Want to get a feel for what’s hot and happening in the world of technology and design this year? All you have to do is visit today’s gorgeous show suites and model homes, and take a look around. You’re sure to be inspired and impressed. Shopping for a new condominium is a great opportunity to see the latest in technology and decorating trends, while comparing features and finishes of different projects. Show suites bring floor plans to life, helping you envision what life might be like after you paint the white walls in the trendiest designer colours and set up your home office with all the latest gadgets and gizmos. In terms of furnishings, a walk through any show suite will prove that there is plenty of cutting-edge creativity being applied to design and decor today. From simple suites to extravagant penthouses, inspiration and a few surprises await you.
29 TIMES, AND STILL GOING? The Bank of Canada recently pegged the trend setting interest rate at one per cent – for the 29th time in a row. It’s great news if you’re in the market for a new home and mortgage, but how long can this last? Experts predict interest rates will stay put until at least mid-year, but don’t take their word for it. If you’re considering buying a home, get pre-approved for a mortgage while rates are still low. This locks you in at the current low rate for between 90 and 120 days, while you shop without the worry of rate increases in the short term. Aside from that peace of mind, do your due diligence and get the financial facts before you sign on the dotted line. Canada Mortgage and Housing Corp. offers some tips to help you manage your mortgage:

» Calculate what you can afford. Your monthly housing costs (mortgage principal and interest, taxes, utilities and monthly condo fees) shouldn’t exceed 32 per cent of your gross monthly income. Your entire monthly debt load (including housing costs, car loans, credit card payments, etc.) shouldn’t exceed 40 per cent of your gross monthly income. » Don’t spend the maximum you can afford. It’s wise to set aside some savings for a rainy day. » Choose the shortest amortization period. This will increase your monthly payments but can also save a small fortune in interest payments over the life of your mortgage. » Stress-test your mortgage at a higher rate. If you can still afford to make all your payments, you’re sitting pretty when rates do finally rise.

to “Love It, Live It and Afford It” at Copperfield Park II came out in full force for the March launch of the newest phase in this highly successful community crafted by Brad Remington Homes. “The response has been out of this world,” says Bryan Logel, vicepresident of sales and marketing for Brad Remington Homes. “At our latest phase launch we had people lined up wanting to buy, some even overnight! We’re extremely grateful at how Calgary has responded to Copperfield Park II. “Copperfield Park II is more popular now than ever before,” he adds. “The momentum that we’ve created by designing top-quality homes that suit a variety of lifestyles just keeps rolling. And the fact that we’ve been

The full-sized kitchens feature expansive counter space, slab or mission-style cabinets that come in three different colour choices, and four appliances able to keep our homes at such an affordable price is truly amazing.” Adding to the excitement is the opening of six new showsuites in mid-May that will showcase some of Copperfield Park II’s most popular plans as well as some new layouts that were designed based on suggestions from customers to meet their needs. The new showsuites include: A plan, a premier end unit; B plan, which is the most affordable two-bedroom, two-bathroom end unit; C1 plan, which is the most popular two-bedroom, two-bathroom plan because it appeals to a broad range of buyers; D2, a two-bedroom, one-bathroom plan; E2, a premium one12 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com
bedroom floor plan; and an F plan, which “has been designed to offer super affordability with a starting price at $139,900,” Logel says. “When we look at all the potential purchasers in Copperfield Park II there really is something there for everyone, and we offer a titled parking stall and storage unit with each suite, as well as our superb level of specifications and high-quality construction,” he says.
Floor plans in Copperfield Park II range from 525 to 973 sq. ft., with prices ranging from that amazing $139,900 up to $254,900 – making the suites incredibly affordable for first-time buyers. The well-appointed interiors include full-sized kitchens with expansive counter space, slab or mission-style cabinets that come in three different colour choices, four appliances – fridge, stove, dishwasher and over-the-range microwave – in-suite laundry with the washer and dryer included, and private balconies for outdoor entertaining. Buyers can also customize their homes by selecting cabinet colour and style, along with their carpet, countertop and flooring colours. They can further personalize their home and choose optional upgrades including fireplace, granite countertops, air conditioning and/or hardwood flooring, to name a few. Copperfield Park II will be comprised of six four-storey buildings with 360 apartment-style condos. The exterior presents an eye-catching look with premium siding and brick accents and a landscaped linear park will run through the length of the development. Residents appreciate the great location situated off McIvor Boulevard near the BRT bus stops, grocery stores, restaurants, shops,
services and minutes away from the South Calgary hospital and a wide range of new amenities being developed in Seton. The location also provides easy connections to Stoney Trail, 130 Avenue S.E., Deerfoot Trail and 52 Street S.E. t’s that time of year again. The warm spring air gets us in the mood to pull everything out of the garage and re-organize! If you’re fortunate to have a garage, you can’t afford not to maximize this precious space. This area needs to store so much more than just your vehicle. But wait! Don’t go to all that work again this year without a plan to create long-lasting storage solutions. Prevent your “stuff” from taking over this much-needed storage space with these simple tips:
The Gladiator Ball Caddy is a great solution for storing basketballs, soccer balls and more! You can see through the mesh and grab one ball at a time using the unique system of elastic bands. A bike rack system, hung vertically or horizontally, provides much-needed storage during the winter months. Mesh or metal baskets mounted to the wall keep all of the smaller sporting equipment organized and off the floor. A three-tiered wall rack is the perfect storage spot for skis, poles and snowboards. Each tier can support up to 150 pounds! Suspended shelves above the garage door provide great storage for rarely used items like holiday decorations. For more ideas on how to create better storage in your garage, check out Niche’s Garage Board on Pinterest: pinterest.com/nicheredesign/hiddengarage-storage-may/
» Before you purchase any new garage storage systems, identify categories or zones for the items you absolutely need to keep. » Sketch a quick plan including all of your “must-have” zones: sports gear, tool bench, car supplies. 16 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com

