COULD THIS BE A GOOD TIME to get in on Calgary’s housing market? Following a prolonged period of falling prices and economic doom and gloom, Alberta appears to have reached a turning point. Calgary’s housing market is showing signs of stability, with improvements on the job front and a balanced detached housing sector bringing benchmark prices up to $439,600 in April, according to the Calgary Real Estate Board. “More jobs means less uncertainty for people who are sitting on the fence,” said CREB President David P. Brown. If you’re on the fence about home ownership, here are three things to consider. First of all, there’s nothing quite like pride of ownership – stepping through your front door; relaxing in your living room; decorating and updating your space as you please. Enough said. Second, you have to live somewhere. If you’ve crunched the numbers and have determined that the down payment and mortgage requirements fit within your budget, why would you fatten a landlord’s pockets when you can invest in your own financial security? Finally, the general rule of thumb for smart investments is to buy low and sell high. Whether you’re looking for a home to live in, or for investment purposes, this could be a great opportunity to get your foot in the door, so to speak, while prices are still affordable and pickings are plentiful. Do your research, find a home that meets your lifestyle needs and budget, and dive in. Don’t get bogged down by over-analysis paralysis. Buy when you’re ready for the market, not when the market is ready for you.

Last chance to live at
StreetSide’s Hunter House DISCERNING CONDO BUYERS who desire spacious floor plans, luxurious finishings and a great location are down to their last chance to make a home in Hunter House in Silverado. StreetSide Developments has completed construction on Hunter House, a fabulous development in southwest Calgary that offers buyers a choice of two stylish options – townhomes or attached bungalows – with double-car garages. “We’re over 85 per cent sold and occupied, so we’re really down to closing out,” says area manager Darcey Robertson. “Everything is completed so we have
immediate possessions available and buyers can just pack their bags and move in.” Among the attached bungalows are six upper and one lower plan remaining, sized from 1,406 to 1,622 sq. ft. and starting from the $490,000s (plus GST). “The upper floor homes come with two huge terraces, which seem to be quite popular with people, while the lower model has a front patio and all one-level living with 10-ft. ceilings and a huge 11-ft. island,” Robertson says. There are also eight, three-storey townhomes still available, sized from 1,498 to 1,509 sq. ft. with an even number of dual-master and three-bedroom plans
MAY 26 - JUN 23, 2017 | NEW CONDO GUIDE 11
featuring two and half bathrooms and flex space on the garage level, priced from the $370,000s (plus GST). Robertson notes that buyers of the bungalows have been typically empty nesters and downsizers who desire main-level living, while many of the townhome purchasers are professional couples looking for spacious designs, high-end finishings and maintenance-free living. “People really love the look of these homes,” Robertson says. “They present a Tudor style with Hardie board and wonderful masonry for great curb appeal.” Inside, the attached bungalows feature engineered hardwood flooring, granite or quartz countertops in the kitchen, expansive islands or peninsulas with breakfast bars, full-height beech cabinetry, full-height backsplash 12 YPNEXTHOME.CA
and stainless steel appliances. Inside the townhomes, the master bedrooms are generously sized with ensuites. The plan with the two secondary bedrooms has a full bathroom for the kids or guests, while the dual master bedrooms each come with ensuites and spacious walk-in closets. “Hunter House is wonderfully landscaped with a beautiful centre courtyard, and it borders 194th Avenue with green space and Spruce Meadows to the west side of the community,” Robertson says. “It’s very serene and quiet here – it has that country, small-town feel, yet people have access to great amenities right in Silverado.” Hunter House offers a great location within walking distance to pathways and neighbourhood conveniences
including a grocery store, eateries, shops and services, plus it’s minutes to a variety of shops and services in nearby Shawnessey. As well, there is phenomenal access to major routes such as Stoney Trail and Macleod Trail. StreetSide will also launch a new project with presales in late fall for the Villas of Silverado, a private enclave of 50 bungalow villa-style homes located right across from Hunter House. “These are the final phase in Silverado and will feature open-concept bungalow plans with double attached garages, gourmet kitchens, spa-inspired ensuites and lower-level developments, some with walk-outs,” says senior marketing co-ordinator Kimberly Orr. “These homes range from 1,250 to 1,300 sq. ft. with the option to add
basement development, adding another 1,100 sq. ft. “These homes are maintenance-free and are perfect for those wanting to downsize, but not downgrade, or empty nesters who want the freedom of a lock-and-leave lifestyle,” Orr notes. Prices will start from the low $500,000s and people can register for exciting updates and priority preview at liveinsilverado.com. For more information on Hunter House or the Villas at Silverado, visit the sales centre at 220 Silverado Plains Park S.W. open Monday to Thursday, 2 to 8 p.m.; and Friday, weekends and holidays, noon to 5 p.m. Call 403.240.4664, or visit hunterhouseliving.com. Advice | CONTEMPLATING CONDOMINIUMS
Ban those “For sale” signs! By Linda Palfi
MORE ADVICE ONLINE ypnexthome.ca/news/advice
RESIST THE TEMPTATION, FOLKS.
