With the springtime awakening of the outdoors and Earth Day approaching on April 22, going Green is always a hot topic at this time of year. People have a passion for all things eco, whether for Earth’s preservation, personal health reasons, or for the money savings often associated with this way of life.

Buyers of brand new homes enjoy the benefits of the newest and best environmentally friendly features that everyone wants these days, built right in from the ground up. So, if going Green is important to you, shop around and learn what each builder offers. Not only will you be doing your part to protect the environment, but the Green benefits also extend to your wallet in the form of lower operating costs, and possibly higher resale value when you sell the place one day.

Construction aside, think about all the little things you can do in your home that will make a difference to the planet. Be passive! Using less does more than you think. Replace incandescent light bulbs with compact fluorescent ones to reduce energy consumption, or install low-flow showerheads and faucets, if your builder hasn’t already done so. Once you make the initial change, you won’t give it a second thought.

Cardel Lifestyles launches new townhome project in Nolan Hill

Buyers will also be pleased that they have the ability to customize their homes with designer-selected colours, cabinets, tile, flooring, lighting, contrasting two-tone upper/ lower cabinets, and more.

“We’re providing townhomes for every type of purchaser, from a ‘right sizer’ to a young professional starting out. These feel like a single-family house and it will be interesting to see the response. We think buyers will be excited because they offer quality construction and very high value,” Logel says.

What goes down will come up, CREA reports

C

anadian real estate is a tale of two markets – the Prairies, and the rest, according to the latest resale forecast by the Canadian Real Estate Association (CREA), with lower national sales in 2015 due to decreased home sales in Alberta.

“National sales are now projected to reach 475,700 units in 2015, representing an annual decline of 1.1 per cent. This would place annual activity slightly above but still broadly in line with its 10-year average,” CREA reports.

Looking into 2015, CREA predicts an uptick in activity across most provinces, thanks to the weakened Canadian dollar, mortgage rate declines and the boost in the U.S. economy.

But that won’t positively impact the resale forecast for the Prairie provinces, where sales are expected to drag thanks to further declines in oil prices prompting potential buyers to wait while sellers continue to list. The biggest impact will be in Alberta, where home sales in 2015 are expected to fall 19.3 per cent – well below the elevated pace set in the last three years of seller’s market conditions.

In the face of Alberta’s high-supply-low-demand scenario, Ontario and British Columbia are singing a very different tune with tightening inventory and increasing demand, resulting in price gains that surpass inflation this year at 2.5 and 3.4 per cent, respectively.

Meanwhile, prices are expected to remain stable in other provinces, with the exception of Alberta, where “average price is forecast to fall by 3.4 per cent, reflecting a pullback in sales for luxury properties compared to homes in more affordable price segments,” according to CREA. But as they say, what goes up must come down – and vice versa. Looking ahead at 2016, national home sales are expected to increase 1.7 per cent to $482,700 units in 2016, in line with the anticipated economic recovery in Alberta and Saskatchewan. “Meanwhile, anticipated mortgage rate increases are expected to keep activity in check in markets where homes are already less affordable and prices have continued rising,” according to CREA, which forecasts the national average price to rise by a further 1.9 per cent to $424,100 in 2016.

Try the Calgaryism eggs benedict if you get a chance: banana peppers, avocado, back bacon, spinach leaf and two eggs on top of a grilled English muffin, all smothered in hollandaise sauce. You won’t go back to regular bennies after this!

MONKI Breakfast & Bistro 1301 10th Avenue S.W., 587.352.7131 Just down the street from Holy Grill is MONKI Breakfast & Bistro. MONKI’s own take on your favourite traditional breakfast entrée is worth trying. After all, it’s not like this place has been voted one of the best breakfast restaurants in Calgary by Calgaryism or anything (of course it has!). We recommend the steak and eggs or capicollo eggs benedict – both will put a huge smile on your face!

I highly recommend trying one of the gourmet omelettes. These delicious things aren’t only filling, but will have your taste buds reveling in every last bite. And the best part is that you can also build your own just the way you like it. Don’t miss the Galaxie Diner, it’s one of the best breakfast restaurants you’ll go back to again and again.

Laurier Lounge 1111 7th Street S.W., 403.228.3771 Just across the street from Xenex Condos is the Laurier Lounge, homed in a historical building with a cosy charm that makes for a great breakfast or brunch sit-down every time. It also sits on a quieter street in the Beltline, which is nice for a spring or summer breakfast patio experience.

While all of Laurier Lounge’s meals I’ve tried have been exceptional, one I highly recommend is the brunch plate. For $14 bucks you get bacon, one egg benedict, hash browns and two fruit mix crepes.