Living in Quarry Park just got easier with The Gates // By Heather Ryan
a
gorgeous boutique-style condo is opening the gates to affordable luxury in the estate community of Quarry Park without compromising on space, quality or features. And it is being well received by buyers. Remington Development Corporation is crafting The Gates, a three-storey building featuring just 32 homes. It has proven so popular that 50 per cent of the suites have been reserved by interested buyers prior to the scheduled June open house at Remington’s presentation gallery.
“Interest in the project is really strong because of value and location,” says residential director Glen Deibert. “We’ve almost completed the parkade and we’ll be celebrating the raising of the walls above ground at the June opening. It’s always nice for the buyer to see that the project is progressing.” The Gates is located in one of the best locations in the heart of Quarry Park, directly across from the entrance to the river bank and overlooking a water feature and beautiful landscaping. “The Gates will be a highlight of the community because of its location at the entrance to the river and the surrounding green space,” Deibert says. “It also offers the size and price point that has been missing in Quarry Park, and appeals to people who want to downsize without breaking the bank or sacrificing on style, space and quality.” Buyers can choose from a several plans, including one-bedrooms-plusdens at 770 sq. ft.; two-bedrooms starting at 1,020 sq. ft.; and threebedrooms at 1,315 sq. ft. The homes are priced from the $290,000s to the mid-$400,000s.
18 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com
The well-appointed interiors boast an array of high-end features such as nine-ft. ceilings, tile floors, granite countertops, five-piece cabinets and drawers, stainless steel appliances, kitchen islands and pantries, full-height subway tile backsplash, large in-suite laundry, walk-in closets and ensuites in the master bedrooms, and private balconies with gas line hook ups. Massive windows with transoms ensure plenty of natural light. Each home comes with one parking space in the heated underground parkade, as well as a storage locker. There is also the opportunity to purchase a second parking space on a limited basis. Buyers will also appreciate the Green elements in the building, such as dual-flush toilets, energy-efficient lighting and products, energy-efficient appliances and on-site recycling. The Gates is a stylish blend of traditional and contemporary elements of French and European architecture. Every detail – the stone work, trim and landscaping – has been specifically chosen to complement the community, with the highlight being the spectacular mansard metal roof that provides a grand entrance. Quarry Park’s location is a big appeal to buyers. The community offers a perfect mix of residential, office, retail and natural green space all nestled alongside the Bow River, making it an ideal place where people can live, work and play. “With the work that has started on the new recreation centre and 10,000-sq.-ft. library, acres of newly developed landscaping, and with both a day care facility and hotel coming to Quarry Park, there is a lot to celebrate this summer,” Deibert says. “We’re also seeing residential growth because of the increasingly greater choice of housing options. The buyer profile is really expanding, with everyone from young professionals to mature buyers deciding to live here.”
Buyers will also appreciate the green elements in the building, such as dual flush toilets, energyefficient lighting and products, energyefficient appliances and on-site recycling
About 30 per cent of the residents also work in Quarry Park and they love walking to work or to The Market in Quarry Park, which offers a variety shops, services, restaurants, and a Co-op grocery and liquor store. Plus they enjoy more than 80 acres of parkland, easy access to Glenmore and Deerfoot Trails, easily accessible rapid bus service and a 15-minute commute to downtown. For more information about The Gates, visit the presentation gallery, open Monday to Thursday from noon to 8 p.m.; and weekends and holidays from noon to 5 p.m. Visit online at remingtoncorp.com.

Buyers eager for launch of
Carlisle’s Legacy Gate
// By Heather Ryan
a
long line of people eager to buy affordable, qualitybuilt condos is expected when the Carlisle Group launches sales at Legacy Gate in the beautiful south Calgary community of Legacy on May 3. If early registrations, which tallied 350 interested buyers in the first four days, are any indication, “a lot of people are looking forward to buying a home at Legacy Gate,” says Jim Bryce, vice-president of sales and marketing for Carlisle Group. “Our projects normally sell out before they are completed, so you
need to get in early if you want to buy,” he says, noting Carlisle’s Lakeview in SaddleRidge building is in the framing stage, with 150 suites and only three are still available. The driving factor for buyers is the price – Legacy Gate offers an exceptional price starting in the $130,000s and ranging up to the low $200,000s. “We can offer that kind of pricing because of our volume,” Bryce says. “We currently have more than 4,000 units either under construction or in pre-construction. With this many homes, we’re able to buy in bulk so we pass those savings on to our customers. “Our goal is to make our homes affordable for first-time homebuyers and at these prices you only need a household income of $35,000 to qualify for a mortgage with monthly payments at $688.” Legacy Gate consists of three, four-storey buildings with 12 different floors plans to meet the differing lifestyles of today’s buyers. Plans include designs for one-bedroom suites with a den, two-bedroom and three-bedroom suites ranging in size from 615 to 1,025 sq. ft.

