Buying a brand-new condo offers an opportunity to get the home you really want. It can be a dream come true and an investment for the future, but don’t forget, it’s also a legal transaction. The term “get it in writing” has never been more important, since it outlines everything your new place will have in, on and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon. Since building a new condo is much more complicated than a resale transaction where the property likely already exists, there
is no set Agreement of Purchase and Sale or standard contract. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so these can vary from one company to another and from province to province. Before you sign a contract, review it carefully with the builder representative, and ask questions to make sure you fully understand what’s in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

Part of your new condo purchase involves a visit to the décor centre, where you’ll make your finish and upgrade selections. Aside from the benefit of getting a never-lived-in home, a new condo also offers the opportunity to customize your suite without having to undergo the pain of a renovation. This process is often met with a range of emotions, from excitement to anxiety. If you find yourself in the “anxiety” category, have no fear. Many builders have enlisted the help of professional design consultants who are there to help you realize your visions of fashion and function. Are you a shower person? Why live with wasted space in the form of a bathtub? Now’s your chance to speak

up and see if changes can be made. On the other hand, if you like to indulge in a good soak, why not upgrade to a jetted, spa-style bathtub? Apart from getting the hottest trends and the convenience of customizing your home while it’s in the building stage, this is also your chance to maximize your investment, so think “resale value” when making your selections. Hardwood flooring is a perfect example – a timeless option that you’ll enjoy while you live there, and it will also yield a return as a desirable feature for buyers if you ever decide to sell. Upgrades may add to your bottom line, but remember that your home is your castle, and you should treat it as such. Don’t settle for second best.

Battistella
launching new project for Kensington // By Heather Ryan This fall, an exciting new condo
project that mixes residential, retail and even a boutique hotel together will be launched by Battistella Developments in one of Calgary’s most desirable communities. Located in Kensington at the corner of 2nd Ave. and 10th St. N.W. and right next door to Battistella’s highly successful PIXEL, this new
project, whose name has yet to be revealed, will be an eight-storey building that is anticipated to be well received by buyers and local residents. “This will be a mixed-use building with retail on the main level, and in keeping with the vision for Kensington that has more boutique-style retail than big outlets, we’ll keep the retail spaces small,” says sales and marketing manager Adrienne McGarvey. A unique aspect to the building and a first for Battistella is the dedication of the second floor for a 11
boutique hotel. “This is really interesting because it can be used by the general public, but it’s also a benefit to the residents because it gives them a convenient place for overnight guests to stay,” McGarvey says. Another first for the building is that among the three levels of underground parking will be a level of parking run by the Calgary Parking Authority. The private parking area will have visitor parking, however the additional public parking can provide residents with very convenient parking for their guests.
On the top six floors, 60 apartment-style condos will offer a wide range of floor plans and sizes, from a 450-sq.-ft. junior one-bedroom to a 1,500sq.-ft. three-bedroom. “Having a three-bedroom suite is a first for us but there has been such a demand for it, from families who want the condo lifestyle and need the extra bedrooms for the kids, to older couples who want the extra space,” McGarvey says. “Our buildings always have a very cool, modern style which is really appealing, especially to baby boomers and empty nesters looking to downsize and enjoy a new lifestyle.” The residential suites will include: one-bedrooms, the majority with dens; a range of two-bedrooms with two bathrooms; two-bedrooms with den and two baths; and three-bedrooms with two bathrooms and lots of storage. Battistella is currently finalizing the interior finishings, but McGarvey says, “the kitchens will be show-stopping and very different to what has been seen on the market before. We are working with ‘ce de ce’ interior design, and the overall look is very mid-century modern. We’ll also have Battistella’s

