When an Act of God strikes a cruel blow such as that delivered in Fort McMurray, Alta. recently, one immediate concern – after personal safety – is home insurance.

Quite literally, when residents are allowed to return, they have no idea what they’re going home to. Will my home still be there? Does my home insurance cover fire damage? Does it cover smoke damage? Are our living expenses covered, having been evacuated?

And though Prime Minister Justin Trudeau promises “total support” to

While the start of excavation is the first major milestone in the development process, much of the work takes place below ground, out of sight, Mahboubi explains. “After a while, pedestrian and drive-by traffic get accustomed to seeing a fenced off area with a big hole in the ground.”

However, excitement returns when a crane is erected roughly 400-ft. out of the ground, he notes. “This visual landmark again marks the start of the next stage in the evolution of the development process; it’s impossible not to notice such a tall structure.”

The installment of the crane is a clear visual indicator of construction progress for existing homebuyers and instills a sense of confidence in future homeowners since project completion is now closer than ever before.

“Existing Park Point homebuyers and observers get extremely excited with increased visits to the sales centre

because they can now actually see for themselves that the building is going up and that construction is still on course,” Mahboubi says.

In fact, they’re getting a great response from buyers; out of the 289 Park Point condos, it’s now 50 per cent sold.

“This is a tremendous achievement and a huge success in light of the current economic climate in Calgary,” Mahboubi says. “Clearly, homebuyers trust the QualexLandmark brand and are finally getting used to the economic swings and cycles that Calgary is known for.

Alberta building industry lends a hand to Fort McMurray

By Wayne Karl WHEN FORT MCMURRAY and the

surrounding community were left reeling from the recent wildfire disaster, it wasn’t just Alberta communities, governments or the Canadian Red Cross that pitched in to help out. The home building industry immediately stepped up.

“We have only preliminary information, but direct cash contributions by CHBA members in Alberta have topped the $200,000 mark already, and many fundraisers are planned,” Paul Cashman, spokesman for the Canadian Home Builders’ Association – Alberta, told New Condo Guide.

“Members are also collecting donations for relief agencies at showhomes, helping to distribute emergency supplies to evacuees, matching employee donations and pledging to make a contribution to the Red Cross for each new home sold.”

“To the people of Fort McMurray, our hearts go out to you, and our hands will help you rebuild,” says Crystal Creek Homes, a builder in Edmonton, Calgary and Airdrie, Alta.

The recovery may take weeks, months or even years, but the contributions and efforts will come from home building associations, the member companies and even their employees.

• The Homes by Avi Group of Companies to date has donated more than $20,000, and is promising to match the donations of its staff members.

• Landmark Group of Companies is donating $100,000 to the Canadian Red Cross.

• Rohit Group of Companies, Edmonton, has held a number of local fundraisers.

• CHBA Edmonton’s NextGen and Member Services committees

hosted a fundraising barbecue on May 13, as well as collected new items to donate to the Edmonton Emergency Relief Services Society.

“The full extent of damages in Fort McMurray won’t be known until officials gain control of the dangerous wildfire but we already know that it will be a major job to rebuild the community and replace lost homes,” says Jim Rivait, CEO, CHBA – Alberta. “We have reached out to municipal and provincial officials to offer any assistance needed after the immediate danger has passed.”

“The community is still subject to a mandatory evacuation order and residents have been told it will be a couple of weeks before they learn when they can return,” Cashman says.

“Insurance adjusters are supposed to begin assessing properties next week.

So we don’t have a handle yet on how much work will be done but it will be significant.”

Battistella has gifted the former Orange Lofts sales centre in East Village to the Street Art program to use as practice walls.

“Art takes many forms and street art is no exception. We support the City of Calgary’s efforts to empower students through creative expression and we are excited to be able to contribute to such a great program,” says Chris Pollen, director of sales and marketing at Battistella. “We want to live in a city that is rich in art, in all its many forms, and we believe that drawing youth into the artistic process helps us create an amazing, diverse artistic landscape for Calgary to enjoy.”

Great Gulf donates to YWCA GREAT GULF IS ENTERING CALGARY

in a big way — making a mark on the future through land development and demonstrating a commitment to the community by supporting women and their children.

YWCA of Calgary (YWCA) recently hosted a cheque presentation and media opportunity on the south patio of its downtown site at 320 5th Ave. SE to celebrate the generous donation made by Great Gulf, the purchaser of the site.

