Since 2016 is a leap year, we thought it would be interesting to examine Canadian home price growth by looking at four-year intervals. In a story on YPNextHome.ca, we’ve done just that – we’ve gone all the way back to 1984 – and the home price growth is staggering. If you’ve ever heard the axiom, “Don’t wait to buy real estate, buy real estate and wait,” this story will define its meaning. You won’t believe it. We looked at market by market average home price growth, and while the usual
suspects – Toronto and Vancouver – are among the leaders, other areas, including Calgary, demonstrate their value. The growth over such a long period of time is impressive, if not expected. But when you look at it in four-year windows, you see variable growth rates and regional vacillations. This speaks to the importance of economic and job growth as key drivers of real estate. And more than anything, the exercise underlines the value of real estate over the long term.

The Gates in Quarry Park offers luxury, space and immediate possessions AN EXCEPTIONAL BOUTIQUE-STYLE CONDO located in one of most desirable communities in southeast Calgary is providing buyers affordability without compromising on space, quality and features and the unique opportunity of immediate possessions. Discerning buyers are able to enjoy luxury and convenience in a beautiful natural setting with The Gates, a three-storey, 32-suite apartment-style condo crafted by
Remington Development Corporation in Quarry Park – a community that offers a perfect balance of homes, offices, retail and natural greenspace nestled alongside the Bow River. “What is exciting about The Gates is the building is complete so we have immediate possessions available,” says Adrienne McGarvey, manager of residential marketing. “We’re also now more than 50 per cent sold and all of our purchasers to this point have moved in.” The Gates has an upscale French Heritage architecture on the exterior, “but the suites have bright, modern interiors with a classic look that people really like,” McGarvey says. “We find that many of the younger buyers are attracted to the location and price (starting at $320,000s plus GST), but we’re also getting a number of empty-nesters who adore the larger suite sizes, the high-end quality and the maintenance-free lifestyle.” Adding to The Gates appeal is the completion of a fabulous water feature, which runs in the median along Quarry Gates and complements the view from the south MAR 4 - APR 1, 2016 | NEW CONDO GUIDE 11
facing units. “This water feature is beautiful with rocks and a waterfall and it sounds very tranquil,” she says. Despite being more than half sold, buyers have a good selection of suites to choose from, with one-bedroom plus den at 770 sq. ft., two-bedrooms from 1,020 sq. ft. and one-three bedroom at 1,315 sq. ft. McGarvey says one of the most popular plans (D plan as shown) is a 1,060-sq.-ft., two-bedroom/two-bath design that presents “a very efficient, functional layout ideal for two people sharing because the bedrooms are separated for privacy,” McGarvey describes. “There’s lots of storage in the U-shaped kitchen and it has a good-sized laundry room.” Regardless of the plan, each offers an open concept with high quality interior design and finishes. Well-appointed kitchens feature granite or quartz countertops, Frigidaire professional stainless steel appliances, pantries and islands with breakfast bars. There is also substantial storage and space so even one-bedrooms can fit a king-sized bed. Suites on the first two floors have nine-ft. ceilings while thirdfloor suites have 11-ft. ceilings allowing for over-sized windows. The suites also come with generous balconies – some suites have two balconies – and main-floor suites have private patios with gates providing immediate access to greenspace.

