homebuyers eager to take advantage of lower interest payments; mortgage holders losing sleep at the prospect of a rate hike; and everyone wondering what will happen when the Bank of Canada finally makes a move. Well, there could be trouble brewing – at least according to the latest Manulife Bank Homeowner Debt Survey. Manulife reports that many Canadian homeowners, particularly Millennials, lack the financial flexibility needed to manage rising interest rates, unforeseen expenses or interruption in their income. The survey results reveal that: » Twenty-five per cent of Millennials have no emergency savings. » One in four homeowners were “caught short” at least once in the past year, with insufficient money on hand to manage daily expenses. » Seventy per cent of Canadians would not be able to handle a 10-percent mortgage rate increase. » The likelihood of mortgage rates jumping 10 per cent in the near future is slim to none, but it never hurts to be prepared. Try these tips: » Stress-test your mortgage against a higher rate, to ensure you can service a larger debt load. » Don’t spend the maximum you can afford. With the current five-year fixed rate as low as 2.24 per cent, your dream home may be a reality today, but can you still afford the payments at a rate of 5.5 per cent, or higher? » Consider all your expenses including student loans, car payments, taxes, bills – and don’t forget about savings and retirement! » In the meantime, rather than piling on the debt, take this low rate environment as an opportunity to pay down your existing debt faster, so when rates do rise, you won’t lose any sleep.

Housing starts are up in Alberta Sign of optimism: CMHC
HOUSING STARTS ACROSS CANADA was were up in May compared to April
2017, with construction kicking off on 214,621 units, according to Canada Mortgage and Housing Corp. (CMHC). This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “Row and apartment units led the upward move, while construction has slowed for pricier single- and semi-detached houses,” says Bob Dugan, CMHC’s chief economist. In Alberta, housing starts are on the rise this year in most urban centres – a good indication the region is on the road to recovery. Strengthening labour market conditions in Calgary and Edmonton generated more optimism among local home builders. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of Canada’s housing market. In some situations analyzing only SAAR data can be misleading, as they are largely

driven by the multi-unit segment of the market which can vary significantly from month to month. The standalone monthly SAAR of housing starts for all areas in Canada was 194,663 units in May, down from 213,498 units in April. The SAAR of urban starts fell by 10.2 per cent in May to 178,518 units. Multiple urban starts decreased by 10.8 per cent to 118,694 units in May and singledetached urban starts decreased by 8.9 per cent, to 59,824 units. Rural starts were estimated at a seasonally adjusted annual rate of 16,145 units.

Condo fees: Lower isn’t necessarily better
6 AVE N
By Linda Palfi
MORE ADVICE ONLINE ypnexthome.ca/news/advice
CONDO “FEES” ARE LIKE CITY TAXES
– they’re proportionate to the cost of maintenance and the level of service we demand, to cover direct expenses plus contributions to a rainy day fund. There are numerous reasons why condo fees can be higher or lower between neighbouring condominium developments; and lower is not necessarily better! One condo Board, for example, may be unwisely ignoring looming capital costs, such as replacing water lines, hot-water boilers and the roof. At first glance they look like geniuses for keeping condo fees so low. Yet, when the roof and pipes leak, that board will have an inadequate cash reserve, so all owners could be facing a large special assessment to quickly raise the funds needed for repairs. Right next door, homeowners may be paying $50 per month more, which at first glance makes us frown. Yet a look at the books could show they have thus saved up $1,500 for each of 100 living units – sufficient to cover pending capital expenses and to have a cushion left over afterwards. As well, that development may be providing a higher level of services to its owners in the form of better snow removal, landscaping, gardening and maintenance touch-ups that reflect pride of ownership. Such obvious pride and reserve funds, by the way, often outweigh lower condo fees when it comes to obtaining high value on the resale market. Typically, townhouse owners make 18 YPNEXTHOME.CA
a smaller monthly contribution than apartment condos, simply because townhouses can have their own water meters, and usually have their own furnaces and water heaters, while apartment condo owners pay their corporation to operate these centrally. Either way, you pay to stay warm in the winter and for the hot water that flows from your taps. Monthly condo fees can also be higher when a condo corporation has recreation facilities to operate. If you don’t use a pool, sauna, whirlpool, weight room or tennis court, why buy into a development where you’ll pay to maintain them? Calgary has some highrise condominium buildings with great indoor swimming pools – filled with crushed gravel and a few potted plants plopped on top! Those owners simply could not justify the costs of continued operation or overhaul of the aging facilities. The type of construction can also be a factor in the monthly contributions needed to run a condo development properly. Some concrete buildings and parking structures were built using posttensioned cable-reinforced concrete construction. While most such
buildings are just fine to buy into, some may need to budget for future cable replacement, and virtually all of them require an engineering inspection every two years, perhaps followed by more minor remedial work. These can be great buildings offering open floor plans and fine views, but there will be some ongoing cost to all the owners, and therefor slightly higher condo fees. New developments, of course, have all new components, and may face few capital costs for several years. Even so, some builders are a bit optimistic about what it will really cost to run a development after the purchasers become owners of the condominium corporation. Often, operating reality soon shows that proper maintenance and reservefund contributions for future major expenses require an increase in fees from what was represented in the show suite. Don’t blame the sales staff for the optimistic presentation, but increase the numbers 25 to 50 per cent within two years for your own comparison and budget purposes, just in case. You usually get what you pay for. Don’t shop for a condo based only on its condo fees. Lower fees may mean you’ll receive little in the way of services or reserve-fund protection. Don’t be afraid of higher, yet reasonable, condo fees. That might mean you’re looking at a well-run development, run by a board that’s not afraid to charge what it costs to do the job right, and to save for a rainy day.

