SPRING MAY BE A FEW WEEKS AWAY but you can already feel the buzz in the air. Home hunters are coming out of hibernation, and new home and condo builders in the Calgary area are ready for the rush. With so many builders vying for your attention, there is lots of healthy competition, which can mean “bigger” and “better” for the buyer – in terms of product, price and added perks. Plenty of pickings, coupled with ultra-low mortgage rates, are giving home hunters that extra push to jump into ownership this spring. And with Canada’s growing population and rising prices, condos are quickly becoming the home of choice for buyers of every age and stage in life, from coast to coast. Their affordability, convenience and the “cool factor” simply can’t be denied. Builders are responding to this new homebuyer demand with a range of designs to suit a variety of lifestyle needs. A small studio condo is a great option for young homebuyers, students and investors who are seeking value in the hottest locations. On the flip-side, the growing trend of larger, familyfriendly condo suites comfortably accommodates the whole brood – and Fido, too. Before the spring real estate rush really sets in, think about your needs and wants, and what is most important to you. Make a list, set your budget, and get pre-approved for a mortgage. That way, when you do find that perfect condo, you’ll be ready to jump in with both feet.

cover story
Grosvenor’s Smith offers prime location in vibrant Beltline ITS VIBRANT BELTLINE LOCATION is just one of the reasons buyers
are so excited about Smith. Developed by Grosvenor, Smith is an 18-storey highrise on 15th Avenue and 6th Street S.W. – a prime location that allows residents to walk or bike to their downtown office by day, and experience 17th Avenue’s most popular restaurants, coffee shops and boutiques by night. “Smith is all about the location,” says Robert Duteau, senior vicepresident of development for Grosvenor Americas. “We identified the urban trend in the Beltline and recognize that many people, especially the Millennial generation, want to feel more connected with downtown; they want to be in walking distance to all amenities. “Smith is right in the heart of the best part of 17th Avenue and our buyers love that they have everything they need close by; it’s really a lifestyle choice,” Duteau says. “We’ve noticed that Smith is drawing in a wide demographic of purchasers, from first-time homebuyers, move-up buyers and downsizers. The commonality between all of these buyers is that they all love the walkable, trendy Beltline neighbourhood.” 12 YPNEXTHOME.CA
With Grosvenor putting the final touches on Smith, buyers also love that they can now get immediate possessions. “Construction is complete and many homeowners have already taken possession,” Duteau says. “So that’s generating some excitement, because people can buy now and move right in.” Interest is also growing with the recent opening of a new in-building presentation centre and three stunning showsuites. “We’re seeing a large number of people coming through because they can now see it, touch it, and feel it; they can actually see the suite they are interested in and that’s really exciting for them.” Despite the economic slowdown,
“Construction is complete and many homeowners have already taken possession” Duteau is pleased that Smith is 60 per cent sold. “Calgary is a unique city in that it often exceeds our expectations. This city has experienced boom and bust before, but it’s very resilient and people recognize that it’s a good time to buy.” Although many people have purchased in Smith, there are homes still available in every configuration starting from $229,900 plus GST. Plans include studios ranging from 417 to 479 sq. ft., one-bedroom plans from 498 to 678 sq. ft., and spacious two-bedroom/two-bathroom homes from 855 to 1,055 sq. ft. Additionally, there are two fabulous penthouse suites at more than 1,350 sq. ft. and two-storey, ground-level City Homes sized from 1,040 to 1,680 sq. ft. Buyers appreciate that Smith interiors have been crafted with a higher level of design and finish. Features include wide-plank, laminate hardwood flooring, in-suite washer and dryer, stainless steel oven and dishwasher, quartz countertops and in-floor heating in main bathrooms. Homes also include spacious balconies, patios and terraces with spectacular views of lush green space, the city skyline or the beautiful mountain range. Smith offers secured underground parking and on-site amenities such as a bike share program, tool library, social space and a concierge service. With Smith being set back from 6th Street, additional space is made for a landscaped plaza featuring a pathway, benches, blossoms and greenery for residents to enjoy. Furthermore, Grosvenor, with a 300-year history of success behind it, provides a solid reputation for delivering quality and value. Duteau
states, “We do a comprehensive inspection of the suites to ensure there are no deficiencies prior to possession because we want our buyers to be happy and have confidence in what they’re buying.”
