Springtime’s longer days and warmer weather mean home shoppers will be out in full force. Visiting sales offices and showsuites is not only inspirational, it gives you a sense of what the market has to offer and an opportunity to get the facts straight.

It’s important to be clear about what you want and expect in a new condo and in your builder before you start shopping. Remember, prices in the new-home market generally reflect differences in location, features and home styles. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. It could mean better-quality materials, finishings, features and service.

It is also important you understand what is included with the condo you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included and what your upgrade options are. Evaluate any promises that have been made, and find out if the builder is prepared to put them in writing.

Check the facts, check the figures, and say “yes” when you are sure about the builder and the condo. You should feel confident and comfortable about the choices you have made. Eliminate surprises and disappointments. Sit down with your sales rep, ask questions and discuss your Agreement of Purchase and Sale in detail with a lawyer before it’s finalized. You can make a wise buying decision that offers you peace of mind.

Filling a vehicle with items you’re ready to part with is the easy part.

But finding a home for the excess can be difficult for an eco-conscious person. Turn your spring clean Green with these eco-organizing tips: 1| Reducing the volume of material entering your home means you’ll waste a lot less time sorting through paper piles and knick knacks collecting dust on your shelves.

oisy neighbours are a fact of life, but condominium ownership gives those who love peace and quiet a few more ways to maintain their serenity.

First, of course, is regulation.

Unlike a suburban subdivision, condo owners can, through their elected Board of Managers, tell the neighbours to tone it down. And empowered by provincial law, the Board has broad authority to punish party types with fines to drive the point home.

While anyone can call the police and ask for enforcement of civic bylaws, that is a notoriously difficult way to deal with a chronic noisemaker. But condo owners can impose fines for noise that “in the opinion of the Board” is a problem for the neighbours. In a condo corporation, the Board is like a miniature city council, with real authority to keep the peace.

not a common condo complaint Here’s an excerpt from the province’s standard condo bylaws: “An owner shall not make or permit noise in or about any (condo) unit or the common property which, in the opinion of the Board, is a nuisance or unreasonably interferes with the use and enjoyment of a unit or the common property by any other owner or occupant.”

Happily, modern condominium construction often heads off daily noise problems at the pass with better-quality construction than renters have in similar developments.

Many condo buildings today are concrete, with poured-in-place concrete floors covered with sound-absorbing material, and then either hardwood floors, or underlay and carpet. Even in wood-frame construction, floors are often I beam-style joist construction packed with insulation, overlayed with a wood subfloor, then a thin layer of concrete poured over top, and finally the finishing floor material. Check into the construction before you buy!

Even so, some of us will want to live with – hopefully – quieter older neighbours. In that case, some condo projects have age restrictions registered on property titles, so no one under age 25, 40 or even 55 may live in the building. Realtors can guide you to luxurious new projects with such restrictions, although some older and more established condominium developments are age restricted and are very affordable.

But watch out. With the Rolling Stones (and fans) today qualifying by age to live anywhere, you may occasionally be singing along with the neighbours, “I can’t get no…satisfaction.”

iscerning buyers are discovering they can live large at two distinctive urban projects that are meeting a void in Calgary’s inner city marketplace.

Assured Communities, which has been creating boutique multifamily projects for more than 25 years, is presenting Courtyard Lofts at both Mission 34 and the newly launched ALEX Courtyard Lofts, that are leading a new trend and proving to be an overwhelming hit with buyers.

“Courtyard Lofts are a hybrid between apartment condos and townhomes or duplexes, because they offer well-appointed bi-level residences and semi-private outdoor living spaces combined with a main lobby entrance and secure

No bubble to burst in Canada’s housing market Fears of a housing bubble are

though Canadian home prices may be headed for a modest decline nationally and in some local markets, according to The Conference Board of Canada’s initial Housing Briefing: Bubble Fears Overblown.

“Mortgage costs, not just house prices, are the principal deciding factor for potential homebuyers,” says Robin Wiebe, senior economist, Centre for Municipal Studies.

“Mortgage rates are expected to rise this year, but not dramatically, because the Canadian economy remains in a slow-growth mode.

“The housing market may be undergoing a correction in some regions and market segments, but it is more likely to be a soft landing than a bubble bursting.”

