Much like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market.

While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for a new place to call “home.”

Not only do townhomes and condos afford you the opportunity to live in a prime neighbourhood at a great starting price, but when it’s time to up-size your home, you can often opt to remain in the same neighbourhood, which isn’t always the case for buyers in the single-detached market.

Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the spectrum. Many builders and developers are celebrating grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity.

Today’s unprecedented low lending rates are leaving many wondering what will happen when interest rates eventually rise.

Indeed, a recent study by BMO revealed that almost two-thirds of Canadians carrying debt (64 per cent) would be stressed if interest rates increased by just two percentage points. One-quarter (25 per cent) said they would be “very stressed.” Yet, despite the distress, almost half of those surveyed plan to increase their debt in the coming year.

People see the record-low rate environment as an opportunity to spend, as opposed to save. But know that what goes down must come up, and rates will rise again. What can you do to insulate yourself from that looming threat? Here are some tips:

• Stress-test your mortgage against a higher rate before you commit to the purchase of a home, or any big-ticket item for that matter.

• Don’t spend the maximum you can afford. With the current five-year fixed rate as low as 2.39 per cent, your dream home may be a reality today, but can you still afford it at a mortgage rate of 5.5 per cent, or more?

• Consider all your expenses, including other debts and your lifestyle. You should plan to live in your home, not live for your home.

The Bank’s next rate announcement is Sept. 9, so stay tuned for what will happen next. In the meantime, rather than piling on the debt, take this low rate environment as your opportunity to pay down your existing debt faster, so when rates do rise, you won’t break a sweat.

EDMONTON’S NEW RENTAL UNIT CONSTRUCTION SOARS IN 2015 (PART 3)

So far in this series of articles we have been discussing the recent surge in the construction of new premium rental units with new condo-like features and finishes across the city of Edmonton.

To date, the success of these projects – at reaching high occupancy rates upon completion – has been a testament to consumer demands for high-quality living spaces when compared to Edmonton’s current primary rental universe, which is vastly over represented by units built prior to 1980.

At the end of our last article, we noted our expectation that more of these new high-end rental projects will begin pre-leasing in Edmonton’s market in the near future, and we wondered how long this trend would continue and how it might affect the demand for Edmonton’s standing rental properties in its maturity.

The answers to these questions will mainly depend on the continued success of current new condo builders leasing their buildings at rental premiums that justify their investment – through the achievement of capitalization rates that are equal to or above current market capitalization rates in the city of Edmonton – 4% to 5%.* Adjacently, any long-lasting adverse effects that these new rental stocks have on existing apartment rentals in maintaining their current capitalization Intelligence is Edmonton’s newest and rates – sayHouse through higher vacancies and most less innovative Real Estate Marketing Agency with a focus on strategic market intelligence which includes full research, marketing and sales services to the real estate industry.

total rents – should eventually be met by actions within these buildings to re-raise these rates (most likely in the form of investments to upgrade their buildings to achieve higher appeal, rents and building value).

Eventually, these two forces will meet in the middle and, at that point, the construction of new rental buildings should begin to slow.

Intelligence House believes this process is now underway, as many older buildings have recently started upgrading their suites as they become available. A simple search of any primary rental website can shed light on this emerging trend, as many ads for older buildings now read “condolike” or “newly updated”.

For the city of Edmonton, the situation could not be better, or more timely, from an economic point of view as the construction of new apartment buildings is driving the renovations of old rental stock.

Use a qualified realtor to buy that new condo!

I

t’s easy to buy a new condominium home. Drop by a show suite, choose a floor plan, write a deposit cheque and sign the purchase agreement. Voila!

But when people buy that way, a few questions remain unanswered. Did you obtain the best-possible price? Was there a comparable new or near-new condo on the resale market, perhaps at a lower price? Is this particular builder creating the quality of buildings and the type of social setting that you want to live in? Was your offer to purchase made with the conditions you need to protect you in case a problem arises? Did you truly understand the stack of condominium documents you were handed, and which you were likely too intimidated to really read before the 10-day deadline passed?

These doubts – and some big mistakes – could largely be eliminated if new condo shoppers would realize that most builders welcome professional realtor representation for their customers. In fact, most builders allocate a portion of their marketing budget to pay a modest commission to realtors for their service to buyers. In other words, it costs the buyer nothing more to have a condominiumspecialist realtor at their elbow when making that offer to purchase!

First and foremost, the buyers will have a licensed realtor whose professional duty is to work in the interest of the buyer. Remember, sales staff can be entirely courteous and professional, but their duty is to work for the builder who employs them, not for the buyers. Don’t blame them, that’s their job.

But it’s the realtor’s job to work for and protect you. Not only that, but the realtor carries an errors and omissions insurance policy that, in difficult circumstances, provides a deep pocket to help solve a problem. It might be the same problem you would have faced alone, but this way you have that additional protection.