For more information about Smith, visit the presentation centre at 103 1501 6th St. S.W., open Monday to Thursday noon to 6 p.m.; Saturday and Sunday noon to 5 p.m. Call 403.264.1703 or visit smith17.com. MAR 3 - 31, 2017 | NEW CONDO GUIDE 13

Pet policies and your new Calgary condo There are a number of options when searching for a new condominium that will also accommodate your pet
By Cody Battershill
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
WE LOVE OUR PETS. Where they go, we go, and that’s that! If this sentence describes you at all, and you find yourself in the market for a new condominium, it’s crucial to know what the pet bylaws are at any development you’re considering. A majority of Calgary condos have specific restrictions, such as a limitation on how much your pet can weigh, how many are allowed, and what type of breeds are accepted. Sometimes there will be a condowide restriction on pets all together. This can obviously be a deal-breaker for any pet lover. 14 YPNEXTHOME.CA
All the details you need to know about the proposed bylaws will be available for your review, and you must review them! Verify the pet policies If you would like to know what the pet policies are for any new Calgary condo, simply refer to the disclosure documents and proposed condominium bylaws to find out. In some instances, the documents will stipulate that you have to fill out a pet registration form so the new condominium board is familiar with the who, what, when, where and why when it comes to your pet. If you have found a desirable unit and are thinking of making a move, be sure to include in your offer that your pet is coming with you so that there are no surprises when moving in a few years down the road. Get the pet policy in writing, to avoid any surprises when it’s time to move in. When in doubt, research,
read and understand the exact terms of pet ownership in the new condo. Your pet-friendly condo search There are a number of options when searching for a new condominium that will also accommodate your pet. Contacting a new condo expert or experienced real estate agent is the best and easiest way to verify any pet policies if you don’t know how to do so yourself. This will prevent you from writing an offer on a new condo that won’t allow your pet to move in with you. After all, home would not be quite the same without our furry friends! Cody Battershill is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate. Born and raised in Calgary, Cody has a passion for helping his clients accomplish their real estate goals and loves to show off the best Calgary has to offer! Supply and demand imbalance skews Canadian housing market By Wayne Karl
SUPPLY AND DEMAND ISSUES – and
the resulting price increases – in Vancouver and Toronto continue to skew the national real estate picture. Thankfully, however, housing market conditions in the rest of the country are not following suit. “The shortage of homes available for sale has become more severe in some cities, particularly in and around Toronto and in parts of BC,” Gregory Klump, chief economist of the Canadian Real Estate Association (CREA), said in releasing the association’s statistics for January 2017. “Unless sales activity drops dramatically, the outlook for home prices remains strong in places that face a continuing supply shortage.” National home sales were down slightly in January on a monthover-month basis, falling 1.3 per cent – putting them at the secondlowest monthly level since the fall of 2015 and only slightly above levels recorded last November, when recently tightened mortgage regulations came into effect. Sales activity was down from the previous month in about half of all local markets, led by the GTA, Greater Vancouver and Montreal. “Canadian homebuyers face some challenges this year, including new mortgage rules that make it harder to qualify for a mortgage and regulatory changes that will push up mortgage financing costs,” says CREA President Cliff Iverson. “It will take some time to gauge the extent to which these challenges will weigh on homebuyers in different housing markets across Canada.” The imbalance between limited housing supply and robust demand in Ontario, CREA says. The number of months of inventory in January 2017 stood at or below one month in the Greater 18 YPNEXTHOME.CA

