The Bank of Canada’s recent announcement to hold interest rates is good news for home shoppers. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and some are even lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise, and if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have in hot markets.
Removing the “conditional on financing” clause could mean your offer is accepted first, since you already have your financing in place. So, when will rates rise? Recently, we’ve been hearing that rates may not see an increase until next year at least. The Bank will make its next scheduled rate announcement on May 29 – but don’t wait until then to get preapproved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process easier.

Trying to visualize floor plans and sorting through feature sheets can be a little bit mentally taxing. Not only is it difficult for most people to visualize a blueprint as an actual threedimensional space, trying to imagine what that space will look like finished and decorated is even harder. Savvy condo developers have attempted to make it easier on potential purchasers by offering room vignettes and model suites. These are often designer-decorated with luxurious furniture and many upgrades. It’s hard not to fall in love with the models. Done to their best advantage, they’re meant to show you the full potential of the space. But when you’re shopping, try not to have an emotional reaction when you see one that appeals
10 NEW CONDO GUIDE | VOLUME 16 ISSUE 06 | newcondoguide.com
directly to your sense of style and taste. You’re not buying the actual space, just the footprint. Keep an objective eye. Often vignettes have no fourth wall, or the ceiling isn’t to actual height – these elements can make the space feel much larger and brighter than it would be in the actual condo. Figure out which features are upgrades and which are standard – the addition of upgrades will affect the price and may make the difference when you’re choosing between different communities. Model suites are great for gleaning decorating ideas and getting a sense of the space and finishes, but base your final decision on the community and the floorplan that works best for you.

offers tremendous value with
Red Haus // By Heather Ryan Condo buyers who desire the
outstanding location, superb amenities and affordable price point offered at Red Haus will need to act soon as the project moves closer to completion. “We’re down to our fourth and final building in Red Haus with Vandenburg,” says Ashley Carcasole, sales manager for
Streetside Development Corporation, which is creating this popular condo community in Royal Oak. “We have more than 90 homeowners moving into the building in July and have just 40 suites remaining. “Sales have been going at a tremendous rate since the start of the year; we’re outselling what we predicted and expect to sell out by fall, so it’s really coming down to the last opportunity to buy into Red Haus,” she says. “It’s also the last chance to own a new condo in Royal Oak.” 11
Condo buyers who desire the outstanding location, superb amenities and affordable price point offered at Red Haus will need to act soon as the project moves closer to completion. Carcasole says while there are a limited number of suites available, buyers can still select from the seven one-bedroom and seven two-bedroom floor plans that range from 537 to 1,067 sq. ft. and are priced from $192,300 plus GST. Floor plans in Vandenburg are similar to those in the other three buildings at Red Haus, but “we tweaked them based on feedback from owners, so we added some built-ins, pantries and in our larger corner suite we removed a wall to open the space creating a fantastic kitchen,” she says. 12 NEW CONDO GUIDE | VOLUME 16 ISSUE 06 | newcondoguide.com
Streetside, which won the 2012 Grand SAM Award for MultiFamily Builder of the Year, also had two floor plans from Red Haus nominated for awards. The B2 one-bedroom, 659-sq.-ft. floor plan was a finalist in the Best New Design – up to 799 sq. ft. category, while the C1, a 1,067-sq.-ft. twobedroom floor plan, was a finalist for the Best New Design – 800 to 1,199 sq. ft. category. Among the fabulous interior features are nine-ft. ceilings, maple cabinets, a complete window blind package, European-style faucets and hardware, flush eating bars and a kitchen appliance package that includes a cook-top range, dishwasher, fridge and over-therange microwave with hood fan. Suites also come with a gas line
hook-up on the patio or balcony and an underground heated parking stall. “All three colour packages are available in the remaining suites, with different combinations of upgrades such as granite and hardwood, so we’re able cater to different price points,” Carcasole says. Adding to the value of Red Haus is its amenities that include a landscaped interior central park area with connecting courtyards, pathways and gazebos and Club Haus, a multi-use facility that includes a fitness centre, full kitchen, party room and a pool table – all free for use by residents. “Buyers also love the great location,” Carcasole says. Red Haus is within walking distance to a
major shopping centre with an array of shops, such as Wal-Mart and Sobeys, services and eateries. There is an express bus service right at the doorstep that residents can take to the Crowfoot LRT, and it will be just a 15-minute walk to the new Rocky Ridge LRT station when it opens in 2014. With major transportation routes such as Country Hills Boulevard, Crowfoot Trail and Stoney Trail close by, residents can access amenities at Crowfoot Town Centre and other major shopping areas in the north and can get to the airport, downtown or out of town with ease. “Red Haus offers tremendous value to buyers; there’s no wasted space, great features and amenities, and combined with access to major routes, the LRT and shopping it’s incredible,” Carcasole says. For more information about Red Haus, visit the sales centre/showsuites in the Ravensburg (new showsuites in the Vandenburg will open in July), open Monday to Thursday, 1 to 7 p.m., and Fridays, weekends and holidays, noon to 5 p.m. or visit www.redhausliving.com. newcondoguide.com | VOLUME 16 ISSUE 06 | NEW CONDO GUIDE 13