Trending
Home prices trending up, detached demand on the rise CALGARY HOME PRICES trended up in May for the fourth consecutive month, fueled by the detached housing sector, but still sit below the 2014 high. “The economic climate is supporting detached housing market recovery,” says Ann-Marie Lurie, chief economist at the Calgary Real Estate Board (CREB). “Improved demand and easing supply has created more balanced conditions and ultimately some modest price gains. While it will still take some time for prices to recover, the transition in the detached segment is an important first step to
GOING GOING GONE!
stabilization across all segments of the housing market.” For the first time since June 2015, prices in the detached sector did not decline on a year-over-year basis. Unadjusted detached benchmark prices reached $509,000 in May, one per cent higher than last month and May 2016 levels. Like the detached market, the attached product has moved towards more balanced conditions. This has supported some recent directional shifts in pricing. However, monthly price declines had fallen by 4.7 per cent over peak levels and year-to-
date benchmark prices remain two per cent below last year’s levels. Against this backdrop, the number of new listings rose to 3,866 units in May, which is 17 per cent higher than last year’s total for the month. Despite this rise, year-to-date new listings have declined by one per cent over last year. “With the change in market dynamics, people no longer feel like they may need to settle for a second choice in a property,” said Brown. “There are lots of housing choices in every segment of the market and that made for a good situation in an already active spring market.”

Advice | NEWS & VIEWS
Navigating the housing market and winning the game By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
ALBERTA’S HOUSING MARKET could
be in recovery. According to the latest sales report by the Calgary Real Estate Board, demand for detached housing is rising, and prices in general are on an upswing. What does this mean for the prospective homebuyer? When demand increases, so too does competition. While Calgary homebuyers may not be experiencing bidding wars just yet, here are some strategies for the smart homebuyer – regardless of market conditions.
you shop. If you do find yourself in a multiple-offer scenario, you’ll know exactly how much you can bid without breaking the bank. Then, make your best offer and keep your fingers crossed.
IT’S TIME FOR A REALITY CHECK
Keep a level head when making an offer, and don’t let your emotions get the best of you. A home is only worth so much, and it’s up to you to decide what that magic number will be. Set your budget and perhaps more importantly, stick to it. PRE-APPROVAL PEACE OF MIND
Nothing beats the sting of finding your dream home after a lengthy and exhaustive search, only to learn that it’s not actually in your price range. A mortgage pre-approval gives you the freedom to shop for a home, knowing that: a) your lender has agreed to the amount; b) you can actually afford the mortgage payments; and c) you’ll lock-in your low mortgage rate for up to 90 days, eliminating the worry of rate increases while 30 YPNEXTHOME.CA
volumes, average price and days on market, both by housing type and neighbourhood. You can then make an offer that you’re comfortable with, based on real market data. #WINNING
LINE UP YOUR SOLDIERS
An experienced real estate agent, financial adviser and lawyer will guide you across the potential minefield that is the housing market. These professionals will help you keep your emotions in check, and make a wise purchasing decision based on facts and figures, not feelings. Remember that a home is an emotional purchase, but it’s also one to be made with your head, not your heart. This team of experts will guide you with an unbiased eye.
Make a smart bid that reflects what the home is worth and what you can comfortably afford, even when interest rates rise by one, two, three per cent or more. Winning the housing market game can be viewed in a number of ways. To some, winning means getting the home they love – at any cost. To the smart buyers out there, winning means knowing the difference between good value and over-value, and making a sound purchasing decision that you can live with for years to come.
COMPARE AND CONQUER
Once you have a budget and a team of professionals, you can hit the streets. Compare homes to others that sold in the same area. Your realtor has access to the Multiple Listing Service (MLS), giving you information like sales