Toronto Area, Hamilton-Burlington, Oakville-Milton, Kitchener-Waterloo, Cambridge, Brantford and Guelph. While the conditions in Toronto and Vancouver are good for those who already own homes, they’re anything but for prospective homebuyers. “Supply and demand for singlefamily homes will return to a more sustainable balance over time, reflecting fewer transactions as homebuyers are priced out of the market, and price stability rather than price gains,” Klump told YP NextHome. “To qualify for home purchase financing under recently tightened mortgage regulations, first-time homebuyers have been forced to look further from the urban centres, where land prices are less expensive, or shop for a lower priced home.” Prices for two-storey singlefamily homes posted the strongest year-over-year gains (16.8 per cent), followed closely by townhouse/ row units (15.8 per cent), one-storey
single-family homes (14.4 per cent) and condo units (13.3 per cent). While benchmark home prices were up from year-ago levels in 10 of the 13 housing markets across Canada tracked by the MLS HPI, price trends continued to vary by location. Benchmark prices continue to climb in Victoria and elsewhere on Vancouver Island together with Greater Toronto, Oakville-Milton and Guelph. Year-over-year price gains in these five markets ranged from about 18 to 26 per cent in January. The national average price for homes sold in January 2017 was $470,253, up just 0.2 per cent from where it stood one year earlier. The national average price continues to be pulled upward by sales in Vancouver and Toronto, two of Canada’s tightest, most active and expensive housing markets. The average price is reduced by almost $120,000 to $351,998 if Vancouver and Toronto sales are excluded from calculations.

When housing markets heat up, cooler heads prevail
By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
STATISTICS CANADA HAS RELEASED
the first installment of data gathered in the 2016 Census, with this initial snapshot offering insight on Canada’s population and dwelling counts. What have we learned? Canada is growing – particularly its western provinces. Back in 1871, when the first census was recorded, there were 3.5 million people living here. By the time Canada celebrated its 100th birthday, the population had grown to 20 million. In 2016, we surpassed 35 million people – up five per cent from the last count in 2011, and 10 times greater than the first tally postConfederation. This is the fastest rate of population growth among the G7 countries, according to Statistics Canada. Calgary alone saw its population swell a whopping 13 per cent between 2011 and 2016 – and it’s not just Calgary that’s growing, but surrounding areas as well. Reflective of Canada’s population growth, there are now more big cities too – 35 census metropolitan areas counted in 2016 (with a population of at least 100,000), versus 33 in 2011. Among the newest members of the “big city” club is Lethbridge, Alta. 20 YPNEXTHOME.CA
Even Canada’s small towns are getting bigger, with eight new Census Agglomerations (CAs) counted in 2016 versus 2011, boasting a core population of 10,000 people or more. While Calgary may not be seeing the flurry of housing activity that’s become commonplace in Vancouver and Toronto, the Calgary Real Estate Board (CREB) reported 947 homes sold in January 2017 – up 24 per cent yearover-year (albeit 21 per cent below 10-year averages for the month). “Sales activity improved across all product types, but only when compared to the near record lows that occurred in January 2016,” CREB reported. Perhaps, signalling a revival of consumer confidence in the housing market? Time will tell. In the meantime, if you’re planning to buy a home, here are three bits of sound advice that always apply, regardless of what is happening in the housing market: 1. Set your budget and perhaps more importantly, stick to it! Multiple offers may be rolling in on your dream home, but don’t let yourself become a bidding war casualty. A home is only worth so much. It’s up to you to decide what that magic number is.