Along with a cash donation of $500,000, Great Gulf offered a two-year, no-cost lease back to the YWCA for the existing facility. A lease extension of two years has been negotiated, which provides the YWCA even greater stability over the next four years to plan and develop a new site.

“The generosity of Great Gulf is extraordinary and kicks off our future plans in a grand way,” says Sue Tomney, chief executive officer of the YWCA. “The donation, coupled with the no-cost two-year lease and subsequent two-year extension, ensures the YWCA can provide consistency for the women and families we support while we develop a new facility that is better designed to adapt to changing needs of women in our community.”

The lease, which now extends to November 2019, will provide the YWCA a degree of certainty from which to offer services, plan for the future and move into a new facility with minimal impact to clients, staff and the community.

Selection of a future YWCA hub site and development partners is

expected to be announced within the month. Programs and services at both the YWCA Sheriff King Home and downtown sites continue uninterrupted, with added time and space to make smooth transition plans.

“Calgary has consistently been one of Canada’s most dynamic cities, with a youth, vitality and spirit that is both engaging and endearing. 5 features to keep in mind when shopping for a new condo

IF YOU’RE IN THE MARKET for a new

condo in Calgary, chances are you have a list of features you want included — some must-have’s, and a few that you’re probably more flexible on — before signing on the dotted line.

Here are some key features that you should always consider and evaluate for yourself when viewing new condos, as they can drastically affect your living experience and resale value down the road.

1 | Interior layout Calgary’s new-condo developers have such a wide variety of floorplans available these days that you really don’t have to settle for a layout that would be perfect except for that one feature that you just can’t get over.

It could be that the master bedroom is too small, the bathroom is too thin or perhaps the kitchen doesn’t have that ideal setup you want. Whatever it is, know that you will likely find another floorplan or different builder that has all the things you desire — so shop around!

2 | Windows and natural lighting Usually, the more windows a new condo has the better, not only for natural lighting, but also the open feel they create when they are well placed and the right size. Windows should also be positioned and sized accordingly to give you a decent amount of privacy from outside eyes.

Natural lighting is a huge factor when it comes to getting the most out of your living space and enjoying it to the fullest. A lack of natural light can be a problem in the future when reselling, and can also put a damper on how you feel about being in a particular space.

3 | House orientation The way a condo is positioned can greatly affect the amount of natural light it receives during the daytime, as well as influence your cooling and heating bills.

A unit facing east will have a bright and warm morning and evening, with natural light coming through during these hours. On the other hand, a north facing condo might not get as much sunlight and make for a cooler living space during those hot summer days.

4 | Proximity to neighbours Typically, there’s a drastic difference in the space between two new inner city infills.

If privacy is a huge factor for you when buying a new condo, look into the views from your windows, and do a perimeter walk around the property to gauge if you are comfortable with it all.

5 | Location Last but not least, location is probably one of the most important factors when buying a new condo in Calgary. For example, buying in a new community with a proposed elementary school on its way is a great opportunity for couples planning to be parents, although if it were across the city from work, it might cause more headaches than benefits.

It basically comes down to what you’re comfortable with and what area of the city is best for your wants, needs and lifestyle. Taking the time to find the right location is a must when searching for that perfect new condo in Calgary.

Baran purchased a 1,350-sq.-ft. townhome with two bedrooms, 2.5 bathrooms and a heated and insulated garage and moved in last October.

“Having the garage was a bonus, although I was initially worried about what it would cost to heat it during the winter, but it turned out fine; it was very little cost,” she comments.

“I also chose to upgrade with air conditioning, which I know can be expensive, but being an interior unit with homes on both sides, along with the energy efficient systems in this home, I don’t think it will be costly.”

Baran also appreciates that her townhome comes with an EnergyStar

stainless steel appliance package, as well as washer/dryer, water-saver faucets and toilets, low-E windows, LED and CFL lighting, a 96-per-cent high-efficiency furnace, electric water heater, spray foam insulation and a heat recovery ventilation system creating a clean, healthy environment in the home.

“When I compared my power bills to other people who have townhomes, I’m certainly saving,” Baran notes. “Going with a Built Green home has definitely been a bonus with the trying times in this economy right now, as well I think it will be a great feature to have for resale in the future.”

But not only is Baran’s townhome Built Green Certified, it has an EnerGuide rating of 83 Points with gold status with Built Green Canada labelling, which makes it eligible for a rebate.