ondo buyers who desire a home that has everything they need will be thrilled to discover they can have it all at an affordable price in a new enclave of townhomes, soon to be released by Homes by Avi in EvansRidge. “EvansRidge has quickly become one of the sought after communities in northwest Calgary,” says Karl Bursnell, sales manager for Homes by Avi. “We’ve offered our Street Towns in EvansRidge before and they turned over quickly, so we’re excited to be able to offer another group of them in that community. “The Street Towns are very popular because you have the flexibility of a single-family home with everything included, yet there are no condo fees,” he says, noting that Homes by Avi also has Street Towns in Silverado and Mahogany. In EvansRidge, Homes by Avi is crafting a small enclave of 35 twostorey Street Towns that will wow buyers. They come with so many incredible features that people want such as a double rear detached garage, six-foot wood-fenced yard, full landscaping, deck or patio and a complete appliance package.
16 NEW Condo Guide | Volume 16 issue 06 | newcondoguide.com
“These townhomes are great because they offer a complete package so buyers really don’t have to do anything once they move in,” says Susan Liu, area sales manager with Reg Lee, who expects sales of the Street Towns will be launched in early June. EvansRidge Street Towns offer buyers four different models ranging from 1,172 to 1,371 sq. ft. with an affordable price point starting in the low $300,000s. “These models offer a bright and open main floor plan with a front living room and with either the kitchen in the middle or at the rear of the home with a dining nook,”
Liu says. “There is also a half-bath off the rear entrance.” The large kitchen serves up plenty of delectable features, including granite countertops, an abundance of cabinets, full-height tile backsplash and stainless steel appliances that include fridge, stove, built-in dishwasher and over-the-range microwave with hood fan. Other terrific interior features include laminate flooring in the kitchen and dining nook, tile in the entries, carpet in the living room and bedrooms, one-inch blinds, a washer and dryer, and owners can personalize their home by choosing from four different colour packages and upgrades. Buyers can also choose between a three-bedroom design that features a master bedroom with walk-in closet and ensuite, two secondary bedrooms and a main full bathroom, or a dual master design each with walk-in closets and ensuites. The lower level is undeveloped, but buyers have the option to have Homes by Avi develop it. “The designs appeal to first-time buyers, young couples and downsizers,” Liu says. “They like the idea of having no condo fees and they love that they get a private backyard.” Buyers will also appreciate the great location in EvansRidge. The Street Towns are within walking distance to a new commercial site under construction that will include a grocery store, to transit service and to two local schools that are expected to open in 2016. It’s also close to shops, eateries and services in nearby Creekside shopping centre, and there is a vast range of shops, services, restaurants and entertainment at CrossIron
Mills mall, in Country Hills and Beacon Hill – all just a short drive away. EvansRidge also provides great access to major routes being just minutes to Stoney Trail, Deerfoot Trail, Beddington Trail and Country Hills Boulevard for ease of getting to the airport, downtown and out of town. For more information on the EvansRidge Street Towns by Homes by Avi, visit the sales centre at 421 Evanston Dr., N.W., open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., call 403.536.7277 or visit www.homesbyavi.com. newcondoguide.com | Volume 16 issue 06 | NEW Condo Guide 17
CALGARYISM
// BY CODY BATTERSHILL
CALGARY IS THE WORLD’S CLEANEST CITY This isn’t the first time Calgary has been listed by Mercer as one of the cleanest cities in the world. For the past five years the city has ranked in the top three! Mercer isn’t the only one who finds Calgary to be an exceptionally clean place. In 2007 Forbes also put Calgary at the top of their list for cleanest cities in the world with Honolulu, Hawaii and Helsinki, Finland up next, two other cities also listed on Mercer’s 2013 report. CALGARY RECYCLES! Cody Battershill is the founder of Calgaryism and a top-producing Realtor at Re/Max House of Real Estate. He also sits on the condominium task force at the Calgary Real Estate Board. He can be reached at 403.370.4180 or calgaryism.ca.
C
ongratulations Calgary, you have done it again! Instead of being named as the best place in Canada to live or perhaps the 5th best place to live in the world, this time around you have been dubbed as the world’s cleanest city by Mercer Global Financial and HR Consulting. The study takes into account five different factors including: ›› Sewage system quality
›› Water drinkability and availability ›› Waste removal
›› Traffic congestion ›› Air pollution
$500 to $1000… Maybe every city should implement hefty bylaw tickets for littering like the City of Calgary does to make things cleaner. It seems to work! Tickets for littering can range anywhere from $500 up to $1000 big ones, this includes dropping a cigarette butt on the street! At the end of the day, it isn’t a fear of pricey tickets that has given Calgary the accolade of being the cleanest city in the world in 2013 by Mercer. It’s the people who live here, who go about their daily lives with a litter-free conscience and do their part, locals who make the choice to keep garbage where it belongs. Keep it going Calgary! CALGARY’S RECYCLE PROGRAM
One of the most convenient recycling programs Calgary has going is the Blue Cart system. The city provides a large blue cart made out of recycled plastic to every single-family household so home owners can participate, if they wish. Recycle materials include… ›› Glass jars and bottles ›› Metal foil and food cans ›› Cardboard and paper ›› Plastic food containers, bottles and jugs All residents have to do is throw recyclable materials into the blue bin and put it outside on their scheduled collection day. There’s no sorting, the city does it themselves at their processing plants. This is only one part of the commitment the city has to keep Calgary as clean as it can be. Another would be the Too Good To Waste program, which focuses on recycling of other reusable materials such as asphalt, wood, concrete, roof shingles and dry wall to name a few. Small Closets Take a real hard look at your wardrobe. Are you willing to change the way you organize and think outside the box? Do your jeans really need to be hung? Why not roll them into a shoe hanging organizer instead? Do your shoes need to take up valuable space on a shelf? Could they line up on a rack behind the bedroom door? aster closets come in all shapes and sizes. In most cases, this space is shared and comes with a wide range of storage needs. If you are struggling with a small closet, there is “almost” always a solution for the challenges within it. Here’s the thing. The size of your closet dictates the volume of clothing and accessories you can put in it. Period.
Master closets come in all shapes and sizes. In most cases, this space is shared and comes with a wide range of storage needs.
1. Uniform, Clear, Stacking Bins – group items together for easy retrieval (yoga gear, swimsuits, leggings…) and line them up on a shelf. 2. Slide Out Racks – besides storing ties and belts, these slides are great for hanging tanks, camis and swim suits, too. 3. Vertical Spaces – use the inside of the closet door or a “hidden” wall in the bedroom to store shoes, scarves and other accessories. There are many shoe rack options, but mounting a row of kitchen rods does the trick too. Hang your favorite heels and tie scarves on these rods to dress up your space. 4. Add a Rod – the easiest way to create more space is to double up your hanging space. In some cases, a radius or curved rod can be used to maximize otherwise hard to reach corners. 5. Under the Bed – this can be a great space to store seasonal clothing using a flat storage bin. Use bed risers to increase the capacity for this space. 6. Simple Sorting – don’t underestimate the power of sorting. Group your clothing by type, color, or occasion. This process will instantly create a streamlined look in your closet. 7. Shelf Dividers – prevent the “spill over” effect and use dividers to stack your sweaters. If you have wire shelving, try canvas bins turned on their sides to corral each stack. 8. Closetmaid Cubes – make use of the floor space by stacking these modular units. Store your boots, purses and workout gear in these cubes. You’ll be less likely to toss dirty clothes down there! 9. Hanging Sweater Organizers – create more shelf space by hanging two or three of these organizers in a row. Use an office clip to secure them together. 10. Convert an Armoire – add storage outside of the closet by customizing an armoire to suit your needs. * these TOP 10 won’t mean much without visuals. Check out this link to see each one in action and learn creative ways to store your wardrobe outside of the closet! (Bedroom Storage Board on www.pinterest.com/nichecreations/) Whether you invest in an entire new closet system, or implement a few minor tweaks in the existing one, you can create the kind of space that makes getting dressed every morning more enjoyable. With a few creative ideas, nooks and crannies in this area and beyond, can work hard to bring the function you need.