2. Work with the pros. Your real estate agent, financial advisor/lender and lawyer are your holy trinity – all key resources in the home-buying process. Their job, aside from collecting their fee, is to help you keep your emotions in check and make a purchasing decision based on facts and figures, not emotions. 3. Know when to quit. Just because a competing bid comes in way over asking, that doesn’t mean the home is actually worth that much – and it definitely doesn’t mean you’ll get that return on resale, if that’s what you’re banking on. Make a smart bid that reflects what the home is actually worth. Get a home appraisal, and compare the property you’re considering buying to others that sold in the same area around the same time. You’ll be better equipped to make a fair offer that you can live with. Lydia McNutt is an award-winning writer and senior editor of New Condo Guide. Advice | CONTEMPLATING CONDOMINIUMS
Rules augment condo bylaws By Linda Palfi
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE MINUTIAE OF GOOD governance in a condominium can sometimes be found in policies or “house rules” that stand alongside the condo corporation’s bylaws. While Alberta’s Condominium Property Act gives condo boards general authority to make such rules, most condo bylaws also have a more specific clause that allows the board to make rules for day-to-day living within the development. In a highrise apartment condominium, for example, there is usually no bylaw that says not to use the garbage chute at 4 a.m. Yet for those who are not guided by common sense, a house rule may well prohibit the chute’s use overnight. Next door, in a building or a townhouse development where dogs are permitted, there may be board-created rules requiring use of leashes and immediate removal of droppings. Again, a reference to the bylaws alone won’t tell you everything. Speaking of dogs, here’s a cautionary tale. Condo buyers who have a dog sometimes glance at bylaws and see that the board has the authority to allow pets, so they lay down their money and bring Fido to the door. Oops! They get a surprise on possession day when they learn that dogs are not being authorized by the condo board. In fact, some apartment-style condo buildings see a resolution passed at each annual general meeting prohibiting the board from authorizing any dogs for the 22 YPNEXTHOME.CA
ensuing year. The Act is very clear that condominium boards are bound by direction given at annual general meetings. In highrise condo buildings allowing small dogs, there’s also a common rule requiring that these pets be carried in hallways and lobbies. For those who think such a rule is silly and overly restrictive, I have a story to tell. I once personally saw an owner step off an elevator, while leashed Fluffy lingered in the elevator cab. Meeting a neighbour in the hall, madam did not notice the elevator door close on poor leashed Fluffy, who was immediately whisked off to another floor. The story had a happy ending... but barely. At Christmas time the house rules might well be checked for limitations on decorations. While some people love a balcony draped with strings of blinking lights, their neighbours across the way might feel it looks more like the flashing neon sign for a cheap motel. And while some enjoy Christmas so much they’ll keep decorations up from October through March, most of us think that it’s reasonable to restrict seasonal balcony displays to December and January. Check the bylaws first, but
ask for house rules or policies, or ask the property manager about further restrictions. Staying with the holiday season for a moment, it’s common in apartment-style condo buildings to see a rule prohibiting real Christmas trees. It’s not that the Grinch chairs the condo board, but that owners are shy of the fire hazard, of the mess in hallways of dried needles fallen from dragged-way trees, and of garbage bins overflowing with the enormous remnants of an otherwise happy season. Condo bylaws, along with policies or house rules, are there to make our condo lifestyle safe, quiet and enjoyable. Try to adhere to your corporation’s in-house rules, or become a member of your board so you can ensure those rules are reasonable and serve your little condo community.