There is also a future commercial/retail site on the western edge of the site, so residents will be able to walk to shops. The sales launch event set for May 3 is by invitation only and you must register at legacygate.ca. For more information you can also visit Carlisle’s central sales centre at 325 3rd St. S.E. The Carlisle Group takes pride in offering the best value to its customers. “Our motto is ‘eye on quality…focus on value’,” Bryce says. “So our customers can expect great quality and the best value.” The suites offer modern, bright and open-concept designs that make efficient use of space with lots of windows. Professionally co-ordinated interior finishing packages include five appliances – fridge, stove, dishwasher, washer and dryer – kitchen islands or peninsulas, tub surrounds and tile, thick carpeting, and balconies or patios. As well, each suite comes with heated underground parking and/or surface parking stalls, and one year of free cable and Internet service. Buyers also have the opportunity to upgrade to items such as granite and stainless steel appliances. At the sales launch, buyers will also get a free granite upgrade – a $3,000 value. Legacy Gate also presents an eye-catching exterior with a mix of James Hardie fibre cement siding and substantial stone work. “The project will fit nicely into Legacy and its theme – Timeless Living,” Bryce says. // by Linda Palfi
The concept of “unit factor” is as simple as that. It is just the percentage of the total privately owned square footage that you own within a complex, taken to two decimal places. One hundred per cent taken to two decimals is 10,000, so that’s the total unit factors to be divided among all the condominium owners. Let’s say your condo building has 20 units of equal size, so you each must carry five per cent of the collective costs for maintenance, heating and common-area janitorial services (20 multiplied by five equals to 100 per cent). Add two zeros to five, and you have 500/10,000, which is how expenses will be apportioned among all the owners. This system creates fairness when a condo project has a variety of sizes of suites, townhouses or villa homes. When considering the purchase of a condominium, a look at the unit factor can tell you a few things. First, move the decimal to the left two spaces, and you know exactly what percentage of the total project your home or “unit” comprises. If the unit factor is 265, you know that of all the privately owned square footage in the project, your unit comprises 2.65 per cent. Divide that 2.65 per cent into 100, and you find it goes about 38 times, so if units are roughly the same size, it’s a 38-unit development.
The concept of “unit factor” is as simple as that. It is just the percentage of the total privately-owned square footage that you own within a complex, taken to two decimal places. As well, the percentage that the unit factor represents (265 = 2.65 per cent) tells you exactly how much you’ll have to pay of any dollar amount for a proposed expenditure. If new exterior lighting is proposed at a cost of $10,000, you know you are responsible for 265/10,000, or 2.65 per cent of that cost, in this case $265. The same applies to the condominium’s annual budget. If the proposed operating budget for next year is $86,000, your percentage of 2.65 means your fair share will be $2,279. Divide that by the 12 months in the year, and you arrive at your unit’s projected monthly condo fee of $189.92. Don’t worry that anyone will manipulate the unit factors. They are assigned upon the creation of the condominium plan, based on a professional survey of square footage, all according to rules laid out in that plan. Although survey methodology can vary from one condo plan to another, they must – under Alberta law – be consistent within a given project, so you’re assured of fairness.

desirability, has created lots of interest for residential developers. hen I think of Mission in southwest Calgary, I am quickly reminded of the scenic Elbow River pathways that extend from north to south along the neighbourhood's eastern boundary. I also think of the vibrant 4th Street SW Business Revitalization Zone (BRZ), also known as “restaurant row” because of the line up of over 30 restaurants serving a variety of cuisines from around the world. It’s no wonder that many urbanites prefer Mission as a place to live. After all, who wouldn’t enjoy its outstanding walkability, riverside location and numerous eateries, shops and services found along 4th Street SW, nearby on 17th Avenue SW and in the beltline? Here are three reasons why you should think about making your next condo purchase in Mission. QUALITY NEW CONDOMINIUMS Mission’s awesome location, and the resulting high
• Tela by CDH Development Group • The River by 26th Avenue River Investments Inc.
Between these new developments and a wide variety of existing ones, if you’re looking to live in Mission then you shouldn’t have a hard time finding a property that suits your wants, needs and lifestyle to the fullest. RIVER ACCESS If you desire easy access to the river, Mission may be for you. The network of parks and pathways along the Elbow River are a renowned trait of Calgary’s downtown and inner city communities, used by many especially in spring and summer. Head north on the pathways and in no time at all, you’ll discover the Talisman Centre, one of Calgary’s best recreational centres, as well as the Stampede Grounds, Victoria Park, East Village, St. Patrick’s Island and the Calgary Zoo, Eau Claire and Princes Island Park. Heading south you’ll find Stanley Park, Sandy Beach Park, Altadore Park and eventually the Glenmore Reservoir. These above-mentioned parks and communities join Mission on the list of most vibrant areas of Calgary and are all reachable within a relatively short time frame on foot. Maybe head to East Village for YYC Food Trucks, the Zoo, or perhaps Eau Claire Market for some cultural activities within a matter of minutes. What’s not to like about that? WALKABILITY As mentioned, it takes anywhere from a few seconds to five minutes or so to reach the Elbow River pathways from any point in Mission. It also takes the same amount of time to reach the 4th Street SW BRZ where you will find countless restaurants, shops and services. But these aren’t your regular amenities by any means. They are extraordinary in the sense that most of the restaurants here are some of the best in Calgary, and the boutique shops quite unique, offering exceptional goods and services. The 4th Street BRZ is also host to annual cultural celebrations such as the Calgary Lilac Festival which sees more than 120,000 people on average every year. Enjoy the sights and sounds of the best up-and-coming home-grown musical talent while indulging in all that the 500 street vendors (and restaurants) have to offer. I LOVE MISSION Having quick and easy access to the Elbow River, a plethora of amenities and services, and a wide selection of new and resale condominiums to choose from, it’s no wonder that Mission is a community of choice for those looking to live an urban lifestyle to the fullest. I love Mission and as a real estate agent and Calgary enthusiast through my Facebook page Calgaryism, I am extremely excited to see its continued redevelopment over the next several years. WE INVITE YOU! Join us and share with us your thoughts, opinions, photos and more at Calgaryism on Facebook, Instagram and Twitter today. We hope to see you there!

