“We had people lined up as early as 1 a.m. when we launched the second building; people are so excited to be a part of this,” says sales and marketing manager Brad Logel. “Sales have been very positive. We have a few suites remaining in Building 1 and are over 60 per cent sold in our second building.

Condominium laws to be strengthened for Albertans Enhanced protection is coming to Alberta’s Condominium owners, thanks to a new bill being introduced to improve condo communities.

“Buying a condo is an affordable option for Albertans entering the housing market, and is often their first real estate experience. After careful review and discussion with stakeholders and Albertans, our government will update the Condominium Property Act to make it easier for owners and builders to understand their responsibilities on the sale of condos,” says Doug Griffiths, Minister of Service Alberta.

Bill 13: The Condominium Property Amendment Act, includes more than 50 amendments to the Act which were tabled in the Legislature. The proposed changes include: ›› the creation of a new condominium dispute tribunal; ›› improved disclosure of financial and other necessary information to buyers of new and converted condominiums; ›› updates to qualifications and standards of practice for condominium managers; and, ›› improved governance for condominium corporations.

“These amendments help address the current and future needs of our growing and evolving condominium industry,” says Dr. June A. Donaldson, co-founder of the Alberta Condominium Owners Association. “They will help to ensure best practices for condominium boards and management companies, level the playing field among developers, and protect the rights and property values of purchasers and owners.”

Work on the regulations, including details about the dispute tribunal and clarification of insurance obligations for corporations and owners, will begin shortly.

In Alberta there are more than 8,000 condominium corporations in operation and condominiums account for approximately 20 per cent of homes sold annually.

ontrary to popular belief, a condo has nothing to do with an apartment.

“Condominium” describes how a home or other property is owned, not what kind of property it is. If an apartment is rented, it’s simply an apartment. If you own it, it’s an apartment-style condominium.

In fact, condominium as an ownership mechanism has been extended to industrial bays, office suites, entire floors of commercial buildings and even to airport hangars and homes built alongside the airplanes! It just means that you personally own a space – be it land or part of a building – and jointly own common property with others. In one case, the common property includes an apartment building hallway, while next door it includes a driveway to bungalow homes. And out of town the common property could be a jointly owned airport runway.

The key point is that condominium ownership has democratized ownership of property, making it possible for more people to own a home, a place of business or a recreational asset, than was previously possible. And with that ownership comes the entrepreneurial possibilities to make a living, to own a home rather than to rent it, and to reap the rewards of increasing value over time.

To avoid confusion, we should use the term “condo” only with a description of what it is we actually own. Your brother may live in a condo townhouse. Your mom and dad might live in a condo villa, and your uncle may live in a condo single-family home within a bare-land condo development that includes condo airplane hangars and a runway that is shared.

In housing, we’re all pretty clear on condo apartments. You own the space within the suite, while you share ownership of the building structure, the exterior cladding, the mechanical systems and the land. Townhouses are usually the same, ensuring that exterior maintenance is consistent. Be wary of “no condo fees” promotions. A rare few townhouse developments are not organized as condominiums, so every owner can do whatever he wants. Can you imagine what such places might look like in 10 years? A yellow one, next to a purple one, next to a red one…

Retirement villas are often built as bare-land condominiums. In other words, you privately own the building lot and the entire home on it; both inside the living unit and its outside, but you agree with all the owners to undertake common maintenance of all building exteriors and the private yards, as well as the common property. This saves money and creates a consistent appearance throughout the development.

Often built as duplexes, but also as larger groupings, “villa” describes a bungalow-style home that features all the needed facilities on the main level, including the parking. It commonly appeals to seniors who no longer want to deal with stairs, although most villas offer an unfinished basement, as well.

So don’t tell people that you own “a condo,” as that alone means little.

Tell them you own a condo apartment, a condo villa or a bare-land condo single-family house. Then again, you can tell them you made so much money in your business in a condo industrial bay that you can afford to fly in from your condo home and hanger beside your common-property condo airport runway!

If you’re lucky, the vanity has a drawer or two, but overall the space tends to lack suitable storage. Learn how to make the most of your small bath with a little creativity and a few space-saving tricks.

Under the sink Using roll-out drawers creates easy access to extra toilet paper, cleaning supplies and large bottles. The two-tiered design provides perfect storage for the small items that you want off your countertop. These rolling systems can be found in the kitchen and/or bath department at your local home improvement store.