Plus residents can enjoy more than 80 acres of parkland, including a 50-acre natural area alongside the Bow River, pathways that provide access to the river and Carburn Park. As well, construction of a new YMCA with library is ahead of scheduled and slated to open in July. “Remington created a canal in Quarry Park and residents can walk alongside it and under a bridge that is reminiscent of Paris to access the YMCA,” McGarvey says. Quarry Park is also just minutes away from major routes for an easy commute, has bus service connecting to downtown and the LRT, and a future LRT station is planned for the community. BROOKFIELD RESIDENTIAL is launching its newest offering in Auburn Bay in March providing an opportunity for condo buyers to experience upscale living at an affordable price in an established lake community. Brookfield Residential is excited to celebrate the grand opening of its presentation centre and showsuite on March 19 and launch sales for Regatta, which will consist of 168 apartmentstyle condos in three, four-storey buildings and 56 townhomes. “We’re launching Regatta on March 19 and we’ll be bringing a fresh start to your weekend with a morning event, from 10 a.m. to 2 p.m.,” says Kelly Halliday, business development manager. “We’ll have gourmet coffee and
pastries, fun games and a surprise or two for people taking a look at the development. With a radio remote from Country 105, it’s sure to be a great time to see one of the most exciting condo developments in the southeast. “We’ve had strong registration to Regatta’s website with people who are excited to learn more about the development and see our showsuite,” she says. “The showsuite is a great way for homebuyers to picture themselves in their future home! People love the location and are eager to attend the upcoming launch.”
Regatta is Brookfield’s fourth multifamily project in Auburn Bay, but its first apartment-style condo. The first building will have 48 condos offering nine floor plans, ranging from 552 to more than 1,000 sq. ft. and priced starting from the upper $100,000s for one-bedrooms and in the mid $200,000s for two-bedrooms. “This development really appeals to our first-time homebuyers, who may be renting or living with family, and are looking to put down roots and call something their own,” Halliday says. “We’re also seeing people looking to downsize or move into a smaller home, and who want to stay in the area that they’ve loved for so long. Regatta is a low-maintenance home, so you can really free up time to spend with your family and friends.” One of the most unique features Regatta offers is Co-Gen Energy, or combined heat and power, “which takes advantage of the thermal energy
produced while producing on-site electricity to provide hot water and heat for the building,” Doug Owens, director of operations, explains. He notes the benefit to residents is three-fold: “It provides energy resiliency, limiting the effects of volatile energy prices and protects residents, translating into cost savings; it reduces greenhouse gas emissions; and, if there is a power failure in the city, it will provide power and heat in the building.” Buyers will also appreciate the high standard specifications of the interiors that include quartz countertops in the kitchen, maple cabinets, stainless steel appliances, tile backsplash, vinyl plank flooring in main living area, tile floors in the bathrooms and laundry room and they can choose from three colour boards. Every kitchen features an island or peninsula with breakfast bar seating, and each suite has a balcony with
a gas line and in-suite laundry with stacked front-load washer and dryer. The building offers secured, underground heated parking and above ground stalls. Residents will enjoy onsite amenities of a bocce ball court, dog wash station and a large courtyard area, plus having access to all the best of Auburn Bay, such as the lake and the residents’ association. Regatta offers an attractive location with close proximity to Stoney Trail, 52 Street and Deerfoot Trail. It’s across from Auburn Station that will be anchored by a Co-op and include the future LRT, and close to shopping in nearby Seton. For more information on Regatta in Auburn Bay, visit the presentation centre and showsuite at 109 Auburn Meadows Drive S.E., Monday to Friday 2 to 8 p.m., and weekends and holidays noon to 5 p.m. MAR 4 - APR 1, 2016 | NEW CONDO GUIDE 17
Advice | CONTEMPLATING CONDOMINIUMS
“Conversion” condo bargains But take a little extra care By Linda Palfi
MORE ADVICE ONLINE ypnexthome.ca/news/advice
FOR THOSE WHO CANNOT afford
brand-new condominium homes, bargains are sometimes possible with “conversion” condo developments. Existing rental apartment buildings and townhouses can be surveyed, with each suite or townhouse being granted a certificate of land title. They are then “converted” to condominium homes for individual sale. These developments create affordable opportunities for people who might otherwise always rent to become homeowners. Yet, because conversions change the legal nature of existing buildings, the structure and mechanical systems can be as much as 100 years old. Historic apartment buildings, churches and warehouses can become funky condo apartments or lofts. Home shoppers should balance the lower prices of conversion condos against the future expense of maintaining an older building. Before signing, or during the 10-day “rescission” period, the buyer should learn how the building was originally constructed, what modernization has been done, and what may still need repair or replacement in future. A measure of diligence is required, compared to buying a new or resale condo. In the first case, of course, it’s brand new, and likely comes with a new-home warranty. In the case of an existing resale condo, there is a history of reserve-fund saving, spending, and minutes of board and annual general corporation 18 YPNEXTHOME.CA