Red’s Diner 1415 4th Street SW, 403.266.3448 Those looking for more of a typical breakfast experience should visit Red’s Diner on the corner of 14th Avenue and 4th Street S.W. Apart from great food, Red’s Diner also has great prices and can seat more customers than other smaller breakfast diners, which is nice if time is of the essence.

Once again, I recommend the protein-packed steak and eggs. The steak is cooked to perfection and so lean that it made me wonder if they had a chef from the Keg working the morning shift.

Galaxie Diner 1413 11th Street S.W., 403.228.0001 Another one of the best breakfast restaurants in Connaught is the Galaxie Diner. Consistency is everything in the restaurant business and Galaxie Diner delivers quality breakfast and brunch meals every time.

Age-restricted condos for the mature set

W

here the Rolling Stones lead, “baby boomers” will follow as we all grow older, and that could be into an age-restricted condominium development where Generation X-ers are not particularly welcome.

Discriminatory? You bet! Allowed by law? Certainly! Fair? Who cares?

Seeking peace and quiet, as well as golf and bridge partners, older people these days are often choosing to live in condo homes that do not allow children. In fact, some don’t allow anyone under the age of 50 to live there, and those condo bylaws are as enforceable as any statute passed by government. Come to think of it, condo corporations have pretty well the same provincially bestowed powers as any municipality!

Seeing where the demographics and part of the homebuying public is heading, developers have forged ahead to create a variety of age-restricted developments. Most obvious are the “villa” homes, often situated adjacent to golf courses. These are usually duplex-style condominium bungalow homes with all the needed services and covered parking on the main level. If there is a basement, it’s supplementary, and may not be developed. In fact, some buyers never see the basement, as stairs-free living was their goal.

There are also apartment-style age-restricted developments. These, too, can come with a range of ages one must achieve before being allowed to reside on site. People younger than the specified age can certainly visit and stay over with Mom and Dad or grandparents, but the bylaws may dictate a limit to how long it is before a “visitor” becomes a prohibited permanent resident. Ironically, younger people may own one of these homes, but may not live on site until they reach the required age. This allows adult children – for estate or tax reasons – to buy or own their parents’ condo home in such a development.

The ambiance of age-restricted condo communities is naturally very different from an open-door development, which might be identical in terms of bricks and mortar. If the age restriction is 55 or 60 years, the place is going to be pretty sedate, with similar-aged people likely sharing common interests.

If the age restriction is only 18 years or older, there will be a broader mix of retired and working people, but not a tricycle to be seen. Shop the market to find the location, degree of age restriction, and housing style that meets your needs and preferences.

For the budget-minded, Calgary also has a selection of long-standing apartment-style buildings that were previously designated as rental developments, but which astute developers converted to condominium homes with an age restriction. The restriction, of course, cannot be imposed on an existing homeowner. The buyer must be aware in advance that s/he is choosing to own a home that has the restriction already in place. In various city neighborhoods, then, we find affordable elevator-served condo buildings that have little noise and offer an organized seniors’ social life, yet are not care facilities in any way.

A new addition is the age-restricted denominational condominium community. These can be developed by a church’s charitable foundation,

and include all housing styles and a mix of urban, suburban and rural locations. While the age restriction is enforceable, one cannot be required to be of a particular faith or to attend a particular church as a residency requirement, although buyers naturally tend to be part of that religious community.

These new housing options are modern niche-marketing par excellence. And they allow people to choose the degree of restriction they desire in the mini-community where they make their homes. Our boomer comeuppance will be the creation of the first youths-only community, where a rave is held every night, and over-18s are welcomed only if they leave the Jack Benny records at home, and move on before dark!

2014 SAM Awards FINALISTS ANNOUNCED

T

he Canadian Home Builders’ Association (CHBA) - Calgary Region is proud to announce the full list of finalists for the 2014 SAM Awards. The SAM Awards, now in its 28th year, celebrates innovation and excellence in the residential construction industry in Calgary and its surrounding region.

The winners will receive their awards at the SAM Awards Gala on Sat., April 18, at the Telus Convention Centre. The top five entries in each category will be featured during the evening.

“The record number of new construction starts in the Calgary region last year didn’t stop our members from bringing home their best,” says Shane Wenzel, chairman of the SAM committee for CHBA Calgary Region. “Even though the industry was flying, we had an incredible number of excellent entries to this coveted awards competition.”

Entries totaled 834 in all categories of new home construction, including renovations, new communities, advertising and marketing, and more.

The sales professionals in the field are also recognized.

“This truly is the crème-de-la-crème in an industry that built 17,131 total housing units last year,” says Wenzel. “It’s a tremendous accomplishment to be named a finalist – and everyone is excited to put their best forward in a very competitive industry.”