In the shower/bath If bottles of shampoo and soap are “spilling” into your tub, use the shower wall to keep the mess at bay. Suction storage baskets are easy to clean, can be repositioned and store everything from kids’ bath toys to hair products. Power lock hooks work well to hang face cloths, razors and shower squeegees.

On the wall Mount a repurposed wine rack to the wall to store rolled face, hand and smaller bath towels. Need more space for the large towels? Try installing a wall of hooks rather than a traditional towel rod. Use the back of your door if you’re short on wall space to hang a shoe/pocket organizer. This way, you gain a ton of storage without drilling any holes in the wall!

Above the sink/toilet Rod-based organizing systems Ikea uses in their kitchens work just as well in the loo and can be tailored to your needs. Containers that hang from the chrome rod can corral toothbrushes and hair gel, keeping your vanity clear of clutter and making clean-up a snap. Reuse a couple of baskets or small wine crates to create unique storage. Mount two or three of these backside to the wall and use the cubby area to store rolled towels, bath soaps and containers of hair accessories.

April 2014 Housing starts Housing starts in Canada were trending at 183,515 units in April compared to 184,602 in March, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.

“In April, the trend in housing starts was essentially stable at 183,515 units. This is in line with CMHC’s analysis indicating that the new home construction market in Canada is headed for a soft landing in 2014,” says Mathieu Laberge, deputy chief economist at CMHC. “Over the remainder of the year, builders are expected to continue to adjust activity, particularly with respect to multiples, in order to manage inventory levels.”

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market.

misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next.

The standalone monthly SAAR was 194,809 units in April, an increase from 156,592 in March. The SAAR of urban starts increased to 176,792 units. Multiple urban starts increased to 117,612 units while the singledetached urban starts segment increased to 59,180 units.

In April, the seasonally adjusted annual rate of urban starts increased in the Prairies, Ontario and Quebec, and decreased in British Columbia and Atlantic Canada.

Rural starts were estimated at a seasonally adjusted annual rate of 18,017 units.

to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores. Buy some from a packing/moving company if needed. ❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes. ❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. ❏ Reinforce the bottom of boxes with extra tape for added strength. ❏ Label each box with the name of the room in your new home where it should be placed. ❏ List the contents of the box on the side of it.

❏ Label boxes containing fragile items with large red lettering. ❏ Place china in plastic bags and stack plates upright on their sides, not flat. ❏ Pack your TV, stereo and computer in their original boxes whenever possible. ❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. An evening of premier design and fine wine gives guests a taste of Riverhouse On April 24, FRAM Building Group hosted an

exclusive evening event for special guests at premier design showroom Shaun Ford & Co. located in Calgary’s design district. WHY THE MORTGAGE RATE WARS ARE

great for condo investors

Low interest rates are great for your bottom line. Low interest rates make a big difference to your bottom line as an investor. How? By helping you pay down your principal faster while paying less interest.

Consider this: on a $300,000 investment condo with 20 per cent down, at a three-per-cent interest rate, you will pay off $34,860 in principal in the first five years of your mortgage and $33,287 in interest. At a six-per-cent interest rate, you would pay down only $24,391 in principal and a whopping $67,739 in interest over the first five years of your mortgage.

Buying the right condo, at the right mortgage interest rate, is a great move.

he mortgage rate wars are now in full effect. Recently we’ve seen the return of the 2.99-per-cent five-year fi xed-rate mortgage, and a huge surprise was when one lender announced an incredible 1.99-per-cent three-year variable-rate mortgage. Wow! So what do the mortgage rate wars mean to condo investors? It’s all good news, that’s for sure.

Low interest rates are here to stay. For the last five years it’s been the same old song from the skeptics: “Yes interest rates are low, but what happens to everyone when rates jump back up to normal?” The reality is that the interest rates are not going anywhere any time soon.

The Bank of Canada has recently come out and admitted that rates aren’t moving for the next one and half years or so. The U.S. federal reserve is saying the same thing. No civilized country on Earth is raising interest rates, so why would Canada?

The U.S. economy, and therefore the world’s economy, is still sputtering along at a snail’s pace. It’s time to accept the fact that we will be in a low interest rate environment perhaps for the next decade or more.

Are you going to sit on the sidelines and wait for higher rates, or are you going to take advantage and act now?

A better economy means more jobs and higher wages, which means more demand for real estate, and thus prices will rise, not fall When interest rates eventually do start to rise, don’t worry.