meetings that will disclose what mechanical issues exist, and what’s being done about them. In the case of conversion condos, there are disclosure requirements in the Condominium Property Act, but there’s no history available of how the building was built or maintained over the decades. There’s also a limit to potential savings when buying a conversion condo. The myth is that refurbishing old buildings is cheap. In fact, the cost of meeting modern building and fire-safety codes can be staggering. Some conversion condo homes, especially loft-style, can cost more than brand new construction. Yet most conversions are of modest buildings, decoratively upgraded for sale, leaving some mechanical issues for the home buyers to deal with when they are owners. If developers fixed everything, the price of the condo homes would be out of reach, and then the “substantial renovations” (federal tax law) would even require payment of GST on each home’s sale price. Of course, we don’t want that. Good value is definitely possible for buyers of most condo conversion developments. Yet buyers need to know the nature of the construction and the age of the mechanical systems that were left in place. A realistic reserve fund needs projection is always important, but even more so for conversion condos. Here are some questions I ask on behalf of my buying clients. » Was the building a rental property with low-quality original construction, or was it a condo development that failed to sell in the recession of the 1980s, and so became rental? » Is the structure concrete or wood? If it’s wood, is it wooden two-by10-in. floor joists or structural floor joists? Are the floors covered with
some sound-deadening concrete? Is there insulation between floors? Are suite walls and hall walls double-wall systems or single? » Even concrete post-and-slab buildings rarely have concrete between suites, so see the above point again. » If concrete, is it reinforced with rebar rods or “post-tensioned” cables? If the latter, read the current engineering assessment of the cable systems. Confirm that CMHC will insure mortgages in the development, because that agency is shy of unmonitored P-T cable systems in condo buildings. » How old are the elevator, the various piping systems, the heating boilers or furnaces, make-up air system (for hallways), roof, paving and sidewalks? What of these was replaced, patched or left untouched? » Is a professional and realistic study in place to project further needed work, and are condo fees adequate to fund those projects? Is the developer putting some of the buyers’ money into the reserve account to give them a start? Will special assessments likely be needed in future to cover such additional costs? While “buyer beware” always applies, the physical situation is more complex in a conversion building than in new construction. While a saving can be obtained over new construction, that’s balanced by more uncertainty and somewhat higher condo fees for the additional maintenance and capital reserve that older buildings require. 5 reasons 2016 is a good year to buy a home in Canada
MORE TRENDING ONLINE ypnexthome.ca/news
By Wayne Karl WHY IS 2016 A GOOD YEAR TO BUY A HOME IN CANADA? Let us count the
ways. 1. Low interest rates In its latest rate announcement on Jan. 20, the Bank of Canada held its target for the overnight rate at 0.50 per cent, citing a setback brought on by a decline in oil and commodities prices. BoC expects the economy to grow by about 1.5 per cent in 2016 and 2.5 per cent in 2017. Some experts, such as Benjamin Tal, deputy chief economist at CIBC World Markets, even anticipated the Bank would reduce the rate. Though it didn’t happen then, he still expects interest rates to remain low through 2016, if not fall.
At least one lender, in Ontario, even recently introduced what it says is the lowest posted fixed mortgage rate on the market – at 1.69 per cent for a one-year term. The BoC’s next rate announcement is March 9. 2. The upside of down prices When the The Canadian Real Estate Association (CREA) released its latest statistics on Feb. 16, one number jumped off the page and into the headlines: 17 per cent – the rate by which the national average sale price rose on a year-over-year basis in January. “Holy,” prospective homebuyers might have thought, “how will I ever be able to buy a home if this keeps happening?”
The key thing to look for when you see such news, however, is what’s happening in your market. Real estate is local, not national. You don’t buy the Canadian market, or even a provincial or regional one. You buy one home in one location. Excluding British Columbia and Ontario from CREA’s January stats, the national average sale price actually declined slightly, by 0.3 per cent. Economies and housing sectors in markets such as Calgary, Edmonton and Saskatoon are feeling the pinch of the extended slowdown in oil and gas. For existing homeowners, of course, this isn’t great news, as average home prices in Calgary dropped 3.05 per …continued on page 24