When you call your realtor to sell your condo apartment, please don’t ask us to put “For sale” signs in your window and at the sidewalk. Come to think of it, your neighbour on one side should be told to take that aluminum foil off his bedroom window. And your neighbour on the other side should find a new place to store those bicycles. Oh, and his collection of beer bottles, too. Hmm…. what about the satellite dish one suite over? Signs, clutter and outdoor storage are not allowed under condominium bylaws, but these rules are often ignored. Failure to enforce the bylaws can set off a spiral of declining standards and competing “For sale” signs. While a few more people might look at your property this way, it becomes less likely that they’ll actually find it desirable enough to buy, or to pay what it is worth. Bylaw enforcement is one of the most difficult areas for condo boards. It may be a board member or the chair himself who needs to sell their home. Well, a rule for one is a rule for all. And if one sign or dish is allowed, where does it stop? It doesn’t, of course. Imagine, a 50-unit condo apartment building or townhouse development with 50 “For sale” signs, 50 satellite dishes, half of the bedroom windows blacked out with aluminum foil, and 100 or more bicycles chained to balcony railings. Yuck! 14 YPNEXTHOME.CA
But don’t worry; the lack of “For sale” signs should not limit the marketing of condo homes. First of all, most condo homes are sold by realtors through the Multiple Listing Service (MLS) system, marketing electronically to every realtor member of the local real estate board, which in Calgary and Edmonton runs to thousands of agents. Second, the abridged public realtor.ca website reaches a world-wide audience. And third, condo-specialist realtors (ahem) have sophisticated websites that are viewed by thousands of condo buyers looking for specific condo properties, exclusive (non-MLS) listings and/or specific buyer services in that particular city. All of these mechanisms can post multiple colour photos of the property and provide detailed information. Somehow a sign out by the sidewalk doesn’t compete, does it? Most condo bylaws also specifically allow “Open house” signs for limited hours. So marketing on weekend afternoons is not prevented, but enhanced, because shoppers will easily see a single “Open house” sign, uncluttered by other realty signs. All of this might come under the standard real estate guideline for
décor when selling, namely to keep it light, bright, uncluttered and simple. This applies to the outside of the home, and inside as well. Just as there are good options for condo sellers needing marketing, there are also alternatives for those who create the other clutter that can affect condominium appearances. Bike racks can be bolted to concrete walls in parkades, in front of parking spots. Beer lovers (yeah, me too) can return empties to the bottle depot more often than once a year. Night workers who need darkness during the daytime can visit a hardware store to fetch inexpensive blackout roller blinds in an off-white finish. Lastly, TV and movie buffs can subscribe to cable, upgrade to full-tier cable, or subscribe to pay-per-view services. They can also see if a single dish hidden atop the roof could serve the entire building, and undertake a subscription drive in-house to see if enough owners would subscribe. It’s even possible that their small dish could be mounted inside their suite pointing through the picture window. Ugly? Yeah, but that’s why we don’t want it (and 49 more like it) mounted to the building exterior. I help to sell and buy a lot of condo properties. As a matter of policy, I won’t use a “For sale” sign to do it. Create a level playing field in your condo community by enforcing the no-signs bylaws so no one else will, either. And purge the other clutter while you’re at it.