Calgary real estate market surges in first quarter of 2014 Low inventory leads to strong price appreciation The Royal LePage House Price
Survey released recently showed robust year-over-year price increases in all housing types surveyed in Calgary. The average price for a standard condominium increased 5.3 per cent year-over-year to $274,700. During the same period, the average price for detached bungalows increased 6.3 per cent to $480,222. Standard two-storey homes recorded the highest price increase, surging 7.5 per cent to $472,644. “Prices for every housing category have increased due to a very high demand in the market and an inadequate supply of inventory,” says Ted Zaharko, broker and owner, Royal LePage Foothills. “The market continues to be red hot and new listings are being snatched up quickly, with most properties being sold in less than a week. Calgary is still very much a sellers’ market.” According to Zaharko, unit sales have been strong – up 14 per cent over the first quarter of 2013 – there is still pent-up demand. “If there were a better supply of 32 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com
inventory on hand, there would probably be even more sales. While this high demand exists there are still well-positioned listings that are not getting showings or the activity we would expect across the market.” Nationally, most regions showed healthy year-overyear price growth, with the average price of a home in Canada rising between 2.5 per cent and 5.4 per cent. In the first quarter, the average price of a two-storey home increased 5.4 per cent to $428,943, while detached bungalows rose 4.4 per cent year-over-year to $380,765. Standard condominiums posted slightly lower gains of 2.5 per cent to $252,174. “With the slightest trace of a weather recovery in most parts of the country, we are now finally seeing the arrival of housing inventory. This, combined with pent-up demand following a particularly long and harsh winter is setting the stage for an exceptionally robust spring 2014 market,” says Phil Soper, president, Royal LePage. “This is good news for buyers, as the price spikes we have seen in a number of cities will be alleviated by this additional supply.” “With a number of supportive economic factors in place, the country’s healthy real estate market continues to display its strength,” Soper adds. “The federal government is heading toward a balanced budget for the first time in over six years, while all signs point to a continued low interest rate environment. Moreover, the strengthening global economy and a weaker Canadian dollar are fueling demand for Canadian exports and reducing dependence on the household sector to sustain our economic success.”

Bank of Canada
maintains overnight rate target at 1% The Bank of Canada has announced that it is maintaining its target
for the overnight rate at one per cent. The Bank Rate is correspondingly 1 1/4 per cent and the deposit rate is 3/4 per cent. Inflation in Canada remains low. Core inflation is expected to stay well below two per cent this year due to the effects of economic slack and heightened retail competition, and these effects will persist until early 2016. However, higher consumer energy prices and the lower Canadian dollar will exert temporary upward pressure on total CPI inflation, pushing it closer to the two per cent target in the coming quarters. Total CPI inflation is expected to remain close to target throughout the projection, even as upward pressure from energy prices dissipates, because the impact of retail competition will gradually fade and excess capacity will be absorbed. The global economic expansion is expected to strengthen over the next three years as headwinds that have been restraining activity dissipate. The economic recovery in the U.S. appears to be on track, despite soft readings in the last few months largely due to unusual weather. Indeed, private demand could turn out to be stronger than anticipated. Europe’s economy is growing modestly, but inflation remains too low and the nascent recovery could be undermined by risks emanating from the Russia-Ukraine situation. In China and other emerging-market economies, growth is expected to be solid, although there are growing concerns about financial vulnerabilities. Overall, global growth is expected to pick up to 3.3 per cent in 2014 and increase further to 3.7 per cent in 2015 and 2016 – largely unchanged from the January Monetary Policy Report (MPR).
Recent developments are in line with the Bank’s expectation of a soft landing in the housing market and stabilizing debt-to-income ratios for households The Bank continues to expect Canada’s real GDP growth to average about 2 1/2 per cent in 2014 and 2015 before easing to around the two per cent growth rate of the economy’s potential in 2016. Competitiveness challenges continue to weigh on Canadian exporters’ ability to benefit from stronger growth abroad. However, a range of export subsectors have been growing in line with fundamentals, which suggests that as the U.S. recovery gathers momentum and becomes more broadly based, many Canadian exports will benefit. The lower Canadian dollar should provide 34 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com
additional support. We continue to believe that rising global demand for Canadian goods and services, combined with the assumed high level of oil prices, will stimulate business investment in Canada and shift the economy to a more sustainable growth track. Recent developments are in line with the Bank’s expectation of a soft landing in the housing market and stabilizing debt-toincome ratios for households. Still, household imbalances remain elevated and would pose a significant risk should economic conditions deteriorate. In sum, the Bank continues to see a gradual strengthening in the fundamental drivers of growth and inflation in Canada. This view hinges critically on the projected upturn in exports and investment. With underlying inflation expected to remain below target for some time, the downside risks to inflation remain important. At the same time, the risks associated with household imbalances remain elevated. The Bank judges that the balance of these risks remains within the zone for which the current stance of monetary policy is appropriate and therefore has decided to maintain the target for the overnight rate at one per cent. The timing and direction of the next change to the policy rate will depend on how new information influences the balance of risks. The next scheduled date for announcing the overnight rate target is June 4.