signature floor-to-ceiling, wall-to-wall windows, and nine-ft. ceilings.” McGarvey says the building exterior is still in the development stage but the preliminary renderings show the building will have lots of glass, and the lower section is designed to fit into the eclectic Kensington streetscape. The building will also have a great rooftop patio allowing residents to socialize and enjoy stunning views of downtown and the Bow River. Battistella continues to be a Green builder, and this latest project will be their third BuiltGreen-certified building. “The BuiltGreen program allows us to choose Green initiatives that make cost sense for the building and for the residents,” says McGarvey. A major appeal for buyers is the incredible location – just a block away from the LRT station – in a vibrant community that places an array of shops, services, coffee shops, restaurants, parks, pathways and downtown just minutes from the doorstep. McGarvey says they are in the pre-launch stage right now and plan to launch the building in the fall with possessions in late 2015 or early 2016. Once launched, a presentation centre will open at 1120 Kensington Rd. N.W.,
but Battistella is accepting priority registrations online at battistella.ca. Buyers looking for a quicker possession may want to check out Battistella’s PIXEL that has just five homes remaining. You can view the PIXEL townhome showsuite by appointment by calling 403.290.1664.

CMHC REPORT
JUNE HOUSING STARTS
H
ousing starts in Canada were trending at 184,514 units in June compared to 184,087 in May, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “As expected, the trend in total housing starts remained essentially stable in June, for a third consecutive month. This reflects general stability in regional trends over the same period. As a result, the trend in national housing activity remains close to its historical average and is in-line with estimates of household formation,” says Mathieu Laberge, deputy chief economist at CMHC. “In June, gains in housing starts in British Columbia were offset by declines in other regions of the country.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analyzing only SAAR data can be
LIVE LIVEYOUR YOUR

misleading in some markets, as they are largely driven by the multiples segment of the markets, which can be quite variable from one month to the next. The standalone monthly SAAR was 199,586 units in June, a decrease from 204,616 in May. The SAAR of urban starts decreased by 2.7 per cent in June to 177,085 units, as both the single and multiple urban starts segments declined in June. Single urban starts decreased by 4.1 per cent to 62,743 units in June while the multiple urban starts segment decreased by two per cent to 114,342 units. June’s seasonally adjusted annual rate of urban starts increased in British Columbia. Urban starts decreased in all other regions. Rural starts were estimated at a seasonally adjusted annual rate of 22,501 units in June. As Canada’s national housing agency, CMHC draws on more than 65 years of experience to help Canadians access a variety of high quality, environmentally sustainable and affordable housing solutions. CMHC also provides reliable, impartial and up-to-date housing market reports, analysis and knowledge to support and assist consumers and the housing industry in making informed decisions.

Yes, all condominium corporations in Alberta are required to do a reserve-fund study every five years and are also required to save toward those major expenses, but it’s not a perfect world. As every homeowner knows, expenses can exceed our available resources. While the single-family homeowner will use his line of credit or perhaps a credit card for an $8,000 roofing bill, a condo corporation needing $8,000 per townhouse for, say, 50 homes won’t find it that easy to borrow the needed $400,000. Yet some lenders are coming
to the table, so check with your bank or credit union to see what’s possible. There are also a few condo-specific lenders emerging in Canada, such as Strata Capital Corp. (StrataCapital.ca) and Maxium Condo Finance Group (Maxium.net). Borrowing to pay for a capital project, of course, is only one option, and isn’t necessarily the first choice. Borrowing creates a debt that must be repaid, meaning monthly condominium contributions have to rise. Better to have money on hand or to use some of the condo corporation’s reserve-fund money and some borrowed or newly raised money, such as by a special assessment on all owners. Yet some owners may soon be selling and moving, and begrudge paying for repairs or improvements that will be enjoyed by the future owners. We can lay out a hierarchy of questions to decide: 1/ Does the job need to be done, and if so, can it be phased or can it be done less expensively? 2/ What portion of the project can we afford to pay for from the reserve fund, and what is the shortfall? 3/ Should the shortfall money be borrowed, raised by increased condo contributions over a period of time, or be raised by a special assessment on all owners? 4/ What is the reasonable limit on our condo development’s monthly contributions (“fees”) so that our owners
22 NEW Condo Guide | Volume 16 issue 08 | newcondoguide.com
can still sell easily? 5/ If that condo-fee limit would be exceeded by repaying a debt or by paying off a contractor’s bill, perhaps we should split the unfunded portion of the expense between borrowing and a special assessment. 6/ If imposing a special assessment, how much time do we give owners to pay it? In many and perhaps most cases, it will be better to swallow the bitter pill and impose a special assessment to raise the one-time funds to catch up on major capital work, be that a new roof, new elevator systems, or improved common areas such as hallways and lobbies. Many people, of course, will need as much notice as possible for an expense of thousands of dollars, so boards should do everything they can to give time to pay. Half a year’s notice seems to be a reasonable minimum notice to condo homeowners who can then consult their lenders, the bank of Mom and Dad, or juggle their own resources to cover the bill. My conclusion is that condo corporations should borrow if necessary, but not necessarily borrow. Condo boards should not use amortization to avoid a special assessment that will see the capital work done and monthly condo contributions held to a reasonable level. Whether to borrow at all, how much to special assess, or what blend of these to undertake are questions that a condo board will sort out on behalf of all the condo homeowners.