chapter to its enormously successful ZEN community story with its newest offering in Redstone in northeast Calgary. “We just launched our new ZEN community in Redstone and we’re receiving a really positive response from buyers,” says sales and marketing manager Terra Davidson. “One customer told us – ‘We’ve been stalking you, waiting for you to come up to the northeast,’ – so they were really excited. “We’ve been getting a number of people come through the sales centre,” Davidson says, which has a full-sized standard kitchen so people can see what it will look like. “People say they love the design and they love the way we build having the durability and energy-efficiency built-in.” ZEN is popular with buyers because it offers stylish, livable designs, well-appointed interiors and energy efficiency – all at a great price point, she says, noting that homes at ZEN Redstone start at $299,900. “We pride ourselves in offering
function over form, so we offer really smart plans with open spaces and lots of storage. Our homes in Redstone will present a nice, clean look and open-concept plans with five different models to choose from.” ZEN Redstone will be comprised of 56 two-storey townhomes ranging between 1,100 and 1,300 sq. ft. featuring two or three bedrooms, 1.5 to 2.5 bathrooms and basements that can be developed to bump the number of bedrooms to five, and add another bathroom and optional wet bar. The designs and affordability will appeal to a wide range of buyers from young families and multi-generational families to first-time buyers and those looking to move up from apartment condos in search of more square footage and outdoor space, as well as right-sizers seeking a maintenancefree lifestyle. These homes present high standard finishes such as quartz countertops, laminate flooring, stainless steel appliances, maple cabinets that rise to the ceiling and full-height tile backsplash, “so people really don’t need to upgrade,” Davidson says. “The kitchens are full-sized… the
size you often see in large singlefamily homes… and they offer great functional designs and different layouts so buyers can choose whichever one best suits their lifestyle.” Buyers will also be able to choose from four designer colour packages as well as a variety of upgraded options, or they can choose to totally customize their homes. Each home comes with a fenced backyard, so they’re great for people with dogs or those who want a private setting and a parking space. Further, Avalon is an energyefficient builder, so every home is EnerGuide rated. “Buyers will save 30 per cent on energy costs just because our homes are more efficient, which is really important given the new carbon tax,” Davidson says. “We also believe it’s important to put renewables into the community,” so ZEN Redstone will have solar panels over the garbage garage and the energy will go towards powering the community’s street lights. ZEN Redstone also offers a great location within walking distance to future neighbourhood conveniences and is minutes away from major routes such as Metis Trail, Stoney Trail and Deerfoot Trail for quick commutes and ease of getting around the city. It’s also close to a wide range of shopping opportunities in the northeast including CrossIron Mills mall. To learn more about ZEN visit the sales centre in Redstone (head east on Redstone Drive and follow the signs and balloons), open Monday to Wednesday, 2 to 8 p.m.; and weekends and holidays noon to 5 p.m., (closed Thursday and Friday), or visit zeninbalance.com. Avalon also has a special Community Hero Program at ZEN Redstone, providing a $2,500 incentive to local heroes – teachers, nurses, doctors, firefighters, etc., and, in recognition of the Redstone location, it includes YYC employees. Craft brew pubs you’ll love in Calgary By Ian Doig CALGARY HAS DEVELOPED a serious
National on 17th
thirst for craft beer. These brew pubs satisfy with a huge array of suds created by microbreweries from Alberta to Belgium. Typical of these better beer spots, the sudsfriendly food is a tasty notch above the pub-fare norm.
550 17 Ave. SW Central to this quick-growing local bar and restaurant chain’s mystique is its selection of cool craft beers. Pair your lager, ale, weizen or stout with shareable selections from its contemporary pub menu.
Bottlescrew Bill’s Pub
World Bier Haus 1600
140 10 Ave. SW The granddaddy of Calgary brew pubs, Bottlescrew Bill’s is legendary for its Around the World in 80 Beers passport. Not to mention its bottled beer menu, which features more than 300 international labels. You don’t have to be a beer aficionado to drink here, but you may well become one if you do.
1600 90 Ave. SW This bright and buzzy restaurant and lounge serves a seriously tasty selection of European beers with its inventive and shareable pub-style food that includes pizzas, paninis and plenty of snackables. A solid list of German and Belgian beers are served as well as top Alberta craft brew labels.
Wild Rose Brewery Taproom Craft Beer Market 345 10 Ave. SW Judging by the forest of tap-handles decorating this downtown brew pub’s central bar, its boast of serving the country’s largest draft beer selection looks about right. The place even features a craft beer club. On their way to sampling Craft’s 100 drafts, members enjoy plenty of beer-based privileges such as drink discounts and access to custom-brewed local beers.