Evaluate “PRICE” Carefully
Jim Malner
So you’ve made the decision to buy a home. Statistically you’re one of about 9% of greater Edmonton households that will purchase a new or resale home this year. It’s a big move regardless of what you buy so here’s a few things to think about.
NEW VS. RESALE Let me state clearly that I work with clients in the new home industry, but I will try to keep my bias in check. Because I have purchased both types of homes (a few times) I think I can remain objective.
In general, resale home prices range from 15% to 20% less than new homes of similar size and style. However, that’s not always true in today’s market conditions.
Price is generally the reason people start searching in the resale market. And, at first that appears logical. In general, resale home prices range from 15% to 20% less than new homes of similar size and style. However, that’s not always true in today’s market conditions. A large amount of new lot supply and an increase in new “value priced” condos has kept a lid on prices and made it possible to buy a “new” home for as little as 5% above resale prices – certainly in the entry level segment. Virtually a dead heat when it comes to price. A key consideration is that you must pay GST on a new home while you do not pay it on a resale. However, the rate of GST is subsidized modestly for homes under $450,000 so the impact is lessened somewhat. You should also consider the hidden costs of buying used. First – you will have to fix all those items (no matter how small) that impact a resale homes safety and performance. Leaking faucets, running toilets, drafty windows and doors, inefficient furnaces, hot water tanks in need of repair or worse, creaking garage doors, worn out appliances, and a litany of other “can’t see until you move in” kind of things. Second, there’s personalization and décor changes or upgrades. Musty old carpets with a few stains, 22 NEW CONDO GUIDE | VOLUME 16 ISSUE 06 | newcondoguide.com
scratched or damaged hardwood, chipped or discoloured paint, broken railings, casings and light fixtures, and of course out of date counter tops, cabinets, etc. These items collectively can add from $25,000 to $40,000 to the cost of a used home almost immediately. All of a sudden that great price disappears faster than those big savings you thought you had.
And, In The Future At the end of all this inconvenience and expenditure you are still essentially living in an older inefficient home. The technology integrated into today’s homes, particularly regarding energy and water efficiency, can save you about $700 PER YEAR over an average sized used home. And, that’s at today’s resource prices! Since 2000, oil prices have risen over 400%, utility rates have gone up 115% and it’s reasonable to assume this trend will continue in the future. So, purchasing a new home built to the highest sustainable standard is not only “smart” for your family and the planet, but is essential for the health of your budget. Many Alberta builders have embraced sustainable building practices that could save you thousands of dollars over the life of your home. So, the battle rages. New or used. It really depends on the product you find and the price you can negotiate. Just remember to think through all the costs associated with the sale and compare them prudently. Only then can you make the perfect home purchase for your budget. Follow CSG on Facebook or Twitter for regular real estate opportunities and updates. CONTEMPLATING CONDOMINIUMS

Be aware of the windows and doors loophole individually pay for, their maintenance or replacement.