“I was really surprised. I didn’t know anything about it until Jade (Mahon, vice-president sales and marketing at Partners) told me about it and sent me a form to send in. She has been really great and so has everyone at Partners.

I’d definitely recommend them and the Arrive townhomes to others.”

Mahon notes that Baran was able to get back a 10-per-cent refund on her mortgage insurance premium paid through CMHC or Genworth – which both have a Green home initiative and had put some “green” back into her pocket.

“Energy efficient homes, cars, and lifestyles are front and centre and it’s important these agencies and governments are behind the companies and consumers working toward consuming less.”

“I’m proud we provide environmentally responsible townhomes to our purchasers – and yes, having reduced utility bills help today, but even over the long term, the added value of having a better built, more efficient home is going to provide our homeowners with an even higher market value to their home,” Mahon says.

“It’s framed with lots of windows so the light really permeates through the space giving a very bright, spacious feel, and we gave it an urban aesthetic and a transitional style so it has a modern feel that appealed to young buyers,” Ungar says. “With the layout, we tried to make it as functional as possible with an over-sized kitchen,

Avi Urban was also a finalist for the Best New Design – Villa/Duplex/Townhome up to 1,199 sq. ft. award for The Scarlet in Jackson at Walden. “Jackson was Edison 2.0,” Ungar explains, referring to Avi Urban’s highly successful Edison townhome development in Walden. “We took everything we learned and that was successful in Edison and rolled it into Jackson.”

As well, Avi Urban had two projects – Edison in Walden and The Post in Nolan Hill – that were finalists for the Best Multi-Family Community. “For both developments we set the bar extremely high and we’re pleased they were both nominated,” Ungar says. “With Edison, we introduced a new architectural style that is beautiful, and The Post has a great location backing onto a pond with a more Colonial

architecture with a lot of brick and exterior detailing and we’re very proud of our achievements with both projects.”

The builder also won the Janine Coughlin Marketing Campaign of the Year award for its Duke at Mission campaign. “This is an important award because marketing is a huge part of what we do. You can have the best project in the best location, but at the end of the day if you’re not getting the message out, it’s not going to be successful,” Ungar says.

In the Sales Achievement category, Avi Urban’s sales team for Canoe at Auburn Bay was a finalist. “We put together a great development in Auburn Bay, which is a well-designed lake community, so we wanted to meet and enhance that. We have a great sales team that focused on customers and getting the message out, so to achieve a high level of sales and be a finalist is really great.”

Things to consider before buying an investment property

AN INCOME PROPERTY can be a good

way to make money, especially in retirement. However, there are some things you need to think about before taking the plunge.

Here are the advantages and disadvantages of buying an investment property: Advantages You can use leverage: If you have equity in your home, you can use it to help finance the purchase of another property. In a low-interest rate environment, mortgage rates are lower as are the costs of buying an income property. You’ll build up more equity when you earn rental income to pay down the mortgage. In the future, you could use that additional equity to buy another property – or properties – but you should ensure you can make larger mortgage payments when rates increase.

You can earn additional income regularly: As long as you have a tenant, you’ll earn monthly income on a regular basis. The more investment properties you have, the more you could potentially earn. You don’t often get regular income from other types of investments.

You get tax deductions: While you’ll earn rental income, you’ll also be able to deduct any expenses. Advertising, insurance, maintenance and repairs, property taxes, and legal fees are just a few of the expenses that are deductible. It’s best to consult with

your accountant to find out what costs you can deduct.

Disadvantages You may need additional financing: If you want to buy a multi-unit property and intend to live in it, you’ll need a down payment of between five and 10 per cent, depending on the total number of units in the property. But when you purchase a property you don’t plan to live in, you need a down payment of at least 20 per cent.

Also, some lenders won’t recognize 100 per cent of the potential rental income you might expect to earn; some may consider just 50 per cent, while other lenders might consider 80 per cent. In other words, you could be forced to make a bigger down payment to qualify for a mortgage.

You may not always have a tenant: Ideally, you’ll earn enough rental income to cover your annual costs.

However, you’ll still need to make mortgage payments without a tenant.

You should be prepared for the worst and have an emergency fund for the times you don’t have someone to rent your place.

Your property isn’t a liquid investment: If you own stocks or bonds, you can buy and sell them quite quickly. However, it can take a long time between listing your property for sale and the closing date.

