015, it also indicates that Alberta would be the only major province facing contraction in 2016. Nationally, Canada’s real GDP is expected to grow by 1.5% in 2016, partially because of strong national housing sales and housing price growth (in May 2016 national existing home sale prices were up 12.5% on a year-over-year basis according to the Canadian Real Estate Association). By contrast, similar Albertan housing market performance measures have also aligned with the notion that the province’s economy will likely fair the poorest this year. However, with these losses counted, there have still been some strong wins in terms of Alberta’s housing market’s

2015 Population Composition by Age Cohort (Alberta vs. Canada)

leading indicators. Specifically, Alberta’s population grew faster than any other province in the first quarter of 2016, totaling 4% during that quarter. While this might seem like a head-scratching phenomenon giving all of the above, Intelligence House has noted two reasonable trends that are currently encouraging this growth: 1) Young Family Formation: There were 14,240 babies born in the province, 15% of the total babies born in Canada over that period (for reference, Alberta has roughly 11% of Canada’s overall population). This trend

70 to 79 60 to 69 50 to 59

standing adult population is compositionally much younger than the nation as a whole (see the left chart below). 2) Immigration: Canada saw its largest influx ever of international immigrants in the first quarter of 2016 (86,216), a large number of whom were Syrian refugees. Alberta’s share of that total was 12,050 or nearly 14% (see the right chart below).

FOR THOSE OF YOU WHO lived as

adults through the 1980s, you may view wallpaper as a thing of the past. But, if you are buying a new home, or are faced with the challenge of decorating a new space, wallpaper may be front of mind. Wallpaper is coming back, but not in the way you may think. It has been reinvented and has become trendier than ever. As we said goodbye to balloon curtains, high hair and neon colours, we thought wallpaper was on that list as well. It turns out, wallpaper manufacturers very savvy marketers, and their efforts are reflected in today’s interior design. Wallpaper has moved past chicken boarders in the kitchen, large and bold floral patterns, or entire rooms covered in the same look. We are seeing wallpaper used in new and exciting ways. There is now textured paintable wallpaper, wallpaper for focal walls, or fun designs that can be used in small spaces. The powder room is the best place to have fun and experiment with colour, texture and new designs. It is a place where you can shut the door and walk away, but your guests will

love your efforts. One of our favourite powder rooms was done in all-black wallpaper with trendy light and bathroom fixtures. Because powder rooms are on the smaller side, going with a dramatic colour or pattern is not too overwhelming. Creating a focal wall is another area when we use wallpaper a lot. Again, we are seeing things in wallpaper we have never seen before. There are large shapes and patterns that can be applied to the wall individually. Also, the focal wall doesn’t have to be a full wall, it can be a section or maybe it is a design that carries over slightly to the adjacent wall. Anther trend in wallpaper is the introduction of metallics. Gold has been huge for the last couple of seasons and this has also been evident in wallpaper. There are endless examples from neutral wallpaper peppered with gold geometric shapes to black wallpaper with large gold fans. And, since wallpaper is no longer themed, these can be used in just about any room in the house! Faced with the task of decorating a completely new space, sometimes it pays off to take risks and think outside of the box. Using wallpaper

ABOVE LEFT

In this dining room the neutral wallpaper from Graham and Brown (grahambrown.com), is used with custom wainscotting and built-ins to create a unified look. ABOVE RIGHT

lets you do both. Not only have there been advancements in the wallpaper patterns, but also in the product itself. Most companies have prepasted wallpaper that lasts longer and is more durable. A nice added bonus is the grid on the back that a lot of companies as using. This allows the homeowner to ensure straight cuts when lining up to an edge or matching the pattern on the next sheet. Reasons to teach your kids about real estate sooner than later By Wayne Karl

MILLENNIAL

IT’S JULY AND SCHOOL is out for the

summer. What better time to teach your kids about real estate? Why? There’s actually more than 500,000 reasons to do so. The number is really 508,097 – as in dollars, the average price of a home in Canada as of April 2016, according to the Canadian Real Estate Association (CREA). This represents a 13.1-per-cent year-over-year price gain. Need another reason? How about 45 – as in the percentage of millennials, in a survey conducted by New Condo Guide, who don’t believe they will be able to buy a home in Canada within the next five years. Just 25 per cent per cent believe they will be able to buy a home in the next five years, while 25 per cent say “with a lot of help, maybe.” Not exactly the most encouraging stats. Need more, still? A new poll by CIBC reveals 63 per cent of millennial respondents plan to buy a home in the next five years – but almost half of them have not even begun to save. Faced with a myriad of financial challenges, 54 per cent of future millennial buyers say coming up with the required down payment is the biggest obstacle to homeownership, the CIBC poll says. About half are concerned that job security (53 per cent) and rising real estate prices (46 per cent) will impact their ability to buy. Given such realities, teaching young Canadians financial literacy at an earlier age is increasingly important. Sound familiar? It might, if you’ve ever read The Wealthy Barber, David Chilton’s 1989 best seller in which 42 YPNEXTHOME.CA

readers were implored to “pay yourself first” and max out your RRSP. The book also lamented that personal finance wasn’t a key part of the curriculum in our education system.

More than 25 years later, given the price of real estate in Canada these days and the now-documented challenges facing our millennials, you could make a case for teaching real

property courses in our schools. Some organizations, such as the Financial Consumer Agency of Canada, major Canadian banks and even investor groups, are taking such

matters into their own hands, with programs for financial literacy for youth. The CIBC poll underlines how strong the need is.

“Millennials want to own, and many plan to do so in the next few years, but they’re facing many obstacles and competing financial priorities,” says Barry Gollom, vice-president, mortgages and lending, CIBC. “It’s important that they sit down with an advisor and map out a realistic time frame for making their dreams of homeownership a reality – it’s not easy, but it’s attainable.” Another CIBC poll finds Canadians are sympathetic to millennials’ struggles for homebuying. The majority (56 per cent) say something should be done to help the younger generation enter the housing market. Three-quarters (77 per cent) believe buying a home is more difficult for young Canadians today than it was for previous generations. “It’s not just young Canadians that feel that buying and maintaining a home is a challenge for their generation,” adds Gollom. “Canadians across the board regardless of age agree and a majority are calling out that something should be done to help.” Because… those five years that millennials believe they need to save up for a down payment? If things continue as they are, prices could be further out of reach. In 2012, the average Canadian price was $363,606 – representing 39.7-per-cent gain to the current $508,0907. At that rate, in five years, the average would be about $709,811. Mind you, the national average price is skewed by activity in Toronto and Vancouver. Take these two markets out of the equation, the average is a more modest $369,222 and year-over-year price growth 8.7 per cent, CREA says. There are markets in Canada that are more friendly to millennials. Need another reason to teach your kids about real estate sooner than later? Here’s 150,000 – the Canadian average price back in 1992. JUL 22 - AUG 19, 2016  |  NEW CONDO GUIDE  43