“Extra” costs when buying a home By Cody Battershill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHAT COSTS ARE ASSOCIATED
with buying a home, other than the purchase price? As a matter of fact, there are a bunch of additional charges and fees that you should be prepared for if you’re looking to buy. Here’s a list of some you can expect to come across. Having extra cash saved up for them, in addition to your down payment, is essential to proceed with your purchase in a stress-free manner.
Mandatory fees » Condo document review fees: It’s crucial to get a professional condo document review that will answer some important questions before buying a condominium. This will cost you anywhere from $300 to $600, depending on the details. » Down payment: In Alberta, you need a minimum cash down payment of five per cent of the price of the home in question. » Legal fees: For a simple transaction, you can expect to fork out around $2,000, give or take a few hundred, for legal fees that include notary and lawyer services. » Moving fees: Costs associated with movers really depend on how much stuff you have and what kind of help you’re looking for. » Home insurance: You’ll need to insure your home after buying it. There are lots of different options available to you on the market; do 32 YPNEXTHOME.CA
Potential fees
MORE ADVICE ONLINE
» Contract buyouts: You may have to pay the seller for any prepaid contracts you plan to use after the purchase of their home is made. A common contract buyout between the buyer and seller is for alreadyinstalled security systems. » Mortgage application fee: Varies between lenders, although it isn’t odd to find some financial institutions that don’t have this fee at all. » Mortgage life insurance: If something happened to you, your mortgage would be covered by this insurance policy. There are several options when it comes to mortgage life insurance, some more affordable than others. » Appraisal fees: Some lenders require the buyer to pay for this assessment, which usually costs about $300. » Land survey fees: Depending on the agreement you have with your lender, you may be required to pay for any land survey fees associated with your home purchase. » Sales tax: Take this into account for new construction homes only. In Alberta, it’s five per cent GST with a sliding scale less than $450,000, and a full five per cent above that figure.
ypnexthome.ca/news/advice
Hopefully, you’ll have to pay as few of these additional costs as possible when buying residential real estate in Calgary. It’s important to discuss the details with your real estate agent of choice so you know what kind of fees you’ll be looking at during your transaction.
your due diligence and find one that fits your needs best. » Utilities: Utility bills will be in the mail shortly after you move in. You may also have to pay account transfer fees for utilities on resale properties.
» In condos, your monthly condominium fees will depend on your building and the square footage of your unit. Make sure you factor this into your budget. It can be considerable!

Advice | MORTGAGE ADVICE
Mortgage broker or bank... Which is best for you?
Here are a few things you should know if you’re unsure whether to go with a bank or a mortgage broker to fund your purchase.
By Alyssa Furtado
MORE ADVICE ONLINE
Banks
Mortgage brokers
Pros Most Canadians already have an ongoing relationship with a bank, so going to that institution for a mortgage seems like an obvious choice. Banks often provide special deals to existing customers. So, if your chequing account, credit card, investments and mortgage are all with the same bank, you may receive a discount on some or all of your fees. Banks generally provide face time with their specialists, which many borrowers find comforting.
Pros Brokers have established relationships with lenders and are knowledgeable about the market and what special discounts are available. They will shop around for you and ensure you get the lowest possible rate you can qualify for. Whereas banks typically require you to arrange a meeting with a loan officer, mortgage brokers tend to be available through a variety of means, including phone and email. They are easy to communicate with and often provide faster response times. Brokers negotiate with the lenders on your behalf, saving you valuable time and stress.
ypnexthome.ca/news/advice
FOR MANY CANADIANS, their first stop while shopping for a mortgage is their local bank branch. More than half of Canadian homeowners – 56 per cent to be precise – who currently have a mortgage went to a bank, according to a recent report from Mortgage Professionals Canada. However, consumers should be aware that they have other options. Mortgage brokers – who captured a 33-per-cent share of the mortgage market – can prove to be a helpful resource when it comes to comparison shopping for the best mortgage rates. (The remainder of the mortgage market was made up of credit unions at seven per cent, life insurance companies at two per cent, and other sources at two per cent, according to the report.) Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards, highinterest savings accounts, chequing accounts, and insurance with the goal to empower Canadians to search smarter and save money. 34 YPNEXTHOME.CA
Cons You can choose only from the bank’s portfolio of products, meaning your options are limited and your chances of getting the lowest rate are diminished. There’s less flexibility offered in terms of qualifying for the loan. If your credit rating is sub-par, you may not qualify for a mortgage from one of the big banks. If you are self-employed, you may also have a hard time qualifying.
The bottom line
VS
Cons Face-to-face availability differs from one broker to the next. So, if this is something that you require, you’ll want to ask if they can meet in person. Because many first-time buyers are unlikely to have an existing relationship with a broker, it may take some time to find one who’s right for you.
When it comes to getting a mortgage, going with a broker – rather than directly to a bank – is the best choice, as it will allow you to get the best possible rate on the market and save you money over the long run.