This might be a problem if you need the money right away.

You have additional responsibilities: Being a landlord can be a difficult job. You’re responsible for any maintenance and repairs that need to be done. But there are also some headaches you have to deal with, like a tenant that damages your property or misses a rent payment.

The alternative is to hire a property manager. He or she can take care of those problems but at a cost to you.

While an investment property will provide you with additional income, it’s good to be aware of the pros and cons before you ultimately decide to make a purchase.

Realtor ‘agency’ valuable to buyers/sellers

But they should understand whether the realtor represents them only, or serves as “dual agent” representing both the buyer and seller.

Let’s say you’re shopping for a new or resale condo home, and find a condominium-specialist realtor who can help you with market information, gain access to any property on the market, and who will give you market data and negotiating advice when you offer to buy a nice place. That realtor is your “agent,” which is a real estate term for “representative,” but it carries the weight of performance duty under Alberta law. The realtor must be competent, actually know about condominiums, must serve your interests, keep confidences, disclose information about the property, and take your lawful instructions.

In technical language, these are “fiduciary” duties.

In most cases, your realtor represents you only. He or she will give you access to all the properties listed on the MLS, and we realtors carry an electronic key which will open 4,000 to 6,000 condo and single-family resale homes on the market at any given time in Edmonton or Calgary. realtor will also be familiar with many of the condominium showhomes currently open, and know the type of construction being used. He or she will guide you to condo communities that are being built for your age group and lifestyle.

At some point in your viewing of homes, the realtor may show you a new or resale home that perfectly matches your needs, and which they have listed for sale personally on behalf of the seller. In other words, they are already the seller’s agent.

They will also be your agent if you offer to buy the property, so the realtor would be “dual agent” for the two parties. Whether a transaction takes place or not, the realtor’s duties are in effect.

This dual agency is not necessarily a problem, but places some new burdens on the realtor. For example, on the one hand, the realtor must disclose to you anything they might have learned about the property when listing it and discussing the property with the seller. On the other, they must not disclose to the seller how much you’re willing to pay for the place, nor to you what the seller might be willing to accept, if they know. As well, a little bias might come into play, as the realtor could earn both the sellers’ and the buyers’ agency fees (“commissions”), if they represent both parties.

Of course, people have every right to refuse dual agency. If you’re selling your home, condominium or otherwise, you can simply require that any buyer have his or her own representative. A fee from you to pay a buyer’s representative will be part of your listing agreement, so you certainly have something to say about it. As an alternative, you can

ask your listing realtor to reduce the total commission payable in the event that they represent the buyer, as well as the seller, which the industry nicknames a “double-end” transaction.

Some realtors have even found themselves in three-way agency, as two parties offer to buy the same home, found through that realtor’s open house the first weekend the property was on the market. These instances of competing offers usually see representation of one of the parties assumed by an experienced colleague, or by the realtor’s broker.

Even if there is only one party making on offer, buyers can, if they want, also insist on single-agency representation. The realtor losing the dual-agent role might not like the compensation split needed to pay another realtor, but so be it.

Yet, in fact, these steps are usually not necessary, as good market information and full property disclosure will usually point to the property’s value. Reputable realtors working for their clients’ best interests will always enjoy client loyalty. But sellers and buyers alike should feel free to ask about single agency, dual agency and about who is paying whom to represent them. The world of real estate, a volatile marketplace, varying qualities of homes and locations are all complex at best, overwhelming at worst. 6 homebuying tips for first-timers

and not sure where to begin? Here are six homebuying tips to help you prepare.

1. Get with the programs There are various government programs available to help you buy a home.

Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds.

First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief.

2. Explore your options First-time buyers can buy a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000.

Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000.

At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a townhome, semi-detached or even a condo, instead of a detached home.

3. Check with the bank of mom and dad If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did.

4. Become tech savvy Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And all of these figures are growing.

5. Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a

mortgage, you’ll likely come to value the relationship. In the same CMHC survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers.

6. Research, research, research These days, with prices rising as they are and uncertainty in some markets, thorough research is an absolute must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Take months. Don’t rush anything. Anything.

We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden, but these condo-friendly plants will satisfy your urge to plant.

This plant is also known as “motherin-law’s tongue” and requires minimal light, a little water and will help purify the air in your condo.

2. Moth orchids Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They need only a bit of water about once a week, so be careful not to overwater.