Successful partnership launches new brand with
Logel Homes
THE DYNAMIC PARTNERSHIP BEHIND SUCCESSFUL multi-family builder/ developer Cardel Lifestyles is beginning a new legacy with the launch of Logel Homes. Tim Logel, president and co-founder of Cardel Lifestyles, in partnership with Ryan Ockey, president and CEO of Cardel Group of Companies, is proud to announce a new multi-family brand, Logel Homes, under his family name. “Cardel Lifestyles is going forward as we start our new brand,” says Logel, now president and CEO of Logel Homes. “And our vision – being a leader in suburban multi-family development – remains the same for Logel Homes. We’re building a new brand for the long-term future and a legacy for my sons, Brayden and Kevin, and my brother Brad – all of whom are passionately involved in the business and the future of home building. “Ryan and I have more than 35 years of working together and we’ve been involved in the sale and construction of over 6,000 single-family homes and 2,500 condos and townhomes, and I want to build on that with Logel Homes,” he says, noting that together they have completed 12 successful multi-family 18 YPNEXTHOME.CA
developments with another six underway. For three years in a row (2015, 2016 and 2017), Cardel Lifestyles has won the Home Owner Mark of Excellence award for exceptional customer experience in multi-family homes, a recognition based on CustomerInsight surveys with actual customers. Additionally, for the last two years, the organization’s been honored the ‘Canada’s Best Managed Companies’ award, becoming “the only multi-family company in Calgary to do so,” Logel says. “For 11 years in a row, more multi-family customers
Tim Logel, president and co-founder of Cardel Lifestyles

have chosen Cardel Lifestyles than any other builder. That’s a remarkable achievement and certainly a testament to what I refer to as my A-Team – a dedicated, hard-working group who are all focused on the same goals.” In such a competitive industry, Logel points to this collaborative team effort as a core foundation from which the company strives. He sees the value in having sales, marketing, design, development, construction and service teams all under one roof. He adds, “I believe if you treat your team as a family, in turn our customers are treated like family.” Logel and his team have also built strong relationships with consultants, trades and suppliers, developers and the City – all of whom share the same passion for design, quality, innovation and customer satisfaction.
“From the beginning we’ve focused on a goal of exceeding customers’ expectations and treating customers like we would want to be treated,” he adds, and the results have been positive with the completion of award-winning multi-family developments in Calgary’s masterplanned communities. “We’re setting the standard for multi-family in Calgary, and my vision for Logel Homes is to continue that – to provide quality-built condos and townhomes for every customer – from those just getting started with their first home, to more experienced customers looking to downsize.” Logel Homes’ first multi-family development is Auburn Rise in Auburn Bay. The new development has 373 condos in five, four-storey buildings and offers a premium, amenityrich location. The development is
located right across from a Co-op grocery store, shops and services, three blocks from the lake, beach and beach house, a half-block from future LRT and three blocks from the South Health Hospital. Auburn Rise presents 10 different plans that include one-, two- and three-bedroom layouts ranging from 467 to 1,020 sq. ft. and priced from a very affordable $139,900 up to $319,900. “We are seeing first-time buyers looking to get into the market and a lot of Baby Boomers who are now selling their homes, many who were in Cardel homes who want to downsize,” Logel says, noting the size range and price point were designed to meet those demands. To learn more about Auburn Rise, visit the sales centre and show suite at 105 Auburn Meadows Dr. S.E., open 2 to 8 p.m. Monday to Thursday; and noon to 5 p.m. weekends and holidays. Advice | CALGARYISM
How to buy a condo from floor plans By Cody Battershill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
USUALLY WHEN YOU BUY a new condo, it’s in the pre-construction or construction phase. You’re not buying a completed unit, which means you are buying from a floor plan. The developer may have one or two show suites, but in most new condo buildings there can be eight or even 10 different floor plans to choose from. When buying a pre-construction condo without being able to walk through the completed unit, it’s important to understand the layout, flow, windows, orientation and overall energy of the space that you’re considering. There are a handful of things you can do to help you get as much information as possible on the layout of the unit, if you can’t actually walk through it.
It never hurts to imagine other projects that aren’t currently known, and reflect on how the construction of a tall new condominium tower, for example, could affect the resale of your unit five or 10 years down the road.
Investigate Ask the developer what percentage of the entire building will have the floor plan that you’re considering. This is a good indicator of what the developer deems to be their “best” or “most sellable” plan.
Drawings Ask for the architectural drawings and compare the size of the room dimensions from the show suite to those in the unit you are considering. This will give you an accurate representation of the scale of certain aspects of the condo.
Ask Inquire if the developer has completed previous projects that may have a similar layout or floor plan. If so, you should make arrangements to go and see them for yourself, if possible. It may be hard to view a unit that has already been purchased, but there may be an opportunity to see a twin tower development that was just completed and has remaining unsold units in your chosen floor plan. This will give you more information and experience with the plan that you’re going to buy.