10 TIPS FOR PAINTING
GREAT LOOKING WALLS By Jane Lockhart
As a new-condo dweller, you have two choices: you can either stick with the standard “builder beige” or you can refine your painting skills, put on a pair of coveralls, and give your space a colourful coat. Before you tackle any painting job, big or small, follow these simple rules for a seamless finish.
40 YPNEXTHOME.CA
I was trained to paint properly way back when I started my design career more than 20 years ago. Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful information about colour and paint.
rolling the paint on, you are less likely to get a good finish. It is best to brush a little of the edges then roll into that wet paint, and continue this process down the wall. It takes longer but you will find the coverage of the colour more even.
8. Always use two coats of paint Yes, you usually need two coats of paint to develop the colour well or to ensure you don’t miss any spots. There are some brands of paint that suggest you only need one coat, but I have found this to work only with a light colour over another light colour, and when I take my time applying the paint. 1. Buy a metal cage The cage is the metal handle that holds the actual roller or sleeve. The better this is, the longer it will last. It won’t squeak when rolling or rust when washed.
2. Buy a sleeve with a plastic centre The sleeve is the furry cylinder that you put on the metal cage or handle. If you buy a cheap sleeve with a cardboard interior, it will start to fall apart when it gets wet in the paint. Then it will leave small fluffs on your wall and all your hard work ends up looking poor.
more paint, which means you go to the tray less often and this will speed up the job. Really soak the roller in the tray so it absorbs the paint.
5. Avoid tiny strokes in a small area When applying the paint to the wall, do not roll it in tiny strokes back and forth in one small area. Begin by rolling a large “W” on the wall with the roller and then roll the wall fully from top to bottom. This will lay out the paint better and faster.
6. Apply the recommended amount of paint

3. Buy a large paint tray This is so much easier, as you can pour almost a full can of paint into the tray which means less pouring of paint and hopefully less mess. This also means less stopping of the job to pour paint into the tray.
4. Really coat the roller sleeve When putting paint on the roller, really coat the roller sleeve. It is designed to hold paint! Fluffier roller sleeves hold
People often try to stretch their can of paint a little further by not applying as much as suggested by the manufacturer. There is no value in this as the paint is meant to be applied to a certain thickness to give you the right colour and durability. Too little paint compromises this.
7. Don’t brush all the edges first Although it is tempting to cut-in or brush all the edges of the walls before
9. Store your paint cans upside down Paint does not “go bad” as long as it’s not kept in extremely cold conditions. Seal the lid very well (place the lid on the can, cover with paper, and hammer the lid in place, remove paper) and turn the can upside down in a cool, dry area for storage. When the can is turned right side up again, it mixes before you dip your brush in. 10. Buy a good paintbrush Buy one good paintbrush. Cost can be an issue, but a good brush means you will only buy it once if you clean it after you have done the job. A good brush has “flagged” ends and is angled. Flagged ends look like the bristles are uneven and with split ends. This lays out the paint in a much smoother fashion. And once you do clean your brush, use the hole in its handle to hang it up to dry. Never leave a paintbrush sitting in a pot! I use a wire coat hanger turned upside down to dry my brush. (Hook the brush’s handle on the “J” shaped end of the hanger and hook the triangular part of the hanger over a doorknob.)