cent year-over-year in January; in Saskatoon, they fell 2.11 per cent. For prospective buyers, however, this means opportunity. Naturally, buyers might not too jazzed about getting in when prices are dropping, fearing their home’s value will go down after they purchase. But look at the longer term. In Calgary, prices have increased 14.29 per cent over the last three years; in Saskatoon, 2.07 per cent. Home Price Index Benchmark Price January 2016

3. The hot gets hotter The Toronto and Vancouver housing markets continue to roll along, recording record sales and prices. If you live there and you’re fortunate enough to be able to buy, particularly in the lowrise category, the forecasts for 2016 are for more growth. Again looking at the CREA’s stats for January, B.C.’s Lower Mainland and the GTA contributed most to the national increase. Greater Vancouver (20.56 per cent) and the Fraser Valley (16.94 per cent) posted the largest gains, followed by Greater Toronto (10.69 per cent). Longer-term performance for these markets is off the charts. Greater Vancouver average home prices rose 20.56 per cent in the last year, 31.58 per cent over the last three years. For the GTA, the figures are 10.69 and 27.44 per cent, respectively. 24 YPNEXTHOME.CA
Housing starts – an important indicator of economic health – continue to hum along in Ontario, up slightly in January, according to Canada Mortgage and Housing Corp. Vancouver’s are a little more challenged, holding steady overall, but increasing in single-detached starts and declining slightly in multifamily units in January. 4. History is on your side Have you ever heard the adage, “Don’t wait to buy real estate, buy real estate and wait,” but aren’t sure what it means, exactly? While there are no guarantees, in short, real estate in Canada is a proven performer over time. Sure, Vancouver and Toronto have shown the most spectacular historical growth, but even unsung markets in
eastern Canada have performed well over time, thank you very much. 5. Spring is around the corner Spring in real estate is typically “busy season.” While it’s largely been a mild winter in much of Canada, the warmer weather and longer days generally encourage more activity in the market. Those who were thinking of selling but delayed through the winter months might now throw up that “For Sale” sign. Those looking to buy are similarly more enthused about getting out and looking around when the weather is nicer, and when, coincidentally, listings usually increase. Even on the new-home front, builders often use the spring season to launch new developments, and to add incentives for any remaining inventory in existing communities.