Fears of a housing bubble hinge on the ratio of house prices to apartment rents and house prices to incomes. The Conference Board’s view is that while these ratios are high, they are also misleading. Better indicators exaggerated,

of affordability are the ratio of mortgage payments to rents and mortgage payments to incomes, and neither presents much cause for alarm about a housing bubble.

In addition, Canadian employment continues to increase, albeit modestly, and the national population is growing. In general, housing starts are in line with demographic requirements, and markets do not appear to be overbuilt. Total housing starts in Canadian cities with at least 10,000 residents ended 2013 at just below 170,000 units. Although down from nearly 194,000 starts in 2012, this is in line with Canada’s 25-year average.

Furthermore, a low proportion of Canadian mortgages are in arrears. As a result, a market downturn in Canada would not be amplified by a wave of “distressed” home sales, as occurred in the United States in the 2000s.

Over the medium-term, a modest market correction, particularly in market segments in Ontario and Quebec as projected rising interest rates potentially crimp affordability, could produce a moderate decline in the national average housing price.

ell, it’s settled. We’re selling the house. My husband and I love our area, but we’re bursting at the seams. If only our house had a little more room – well, maybe two or three more rooms! – we’d never leave.

If you’ve decided to make a move, your choice is likely the result of some other major milestone in your life. Maybe you’ve graduated from university and landed your dream job. Maybe you’re getting married and want to plant your roots. Perhaps, like my family, you’ve outgrown your current home.

An objective approach to an emotional decision

So, here we are: the “For Sale” sign is up and our schedule now revolves around showings – the bane of my existence. Strangers size up our home, sit on our sofa, scrutinize the decor, and snoop through the closets and cabinets. I wonder how many of these “prospective purchasers” are serious buyers versus browsers? And, well, everyone who walks through the front door has got to be the one, right? Boy, this is already taking a toll, and it’s just the beginning!

Deciding to move is an emotional experience. The experts will tell you that you have to detach from the process. Think objectively. Leave your feelings at the door. But parting with something as personal as a home is easier said than done.

Apart from emotions, a real estate transaction involves money – lots of it.

This is probably the biggest and most complicated purchase you’ll make in your lifetime, so hiring qualified professionals who have been there, done that is key to a solid, successful, and hopefully, stress-free experience. Don’t think of it as spending money, rather as saving you hassle and avoiding mistakes that could cost you a bundle in the long run.

Mortgage Broker The broker’s job is to find the best interest rate and terms. Aside from potentially saving you thousands in interest over the life of your mortgage, you don’t have to pay for this service. Sound too good to be true? Mortgage brokers are compensated by the lender who gets your business, so let them do the legwork while you reap the rewards.

Real estate agent This is your guide, especially if you’ve never bought or sold a home. An agent can advise you on the best neighbourhoods and homes to meet your budget and lifestyle, and will negotiate on your behalf to get you the best deal on your buy. If you’re considering a DIY sale, how much time can you devote to marketing, showings and closing the deal? That alone is a full-time job, and you probably already have one of those.

Real Estate lawyer Don’t skip this step in the interest of saving a few bucks – it’s a drop in the bucket, in the grand scheme of things. A home is an investment of hundreds of thousands of dollars, so do your due diligence.

Home inspector The money pit is a scary reality many homebuyers jump right into, and one that can be avoided. A home inspector will identify components in your potential home that are missing, broken, unsafe and not up to code. While you may be tempted to forgo this condition of purchase – especially if you find yourself in a multiple offer – do so at your own risk!

It can be difficult to think impartially about something as personal as a home, which can complicate things when it comes to pricing, staging and selling it.

A professional, objective opinion certainly makes “detaching” a little easier.

Best of 2013’s building industry recognized at

Annual SAM AWARDS Canadian Home Builders’ Association – Calgary Region (CHBA – Calgary Region) is recognizing the best of the residential building industry

in 2013 at the annual SAM Awards. Now in its 27th year, the SAM Awards celebrate innovation and excellence in Calgary and the surrounding area.

The winners will receive their awards at the SAM Awards Gala on Mar. 29, 2014 at the Telus Convention Centre. The top five entries in each category will be featured during the evening.