O
ne of the beauties of condominium living is the maintenance-free aspect for exterior issues, ranging from roof repairs to cleaning out gutters, and from repairing exterior cladding to shoveling snow. This freedom, in fact, is why most of us buy into condominium living. What a surprise, then, to find one loophole that the wise condominium buyer should be aware of, and ask about before signing on the dotted line. » Exterior windows and doors are the one possible exception to watch for. If you want true maintenance-free living, only buy into projects where all exterior windows and doors are common property, so individual condominium homeowners do not need to bother with, or
» Sadly, a few condominium developers are making all such items the responsibility of living unit owners, which allows the project marketer to boast of slightly-lower condominium fees. He simply doesn’t need to budget for any exterior window or door maintenance, nor to save through the reserve fund projection for long-term replacement of these items. Even with this issue laid aside, regular readers will remember my caution that new-project condo fees are to be taken with a grain of salt. You can’t blame them, but new-condo builders are sometimes a little bit optimistic about the long-term costs of condominium commonproperty maintenance. » The philosophy of maintenance-free living is certainly recognized in Alberta’s Condominium Property Act, which came into effect September 1, 2000. But the loophole immediately follows the reassurance. “All doors and windows of a unit that are located on exterior walls of the unit are part of the common property…” says 7(2)(b), “…unless otherwise stipulated in the condominium plan”. The opt-out provisions are then detailed in the Regulation appendix to the Act. » It makes sense that there is an opt-out. Some established townhouse developments have, for 20 years, had each owner pay for any door or window upgrades or complete replacements. That’s simply the way the bylaws for the project read. It could be unfair under the new Act to make those owners also pay for future replacements for those neighbours who avoided the cost for decades. In those cases it makes sense to leave well enough alone, and to continue as those condo communities have operated for many years. Yet be aware that if windows and doors of the unit you may buy need attention, you have to check the condo plan and perhaps the bylaws to know if you’ll be paying for that directly. » This same logic, however, cannot be applied to new developments. Most condo buyers will certainly not want to learn five years down the road that they have to buy their own paint and ladder, and climb it to paint their own exterior window frames. Spare me! This not what condominium living is all about. So ask some direct questions on this, and ask to see a new development’s Condominium Plan itself to ensure that the exterior windows and doors remain common property and responsibility.

Your stuff is worth a lot of WATER DAMAGE money. Ensure your condo is protected against
SO YOU’VE MOVED INTO YOUR NEW CONDO, and are enjoying the conveniences that come with condo living, until you find a leak in your unit and begin to panic. In research conducted by insurance provider RSA, condo owners reported that the greatest source of anxiety with condo living surrounds water damage and confusion over who is at fault. To avoid any distress due to water damage, speak with an insurance broker who can determine your insurance needs. KEEP IN MIND TO PREVENT WATER DAMAGE: 01 Contact a professional when your plumbing needs
repair or replacement. 02 To prevent water overflows, don’t walk away from running taps. 03 Make sure your washing machine is shut off when not in use and check that your washer’s discharge hose is fastened firmly in place. 04 Don’t go out when the dishwasher is running. 05 Don’t dump waste such as kitty litter or grease in toilets. It can cause clogs. 06 Drop some food colouring into the toilet tank to check for leaks – if the colouring appears in the bowl, there’s a leak. 07 Whenever you leave your home, ensure the toilet is not running. 08 Have building security or a trusted neighbour to check your home every few days when you are away. HERE ARE SOME TIPS TO FOLLOW BEFORE YOU FILE A CLAIM WITH YOUR INSURANCE COMPANY: 01 When a leak or burst pipe occurs, quick response is
essential. Call your building’s emergency phone number to let them know and have a professional contractor come in immediately. 02 Fast and proper water removal can help minimize your losses and prevent mould. 03 Do not touch electrical wires, appliances or devices. 04 Prepare an inventory list separating damaged property from the undamaged for filing a claim. 05 Take photographs of your damaged property. 06 Keep your receipts for any cleanup costs incurred. xcel Homes is giving buyers even more reason to love Heartland Townhomes with the opening of four new showhomes in Cochrane. “We’ve been operating out of a fairly small space so we’re really excited about moving in and opening our showhomes,” says Area Manager Lyle Jessett. “People are also thrilled about being able to walk through and see the designs and features first-hand.” Excel Homes is crafting Heartland Townhomes in three- and four-plexes, with the showhomes 30 NEW Condo Guide | Volume 16 issue 06 | newcondoguide.com
showcasing four of eight models – the 1,399-sq. ft. Walton, the 1,458-sq.-ft. Birchwood, the 1,484-sq.-ft. Paxton and the 1,532-sq.-ft. Stapleton – in a new fourplex that opened April 20. “Since we launched, the response has been tremendous,” says Jessett, who expects traffic to pick up even more with the opening of the showhomes. “The sales have been unbelievable, with more lots being released in a few weeks.” “Our buyers love the floor plans, the designs and the excellent price point,” he says. “A real point of excitement for people is the fact that there are no condo fees so they don’t have to pay out that extra money each month.” With homes starting at $249,900, Jessett says the price “is appealing to first-time buyers because it’s such a great value, but we’re also seeing a mix of buyers, including