Realtors also have access to a vast databank of absolutely current market information. We use the comprehensive Multiple Listing Service (MLS), not the very limited MLS available on the internet. Buyers sometimes are shopping at a new-home show suite in a project’s Phase Two, when across the driveway there are resale suites available at a discount for a variety of reasons in Phase One. Some of those are estate sales. In some cases, a suite was substantially upgraded and expensive window coverings were installed, all just in time for the situation of the new owners to change, and they have to sell. Sure, you may still choose to buy new. But a good realtor will ensure that you buy new with no regrets, and with no doubts that perhaps there was a better deal to be found across the driveway, if only you’d looked.

Sheer market familiarity on the part of your realtor can be invaluable, as well. Some of us see more condos in a month than most condo shoppers will see in their lifetime. We buy ‘em, we sell ‘em, we market value ‘em, and we read condominium documents over breakfast. Some of us own several condos as investments, and many are members of, or even chair, our own condominium corporation Board of Directors. In many cases, condo-specialist realtors know the various builders out there, and the types of projects they build. I’m not boasting, but stating facts that could serve to protect and reassure many future condominium buyers.

much governmental as legal. And at $300 per hour, how much legal analysis can a buyer afford? A legal review is always well advised, but equally necessary is an overview of what the documents mean in a practical sense, and a summary of what kind of condominium community you’re buying into.

Housing starts slip in July: CMHC

T

he trend measure of housing starts in Canada was 185,586 units in July compared to 184,035 in June, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.

“Housing starts in Canada have been trending higher over the past three months, with gains in multiple starts offsetting declines in single starts,” says Bob Dugan, CMHC’s chief economist. “The decline in single starts is in line with CMHC’s expectations of buyers shifting demand away from higher priced new single-detached homes

towards lower-priced alternatives. Gains in multiple starts are largely due to higher rental apartment starts, a substantial portion of which are seniors’ residences.”

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of Canada’s housing market.

In some situations analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market which can vary significantly from one month to the next.

The standalone monthly SAAR was 193,032 units in July, down from 202,338 units in June. The SAAR of urban starts decreased by 5.9 per cent in July to 176,998 units. Multi-unit urban starts decreased by 8.2 per cent to 119,478 units in July, and the single-detached urban starts segment decreased slightly, by 0.8 per cent to 57,520 units.

In July, the seasonally adjusted annual rate of urban starts decreased in Ontario, the Prairies, Atlantic Canada and Québec, while it increased in British Columbia.

Rural starts were estimated at a seasonally adjusted annual rate of 16,034 units.

Two-thirds of Canadians fear an interest rate hike

W

ith the Bank of Canada’s recent move to lower its benchmark interest rate, rate increases and ballooning debt may be the furthest thing from many Canadians’ minds. But as they say, what goes down must come up. Indeed, when rates do rise, the majority of Canadians fear they’ll feel the strain.

According to BMO’s Annual Debt Report, 64 per cent of Canadians carrying debt would be stressed if interest rates rose two percentage points. Onequarter would be “very stressed.” Yet despite the distress, Canadians remain optimistic about the pace at which they can pay off their debt, and almost half plan to increase their debt in the coming year.

Child-proofing your condo

f you have young children or are expecting some to be visiting sometime soon, it is always a good idea to ensure an accidentfree environment by child-proofing your condo.

Here are four basic childproofing tips that will make your condo as safe as can be for the little ones!

Heavy objects Some of the most hazardous objects for kids around the home are heavy and high up, such as HDTVs, speakers and decor to name a few.

These objects are prone to falling down and on top of young children if bumped or climbed upon, therefore it’s best to have any heavy objects out of reach, and ensure those that are free-standing are well secured.

Electrical outlet covers The curiosity of young children can lead them to putting their fingers where they don’t belong. While it does take a serious prod before the electrical current is transferred from a plug-in, children’s hands can be wet for various reasons and be more prone to getting a nasty shock as a result. Electrical socket covers are cheap and easy to install, and will give you added peace of mind when the kids are at play.

Fall-down areas Kiddy-gates are very useful in keeping young children away from areas that they shouldn’t be – with or without supervision. That could include the top of a stairwell, a steep step-down from a door, or perhaps a utility room packed with cleaning substances and other tools that could be potentially harmful.

Other areas to watch out for are windows located near furniture that children could use to climb-up on – and possibly out. Make sure if the window is open that there is a wellsecured screen, just in case!

DIY, or go with a pro?

W

ith moving comes packing, and with packing come decisions. Some people want to pack their own items, while others prefer to leave the task to a pro. Weigh the pros and cons before you decide.

The Professional Packer DIY packing only saves money if your items make it from Point A to B in one piece. Moving companies will not be responsible for items damaged due to your poor packing skills.

The most critical element in packing is taking into consideration how far and long the items will remain in the boxes during transit. Consumers often underestimate just how much jostling their items will endure on the road.

Accessories like lamps may seem to be packed well, but may shift inside the carton and break or chip as a result.

Professional packers make it their business to know what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. What will Bank of Canada’s interest rate cut mean for the economy, housing and you?

n July 15, the Bank of Canada (BoC) cut the target for the overnight lending rate from 0.75 per cent to 0.50 per cent.

This was just the second such rate cut since 2010, with the BoC most recently cutting rates from one per cent to 0.75 per cent in January.

January’s rate cut came as a surprise, but this latest move had been anticipated in the weeks leading up to the announcement.