Take your time When buying a new condo, it’s important that you take as much time as necessary to find a unit that fits your wants, needs and lifestyle best. I recommend that you browse as many show suites and sales offices as you deem necessary before signing on any dotted line, and make sure that you get exact specifications and a good feel for each. This way, you’ll be making the best and most informed decision, and you’ll be absolutely satisfied with your purchase.
Compare Go to the condominium building site and stand approximately where your unit will be facing. This will help you understand the relationship between your building, the view, surrounding buildings and any known future projects to come.
Tour Ask the developer if they have any virtual walk-throughs or virtual tours of different units and plans. This is probably one of the best visual perspectives you can gain on the floor plan you are potentially going to buy, apart from seeing the unit itself.

ALBERTA REBOUND Why 2017 might the year to buy back into Alberta By Gene Kosowan AS ALBERTA CONTINUES to endure a difficult economic recession, homebuyers and investors across the province are cautiously optimistic that the worst may be over. “In 2016, there was so much change and uncertainty, people didn’t know what to do,” says John Stobbe, a broker and owner at Century 21 Platinum Realty in Edmonton. “Now, we see that the sky hasn’t fallen totally during the last couple years. It’s like, ‘Okay, this is the new normal. Let’s get on with it.’” In short, Wild Rose Country isn’t exactly in full bloom, but the buds are starting to sprout from the branches. Crude oil prices, which plummeted
to less than $30 a barrel in 2016 after achieving record highs of $155 eight years earlier, are slowly creeping up past the $50 mark, creating some relief in Alberta’s largest industry. And while the unemployment rate is still hovering above eight per cent, the Conference Board of Canada predicted last December that Alberta’s Gross Domestic Product (GDP) will grow by 2.2 per cent in 2017 – a far cry from the red ink the year before. While those indicators might light up the eyes of property investors, experts are advising those looking at real estate to proceed with caution. “I wouldn’t run out and buy five houses, but if you were looking
for an opportunity, I think now is a reasonable time,” says David DaleJohnson, economics professor at the Alberta School of Business at the University of Alberta in Edmonton. Patrick Francey, CEO of the Real Estate Investment Network (REIN), suggests it’s currently a good time to shop around, while still keeping an eye on changing economic conditions. “Until you have employment and people moving back into the province, creating demand for rental units, which will then drive the demand for sale units, the world of real estate right now is looking at opportunities to buy,” he says. “Knowing that in the next couple years, as the economy starts

to pick up and GDP actually increases, that’s what’s going to drive real estate.” Insiders agree that the best places in Alberta to search for opportunities are within its two largest cities. “For both Edmonton and Calgary, there are great buying opportunities right now, but there’s no rush,” says Francey. “That’s the good news. You’re finding the properties that [generate] cash-flow in a single-family would have preferably coming from basement suites. Anything that’s in the $400,000 to $500,000 range is still very strong in the marketplace, but ultimately, there are good opportunities to buy. You’ve got to look for the deals, but they exist. And there are cash-flow opportunities, especially in those single-family uptown suites.” In Calgary, with $5.8-billion being invested in infrastructure, including expansion of the city’s light rail transit system, indicates that 2018 could be a turnaround year for property investment. “The smart people are buying; the masses maybe aren’t,” says Glen Godlonton, a Calgary-based ReMax realtor who’s noticed increased investor interest since January. “The multi-million-dollar stuff is definitely down. But the $300,000 to $400,000 stuff is moving. There are still lots of multiple offers.” The buzz is just as loud in Edmonton, much of it on the strength of $5.5 billion sunk into construction projects, including the new Rogers Place arena and light rail transit expansion. The manpower needed for those projects, says Stobbe, will
help Edmonton grow steadily the next couple years, although nowhere near the boom years. “We’ve had a number of years, where it’s just been build, build, build. So, we’ve been pleasantly spoiled in that there are lots of projects on the go that are generating jobs. While some of them are initially construction jobs, there will be long-term jobs to look after those things.” Smaller centres in Alberta are dicey propositions for property investors, according to Francey, even though many of those municipalities, including Grande Prairie in northern Alberta, are starting to enjoy increased oil patch activity. “As they come back on-stream, you see the smaller centres in the oil
and gas industry go through the same cycles, which is that the peaks get really high and the valleys get really low,” he says. “When you’re picking regions to invest in, and you look at a smaller centre like Grande Prairie, your risk factor is always larger. But when you look at a larger centre like Edmonton or Calgary, the risk isn’t as impactful in that regard.” Fort McMurray, however, is as risky as they come, given the double whammy it experienced. The first blow landed squarely into the geographic heart of the energy sector in the form of an oil economy collapse that started late in 2014 and has since thrown roughly 9,000 residents out of work. But the sucker punch that followed was even more devastating, MAY 26 - JUN 23, 2017 | NEW CONDO GUIDE 27