The townhomes are two-storey designs with a limited number of third-storey lofts available. All the townhomes offer three bedrooms, two-and-a-half bathrooms and a laundry on the lower level, main floor or upstairs, depending on the model. Four of the eight models also offer a rear attached single-car garage and rear deck. “All the townhomes also come with a huge front veranda that has walls on both sides so you can sit out there and enjoy the privacy,” Jessett says. “It’s a great outdoor space and people really love it.” The townhomes offer quality along with affordability and come with a high level of standard features including 9-ft. ceilings on the main, hardwood and ceramic tiles floors and an appliance package with fridge, stove, dishwasher and over-the-range microwave. Some of the kitchens have islands with breakfast bar seating and some have pantries. “Buyers love that they can really personalize their homes,” Jessett says, as there are numerous interior choices available such as six cabinet colours, five cabinet styles and 15 paint colours. Excel also takes pride in offering Built Green features that are eco-friendly and energy-efficient, such as low-E windows, water-saving plumbing fixtures and highefficiency furnaces. Exteriors present Arts and Crafts architectural elevations with stylish details including stone treatments. The rear lane access with rear parking ensures an aesthetically pleasing front streetscape. Another reason to love Heartland is its great location on the west side of Cochrane with stunning mountain and river valley views and convenient direct access to Hwy. 1A making it easy for residents to commute to Calgary or head to the mountains. “They’re starting to develop the park across from our project, which will include a big soccer field and playground, so that will be great for residents who have children or grandchildren visiting,” Jessett says.
Residents will appreciate they’re just minutes to downtown Cochrane where they can find everything from big box retailers and grocery stores to charming boutiques, restaurants and services, along with schools, recreational facilities, parks and pathways. FUNDAMENTALLY SPEAKING

WHAT TYPE OF HOME

hat type of home should you buy? Whether you’re a first-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your
should you buy?
property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important not to look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up. So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow. HOW MUCH CAN YOU AFFORD?
Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates. HOW MUCH WILL IT REALLY COST?
Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. WHERE DO YOU WANT TO LIVE?
This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. WHAT TYPE OF HOME DO YOU WANT?
Once you have determined your options for cost and location, you can then assess what types of condos are available in your price range and desired neighbourhood, and how many bedrooms you want and need, as well as what type of amenities you require in the building. Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new condos have never been better.

n a society where financial-planning education and resources are readily available, it is difficult to believe that most people do not understand how to use their cash flow and capital effectively. When determining top financial objectives, a large number of people put building their net worth and paying off their mortgage at the top of their list. While at face level these seem to be rational choices, these goals may contradict one another, and sometimes being mortgage-free is a detriment to building net worth.
bad for your net?
With rates of returns in the equity markets once again showing positive returns, RRSP contributions and investments are once again a hot topic. The challenge that this presents for most individuals is clear – with a finite income, how does one allocate capital to acquire that net worth figure that brings you to the point where work is something you choose to do rather than need to? The RRSP-versus-mortgage debate has long been the source of controversy. While there is no definitive answer, here are some rules that will enable you to make an informed decision. The major factors influencing the choice of options are the mortgage interest rate versus the expected return in the RRSP, the investment time horizon versus the mortgage time horizon, the availability of RRSP contribution room, and the ability to capitalize on mortgage prepayment privileges. Given an expected RRSP return equal to or greater than the mortgage interest rate, and an investment time horizon equal or greater than the likely mortgage life, maximizing RRSP contributions generally maximizes net worth because the tax-sheltered growth of an RRSP means you get compounded growth for a long period. Conversely, as the mortgage interest rate is greater, or the investment time horizon decreases, it becomes more attractive to prepay the mortgage. Those who are fortunate enough to have used up all of your RRSP contribution room should look at whether borrowing to invest outside of your RRSP is wise. While all the same principles stated above apply, there are a couple of distinct elements to review. When considering building an investment portfolio outside of your RRSP, compare your after-tax rate of return relative to your after-tax cost of borrowing. Generally, if you borrow to invest (with the expectation of gain) then the interest borrowed on that money becomes tax deductible. This means the real rate of interest to the borrower becomes one less your marginal tax rate percentage times interest rate on the money borrowed. Next, determine your after-tax rate of return. When investing outside of RRSPs, keep in mind that not all investment income is treated equally for tax purposes, and the difference depends on your personal tax bracket. To optimize your after-tax rate of return, seek capital gains first, dividend income second, and interest income third. A common misconception is that wealthy people do not have mortgages. The odds are that if you know a wealthy person without a mortgage then they likely inherited their money, do not have a good financial adviser, or are highly risk averse. With interest rates where they are today, paying off your mortgage is, in all likelihood, not a wise financial decision if your hope is to have the highest and best use of your capital. Take solace in this – the next time you are at a party or family function and someone smugly tells you that they have paid off their mortgage, odds are they know little about personal finance and will likely limit their personal net worth as a result.