Slokker’s Ravenswood Townhomes offer comfort and style // By Heather Ryan

resenting space-engineered floor plans that speak to comfort and style, terrific features and an affordable price point has buyers excited about the new Ravenswood Townhomes in Airdrie. Being crafted by Slokker Canada West, the recently launched Ravenswood Townhomes offers 83 townhomes in four-, five- and six-plexes that exemplify the principles of value, quality and
26 NEW Condo Guide | Volume 16 issue 08 | newcondoguide.com
innovative design that have made Slokker an industry leader. “We launched sales a couple weeks ago for the Ravenswood Townhomes and the response has been amazing with the first 10 homes already sold,” says Peter Paauw, president of Slokker Canada West. “People really like the design and appointments, and the fact that we start in the $230,000s with two bedrooms, a den and an attached garage with driveway. “The people who are buying are very excited; we’re getting a fair amount of empty-nesters and downsizers who are happy to find a townhome that has what they want with designs to suit their needs and upgrades that
are affordable so they can downsize and still enjoy the luxuries they had in their larger homes,” Paauw says. “The starting price point is also appealing to first-time buyers and young families. “With these townhomes we focused on creating a design that made maximum use of space and an affordable price while also making them attractive to buyers, so they feature modern selections inside and fresh exteriors,” Paauw says. Ravenswood Townhomes present two townhome styles: Sagestone, a two-storey design of 1,137 sq. ft.; and Heritage, a threestorey design that ranges from 1,172 to 1,396 sq. ft. “The Sagestone plan has the garage on the main level with an open-concept living room, central dining room and kitchen and a walkout basement, which we can develop,” Paauw says. “The Heritage plan has the garage and a den on the first level and an open-concept living room, central dining room and kitchen on the second level.” There are various optional layouts available for the upstairs, including: two bedrooms and one bathroom; two bedrooms and two bathrooms; three bedrooms and one bathroom; and three bedrooms and two bathrooms. “So the buyers really have the option to choose the right design to suit their lifestyle needs,” Paauw says, noting all the plans feature upstairs laundry. Buyers also appreciate the modern interiors with features that include nine-ft. ceilings in the main living area, laminate flooring in the Heritage townhomes, decorative glass lighting, window coverings, oversized baseboards and casings, spacious balconies and large windows ensuring plenty of natural light. The European-inspired designer kitchens present well-appointed standards such as islands or peninsulas with breakfast bars, full-height tile backsplashes, full-height cabinets and pantries in most townhomes and a full appliance package that includes fridge, stove, dishwasher and over-the-range microwave, as well as energy-saving, frontloading washers and dryers. There are many
upgrades available including granite countertops and stainless steel appliances. There are fenced backyards and the entire site will be landscaped with underground sprinklers. “The location is also very appealing to buyers,” he says. “We’re right across the street from a large park and a K-12 school that is under construction.” It’s also just a four-minute drive to the first grocery store, five minutes to two more, he says, and there is a wide range of shops, services, restaurants and coffee shops off nearby Yankee Valley Blvd. and Big Hill Springs Rd. “Really you’re just minutes away from any convenience in Airdrie,” he says. As well, it’s just minutes to CrossIron Mills shopping centre and an easy commute to the airport and Calgary via Queen Elizabeth Highway. Construction will start in August with first possessions expected in February/March 2014. For more information about Ravenswood Townhomes, visit the sales centre, open Tuesday to Friday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m. or visit townhomescalgary.com or visitravenswood.com.