Home-building industry celebrates its finest with
annual SAM Awards // By Heather Ryan
Qualex-Landmark - Mark on 10th
it was a night filled with excitement as a number
of first-time and previous winners were honoured at the Canadian Home Builders’ Association – Calgary Region’s 27th Annual SAM (Sales and Marketing) Awards on Mar. 29. This year’s gala event at the Telus Convention Centre saw more than 1,600 people join in recognizing the outstanding achievements by the home-building industry’s finest, from builders and developers to marketing and sales professionals. There was a record 776 entrants from 99 companies competing for SAM Awards this year, and 253 finalists competed for 57 awards. A strong group of contenders was in the running for this year’s Grand SAM Award for Multi-Family Builder of the Year, which ultimately saw Jayman Group of Companies come out on top. “Being selected as the Multi-Family Builder of Year is very exciting,” says Norm Mross, vice-president of Jayman Modus, Jayman’s multi-family division. “There are a lot of good multi-family builders in Calgary with increasing competition all the time, so we are proud to be chosen as the best and it’s a great honour.” Jayman Modus also won a Multi-Family Design Award for Best New Design – Villa/Duplex/ Townhome Up To 1,199 sq. ft. for The Esprit II in Mahogany, and a Multi-Family Home Award for Best Town Home – $350,000 And Over for The Westwynd in RiverReach in Cochrane. Jayman Modus was also a finalist in for Best New Design – Apartment Style Condo 900 sq. ft. Homes by Avi Urban, which was one of the finalists for the Multi-Family Builder of the Year award, won the Best Multi-Family Community Award for The Enclave at Castle Keep and was a finalist for three Best New Design awards and one Multi-Family Home award.
“Avi Urban is honoured by the recognition given to The Enclave from our industry,” says Charron Ungar, president of Avi Urban. “We are proud to put our name to the community we have built there and value the fact that our peers have taken notice of our efforts.” Qualex-Landmark won two Multi-Family Design Awards for Best New Design – Apartment Style Condo Up To 899 sq. ft., and Best New Design – Apartment Style Condo 900 sq. ft. And Over. It was also a finalist for the Best Multi-Family Community Award for Calla. “As a first-time entrant, Qualex-Landmark is deeply honoured to receive two prestigious SAM Awards of excellence,” says president Roger Navabi. “It is a testament to the meticulous and careful attention that Qualex-Landmark gives to all its residential communities. We also salute all the entrants and extend our sincere gratitude to the CHBA for its dedication to the home-building industry.” Remington Development Corp., another finalist for the Best MultiFamily Community Award for Champagne, won the Multi-Family Home Award for Best Apartment-Style Condo also for Champagne. Avi Urban - The Enclave

Remington Developments - Champagne
“Once again the SAM Awards were a tremendous success, and we were thrilled to have won an award for third year in a row for Champagne,” says Julie Seidel, Remington’s residential sales manager. “We feel privileged to be recognized amongst some of the best builders in the industry, and we offer congratulations to all the finalists and winners this year.” Calbridge 2010 won the other Multi-Family Design Award for Best New Design – Villa/Duplex/ Townhome 1,200 sq. ft. he Canadian Home Builders’ Association – Calgary Region saluted the very best in the Calgary and area new-home building industry at the 27th annual SAM Awards held Mar. 29 at the Telus Convention Centre. This year, more than 1,600 people attended the SAM Awards that drew a record 776 entries, which through the judging process was narrowed down to 253 finalists competing for 57 awards in 10 categories. Calgary’s SAM Awards program is amongst the largest of its kind in Canada and the number of entries and new companies entering from year to year is a true testament to the passion that drives achievement in the local industry. The SAM Awards program was developed as a way to recognize excellence in the local home building industry. SAM stands for Sales and Marketing, and all aspects of the industry are recognized. As in previous
building industry’s best
years, the quality of submissions for the 2013 SAMs was outstanding and the competition tight, as the home-building industry continues to raise the bar each year in their commitment to developing unique design and innovative building practices. Last year was even more monumental as CHBA – Calgary Region members, while continuing to meet the growing housing demand in the Calgary area by building outstanding homes and communities, responded immediately to offer assistance to those affected by devastating flooding in June by volunteering labour, equipment, financial aid and more – a testament to the dedication of the industry. CHBA – Calgary Region presented awards in categories including New Home, Renovator, Developer, Multi-Family, Partner, Advertising & Marketing, Industry Achievement, Sales & Information Centre and, of course, the most prestigious of them all – the Grand SAM Awards, which encompass Builder of the Year, Builder of Merit, Multi-family Builder of the Year, Renovator of the Year, and Partner of the Year.
There is no doubt the SAM Awards have contributed significantly in raising the bar year after year in residential housing as so many home builders, developers and other industry experts work diligently to improve each year Builders, developers and industry members compete for awards such as Best New Home in various price categories, Best New Design for multi-family projects in various segments, Sales Achievement Awards, Best Sales & Information Centre (attached and detached), Community of the Year in Calgary and in the surrounding area, various Supplier awards, and Best Home Renovation and more. The judging process is detailed, with points awarded for each entry judged by peers within the industry; awards are given based on point totals. The top five in each category receive additional placement points that help determine the Grand SAM winners, plus companies must enter a set number of categories and meet the required criteria for the individual Grand SAM placement. The SAM Awards competition is not a popularity contest. The criteria for judging are extensive and the process is monitored and authenticated by a local accounting firm. So, considering the judging process each entry goes through, to be named a finalist in any category is an achievement and provides CHBA – Calgary Region members with valuable feedback from industry peers, often the most incisive of critics. There is no doubt the SAM Awards have contributed significantly in raising the bar year after year in residential housing as so many home builders, developers and other industry experts work diligently to improve each year. As a result, Calgary and its surrounding communities have some of the most innovative product found anywhere in Canada.