make your move
// by dan hopkins
Packing up for the move
Breaking down the process
M
oving homes can feel like an overwhelming task, with packing up all your belongings being the first major challenge. With a few deep breaths and these packing tips, though, you can conquer the move without losing your mind.
›› Before packing
Dan Hopkins is Chief Operating Officer, Two Men and a Truck Canada. twomenandatruck.ca
You want to reserve your movers or moving company at least eight weeks prior to your move during busy periods to guarantee availability on moving day. Once you have your movers selected, you can start to pack up your belongings in anticipation of their arrival. Some moving companies will even pack for you, simplifying and streamlining the moving process.
Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. ›› Start packing Once you have determined your moving date, start packing. Box up belongings that you don’t use often and store them somewhere out of the way. Storage areas are usually good places to start because they are not high-traffic areas. If you have kitchen supplies, occasional dishware like fine china, or small appliances that go unused on a daily basis, carefully pack them away a few weeks before the move. Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. Keep a record of what goes into which box so you can find what you need instantly when it comes time to unpack.
›› Keep packing If you stand back and look at everything you need to pack, you’ll just be overwhelmed. Just start packing. If you start early enough, you can break up the packing process into a more gradual and less stressful experience. Save the items that you use daily to pack last and make sure to label each box. Avoid packing items from different rooms in the same box to prevent confusion when unpacking.

HOLMES INSPIRES builders like Avalon to ‘Make It Right’ // BY HEATHER RYAN
w
ell-known Canadian contractor Mike Holmes’ passion for building homes the right way the first time has not only educated viewers of his TV show ‘Holmes Makes It Right’, it’s inspired a number of builders to join his Holmes Approved Homes program. “A number of people said to me over the years, ‘We want you to build our home,’ and I knew I couldn’t do that because I didn’t have the time,” says Holmes, whose show can be seen on HGTV. “But there are a lot of builders who want to build better and are coming to me to join Holmes

Approved Homes. We’re now seeing those homes being built in centres across the country; it’s spread like a friendly virus. “Avalon (Master Builder in Calgary) partnered with us in Holmes Approved Homes because they like the idea of building better homes and being part of the program,” Holmes says. “They want to build it right and go above the minimum code.” Holmes says, to him the minimum code is just a beginning – he believes builders and renovators should
go beyond that to make the home environmentally friendly, energy-efficient and improve the air quality so residents can enjoy better indoor living. “We became involved with Holmes Approved Homes because we felt Avalon shared a lot of the same values, guiding principles and building practices with the program and it seemed like the right fit,” explains Dean Clark, sales and marketing manager, Avalon Master Builder. “We don’t believe code is an acceptable level to build to.” As part of the program, the Mike Holmes inspection team visits every home at least six times during construction, utilizing visual inspection, photography and thermographic imaging from the same places to document the construction of the home and ensure it meets the program’s high standards. “Homeowners benefit from this documentation because they receive the full report afterwards, so they can see what is behind the wall and it offers peace of mind,” Clark says. “Mike’s philosophy is there is a lot of stuff that goes behind the drywall that consumers don’t know about so this offers them the knowledge that they’ve bought a well-built home. “It’s like Mike says, you can make anything look good, you can put in hardwood and granite, but it doesn’t mean anything if you have a poorly built home,” Clark explains. “With this program, buyers are assured the best materials were used to build their home, such as BluWood lumber, Roxul insulation and M2 Tech moisture resistant drywall.” Holmes was in Calgary on May 4 to visit Avalon’s ZEN in Auburn Bay because “I like to not only support the builders but get a chance to talk to the homeowners about the program and the benefits.” He says a unique feature at ZEN is Avalon created a cross-section in the wall to show buyers what is being done behind the walls and what products are being used in their Holmes Approved Home. “The benefit is not only good air quality, but using the right products to prevent mould that are fire resistant and energy-efficient, so it pays you back as soon as you move in,” Holmes says. Avalon’s ZEN in Auburn Bay is located at 82 Auburn Bay Link S.E. Visit zeninbalance.com or call 403.966.3485 for more info.

poised to launch sales in

w
ith a premier address along the river, an easy walk to work downtown and high-end features and amenities, it’s easy to see why condo buyers are eagerly anticipating the launch of sales in the second installment of Waterfront. Located in the upscale, urban community of Eau Claire, Anthem Properties has crafted Waterfront alongside the river, between the city centre and Prince’s Island Park, providing residents with an enviable location and lifestyle. Waterfront’s Sales Associates, Stella Lau and Will Yeung, have enjoyed the development’s sales successes and are ready for the release of this next phase. “Waterfront’s two existing towers are now complete and we’re getting ready for priority previews starting late June for Outlook, which includes our third tower and the Terrace,” Lau says. “For the past year, people have been coming into our presentation centre eager for Tower Three and the Terrace to be released, so we have a long waiting list of interested buyers and anticipate selling out quickly,” she says.
50 NEW Condo Guide | Volume 16 issue 06 | newcondoguide.com
Outlook consists of a 16-storey residential tower with 115 suites, and the Terrace, which offers a more intimate setting with only four storeys and 60 suites. There are a wide variety of floor plans to choose from between the two buildings, Yeung says. “At Waterfront, Anthem has provided a large number of floor plans to appeal to a variety of buyers.” That variety means there is something for everyone, with one bedrooms ranging from 409 to 592 sq. ft.; one-bedroom plus den ranging from 615 to 730 sq. ft.; two bedrooms ranging from 808 to 1,188 sq. ft.; and two bedrooms plus den ranging from 1,270 to 1,436 sq. ft. including penthouses. Yeung says the price point,
which ranges from the $250,000’s to over $1 million, is also appealing to everyone – first-time buyers because it offers affordability, and downsizers and emptynesters who are moving from a large home and don’t want to compromise on space or quality and “ want a maintenance-free lifestyle where they can lock it and leave it.” Interior features and finishings reflect the upscale neighbourhood with high ceilings, quartz countertops, wood laminate floors throughout the home, Europeanstyle kitchens with appliances that blend into the cabinetry, in-suite laundry with washer and dryer, breakfast bars, full-height backsplash and more. “The suites present open concept floor plans with a European style that features clean lines and a