Here’s why: The fears that people have about rising interest rates and a subsequent falling real estate market are irrational. Here’s why: if and when the Bank of Canada raises interest rates, that will mean that the economy is doing better than it is now, not worse. A better economy means more jobs and higher wages, which means more demand for real estate, and thus prices will rise, not fall. Prices fall during recessions, not during times of growth.

Rental rate increases may slow down as more people shift from renting to buying in the future, but as a landlord you win either way. Interest rates stay the same and more people will rent, driving up your investment condo income. Interest rates start to rise and more people will buy, driving up your property’s value.

I

recently sold my house, and now I’m plagued by pangs of guilt at the thought of moving on to bigger and... better? After all, this was my family’s first home, our first property purchased. Like for many property virgins, this was our first foray into real grown-up-hood and our first taste of freedom. We could do as we pleased, painting and decorating to our tastes and desires.

And though small, our house was sweet and it has served us well.

But leaving the home we know and love is just the beginning of our jitters. And by “our” I mean my husband’s. Of this I can be sure – if there isn’t anything concrete to worry about, he’ll come up with something. We’ve all heard of buyer’s remorse, but would this be a case of seller’s remorse?

›› W e would sell our house in good time and for a good profit. (Real estate values have been steadily rising in our neighbourhood, and after keeping a close eye on comparables, we had a dollar figure in mind. Selling our house first would allow us to sit tight until we got at least asking price.) ›› Th e day our sale became firm, we would find our dream home which met our long list of demands. We’d make a quick offer without having to deal with multiple offers. It’s a sellers’ market, you say? Pshaw! ›› Th e closing dates on our sale and purchase would align, and we could move out, move in and get on with our lives without too much disruption.

Believe it or not, this is the way it actually happened. We sold, we bought and we conquered. But the reality is, for many homebuyers this won’t be the case.

I like to credit our easy-breezy transaction with a great deal of planning, and a little luck.

Considering the magnitude of a home purchase – financially, emotionally and otherwise – we started our research well in advance. In fact, we’ve been browsing open houses since last spring (yes, a full year ago!) and seriously exploring potential neighbourhoods a good three months before the For Sale sign went up. We knew where we wanted to live, and more importantly, where we didn’t want to live.

It’s a good thing we started early, because my husband and I butted heads, and our list of demands was a long one. He was in favour of a new home with more square footage and less concern when it came to location. I was willing to compromise on the shiny bells and whistles in favour of staying in our current area (or, as close to it as possible). We wanted our new home to have easy access to the highway (for him), proximity to parks and “kid-friendly” amenities (for the little one), yet the location had to be close enough to urban amenities and shopping (which I consider to be a sport). Of course, we had our must-have list defined for the house itself – bedroom and bath requirements, along with a few extras. Then we had to work that wish list into our budget reality. Sounds like a bit of a puzzle, which is why we started planning early.

If you’re on the hunt for a home this spring, it’s important that you start your search by doing some research. Buying a home is complicated, expensive, exhaustive. Knowing what you want and need will ease some stress.

Now to start planning our move! At least we have three months to get those ducks in a row!

hat type of home should you buy? Whether you’re a first-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is an individual one and it depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more

While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road.

Let’s be honest, your first home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up.

So, while the answer to the question – What type of home should you buy?

– is specific to circumstances, there are also some common guidelines you can follow.

How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates in the future.

How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want, and whether your transportation options include mass transit or driving your car. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town.

What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: condo, townhome, duplex, semi-detached, or single-family detached?

Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

The homes have finally arrived

Spring brings sellers out of hibernation which seemed on the verge of under-performing, turned a corner in the last weeks of the first quarter. According to the Royal LePage House Price Survey, most regions showed healthy year-over-year price growth, with the average price of a home in Canada rising between 2.5 and 5.4 per cent. In the first quarter, standard condominiums posted gains of 2.5 per cent to $252,174. The average price of a two-storey home increased 5.4 per cent to $428,943, while detached bungalows rose 4.4 per cent year-over-year to $380,765. Regionally speaking, Edmonton, Calgary, Winnipeg and Toronto saw the highest price increases, while parts of Atlantic Canada, with much of its inventory still under snow, posted the lowest gains overall.