when a forest fire last May forced an evacuation of the city before wiping out a tenth of the municipality. However, after the last wisps of smoke trailed off, Micheal Cammock, a realtor at The Lowe Group in Fort McMurray, noticed interest in buying had increased, not only among folks who lost their homes, but from investors as well. “When we first came back from the fire, we’ve seen investors come back to the table to cash in on the rental market, which is going to come forward once all the rebuilding starts,” says Cammock. “We have a lot of buyers and that’s going to continue throughout the year. What it will do to the market depends on so many other factors. We’ll see; 2018 is supposed to be a good year, 28 YPNEXTHOME.CA
but you never know around here. Things can change really quickly.” Francey acknowledges that with the creation of 3,000 construction jobs, Fort McMurray is currently enjoying a rebuild economy. But he warns of uncertainty surrounding the oil sands industry, making for foggy projections once projects are complete. “As a property investor, you have to really look at it and make determinations for what you see in the future.” Besides the economy, DaleJohnson warns of additional roadblocks like stricter entry-level barriers set by Canada Mortgage and Housing Corp., such as mandatory requirements making lenders take out mortgage insurance if down payments are less than 20 per cent, and an amortization maximum of 25 years.
“That just makes it really tough for people who, at least up to this point, haven’t managed to access the market,” he says. Furthermore, if the U.S. hikes interest rates, Dale-Johnson says it won’t take long for the Bank of Canada, holding its overnight rate target steady at 0.5 per cent, to follow suit. The trick is in the timing. “If you are to buy now, you’re getting a fairly reasonable price and are probably going to finance it at a rate you may not see again.” Most realtors suggest people do their due diligence, assess their cash flow and look for deals to minimize the risk involved in investing in Alberta property. “Find a good realtor who knows what he’s doing and he’ll help you out,” adds Godlonton. “The biggest thing? Just do it!”

Calgary home prices inch up HOME PRICES IN CALGARY have risen
for the first time in a year, up 0.6 per cent year-over-year to $461,635, according to the latest House Price Survey from Royal LePage. When broken out by housing type, the median price of a twostorey home remained relatively flat, increasing 0.1 per cent year-overyear to $500,190 in the first quarter of 2017. During the same period, the median price of a bungalow experienced a moderate increase of 2.4 per cent to $479,543, while the median price of a condominium dipped 0.4 per cent year-over-year to $301,794. “While home price appreciation remains relatively flat, there is a cautious optimism in our real estate market right now,” says Corinne Lyall, broker and owner, Royal LePage Benchmark. “This is projected to be a recovery year; oil prices have stabilized, and people are starting to feel more confident in the economy. This new-found confidence has led to a rising volume of sales and resulting lack of inventory, making it increasingly clear that people are becoming more comfortable with the real estate market in Calgary. “Despite the economic challenges Calgary experienced in recent years, it has always been a place where people continue to be optimistic,” Lyall adds. “We’ve developed resiliency; a lot of exciting, new businesses have opened up because of the challenges to the oil and gas market, giving rise to more housing demand in the region. That’s the entrepreneurial spirit of Calgary.” Nationally, Canada’s residential real estate market saw substantial price growth in the first quarter of 2017, increasing 12.6 per cent yearover-year to $574,103. The price of a two-storey home rose 13.9 per cent year-over-year to $681,728, and the
price of a bungalow increased 11 per cent to $490,018. During the same period, the price of a condominium increased 8.9 per cent to $372,638. While the majority of housing markets in Canada posted modest gains, price appreciation across much of Ontario significantly outpaced the rest of the country. Meanwhile, the pace of year-overyear home price appreciation in Greater Vancouver was noticeably lower than the historic highs witnessed in 2016. “For the first time in several years, real estate markets in Vancouver and Toronto are headed in opposite directions,” says Phil Soper, president and CEO, Royal LePage. “The Vancouver market stalled, as confused consumers took to the sidelines after a series of uncoordinated moves by all three levels of government. With its housing shortage becoming more acute, Toronto easily stepped forward to assume the title of Canada’s most overheated real estate market.” Significant home price appreciation, caused by market dynamics similar to those that have driven housing activity in the Greater
Toronto Area, is being seen across the entire “Golden Horseshoe” region of south-central Ontario, and as far away as Windsor and London in southwestern Ontario. In fact, the torrid pace of home price appreciation in much of Ontario contributed almost half of the national aggregate home price increase in the first quarter, with the rest of Canada appreciating by a healthy, but much lower, 6.4 per cent year-over-year when excluding all Ontario-based regions. “The overall Canadian market is healthier in 2017 than it has been in years, yet the downside risks are greater too,” Soper concludes. “Our economy, which has recovered nicely from the 2014 oil crisis, is sadly dependent on moves by an unpredictable U.S. federal government and can be swayed by unforeseen global events, such as fallout from Europe’s restructuring. Still, housing activity is strong and prices are rising at a healthy midsingle-digit rate across the land. The trend in Alberta, Quebec and Atlantic Canada is particularly encouraging. Our concerns with the state of Canadian real estate begin and end in Toronto and Vancouver.”