Lower oil prices have led the Canadian economy into a slump, prompting debates over whether we are in a recession. That argument has mostly come down to the definition of the word – a recession is technically defined as two consecutive quarters of negative GDP growth. The BoC was careful not to use the “R” word in its announcement, but acknowledged the economy is under-performing and an interest rate cut was necessary to “help return the economy to full capacity and inflation sustainably to target.”

The rate cut has mixed effects, however. BoC Governor Stephen Poloz recently compared January’s rate cut to “life-saving surgery,” noting that the positive benefits outweighed any side effects such as increased levels of consumer debt. Since mortgage rates are closely tied to the BoC’s overnight rate, the housing market will also be affected. In areas where home prices have been skyrocketing, a rate cut may only make the situation worse, putting ownership further out of reach of first-time homebuyers.

Prior to the announcement, it was unclear what a rate cut would mean for an already overstimulated housing market. But in the hours following the announcement, it became clear that homebuyers were eager to take advantage of lower mortgage rates. Traffic to ratehub.ca surged 300 per cent as Canadians searched for better mortgage deals in the hours following the announcement. Mortgage brokerage Butler Mortgage lowered its fiveyear variable mortgage rate by 0.10 per cent almost immediately, to 1.88 from 1.99 per cent. The drop translates to $1,320 savings in mortgage payments over a five-year term.

TD was the first of the major banks to lower their prime rate, cutting it by 0.10 per cent. Within a day, many banks had lowered their prime rate by to 2.70 per cent.

Some remain unconvinced the cut will do enough for the average Canadian to save any money, or to stimulate the economy. Others worry the impact on the Toronto and Vancouver housing markets would increase disparity between those hot markets and the rest of the country, where real estate has been relatively stable.

So what does BoC’s latest announcement mean for you? If you have a variable rate mortgage, you can expect to save a few dollars a month when your interest rate drops. Interest rates on other variable-rate loans (such as lines of credit) are also likely to drop, freeing up some cash. If you’re

shopping for a house, your overall affordability will likely increase due to lower mortgage rates, but you may find that higher house prices quickly negate any advantage you might have had.

We’ll have the summer to find out what effect the cut has on the housing market and the economy as a whole. The next rate announcement is Sept. 9.

Show suites bring the floor plans to life

any new-home buyers are taking advantage of the sunny summer weather to visit the various show homes and suites around Calgary and in surrounding communities to see the new features, finishes and trends, and get a feel for the latest and greatest.

Dramatic entrances, sweeping vistas, soaring ceilings, gleaming floors and bold colours that have been chosen with flair and creativity are bound to delight visitors.

Homebuyers are looking for the home that is just right for them, so builders spend a good deal of time creating designs that capture the imagination and pump up the wow factor. They develop homes that combine style and functionality, reflect today’s lifestyles and new trends, and are comfortable to live in.

With the incredible selection of styles and designs available, it can be a challenge for people to narrow their choice. So during your tour, look beyond the pizzazz and examine the design to consider how it would work for you and your family.

One of the best ways to get a feel for the plan is to imagine living in it.

Think about your daily routines and priorities, and how the layout will suit you.

Is everyone rushing out the door at the same time in the morning? Are there places for the children to play, study and watch TV? Do you need a private space to work? Do you want a formal dining space or a large eating bar?

What if you love a particular home, but the kitchen simply won’t work for you? This is not necessarily a problem. Many builders offer various optional layouts and other models that may have what you’re looking for. Also, you may be able to customize a plan and the builder can advise you on cost and construction implications.

One aspect to consider is the potential traffic flow in and out of the home.

Ask yourself how easy is it to get grocery bags into the kitchen, and how the design limits privacy and furniture placement? Can everyone get around the whole place safely and easily?

Many new home and condo designs emphasize spaciousness rather than square footage. High ceilings open up the space and allow for larger windows, which extend your home visually and bring in more natural light.

The open concept, which combines the living room, dining room and kitchen in one open space, has been a design trend for many years but it can present challenges such as how to distinguish different living and working areas without diminishing the sense of space. However, many builders offer solutions such as bulkheads and other ceiling treatments that provide visual interest and delineate spaces. Incorporating a mixture of ambient, task and accent lighting lets you create distinct atmospheres.

Your choice of flooring can also have a big impact. Installing hardwood or tile floors throughout much of main area and then using plush carpet in the living room can create a different atmosphere for that space. Columns, partial walls or glass-block walls, or two- and threeway fireplaces can also define living areas while maintaining openness.

When you walk through a show home, also consider how your furniture will fit and ensure there is sufficient storage for all the things you and your family have collected.

Shopping for a new home is an exciting process, and visiting show homes is a good way to narrow down a design that will uniquely suit to your lifestyle.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart above. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

Mortgage options You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

All mortgages are of two basic types: CONVENTIONAL

OPEN MORTGAGE

INSURED OR HIGH-RATIO

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less.

The down payment can be as low as five per cent.

This usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less.

Buyer has to pay 25 per cent down.

A conventional mortgage cannot exceed 75 per cent of the value of the property.

CLOSED MORTGAGE

It’s a good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