I
f you read my column in the April 4 issue of New Condo Guide (titled For Sale: An objective approach to an emotional decision) then you’ll remember my dread of having to endure weeks (possibly months) of painful open houses and showings. Well, lucky for me, that For Sale sign turned to Sold quicker than expected. Now, those worries about selling our home have shifted to buying one and meeting everything on our must-have list – budget and timing included.
your reality
In a casual chat with a real estate agent about our plan – selling our home first, then buying – he advised me and my husband to take the reverse route and buy first. “It’s a sellers’ market,” he warned. “Selling won’t be the problem, it’s buying that you should be concerned with.” Well, the agent was right on one count – our house sold in a matter of days. But buying before selling? While the idea of taking our time to house hunt, pack and move appealed to us (my husband are I are both meticulous planners; we had our whole wedding timed, right down to the minute!), the possibility of paying two mortgages, or settling for less than list price on our home in the interest of a quick sale, was certainly not in the plan. Ultimately, our comfort level dictated that selling before buying was the way to go. To us, this peace of mind is worth the risk of possible bidding wars and being beaten out by a bigger, better offer. If fact, we almost expect that scenario. After all, it is a sellers’ market, right? While it’s a good idea to pay attention to the headlines and all the advice offered – professional and otherwise – take it with a grain of salt. You can never really predict what will happen in the real estate market, though many may try. Experts guess at where the market is going based on trends and historic data. And while the picture may look a certain way from a national, provincial or city-wide perspective, what happens from one street to the next, from one price range to the next, can differ dramatically. Your guess as to what the housing market holds in your specific circumstances is as good as anyone’s. Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks while we search for the best home and the best deal? What will happen to mortgage interest rates in the short term? Should we buy now, or wait until the feverish, spring-time frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your personal facts. Take an honest look at your financial situation. Review your assets and debts, including mortgage (current and expected payments), car loans, lines of credit, student loans and other bills. Are you secure in your job? Are you planning to grow your family? Will you be taking parental leave from work, and if so, can you afford to pay all your bills on your now-decreased income? Once you figure out what your reality is and where your comfort level lies, you’ll be better equipped to make a decision without being bombarded by the latest headlines. The key message? Buy when you’re ready for the market, not when the market is ready for you. Pick up the next issue of New Condo Guide for more on my continuing saga of selling and buying a home.

AVI URBAN DIY VIDEOS help homeowners get the showhome look Avi Urban is giving homeowners another tool
during the home-building process, by connecting showhome decorators with homeowners through a justreleased do-it-yourself video tutorial. Working with Avi Urban’s showhome decorators, the Calgary-based multi-family home builder has taken the showhome experience one step further by providing tutorials for homeowners on how to transform their spaces. The video, hosted by an Avi Urban showhome decorator, stemmed from discussions during homeowner events and questions on their social media pages. “During one of our homeowner get-togethers, we noticed a lot of people chatting about things our showhome decorators had done in the space,” says Chris Pollen, sales and marketing manager for Avi Urban. “A lot of homeowners wanted to know how to make their place look like the showhome, and we saw an opportunity to provide a behind-the-scenes tutorial on how to get that showhome look.” The “Avi Urban DIY” video features a do-it-yourself headboard project, designed by showhome decorators and built by a member of the Avi Urban construction team. “We wanted to build something that was an affordable alternative to the furniture we see on our shopping trips,” shares Homes by Avi’s manager of showhome selections and presentation, Julie Punter. “We’re always coming up with ideas to transform a space, and we wanted to share some of those ideas with homeowners to help them make their house a home.” As Charron Ungar, president of Avi Urban, explains: “Avi Urban is a design-focused company that believes true value in home building is achieved through a balance between affordability, finish and utility. That said, the most important and most amazing part of the process occurs post possession when our purchasers turn the product that we built into their home. The ability to quickly and easily transform a bare space into a reflection of the individual who has chosen to live there is an integral and beautiful part of the process that motivates our team at Avi Urban to work even harder to design the spaces that we build.” 52 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com
The full video can be found at aviurban.com or youtube.com/aviurban, along with full stepby-step instructions on how to build the project. Avi Urban is a Calgary-based builder of quality multi-family homes. Recognizing a demand for innovative multi-family developments, Homes by Avi created Avi Urban in 2000. From the beginning their goal was to offer homeowners the ultimate in comfort and function, while building innovative, thoughtful townhome developments that bring urban aesthetic to a livable product. By redefining multi-family development, Avi Urban has earned its place as an innovative market leader. Avi Urban’s broad range of projects include a highly modern live/work development in the inner city, street-oriented row housing in exclusive areas and large-scale multiphase townhome developments.

Villas at Watermark
offer luxury, lifestyle and spectacular mountain views // By Heather Ryan
a
fabulous villa project that combines luxury living with breathtaking mountain views and a tranquil maintenance-free lifestyle has become an overwhelming hit with buyers. Nestled in Watermark at Bearspaw, the Villas at Watermark – the most award-winning community in Calgary last year – consists of 101 bungalowstyle walkouts crafted by Macdonald Development Corp. “We’re really excited about the response to the Villas,” says Ian Macdonald, director of sales and marketing. “We’re now officially sold out in our first phase, 90 per cent in the second phase, and 50 per cent in the third phase, so the response from buyers has really been amazing”. “People love the Villas because they tell us they have everything they’ve been looking for; all the items on their check list are checked off,” he says. “They’re maintenance-free, so they provide that lock-and-leave-it lifestyle that allows them the freedom to travel. And, for people downsizing, or what we call ‘smart-sizing’ or right-sizing, they’re the right fit for size and lifestyle, and they have all the luxury they desire.” The Villas offer approximately 2,000 to 2,600 sq. ft. of developed living space on two levels featuring two or three bedrooms, 2.5 to 3.5 bathrooms and front attached double garages. There are four floor plans available – three with the master bedroom on the main, and one with the master on the walkout level creating an expansive main-floor entertainment space. 56 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com
“The Villas offer two luxurious designer colour and finish options,” Macdonald says. “And for those who want to go a step further there is a wide array of optional upgrades to choose from.” The well-appointed Villas feature high-end finishes such as quartz countertops, wide-plank engineered hardwood flooring, 10-ft. ceilings, stainless steel appliances, built-in wine fridge and built-in TV in the kitchen, large flat-surface islands, in-floor heating in the ensuites, gas fireplaces, Hunter Douglas blinds, large windows and two big patios. At the Villas, residents can enjoy all of Watermark’s amenities such as the gorgeous network of cascading ponds and streams, 46-acres of parkland, five kilometres of paved trails, and a fabulous central plaza. Situated off 12 Mile Coulee Road, residents can access a variety of shops, services, restaurants and the LRT at Crowfoot and Stoney and Crowfoot Trails are nearby. The Villas start in the mid $700,000s plus GST. To learn more, visit the four Villas showhomes, open noon to 6 p.m. Monday to Thursday; and noon to 5 p.m. on weekends. hen buying a home, you likely will consult with a team of trusted professionals – a mortgage broker, lawyer, perhaps a realtor or builder sales associate, and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform
// BY WAYNE KARL
MOVING HORROR STORY – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. The following example, which admittedly doesn’t involve a new-home move, is an experience that is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, well-known companies and smaller, independent ones, I selected a moving company and we agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew showed up on time for the move the next morning, but almost immediately they began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. Here are the lowlights of what happened next: » The company originally contracted for the job was inexplicably unavailable to actually do the move the next morning, and passed it off to another firm. » My original contact, who was easily available by cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » On arrival at our destination, the fee became $500. “It’s taking longer than expected, and the furniture is heavier,” the movers said. “Sure,” I replied, “right after I call the police.” With that, the sordid tale ended, the job incomplete and left for my son and I to move the furniture indoors ourselves. We were now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB). The Canadian Association of Movers offers consumers some tips: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies. » Ask three movers for estimates in writing. » Get the terms and conditions in writing. » Ensure your goods will be protected for loss or damage. » Read customer reviews on movers’ websites and other forums. My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself and your stuff.