Advice | MORTGAGE MOGUL
Banks come under fire By Jason Eldridge
FOR YEARS, THE BANKS have always been the institution that consumers have gone to for financial products and services. It used to be, back in the day, that everyone from the tellers to the loans officer and even the branch manager knew many of their customers by name. Those days may be behind us for the foreseeable future. Banks are feeling intense pressure from investors and stock holders to continue increasing the bottom line, but at what cost? As a mortgage broker, I feel it is important to bring attention to what I do for my clients, and dispel any possible negative thoughts, misconceptions or assumptions about the sales process in the mortgage industry. Starting in April, Canada’s financial consumer watchdog began implementing a review of banks’ business practices. According to a report by CBC, employees from five of Canada’s biggest banks have allegedly felt pressured to up-sell, trick and even lie to customers to meet sales targets. They go on to admit to signing up existing and new clients for products and services without their knowledge or consent. Perhaps this may be part of the reason why it appears that there is so much staff turnover within the banks these days. As a mortgage professional in good standing with the Real Estate Council of Alberta), the Alberta Mortgage Brokers Association and Mortgage Professionals Canada, I am mandated to present my clients and have them authorize a consent form that outlines what my role and responsibilities are, how I am compensated, as well as privacy and disclosure practices. 36 YPNEXTHOME.CA

As a dedicated mortgage specialist with a financial planning designation, my mission statement is simple: to find my clients the mortgage financing option that best suites them and their situation, and doing so in a clear, convenient and professional manner. While my clients always have the choice of which chartered bank or financial institution they want me to work with on their behalf, more often than not, they choose a “mono-line” lender for various reasons. For those not familiar with this term, a monoline lender only offers one financial product – mortgages. Needless to say, you don’t have to worry about tied selling, cross selling or assumptive marketing practices, as these companies don’t have any other products or services to offer. With that said, there are situations where the big banks have mortgage products that may be better suited to a specific client and situation. If my clients determine that the bigger banks are offering a product they

prefer, I am happy to finalize the mortgage itself, and then refer the file to the branch. Prior to handing off the mortgage file to the branch, I make my clients aware that the branch may contact them to offer additional products or services in the future. As a mortgage broker, it is my fiduciary duty to offer each and every client the opportunity to protect their mortgage with either life, disability, job loss, and/or accidental life insurance, but as a client, you are not mandated to take any of this coverage. Can’t afford to buy that home? Your options are... By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
CANADA’S MAJOR HOUSING MARKETS are each telling a different tale. In Alberta, a boost in home prices (albeit a small one) is the talk of the town, hinting at a housing market recovery after a prolonged period of depression. At the other end of the spectrum, rising prices and unaffordability continue to make headlines in BC and Ontario. At a national level, Canada Mortgage and Housing Corp. waved a red flag in its latest Housing Market Assessment, warning of “strong evidence of problematic conditions,” due to overvaluation and overbuilding. There’s no shortage of tips out there on how to achieve home ownership in the face of tough financial times. Hopeful homebuyers are inundated with a steady stream of advice on how to save more and spend less, complete with suggestions of different housing types at lower price points, and “coming soon” communities in the nether regions that might be within your price range. These are all potentially good and feasible options to maximize your available funds. The term “priced out” has become commonplace in housing markets like Vancouver and Toronto, for their unaffordability, and even in the Prairies where economic and employment conditions have seen better days. Regardless of the regional housing 38 YPNEXTHOME.CA