Advice | CALGARYISM
3 reasons to buy a home in Legacy By Cody Battershill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
HAVE YOU THOUGHT about
purchasing a new suburban home in Calgary lately? If so, it could be advantageous for you to buy in today’s market conditions in a place such as Legacy, for example – a fairly new community in southeast Calgary with much to offer. Here are three reasons why you should consider buying a piece of real estate in Legacy. 1. A property type for everyone West Creek Developments latest community project has been a huge hit for people from all walks of life because of the variety of real estate and price ranges it has to offer. It could be a one-bedroom, onebathroom condominium that you are looking for as a first-time homeowner or perhaps you and your young family would like a step-up home with some more space. It could be that you are an empty nester looking to downsize to a townhome or just want more out of your place and prefer a semi-estate upscale property with a walk-out basement on the ridge. Whatever your desire may be, chances are that you can find that type of property in Legacy and it will be selling at a competitive market price. Also, there aren’t just one or two home builders currently operating in Legacy, but several, each with their own unique style of floor plans and interior/exterior designs. This ensures you can find a home that will suit your wants, needs and lifestyle best. 30 YPNEXTHOME.CA
2. Easy access to prairies, foothills and mountains You might prefer living in edge-oftown suburban areas like Legacy because you work outside of the city and such a location makes it easier getting there and back. Maybe you just simply love the quick-and-easy access to the great outdoors and the recreational opportunities that places like Kananaskis Country have to offer. Either way, Legacy’s brim-of-thecity location makes it as simple as jumping onto Hwy. 22X or Stoney Trail to reach places such as Airdrie, Bragg Creek, Canmore and other destinations outside of Calgary with minimal or no delay because you avoid basically city traffic all together. 3. Abundance of nearby amenities Legacy may be on the brim of the southeast quadrant, but it definitely is in no shortage of nearby amenities and services. Places such as Shawnessy Shopping Centre, 130th Avenue SE and the South Health Campus are but a few minutes’ drive away, while
up and coming amenities like those being built on Seton Boulevard SE to accommodate Auburn Bay and Mahogany residents are just as close – if not closer than the previous ones mentioned. Let’s not forget about Fish Creek Provincial Park and its nearly 14 square kilometres of outdoor park area that includes a man-made lake (Sikome Lake), trails of all sorts, picnic areas and more. Find it all within a short drive from your front door step in Legacy. Over the years, Legacy has grown into a thriving family-oriented community where families are choosing to stay for the long term. Is it time to make this neighbourhood your new home? Cody Battershill is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate. Average household income SUNNYSIDE AND KENSINGTON are
two of the most beautiful inner-city neighbourhoods you will find in Calgary. Steps away from the Bow River, residents find themselves in nature with an incredible view of downtown Calgary. This vibrant and bustling community is overflowing with great coffee, amazing food and fantastic retail. Lifestyle Sunnyside-Kensington has a vibrant and cultural lifestyle that encourages residents to be active and get outdoors with their family. It is a small-business owner’s paradise with a lot of support from the Business Revitalization Zone and other retailers. With its wide selection of great restaurants and cafes, you can expect to see the rest of Calgary flocking to this foodie hub on a regular basis. Vibe People often describe the area as half yuppies and half hippies — an exaggeration, perhaps, but the mix of luxury shops and high-end dining with indie coffee and consignment shops furthers that thought. 34 YPNEXTHOME.CA
Meet the neighbours Baby boomers meet hipster barisatas with a healthy dose of young families, resulting in a diverse, vibrant and cultured community. The area houses higher income professionals, while young artists and musicians also choose to call it home. An abundance of parks and schools make this area desirable for families that are active and passionate about living in a welcoming and flourishing community. In the area Living in this area is more expensive than other inner-city neighbourhoods. However you can still afford to get great food and coffee for a decent price. The Safeway grocery store is among the most expensive locations in the city, but the frequent local markets make it easy for consumers to buy produce directly from its source. Planes, trains & automobiles Sunnyside-Kensington is excellent for utilizing Calgary’s public transit system, with bus and train services catering to residents and visitors. A thriving cycling community means bikes are

more visible on the roads and plenty of bike racks are dispersed throughout the neighbourhood. Cars are also welcome, thanks to the very busy 10th Street, but good luck trying to find parking in the area. Real estate The real estate market is booming in Sunnyside-Kensington. Beyond the beautiful heritage homes that inhabit most of the area, there are many renovation projects in the works along with brand new condo developments. There is also a fair amount of midcentury walk-up apartments that are ideal for renters. However, finding the right home might take some time due to low vacancy throughout the inner city.

SWEET DREAMS By Kait Kucy
IF YOU ARE LOOKING FOR SWEET DREAMS, you’ll find that they are not necessarily a product of your imagination but in fact made of soft linens, high thread count sheets and down feathered pillows. There is nothing quite like ending a day by retreating to your own personal oasis; a warm nest-like haven stocked with throw pillows, woollen blankets and cosy pajamas. The luxury of a bed well-made is not an impossible feat — in fact just by following a few simple guidelines and picking up a couple of bedtime essentials, you’ll have all of the bragging rights for a bedroom worth talking about. The mattress is always a great place to start. Life is too short to spend your time sleeping on an uncomfortable mattress. Studies show that we spend approximately 33
per cent of our lives sleeping, so you might as well find something that works for your lifestyle and provides comfort and warmth to you on a nightly basis. For exceptional relaxation, consider natural and breathable organic materials that keep you cool and comfortable while you slumber. Visit mattress stores and spend some time relaxing on their samples. Get the full run-down on what makes a mattress the right fit for your needs. You need to find a mattress with the right firmness, the right amount of give and the perfect support for your frame. Pocket coils, pillow-top, latex, boxspring — you’ll have to try them out and see what is best suited for you. Next up, you’ll want to invest in soft and comfortable sheets. With millions of options out there it is normal to …continued on page 40