contemporary feel,” Lau says. Each suite also comes with oversized windows to take advantage of the river views while letting in plenty of natural light, balconies and at least one parking stall in the heated, secure, underground parkade. “The Terrace offers the same features as the Tower, and because of the buildings’ close proximity to the river pathway, buyers will have great views of the river,” Yeung says. Residents of both the Tower and Terrace at Outlook will have full access to Waterfront’s extraordinary onsite amenities which include executive concierge service, 2,000-sq.-ft. gym with his and hers change, shower and steam rooms, 10-person indoor whirlpool, private owner’s lounge, luxurious 16-seat movie theatre room, car wash bays in the parkade and two guest suites. “Buyers absolutely love the location,” Lau says. “You can’t get much closer to the river than this, and you’re living in a prestigious neighbourhood with river pathways literally at your doorstep.” She notes that Eau Claire is an established neighbourhood offering a variety of amenities such as restaurants, shops and services all within walking distance. Additionally, there is a Plus 15 located across the street which allows residents to walk to work downtown. To learn more about Outlook at Waterfront, visit the presentation centre at 216 Riverfront Ave., S.W., open Saturday to Thursday from noon to 5 p.m. For more information or to register for Outlook at Waterfront, call 403.536.8802 or visit www.waterfrontcalgary.com.

accounts are to be used, and the amounts you will each deposit in them. Also take the time to assess your banking habits and make sure that you have the bank accounts that meet your needs. It could help you save money.
ADVANTAGES OF A RELATIONSHIP
SEEK A BALANCED APPROACH
Being a couple is bound to have an impact on your income and expenses. Living under the same roof is much less expensive than living alone. You can save a great deal on the costs of electricity, heating, telephone, Internet, groceries and automobiles – not to mention, the mortgage.
Once you have agreed on the lifestyle you would like to have, you can draw up your budget to obtain an overview of your total income, your essential and non-essential expenses and your ability to save. You may not particularly enjoy drawing up a budget, but simply setting objectives, building up a downpayment and saving for your children’s education if planning to have a family, will motivate you to draw up your budget and, more importantly, to stick to it.

HAVE A FRANK DISCUSSION
Before you combine your finances, it is important to talk to your partner to get a better idea of your spending habits, income, debts and savings. Discuss the possibility of opening joint accounts (chequing or savings) to cover your essential household expenses or to save money. You might also choose to keep a personal account for your other expenses. Whatever choices you make, you should agree on how your joint

SMART DESIGN needs SMART BUYERS and 43 Park is set to deliver // BY HEATHER RYAN
l
ocated in the heart of Renfrew, 43 Park, a building by Vericon Real Estate Ventures, is set to make an impact in the downtown new-home market. Set to begin sales in June, 43 Park is the ideal project description as it “speaks to the number of homes in the building as well as its location adjacent to Bridgeland Park,” says Vericon President Joe Fras. 43 Park’s smart design is defined by Fras as a “high quality home that focuses bringing new energy to mature, inner city neighbourhoods, thereby delivering a well thought building that compliments the owner’s lifestyle. We were able to achieve this through diligent research, industry knowledge and most importantly, non-stop designing, until we had the very best layouts. 54 NEW CoNdo GuidE | Volume 16 issue 06 | newcondoguide.com
GREAT DETAIL AND EFFORT HAS BEEN PUT INTO DESIGNING THE HOME’S INTERIOR THAT FEATURES A STUNNING AND INNOVATIVE 10-FT. ISLAND, BOASTING BOTH A DINING TABLE AND EXTENDED COUNTER SPACE. “But we did not stop at that,” says Fras, “we continued to develop other smart design features that include a hobby/fi x it room, extra suite storage, and a fitness centre – amenities that are unprecedented for a building with only 43 homes.” Inside the contemporary, four-storey building, a rich variety of home plans are available, including: 675-sq.-ft. one-bedrooms plans; one-bedrooms plus flex-room designs from 637 to 867 sq. ft.; and two and three bedrooms with two bathrooms, layouts ranging from 821 to 1,169 sq. ft. Prices start from the $240,000s.
Great detail and effort have been put into designing home interiors. They feature a stunning and innovative 10-ft. island that boasts both a dining table and extended counter space. “We found from our research that today’s buyers love to entertain as well as eat in the kitchen. So, rather than use square footage for a small dining table, we eliminated that and opened the kitchen by including the dining table in the island,” Fras says. “It not only makes maximum use of space, it allows us to use that square footage for flex space that you wouldn’t normally find in smaller suites.” Each suite features nine-ft. ceilings, perfect for 43 Park’s oversized windows, which not only enhance the building’s exterior aesthetics, but also creates a beautiful, bright open spaces. Extending smart design beyond the home’s four walls, each home comes with a covered, fourseason balcony or patio that easily accommodates outdoor furniture and a full-size barbecue. “Another hallmark of our smart design is that we understand the importance of privacy so people can enjoy their balcony and patio without viewing their neighbours,” Fras says. 43 Park’s smart design concept extends to the building’s amenities, which include a fix-it room – a perfect place to wax skis, work on a bicycle or enjoy a hobby without cluttering up the living room. Then there is the professionally designed and equipped fitness centre that “saves residents the cost of taking out a gym membership – and they can use it anytime they want,” Fras says. “It seemed like a smart thing to do and so we incorporated it.”
Located in a great area, 43 Park has near immediate access to the many restaurants, cafés, wine bars, markets and other shops and services that populate both Edmonton Trail and Bridgeland. For owners that prefer to lounge in the park, Bridgeland Park is located directly across the street. With over 140 people registered for priority suite selection already, it appears all the work that went into bringing this smart design to market was worth it. 43 Park’s presentation centre is set to open this June. If you are interested in finding out more information on 43 Park call 403.809.8112, or visit www.43park.ca to register.