He admits, it’s unexpected advice – particularly coming from a real estate developer. Brown’s rationale behind his words is pretty simple: “It’s the advice I give my kids when they want to buy a toy they can’t afford.” Now, let’s be careful not to take Brown’s unhesitating words out of context. Real estate has historically been a good investment and, barring any major catastrophe, will probably continue to be one in the long-term – if you can get your foot in the door. This is a critical time for prospective homebuyers in Calgary to crunch the numbers, with the housing market
stabilizing and prices starting to trend upward, as per the latest sales stats reported by the Calgary Real Estate Board. In the meantime, Brown offers these words of wisdom: “Be disciplined. Be prudent. Be responsible,” he says. “The biggest threat to our strong real estate market, and local economy, is a generation of buyers who, in pursuit of the housing dream, throw caution to the wind, assume a crippling mortgage, and take on more debt than they can handle.” Lydia McNutt is an award-winning writer and senior editor of New Condo Guide. Road tripping: 10 scenic places to visit in Alberta Den of Antiquity PO Box 1192, Redwater Just like Canadian Pickers, you can hit up the Den of Antiquity and shop antiques in hope of a rare find. You’re also welcome to appreciate the 1910 single-room Amelia schoolhouse where the Den is situated, though the drive up the Victorian Trail is easily one of the best parts of this trip with awe-inspiring history and natural vistas.
Stony Plain Farmers’ Market 4905 51 Ave., Stony Plain There’s nothing better than the farmer’s market on a Sunday morning. Stony Plain has more than 70 vendors on the upper and lower levels of the community centre. You can get fresh veggies and flowers, but you’ll keep coming back for the cheesecakes, pet accessories, books, leather-work and jewelry.
Jurassic Forest If you loved Jurassic Park, then there’s an entire forest of dinosaurs waiting for you north of Gibbons. It’s a great place to take the kids or young-at-heart dino-lovers. They’ve got dinosaur replicas sprawled throughout the forest, searching for food as you dodge their feet and teeth. The kids can even dig up bones and take a ride on the mighty Triceratops!
Devonian Botanic Garden 51227 Hwy. 60, Parkland County This huge botanical garden is part of the University of Alberta and features a Kurimoto Japanese Garden, extremely beautiful to stroll in as it unfolds before you. For botanists, this is a must-see place with a diverse and native plant collection. And, for the average visitor, they have numerous events like their Pyjama 40 YPNEXTHOME.CA
Party and Opera al Fresco that must be booked early.
Barr Estate Winery If you’re open to trying unconventional wines made without grapes, you’ll want to check out Rick and Amy’s winery in Sherwood Park, located in the middle of their farm, amongst the sheep. You can take a tour of the estate for a small fee and learn how their raspberry and rhubarb wines have made a name for themselves.
Alberta Pioneer Railway Association 24215 34 St. NW, Edmonton A truly historic place, the Alberta Railway Museum is a non-profit completely run by volunteers whose aim is to preserve these vintage trains. They have more than 75 rail cars and locomotives from the Canadian National and Northern Alberta Railways. The museum itself is a tiny replica train terminal with a station and shops, where you can catch your train to the past.
Canadian Badlands Ltd. 181 Railway Ave. E., Drumheller The Badlands on its own is pretty fantastic for prehistoric geography
and dinosaurs. But, there’s also the Royal Tyrrell Museum with dino skeletons on display, or precision golf on the challenging course at the Dinosaur Trail Golf & Country Club. With so much history here, you might just be the next paleontologist to discover a prized fossil!
Edmonton Corn Maze With a new maze each year, you can’t opt out because you’ve “been there, done that.” The time to beat is 30 minutes if you’re a whiz at directions. If not, you’re free to wander about more than five kilometres of mazes. And, it includes the full farm experience, with barnyard animals, old-timey snacks and a spud gun to shoot old potatoes from a cannon.
Elk Island This is the perfect place to get back in touch with nature, with roaming bison and elk. Camp out under the stars or go canoeing on Astotin Lake. Canoes, kayaks and stand-up paddle boards are available for rental on site (on weekends and holidays). For day trippers in the winter, snowshoeing is a transcendental experience with elk wandering around as you explore the grounds.