“The fact that I have options to personalize my new home, meet the future neighbours, and own a property in Canada’s top city at very young age makes me very excited,” Hussain says. “My brother already lives in an Avi-built home in the community of Walden, and he is very satisfied and content with his decision.”
ground at their south Calgary townhome development, Edison at Walden. Charron Ungar, president of Avi Urban and Victor Mutambo, general manager of Avi Urban, recently broke ground with first-time homeowner Muzzamil Hussain. Hussain, 21, is a University of Calgary student and entrepreneur who purchased a 1,381-sq.-ft. Carmine corner townhome. “I chose Edison because of its modern and fresh design,” Hussain shares. “The strategic location of Edison and well renowned builder like Avi Urban convinced me to purchase my first home. With five major financial institutions, national grocery stores, restaurants and parks at your door step, it makes Edison at Walden a very attractive community overall.” Townhomes in Edison at Walden range from 1,130 to 1,400 sq. ft. and feature nine-ft. ceilings, two-car attached garages, contemporary exteriors and incredible interior finishes. With pricing starting in the $260’s, more than 30 new homeowners have already chosen to call Edison “home.” Located in the modern south Calgary community of Walden, Edison sits just steps away from incredible local amenities, including a full retail plaza and new grocery store arriving later this year. 32 NEW Condo Guide | Volume 16 issue 08 | newcondoguide.com

the flood that devastated many Calgary communities, thousands of volunteers and local businesses have given generously of their time, money and resources to help their neighbours. Helping with the rebuilding efforts in a major way are members of the Canadian Home Builders Association – Calgary Region (CHBA – Calgary Region) – the developers, home builders, renovators and dozens of suppliers, trades and associated businesses that 34 NEW Condo Guide | Volume 16 issue 08 | newcondoguide.com
helped build this incredible city and are helping to rebuild it. The industry mobilized immediately with companies and individuals offering everything from manpower, money and meals, to tools, equipment and support. “It’s one thing as an industry to donate more than $1 million for flood victims, but it’s even more impressive to see the thousands of man hours our members have donated toward the clean-up effort,” says Doug Whitney of Crystal Creek Homes and president of the CHBA– Calgary Region. “Personally I’ve seen many member companies with their fleet of vehicles in the devastated communities with the owners of those companies working shoulder

“It’s amazing what has come out of this,” Whitney says. “So often we go along in life thinking people don’t care, but this shows that most people are good, they do care and have charity in their hearts.” to shoulder with their employees; it’s been a major effort, really unprecedented,” he says. “I also heard of companies putting off Stampede parties in order to donate to the flood relief, and employees donating money and meals, and creating raffles and programs to raise funds. “It’s amazing what has come out of this,” Whitney says. “So often we go along in life thinking people don’t care, but this shows that most people are good, they do care and have charity in their hearts.” The CHBA – Calgary Region has worked closely with UDI – Calgary and the City of Calgary to co-ordinate the massive cleanup efforts to maximize the impact of its members. As well, on its website (chbacalgary.com) you can find a list of flood resources and the association has developed a helpful Flood Information Tool Kit that
deals with what people need to know about restoring and rebuilding their homes. There has been an unprecedented outpouring of support by the CHBA – Calgary Region members and the list of donations grows daily. Among those that acted quickly were Cardel Homes and Cardel Lifestyles. “A few of our own employees were displaced by the flood,” says Tim Logel, president of Cardel Lifestyles. While most employees had friends or family they could stay with, an estimator who recently moved here from Australia and lived in High River “had nowhere to go, so we offered to put him, his partner and their son in one of our furnished showsuites in Prestwick Place. It was the only suite that hadn’t been sold there yet, and our staff got together and donated items like toasters and dishes to equip it so they could use it. “We also had a group of about 50 employees who went into Bowness to help with the clean up,” Logel says, and trucks and garbage bins were donated to aid in the effort. “Ryan Ockey (president of Cardel Homes) also newcondoguide.com | Volume 16 issue 08 | NEW CoNdo GuidE 35