MORE INSPIRATION ONLINE ypnexthome.ca/news/inspiration
feel overwhelmed by the choices — and specifications like thread count. Thread count refers to the number of threads per square inch of fabric. Traditionally, we’ve been told to purchase sheets with as high of a thread count as you can afford. Thanks to new innovations in the bedding industry, natural fibres like bamboo, linen and cotton can be just as luxurious as a 1,500 thread count Egyptian cotton bed sheet. You’ll want to get the right shapes and dimensions to coordinate your pillow shams, bed runners, sheets and duvet covers. Which brings up the question about investing in a down duvet — are they worth the hype? It’s actually more than just hype, down has some incredible properties that make it the perfect material for a blanket option. Down will keep you warm and cozy, while allowing your skin to breathe while you sleep. They are also very durable and will retain their shape much longer than a synthetic option. The same goes for down pillows and cushions. Creating a space that reflects your personality and taste is just as important as your comfort. You want to accessorize well, and create
layers of bedding, pillows and covers. You want to introduce just the right colours and patterns to ensure your room is in line with your style, but is also a soothing and relaxing space for sleeping. Some people prefer bright colours, some prefer layers of tones. The all-white bed is always in style, while the ever-changing array of popular patterns change with the seasons. A great way to mix trends with your classic favourites is through the accessories. Add a throw with a pop of colour. Pick a patterned flat sheet with a coordinating solid fitted sheet. Go monochromatic with different shades of the same colour or go big and bold with patterns that work well with each other. This is where your taste can be satisfied. You may even want to consider customizing some elements to tie it all together, though there are a great many solutions straight off the rack. The bedroom has become so much more than just the place you catch your six to eight hours of sleep, it has become a second living room in the home. Many people use it as a place to relax, to read or to work — ultimately the products you choose to live with should reflect your personal and comfort needs.

Lets face it, having a party in a condo can be rough — you’re tight on space, and even if you have the culinary skills, your condo kitchen may not have the equipment needed to make good appetizers and meals. One of the most convenient aspects of living in a condo, however, is that you have full access to a party room, so you don’t need to worry about hosting a large number of guests; your furniture can remain untouched for the night, you’ll have added space to serve treats, and you can even hire people to do all the hard work for you. If you’re living in a condo and have the added bonus of having a party room, you may as well take advantage of it. Watch the video to see Matt Binkley from Culinary Search Group give us some tips and tricks for hosting a fantastic condo party using a pro chef or culinary instructor.

PARK POINT reflects a design that is modern, sleek and timeless
lifestyle in the thriving and evolving Beltline. Residents will enjoy firstclass views toward the Rocky Mountains, Central Memorial Park and the striking downtown skyline and beyond. While Qualex-Landmark usually utilizes existing retail space in a building to create a discovery centre, Park Point’s was custom designed and built from the ground up. The interiors were carefully planned and designed to create a comfortable and immersive environment that is both attractive and informative to the homebuyer searching for a trueto-life experience before making an informed purchase decision. The presentation centre was the result of the extensive collaboration between multiple design specialists with expertise in creative design, interior design, architecture, signage, digital visualization, AV and lighting design. Park Point has been recognized for its interior merchandising, winning silver in Best Interior Merchandising of a Model under $350,000. Park Point reflects a design that is modern, sleek and timeless. All kitchens come standard with a granite slab
countertop and backsplash. The premium finish is available in three designer colour palettes. Designed to promote functional living, the merchandise in Park Point’s show suite intensifies and contrasts with the striking granite slabs and finishes of the kitchen and bathroom. “The real granite slab countertop and backsplash is a very unique kitchen feature and has been a huge hit with our homebuyers,” says Jordan Beach, vice-president, sales and service, Qualex-Landmark. “The performance and arrangement of this home was about creating a smaller space that is efficient and would appeal to first time homebuyers and the younger demographic. This came down to the careful placement and scale of furnishings, which complement the cabinetry, appliances and hardware throughout the suite.” Park Point is the sixth downtown Calgary residential condominium tower in the Qualex-Landmark group portfolio in Calgary. It features one-, two- and three-bedroom condos, street-level live-work townhomes and penthouses, and will further diversify Calgary’s centralized, higher-density, mixed-use residential neighbourhood. Construction on Park Point is anticipated to be complete by mid-2018. The NAHB International Builders’ Show is the largest annual residential housing construction trade event for manufacturers and suppliers of home construction products and services in the United States.