“It appears that it took only the slightest hint of spring to bring homesellers out of hibernation,” says Phil Soper, president and chief executive of Royal LePage. “We are finally seeing the arrival of housing inventory in seasonally appropriate quantities across the nation. When combined with pent-up demand following a particularly long and harsh winter, the stage is set for a robust 2014 spring market. This is particularly good news for buyers, as the home price spikes we have seen in a number of cities should be alleviated by this additional supply.”

We are finally seeing the arrival of housing inventory in seasonally appropriate quantities across the nation. When combined with pent-up demand following a long and harsh winter, the stage is set for a robust 2014 spring market.

Canada’s economy continues to strengthen with the Bank of Canada currently projecting GDP growth of 2.5 per cent in 2014. Major financial institutions including RBC and TD Bank posted economic forecasts that were in line with this projection at 2.5 and 2.3 per cent, respectively. On the jobs front, employment matched the late-quarter rally seen in the housing industry, exceeding expectations and bringing the unemployment rate to 6.9 per cent, matching its lowest level in six years.

“With a series of supportive economic factors at play, we expect the country’s real estate market to continue the strong showing it posted in the second half of 2013,” says Soper. “As the economy strengthens, the federal government is poised to produce its first balanced budget of the post-recession era. Interest rates should remain supportive of the industry for the balance of the year and improving fortune south of the border has strengthened the U.S. dollar, fueling demand for our relatively more affordable exports.”

In December 2013, Royal LePage released a research report addressing fears of market instability resulting from high volumes of condominium projects and a potential blitz of new inventory in Canada’s largest cities.

The report found that while the condo market may experience some turbulence in the short term as we see a transition from very high levels of sales activity to slightly lower start volumes, condominium living plays, and will continue to play, an important and well-established role within the housing markets of Canada’s largest cities. That role will continue to grow, resulting in sustained demand and expansion of inventories through new housing production.

Generally thought of as a playful background to

the home’s interior, wallpaper has been around for many, many years — dating back to the 16th century, and today it is more popular than ever. Wallpaper can inject so much more personality into a space in the form of pattern, texture and colour, which you can’t always get with a paintbrush and roller.

Types of Wallpaper

Wallpaper is available in several different materials, each with its own characteristics.

Vinyl The most basic type of wallpaper, easy to clean, hang and remove, and great for moist areas such as bathrooms.

Embossed Textured paper which can usually be painted and is excellent for covering up walls with imperfections. Easy to install and easy to clean.

Foils Metallic-looking wallpaper that will add brightness and sparkle to any room. Looks best installed on flat 60 NEW Condo Guide | Volume 17 issue 06 | newcondoguide.com

walls with no flaws or damage. Can be difficult to hang, though it is fairly easy to clean.

Grass cloth Woven out of long strands of grass, this extremely textural wallpaper has an organic quality like no other. Very difficult to hang and tough to remove.

Textile Fabric type of wallpaper which can be more difficult to both clean and hang, but adds great texture and depth to a space.

Flocks Velvet or velvet-like raised designs on vinyl type paper. It can add great personality and aesthetic to any room however not all types are washable. This paper can be tricky to handle and difficult to hang.

Choosing the Right Pattern

If your furnishings and décor are already complete, then you want to select a paper that complements the existing colour and style as well as the size and shape of the room being wallpapered. If there are already other patterns present in the area then be sure to choose a harmonizing

scale. In terms of the room to be wallpapered, keep in mind that horizontal patterns will make a room appear wider, and vertical patterns will make ceilings feel taller.

Where to Wallpaper

In the ‘70s, your house wasn’t quite up to par unless you covered every square inch of every wall with wallpaper. Today that’s hardly the case, however if you’re using it in a smaller space such as a powder room, I still say to go for it. One feature wall is usually all you need to make a room pop, like behind the bed in a bedroom.

Also, consider wallpapering the ceiling to create high impact and style.

Measuring for Wallpaper

Measure your walls carefully to calculate the amount of paper you’ll need to cover the desired area. Standard rolls measure 11 yards in length, 20.5 inches in width, and wide width rolls are sometimes available which are the same length but measure 27 inches in width. I always recommend adding one extra roll to the amount you require just in case. The experts where you’re buying the material should be able to assist in the calculations to be sure.

Once you see what paper can do for your walls, you may instantly reach for the paste rather than a brush the next time you need to freshen up a room.

CLOSED MORTGAGE This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home.

This is an attractive option if the rate on the existing mortgage is lower than current rates.