A total of 116 companies are vying for 58 awards in different categories, including the top Grand SAMs – three builder categories (Builder of the Year, Builder of Merit for a small-volume builder, and Multi-Family Builder of the Year), Renovator of the Year, and Partner of the Year.

The awards cover 10 different categories and finalists are chosen through a detailed, scrupulous process with industry judges awarding points which are then authenticated by an accounting firm. Grand SAM Awards are presented to the builders, renovator and partner who have demonstrated a superior achievement in design, sales, advertising and/or service.

“This competition is the highlight of the year for our members,” says Wayne Copeland, president of CHBA - Calgary Region. “And it’s taken very seriously.

It is an incredible achievement to be elite in a very competitive industry where quality and innovation shine in every way. Congratulations to all the finalists and good luck at the SAM Gala.”

Calgary – still one of the most affordable housing markets in Canada

T

he state of Alberta’s housing affordability, while still generally positive, is being overshadowed by the effect of plunging oil prices on confidence in the market, according to the latest Housing Trends and Affordability Report from RBC Economics.

The report, on the fourth quarter of 2014, indicates that home resales in the province plummeted during December and January, falling 35 per cent cumulatively following a strong summer and early fall.

“We’ve also seen evidence of shaken confidence in Alberta’s housing market on the supply side with listings surging,” says Craig

Wright, senior vice-president and chief economist, RBC. “While we have yet to see this translate into widespread price declines, the earlier strong rate of property appreciation moderated substantially in Q4.”

The RBC housing affordability measures, which capture the province’s proportion of pre-tax household income needed to service the costs of owning a home at market values, remained mostly unchanged in the fourth quarter (a decrease in the measure represents an improvement in affordability).

RBC’s affordability measures for Alberta were stable for both two-storey homes (33.9 per cent) and condos (20.4), while the measure for detached bungalows eased by 0.4 percentage points to 32.4 per cent. Affordability continued to be fairly attractive from a historical perspective and compared to other provinces.

Housing affordability in Calgary actually improved in the fourth quarter of 2014, though cutbacks in the oil industry contributed to a drop in housing market confidence.

RBC’s measures for Calgary fell 0.2 percentage points to 20 per cent for condos, 0.4 percentage points to 33.9 per cent for two-storey homes and 0.6 percentage points to 33.7 per cent for bungalows in Q4 2014.

n buying a home, your first step is to get pre-approved for a mortgage. The amount of your approval is the absolute maximum a bank or mortgage broker would be willing to give you – and the mortgage payment at that top price is often outside of people’s comfort zones. To ensure you’re not strapped for cash, buy at a lower price point.

Your budget will thank you when interest rates rise.

Economists have said an interest rate hike was on the horizon for years, but indications are that it could happen in 2015 (despite the recent drop). Since our economy follows that of the U.S., the Bank of Canada will watch the Federal Reserve and go from there. It’s predicted that our prime rate could rise as much as 1.25 to 1.50 per cent, though, which would affect anyone who had a loan attached to prime. If you’re thinking of taking advantage of a low variable mortgage rate this year, you should first run the numbers to see if you could afford this potential increase.

According to the Canadian Real Estate Association, the average home price in Canada is slightly more than $413,000. If you were to make a 20-per-cent down payment with a five-year variable mortgage rate of, 2.09 per cent, your monthly mortgage payment would be $1,413.

If the prime rate were to rise by 1.50 per cent, your mortgage rate would increase from 2.09 to 3.59 per cent, and your monthly mortgage payment would go up to $1,665. That’s $252 more per month, or an extra $3,024 per year, that you’d need to find in your budget.

Imagine how difficult that money would be to come up with if you’d already purchased something at the top of your max budget.

Even if an mortgage rate increase weren’t on the horizon, I always recommend that homebuyers stress-test their mortgage against a higher rate before they buy. A good rule of thumb is this: if you can’t afford a two-per-cent interest rate hike, you may want to look at a home within a more appropriate price range.

t first, you were afraid to put away the winter gear because it was impossible to believe that unrelenting, snow-filled season was really over. But as spring slowly slides into place, you’re finding your hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas to Wellies. Make some space for your spring and summer, and don’t give Jack Frost another thought.

Make room for spring. Although there’s never enough storage space, there are creative ways to store out-of-season items. Add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it.

Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small.

Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to, regardless of what the rest of the house looks like.

IS THE IMF ROOTING AGAINST CANADA’S HOUSING MARKET? (PART 1)

If you’ve never heard of the International Monetary Fund (IMF) just Google “Canadian Housing Market” and look for the red ink. Since the beginning of 2015, this global economic think tank has become a well-quoted commentator of our housing market with headlines that often include “overvalued” and “overheated.” At Intelligence House, we wonder if the IMF could be “over concerned.”