“Once again, the new-home industry in Calgary continues to amaze,” says Shane Wenzel, co-chair of the SAM committee for CHBA – Calgary Region.

“No matter the economy, no matter whether builders are busy, the industry puts out their best year after year. It’s that winning combination of value and innovation, excitement and quality, that makes the SAM Awards so coveted.

When you have such a competitive industry like we have here in Calgary, everyone puts out their best – and the homebuyers are the winners.”

A total of 776 entries were submitted by members competing for 57 awards in 10 different categories covering all aspects of the residential construction industry, from the sales professionals in the field to renovations, new neighbourhoods, marketing and advertising, and the new homes and condos themselves. The finalists are chosen through a thorough, detailed process that involves industry judges awarding points, which are then authenticated by an accounting firm.

“These prestigious awards are taken very seriously by us and those in the industry,” says SAM Awards co-chair Wendy Going. “That’s why the competition is so well respected in the industry, and why homebuyers look for the SAM birds from the builders who have soared high enough to capture the silver goose. The winners are truly the best of the best in the Calgary region.”

t first, you’re afraid to put away winter gear because it is hard to believe that unrelenting, snow-filled season is coming to an end. But as spring slowly slides into place, and you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies.

Make some space for your spring and summer, and don’t give Jack Frost another thought

Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items.

Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need.

How long have you been putting off that rummage sale? Have you

been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later.

Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time.

Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Toss or recycle any papers and garbage that are left over.

Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to, regardless of what your other rooms look like.

Have you stored your winter coats yet? If you’ve been putting off the

task of storing your winter coats because you don’t have an extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer.

Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yet-visible food stains attract moths – especially on wool coats.

Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.

pring is finally here, and many new-home buyers will be enticed to get outdoors in the warmer weather and check out the various sales centres and showsuites open in the Calgary region, with the thought of moving sometime this summer.

Home hunters will quickly discover that there is a fabulous selection of designs, styles, sizes and incredible features by Calgary and area builders that will tempt them to buy.

However, before getting wrapped up in all the excitement that having a new home brings, take the time to consider all the aspects surrounding what will be one of the most important investments of your life, so that you can make informed and confident decisions during the home-buying process.

If you’re serious about making a move this year – whether you’re a first-time or seasoned buyer, it’s

important to set a budget before you even begin looking at what’s out there. Find out from your financial institution how much of a mortgage loan you qualify for, and get pre-approval for a mortgage. This will help to narrow your choices when you start your search. Also, with today’s low interest rates, by going through the pre-approval process, you might be surprised at how much you can qualify for and the price range you can shop in.

But be realistic about how much you want to spend on your home, and make sure you have funds set aside for closing costs such as legal fees, transaction costs, moving expenses, and so on.

Further, make room for “extras” in your budget so that you’re able to add some upgrades and optional features, like hardwood flooring, granite countertops and that beautiful jetted bathtub which may not be included as the builder’s standard option.

And don’t forget about the decorating and furnishing you’ll want to do.

For example, how many bedrooms and bathrooms do you need? Is a spare room something you can live without if the price is too high?

And what about location? Do you want to be close to a school, shops, work or transit? Since searching for a home can be time consuming, there is little point in looking in areas that don’t meet your needs or at homes that won’t work for you.

When you buy a new home, you also buy the builder’s expertise and reputation, so it’s best to do some research. Each builder is different and offers different standards, so find out what you’re getting for your money. Check out each builder’s sales packages to determine what the standard features are and what’s included in the purchase price.

Remember, many showsuites may feature upgrades to give you ideas for decorating your condo, so request a spec list so you know what is standard versus an upgrade. Note what brand-name products the builder installs and the manufacturers’ warranties that come with them.

Speaking of warranty, ask about the builder’s warranty and after-sales services.

When it comes to narrowing your choices, compare value, not just price. Consider the quality of construction, the products and systems, and think about those “intangibles” – the reputation of the builder, service and commitment to customers.

Knowing what you can afford, what you want and where you want to live, you’ll be more confident when you find “the one.”

Hunter House opens sought-after stacked bungalow show homes On March 22, Streetside

Developments unveiled two new show homes in Hunter House, a unique development consisting of 92 homes with a mix of stacked bungalows and townhomes in the beautiful community of Silverado.