There are a lot of ways to help, and as a company we’re going to continue to help where needed, because it’s going to take a considerable amount of time to recover from this donated $10,000 to the Canadian Red Cross.” Cardel has also approached the city with the idea of rebuilding a park with the help of its landscaping partner. “Many parks were damaged in the flood and they are an integral part in any community; we can help with laying sod and planting trees so the opportunity is there when the city is ready.” Cardel Lifestyles was also able to help out financially with its favourite charity, The Calgary Women’s Emergency Shelter, as it was affected by an evacuation order. Cardel put in volunteer hours cooking food for the residents, replaced food lost during the power outage and worked closely with Coast Wholesale Appliances in replacing the shelter’s damaged appliances. “There are a lot of ways to help, and as a company we’re going to continue to help where needed, 36 NEW CoNdo GuidE | Volume 16 issue 08 | newcondoguide.com
because it’s going to take a considerable amount of time to recover from this,” Logel says. Homes by Avi also mobilized, quickly sending out teams of people who worked in various Calgary communities that were affected, according to Homes by Avi CEO Monte Kendall. The company also guaranteed a minimum donation of $10,000 to the Red Cross and is also matching staff donations, he says. In light of the flooding, a team building day called “Avi Day,” which was scheduled for June 26 and was to include events such as golfing, hiking and spa for the staff, was unanimously cancelled in favour of helping with the cleanup, says Sandi Knight-Griffiths, corporate communications specialist. “The entire staff of about 150 went to Erlton and Roxboro to help any residents who needed it. “On two separate occasions, we’ve also sent groups of people to High River,” she says, adding, “as long as we cleared it with our managers, leadership gave us their blessing to help wherever we could during regular business hours.” Homes by Avi has also been accepting donations of food, clothing, hygiene products and the like, at all of their showhomes.
“Every day, we set out to build homes that people love and feel safe in. So, when you see that kind of comfort and security taken from so many people, it’s staggering,” Kendall says. “But what’s even more astounding is the generosity and willingness of so many people to help in any way they can, and I’m proud that Homes by Avi is a part of that.” Jayman Group of Companies donated $50,000 to the Red Cross and has challenged other home builders and developers to meet or beat this contribution. “We also supported Tao Events financially to feed the volunteers working around the clock,” says Graham Boyce, Jayman president. “We have worked with Perry McGeough of Tao Events for many years. They are well known for their food trucks at events in and around the city.”
Boyce says they chose to do business with McGeough and his team because of their mission, which is to help those less fortunate in Calgary. “We accomplish that by delivering one meal to a homeless person for every three people we feed for you,” according to Tao Events. “In the first days following the flood, we enlisted Perry and his team to provide food to rescue workers (police, firefighters and the Canadian Army) in downtown Calgary,” Boyce says. “We also recognized that Calgarians, and our City, take great pride in hosting the Greatest Outdoor Show on Earth and wanted to ensure that the show would go on, ‘come hell or high water’!” So Jayman sought permission of the Calgary Stampede to have Tao provide 24-hour a day food service to the clean-up and restoration workers on the Stampede grounds over the Canada Day long weekend. “Once we received approval, we called on ‘Team Jayman’ to work alongside Perry’s team to feed ‘everyday Heroes’,” Boyce says. Over 15 Jayman team members, from both Calgary and Edmonton, worked around the clock to serve more than 2,000 people a day for five days. “We have amazing people at Jayman that want to help their fellow neighbour and they did just that,” Boyce says. of course dozens of other ChBa – Calgary region members have lent a helping hand and many have made significant contributions over the last few weeks. for a complete list of these incredible donations, visit chbacalgary.com.

CALGARYISM
// BY CODY BATTERSHILL
BEAUTIFUL CALGARY PARKS acts, but what we do know is that we call one of the top five places to live in the world “home,” and it’s the best place to live in Canada. It’s hard to deny that our urban parks are a big part of those titles, having a positive effect on how we feel about our city and our attitudes in general. WE LOVE OUR PARKS…