QUALEX-LANDMARK WAS awarded two accolades at the International Builders’ Show in Las Vegas. Presented by the National Association of Home Builders (NAHB), Park Point won two silver awards for Best Presentation Centre and Best Interior Merchandising of a Model under $350,000. The two accolades further strengthen Qualex-Landmark’s award-winning portfolio. Located in the heart of Calgary’s Beltline and rising 34 storeys, Park Point is the newest residential tower addition to Qualex-Landmark group’s portfolio and represents $110 million in downtown Calgary real estate value. Park Point features 289 homes and is located in heart of Calgary’s rapidly evolving, amenity rich, centralized and diverse urban City Centre, on 12th Avenue and 2nd Street S.W. Its presentation centre consists of two meticulously planned and furnished display suites that reflect its high quality design. “I believe it was our meticulous attention to detail against our competitors across North America that granted us a silver medal for Best Presentation Centre,” says Parham Mahboubi, vice-president, planning and marketing, Qualex-Landmark. “If you’ve been inside our presentation centre, you’ll be immersed in a strikingly elegant and welcoming space that demonstrates the premium quality finishes of the future Park Point residential tower. These finishes, along with the simulated views from the model suite, offer homebuyers a glimpse of what downtown living is about.” Situated across from the historic Central Memorial Park, one of Canada’s oldest urban parks, Park Point offers an active and carefree

Advice | MORTGAGE ADVICE
The 5 biggest mortgage mistakes to avoid By Alyssa Richard
MORE ADVICE ONLINE ypnexthome.ca/news/advice
NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:
1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of 44 YPNEXTHOME.CA
between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage
won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price. Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

Multifunctional spaces: Rooms that serve a dual purpose While some spaces in a home are typically allocated their own room — like a walk-in closet or an office — there are ways to design a space so that it serves a dual purpose. Here are our top picks for how you can kill two birds with one… room.
Closet/guest bedroom Ever dreamed of using an entire bedroom as a closet, but figured you’d need the space as a guest bedroom as well? Here’s how you can satisfy both needs: make your spare room into the walk-in closet you’ve always dreamed of having, but add a futon or even a murphy bed. Voila! You have yourself a walk-in closet that works as a guest bedroom part-time.
Office/spare room Ladders are one of the latest decor crazes — and they can serve multiple purposes. If you need some extra space for overnight
guests, try adding a mattress overtop a room with a quaint ladder, and you have yourself a functional — and hip — loft bed.

Mattamy Homes becomes major partner with Cycling Canada MATTAMY HOMES, North America’s largest privately owned home
builder, has become a Tier 1 partner with Cycling Canada. Through a one-year partnership, Mattamy Homes will provide critical program funding for Canada’s National Track Cycling team as they prepare for the 2016 Olympics in Rio de Janeiro. Mattamy’s support will help to deliver technical and logistical services and sport science, as well as year-round accommodation for Canadian team athletes near the velodrome in Milton, the Mattamy National Cycling Centre. Mattamy and its founder and CEO Peter Gilgan played vital roles in the development and construction of the Mattamy National Cycling Centre, which hosted the Toronto 2015 Pan-American Games last July. The facility, Canada’s only UCI-approved 250-m indoor velodrome, is the home training base for Canada’s National Track Cycling program and has become an invaluable asset for Canada’s cyclists. “It takes passion and dedication to compete at the level that our national track cycling athletes do, and we’re very proud of all of them for their commitment,” says Gilgan. “To succeed, it also takes financial support and access to world-class training and facilities. At Mattamy, we’re very pleased to be able to continue to be associated with cycling excellence as we support our national team on their road to Rio.” Also on hand for the announcement was three-time Olympic medalist Curt Harnett, as well as members of the Canadian National Cycling Team, who were preparing for the UCI Track Cycling World

Championships, March 2 to 6 in London. “With the velodrome now in place, it is fantastic to see the private sector partners once again stepping up to ensure that the athletes have the programs and resources required to fully capitalize on the facility,” says Harnett. “Mr. Gilgan was a clear leader in the development of the velodrome and we’re very grateful for Mattamy’s leadership and support here once again.”