tips & tricks
packing tips
to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores.
❏ Label boxes containing fragile items with large red lettering.
❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.
❏ Place china in plastic bags and stack plates upright on their sides, not flat. ❏ Pack your TV, stereo and computer in their original boxes whenever possible.
❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.
❏ Keep boxes to 50 pounds or less.
❏ Reinforce the bottom of boxes with extra tape for added strength.
❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)
❏ Label each box with the name of the room in your new home where it should be placed.
❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition.
❏ List the contents of the box on the side of it.
❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

Designer Advice
bed-side // by Yanic Simard
looks
// photos by Brandon Barre & Ted Yarwood There’s more to the science of sleep than picking
a comfortable mattress. Your bedside accoutrements need to be ready to house a good book or two (and hide those glowing electronics) to give you peaceful slumber in style. There are more options out there than the humble night stand. To put some variety in your nightlife, here’s my guide to all things bedside. Table essentials: » A bedside table is typically 24 to 28 inches high – around the height of the mattress it accompanies (so you may want to go taller for a very high bed or shorter for a modern low style). » A lamp with a switch on the cord will be easier to flick on and off than a switch under the shade. For maximum ease you can instead have a switch wired into the wall, hidden behind the headboard or table for a clean look. 62 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com
» Dimmable lamps will adjust to the wide range of light levels desired, going from a restful glow to wide-awake bright. You can have a dimmer system built in during your condo’s construction, or find a dimming style after the fact. Just be sure to choose dimmable bulbs.

bedside looks to inspire your design dreams:
Look 1 Classic Couple
What Identical side tables with matching lamps. Why The consistency of a matching set leads to a sense of rhythm, and perfect symmetry can be calming. How I like using mirrored or marble side tables against an upholstered headboard to add some drama. Using the same material throughout can be too matchy-matchy. Designer Jonathan Adler makes a line of chic table lamps which mix traditional elegance with modern energy. My Pick Saarinen-style marble-top table.
Look 2 Big and Small
What Small table with large lamp; large chest with small lamp. Why A chest of drawers at table height will add more storage (great for smaller spaces), with the lighter lamp to help balance against the opposite side. How Large furniture stores will likely have a matching table and chest for easy coordination, or you can go with two styles in related materials (even in slightly different heights). Pick a stand-out lamp for the more petite table and balance it with a quieter style on the chest. Just check that the lamp shades will sit at the same level (add the table and lamp dimensions) for a polished finish. Also consider using a desk instead of the chest to create a miniature home office. My Pick Urban Barn’s “reflection” accent table and chest of drawers. Look 3 Bedtime Story
What Table with lamp; chair with floor lamp. Why Having a proper chair gives you a space to read or tie your shoes, but can also hold a book, electronics, or a tea tray just as a table would. How In a modern space I like a transparent or metal chair for an open and airy look, but you can also use a small upholstered wing chair for stylish comfort. Add a slim floor lamp for reading, or even a petite table for your coffee and tea. In a client’s bedroom I recently used a swing arm sconce over a clear plastic chair and added an antiqued mirror for a dramatic backdrop. My Pick Louis Ghost chair (with arms) or Victoria Ghost (without arms). Look 4 Nightcap
What Bar cart turned table. Why A bar cart is one of my favourite flexible furniture pieces, and not just for cocktail hour. It makes an unexpected side table, but the look is both trendy and practical. How Because bar carts are usually open and airy, choose one in a bright colour, sparkling metal or rich wood to balance a dark, heavy table. Fill the top and bottom with your most beautiful books and boxes, and leave space on top for a lamp. My Pick Moller Trolley wooden cart from Design Within Reach.
There’s more to the science of sleep than picking a comfortable mattress. Look 5 Trendy Traveller
What Stack of luggage as table. Why A jet-setter, trend-setter look, a suite of chic luggage you’ve invested in should be seen more often than just at the airport. How Pile the luggage to table height, and use it to store out-of-season clothes between trips. Perch a lamp on top or use a low floor lamp. Add a traditional metal fan or a globe for old-world charm. My Pick Classic Louis Vuitton LV print luggage with leather trim.