hey say that the health and well-being of city dwellers is positively affected by parks and green spaces both on a mental and physical level, whether that be through indirect or direct use such as taking the dog for a run or perhaps playing a game of catch with the family. I say that this is absolutely true, and it is! All you need to do is look at Calgary as a prime example of how much urban parks do really have a positive effect on the local population. The proof? Well, we Calgarians are known to say “please” and “thank you,” to hold the door for others behind us, and to show other forms of common courtesy in public places. Now, now, we can’t say that our parks are the sole reason for these kind
Our parks and pathways are the mesh that keep our communities connected with each other and give us a place to get active, have fun, sit back and enjoy the city we live in. Around 5,300 park sites in more than 10,000 hectares of parkland with over 700 kilometres of pathways are available to Calgarians. These areas provide us with easy to access open spaces for spending time with our family, enjoying the sights and sounds of nature, exercising to our heart’s desire, playing a variety of sports and getting involved in a wide range of other activities in the community. One of my favourite Calgary parks for a weekend barbecue in the summer is Bowness Park. Located in the northwest, Bowness Park has a ton of picnic tables, covered barbecue shacks, kids’ playgrounds, open spaces for games, public washrooms, food and drink concession, and even has easy-to-use entrances to the river for rafting. In the winter, grab your skates and head down to the Bowness Park pond for some fun on the ice! If you don’t have skates, not to worry – you can rent some from the ParkSide Cafe! FOR THE EXPLORERS
Looking for a park that’s a little different? Head over to Edworthy Park accessible from both the southwest and northwest quadrants. Here you will find all the barbecue pits, picnic tables, parks and open spaces like those in Bowness Park, as well as some unique pathways like the Douglas Fir Trail that takes you on a journey into a jungle of evergreens on the side of the Bow River Valley escarpment. Don’t forget about Angel’s Cappuccino and Ice Cream across the river at Point McKay, where you can enjoy some homemade favourites like a grilled cheese sandwich and ice cream snacks. FOR THE RIVER LOVERS
What better way to enjoy the outdoors than at one of the river parks and pathways found along Calgary’s Bow and Elbow Rivers? Head down to any one of these top 10 inner-city parks in Calgary to experience the ultimate retreat from an urban lifestyle, even if it’s just for a little while. Behind every corner and bend on the paved pathway is another trail yet to be discovered. It’s truly remarkable how many times I have used these pathway systems and always discover a new way to go that I like better than the last one. I LOVE OUR PARKS
It’s hard to picture life in Calgary without our parks. Then I think of the time I visited Rome, Italy and almost felt suffocated by the lack of green spaces, and realized just how lucky I am to live in such a wondrous city like Calgary. 40 NEW CONDO GUIDE | VOLUME 16 ISSUE 08 | newcondoguide.com

Get friendly with fabrics // by yanic simard When it comes to fashion, patterns are mixed together all the time. Don’t be fearful of combining patterns in a room to make it come to life. The trick is to do it tastefully, without creating a décor disaster.
Here, are some tips for combining patterns the right way: Begin bold Start with one strong pattern – strong could mean thick lines, a particularly busy pattern, or very saturated colours – and build upon it. Balance of scale The goal is for your patterns to complement one another, not work against one other. Try to have an even mix of busy and subtle. Soften prints with solids A fabric without pattern acts as a staple to all schemes. It’s sort of like the bread to a sandwich – it won’t look (or taste) good without it. One colour, different shades A more simplified way of mixing patterns is to keep it monochromatic. Select patterns of one colour but choose varied shades (for example, light blue with medium and dark blue). Don’t over-coordinate You want to avoid having your fabrics too “matchy-matchy.” If you’re using the same or a similar pattern in more than one area, limit it to two places and have them spread far enough apart. My favourite patterns:
Textile tips: 1 Choose soft furnishings that will work in any room of
your home, so that when you’re ready to change up your décor you can swap pillows, throws and drapery from room to room.
2 If you’re just starting to re-decorate a room, a textile
that you love is a great way to draw inspiration for the entire scheme. Pull the colours, lines, shapes and feel from the pattern on the fabric.
3 W hen selecting a fabric, keep its application in mind
and consider these two important details: ›› Durability Look at the rub count – if the textile you’re considering is for upholstery on a piece that will be used often, the higher the rub count, the better. If it’s for drapery, a lesser rub count is suitable. Also, fabric with a higher thread count means a tighter weave, which is key to having fabric maintain its shape over time. ›› Clean-ability Fabrics made of natural fibres will absorb stains much quicker than man-made fabrics, but they will clean better. Fabrics made with manmade fibres are typically soil-resistant but don’t clean as well.
Gingham This printed or dyed fabric, which dates
back to the 17th century, is known for its checked patterns of white and a single bold colour (you’ll often catch me wearing this pattern). The size of the checks can vary in size, and the checks can appear in horizontal rows and vertical columns, or sometimes diagonally. Pinstripe It’s a classic pattern consisting of very thin stripes running in parallel. It is most recognized in men’s suits and is very striking in home décor. Chevron This repetitive pattern is comprised of sharp ledges that look like the letter “V” (sometimes called “herringbone” or “zigzag”). 52 NEW Condo Guide | Volume 16 issue 08 | newcondoguide.com