Whether or not our central bank is as concerned about the IMF’s view on Canadian household debt depends on where you get your news, however, it is something they definitely monitor. It does seem counter intuitive for public policy makers to lower interest rates to encourage borrowing, only to be disappointed once people do. After all, the demand for loans works like the demand for all things: when the cost of borrowing is low, people borrow more.

In a nutshell, the IMF fears that lengthy periods of low interest lending has allowed too many Canadians to assume debt levels that they would not be able to afford in a higher interest environment. They further warn that a portion of Canadian homeowners will be forced to sell their homes to avoid mortgage default once interest rates inevitably rise. This portion of homeowners could be sufficiently large to spur a downward correction in our housing prices.

At the end of the day, increasing debt is not a sign of weakening household finances, especially when interest rates are low or falling. What counts, or what should count, is how they are investing and servicing this debt.

Statistics on Canadian household debt are often quoted alongside this IMF warning. Earlier in March, Statistics Canada reported that debt-to-disposable income levels ended 2014 at 163%; up significantly from the 130% experienced prior to the Bank of Canada’s initial lowering of the interest rate in 2008.

As the IMF has kindly pointed out, Canadians have been using much of their new debt to invest in housing. In fact, mortgage debt accounts for 66% of all consumer debt and is the majority of our most recent experienced growth in total national debt levels.

A cleaner and Greener move

rotecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home.

Both sources can be taxing on the environment if not properly managed. Here are some suggestions to make your move a cleaner, Greener process.

#1 – Plan ahead: Waiting until the last minute to prepare for a move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable, reusable or donatable items, rather than see them end up in a land fill site. #2 – Research: Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curb-side pick-up or “sort and drop” depots. Check with your municipality for details. #3 – Organize: Sort your recyclables by category: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there are additional steps needed to prepare recyclables beforehand.

#4 – Hazardous material: Toxic items like paint, batteries, cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck.

Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products. #5 – Reuse: Do not throw away used boxes when the move is complete.

A well-made corrugated box is great for storage or may be reused for a future move. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items.

Lower lending rates could spell trouble for overextended Canadians

T

he mortgage rate war is back on with Bank of Montreal’s recent announcement that it is dropping the rate on its five-year, fixed-rate mortgage to 2.79 per cent, and TD Bank following suit. This, just in time for the busy spring real estate market, which is already highly competitive among buyers, sellers and lenders alike.

This rate drop will make it easier for some homebuyers to get into the market. But how long can these low rates last, and what will happen to overextended Canadians when rates eventually rise?

This most recent rate cut was preceded by one in January, when the big banks dropped their lending rates after the Bank of Canada lowered its key rate by 1/4 per cent to 0.75 per cent in an effort to shield highly indebted Canadians from the drop in oil prices and its economic impact, said Alyssa Richard, founder and CEO of RateHub.ca. Then during its latest rate announcement, the Bank held its rate at 0.75 per cent for fears of Canadians taking on more debt than they can handle.

Echoing that sentiment, the International Monetary Fund has warned of Canada’s overheated housing market in the face of lower oil prices and increasing levels of household debt.

Indeed, a recent report by Statistics Canada shows household debt increased by 1.1 per cent in the fourth quarter of 2014. “For the third consecutive quarter, disposable income increased at a slower rate than household credit market debt. As a result, leverage, as measured by household credit market debt to disposable income, reached a new high of 163.3 per cent in the fourth quarter.” In other words, households held roughly $1.63 of debt for every dollar of disposable income.

The fear is that with even lower lending rates, Canadians see this as their chance to take on more debt. Any bumps in the economy – as we’ve seen with our oil prices – can have a far-reaching ripple effect and for those on an already overextended budget, big waves.

“The banks are right to be concerned... that’s what happens in low interest rate environments,” Richard says. “Take this rate cut for what it’s really worth: a chance to pay down your current debt sooner.”

“Given long-term interest rates are close to all-time lows and the recent market uncertainty, there are some benefits to locking in to a fixed-rate mortgage,” Doug Porter, chief economist, BMO Financial Group, said.

“Combined with a shorter, 25-year amortization period, such a step would significantly dampen widespread concerns about the vulnerability of household finances.”

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly beforetax income of you and your spouse.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart above. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes.

07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate.

If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Mortgage options You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

All mortgages are of two basic types: CONVENTIONAL

OPEN MORTGAGE

INSURED OR HIGH-RATIO

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less.

The down payment can be as low as five per cent.

This usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less.

Buyer has to pay 25 per cent down.

A conventional mortgage cannot exceed 75 per cent of the value of the property.

CLOSED MORTGAGE

It’s a good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