BMO report shows safety, quiet street and good neighbours are top priorities for homebuyers
While there are a number of factors to consider
when deciding on the right location to buy a home, Canadians view the safety of a neighbourhood to be the most important (63 per cent) feature of a home’s location, according to a new BMO Bank of Montreal survey. The survey, conducted by Pollara, also found that living on a quiet street (43 per cent), having good neighbours (30 per cent), having a short commute to work (28 per cent) and being near family and friends (25 per cent) rank high on Canadians’ list of location priorities when buying a home. “Everyone has a unique set of personal and financial priorities, so it’s important that those particular needs are considered when deciding on the right location to purchase a home,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Taking a practical approach to home buying is the key to preventing yourself from getting ‘swept away’ by the bells and whistles of a home. Buyers should make a list of needs versus wants and
prioritize them in order of highest to lowest importance.” The poll also revealed that significant differences become apparent when comparing the national averages to first-time homebuyers. For instance: • Having a short commute to work is more important to first-time buyers than the average buyer (34 per cent versus 28 per cent) • Living near public transit (28 per cent versus 19 per cent) is also higher on the priority list for firsttimers than repeat buyers However, living on a quiet street (30 per cent versus 43 per cent) and having good neighbours (21 per cent versus 30 per cent) are far less important to first-timers continued on page 62…

Parsons encourages buyers and sellers to be aware of any changing conditions on the local level. “If planning to buy or sell a property, consider working with an expert who can help you make decisions that are appropriate to the health of your local market, and more importantly, that fit within your particular personal and financial priorities. “Getting pre-approved financing, choosing a fixed rate and stress-testing mortgage payments in advance of buying a home can provide peace of mind and help home buyers become mortgage-free sooner,” adds Parsons.
“Realtors are always available to help buyers find the property that’s right for them,” says Laura Leyser, president of The Canadian Real Estate Association. “And to provide consumers with information to help them through this difficult and emotional process, our Homebuyers’ Road Map, developed in collaboration with the Financial Consumer Agency of Canada, is available online at crea.ca/resources

In The News
Einstein gives back Einstein and Providence are committed
to communities –in both Calgary and faraway places like Africa. The Providence Group is honoured to be a small part of an exciting sustainable development initiative in the village of Bulembu, Swaziland. Bulembu is the site of a former mining town that went bankrupt in the early nineties. Today, the village is being transformed into a selfsustaining community where orphaned and vulnerable children are given access to quality education, health services, stable family structures, employment and hope for the future. Bulembu is a non-profit organization restoring hope through community enterprise and community care.
70 NEW Condo Guide | Volume 16 issue 06 | newcondoguide.com
It takes a village to raise a child, and that’s exactly what Bulembu is doing – providing orphaned children with the resources, education and family structures they need to become tomorrow’s leaders and restore the social fabric of Swaziland. With the help of a network of giving partners, Bulembu is working to create futures for orphaned children by transforming this once-bankrupt town into a thriving, selfsustaining community. The complete transformation of this town is a large and ambitious project in a small and marginalized nation. Together, we can make measurable differences in the lives of many. To learn more about how Bulembu is shaping the future of Swaziland, visit bulembu.org.

finances
Can you financially
plan your way to happiness? Can money buy you happiness? Likely not. But a financial plan just may be the ticket – and you don’t have to be rich to have one. Happiness means different things to different people, but it’s hard to deny that those who feel they are closer to living the life they want and meeting more of their life goals just may be a tad happier. And financial planning seems to be a powerful path to help people achieve these goals. The Financial Planning Standards Council, the not-for-profit organization that awards Certified Financial Planner certification, and that is committed to seeing Canadians improve their lives by engaging in financial planning, conducted a study that explored Canadians’ financial planning activities and their levels of emotional and financial well being. “Financial planning involves a variety of financial strategies, but is ultimately about meeting your life
goals through the proper management of your finances, through both good and tough times in life,” says Cary List, president and CEO, FPSC. Financial planning is not just for the wealthy. The study showed that the connection between one’s level of optimism and peace of mind held true across a wide range of net worth groups. This affirms that there is value of financial planning for everyone – not just the wealthy. So get yourself a financial plan and see what happens. NC
It turns out that those who have comprehensive financial plans report being a lot more optimistic about a wide range of factors related to their emotional and financial well being:

01
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
Divide by three. This figure is the monthly payment you can afford to make on your condo.
06
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

mortGAGe options you can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. All mortgages are of two basic types:
conVentionAl
open mortGAGe
Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.
Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.
insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.
closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good
choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
portAble mortGAGe Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