e are living in a world where customization and individuality is sought in almost every consumer product in the world. From cellphone covers to running shoes to vehicle options, there is an abundance of choice. New homes are no different, and builders have long realized that giving buyers the ability to make upgrades is essential. Entering into a firm offer to purchase a new condominium is only half of the work. The most exciting part of a home purchase for a buyer is going to the design centre and choosing colour schemes, finishes and upgrades. And, to make things easier, an interior designer pre-selects all floor, tile and wall finishes/colours, grouping them into three or four beautifully coordinated packages. However, there are rules and bylaws for condominiums that prohibit certain unit upgrades and renovations after you move in, and you will require the approval of your condo board to proceed. It is therefore recommended that upgrades be done through the builder to save time and avoid potential issues such as warranty concerns.

Whether you decide to inhabit the unit, rent it out, or flip it on a quick sale, upgrades may protect the value of your investment and increase its saleability in the future For instance, if you move in and then decide to replace the tiles in your bathtub or shower using your own contractor, and over time there is water leakage caused by this work, the builder and warranty corporation may not cover the damage. Keeping the warranty in place for all components of your condo is a major advantage of upgrading through the builder. The question then becomes: which upgrades are make the most sense for your real estate investment? Whether you decide to inhabit the unit, rent it out, or flip it on a quick sale, upgrades may protect the value of your investment and increase its saleability in the future. Appliances Stainless steel appliances are the most
common upgrade. These can make your unit more attractive, and a quicker sell among your competitors within the same building. They are durable, rust-proof, non-porous, easier to maintain and aesthetically pleasing.
Floor plan modifications New condo units are less likely than new houses to permit interior layout changes. However, minor floor plan modifications to a condo unit always prove to be beneficial in the long run. For example, adding a door to enclose a den enables the space to become a guest suite, nursery or private office. Floor finishes Buyers always question why there is carpet
in the bedroom and either hardwood or laminate in all of the other rooms. If the bedroom is carpeted by default, upgrade to the same flooring as the main living space of your unit. Hard floors are more hygienic and significantly increase the resale value of the home. It is best to have the builder perform this upgrade. If you do it yourself, you may have a difficult time matching the type and colour of flooring.
Kitchen fixtures and hardware The most sensible upgrades to a kitchen are material finishes and cabinetry extensions. It is certainly a plus if your unit has more cabinet space than a competitive unit. Builders also offer kitchen island upgrades that add functionality and storage space. Some other notable upgrades to the kitchen are: undermount sinks, backsplashes, stone counters like Corian, granite or quartz, and drawer and cupboard dampeners. 62 NEW Condo Guide | Volume 16 issue 08 | newcondoguide.com
Lighting Having the builder add a ceiling light box in the bedroom is a great upgrade. For other rooms, the most unobtrusive method for lighting is pot lights. Electrical Some people prefer
extra electrical outlets on a large patio of a condo for light fixtures. Also, smart panels that allow all incoming telephone and cable services to be tied together before flowing throughout the space are an excellent and inexpensive option. Upgrades vary from builder to builder, and it is important to see a list of available upgrades before you make your design centre appointment.

01
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
Divide by three. This figure is the monthly payment you can afford to make on your condo.
06
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

mortGAGe options you can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. All mortgages are of two basic types:
conVentionAl
open mortGAGe
Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.
Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.
insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.
closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good
choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
portAble mortGAGe Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