hen it comes to moving, a little common sense goes a long way in transporting your belongings to your destination so that they arrive in good shape and on time. Considering the importance our “stuff” has in making us feel comfortable in our surroundings, these items deserve special thought
for a smooth move
and care. Thinking ahead is the best thing you can do when it comes to making arrangements and packing. Organization should be your mantra, efficiency your goal. If you are doing the packing, look ahead to lifting, stacking and unpacking the boxes during your move. People often run to the grocery or liquor store to pick up cartons, and then use newspaper as cushioning. Although this approach can save you a few dollars, in the long run, you may pay for it in stress, time and broken items. Instead, think about purchasing cartons and packing paper from the professional mover you’ve chosen. The boxes come in uniform small, medium and large sizes, which are easy to stack in a moving truck or van. Trust me, this convenience is huge on moving day. Unlike newspaper, packing paper does not leave behind ink that then has to be cleaned during an already hectic time in your life. During the packing itself, be generous with whatever you are using to cushion your things, especially fragile items. People often cram too much in each box in an attempt to keep the number of cartons down. As good as that sounds, it can backfire, as too many items with not enough cushioning may shift during transportation and damage each other. In addition, someone will have to lift each box and place it into the moving vehicle. Packing too many heavy items into one container can result in no one being able to pick it up, or worse yet, the box breaking from the weight. Common sense will tell you that heavier items should be packed in smaller boxes, and vice versa. Did I mention labeling? Again, a little common sense goes a long way to success at the other end. When you pack the moving vehicle, remember to place the boxes you’ll need first, last – and label accordingly with the contents and which room it goes into. Even better, if you are driving to your next residence, place things such as garbage bags, tissues and dish liquid into the car. You should also carry valuables such as jewelry, your laptop, important papers and the like separately from the bulk of your items. Another way to apply common sense to packing is to look at each item with the thought, “Do I really need and use this?” Especially if you are moving from a house into a condominium suite, paring down possessions is important. The fewer things you move, the less your move will cost in terms of time and money. And speaking of money, if your budget allows, hire movers to do your packing and transporting. We do this every day, and we have it all down to an efficient system. Professional movers want their moves to go smoothly as much as you do. Everyone is born with common sense, but few use it. If you are planning a move, I encourage you to be one of those savvy few!

the mortgage minute
What’s all the fuss about a
arket m correction? about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what a market correction would really mean to Canadians. First-time homebuyers

W
ith a constant barrage of doom and gloom headlines these days, and no one could blame you if you got a little worried about the state of the economy or the fear of a pending market correction in Canadian real estate. Are Canadians taking on too much debt? Have mortgage rules gone too far? Is there a housing bubble about to burst? What if there is a market correction? The real question is, “Do Canadian homeowners or prospective buyers need to be concerned?” Every time there is talk
If you’re a first-time homebuyer, you have likely felt the pinch of the rising cost of housing. So a slight market correction would be welcome news. You can still get into home ownership with only five per cent down, but since your maximum amortization is limited to 25 years, a drop in pricing is exactly what you’ll need to be able to get into this market. Conclusion: A market correction is a good thing for you. Current homeowner buying or selling – moving up or downsizing
It is rare that someone buys a home without selling their home first. If you are a homeowner and you’re looking for the right time to sell your home so you can buy another, you may be concerned that the price of your current home is dropping. But let’s take a closer look at that: assume the value of the home you are selling drops by 10 per cent. Let’s also assume that you plan to buy another home (whether upsizing or downsizing). The key to remember in a downturn market is that the person selling their home to you is going through the exact same thing. In other words, if the value of your home dropped 10 per cent, so too did the value of the new home you are buying. Focus on what your bottom line “net” is, rather than what you thought or had hoped to sell your home for. Conclusion: In most cases, the net effect of a market correction is zero. Real estate investor or second-home buyer
If you are buying real estate as an investment either for cash flow or as a second home, then this is the perfect market condition for you. When there are more sellers than buyers, you have more bargaining power. If you can negotiate a better deal and pay less for the property you are looking for, it simply makes the deal that much more affordable. Conclusion: You should be hoping for a market correction.
If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has done for the past 100 years 68 NEW Condo Guide | Volume 17 issue 05 | newcondoguide.com
Over the last decade, a significant amount of the net worth of Canadians has been tied up in their home equity, and this has provided the foundation for a lot of retirement plans – so there is obvious concern. But should there be? Current homeowner with no plans to sell
The majority of Canadians fall into this category, and let’s be honest – the single biggest reason we worry about a housing correction is the fear that it will erode our home equity and net worth. Over the last decade, a significant amount of the net worth of Canadians has been tied up in their home equity, and this has provided the foundation for a lot of retirement plans – so there is obvious concern. But should there be? For the majority of Canadians, the plan is to stay in their current home for at least three to five years. So here’s a simple fact: equity is only gained or lost the day you sell. In other words, if the value of your home were to drop by 10 per cent tomorrow, you may feel anxiety over the drop in your net worth – but it would only be on paper unless you actually sold your home tomorrow. If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has done for the past 100 years. Conclusion: A market correction may have zero impact on you. The headlines will continue to talk of impending market corrections. The key is to decipher one of three things: 1. Is this a real concern? 2. Is this an opportunity? Or, 3. Are you just getting worked up about nothing?
The Bottom line: A lot of people will fret about this
topic over the water cooler tomorrow morning – but the majority of them really don’t need to. newcondoguide.com | Volume 17 issue 05 | NEW Condo Guide 69

Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
Divide by three. This figure is the monthly payment you can afford to make on your condo.
06
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

mortGAGe options you can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. All mortgages are of two basic types:

open mortGAGe
Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.
Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.
insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.
closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good
choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
portAble mortGAGe Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