4580 Quesnay Wood Dr. SW Housed in a distinctive Quonset hut on the Currie Barracks, this is a brewing facility and pub as well as a farm-fresh eatery serving dishes such as flatbreads, soups and sandwiches. Sample the brewer’s regular label lineup, which includes Wraspberry Ale and Velvet Fog, as well as exclusive one-off seasonal brews. Take to the patio when the taproom’s overhead door swings open on sunny, summer days.
Beer Revolution
Hop In Brew Pub
1080 8 St. SW The 24-tap beer lineup changes on a regular basis. Follow (and sample) along with this craft beer parade on Beer Revolution’s electronic display boards. Beer explorers take note: a single new and unique custom-made cask is cracked Fridays at 5 p.m., at which time it’s enthusiastically appreciated until it’s gone.
213 12 Ave. SW The homiest pub in Beltline, this converted house on 12th Avenue Southwest is even fronted by a white picket fence. Find a room that suits– from main floor living room to upstairs games room–and pair an order of pizza (mushroom and pepperoni is a bestseller) with local and international craft beer selections on tap or by the bottle or can.

Brewsters Brewing Company & Restaurant 834 11 Ave. SW The 11th Avenue Southwest Brewsters location is a favourite lunchtime and post-work retreat for Beltline office workers, featuring windows that open wide on warm days. Serving burgers, sandwiches and pizza, its house brews are the accompaniment of choice, from Oilberta Stout and Wid West Wheat Ale to Czech Pilsner. Additionally, the pub’s “rotating tap” features exclusive, experimental smallbatch brews.
Vagabond 1129 Olympic Way SE An industrial-inspired cantina in Victoria Park, Vagabond serves a Canadian craft-brew selection that leans to the West. Represented breweries include Calgary’s Tool Shed, Big Rock and Wild Rose breweries as well as Canmore’s Grizzly Paw Brewing Company. Food includes burgers, sandwiches, pizza and more. STAGING YOUR HOME…
TO STAY!
By Leigh-Ann Allaire Perrault | Photos by Shaun Mitchell
THERE’S NO DENYING THAT COSMETIC UPDATES can add great resale
value to a home, but what happens when you move into a new, blank canvas and you have no idea where to begin? Enlist some of the same strategies that stagers and realtors use, to help make your space look its best from the start. I call it, “staging your home to stay.”
Cut the clutter before it begins Any home stager will tell you that clutter can visually suffocate a space, but the benefit of moving into a new home is that you have the opportunity to wrangle the clutter before it begins. As you unpack boxes, carefully assess each item to determine if you really love it, if
you really need it and if it really serves a purpose in that room. It’s so easy to stash excess items in closets, cupboards and drawers, but if you edit from the beginning, you’ll be able to consciously control clutter in the future. And let’s face it, unconscious clutter in our homes can cause subconscious clutter in our brains, so starting with a well-organized space will create a harmonious home. …continued on page 34

The Calgary Home + Garden Show
Keep colours neutral… not boring New builds often offer neutral paint palettes throughout, and although many buyers’ initial instinct is to personalize the space with colour, consider working with the original hues. Bright colours and jarring contrast can make a space feel choppy and chaotic, and ultimately cause a room to appear much smaller than it is. If you want to maximize the visual potential of any space, stick to a stager’s go-to palette of layered neutrals or work with a lowcontrast monochromatic colour scheme. This allows your eyes to move smoothly around a room, making it feel more open and airy. But neutral doesn’t mean boring! Patterned accent wallpaper and applied wall mouldings are a simple and affordable way to add visual texture and interest, and they instantly elevate the look of stark white or dull grey room. For a small investment of time and materials, even a keen DIYer can tackle applying wallpaper to an accent wall behind a bed or basic picture frame mouldings in a dining room to create a chic and well-appointed space.