“We poured over all aspects of its design to come up with something we knew would instantly appeal to the market. An open floor plan that not only maximizes all available space but is also loaded with all the luxurious finishing and features that aren’t necessarily always available in condos,” says Ashley Carcasole, Streetside sales and marketing manager.

Hunter House will consist of 38 stacked bungalows and 54 row townhomes. The stacked bungalows present single-level living at its best and range in size from 1,400 to 1,670 sq. ft. and will start from the $480,000s. “The bungalows are

bigger than some two-storey homes, and the 10-ft. ceilings and tall windows further accentuate the spaciousness of the home,” says Carcasole.

The three-level row townhomes, range from 1,486 to over 1,500 sq. ft., with an option to add a 100-sq.-ft. den in the main floor. These homes start from the $300,000s and pre-selling has already begun.

Carcasole is confident they have a hit on their hands with Hunter House. “We’ve sold six of the bungalows without the benefit of advertising much less a show suite and we expect that with only 38 available, they won’t last long,” she says.

How to get out of Debt Really? You don’t know how much you owe? You’re just lucky that you’re not in the room with me, ‘cos I’d give you a good smack!

I assume, because you’re reading this, you’re interested in getting the monkey off your back. To do that, you have to do exactly as I say…

1 Start by gathering every last statement you have for your debt. You’ll

need your most recent statements to get a clear picture of what’s going on. If you’ve dumped them all, just wait ‘til your next statements arrive and collect them all in one place.

2 List all the debt you have including: » credit cards » lines of credit » loans (for your wedding, furniture, whatever) » auto financing » student loans » buy-now-pay-later loans (even if they haven’t come due yet)

»o utstanding bills (utilities, phone bills, cell phone,) » the tax man » spousal / child support in arrears » family loans » loans from friends » pay advance loans (from stores) » pay advances from your employer

3 Identify what you used the money for since you want to be able to

remember what you’re paying all that interest on. Hmmm, all those restaurant meals don’t look like such a good investment now, do they?

T

here are a lot of people walking around with the debt monkey on their backs. A lot of people.

And some of them can’t understand how they got roped into carrying the little beastie around with them. All of them wish they could shake the bugger off. So, why don’t they?

Answer seems easy enough, doesn’t it? Just pay off the debt.

But wait. To do that, one would have to admit to having debt and there are people who haven’t yet ‘fessed up to how much they owe.

Some even pull out the wide eyes and Betty-Boop lips as they announce, “I don’t know how much I owe.”

4 Note your current balance from your last statement.

5 Note the interest rate charged.

6 The worksheet available on my website will calculate approximately what

your payment will be if you decide to pay off your debt over one, two or three years and give you a monthly total.

7 Do not plan to take longer than three years to pay off your debt. There’s a

phenomenon called “debt fatigue” that sets in if you live with your debt for too long. Thirty-six months should be your maximum repayment time frame.

Find a way to trim your budget so you can put more money towards your debt repayment.

Use Gail’s Interactive Budget Worksheet to create a budget that will let you increase your debt repayment amount.

8. I f re-payment looks impossible, here are some

steps to take: a. Get your interest rate down. With $5,000 on a credit card charging 25 per cent, it will cost you $521 a month to repay in one year. Get your interest down to 12 per cent using a consolidation loan and you’ll pay only $467 a month on that balance. Transfer your balance to your personal line of credit and pay just 6.5 per cent and it’ll only cost you $444 a month to pay off that $5,000 in one year. Better yet, transfer your balance to a credit card with an introductory interest rate of just 2.5 per cent and it’ll cost you $427 a month. There, you just saved $100 a month. b. Find a way to trim your budget so you can put more money towards your debt repayment. Use Gail’s Interactive Budget Worksheet to create a budget that will let you increase your debt repayment amount. Com’on now, you can trim another 10 per cent. You can do it! I know you can. c. Make more money. Yes, you may have to find a second job until you’ve made a dent in your debt.

It’ll be worth it to get the monkey off your back, I promise.

9 This is the hardest part: Tell

someone what your plan is. Better still tell two, five, 11 people. If you go public, the pressure will be on to stick with the plan.

10 For reinforcement, find (or

borrow, but don’t buy!) a backpack and fill it with the stuff you have charged but have not yet paid for: CDs, books, those snappy shoes, that new cell phone. The idea is to make the backpack heavy. For the first week, and every time you’re feeling weak and want to go shopping, hoist that sucker onto your back and take it with you. Sound hokey? Carry that monkey around for a few weeks and you’ll see how motivated you are to get that debt off your back.

Congratulations! You’re making progress. I’m proud of you. Stick with it and before you know it, you’ll be debt free and light of step.

to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores.

❏ Label boxes containing fragile items with large red lettering.

❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

❏ Place china in plastic bags and stack plates upright on their sides, not flat. ❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.

❏ Keep boxes to 50 pounds or less.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Label each box with the name of the room in your new home where it should be placed.

❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition.

❏ List the contents of the box on the side of it.

❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

CMHC to increase

mortgage insurance premiums Following the annual review of its insurance products and capital requirements, Canada Mortgage and Housing Corp.

(CMHC) will increase its mortgage loan insurance premiums effective May 1, 2014.

The increase applies to mortgage loan insurance premiums for owner-occupied, self-employed, and one- to four-unit rental properties, including low-ratio refinance premiums. This does not apply to mortgages currently insured by CMHC. CMHC’s capital management framework is consistent with international practices and Canadian guidelines for mortgage insurers. Increased capital targets are consistent with Canadian and

international industry trends and makes the financial system more stable and resilient.

“The higher premiums reflect CMHC’s higher capital targets,” says Steven Mennill, CMHC’s vice-president, insurance operations. “CMHC’s capital holdings reduce Canadian taxpayers’ exposure to the housing market and contribute to the long-term stability of the financial system.”

For the average Canadian homebuyer requiring CMHC-insured financing, the higher premium will result in an increase of approximately $5 to their monthly mortgage payment, CMHC says. This is not expected to have a material impact on the housing market.

Effective May 1, CMHC mortgage insurance premiums will increase by approximately 15 per cent, on average, for all loan-to-value ranges.

CMHC reviews its premiums on an annual basis and, going forward, plans to announce decisions on premiums in the first quarter of each year.

The homeowner premium increase follows changes CMHC made to its portfolio insurance product earlier this year.

oving your worldly possessions involves a lot of organization, and if there’s one thing professional movers understand, it’s to expect the unexpected. In fact, that’s a major reason why many people choose to hand over the task of moving to companies that do this every day. Some do-it-yourself moves go well; others end up unnecessarily stressful because those completing the work don’t anticipate potential glitches.

Checklists are great, but every

unexpected when moving single move is different – and nothing beats experience for transferring household and other goods quickly, safely and efficiently.

For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-manoeuvre corners without marking walls? What if someone gets hurt? Do you know how to pack delicate items such as lamp shades and glassware to eliminate shifting and potential breakage during a long haul? What if the truck breaks down or gets into an accident halfway to your new home?

Professional movers have resources to draw upon to anticipate and handle any number of unexpected happenings. Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be as prepared as possible when the packing/moving begins.

As tempting as a DIY move may be, think through the consequences.

Are you prepared to deal with the possibility of friends or family members not showing up on moving day due to illness or hurting themselves trying to move heavy items? Do you have a back-up plan for extra items in case you misjudge the size of moving vehicle you need? What about plants?

Hazardous liquids?

Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you think you’ll save by not hiring a professional mover may end up being spent on repairs if these large and valuable pieces are not handled correctly. Worse yet, irreplaceable items may be lost forever.

And have you thought through unpacking at the other end? On your first night there, you will need bedding, toiletries, towels and some kitchen items. Do you have a plan that includes being able to find those things easily and quickly?

All of these considerations and more are covered in the training that Two Men and a Truck franchisees take part in at what we call Stick Men University in honour of the company logo. Among the many things they learn is how to manoeuvre, wrap, pack and load items from big-screen televisions to china cabinets filled with breakables.

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your condo.

Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice.

(Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate.

If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies.

The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

All mortgages are of two basic types:

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less.

Buyer has to pay 25 per cent down.

A conventional mortgage cannot exceed 75 per cent of the value of the property.

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less.

The down payment can be as low as five per cent.

closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

portAble mortGAGe Offers flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home.

This is an attractive option if the rate on the existing mortgage is lower than current rates.