Join Cityline expert Leigh-Ann Allaire Perrault at the Calgary Home + Garden Show on Fri., Mar. 3 at 6 p.m. and Sat., Mar. 4 at 6 p.m. as she discusses the real ROI on DIY for staging your home to stay. The Calgary Home + Garden Show has been a fixture in consumers’ calendars since 1981, attracting more than 63,000 qualified visitors every spring. The show features high-interest exhibits, high-profile industry personalities and the latest home and lifestyle trends.
Work with what you have Seeing a model home staged with perfectly appointed furniture and accessories can give potential buyers great insight into how a space can be functionally designed, but when buyers move in and realize that their existing furnishings look less than show-home worthy, it can be potentially deflating. If you have a collection of mismatched furnishings, tap into a simple staging trick by unifying them all with a consistent paint colour. I always say, when in doubt, paint it white, and with the availability of DIY-friendly paint products such as Rust-Oleum’s Chalked Paint, you can now tackle a furniture refresh with limited prep work and one-coat coverage. The style of your furnishings may be different, but a fresh coat of paint in a hue of your choice will not only help to harmonize your décor, but also instantly transform your furnishings from bland to grand. 34 YPNEXTHOME.CA

7 questions to ask your new home builder By Lydia McNutt SO, YOU’VE DECIDED TO BUY a new home. While you’ll be faced with dozens, if not hundreds, of choices throughout the purchasing process, perhaps the most important decision you’ll make is choosing which builder is right for you. The good news is, there are lots of great home and condo builders in the Calgary area, vying for your attention.
To distinguish themselves from the crowd, some builders offer financial incentives to entice buyers. Others differentiate themselves with their product. Some builders specialize in highrises, while others build more intimate low- or mid-rise communities. Some builders have an eco-friendly agenda, while others are all about the luxury features. Ensure you’re comparing apples to apples.
Be clear as to what you want and need in your new home, and then determine who can deliver. Remember that a little research goes a long way. Here are seven questions every prospective homebuyer should answer before they sign on the dotted line, along with some helpful tips from Canada Mortgage and Housing Corp. …continued on page 40

1 | Who’s building what? Determine your area of choice, and who’s building what there. Ask friends, family members and co-workers for names of reputable builders they have dealt with. Nothing beats first-hand experience. You can also check with the Canadian Home Builders’ Association – Calgary Region for a list of builders in your area.
How long has the builder been in business? How many homes do they build each year? Ask for references. If this is starting to sound like a job interview, then you’re on the right track.
2 | What is the builder’s experience? If this is starting to sound like a job interview, then you’re on the right track. How long has the builder been in business? How many homes or condos do they build each year? What kind of background and experience do they have? Ask for references, and contact them to find out if previous buyers are satisfied with the homes they purchased and the service they received. 3 | Is the builder licensed with the proper registrations required for Alberta? If they don’t take care of their own house, how can you trust them to take care of yours? 4 | Is there a show home or suite? Tour these in detail, taking note of what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction to make a decision, bring someone with you who does. 5 | Can I get a site tour? This isn’t always possible, but it’s definitely worth asking. You can tell a lot about a builder by seeing them in action. 6 | Can I see the master plan? Request this from the builder as well as the municipality. If you’re moving into a brand-new community, know that it will most likely look very different in 10 years than it does when you buy your home. What’s the future plan in terms of retail, schools and services, public spaces and infrastructure? These can affect the value of your home – positively or negatively. 40 YPNEXTHOME.CA
7 | Can I ask a few more questions? Ask as many questions as you can think of. There are no silly questions. Take note of the answers to review and compare at your leisure. If a builder or representative is unable or unwilling to answer your questions, buyer beware! A home is the biggest purchase you’ll make in your lifetime. It can be tempting to buy on a whim, but look before you leap. Some careful consideration on your part will help to ensure you make a wise move that will enhance your lifestyle today, and make a great investment for your future.
